B

usiness owner, Hannelie Mattheus, opened her bridal boutique in Lynnridge Mall in April this year. She specialises in affordable, high-quality women's bridal and evening wear suitable for all occasions. She tells us more about her business. Q: How did your business start? A: I started Trés Jolie Bridal and Evening Wear when I saw a gap in the market for unique, good-

quality evening wear, specifically the matric dance market. My daughters needed evening dresses for numerous school functions and we couldn't find anything that was beautiful, good quality and affordable. Since then, I’ve grown the business and expanded into the wedding and bridal gown market. Q: Why did you choose this area to set up shop? A: I decided on Lynnwood Ridge because it’s close to the N1 highway enabling easy access for out-oftown customers, as people from across the country visit the store. The property is situated in the Lynnridge Mall which has easy access from Lynnwood Road and is close to major schools and amenities in Pretoria. Q: How did you find your premises? A: I found the premises by chance while driving around Pretoria after looking for space for about eight months without success. It was difficult to find a property that was at least 150m2, but I found the perfect spot at Lynnridge Mall. Q: Why are the premises ideally suited to your business? A: The property is ideally situated on the outside of Lynnridge Mall and is clearly visible from Lynnwood Road, so it’s easy to find. It’s located within our target market with many major schools close by.

Q: What are the shop rental/ sales prices like in this area? A: T he store rental in the shopping centre ranges between R200/m2 and R600/m2. Q: How many people go through your store each day? A: T he store is a destination shop, so our footprint varies, but on average we see about 10 to 20 people per day, with weekends being busier. Q: Do you have any expansion plans? A: I plan to extend our Mother of the Bride, and Mother of the Groom product range by the end of this year. Q: Do you operate online as well? A: I don’t operate online as our dresses need to be fitted to see if the style and colour suit the customer’s body and preferences, but we do have a Facebook page (facebook.com/ TresJolieBridalandEveningwear). Q: What's your most popular item/service? A: My wedding and prom collections from the Morilee brand are very popular.

Q: Who are your neighbours? A: My neighbours are Van Heerden Pharmacy and Oakfields College.

Interest in Karoo tourism industry growing

he best way to secure a property you want to buy, says Steve van Wyk, MD, Seeff Centurion, is to ensure that you put in an offer that will get the seller interested. Properties below the R1,2m – R1,5m price mark often attract the interest of multiple buyers and if you're really interested, says van Wyk, it’s best to go in with your best possible price offer. Similarly, any well-priced property close to schools, good transport and those in top-class security complexes and estates, tend to attract good interest. In a sellers’ market, it’s especially advisable to do your homework in terms of submitting a good offer. In this type of market,

says van Wyk, there tends to be more buyers who compete for a limited supply of property. In a buyers’ market, there tends to be more properties and fewer buyers. The onus then tends to shift to pricing and a smart seller will price in line with the market trends to attract good offers. In this type of market, buyers tend to have more bargaining power and, since they are likely to be one of a limited pool of offers, can come in a bit lower, says van Wyk. Buying a property is always an exciting activity, but, van Wyk says, it requires careful consideration as it's a substantial financial and legal commitment.

Mount Edgecombe Retirement Village to be completed by 2018
