oodeplaat Dam, about 25km to the north-east of Pretoria central, was constructed in the mid-1950s to supply surrounding rural land owners with water. Today, this dam is the main source of potable water to numerous surrounding townships, suburbs and industries. This development led to the proclamation of a beautiful nature reserve and the establishment of a well-known recreational resort. M
y Secret Garden uses only succulents in their arrangements, meaning that it will stay alive as long as you look after it and will not wilt like other flowers. If you choose to buy the arrangements as gifts and the plants outgrow the arrangement, you can always plant the succulents out in your garden. Owner Shalane Goosen tells us more. Q: How did your business start? A: The idea came up when one of my friends was having a hard time getting desert rose echeverias for her wedding in May. She came by one day to collect her laser-cut wedding products and saw all my desert roses in the garden. She took a chance and asked if I can help her out with 200 of the plants. I took 200 desert roses from my garden
and after the wedding collected them and planted them back in the garden. That is when I saw a gap in the market for renting out succulent arrangements for weddings and events. And so, My Secret Garden officially opened its doors in May this year.
Q: What are the rental/sales prices like in this area? A: Unfortunately, nothing is affordable these days – we have to make it work. But I would say it depends on what your income and standards are whether you find the area affordable or not.
Q: Why did you choose this area to set up shop? A: I work from home in Elarduspark, Pretoria East, hence the location, but I service the whole of Gauteng. I grew up in Elarduspark and lived in Pretoria East all my life. When it was time to put my sons in school, Laerskool Elarduspark was the only school I wanted to send them to. Elarduspark is my home, I love the area and the people. It is also a small community and a family.
Q: What is your shop footprint? A: Since the business only started in May this year, business is slow but growing steadily. I would say I get at least one wedding per month and I sell a lot of gift favours.
Q: How did you find your premises? A: My partner is a building contractor and he builds many houses in Clearwater and Stone Village Estate. He also built our home in the estate where we currently live.
Q: Do you operate online as well? A: I only have a Facebook page for now. Once the business shows good growth, I will put up a website.
Q: Why are they ideally suited to your business? A: I would not say that it’s ideal, as there is just not enough space for my succulent addiction. These guys are just standing everywhere, but Pretoria East is easily accessible and centrally located. Q: Who are your neighbours? A: My neighbour on the one side is a hair dresser and on the other side we have a florist.
Q: Do you have any expansion plans? A: Yes, I would like to put up a tunnel soon for all the mother plants and the babies. I am also adding a new range of wall planters soon.
Q: What’s your most popular item/ service? A: The long rectangular arrangements are very popular, but my gift favours are the bestsellers.

A hat-trick for Cape Town retirement estate

Upgrades to spur the market in False Bay

here has been a growing awareness of False Bay’s unique charm and the lifestyle and value it offers, but in many areas growth and development have been restricted by the region’s natural topographical limitations and constrictive infrastructure. Steve Thomas, franchise manager, Lew Geffen Sotheby’s International Realty, False Bay and Noordhoek, clarifies, “False Bay’s seaside village atmosphere is largely due to its position between mountain and sea, but that has also presented challenges, including the fast-dwindling availability of green space and the congested roads linking the towns and villages,” he says. “However, the upgrades to the Kommetjie Road (M65), which serves Capri, Masiphumelele, Kommetjie and

Gauteng property outlook for end 2018, early 2019
E
xperts in areas in Gauteng agree that while we’re most likely going to remain in a buyers’ market for the foreseeable future, no market is without opportunity. Gerhard van der Linde, MD, Seeff Pretoria East, says, “Historically, September has always seen a more positive outlook. People are realising you cannot take everything you read about the marketplace as gospel. Much of the noise being made about current issues impacting negatively on the property market, does not apply to the average homeowner,” he says. Charles Vining, MD, Seeff Sandton, says they expect property demand to steadily increase as buyers are becoming more positive. Increases in the cost of living as well as the impact of tax increases (VAT, municipal rates) and economic uncertainty, have made buyers cautious, but these are countered by the fair pricing by serious sellers and the banks’ current
healthy appetite for lending. And once elections have come and gone, further improvement is expected. The general Sandton surrounds have shown to be sound investments over the last decades. Much is happening in and around the Melrose and Rosebank nodes, making those and the Parks suburbs hot property right now. Once the Fourways Precinct construction is completed, the multitude of options on offer in those northern Joburg suburbs are going to be in high demand. Likewise, the development in and around Midrand means Midrand residents no longer need to travel to Sandton, Fourways or Pretoria for shopping and entertainment. Steve van Wyk, MD, Seeff Centurion, predicts the property market here will stay slow until the New Year and probably until the elections are over next year.
How schools impact property Globally, there’s solid evidence to support the upward price trajectory on homes near quality schools. In South Africa, it’s a certainty. WORDS: ANNE SHAUFFER

A
ccording to the London School of Economics (LSE), a 2006 UK study showed that people were prepared to pay substantially more for properties close to good state schools, says Gareth Bailey, area principal, Pam Golding Properties, Durban Coastal. According to LSE’s Prof. Steve Gibbons, “a primary school, one standard deviation above the average in terms of pupil performance,… attracts a house price premium of around 3%. This means that a school at the top of the league tables attracts a premium of around 12% relative to one at the bottom. At the time of this 2006 study, this was equivalent to £21,000 (about R391,000). “A similar picture emerges for Paris, where in 2004, the best schools attracted a premium of up to €17,500 (about R288,000).” And the USA: “In 2010, the Wall Street Journal reported on the correlation between school performance and home values. When the state of Florida rolled out its new school grading system, home values were directly impacted. Home values in neighbourhoods with A-rated schools increased by as much as $10,000 (about R144,000) over similar homes in neighbourhoods with B-rated schools. Over a few years, that gap has widened and home values could now vary by anywhere from $50,000 (about R549,000) to $300,000 (about R4,3m) a home, based on the current rating of the school in that neighbourhood.
The South African scenario It’s not just about fuel costs.
As Harcourts South Africa CEO Richard Gray says, “It’s convenience. Travel time to and from work and schools can take up a significant amount of time. Families living in close proximity to a school, can drastically reduce that, while weekend sports events and other school functions which parents attend, are made simpler.” He adds, “We’ve noticed a definite increase in demand when nationally branded schools that have a good reputation for sport, arts or academics, open a new school in the area. However, more commonly, schools with a rich history and reputation of successful sporting teams, highly rated academics or prestigious arts programmes, continue to attract families to those areas.”
Catchment areas
Just Property’s Pietermaritzburg principal Shaun du Bois, explains, “Parents look for affordable, quality schools – particularly former Model C – and try to move within their chosen school’s catchment area, often a few years before their children are due to start there, so they can ‘document’ their address. School selection policy starts with ‘learners whose parents live in the feeder zone, in their own domicile or their employer’s domicile’. We’ve recently seen an increase in parents moving up the hill to Hilton from Pietermaritzburg to be closer to Laddsworth, an exceptional primary school.”
Rentals
Just Property’s Graham Ross, general
manager and owner of five branches, Western Cape, says, “A child’s school is one of a parent’s biggest decisions. As with property sales, the trend spills into the rental market, thereby creating a massive demand for rental property close to good schools and universities. Even though we’ve seen a downturn in rental values of late, these properties tend to retain their rental value due to the demand. Some tenants are also willing to sign longer-term contracts and accept the escalation that comes with that year on year.”
Moving closer to schools
“Our experience is that parents are usually prepared to trade better and more modern homes in the Pretoria East estates for easy access to Lynnwood’s good schools,” says Retha Schutte, Pam Golding Properties regional executive, Pretoria. “They’re definitely one of the most influential factors of property prices there, which also reflects in the low supply and high demand of suitable properties.” She adds, “The school activities in the area also impact indirectly on the community in general, for example, school sports days, with a high influx of visitors supporting local businesses.” Kyle Ebben, branch manager, Pam Golding Properties, Fourways and Dainfern, says Lonehill is one area close to top-class nursery and private schools, and as a result, there’s huge demand: “Its neighbouring suburbs also benefit as the proximity to the schools means parents can walk instead of drive their children to school.”
