History B

uster Keaton’s 1921 film One Week features a newlywed couple living in a prefab house. Seemingly an innovative concept, prefab building is actually “architecture’s oldest new idea”. It was during the post-war era in the early 20th century, a period of accommodation crisis, that the concept of “prefab housing” became popular across Europe, Japan and U.S. Thanks to the assembly line advanced by Henry Ford, this construction model has been fully developed in the recent decades.

Manufacturing today has gradually moved from standardisation to customisation. However, the concept of mass production is a mode of production still widely used in building and design, to reduce production cost and increase efficiency. The c ons tr u c tio n mo d e l a p p lie d b y Sma r t Construction Group, for instance, is influenced greatly by Ford’s mass production concept of prefabricated components with standardised lengths, widths and material specifications.

Design Whilst most people would think modular construction is limited to container housing, our system is intended for permanent construction. Smart Construction can either help you design your project or simply incorporate your existing design with elements of modular construction. Our modules can be up to 15 metres long and 5.2 metres wide, with an internal height ranging from 2.4 metres to 2.7 metres, thereby removing the design constraints associated with modular construction. Also, our system is suitable across all types of projects, including simple freestanding houses, residential units and complex high-rise structure

The final procedure of the modular construction is to lock the modules onto their respective positions, connecting the internals and cosmetic touch-up to ready the building for Occupancy Certificate.

Time Cost Optimization O

ur extensive in-factory prefabrication significantly reduces the amount of onsite building work, and shortens the construction time: However, one shall look beyond the idea that assembly line production facilitates efficient production methods and labour produces affordable building components. In other words, the new and recent technology celebrates the customised building components. Smart Construction Group’s unique Multi-Stack Building System allows for flexible and purpose-oriented design across a range of sectors including residential and serviced apartments, student accommodation, hotels and commercial offices. Flexibility and scalability are the two pillars of Smart Construction Group. Flexible design means modules can be custom built to meet the requirements of individual project design and specifications.

FROM TRADITION TO REVOLUTION

A New Era T

hough Smart Construction’s products follow the same codes and standards as traditional architecture, they demonstrate a great improvement in speed, cash-flow and sustainability. Focusing on off-site construction, Smart Construction’s products are produced in a similar way as in the manufacturing industry. Thanks to industrialization, buildings can now be mass produced in the factory where the assembly line shortens the production time significantly. Moreover, this new method of building initiates a revolution in improving efficiency and sustainability, as well as reducing cost and carbon footprint.

9

In traditional construction, it is difficult, if not impossible, to control demolition and operation waste. Smart construction, on the other hand, represents a significant change for the industry with substantial “triple bottom line” impact across the economic, environmental and social aspects. With the use of lean production techniques and Building Information Modeling Software, builders, developers and investors can finally achieve the Holy Grail: higher quality, at reduced cost and shorter project turnaround time. What Smart Construction Group aims at doing is to lead the entire Australian construction industry to move to the next phase and transform to a more standardised way of design and building. Our modular system provides a faster construction solution with lower labour costs. Meanwhile, it reduces the holding costs and financial related interest for the developers, creating a better return at lower risk.
