Digs designed for tomorrow’s students With universities operational again, student housing and short-term apartment lets are in the spotlight. How will Covid-19 and possible future pandemics affect new building design going forward? WORDS: DEBBIE LOOTS

A’s university students are back on campus under strict Covid-19 protocols, which is part of the Department of Higher Education and Training’s plan to save the 2020 academic year. Students living in university accommodation have to adhere to strict safety measures and practise social distancing to ensure their on-campus safety from the Covid-19 virus. This may be a good shortterm solution but reconsidering the design of student accommodation going forward is crucial right now. “Well-designed accommodation could be key to managing the spread of Covid-19 among South Africa’s student population,” says Sean Kenealy, an architect, urban designer and director of the student accommodation group Stag Africa.

The company has pioneered a green, innovative alternative to student accommodation and is currently developing a 2,047-bed student village at the University of Fort Hare – this is the largest student accommodation development by a public university in South Africa.
Student housing in South Africa usually accommodates as many people as possible in a dense hostellike configuration. “A single Covid-19 infection under such conditions could yield an uncontrolled outbreak within weeks, if not days,” says Kenealy. “We need to implement ways of limiting social interaction, without losing the vitally important aspect of community.”
Innovation Stag Africa has patented a pod design that recreates a home environment, housing eight students per pod. It consists of double or single bedrooms and a common kitchen and living area. It limits interactions to just eight people, versus older, institutional student housing designs that include long passages with cubicles on each side, often with hundreds of students per floor. Being part of a community is important in terms of students’ success. “Over 60% of learning at the tertiary level occurs outside a lecture hall within the communities students create on campus – this

is known as the hidden context of learning. Communal spaces are where mentorship and tutorship happen. Alternative education is as important as formal education,” says Kenealy. A shortage of student housing is not a new problem in South Africa and Kenealy says it’s partly due to a lack of innovation. He thinks the current pandemic, and possible future pandemics, could potentially send student housing design in a new direction. “We have an opportunity now to pause and redefine the meaning of quality on-campus accommodation; this should take into account community, sustainability and affordability,” he says.
Location, location, location Stellenbosch is home to the second oldest university in South Africa, a campus offering world-class academic and sport facilities. However, apart from its lively student community, the town is also a popular tourist and business travel destination with many historic wine farms and quaint villages on its outskirts. Student accommodation and shortterm let options in Stellenbosch are sought after and usually in short supply. With strict municipal policies in place, there are often long lead times on development approvals. Flyt Property Investment’s Quivertree apartment block has just been launched and offers fully-furnished and serviced studio and two-bedroom units – this existing development has shown strong rental growth over the past two years of operation and has a good track record and presence in the market.

Explaining Section 12J W
e spoke to Darryn van der Poel, investment consultant, Flyt Property Investment, about Section 12J of the Income Tax Act.
Q: What is Section 12J? A: It’s a SARS initiative introduced by the government to incentivise and stimulate investment in businesses that create jobs and grow the economy. Q: How does it benefit the investor? A: By investing in a registered Section 12J entity, investors are able to reduce their taxable income by the full value (100%) of their investment, reducing their tax liability to SARS. This means that SARS will finance up to 45% of the investment (depending on the investor’s marginal tax rate). Anyone is eligible: individuals, trusts and companies. QUIVERTREE, STELLENBOSCH
Q: How does it work? A: Investments made via a Section 12J Fund are put into qualifying companies that are compliant with the rules of Section 12J. Hospitality properties and student accommodation “tick the boxes” provided they meet certain qualifying criteria. As Quivertree is a fully-managed solution of short-term, serviced and furnished accommodation and has an on-site meal offering, it qualifies as a 12J compliant investment. Added safety The Worx is a new mixed-use development in Dennesig, an area earmarked as the next de facto student hub in Stellenbosch, says Vanessa Johnson, sectional title agent, Pam Golding Properties. It offers 50 contemporary apartments with top finishes and views priced from R1,45m. Municipal urban design guidelines here include pedestrian access and use of non-motorised transport, as well as a shuttle service to town. Avoiding those payment holiday blues Taking a three-month holiday from your home loan instalments has consequences. Financial experts weigh in on how opting for debt relief affects your future payments and what you can do to reduce the impact of accumulated debt. WORDS: DEBBIE LOOTS

here’s no denying that the majority of South Africans find themselves in some kind of financial predicament caused by Covid-19. The infection rate is yet to peak locally, which means that lockdown – in one of its various stages – remains on the cards for the foreseeable future. People’s salaries are cut or they have lost their jobs, and many are struggling to hold on to their homes. Luckily South Africa’s major banks have opened their purses to help homeowners keep up with bond instalments through payment holidays and other relief measures – but not without strings attached, it seems. Are they really helping or are they just setting customers up for increased debt down the line?

Managing executive of Absa Home Loans Geoff Lee says Absa’s payment relief programme is designed to be comprehensive, inclusive and simple. It has no additional admin or penalty fees; no documentation is required and flexible repayment is available. Launched on 1 April, the programme is part of a broader range of support mechanisms for their customers. “The programme allows customers flexibility in their monthly cash flow by not requiring any payments for the duration of the payment relief,” he says. “Once the relief period lapses, the minimum payment reverts to the original instalment, and the term is extended.”

“Payment relief is not a payment holiday,” says Lee. “In fact, it’s a shortterm cashflow relief solution.” Customers

Consolidate
The Cash Relief Plan (CRP) and the Payment Break are the two solutions that First National Bank offers their clients to recover from post-holiday payment blues, says Mfundo Mabaso, growth head of FNB Home Finance. The CRP assists customers with all their FNB instalments for up to six months, ensuring that the customer keeps up to date with their commitments. “The instalments are consolidated into a separate facility that the customer is expected to start repaying after the relief period,” says Mabaso. “This facility has a term of up to 60 months and an interest rate of prime (7.25%) which is considerably lower than an unsecured (+18%) rate.” The Payment Break is specific to a product that the customer holds with FNB i.e. a home loan, and gives customers a payment break of up to three months. The customer’s home loan term is then extended to help them keep the repayment the same.

The bid closes on traditional auctions

A
uctions to sell property is a model that tends to be resilient in the face of economic downturns due to its efficiency. The national lockdown, however, suddenly challenged this industry which is based on large-scale gatherings, jolting it into seeking alternative routes to market – like technology, says MC du Toit, CEO, BidX1 South Africa, a digital property auction company offering end-to-end online transactions. “In some cases, auction houses have worked to preserve the essence of traditional auctions – live-streaming an auctioneer on the rostrum, with bids taken online, by phone and by proxy. Others have moved fully online for the first time. Many of these new online developments – adopted quickly to mitigate against business disruption during the pandemic – will undoubtedly become permanent features,” Du Toit says. “Modernising our industry, increasing buyer and seller trust in the sale process, tackling the inefficiencies and lack of transparency in property transactions… this is where technology and innovation can bring real improvements for all stakeholders. Not just buyers and sellers, but also the professionals involved in property sales, from auctioneers and estate agents to attorneys,” he says.
Change is inevitable
According to Joff van Reenen, director and lead auctioneer, High Street Auctions, “Covid-19 has shredded a global industry’s operating guide” in just a matter of months. “If you’re not innovating on a gargantuan scale, you’re going to lose market share.” Fortunately, auction technology has evolved rapidly in recent years, and Covid-19 is now forcing all traditional and non-traditional buyers online and there’s no going back for the industry, he says. Yes, says Du Toit, these digital services improve customer experience.
“We use many of them at BidX1, from drone footage showcasing larger properties to online consultations with our property teams, all designed to maximise transparency, flexibility and access.”
Moving ahead
He says, however, that resilience in the face of external shocks such as the pandemic, shouldn’t be the core motivation for change. There’s much to be gained from a techfocussed approach to property sales, not the least of which is potentially much quicker turnaround times. “In short, advanced digital platforms allow investors to browse, bid and complete purchases from anywhere in the world, offering both convenience and security – while at the same time increasing efficiency and transparency.”
Auction studio
High Street Auctions started its technology investment prior to the Covid-19 outbreak with the launch of its app, which permits interested parties to view catalogue lots, virtually tour real estate in 3D, place bids ahead of an auction, or participate live on the day, bidding through the app. The company has recently launched a full-size, live-stream auction studio, which integrates a variety of real-time bidding software options for clients including the mobile app and Zoom. This will henceforth be used to present every High Street virtual live-stream sale. “In specialist real estate sales the various screens around the auctioneer’s podium also allow for High Street to showcase sellers’ assets – whether residential, commercial or industrial – in full 3D, 360-degree virtual walkthrough format – the same walkthrough that buyers can do at their leisure on the company website prior to a sale,” says Van Reenen.

Du Toit says evidence of a healthy investor appetite, is the fact that properties were brought to market the past two months fetching sound, market-related prices, despite the challenging circumstances. “Full service digital offerings, which allow for endto-end online transactions – including contract exchange – mean that property sales can still take place despite the extended national lockdown.”
Human touch still crucial
Embracing technology in this industry is “an opportunity for agents to innovate to the benefit of buyers and sellers – not just by providing services like virtual tours or live-streamed auctions, but by transforming the fundamentals of the transaction process.”

It should be noted that none of this changes the fundamental role of the property professional, says Du Toit. “While online methods allow us to enhance the experience of buying and selling property, they should be backed by professional real estate expertise and detailed market knowledge. hile our lives have been put on hold for at least a few months, big decisions about our futures still have to be made, and this includes people making choices about the way they will live in their retirement. Today, the Baby Boomer generation is looking to retire. They are, according to Prieshka Taylor, head of marketing, Evergreen Lifestyle Villages, “confident, optimistic, independent individuals who value innovation, self-reliance, accomplishment and change”. They’re still living active lives and showing no signs of slowing down. Many of them still work in some capacity and want to be able to downsize in stages. Launched in November last year with two show houses, Oasis Life Burgundy Estate is the second retirement estate in Rabie’s portfolio, the other located in Clara Anna Fontein outside Durbanville, Cape Town. The 10ha secure estate’s paved internal streets will provide access to a combination of houses and low-rise apartment blocks in a landscape of pocket parks and tree-lined pedestrian boulevards, surrounding a R40m lifestyle centre. Here, residents will have exclusive use of a gym with heated swimming pool, restaurant, library/ media room, primary healthcare suites and a multifunctional room. The lifestyle centre will be part of the first phase of construction, which also includes 24 houses and 33 apartments, set for completion mid-2021. Be ready to negotiate every offer Receiving a really low offer on your property can be disappointing, but dismissing it out of hand is not always the wise thing to do WORDS: SUPPLIED

W
ith interest rates at their lowest levels in decades and a huge choice of property on the market, several homebuyers and investors are making really low offers to purchase in the hope of picking up a “bargain”. But rather than taking offence and immediately rejecting these offers, sellers need to take a deep breath, recognise that they are (in most cases) only intended as opening bids in a negotiation, and get ready to make counter-offers, says Berry Everitt, CEO, Chas Everitt International property group. “Sellers should take the view that even a low offer is better than a total lack of interest, because it has a potential to lead to a satisfactory outcome – especially if handled correctly by a qualified agent with excellent negotiating skills. And of course a seller always retains the right to accept or reject an offer at any stage before the sale agreement is signed.”
Savvy homebuyers
On the other hand, he says, it’s important to remember that there’s so much market information available online now that serious buyers will have a very good grasp of current trends, of what constitutes good value for money, and the difference between selling prices and asking prices in the areas they prefer. “In addition, the real estate sector is constantly becoming more efficient, with technology enabling prospective buyers to quickly sift out both unsuitable
and overpriced properties during their preliminary home searches. “Very likely, they’ll also have had even more time during the Covid-19 lockdown to really scrutinise online listings for good value – especially since, with physical viewings not being allowed, agents have been working hard to improve their listings with additional photos, video walk-throughs and virtual tours.”
Ready to buy
On top of that, Everitt says, an increasing number of buyers these days considers it prudent to obtain prequalification for a home loan, so they know exactly what they can spend and are ready to make an immediate offer when they see a property that they like and that they believe they can “land” within their budget. “The one thing that buyers don’t know, however, is the difference between the advertised price and the price that a particular seller is actually prepared to accept. And in an attempt to discover that number, the negotiating style of some of them will be to start with a really low offer – which they actually don’t expect will be accepted – and work their way up. “This is why it’s so important for sellers to be able to trust that the agent to whom they give their mandate is a good negotiator as well as a good marketer, and can keep a cool head while retaining the buyer and guiding the transaction towards a win-win conclusion.”

Yet, the need to buy real estate – whether for the purpose of relocating, downscaling, or simply for a change of scenery – still exists, which means that sellers will be able to close a sale if they market their home correctly.

“Now, more than ever before, sellers should fix up and stage their home to ensure that their property has the best chance of being noticed by the small pool of qualified buyers who are serious about making a purchase over this time,” advises Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa.
Home office
The first thing he recommends changing is the study or home office space. “Now that we’re all working more remotely, a well-fitted home office is likely to be an incredibly appealing feature to buyers,” he predicts. Beyond this, Goslett also highlights the importance of a well-maintained garden. “Those who have spent lockdown in an apartment block are likely to be searching for homes with some garden space. If a seller’s property has any outdoor area, they could increase the appeal of the home simply by making that space as functional and aesthetically pleasing as possible,” he recommends.
Breathing space
Space is another factor that most buyers are likely to be paying more attention to over this time. Buyers are asking themselves whether they would be able to comfortably spend months in this home. “One of the biggest frustrations in this scenario is feeling caged in by a home that’s cramped or feeling like there’s no place to escape to for some alone time. Sellers should declutter their homes to make their property feel more spacious. Those with open-plan living areas might also consider creating a separate space that can be closed off to allow for some privacy,” says Goslett. If you can afford it, get an experienced home stager to help create private nooks through smart furniture placements and design.

Off the wall Tiles are a classic for a reason – long-lasting and practical, they have the potential to overhaul a space and make it feel more sophisticated, especially when used on walls. We take a closer look at wall tiles, the benefits they bring, and the differences between wall and floor tiles. WORDS: SARAH MARJORIBANKS
S
o why choose tiles over a simple painted wall? First and foremost, durability. When installed properly, they’ll be as good-looking in 20 years as they are now. Tiles also demand very little up-keep and are easy to clean, not needing much more than a wipe down with a cloth and warm water. They do not support mould or mildew, are water and fire resistant, and because they’re mostly produced from clay, are naturally good for the environment.
Wall vs floor
You might think that a tile is a tile is a tile, but there are a few significant differences between wall and floor tiles. While floor tiles can, in most cases, be used for the wall, the opposite is not the case and wall tiles should never be used for flooring. Why? As we tend to avoid walking on walls, wall tiles have not been designed to be load bearing. Wall tiles are usually lighter and thinner than floor tiles, and they can also be slightly uneven. Floor tiles are glazed to handle heavier foot traffic and offer a non-slip surface, but most wall tiles become slick and slippery when wet.
Size matters
Tiles come in a number of different sizes, so how do you know when to use a small (with sides under 30cm) or large format (above 30cm) on your walls? Small tiles are best used in a large space and can be mixed and matched if you’re looking to get creative. Small tiles are easy to transport as they’ll fit easily into a car and are lighter to carry, and there’s little loss of material from tile cutting. Large tiles, on the other hand, make a room seem bigger. When the eye sees large tiles, the brain automatically associates them with a larger space, so use large tiles in smaller rooms to give the illusion of space. Design-wise, larger tiles can be used in a large space to create

a cohesive, minimalist and sophisticated look; it’s not recommended to mix and match large tiles. Using larger tiles for the walls is not just easy on the eye – their large format makes them quicker to lay and grout, and less grouting means less to clean and maintain.

Ceramic vs porcelain
Secondly, ensure that your wall is completely even and bump-free. An uneven wall could lead to one edge of the tile being higher than the adjacent tile (a term called lippage) which makes the overall appearance unsightly.
There are many different types of tiles out there, but two of the most popular kinds of tiles to use on a wall are ceramic and porcelain. These tiles can look quite similar and can both be found in a wide range of sizes and designs, but there are a few differences. Ceramic tiles are somewhat porous and more absorbent than porcelain, so should not be used for outdoor tiling. Porcelain, on the other hand, absorbs less than 0.5% of water. The clay that is used to make porcelain tiles is denser and thus less porous, and its low absorbency rate makes it a great fit for outdoor use and high-moisture areas like showers and bathtubs. Porcelain is fired at a higher temperature which makes it a denser, hard-wearing tile. It’s also frost-proof – another reason why it’s a better fit for outdoor use. Ceramic tiles are softer and made with red, brown or white clay. The colour of the tile’s body doesn’t usually matter, because you only see the surface design of the tile (unless there is a chip). Porcelain has the option of through-body, where the tile’s colour runs all the way through. Ceramic tiles tend to be available in more up-to-date designs than porcelain. Due to ceramic tiles’ softness, it’s easier to cut and shape at home if you’re looking to do it yourself. Porcelain can be difficult to cut and is quite brittle, which means you’d better leave it up to the professionals.
To make sure that you install your tiles correctly, there are a number of factors to keep in mind. Firstly, make sure that you know how much weight your wall can hold as this will affect the type of wall tile that you choose.
Thirdly, use the adhesive that is recommended by the tile manufacturer, especially when laying large format tiles, and make sure that you’re using it correctly. Lastly, grouting has a big impact on the final look. Make sure that the grouting you choose either matches the tile in colour for a seamless look, or choose a dark or coloured grout for a striking contrast.
Versatile
While wall tiles are a natural fit for bathrooms and kitchens, they can be used in any room in the house. You can use them to make a living room bigger, or to create a beautiful design element on the wall above your dining table. How about a striking feature wall behind your bed, or a beautifully textured passageway? The sky’s the limit!
Top tile trend
A growing tiling trend sees the same large-format floor tiles being used on the floor and wall. This works especially well in bathrooms, and with larger tiles and fewer grout seams the tiles instantly create the illusion of space while also creating a clean and dramatic look. For the full effect, make sure that the seams from floor to wall tile run unbroken.
