Lunching Italian

Editor’s Exclusive CLAIRE BARNARDO

Simple, fresh flavours and chic decor are proving a winning recipe for Giulio’s Cafe

was browsing a farmstall recently when it struck me just how much local products have taken off. It feels like since the slow food movement began, a huge opportunity has opened up for new products. Now the shelves are filled with them – especially in the foodie and health section. I find it inspiring how new businesses take off – many propelled by passion. In a similar fashion, Neighbourhood loves celebrating local businesses in the My business neighbourhood section on page 7. Enjoy reading about the secrets to local business success.

What’s good?

R

eading through the lunch menu with Giulio Loreggian at his light and airy new cafe on Loop Street, is like glimpsing a series of snapshots from a family album. Giulio’s upbringing in a large Italian family in Joburg is reflected in the robust pasta dishes like adding cherry tomatoes to the spaghetti aglio e olio, because that’s the way his family like it; peri-peri chicken livers and burgers add a purely South African note; the delicious gourmet panini are his mom’s recipe and made him the envy of classmates at school. The lunch table heaped with fresh and varied salads, served with pulled pork, shredded lamb, or chicken, reveals another major food influence – Jamie Oliver, whose philosophy of fresh, simple and local resonates perfectly with the Italian approach to food that Giulio grew up with.

Thursday, 25 February at Auto Atlantic MINI Cape Town CBD

the Black Bottle ArtMode brings together an evening of impressive art, great music and good food as the new MINI Clubman is unveiled. ArtMode Tickets available at Webtickets goo.gl/3KRQWC

Originally intending to follow his family into an accounting career, he studied business and finance at UCT, before succumbing to his passion for food and training with Garth Stroebel and Paul Hartmann at the South African Chefs Academy. Then he took off for London, working with Jamie Oliver at Recipease for a year. The dream of having his own corner cafe was inherited from his mom, Franca, who contributes her creations to the menu and adds to the warm family atmosphere. An oasis of calm after the bustle of the CBD, the cafe has a simple elegance that is no surprise when you learn that Giulio worked with renowned designer Michael Chandler for an intense five weeks fitting it out. The high ceilings and exposed brick walls of a typical heritage building include a wealth of detail linking references to Giulio’s Italian heritage with Cape Town history. So there are classical Roman columns, moulded plaster festoons containing proteas, olive wreaths, a grand, tongue-in-cheek pasta chandelier, marble-topped tables, tableware from ceramicist Wendy McLachlan, and large Italian tomato tins growing fresh basil for the kitchen. Everything is cooked fresh each day – breakfast dishes and cakes as well as lunch – and you can taste the freshness in the immediacy of the flavours: spaghetti puttanesca, forthright with capers and olives; salads vibrant with herbs; real mozzarella; and perfectly tender, rich shredded lamb. It’s Italian family cooking done to perfection in a contemporary South African context, full of warmth and zest for life.

Raising the bar

Stellar Sauvvies

Chenin Blanc may be the poster child for a new wave of local winemaking, but South Africans still love a glass of chilled Sauvignon Blanc WORDS: RICHARD HOLMES

IMAGES: SUPPLIED & ISTOCK

C

lose on 10,000ha of South Africa’s vineyards are planted with Sauvignon Blanc, and this “Wild White” can excel as a barrelaged bottle headed for the cellar or a fresh and zesty youngster ready for drinking just months after harvest. The Doringbay Sauvignon Blanc from Fryer’s Cove doesn’t take itself too seriously, and is a wonderful example of a crisp dry Sauvvie for summer. Picked from coastal vineyards on the West Coast, it’s a wine brimming with minerality and passion fruit. Enjoy it young, preferably with a platter of seafood. Coastal influence also shines through in the wonderful Pofadderbos Sauvignon Blanc from Strandveld Vineyards. Sourced from a single vineyard, winemaker Conrad Vlok and his team may have to dodge the puff adders here during harvest, but I’d say it’s a risk well worth taking.

Expect lashings of tropical fruit on the nose, balanced by a creamy, full-bodied palate with a touch of minerality. On his Stellenbosch estate winemaker Gary Jordan is known for pushing a few boundaries, and The Outlier is a fitting name for his barrel-fermented Sauvignon Blanc. Grapes are fermented in French oak barrels and spend eight months sur lie (maturing on the lees, or dead yeast cells), before being blended with a portion of tank-fermented Sauvignon Blanc. The result? A wine that marries the complexity of oak with the freshness and fruit of a traditional Sauvignon. It’s superb. As is the Groenekloof Sauvignon Blanc from Stellenbosch winemaker Neil Ellis. Made from bush vine vineyards near Darling, this complex Sauvvie offers a mouthful of citrus and tropical fruits balanced by a long, lingering finish. Little surprise the 2015 vintage picked up five stars in the current Platter’s Wine Guide. Along with bagging five stars in Platter’s, the Kleine Zalze Family Reserve Sur Lie Sauvignon Blanc 2015 also picked up a double-gold at last year’s Veritas Awards. Sourced from three unique vineyard sites in Stellenbosch, Durbanville and Darling, the wine spent seven months sur lie, so expect a nose of gooseberry and white peach, balanced by a richer, rounded palate.

Marco Picone and Niki Bjorn Reschke took over a rundown building on the corner of Bree and Pepper streets and turned it into a trendy late-night eatery WORDS: CHARIS LE RICHE

IMAGES: SUPPLIED

O

wners Marco Picone (part of family business Soft Coffee Holdings, which owns the Cappello and Hard Rock Cafe brands in South Africa) and Niki Bjorn Reschke (chef and menu developer for Nonna Lina, Col’Cacchio and Nu Health Food Cafe) came together wanting to bring the Mother City a new eatery that would offer not only great atmosphere, but also superb cuisine for those late-night munchies. “We noticed how Cape Town wasn’t looking for another club or restaurant, but something that was a little of both,” says Marco. And so Arcade Resto Bar was born – a vibey latenight bar that serves great food too. The overall theme has to be minimalism – from decor that has a sparse, industrial coolness to it with stunning copper light fittings (and the only real pop of colour being the neon pink light that reads “Youth has no age”), to the menu which is all about simple food made with quality ingredients and great care. “When planning the menu, I thought about what I want in food and what I think the customer deserves. I always came back to the same thing: uncomplicated, seasonal, fresh produce that isn’t overly complicated,” says Niki. This philosophy shines through on the menu which features organic beef burgers with great flavour combinations (like the Brooklyn with fior di latte mozzarella, streaky bacon and avocado) as well as unique salads, authentic pizzas and cafe-style fare like the beef and chicken prego rolls and more. We got to try out the seared beef

which serves two. I’m not exaggerating when I say that the beef melted in my mouth. It wasn’t anything overly complicated, it was just great food. Marco and Niki are hands-on when it comes to running Arcade, so you’ll probably find one of them at the restaurant offering patrons tequilas and generally having a good time. “It’s that personal touch that makes a difference, “says Niki. “We definitely want to open up four to five more eateries like this over the next two to three years and just keep them cool and niche, simple and amazing,” says Marco.

Embracing the asymmetrical WORDS: CHRIS REID

IMAGE: ALEGRE DESIGN

S

ymmetry is traditionally one of the guiding principles of product design. There’s something about furniture and homeware that is neatly balanced that we find inherently pleasing. It comes down to a desire for order in our world, and the comfort that we feel when our things are ordered. There’s a growing trend in design, however, that’s turning this on its head and embracing the asymmetrical to inject a feeling of newness into our homes. This trend isn’t about designs that are unusable or unwieldy, but rather about objects that take the expected and then put a twist on it. With minimalism in fashion in many markets around the world, it takes the smallest detail to make an impact. That’s why studios such as Alegre Design have attracted such attention in the design community with pieces such as the Ego chair, which features a single raised armrest. Similarly, the local brand Okha has followed the same spirit with the Curator couch – an update on the classic chaise longue.

While this trend is not necessarily one for every home, it definitely shows our desire for difference in decor. This has traditionally been expressed in handmade and bespoke items – pieces that are intrinsically unique because of the way they’re made. When this same spirit is applied to more contemporary, simple design, however, the logical response is to seek items that are mass-produced but defiantly nonconformist. So for at least the next while, expect to see more asymmetrical and out-of-balance design, and embrace the off-kilter every now and again.

My business neighbourhood Dirk and Lauren Molsen bring classic cars to Bree Street with a serving of flat white and toasted sourdough WORDS: KIT HEATHCOCK IMAGES: SUPPLIED

irk and Lauren Molsen recently combined their two passions – classic cars and great food – to open a hip new venue for sports car enthusiasts and foodies. Club9 and Dapper Coffee Co, a long bar counter serving coffee, breakfast and light lunches, opens onto the Bree Street pavement, revealing tantalising glimpses of the showroom full of vintage Porsches and classic Mercedes-Benzes. Q: How did your business start? A: I have always been a classic car nut. As my collection grew over the years I was running out of storage space. I also realised that I was hardly using the cars as they were scattered all over Cape Town. Every time I wanted to drive one, it became a real mission, be it a flat battery, flat tyres, or simply just gaining access to where the car was stored. My dream was to have my own place big enough to keep all under one roof. One day I stumbled across the premises which are Club9 today. Q: Why did you choose this area to set up shop? A: T he showroom was as central as

Affordability pressure on homebuyers intensifies

P

roperty statistics for Q4 2015 released by bond originator ooba, show house prices continued to grow in excess of inflation as demand for residential property remained buoyant despite a weakening economy. Compared to Q4 2014, average purchase prices increased by 7,5%, surpassing the R1m mark from R978,502 to R1,051,809. The average purchase price of firsttime buyers also continued to climb, increasing by 5,6%. The average deposit paid by first-time buyers dropped by 21%, compared to Q4 2014, which is indicative of first-time homebuyers’ continued ability to access finance in a competitive home loan market. Ooba’s approval rates in Q4 2015 are 1% down on Q3 2015, alluding to the financial constraints that homebuyers are starting to face as a result of SA’s current tougher economic conditions.

Rhys Dyer, CEO, ooba, says, “On the home loan front, an increasing inflation environment off the back of the rand’s decline, will intensify affordability pressure on homebuyers, which will likely increase home loan decline rates across banks.” Dyer envisages that the mix of home loan applicants will change in 2016. He expects a lower percentage of first-time homebuyers, as they will likely delay their decision to enter the market until the economic environment improves. “We anticipate that more buyers will purchase within their affordability constraints, and that banks will drive buyers to put down larger deposits. Banks will be watching the consumer affordability position very carefully and will tailor their lending approaches to contain risk,” Dyer says.

Landlords discover a better way to manage parking

a showroom could be in the CBD, and its long frontage onto Bree Street was an added bonus. Q: How did you find your premises? A: I drove to view the demolition of the Tulip Hotel and stopped right outside the showroom which had a “to let” sign in its window. Q: Why are the premises ideally suited to your business? A: They are very central in the CBD, and the restaurant is in trendy Bree Street and part of the First Thursdays map. Q: Who are your neighbours? A: We are across the road from Youngblood art gallery, and a stone’s throw from Chefs Warehouse and La Parada. Other near neighbours are Bouchon Wine Bar & Bistro and Inhouse Brand Architects. We’ll have the new Tsogo Sun International Hotel right opposite us from September 2017. Q: What are the shop rental/ sales prices like in this area? A: We struck it lucky as the

landlord gave us the premises at a very fair rate. Q: What is your shop footprint? A: Being a restaurant, a showroom and a car-care clinic, we are naturally getting quite some foot traffic every day. We estimate approximately 300 people come and go during an average day. Q: Do you have any expansion plans? A: No. Q: Do you operate online as well? A: Yes, but most of our business comes from the showroom floor. Q: What’s your most popular item? A: Our great food and the Porsches.

new cashless, ticketless, userfriendly parking app is set to take the hassle out of parking and give forward-thinking landlords a competitive edge. KaChing Parking uses licence plate recognition (LPR) technology to open the boom when users enter and exit a parking lot. It also automatically deducts the parking fee from their credit cards or prepaid accounts upon exiting. The service is already available at Melrose Arch, Campus Square and Morningside shopping centres, and will be available at The Pavilion

(Durban) and Thrupps (Joburg) soon. There are also plans to expand to SA’s other top shopping destinations. Jaco Marais, co-founder, KaChing, says, “We understand the frustration of waiting in queues to pay for parking and to get through the boom. We figured there had to be a better way, and decided to create a solution that not only takes the hassle out of parking for users, but has tangible benefits for landlords too.” An added benefit is the high-level security and convenience the landlord is able to provide visitors.

Perspective on the property market To keep perspective is to look back at the last 20 to 30 years and to see all the challenges that this country has had to face: Mandela’s release and the fall of apartheid, a new democracy, a few economic recessions, 24% interest rates, and numerous property booms and recessions. Yet an average three-bedroom home in Durban North which sold for R30,000 in 1980 now sells for over R3,25m GRANT GAVIN, OWNER, REMAX/PANANCHE

N

ews that the Playboy mansion went on the market for a cool $200m (about R3,1bn) made headlines around the world. But the downside – or upside, depending on your point of view – is that current owner Hugh Hefner is included in the deal. The good news, if you happened to be in the market, is that other equally, if not more, impressive properties are on the market.

Le Palais Royal, Florida, $159m (about R2,5bn)

Measuring roughly 6,000m2, this property was modelled on various European palaces, and features 11 bedrooms and 17 bathrooms. Situated in Hillsboro Beach in Florida, Le Palais has a private Imax theatre, an air-conditioned kennel for the dogs and a 400m2 infinity pool.

The Manor, Los Angeles, $150m (about R2,4bn)

This property in the exclusive Holmby Hills suburb of Los Angeles, has its own Wikipedia page. The home, boasting 123 rooms, was built by the late television producer Aaron Spelling. It was then sold to Petra Stunt, daughter of Formula One billionaire Bernie Ecclestone, for $85m (about R1,3bn) in 2011.

Tour Odeon, Monaco, €300m (about R5,3bn)

The recently completed five-storey sky penthouse sits atop a double skyscraper, the first to be built in Monaco since the 1980s. Measuring nearly 3,300m2, the penthouse and its €300m price tag are what attracted the most attention. The rooftop apartment boasts a water slide that extends from an upper dance floor down to a circular infinity pool.

Analyse it PATRICK CAIRNS

The state of SA’s finances O

ne of the big talking points of early 2016 has been the likelihood that South Africa will face a credit downgrade this year. Many analysts believe that ratings agencies are already sharpening their pencils. This has focused attention on the problems facing South Africa’s balance sheet. And, according to a recent presentation by PSG Asset Management, these are not inconsiderable. The country has a very narrow tax base, with estimates that there are

only 5,5 million taxpayers compared to the 17 million South Africans on social grants. The number of people employed compared to the number of people on welfare is now around one to one. That has fallen from a ratio of around three to one 15 years ago. On top of this, social spending, which includes education, housing and health care, comes in at close to 70% of the budget. This leaves very little for the infrastructure projects necessary to facilitate faster economic growth.

South Africa’s rising debt also means that interest payments are consuming more of government expenditure. Around 10% of the budget now goes to paying the interest on national debt. The combination of these factors is what is informing the rating agencies’ negative view on South Africa’s finances. PSG Asset Management, however, pointed out that there are a number of positives too. For a start, although South Africa’s debt has been increasing, it is not out of hand at 50% of GDP. Our emerging market peers have debt to GDP ratios

of around 60%. The country also has very limited offshore debt. Only around 10% of South Africa’s debt is in foreign currency, which means that the cost of repayments has not escalated too much with the depreciation of the rand. Local inflation is also under control, and being managed by a very credible Reserve Bank that has been consistent in its policies. And even though perceptions about South Africa’s institutions were shaken by the dismissal of finance minister Nhlanhla Nene last year, the ultimate resolution restored a lot of that confidence and strengthened

the position of the current minister. So while there is reason to worry, our government finances are certainly not a complete mess. And even if there is a credit downgrade, it might do more good than harm as it will focus attention on putting the right policies in place to mitigate the negatives. The government’s recent steps to open a more constructive dialogue with business is already a step in the right direction. With some foresight on the part of the government, there will be more of this in future and less for the ratings agencies to worry about.

ocated on the side of an iconic mountain, Fresnaye offers a peaceful escape from the city with immediate access to many hiking and walking trails, as well as the exquisite beaches of Camps Bay just around the corner. The exclusive suburb offers all of this natural beauty while still being conveniently close to the economic hub of Cape Town, as well as many great schools, shops and resturants in other surrounding areas.

Agent commentary Q: What do you like most about Fresnaye? A: Affluent Fresnaye is regarded by many as the jewel of the Atlantic Seaboard. Its exclusivity as a residential suburb is boosted by the fact that it’s set high on the slopes of Lion’s Head with bustling Sea Point and the blue ocean below. It enjoys a wonderful Mediterranean climate and is one of the few wind-protected suburbs in Cape Town. Excellent restaurants and shops are close by in Green Point, Mouille Point and even Clifton and Camps Bay, with the added convenience of many good schools in the area. You also get direct access to the mountain from here, and the beaches and promenade are just down the street.

Q: Who is buying property in Fresnaye? A: Fresnaye attracts buyers from all parts of South Africa and abroad and from all walks of life – from retired couples to young families and successful business professionals. The average selling price of a freestanding house in Fresnaye in 2015 was R10,3m and for apartments it was R3,675m, according to Lightstone. During the beautiful summer months we’ve experienced an increase in the number of foreign buyers looking to buy property here. Because we’re an international company with offices in 100 countries, we’re able to offer our sellers great international exposure given the current exchange rate.

Q: How has Fresnaye changed over the past five years? A: Where Fresnaye was once home to older properties, it is now modernising and prices are skyrocketing as the demand increases. Property owners are renovating, remodelling and extending, choosing to stay put for the capital value growth, lifestyle, location, views and convenience. People want to invest in this top-quality lifestyle, meaning that Fresnaye now ranks among the five most sought-after neighbourhoods in SA. Prices range from R9m to R100m and properties under the R15m mark are in short supply. Owners choose not to sell, so property values will simply keep growing year on year.
