About the area P ierre van Ryneveld is a leafy established residential suburb located on the southeastern outskirts of Pretoria, practically flanked by the R21 to the east and the N1 on the west. It is a tranquil family-oriented environment and offers stress-free access to Gauteng’s freeways. Its southern neighbour is the charming farm-like suburb of Irene. A generous green band and the main road, Solomon Mahlangu Drive, separate Pierre van Ryneveld from its northern neighbouring suburb, Waterkloof Ridge. Pierre van Ryneveld is a sizeable suburb comprising approximately 3,300 well-maintained properties. Most are spacious freestanding family homes with wooded gardens on good-sized erven in beautiful tree-lined streets. Families love to settle here as Pierre van Ryneveld is known for its excellent community policing forum and residents who actively participate to keep the community safe. People jogging, cycling and walking in the neighbourhood are a familiar sight. “Pierre van Ryneveld has its own green belt area for nature walks and hikes. There are almost as many freehold properties as there are sectional titles. Agent commentary Q: What attracts buyers to this area? A: Pierre van Ryneveld is a centrally located patch of calm on Pretoria’s rapidly developing eastern edge. It cannot be beaten for proximity between Pretoria and Joburg and easy accessibility to the R21 and N1 freeways. It’s a mere 20-minute drive to OR Tambo International Airport and 35 minutes to Lanseria International Airport. This is a well-established area where the residents take pride in their homes. The community stands together and we have a yearly Dorpsfees. The suburb is close to the Spar shopping centre, Irene Village Mall, several nursery schools, primary and high schools in surrounding areas.
Q: What types of properties are available in the area and who is buying them? A: There are 3,292 properties in Pierre van Ryneveld. Most are freehold properties (49,73%), followed by sectional titles (45,47%), freeholds in estates (2,98%) and lastly sectional titles in estates (1,82%). The median size of freehold stands is 928m2, sectional titles 89m2 and properties in complexes (freehold/ sectional titles) 264m2. The suburb mostly attracts purchasers in the 36 to 49 age group (39%) followed by the 18 to 35 group (37%). The area’s location close to highways, excellent schools and shopping centres, as well as its affordability would account for its popularity.

Q: Who are your neighbours? A: We are opposite Palkor and the St George Hotel. Q: What are the shop rental/ sales prices like in this area? A: Quite high. Q: What is your shop footprint? A: Most of our traffic is still coming from our Facebook page and it is growing with a few hundred likes a week. But we would still like to increase our footprint in the area.
Q: How did your business start? A: I have always enjoyed decorating projects and creating beautiful things, but it was only when my friends emigrated to Namibia and they offered me their pallet furniture Facebook page, that I decided to use this opportunity to open New Creation Decor.
Q: Do you have any expansion plans? A: Definitely. There is a big opportunity for growth since we are just starting out now. We would like to have a presence at a few Christmas markets, get an online shop and increase our showroom and product list.
Q: Why did you choose this area to set up shop? A: O ur shop is in Doornkloof East next to the R21 highway. It is centrally located between Pretoria East and Centurion.

Q: Why are the premises ideally suited to your business? A: We need a big area for our workshop which is close enough for our clients to pop in and see our work.
Q: What’s your most popular item/service? A: I think it will depend on the season. But at the moment our planting pots and outside furniture are doing very well.

Home loan affordability
A
ffordability remains the foremost consideration for anyone contemplating buying a home in SA. This was the key finding of the Homeowner Insights report, a partnership between Absa bank and Columinate, a digital market research company. The focus of the research was the impact of affordability on consumer behaviour during the two initial stages of buying a home, namely the prebuying and property searching phases. During these phases, prospective buyers have to consider the size of the transaction and the duration of the commitment, as well as the associated risks and their ability to service the home loan over a long period of time. The Homeowner Insights report found that 87% of respondents were confident of their ability to afford their newly approved home loan at the time of searching for a property. However, in Absa’s experience, only 38% of
applicants are granted home loans following the bank’s assessment process. But the concept of affordability is often poorly understood. Carel Grönum, managing executive, Absa Home Loans, says, “Since the introduction of the National Credit Act, banks have had to sharpen their credit approval process to ensure affordability. The act requires an understanding of a customer’s income and adds a detailed analysis of other credit commitments and living expenses.” The biggest challenge with the affordability assessment does not lie with the process, but rather with the customer’s interpretation and understanding of their own personal financial situation. “There are instances where customers purposefully fail to disclose all their financial commitments to the bank in order to secure a higher home loan.”
According to a survey released by the South African Institute of Race Relations, the proportion of people living in urban areas increased from 52% in 1990 to 62% in 2011. Currently, South Africa has a higher urbanisation rate than the world average, and it is expected to continue increasing at a rapid rate. Retirement hot spots
A
ccording to property portal Private Property, the most popular areas for retirees are the KwaZulu-Natal South Coast, Howick, the Winelands and Alberton. The South Coast around Scottburgh is favoured for its laid-back coastal lifestyle, which offers more affordable property prices than the coast around Durban Central and the North Coast. Howick, also in KwaZulu-Natal, has gained a reputation as “God’s waiting room” because of the high number of retirees – and retirement villages and facilities – in the area. In the Western Cape, the Winelands are perennially popular because of
the relaxed lifestyle and beautiful scenery, with Somerset West also a focus for retirement villages. In Gauteng, areas such as Alberton and Moot are most popular with older buyers because of the range of appropriate facilities, the lifestyle options and the reasonably priced property. On the other end of the age spectrum, the property buying habits of young professionals tend towards the work, live, play lifestyle. They want to live close to where they work and go out, so the most popular spots for this demographic are Umhlanga in KwaZuluNatal, Sandton and Rosebank in Joburg, and the City Bowl in Cape Town.
Rental yields on the rise
I
n the second quarter of 2016, the TPN (credit bureau)-FNB national average gross residential yield rose slightly for the first time since the first quarter of 2014. The yield rose to 8,62% from a revised first quarter level of 8,59%. John Loos, property strategist, FNB, says that although it is early days, a rise in residential yields, after a prior few quarters of a slowing rate of decline, appears to be reflective of a slowing home buying market, which has translated into slowing house price growth. At the same time, StatsSA estimates of rental inflation show some recent mild acceleration. The combination should
be expected to translate at some stage into rising yields, and it is possible that such a trend is in its early stages. “However, we would be cautious to draw hard conclusions after only one quarter of increase,” says Loos. The TPN-FNB residential yield data set is the combined result of TPN rental data, along with FNB’s house price data and its automated valuation model (AVM). The approach has been to take all of the properties for which TPN rental data exists, utilise the FNB AVM to estimate a current value on the property, and then to calculate the gross initial yield on all such properties.
Eco-friendly or green elements are becoming increasingly popular among buyers and homeowners, due to both their cost efficiency and sustainability. Home contents insurance: not only for burglaries, but also for fridge/freezer meltdown or water damage while you’re on holiday. Be accurate when you draw up the list of contents.

ow often do you hear homeowners complain about hail storm damage, or a burst geyser and being unsure if their insurance covers those costs and the knock-on effects such as ruined wall paint and carpets, and rapidly swelling built-in chipboard cupboards? As we head for the holidays, it’s a good time to make sure your insurance is foolproof. Insurers suggest that if you lock up and go during the holidays, you leave your keys with a neighbour and ask them to check in now and again. Should something happen while you’re away, such as a burst geyser, your neighbour can deal with it before it causes too much damage. Not all household policies are the same, of course, and there will be exclusions and excesses. That’s the reason why you need to check your particular policy. Just because your neighbour’s insurance paid out for hail storm damage to his koi pond, doesn’t mean yours will pay out too. Just as underinsuring isn’t smart, neither is overinsuring. The one means you’ll be digging deep into your own pocket to make up the difference, the other means you’re paying too much each month for something which isn’t connected to a market-related replacement value. Buildings insurance is critical. This is compulsory if you have a home loan,
but you do have the right to shop around and find what works best for you. This type of insurance not only covers the physical structure of your home and outbuildings against damage caused by fire, flood and lightning, it also covers all the permanent fittings, fixtures and improvements such as driveways, walls, the roof, garages, fences, patios, swimming pools, borehole and spa pumps, gate motors, tennis courts, underground pipes and cables. If your geyser bursts, this type of insurance will cover costs of repair and damages. As one person described it, “If you moved out, it covers everything which would have been left behind.” The premiums payable on this insurance are affected by the construction materials used for your building and roof. In addition, they’re affected by whether it’s a permanent residence or a holiday home that’s empty for long periods or is rented out. Assessment of the risk will be dependent on numerous factors and, of course, reflect on the premiums you pay. Once you’ve actually read your insurance documents, write down your queries and ask about anything which concerns you. It’s really worth it. If you so choose, most insurance companies offer optional products you can take in conjunction with your building cover – they cover anything from damage by subsidence, to veld fire liability.
