The Pyramids

Getting crafty Lockdown hasn’t just been about pineapple beer and banana bread – some South Africans have been using this downtime to explore their creative side WORDS: SARAH MARJORIBANKS

W

hether it’s because we’ve had more time on our hands, because we’ve been looking to learn a new skill, or whether it’s just a way to calm the anxiety that many are feeling, crafting is on the rise. From knitting and quilting to candle making and DIY beauty products, South Africans are finding beautiful ways to stay at home.

A stitch in time

According to statistics released by Picodi at the beginning of April, South Africa’s Google stats showed an 88% rise in searches for crocheting compared with the same period last year. “We’ve noticed a huge increase of interest in knitting and crocheting since the beginning of lockdown, and a lot of people wanting to learn,” say Adrienne Antonites and Irene Maxton from The Yarn Tree, which specialises in natural South African yarn. They think that part of the reason is that, as people have had less to do during lockdown, they’ve turned to hobbies they learned as children. Once they’ve developed a feel for it again, there are plenty of benefits to be found – studies have even shown that crafting can bring relief from anxiety. “It’s extremely calming – from the repetitive movement of the hands to the soothing feel of the yarns,” they say. For those who want to start, The Yarn Tree offers Zoom classes, and there are plenty of beginner’s yarn to try, as well as YouTube tutorials and Facebook groups to consult – Adrienne and Irene recommend Revelry.

Patch it up

However, if you’re like Amor Potgieter and you’re looking for crafting advice, you can just ask your family for tips. “My mom and aunt have been quilting for years,” says Amor, a health and

lifestyle consultant. She’s spent her lockdown quilting and knitting blankets, as well as knitting Izzy Dolls. “The Izzy Dolls are something that my mom makes which give comfort to kids who have gone for surgery, or have abandonment issues. They honestly are the cutest dolls!”

she says. “I also wanted to add good DIY skills to my apocalypse CV!”

She’s found the process fun and relaxing, as well as extremely rewarding: “As you start the project, you don’t know what it will end up looking like, and as it comes together you’re so amazed that you’ve been able to make something like that!”

She started off with a bit of research as to what she could use in her pantry to create beauty products, and quickly found the process to be an addictive stress reliever. Now Bernice is creating bath bombs, bath salts and soaks, lotion bars, body and face scrubs and lip balms. “It’s really a lot easier than you think – initially you might need to purchase some airtight containers and special oils, but before you know it you’re making things you never knew you could!”

“I always enjoyed sewing, so when lockdown hit, it seemed like a good way to earn a bit of money,” she says. She first used the material she had at home, and when restrictions on the sale of fabrics lifted she started combing Arthur Bales and Chamdor for fabric. While she says that the market has become quite saturated with people selling masks, she’s sold about 200 so far at R40 each.

She’s found that most of her new clients are a mix of parents looking for things to do with their kids, and people at home looking for something to do.

Bath and beyond

For those who want to learn how to make candles, Angelique is encouraging customers to try online learning with her online candle-making course that consists of videos, notes and enough material to try out what’s being showcased in the videos. Candle Deli also offers a candle-making starter kit, which has sold incredibly well this year and is now available on Takealot.

Aside from relaxation, there can be another benefit – financial. As a swimming teacher, Irene Thomson is unlikely to be able to work for a while. She turned to her background in clothing manufacturing and is now sewing three-layer masks which she sells in and around her neighbourhood of Greymont, Joburg.

Bernice McKee, a learning designer, was inspired to start her lockdown hobby not for financial reasons, but because she was concerned she wouldn’t be able to source her favourite beauty products during lockdown. “I love my all-natural, sustainablysourced and cruelty-free products, but they weren’t sold during level 5,”

As soon as Angelique van Niekerk from the Candle Deli notified her Facebook followers that deliveries of candle making ingredients were allowed, she had a huge upswing in orders and sales from new customers. “I think many of them thought I’ve baked the cake, done the homework – now what?” says Angelique.

And why candles? “We’re stuck indoors and overly acquainted with our own homes,” says Angelique. “Whether it’s lighting a candle for dinner, a bath, or just because, nothing enhances a space like a candle.”

Greening brings benefits Residential property development is joining the global trend to implement green measures from the ground up. After all, the planet depends on it. WORDS: KIM MAXWELL

“I

n the rush to return to normal, let’s consider which parts of normal are worth returning to.” This quote from Dave Hollis is one of many messages doing the social media rounds. An appreciation of the planet’s state and an understanding that fast-paced lifestyles and other manmade factors may have contributed to the spread of the coronavirus pandemic, are causing more people to consider sustainable choices. In theory, apartments and homes factoring in green elements mean a decreased carbon footprint whereas their inhabitants benefit financially through utilities savings, a cleaner lifestyle and increased longterm property values. “Residents and investors want to know what’s being done to reduce the impact on the environment,” says Amdec Property Development MD Nicholas Stopforth. “Modern trends in development and construction are focussed around sustainability.”

Future fit What will the green home of the future look like? “Probably not that different from the homes we’re living in now, but it will be an improvement,” says Grahame Cruickshanks, former managing executive for marketing engagement at the Green Building Council South Africa (GBCSA). “A home that’s 20% more energy efficient would benefit the environment and the homeowner significantly. Renewable energy installations are likely to be a more common sight on roofs. Such homes will reward people for reducing their water consumption.”

Cruickshanks believes poorly insulated structures requiring extensive winter heating will be a thing of the past in 10 years’ time. “Walls, floors and roofs will be designed to reduce heat loss in winter and heat gain in summer.

Air quality and good natural lighting will be part of that design too.” In June 2019, the sectional title property developer Balwin Properties registered 16,000 apartment units with GBCSA’s Edge certification, a global first. The company is also committed to achieving net zero and six-star Green Star ratings for all lifestyle centres in its developments. “As a leader in sustainable residential development, our mission is to generate affordable green living at scale and reduce our carbon footprint,” says Bruce Jelley, Balwin Properties regional quantity surveying manager for Gauteng. The GBSCA’s Green Star tool categories address environmental and sustainability aspects of designing, constructing and operating a building. Targeted credits are assessed for a score. Its Edge software offers a measurable way to cut back on the resource intensity of a building. The online platform determines the financial viability of green elements in a build. The Edge standard is set at a minimum of 20% reduction across energy consumption, water and embodied energy. Jelley says all Balwin units have energy-efficient appliances and LED lights. Many developments also have solar panels. Certifying so many units allowed Balwin to negotiate a green bond product to encourage accessibility for the middle class. The Absa Eco Home Loan, a collaboration between Balwin Properties and Absa Group Limited, was launched in March.

Minimal cost Jelley says green buildings are fairly easy to develop at scale, so developers should be open to embracing technology at minimal additional cost.

The best way to reduce a building’s energy requirement is through its design – reducing window-to-wall ratios, roof insulation, and low-e coating on glass. Such measures have resulted in huge savings in Balwin’s developments. “The Polofields in Midrand, for example, achieves operational savings of 3.72 total CO2 per unit per year, 31% lower energy consumption, 34% reduced water consumption, and 38% lower embodied energy in materials as rated by Edge,” Jelley says. At The Reid in Linbro Park, all 1,294 units received a preliminary Edge certification and the process has begun for final certification of all units. The development’s 1,500m2 lifestyle centre uses technology and innovation to fulfil all criteria, including air quality sensors and submeters that monitor energy consumption. The centre is targeting a six-star Green Star Public

and Education Building rating and net zero Carbon Level 2 certification. Green spaces are proving popular in city centres where they used to be rare. With the rise of smart cities, developers bring nature back into the concrete jungles that replaced it. An urban precinct such as Amdec’s Melrose Arch in Joburg operates on the principle of accessibility. Its garden areas and courtyards provide a green lung and help create a sense of community. Cape Town’s foreshore is set to have its first environmentally friendly mixeduse development in Harbour Arch. Plans for the 5.8ha precinct include a green rooftop. Solid Green Consulting director Marloes Reinink says sustainable development is a must, as buildings account for more than 30% of greenhouse gas emissions. “Our sustainability initiatives are mainly

focussed on energy and water,” says Amdec Property Development investment manager Antonie Jordaan. These range from LED lighting to façade design and double glazing. Groundwater is extracted and desalinated, and grey and black water is harvested and treated on site. “Sustainability is not limited to the completed product,” he adds. “It begins with the sourcing of building materials from responsible suppliers, utilising water- and energy-efficient methodology and ultimately reducing the impact on the environment.”

includes a R13m solar project. It also has electric car charging stations and a water storage facility. “There are no council services such as refuse removal. Waste goes to a separation plant, then to a recycling plant, and the balance is converted into gas. In all, 43% of recycling is turned into gas, making the site’s waste 100% recyclable.”

For residential developer BLOK, also in Cape Town, a standout structural element of TWELVEONV unwittingly became a green feature. Sales and brand manager Lior van Embden says they wanted to make an architectural statement with screens, as the luxury development is located on high-traffic Victoria Road in Bantry Bay.

Constructing on a more boutique scale in Cape Town, Horizon Capital’s residential developments are located in Sea Point, Camps Bay, Oranjezicht and Vredehoek. “We’ll continue to ensure that our new developments are adaptable to the environment we operate in. Our buildings now come standard with full back-up generators and, in some cases, off-the-grid independent water supply,” says MD David Sedgwick. “In terms of valueadded extras, our developments have storage pods and other green features to ensure they’re adaptable to modern living.”

“What we didn’t expect was the passive design impact the screens have on the temperature regulation in the apartments,” she says. “In summer, when the arc of the sun is high, they provide shade. In winter, when the arc is lower, they let in more sunlight and warmth.”

Saving costs Developers and financial institutions’ bottom lines are also boosted by going green. “There’s a huge benefit in implementing water-saving measures at construction stage rather than retrofitting. Not only is it better to have systems in place at the start, it also saves money in the long run,” says Jordaan. With current economic challenges causing tenants to default, those looking to rent in 2020 will be spoilt for choice. Melrose Arch leasing manager Renee Feeney says more and more tenants are demanding greener buildings because they provide a healthier, more productive indoor environment. Reducing the consumption of energy and resources is also becoming paramount. “It’s not just about the environment,” Feeney says. “The bottom-line benefits of building and operating green buildings are important, considering rising energy costs and water scarcity. Add to that lower risks, improved productivity, better investment returns and higher property valuations.” Don’t be afraid of committing to green development. It’s imperative and will soon become regulation, advises Jelley.

Bigger may be better after all As more people work from home, and as both employees and employers have come to realise the cost-saving benefits of doing so, it may become a permanent trend after the lockdown – making bigger homes desirable WORDS: SUPPLIED

P

eople often talk glibly about adapting to change, but in the wake of the Covid-19 pandemic and ensuing economic crisis, it seems more likely that we’re going to have to fundamentally change to adapt to new situations, conditions and environments in the future. So how will this impact on our choice and location of accommodation and living spaces, asks Andrew Golding, chief executive, Pam Golding Property group. “While the current global pandemic may or may not ultimately deliver a complete ‘global reset’, many commentators say there can be little doubt that Covid-19 – like many previous global crises – will leave some kind of long-lasting legacy. The residential property market is one sector which is likely to feel those lingering after-effects,” he says. “One of the fundamental changes many of us have experienced in lockdown is the shift to remote working. While the necessary technology for remote working has long been available, it has ultimately taken a global pandemic to firmly prompt the shift to online.”

Working from home

Flexitime to avoid peak hour traffic has been adopted by some businesses in recent years, and some people have already been working from home due to the nature of their occupations. The realisation that it’s possible for at least a portion of the workforce to remain productive while working from home, may well mean that the shift to online becomes permanent, Golding says. This is likely to prompt companies to consider reducing their overheads – cutting their office footprint and the number of associated parking bays – with potentially significant ramifications for the commercial property market. “For employees, fewer days spent in the office each week will also reduce costs, as less time and money will be wasted on the increasingly congested daily commute and paying for amenities like parking. And while the cost of fuel was recently dramatically reduced, how long will this cost saving last? Even essential workers, who still have to commute to their place of work, could potentially benefit from the resultant easing in congestion,” he says.

More time at home

Faced with significantly more time spent at home, amidst a shift to remote working or simply as a result of any possible future lockdowns, homeowners

may well begin to reconsider the suitability of their current homes. “This would be particularly true of those who have opted to significantly compromise on personal living space, residing in small compact studios, apartments or homes, with the intention of using shared facilities such as gyms, restaurants and co-working spaces.” While these shared spaces may not be available during lockdown, the prospect of any future periods of social distancing amidst fears of infection may reduce the appeal of shared amenities and of a much smaller living space, particularly in highly densified areas. In addition to a desire for bigger living spaces, and even more multigenerational living with shared costs, the prospect of more time at home may increase the attractiveness of access to private outdoor space – no matter how compact, he says. The imminent return of loadshedding may also lead to a greater pursuit of self-sufficiency at home, through utilising solar panels, boreholes or even an urban food garden. “As with online working, the shift towards greater home sustainability appears to be an example of the Covid-19 crisis accelerating trends that were already underway.”

Influence on densification

In recent years, the combination of worsening congestion and rising house prices has seen many South Africans opting to sacrifice living space for homes closer to their workplaces or transport hubs – a trend which has fuelled the

rapid development and densification in business nodes and commercial hubs. “The question is whether, for the abovementioned reasons, Covid-19 will slow the pace of densification in our residential markets,” Golding says.

Move to smaller towns

Could the pandemic perhaps also accelerate the move to smaller towns across South Africa? Some people have opted to move to suburbs on the periphery of major metro areas or, increasingly, to smaller towns and villages, many of which have traditionally been viewed as retirement or holiday destinations but which now beckon as permanent residential locations, Golding says. “As a result, many of these areas have seen an influx of younger buyers and those relocating for future retirement, attracted not only by the relative affordability of the homes but also by the improved amenities, such as private schools and hospitals, and importantly, more relaxed lifestyles. “Bearing in mind that at present, we remain in the early stages of this pandemic and therefore have no idea as to its full extent and its likely long-term implications, it’s also likely that the longer it drags on, the greater its impact on the way we live and work will be.”

Verify the HOA’s finances before buying into an estate

I

f you buy a freehold home in an estate or any other gated development, the future value of your property will depend heavily on how well that development is managed by the homeowners’ association (HOA) and its directors. “On the one hand that’s one of the major advantages of buying in an estate rather than an ordinary suburb where one is dependent on the local authority for services and there’s no real control over the appearance or maintenance of individual properties,” says Gerhard Kotzé, MD, RealNet estate agency group. “On the other hand, however, it means that you need to make sure the HOA is functioning well and can continue to protect and enhance the value of all homes by providing excellent security, maintaining all communal spaces and facilities, and making sure residents stick to the original architectural guidelines.” Those who are considering purchases in an established estate during lockdown should first do the following:

Ask to see the current assessment or levy collection record and find out what percentage of owners are 90 days or more in arrears with these payments. Kotzé says if the percentage of delinquent owners is high, it means the HOA doesn’t have an effective collections policy or procedure and, quite simply, that things are set to get worse as defaulters get away with non-payment.

Find out if the HOA has a stated reserve fund requirement and how much it has in this account. Such a fund is vital to cover “planned maintenance”, that’s the predictable costs of repairing or replacing certain communal assets without having to raise special levies, and contributions should be included in the monthly levies paid by owners, he says. “A well-run community will have more than 75% of the reserves it needs in the bank, and lower levels generally spell trouble because necessary repairs and replacements are likely to be deferred.”

“They know from experience that resident owners are more likely to take care of their properties, and the communal areas and facilities, than tenants or landlords who don’t live in the community. No loans will mean falling values.”

“Marketing presentations can also be done via shared screen functionality and

emailing the client relevant information before the meeting. So, if anyone wants a marketing presentation or a market valuation from us, it’s business as usual, we just won’t be sitting in the same room.

“The importance of a comprehensive marketing strategy when selling a home should never be underestimated, especially in a tougher market, as it can significantly impact the final sale price realised.”

“It’s also important to realise that, at the end of the day, agents are only really in control of the marketing of a property,” says Cilliers.

A winning marketing plan

The condition of the property when it goes to market falls to the seller and the eventual sale price of the property is ultimately controlled by market conditions, demand and the price that the seller is prepared to accept. “Therefore, it’s imperative that sellers choose an agent and agency based on their marketing offering, together with the experience and track record of the agent and agency concerned.” Ultimately, the goal is to achieve a speedy sale at the best possible price and, to do so, not only must the property be realistically priced for the current market, it must also be properly marketed, all of which require experience and knowledge and the backing of a reputable agency.

“Going forward, people will want to spend less time viewing homes in person and the ability to view a 3D walk-through at their leisure will limit not only a prospective buyer’s potential exposure to Covid-19, but will also save time. Strategic digital marketing can help agents reach a broad demographic of potential buyers at a pace never imagined during the reign of print advertising. “An optimum marketing strategy should now include social media, database advertising, property search portal, and app placements, digital media showcasing, virtual and physical show days, outdoor boarding and high-end print material.” However, Cilliers cautions sellers to also look beyond the digital aspect as even the best plan on paper requires a personal element for effective execution.

nder current lockdown restrictions, real estate services are not allowed to operate, which means that sellers will need to pull out all the stops if they want their home to stand out among the thousands of other online listings.

According to Adrian Goslett, regional director and CEO of RE/MAX of Southern Africa, closing a sale online is no easy feat as most buyers will want

For this reason, he is urging government, at the very least, to rethink their classification of real estate services to allow serious buyers the opportunity to walk through the property once before they sign the offer to purchase. “These walkthroughs would be conducted according to all the recommended health and safety criteria, from sanitising the home before and after the visit, to maintaining social distancing, and wearing a mask at all times,” Goslett explains. Before this point, all marketing and communications would be done online, but homeowners are going to have to do the best they can with the equipment and skills they have to capture the home for marketing purposes,” he says. To help homeowners who are taking on this difficult task, RE/MAX of Southern Africa provides the following tips to make sure the listing stands out online.

Make your home picture perfect

An experienced real estate professional will be able to write a good listing description; but, since they are unable to physically view a seller’s home right now, sellers will need to help their agents write this. Sellers should think about all the questions a buyer might ask after looking through the images

To give interested buyers a better feel for the flow of the home, sellers, with the guidance of their real estate professional, can record themselves walking through their home. This recording can then be sent to buyers who show interest in the property. Top tip: sellers should hold their camera phone horizontally and not vertically when recording, as this will provide a wider frame and let viewers see more of the home.

Do a live walk-through

Once a buyer shows serious interest, a group video call could be arranged between the seller, the agent and the buyer where the seller walks through the home room by room to answer any questions the buyer might have. As an expert in this field, a real estate agent will be best equipped to answer the questions buyers pose at this point in the process. They will also guide sellers in respect of which areas of the home should be highlighted and explained in more detail.

Innovation in hospitality sector builds resilience while fulfilling a need F

ollowing president Cyril Ramaphosa’s announcement of the nationwide lockdown easing for some parts of the country from Level 4 to Level 3 at the end of May, some players in the hospitality industry have made innovative plans, not only to survive the Covid-19 storm, but also by meeting customers’ needs.

With Cape Town at its epicentre, there are over 10,000 reported cases of Covid-19 in the Western Cape. The Capital Hotels and Apartments realised that business executives and families may need somewhere safe and sanitised to stay or work other than their regular homes. The hotel therefore offers their one-, two-, and three-bedroom apartments as sanitised spaces available for self-isolation and social distancing at its Cape Town property, The Capital Mirage. These rooms come at discounts of up to 70% for the duration of the lockdown, and beyond, making the company the first hotel to provide sanitised sanctuaries for those seeking a refuge to self-isolate or quarantine. The Capital Mirage’s entire supply chain – including food – has been secured for safe living.

Flexi-rental accommodation

Totalstay, a Cape Town-based aparthotel operator running a private collection of fully managed, hotel-grade vacation rentals including hotels, villas and

serviced apartments, is offering flexible monthly rentals free of lease agreements, at prices starting at just R8,500 per month.

With South Africa still under lockdown, Totalstay has adapted to local conditions, says co-owner and director Rael Phillips, meeting the needs of people under financial pressure who want hassle-free rentals. “This also builds an element of resilience into our business, to see us through to the level when domestic travel is permitted again and local tourism starts picking up,” he adds. Totalstay’s collection includes one-, two- and three-bedroom offerings, such as Latitude Aparthotel in Sea Point (32 apartments), Strand Beach in Sea Point (21 apartments), The Verge Aparthotel in Sea Point (22 apartments), and Urban Artisan Aparthotel in Woodstock (20 apartments). All properties offer a 24-hour concierge service, full kitchens, free WiFi and hotel-grade amenities. In general, however, he notes that “aparthotels have been able to respond to the pandemic far quicker and withstand more of the commercial impact it’s presented because of the nature of an apartment or villa versus a conventional hotel room – it offers more space and facilities, and is more flexible. It’s expected that, once people are allowed to travel again, they’ll be drawn to staying in serviced apartments

because they’re much more selfsufficient and individualistic, which enables social distancing. The risk of contaminated food is low because you’re able to cook for yourself, and you have greater control over what you can wash and clean.”

Property leasing

A flexible approach is something that worked well in the commercial property-leasing market, even before the Covid-19 pandemic hit South African shores. Inospace, a Cape Town-based operator of serviced business parks that provides a wide range of industrial, office and storage space, offers terms with flexibility at their core. Rael Levitt, CEO, Inospace, says, “South Africa’s weakening macro-economic climate and all the uncertainty it presented was fuelling demand for short-term, flexible leases, but the recent disruption to the economy has turbo-boosted that demand.” The company is now offering monthly on-demand rentals on a pay-as-you-go basis, although for tenants who want a greater level of certainty, two- to threeyear leases are offered, with a two-month lease break granted in the tenant’s favour. Flexibility and agile responsiveness have been saving graces for companies such as Capital Hotels and Apartments, Totalstay and Inospace, which are independent, privately owned and entrepreneurially led.

Easier than you think to buy property abroad

ith more than 15 years’ experience helping people make good property investments in the UK and Europe, international property expert and founder of Hurst & Wills Lisa Bathurst has seen it all. Here she deals with misconceptions that may be preventing you from making a sound, international investment.

Myth 1: Investing offshore is only for people with millions in the bank

There are plenty of options that cost far less than you think. We offer luxury student accommodation apartments, which are sound investments, at a total cost of R1,2m. We also have access to financing. This means that you can invest half that amount and have your tenants fund the rest, or you can purchase luxury residential buy-to-let apartments in a prime UK city.

Myth 2: I need to buy cash as I’ll never get a bond overseas

The myth here is that you need a foreign passport, or you need to earn millions of rands to get a bond abroad. We have successfully helped clients buy properties by putting down a 25% deposit with an interest rate as low as 2.5%, and having their tenants pay the rest.

Myth 3: I’m worried about exchanging money and losing out on the exchange rate The exchange rate can be a tricky one to navigate. We recommend that our clients send their cash using a reputable FX company and send it in batches; that way you can hedge. Most of our properties can be purchased in

instalments and we can assist clients with tailored payment plans. In some cases, a client only needs to send 10% overseas and then has several months, sometimes up to two years, to send the rest.

Myth 4: It’ll be difficult to find tenants and maintain when I’m so far away

All of our property investments come with hands-off, fully-managed options. Many come furnished with curtains and TVs. Most of our builds have a 10-year warranty, which solves the maintenance and fixing aspect, and we even have properties that have an annual lick of paint included. The properties can be managed by yourself or otherwise we work with partners who will vet your tenants, check them in, instruct maintenance, and collect rent.

Myth 5: It’ll be complicated from a tax perspective

We’re not tax experts so always seek your own independent advice. As a rule, however, buying a property or two overseas is simple from a tax point of view. SA has a double tax treaty with many countries, so you never pay too much tax. You may have to fill in a form at the tax services in that country, but this can often be done online or using one of our preferred partners.

Myth 6: What if I need to access the cash in my property investment?

You can bring your rental income over from overseas anytime, with a click of a button using our FX partners. Should you need a larger sum, there’s an option to refinance or mortgage the property and take out some equity. Alternatively, selling the property

should be simple enough if you bought at the right price and in the right location.

Myth 7: Student accommodation is popular, but I don’t trust students renting my property

Modern student accommodation overseas is nothing like the university accommodation we remember. The purpose-built student accommodation is a result of government initiatives to provide safe, appropriate student digs close to universities. These buildings are more like luxury flats with media rooms, rooftop gardens, coffee kiosks and laundry services. Students are prepared to pay a premium. The rent is guaranteed, and most projects include maintenance as part of the deal.

Home prices slashed by up to 30% post lockdown

et another repo rate cut is on its way. Grant Smee, managing director, Only Realty and Founder of EPiC South Africa, believes that, while this will bring some relief to consumers in the short term, it will not have the immediate effect needed to stimulate the residential property industry.

Plan ahead

“We foresee an extended buyer’s market kicking in over the next six months, and we anticipate it to last at least 18 to 24 months,” says Smee. “While the interest rate cut is favourable in the short term, buyers need to plan and budget for an expected increase in the medium to long term.” Some estate agents and property advisors will be quick to encourage buyers to take up an offer, but the low interest rates will not last forever. “It is vital that buyers take into consideration what they can afford and to budget for future interest rate hikes,” says Smee.

Property projections

When looking to the future of residential property, Smee says various factors need to be considered. These include price, type, demographic factors, location and the local economy – ignoring pockets of excellence. He notes that the decline in housing prices will also be affected by critical factors such as the length of the lockdown, the extent to which industries are limited in their operations, and

the amount of relief provided. “We anticipate that the higher end of the market will drop by 20% to 30% for several reasons. These include affordability, demand and a shortage of foreign buyers. When we look to properties in the mid-price range of R1,5m to R3m, we expect to see a decrease of around 15% to 20%,” he explains. “In the affordable housing market, we expect to see a 5% to 10% decline. Some areas may be less affected but, broadly speaking, the state of the economy, the diminished capacity of buyers to invest, and high levels of supply will ultimately lead us into an extended buyer’s market.”
