ost Pretorians will recognise Roshila Jarosz from her role as Minah Naidoo in the film, ’n Paw-Paw Vir My Darling (2015). Although Roshila originally started out as a journalist, she was always drawn to the world of acting. Besides her passion for acting, she also cares deeply about social justice issues. Her bread and butter job entails working as a consultant communications specialist for a large consultancy, as well as at a distribution company founded by her entrepreneur husband, Ivan Jarosz. Roshila has fond memories of growing up in Laudium, but she and her husband now live in Faerie Glen. They were drawn to the suburb because of its central location. “We appreciate the convenience of being able to get to our favourite spots within minutes and pop out to the shops and return in a jiffy. The suburb is less than 10 minutes away from the N1, Menlyn Maine, Menlyn Park shopping centre, Faerie Glen Nature Reserve, a 24-hour pharmacy and several hospitals.”

Faerie Glen is a large and wellestablished, middle-to-highincome suburb nestled on the slopes of the Bronberg mountain range. “It has beautiful spots of greenery,” says Roshila. “It’s not often that one can get away from city life within minutes; the Faerie Glen Nature Reserve is located about five minutes down the road from our place and has three
different hiking routes. Once you get to the top, you’re rewarded with a spectacular view of Pretoria East.” The Jaroszs have a great deal of respect for their fellow residents. “The people in the community are a friendly bunch. You can often see families going for walks, or spot couples walking their dogs. Even the petrol attendants at the local garages are super friendly. In fact, one of the garages even hands out flowers to customers once they pass their sell-by date but still look and smell gorgeous.” Although Faerie Glen boasts an abundance of shopping centres with comprehensive shopping facilities at, among others, Atterbury Value Mart and Glen Village shopping centre, Roshila describes herself as more of a guerrillastyle shopper than a shopaholic. This is why she finds Menlyn Park shopping centre, close to Faerie Glen, ideal for focused shopping. “I’m in and out as quickly as possible, with the only casualty being my bank account, thanks to the odd Zara and MAC buy.” For daily grocery shopping, she prefers to visit the stand-alone Woolworths, Pick n Pay or Checkers just down the road from where they live, rather than going to a mall. “There’s lots to do in the area in terms of recreational activities, from kickboxing to krav maga, an assortment of gyms and the Bounce Trampoline Park.”

Closing market gaps
W
ith escalating property values and rentals near the CBD, wealthier buyers are catered for, but gaps are widening in the supply of housing and rentals to middle-income groups.
To help fill the middle-class property market gap, Rawson Developers is developing in the urban development zone (UDZ) area of Observatory Main Road – an area soon to be serviced by the MyCiTi bus service.
“As a free-market economy, supply and demand determines prices and also applies to the property market. Areas close to nodes of employment, and routes along new public transport, are increasingly in demand,” says Brett Herron, Mayco Member: transport and urban development, City of Cape Town.
“Exciting potential exists for great returns and sustainable rental income for buyers. The UDZ system offers tax relief on capital invested in income-earning property in a designated area. As long as your dwelling is earning rent, you may claim a portion of your purchase price as a tax rebate annually over a set period, as long as you are earning 100% from occupation,” says Bill Rawson, chairman, Rawson Property Group.
Against this backdrop, the provision of new housing opportunities for middleincome earners is inadequate. While government interventions are aimed at people earning less than R15,000 per month, the group earning between R15,000 and R30,000 per month is neglected. Into this gap, a number of projects have been launched, notably the city’s metro-south east integration zone including the Main Road strip from Woodstock to Observatory.

A prototype for better homes
F
lexibility and mobility are key factors defining modern lifestyles and informing the design elements and materials used in contemporary homes, with many inhabitants opting to live in more comfortable and practical spaces without compromising on style. But what makes a better home and how can this ideal be achieved through design and construction? This is what interior construction company, Saint-Gobain, together with Thomashoff and Partner Architects set out to determine when they considered insights from a recent survey, which led to them creating a set of criteria for building better homes. The result is Stand 51, a model for
improved house design. The show home is currently being built in Val de Vie Estate, Franschhoek, and follows its predecessor, Stand 47, which tested people’s experiences around home comfort. Stand 51 will be a smart, open, versatile space responding to insights that South Africans prefer open-plan houses as well as homes that can adapt and grow, and rooms with dual functions. As such, the prototype will offer maximum acoustic and thermal comfort, safety, flexibility and environmental protection, and showcases how the evolution of design and technology can influence future-proof home design and living.
KZN executive appointed to national property board
A
ndile Mnguni, executive, Tongaat Hulett Developments, has been appointed to the national board of the South African Institute of Black Property Practitioners. This follows his appointment as chairman of the committee of the institute’s KwaZulu-Natal chapter in January. Launched in July 1996, the institute contributes towards policy formulation, facilitates education and skills development, and helps remove bottlenecks to the growth of black-owned property businesses. Membership is open to professionals, corporates, public sector departments, employees, entrepreneurs and students. Mnguni has over 17 years’ experience in the property and construction sector. His tertiary qualifications
include a BTech in quantity surveying from the Durban University of Technology and an MBA from the University of KwaZulu-Natal. After working as a quantity surveyor for Aveng Grinaker-LTA, he joined Tongaat Hulett Developments where he has led development and served as a director and chairman of property management associations at Izinga, Umhlanga Ridge Town Centre and Ridgeside. He is responsible for the development and execution of Tongaat Hulett Developments’s Outer West landholding strategy. “(The institute) does great work and I am pleased that, thanks to the experience I have gained and the support of Tongaat Hulett, I will be able to contribute to the development of the property sector and provide a KZN perspective on national issues facing our industry,” says Mnguni.
W
hen the opportunity presented itself, Jay Mthembu, Ntando Makhanya and Xolani Thwala decided to start their own sporting goods store at the Menlo Alkant Tennis Club to cater to growing demand. Jay tells us about their journey. Q: How did your business start? A: Ntando and I worked at Baseline Racquets in Groenkloof for many years. At that time, Xolani was working at the Lynnwood Bridge branch. When the Groenkloof shop got new owners, the three of us combined our experience to start our own store in Menlo Park. We started by doing re-stringing for some of our regular clients and soon found out that they also needed other products, such as shoes and racquets, so we decided to stock a few other products too. Q: Why did you choose this area to set up shop? A: We were actually looking at setting up shop at the Groenkloof Tennis Club. Unfortunately, the club had a few issues to sort out with the space. We’re still waiting to hear from them, but we’re using this space at the Menlo Alkant Tennis Club in the meantime. Q: How did you find your premises? A: We know one of the coaches here and he suggested we use the space. He spoke to the committee and they gave us the space. Q: Why are the premises ideally suited to your business? A: Because it’s a tennis club, we’re
visible to our direct market on a regular basis. People from other clubs also come and play league here, which makes it ideal. Q: Who are your neighbours? A: We only have residential owners as neighbours. Q: What are the shop rental/sales prices like in this area? A: We’re so lucky to have a really reasonable rental price. Q: How many people go through your store each day? A: On average, we have about 10 customers per day. Q: Do you have any expansion plans? A: We’d love to have a bigger space so we can stock more shoes, racquets and clothes and have enough space to display it all. Q: Do you operate online as well? A: Yes, we have a website (racketspecialist.co.za). Q: What’s your most popular service? A: Re-stringing of racquets is our most popular service. We also go to tennis tournaments where we do re-stringing for players.
