ocated on a strip between the N4 highway and Lynnwood Road, just east of the N1 highway, with the Moreleta Spruit as the western border and Solomon Mahlangu Road as the eastern boundary, the neighbouring suburbs of Lynnwood Ridge, Die Wilgers and Equestria are particularly popular for their easy access to everything Pretoria East and Gauteng have to offer. Being well-established middleto-high-income neighbourhoods, the area boasts comprehensive infrastructure that meets the needs of the young and the old. “We have great shopping centres, schools, churches, restaurants, nature areas and hospitals right on our doorstep,” says resident Jacques van Niekerk. Lynnwood Ridge and Die Wilgers are the oldest of the three leafy suburbs, comprising many sizeable traditional family homes with superbly maintained gardens and well-kept pavements. “The beautiful large trees attract a variety of birds that, together with many hiking trails, add to the tranquillity of the neighbourhood,” says Gerda van Eck, who has lived in Die Wilgers for 25 years. “The people living here are friendly and considerate, and they don’t easily move out of the neighbourhood.” In addition to freestanding properties, gated areas and townhouse complexes, Lynnwood Ridge and Die Wilgers have several commendable retirement villages and estates. The younger Equestria is a modern suburb just east of Die Wilgers and PUBLISHED BY BLACKSTAR PROPERTY PUBLISHING Unit G04, Old Castle Brewery Bldg 6 Beach Road, Woodstock Cape Town, 087 828 0423
Simon Vermooten Road comprising an array of contemporary townhouse complexes and lifestyle estates. The emphasis here is on safety and security as well as communal extras such as entertainment areas, tennis and/or squash courts, cycling paths, swimming pools, kids’ play parks and much more. These relatively affordable developments enable young couples, small families and first-time buyers to share in a peaceful and relaxing lifestyle just a stone’s throw away from all the necessary amenities. The area is home to the landmark Safari Garden Centre; the well-known Die Wilgers Tennis Club; the Sungardens Hospice, which has provided palliative care for the past 30 years; as well Groenkloof Slaghuis (east branch), one of the city’s oldest butcheries known for its delicious boerewors. Other popular spots include Presley’s nightclub, Karoo Cafe Lifestyle Centre, the Struben Dam Bird Sanctuary, Varsity College and the Willows Country Lodge.

THINGS TO DO:
BESTER BIRDS AND ANIMALS ZOO PARK
I'm absolutely in love with the area. It’s a peaceful, safe environment with the most beautiful large trees. We’re centrally situated and the traffic to most of the surrounding places is not that heavy. LELANIE PIETERSE, RESIDENT
• Enjoy ice skating, movies, ten-pin bowling, bumper cars, a toddler water play park and many restaurants at The Grove Mall. • Treat the kids to an outing at the Bester Birds and Animals Zoo Park. • Eat out at Ristorante L’Isola, Rock at 88, Karoo Cafe, or Spice – The Indian Kitchen. • Get close to nature at the nearby Faerie Glen Nature Reserve and the Pretoria National Botanical Garden.
There’s no shortage of small and medium-sized shopping complexes in the area, and some of the bigger facilities include, among others, the comprehensive The Grove Mall, the newly upgraded Lynnridge Mall, Gift Acres, Willows Crossing, Willow Way, Equestria Gateway, Glenfair Boulevard and Lynnwood Bridge Retail. These three suburbs are also known for their various resident groups and community initiatives that actively work towards a safe and pleasant neighbourhood.

My business neighbourhood Zoetlief in Duncan Yard sells everything from handmade goods to vintage-style gifts, accessories and homeware WORDS: ZENA LE ROUX IMAGES: SUPPLIED
Neighbourhood
Q: How did your business start? A: Zoetlief was born and bred within the warm heart of Employment Solutions: an organisation that employs people with disabilities. Most of the fabric, leather and beaded items are made at Employment Solutions and sold in combination with vintage-style finds carefully selected by me. Q: Why did you choose this area to set up shop? A: Duncan Yard is a small shopping village with old-world charm. I live close by and know the area and the community very well. The shop fits in perfectly. It’s a place that holds fine memories. I have fond memories of coming to Duncan Yard while I was still a student in the early ’90s. It has a long and rich history and has had amazingly creative and interesting proprietors over the years. Q: How did you find your premises? A: A s I’ve always been fond of Duncan Yard, I was very lucky when a spot opened up.
Z
oetlief doesn’t only offer quality products with oldworld charm, it’s also part of a life-changing project that gives people with disabilities the chance to learn skills, earn a living and gain selfconfidence. Lein Smuts, owner, artist and creator, tells us more.
Q: Why are the premises ideally suited to your business? A: I know the area and the community very well and the shop fits in perfectly with the vibe of the centre and area. Q: Who are your neighbours? A: A lovely flower shop, The Love Knot, and the amazing Duncan Deli.
Q: What are the shop rental/sales prices like in this area? A: Our rental is quite expensive. Q: How many people go through your store each day? A: It really depends on the seasons and the time of the week. We get really busy towards the end of the year as well as over weekends. Because we’re an alfresco shopping experience, we tend to have more people visiting us in summer. Q: Do you have any expansion plans? A: I recently expanded my range to include beautiful ethnic dresses with lovely ’50s-style lines. I also have a second smaller shop in Zwavelpoort and I’m currently looking for larger premises in Rietfontein. Q: Do you operate online as well? A: I’m currently putting together an online range for the dresses and accessories. Q: What’s your most popular item? A: Our upcycled-leather goods made by people with disabilities. We also supply other shops with our leather goods.

Home appearance rules
H
omes in community housing schemes such as estates and cluster home complexes are generally sold at a premium. So people who buy into these schemes are often confused to find that they don’t have much freedom of choice when it comes to the exterior appearance of their properties. Gerhard Kotzé, MD, RealNet estate agency group, says one of the main duties of the homeowners association in an estate or cluster development is to maintain the value of all the homes. “One of the ways to do that is to strictly apply a set of ‘appearance rules’ in order to maintain a homogeneous appearance throughout.” These rules should include: • Guidelines for residents that explain clearly the need to
protect all owners’ interests and the value of properties. • A prohibition against individual plantings in common areas and against “add-ons” where these can be seen from the street. • Uniform standards for items such as exterior light fittings, security gates and bars, house numbers and postboxes. • A pre-established fine/penalty, which will be invoked if offending fixtures and fittings are not removed within a given period.
Homework from heirloom furniture to DIY projects and sleek modern designs.
mounted shelves save floor space, create an airy feel and are easier to clean.
“The rules do need to be enforced to be effective. The directors should be prepared to take firm action against any owner who refuses to comply and not let small infractions slide. The value of all the other homes in the development – including their own – may well depend on it,” says Kotzé.

he City of Cape Town and Airbnb have signed the hospitality platform’s first collaboration agreement with a city in Africa. Under the agreement, Airbnb and the City will work together to promote the benefits of people-to-people tourism for Cape Town residents and their communities, and promote Cape Town across the world as a unique travel destination. Since 2008, hosts on Airbnb have welcomed more than 200 million guests in 191 countries. In Cape Town, there are 17,600 active listings on Airbnb and hosts have earned a combined income of R762m over the past 12 months. In the past year, hosts on Airbnb in Cape Town welcomed close to 290,000 visitors, which resulted in an estimated economic boost of R2,4bn for the City. The typical host in Cape Town earns
an additional R43,400 by sharing their home for 32 nights per year. As part of the collaboration agreement, Airbnb and the City of Cape Town will: • Join forces to boost the attractiveness of Cape Town and enable Airbnb hosts to become ambassadors of the city. • Work together to bring communityled tourism to townships and support greater economic and social empowerment. • Celebrate Cape Town as an “Ideas Capital” by hosting the Africa Travel Summit and bringing together 80 tourism and technology leaders from across the continent. • E xchange insights and knowledge about travel trends and the sharing economy in order to leverage the technology and the Airbnb platform to boost local communities.
SA buyers appreciate green homes
S
outh Africa’s residential sector is embracing green, with new buildings and existing stock the focus of a domestic market with the highest percentage of green building projects under way. Speaking at the Green Building Council South Africa’s 10th annual Green Building Convention conference, held at Century City in Cape Town, Sandra Gordon, senior research and market analyst, Pam Golding Properties, said that the transition to green building practices in the local residential market was further encouraged by young firsttime buyers who, with limited spending power, appreciated the value offered by green homes. Gordon was presenting her findings in a session titled “The Value of Green Homes: Usage and Attitudes in the Residential Space”. “The service delivery and energy and water security offered by green
precinct developments, along with the competitive pricing of sectional title properties, are increasingly attractive to firsttime buyers,” said Gordon. As mixed-use developments gain traction with buyers, green design is extending beyond buildings into the public realm with the creation of green precincts. “In this way, South Africa’s lead in green building in the commercial sector is impacting positively on the new residential housing market,” said Gordon. The underlying trends in SA’s housing market suggest that the transition to green will continue to snowball. The anticipated growing cost of utilities, coupled with electricity and water shedding, increases the appeal of greener sources of energy and water, and greater efficiency for both, in homes.
Create the ideal home office on a budget WORDS: ANDRE FIORE IMAGE: ISTOCK
N
ot everyone has a spare room they can convert into a home office. However, there are many solutions to easily transform any area into a workspace. “First off, it’s important to determine what exactly you’ll be using the space for,” says Hayley Blaine, decorator, Inside Out Home Boutique. “An area where you’ll be seeing clients, for example, will probably need to be more formal and more separated from the household than an area for a home office, a filing and charging station, or a homework desk. Planning in advance is a prime way of saving costs and directing funds to where they will be best spent.” Here are a few points to consider:
Space
While some homes have areas that can easily be transformed into a work area, spaces can be created in other homes without bricks and mortar, saving you money. Screens such as shelving, living walls or even an oversized pot plant can be used to isolate an area. For homes with less space, there are options such as foldaway desks or wardrobes that open onto an office, in looks ranging
Even though some people think they can work in any environment, many end up not being able to concentrate if they have too many distractions around them. So before spending money on anything, choose the right spot for your workspace.
Equipment
Whether it’s an extra phone line, highspeed internet or a printer and copier, spending money on the right tools to boost productivity is a worthwhile investment. Shop around before committing to anything, as prices vary greatly. Remember that when it comes to electronics, bulky, old equipment can often be replaced with smaller and affordable new equipment that works better in the modern world. A good light and a good chair are also good investments, as are options that neatly hide away chargers and cables.
Storage
Decide what kind of storage space you’ll need. If the budget is tight, second-hand chests of drawers, shelves or cupboards can easily be painted or stained instead of buying new storage units. Wall-
Like it or not, we still receive papers that we need to keep. Store these in matching or colour-coded files that are easy to access. For example: • Medical: create divisions in a file for each family member and store scripts, scans and any other necessary medical records. This is also a good place to keep your pet’s medical certificates. • Auto: use one file for all your vehicle logs, records and documents for maintenance, repair and insurance. • Manuals: have a file for manuals and warranties. Create subcategories such as appliances, electronics, garden and house, or organise the file alphabetically. Photocopy receipts, attach originals and highlight date of purchase, length of warranty and store name with the manuals. • Household: store all homerelated information here, such as maintenance, pest control, security system details and phone contacts. • Kids: have a dedicated a file for each child’s school reports, photos, certificates and achievements.
