Negotiate the buyers’ market With a surplus of stock to choose from at an all-time low interest rate, where are the buying hotspots and can buyers afford to wait? WORDS: DEBBIE LOOTS

hether you are a firsttime homebuyer, an experienced property investor or a wealthy businessperson with cash in the bank, there’s a good property deal out there for you. This is in part thanks to the lockdown’s negative effect on an already ailing economy, which filtered through to all sectors including the property market, and a substantially reduced interest rate.

Chris Renecle, MD of Renprop, says there’s never been a better time to buy. “When weighing up the pros and cons of investing in residential property, the supply and demand ratio as well as inflation should be considered.
During level 5 and level 4 of South Africa’s lockdown, construction came to a halt, new developments too. “This means over the last two months, the supply of units has decreased. And while there may well be a decrease in demand due to the economic climate, there will be a bigger decrease in the supply,” says Renecle. “This means demand could start to increase and prices to escalate.” Berry Everitt, CEO, Chas Everitt International property group, says buyers shouldn’t wait to take advantage of opportunities. “People think prices will fall more as the bank bond repayment holidays come to an end, and retrenchments start to bite, but we don’t think so. “Last month alone, almost 7% of our sellers withdrew – and even more in the luxury sector, where

homeowners are often not urgent sellers and can afford to wait. Indeed, there’s a growing shortage of stock in this sector, which is why we’re seeing multiple offers,” he says. “The market is also not going to be flooded with distressed and repossessed properties at bargain prices. This is thanks to the assistedsale programmes run by all the banks, which are specifically designed to help troubled sellers while they find buyers at market-related prices.”
Mid-market opportunities The property sector may still be under pressure for the foreseeable future, but this opens up opportunities for a new buyer to enter the market. And it’s especially the low to midmarket range up to R1,5m (in some areas R3m) that shows the most activity and stock available. BetterBond CEO Carl Coetzee says the interest rate, at its lowest in over 50 years, and the extreme buyers’ market should contribute to consumer confidence for prospective buyers who have a stable income and have been looking to purchase a home. “In fact, 70% of our applications in May were submitted by first-time buyers. I predict that this market segment will become increasingly active as we emerge from the lockdown.” Everitt says good property investments are largely defined by price category rather than by area. In the R1m to R2,5m and R2,5m to R5m price categories, he says, home prices are currently back at around 2016 levels in many areas, “which makes a careful upgrade into either of these brackets a really good investment, especially if you’re a repeat buyer with a decent deposit”. For example, if you have a R1m bond on which the monthly repayment was just under R9,500 at the start of this year, the lower interest rates mean that you could look at buying a home for R1,3m to R1,4m now, with a 10% deposit, for the same monthly repayment. “And the decline in prices means you would be buying a home that actually has a much higher replacement value,” Everitt adds.
Hotspots The general sentiment among real estate professionals is that people are less location bound than before as they continue to work remotely. According to Adrian Goslett, regional director, RE/MAX of Southern Africa, more people purchase homes with scenic views and spacious offices in popular spots such as the KZN North Coast, for example, rather than choosing homes close to urban centres. MD of Amdec Property Developments Guy Gordon says secure lifestyle estates like Sitari and Val de Vie, and mixed-use precincts such as Melrose Arch and The Yacht Club continue to be in demand possibly because of being privately managed and offering good rental returns. Pam Golding chief executive Andrew Golding says the Atlantic Seaboard and Cape Town’s CBD are stand out areas. He sees smaller towns gaining popularity, such as George, which experienced a price growth of nearly 50% over the past four years. Pretoria East is benefitting from the same trend
as Somerset West: new developments springing up near a growth node. Tyson Properties MD Chris Tyson says hotspots are changing as investors are being conservative. “These areas simply offer more than others. Schooling and security in family-orientated suburbs are still driving sales.” In Ballito, KwaZulu-Natal, property sells consistently, even during these unprecedented times. In the recent Let’s Talk Property webinar, a select panel hosted by Derek Watts discussed South Africa’s so-called property hot spots. In the live poll taken during the webinar, the KZN North Coast came out on top at 39% compared to the other national areas, the closest next area being the Atlantic Seaboard at 27%.

and an average price of R963,971 for a sectional title unit. While this rate of house price appreciation does not keep up with inflation and amounts to a loss in real terms, property isn’t meant to be viewed as a short-term investment. If property prices were compared over a ten year period, for example, we would see much higher rates of house price growth and greater returns on investment. To illustrate, a R1,6m property purchased as a primary residence in Claremont in 2010 is now worth R3,5m,” says Goslett.
Charles Vining, MD, Seeff Sandton, says they’ve seen activity pick up as they’ ve taken several offers in the R10m to R12m range over the last two weeks. They made an R18m sale in Sandhurst during the lockdown. Gerhard Kotzé, MD, RealNet, says ,“Anything priced at under R1,5m is selling very quickly, almost irrespective of the location. “There’s currently more than enough stock to meet demand but where sales are being achieved, they are generally at 15% to 20% below asking. Many sellers are not prepared to accept such a drop and will often just withdraw their home from the market for a while.”
SANDHURST
Bargains in the luxury areas Samuel Seeff, chairman, Seeff Properties, says now is a great time for bargain hunting in the high-end price band as there’s more stock and sellers are open to negotiation. “Since 2018, prices have declined by 20% at the top end of the market and we expect a further 15% to 20% drop this year due to the steep recession,” he says. “Foreigners can benefit from a further decline of about 20% due to the depreciation of the rand.
BANNOCKBURN, V&A WATERFRONT
According to the Pam Golding Residential Property Index, house price inflation during the past four years and five months (January 2016 to May 2020), has averaged 3.9% – with a significant range in price performance between various housing markets across the country. In the upper price band (>R3m) house price inflation has averaged 3.3%, with house price inflation turning negative in mid-2019. Prices have fallen on average by 4.9% in the upper price band during the first five months of the year (January to May 2020).
Future outlook What will the property scenario look like down the line? Adrian Goslett reminds buyers that property investment is a long-term commitment. “According to the RE/MAX National Housing Reports based on Lightstone Property’s data, in the first quarter of 2017, the average price for a freehold property was R1,161,481 and the average price of a sectional title unit was R944,008,” says Goslett. “Three years later, the first quarter of 2020 reflected an average price of R1,183,943 for a freehold property

Making the switch Now that interest rates are at a historic low, homeowners might consider switching their home loan to another financial institution to negotiate a better deal and save some cash WORDS: MARANA BRAND
IMAGES: SHUTTERSTOCK
T
here are many reasons why consumers consider switching their home loan to another lender, such as a lower interest rate, reduced monthly payments, consolidating finances, freeing up some cash, and long-term cost savings, among others. Whatever your motivation, it’s important to do your homework and keep an eye out for hidden costs.
Benefits
If another bank is willing to provide a lower interest rate, switching can be an enticing option, says Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa. “Even a small reduction of 0.5% in the interest rate could save you thousands over the term of the bond.” Under the current economic conditions where interest rates are already very low, a more compelling reason for switching could be to access the equity that has built up in a homeowner’s property over time, says Kevin Penwarden, CEO, SA Home Loans. “Equity in the home loan (the difference in value between what you owe on your home and the value of the home) may have built up from decreasing the outstanding amount on your bond over the years, or the value of the home may have increased since the home was first purchased. This value that has built up is available to homeowners by switching their home loan to a new home loan provider,” Penwarden says. Switching your home loan and accessing the equity in one’s property,
is probably the cheapest form of credit available and has several potential benefits, he says. These include: • Switching gives access to any additional value in the property • Additional equity can be used to reduce expensive, short-term debt • It helps you maintain a healthy credit profile • It can result in an increased surplus in your monthly budget • It makes your property investment work harder • It gives you the option to free up cash to use for projects such as home improvements
Considerations
When switching your home loan, you’re technically applying for a new home loan, which includes assessing affordability. It therefore means fees that you would normally incur for a new home loan, such as the initiation and bond registration fees, are applicable. Penalties may also apply. So before you look at other lenders, it would be advisable to speak to a home loan consultant at your current bank and see whether they would be willing to renegotiate. “If the response is positive, you may have saved on interest without having to pay any additional costs,” says Goslett.
Fine print
If you go ahead with switching, he advises homeowners to look at their current home loan agreement and see what clauses it contains regarding penalties and a notice period. “More than likely, the financial institution will have included a penalty clause, which could result in paying 90 days’ interest on the current home loan if it’s cancelled before the stipulated notice period has passed.” Apart from the possible penalty, other costs involved in switching include legal fees, a registration cost to register the “new” home loan, valuation fees and an initial administrative fee.
Relief
To take the angst out of switching, lenders often give customers discounts or take on some of these fees like the legal costs of the switch (subject to a minimum duration of the new bond) or the valuation and administration fees, making the process easier. There’s also the chance that they would be willing to pay a portion of the registration and cancellation costs involved. “If this is the case, switching would make far more sense,” Goslett says.
Weigh it up
Although some lenders will simplify the switching process considerably, the transfer of the home loan may still take anything from 60 days to three months, depending on the work volumes of the Deeds Office, Goslett warns. “Switching your home loan is not a quick and easy way to save money. Homeowners should take their time and do their research thoroughly before going ahead with this option,” he concludes.

Before you cancel the lease… Financial hardship may cause tenants to downgrade to more affordable premises. Make sure, however, that cancelling your lease doesn’t lead to further costs. WORDS: MARANA BRAND

M
any tenants will now be looking to downgrade to more affordable premises and will need to cancel their leases. “If you’re unable to keep up with your monthly rental, then the sooner you take action to move to a more affordable space the better,” says Samuel Seeff, chairman, Seeff property group.
“If a landlord has met all the conditions of the lease, the tenant cannot simply terminate the lease agreement. They’ll have to discuss the matter with the landlord and agree on a solution, such as another tenant taking over the current lease agreement or subletting the property for the remainder of the lease period.
However, depending on the cancellation clause in the lease agreement, cancelling a lease prematurely may result in tenants being in breach of the contract.
“It’s imperative that any agreement made between the two parties is in writing to avoid any confusion or backlash further down the line,” Goslett says.
Some landlords are struggling too
The landlord can charge a reasonable cancellation fee which will take into account time and costs needed to get a new tenant. Most contracts now stipulate a reasonable penalty, says Seeff.
“Cash-strapped homeowners, meanwhile, are trying to let out any spare space they have to make ends meet,” says Gerhard Kotzé, MD, RealNet estate agency group. “Whether you’re a tenant or a landlord in this situation, you should always make sure your rental agreement is in writing. This is not only a requirement of the Rental Housing Act, but the best way to avoid confusion or future disputes about the terms of the agreement – especially if it was concluded in haste.”
Cancellation clause
“Unless there are grounds for cancellation of the agreement, as stipulated in the cancellation clause, it can be rather difficult to get out of a lease agreement without any recourse,” explains Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa. As a tenant you can cancel your existing lease in terms of the Consumer Protection Act (the CPA), section 14, by giving twenty business days’ notice, but make sure this is done in writing. However, this does not completely absolve the tenant of any responsibility.
“While the CPA doesn’t stipulate what would be considered a ‘reasonable’ figure, the landlord cannot make up exorbitant figures and charge the tenant what they feel like. It’s also illegal for the landlord to withhold the deposit unless there are substantial damages to the property which the tenant caused,” Goslett clarifies.
Landlord in the wrong
In the instance where the landlord has not upheld their end of the bargain and is therefore in material breach of the lease agreement, Goslett explains that the tenant will be able to cancel the lease agreement without having to pay penalties. “Examples of this are if the property has become uninhabitable or the landlord has failed to maintain aspects of the property that they have stipulated in the lease agreement they would. In these situations, the onus is on the tenant to prove that the landlord is in breach of the contract.”
Notice period
Tenants who have reached the end of their lease agreement and are planning to move, should check their contract to see whether it contains a renewal clause, which will stipulate the required notice period. At the end of the notice period, your deposit together with interest must be refunded to you within 14 days in terms of the Rental Housing Act. The landlord can, however, deduct outstanding rent and the cost of damage repairs, says Seeff. “To avoid damage repair costs, ensure that the property is in the same condition as it was when you took occupation. Make sure you attend the exit inspection with the agent or landlord to agree on damage and the cost of repairs (if any) and to return the keys. If you don’t attend, you could be vulnerable in terms of what the landlord could deduct for damages,” he explains.
Next time
Before you take occupation, ensure that you enter into a professionally drawn up lease agreement which protects your interests as well as those of the landlord. Ensure the early termination penalty is quantified upfront, Seeff says. Kotzé adds that landlords should also always run credit and reference checks on any prospective tenants – with their written permission, of course – before allowing them to take occupation of any part of their property. “Even if you really need the extra income, it’s much better to turn someone with a poor credit profile or a poor payment record down at the start, than to have to go through the time consuming and costly process of evicting someone who has defaulted on their rent.”

The new way to travel and stay
V
CAPE TOWN ATLANTIC SEABOARD
Cashing in on Cape luxury A
lthough the luxury sector usually bears the brunt of a market slump, often showing the biggest decline in property sales and prices, it’s also the sector where savvy investors, especially cash buyers, use the brief window of opportunity to swoop in and snap up deals. This time around, however, investors are a lot more cautious and a number of upmarket areas have seen very little, if any, activity this year.
Prices down
One such area is the Atlantic Seaboard where a Clifton bungalow, one of only seven with direct beach access, was recently sold under the hammer by High Street Auctions for R17,84m. The exclusive strip is known as one of the highest valued property markets in South Africa, with Clifton the crown prince, and four years ago this unique property would most likely have fetched well in excess of the R20m trophy home mark.
Established neighbourhood
Another luxury market with little movement at the upper end is the sought-after enclave of Bishopscourt where, according to Lightstone, only six sales of homes priced above R10m were registered during the last 12 months. But area specialist for Lew Geffen Sotheby’s International Realty Barbara Manning believes this is largely due to the fact that few sellers in the suburb are under pressure to sell, which is holding prices steadier than in some other upmarket neighbourhoods. “Most of the homeowners here are in the 50+ age group and those who are thinking of selling are retirees and empty nesters looking to downsize. They are therefore less inclined to drop their price expectations and many sellers are simply withdrawing their properties altogether in the hope that the market will pick up again, although I think it’s unlikely to recover to that extent any time soon,” Manning says.
Winelands movement
Chris Cilliers, CEO and co-principal,
Lew Geffen Sotheby’s in the Winelands, reports a more active market with considerable pent-up demand after a long, subdued period followed by the restrictive lockdown. “Initially, many people adopted a ‘wait-andsee’ attitude, especially regarding the economy’s downgrade to junk status, light at the end of the tunnel regarding Eskom’s woes, and political and economic uncertainty,” she says. “However, with the onset of the coronavirus, most of these issues passed by quietly and, with the rand devalued but not down and out, we’re seeing an encouraging amount of investor interest.”
Some serious buyers
Cilliers says there’s been encouraging buyer interest in luxury homes in recent months, with some properties even selling at full asking price, although many investors have benefitted from significant price reductions. “There are a number of serious sellers at the top end of the market, especially those who have been wanting to sell their homes from the beginning of the year and already had confirmed emigration or semigration dates. Sadly, we’re also starting to receive enquiries from sellers who have been placed under financial pressure due to the Covid-19 pandemic.”
Property market still resilient
Steve Thomas, secure estate specialist for the group in Constantiaberg, says, “The market is under unprecedented pressure as the modern world has never had to contend with a global pandemic, which has unleashed a flood of new uncertainties. Add to that South Africa’s growing political and economic turmoil, and investor sentiment is decidedly nervous at the moment. “This sentiment is not baseless but, as history has shown us, the real estate market always works in cycles and, to a large extent, operates independently from the prevailing climate which is why it has proven to be one of the most resilient asset classes,” he says.
arious lobbying efforts are underway to reopen South Africa to international travel as soon as September this year. However, insights from biweekly consumer surveys held in multiple countries by global professional services firm Deloitte, show that health and safety concerns, although gradually lessening, still overshadow discretionary travel. Deloitte surveyed 1,000 consumers in each of 15 countries worldwide and published its latest results earlier in June.
Aparthotels better suited
While the Tourism and Business Council of South Africa (TBCSA) and the South African Tourism Services Association (SATSA) lobby for the reopening of international tourism, James Woolley, coowner and director of Totalstay, a player in South Africa’s aparthotel and luxury villa industry, says, “The aparthotel industry is well positioned to mitigate the health and safety risks of travel because of its sheer nature. Apartments offer a more self-sufficient way of traveling, with fewer public spaces and greater means of maintaining social distancing.”
traveller fear. In April, Airbnb, for instance, engaged former US surgeon general Dr Vivek Murthy to help develop an enhanced cleaning protocol for its hosts, which includes an easy to follow cleaning handbook. “Without question, local accommodation providers will need to enforce highly visible, practical protocols, and find ways of reducing public area footfall which leads to greater risk.” Given that traditional accommodation providers, like hotels, cater for shorter stays, offer more amenities and need a greater number of staff, this collectively increases the number of people a guest would come into contact with. The opposite is true for an aparthotel.
Serviced apartments more popular than hotels Although not immune to the impact of Covid-19, global property group
Savills says the serviced apartment sector has weathered the storm marginally better than hotels. Savills’ Marie Hickey, director of commercial research, and commercial research analyst Joshua Arnold, highlight research from STR, a global data and analytics company for the tourism industry. This reveals that the UK’s serviced apartment sector was trading marginally above that of hotels during April and May. And proportionally fewer serviced apartment properties have had to close compared to hotels. The Savills researchers believe that typically lower operating costs, coupled with longer average length of stay, sustain greater profitability of serviced apartments compared to full-service hotels.
Fully equipped kitchens allow guests to prepare their own food, limiting contact with others. “Aside from guests living more separate from each other, sanitation is better in serviced apartments – you’re able to wash your own clothes, linen or kitchenware, minimising contact with the outside world, and make use of complimentary hand sanitisers in each apartment.”
More wish to travel, but safely
The Deloitte survey showed that sentiment towards travel slightly improved worldwide, with three in ten (31%) of those surveyed feeling safe staying in a hotel, up from 25% a month earlier. Similarly, a greater number of people felt safe to fly: 26% in mid-May compared to 22% in midApril. Yet Deloitte believes that the overriding concern is personal safety.
Strict protocols
Hygiene and cleanliness top the list of what Woolley believes accommodation providers should address to allay
House prices falling despite increased demand
A
ccording to Multinet Home Loans, the bond originator has seen an unprecedented increase in home loan submissions since the level 5 lockdown in April. There has been a substantial 36.57% increase in submissions vs 2019 numbers in June, while home prices have shown a real decline of 12% in June, taking predicted inflation into account.
Residential mortgage books for the banks are poised to perform better than expected. Falling house prices combined with low interest rates have created one of the best times for consumers, not impacted by the pandemic, to enter the housing market in over 50 years. While demand has grown, house prices are declining, indicating that many consumers are either forced to scale down on investment properties or
need to sell their homes due to reduced income as a result of the pandemic. “While the market looks to be recovering sooner than expected, it’s important for homeowners looking to sell their properties to get the best advice possible on what they can expect during these times when it comes to property prices,” says Shaun Rademeyer, CEO, Multinet Home Loans.

More buyers opting for estate living
The property value of a home in an estate is significantly higher than that of a freestanding residential home – with privacy and security driving up prices. Nationally, few property types can compete with the superb price and rental growth experienced by top security estates. WORDS: DEBBIE LOOTS

R
esults of the latest Residential Global Market Sentiment Survey from Savills show that the tide is turning in terms of buyers’ home choices in the face of the Covid-19 pandemic. No less than 76% of respondents say they expect working from home to become more prevalent, whereas 73% think urban dwellers will want a green space when considering a new home. Interestingly, 61% expect a demand for rural living to be on the cards.
Country lifestyle
In South Africa, a rural lifestyle could mean moving to a small town such as Dullstroom in Mpumalanga, Riebeek Kasteel in the Western Cape or Rosendal in the Free State. However, it could also be as easy as relocating to your nearest lifestyle estate.
Some of these developments operate like independent small towns, boasting sprawling grounds, indoor and outdoor facilities, top schools, medical facilities and multigenerational home options.
also more eco-conscious than ever, with some working to go off-grid. This makes them more appealing, especially in the face of SA’s periodic droughts and ongoing energy crisis.
Children also need extra space and people will now, more than ever, want to follow an organic and sustainable lifestyle.
And to make their setup even more appealing, most estates offer topnotch technology – fast Wi-Fi and 24-hour security – and are close to urban hubs should city lights beckon.
Safer
If social distancing becomes a more permanent feature, there could be a growing demand for homes in estates; with public access limited, exposure is less likely. Lifestyle estates also offer a sense of spaciousness as homes are designed with privacy in mind and most have expansive outside areas.
Given that the coronavirus will be with us for some time, home has now become a sanctuary, in the true sense of the word. More than ever, families will want to invest in developments that offer a variety of services where they can stay home without sacrificing certain comforts during possible further lockdowns.
For months, lockdown has had people feeling trapped in their homes. This will definitely influence their decisions in terms of choosing new homes going forward. More interest in gardens, meditation areas and space for a vegetable patch, for instance, is highly likely.
Mixed-use residential developments that offer standalone homes with private gardens and pools are perfect for families wanting to raise their children in a secure environment with extras such as a clubhouse with gym facilities, a restaurant, a playground, gardens and 24-hour security.
Lightstone Property statistics indicate the popularity of these estates has increased in the past decade. In 2010, they accounted for 12.7% of all homes sold in SA. Last year the figure rose to 14.7%. The regional breakdown of estate sales shows that, nationally the Western Cape had the highest number of estate home sales between 2010 and 2019. Gated communities are now

On the positive side 1 Security
Safety concerns are driving the increasing demand for homes in security estates. According to the most recent crime report, two million crimes were recorded in South Africa in 2019 with more than 22,400 cases of robbery at residential premises. Faced with such statistics, buyers want properties with perimeter monitoring, 24hour security and access control. New trends include a combination of CCTV, access control, security lights and outdoor alarm beams.
2 Community
A lifestyle estate offers residents a wide variety of recreational and sporting features such as swimming pools, tennis and squash courts, parks, gyms, cycling paths, clubhouses and even golf courses. South African developers are pioneering the trend of building schools on estates, which is convenient for parents, and children can walk to and from school.
3 Gardens
Landscaping is a particularly important feature as it not only creates a sense of peace and quiet but also adds to the overall value of the development.
4 Communal areas
The estate maintains communal areas and facilities such as roads, sidewalks, landscaping, perimeter fences and security cameras. This is often overseen by the property owners’ association. Cared for communal areas also add to the value of investment into the estate.
5 Architectural cohesion
A lot of thought and planning go into architectural features and fittings. By regulating a variety of exterior features and making quality mandatory, estates maintain the property’s aesthetic appeal, which increases its value.

Working 9 to 5 Our homes have become all-rounders since the beginning of lockdown – our places of entertainment, exercise, learning and, most noticeably, work, which has led many people to look at their home with fresh eyes WORDS: SARAH MARJORIBANKS & JULIA FREEMANTLE

Home Office Design 101 Kevin Frankental, founder of Lemon (lemon.za.com), a design studio that specialises in printed products, furniture and accessories, has perfected the art of designing versatile pieces that work in both commercial and residential spaces. He believes that Covid-19 will forever alter how we designate our workspaces at home. “I think people are now increasingly starting to create a division between living spaces and workspaces at home, rather than creating multipurpose spaces as they did in the past. As we spend more time working in earnest (and sometimes for good) at home, we need spaces where we can escape and focus,” he says.
L
ong before the Covid-19 pandemic was even on our radar, there was a move towards remote working. Avoiding peak hour traffic and fostering a better worklife balance were just some of the reasons it became a desirable perk for many in the corporate field.
service provider. While landlines have come to be regarded as unnecessary in recent years, many will now consider reconnecting their Telkom line or subscribing to a VoIP (Voice Over Internet Protocol) service to bring down their cellphone costs.
The lockdown, however, has made it a non-negotiable. While it’s unlikely that offices will disappear completely, many people will continue to work a good portion of the week from home. Having a space that’s conducive to productivity is thus essential.
Apart from technical convenience, there are other comforts that the office brings. As winter rolls through the country, many remote workers must be missing the ambient warmth of their former workplace. Spending a fortune on gas and electricity every winter is impractical, so a home that’s well insulated and energy efficient will make for a better long-term option.
Stay connected
Pre-lockdown it was a boon to live close to the office, but suddenly that’s less of an issue. Top priority now is access to fibre, excellent cellphone coverage and a reliable internet
Office perks
Noise pollution is a distraction that people may not have noticed in their homes before – interventions
such as triple glazing and highperformance windows will help increase workplace productivity while also increasing insulation. Water-saving toilets are not only a great idea in general, but are even more important if you’re going to be spending the full day at home.
Keep it together
Open-plan spaces, while great for gathering the family, are less conducive to remote working. Being able to keep your work behind a door will be better for work-life balance and productivity in the long run. Even better if there’s a separate building on the property that can be converted into an office. And if you can find a room that’s sunny, all the better – natural light creates a feeling of well-being, and reduces your electricity costs.
As a result, you’ll start to see people investing in high-quality essentials – a good chair, a beautiful desk – and adding depth to the space with artwork and greenery. “At Lemon we encourage people to buy pieces that will live with them for many years,” says Frankental.
No need to go overboard
In terms of the how-to of creating a great WFH space, Frankental says
you don’t need to consider any major structural changes. Create privacy with a screen if you can’t devote a whole room to your office, and demarcate it further visually using wallpaper to create the feeling of a separate space. Must-haves for a successful space include an ergonomic chair, a table that’s warm (so ideally it should be made of wood), and a book or display shelf with your favourite items on show.
Keep it comfy
“We advocate for timeless rather than trendy, but our advice definitely aligns with what we’re seeing now – people are moving away from the curated Scandi style spaces and towards more comfortable rooms that feel lived in. We propose that interiors should be functional as well as beautiful. Minimalism has its place, but people confuse minimalism with just a lack of furniture, and they’re not the same thing.” Frankental suggests gradually acquiring furniture and accessories and buying high-quality pieces that you love rather than filling the space quickly on the cheap.

Warm up the home with colourful indoor plants Midwinter is a quiet time in the garden, so why not bring colour and life into the home by using plants as interior décor? WORDS: ALICE SPENSER-HIGGS
IMAGES: SUPPLIED & SHUTTERSTOCK
P
lants help us to feel more cheerful and connected with nature. They’re easy to move around for a change of mood or style – an affordable way to revamp a room. Best of all, indoor plants purify and improve air quality, which is now more important than ever before!
Colour therapy
Indoor flowering plants add visual warmth to a room, doing double duty as long-lasting flower arrangements that add to our feeling of wellbeing. Here are a few options: • Cyclamen is a traditional indoor winter flower for decorating a coffee table, windowsill (that doesn’t get direct sun), patio, or mantelpiece. • Sizzling shades of pink, deepening into burgundy, are the new colours for mini arum lilies (Zantedeschia). They enjoy a warm, sunny room as the plants can take some morning sun. • Mini butterfly orchid has triple the number of flowers on each spike, compared to larger varieties. A compact plant, it fits easily into small spaces. It tolerates neglect, needs minimal watering (once a week) and can flower for up to three months in a position that gets bright, indirect light. • Begonias warm up a room with their rich colours and showy flowers. They’ll last for two to three months as an indoor flower
arrangement. The plants like a warm room, with bright, indirect light.
So much more
The scent of spring: Fill the family’s favourite room, patio, or kitchen windowsill with fragrant indoor spring bulbs. Bright and fragrant, daffodils, hyacinth and tulips are sure to banish winter blues. They all do best in a cool, well-lit room. Natural air fresheners: All leafy plants improve the home’s indoor air quality, but some, like the peace lily, are more effective than others at absorbing carbon dioxide. It filters unpleasant odours and produces clean oxygen. Needing only low light to grow, it’s ideal for bathrooms, bedrooms and kitchens. Sweet dreams: Enjoy a good night’s sleep with a bird’s nest fern (Asplenium) on the bedside table. It helps to humidify the room and the leaves absorb carbon dioxide and other harmful gases. Indoor climbers: Vigorous vining plants like the tickey creeper, golden pothos, and Philodendron scandens, also known as the sweetheart plant for its heart shaped leaves, are easily trained as indoor climbers on a wall trellis or frame, up a staircase, on room dividers, and balconies. String of beads looks good trailing from a hanging basket or tumbling down from the top of a bookcase or cupboard.
Best for bathrooms: A humid bathroom offers the perfect microclimate for indoor ferns, like the button fern, maidenhair fern or rabbit’s foot fern. Ferns like being suspended over the bath or in the shower so they can soak up the humidity.
Green is a colour too!
It’s almost impossible to go wrong when using green because it harmonises with everything. Use large plants to fill bare corners, such as delicious monster, a graceful bamboo palm or indoor Ficus trees. If a mature plant is beyond your budget, start with a smaller one and display it on a shelf, on a bar stool or side table or even suspend it from the ceiling in a hanging basket.
Brighten up your home office Choose long-lasting flowering Anthurium, or plants with interesting leaves like ferns, Peperomia (rumpled leaves) or the ZZ plant (Zamioculcas) that grows in low light or just artificial light and low humidity, with minimal watering. For glossy leaves, feed with a pot-plant food once every six months. Put together a collection of plants with different leaf patterns for a striking display.
QUICK CARE TIPS • Most indoor plants do best with bright, indirect light, not sun Let plants dry out moderately • before watering Don’t let plants stand in water • Clean dusty leaves by spritzing or • wiping Feed with a liquid fertiliser in spring • Plants grouped together stay • healthier and dry out less quickly than those kept apart
SEE FOR YOURSELF Indoor plants are available from supermarkets, garden centres and some hardware stores. For more information visit plantimex.co.za.

ESTATE AGENTS ENTERING A SECTIONAL TITLE DEVELOPMENT DURING ALERT LEVEL 3 It is common practice for a property owner or investor to appoint an estate agent to either list and sell his or her unit or to manage the rental thereof. Such estate agent acts on the written authority of the registered owner and is allowed to perform certain acts or duties, which include entering the sectional title development to take photos of the unit, to conduct an ingoing or outgoing inspection or to show the unit to a potential purchaser or lessee.
On 1 June 2020, South Africa moved to Alert Level 3 and in terms of the Regulations issued under the Disaster Management Act, 57 of 2002, on 28 May 2020, a person may leave his or her place of residence to perform any business service, as permitted under Alert Level 3. The services and functions offered by estate agents are included herein. An estate agent, acting on the instruction of the registered owner of a unit can, in light of the above, not be barred by a body corporate from entering a sectional title development unless a required Resolution was passed either at the Annual General Meeting or at a Special Meeting - property constituted, in which this control was agreed to by the majority of owners. In most instances, the Management or Conduct Rules will also not contain any provision that will justify such an action and even if it did, a body corporate should be cautious before taking the law into its own hands. An aggrieved owner will be able to approach a court for an order to restore possession or allow access and included in this order will be an order for costs in his or her favour. COURAGE IS WHAT CAN MOVE YOU Caught by surprise? Well, on getting a two liner advert, I thought it would be great to have our chat box today. On looking for something of value for now, I took the 2014 advert file - nogal on top of a pile in the office cupboard. I paged to the beginning of July. Now I am caught by surprise and amazed in how that heart-to-heart talk is applicable at present. It starts with Nelson Mandela, who is often quoted as saying: “Courage is not the absence of fear, but the triumph over it. The brave man is not he who does not fear, but who conquers that fear.” On this topic Dr. John Maxwell tells that earlier he wanted to please everybody, and often lacked the courage to make the right, but some unpopular decisions. Well, to change your thought patterns to positive, or to turn a situation around by rather making small (difficult) decisions in gaining confidence and more courage, he advises you to have: • convictions more intense than fears • a vision clearer than doubts • spiritual sensitivity louder than popular opinion • self-esteem deeper than self-protection • appreciation for discipline, more than the desire you have for leisure. Do remember that you don’t have to be a great person of courage, but only willing to trade what seems to be good in the moment, for what’s best for your future. Without courage you are not living, you are hiding! Courage is what moves you forward, and it’s also the muscle that makes your faith work for you. May our Lord and Father bless you in days to come!
