Owner, Albie Maree, tells us more. Q: How did your business start? A: Following a corporate career in logistics and marketing training, I had the urge to apply what I studied and taught. When I made the decision to start my own business, and with a love for architecture and interior design, flooring seemed like the ideal way to get involved in the industry. What started as small home-based business grew to a business that's well established and has amazing clients, from small residential clients to large corporates. Q: Why did you choose this area to set up shop? A: A s a long-time resident of Lynnwood and Menlo Park, it was the natural choice to start in the geographic area known to me. Our first shop was in Monument Park and in November 2015 we opened the current shop in the Menlo Park Centre. This is a fantastic area to

do business due to the great people and the incredible development in Menlo Park and Hazelwood. Q: How did you find your premises? A: It became very clear in early 2014 that the Menlo Park area was fast becoming the next hot spot for development and we identified the Menlo Park Centre as being the most centrally located with good visibility and accessibility. We contacted the landlord and had to wait 14 months for the right premises to become available. Q: Why are the premises ideally suited to your business? A: It was purely a geographic decision, but we later realised that the neighbouring shops really added value to the type of clients drawn to the centre.

Q: What are the shop rental/ sales prices like in this area? A: We pay retail rates much in line with what is asked in the area. Q: How many people go through your store each day? A: We average two to four installations per day, but due to the nature of the product, we seldom have more than five visitors per day. Q: Do you have any expansion plans? Repo rate cut

T

he surprise move by the South African Reserve Bank to cut the repo rate by 25 basis points to 6,25% will be welcome news to property buyers, owners and letters in tight financial times, says Paul Stevens, CEO, Just Property. The repo rate has remained unchanged since March last year, when it was raised by half a percentage point, and this move is the first decrease in the rate in five years. The move comes on the back of declining inflation, which is also welcome news for consumers. “The purpose of decisions like this is to stimulate the economy against the backdrop of a recession,” says Stevens. “We’re optimistic that this

will have a positive impact on the property market, with the lower interest rate making home-buying appealing for first-time buyers and easing monthly mortgage repayments for existing owners.” The repo rate decrease will have a knock-on effect on the prime lending rate (the interest rate banks charge their customers), bringing it down from 10,5% to 10,25%. “While a reduction of 25 basis points won’t make a significant difference to household finances, it will nonetheless provide some welcome relief. We’re also hopeful that this is the start of a general downward trend,” says Stevens.

ongaat Hulett Developments and NJR Steel recently opened the Bridge City Business Estate’s first greenfields project – a purpose-built 4,000m² warehouse and distribution facility. “Bridge City is coming of age because of its strategic location and completion of the half diamond interchange giving direct access to the M25. This successful project demonstrates just what can be achieved at Bridge City,” says Brian Ive, development executive, Tongaat Hulett Developments. Situated on a 7,761m² site within the 17ha business estate, the new NJR Steel facility is already fully operational. It’s home to a fully stocked shop that’s open to the public

and offers steel as well as hardware products, a distribution centre which serves as a hub from which customers can collect and the company can deliver product, and a reinforcing bar line which cuts and bends reinforcing bar as per engineering schedules for all sectors of the building industry. Bridge City is the second leg of the highly successful Effingham joint venture public private sector partnership between Tongaat Hulett Developments and the eThekwini Municipality. It’s a mixed-use development that includes residential, retail (including the 48,000m² Bridge City shopping centre), recreational, medical and commercial and light industrial facilities.

Rosebank stimulates residential property markets

F

ollowing its inclusion in the Gautrain route in 2011, infrastructure upgrades in the area, as well as considerable private- and public-sector investment, Rosebank has undergone a complete transformation. “Rosebank, which has become a favoured destination of Johannesburg residents for its vibrant mixed-use commercial, retail, entertainment and residential hub, has developed at a tremendous pace in recent years and is today undoubtedly one of Johannesburg’s fastest-growing and most fashionable places to be,” says Rupert Finnemore, regional head, Pam Golding Properties Gauteng. “The growth of Rosebank appears to go against the grain of the current

sluggish national economic climate, although similar progress is being seen across a number of centres in Gauteng, including Sandton, Fourways and Midrand. ike everything else, cheap paint will produce poor results. Quality paint requires fewer coats, lasts longer and is more resistant to dirt and mildew. Poorquality paint also has a negative impact on the environment. Stacy McArdle, Shave Paint and Decor, says a good-quality, durable paint is better for the environment. “The dilemma has always been, ‘Do I choose an eco-paint – a natural or organic paint that delivers on sustainability – or do I choose a traditional paint that delivers on performance?’ Environmental benefits no longer have to be chosen at the expense of performance when specifying paints. The Green Star rating tool from the Green Building Council of South Africa provides standards on volatile organic compounds in paint. Great strides have been made in the paint industry and brands now apply technologies across all or certain sectors of their ranges, or have created specific green ranges. Dulux has the Ecosure range; Dekade has EcoPrime, Gold Label Matt and Satin Gloss Non-Drip; and Plascon has the Breatheasy formulation.” Different brands have different names for various paint finishes and it can be confusing. But if you’re planning on a particular look, or

have a specific application, you need to understand the basics. Stacy talks more about the core finishes and explains where they should be used:

Matt

A water-based PVA paint, matt is normally used for walls, ceilings and sometimes furniture as the flatness of the paint means there’s no shiny reflection giving it a contemporary finish. Exterior matts are available with a smooth or rough texture. You need to ensure that the surface is primed with an undercoat and then apply using as many coats as necessary for even coverage.

Sheen

Sheen is more durable than matt. You should always check the exact finish because the degree of sheen varies between manufacturers. Sheen is most commonly used on interior wood surfaces as an alternative to gloss enamel. It can also be used on walls for a sheen finish.

Gloss

A hard-wearing finishing paint, gloss is used mainly on wooden and metal surfaces. Satin is used in the same way as gloss, but is slightly less shiny and is increasingly popular, especially for interior woodwork. Gloss is generally applied as a single coat over one or two coats of primer.
