AUTOBIOGRAPHY Yu Qi was born in Ji Lin city which is small but attractive in China. When she was a child, she liked painting and sports. She has been drawing since she was 16 years old. Also, she has passed the fine arts testing in China. Yu Qi started learning interior design from college, and after studying, she discovered that this major is unique and exciting. She thinks interior design is special because it is relational with the human being. Moreover, attractive interior space can affect users emotion, even change their life. She likes the feeling of the spontaneous ideas when she designs a project. Gradually, she began to adore interior design. Later, she recieved a bachelor degree in interior design and started a new phase of her life. Yu Qi worked as a designer in Beijing for one year. Gaining practical experience. However, she found she need more knowledge of interior design, so she chose Academy of Art University to continue learning. Yu Qi’s goal is to use her knowledge and her unique ideas to create interior spaces suitable and sustainable for people’s beautiful and human lives.

ABSTRACT

The essence of this project is to create an exciting and dynamic interior space for a new game company that reflects their imagination and creativity. The project is located at 769 Brannan St. in San Francisco, with a total area of 30,000 square feet spread over three equal floors. The essential problems with the current building are the entryway which is very small and not optimally placed and the building’s structure which has a multitude of columns that will make space planning challenges. The goals of this project is to create a new type of office building distinctly different from more traditional office spaces on every level of design and approach; a place where the employees will thrive for years to come.

CLIENT PROFILE For my project , the clients are two young entrepreneurs. They were classmates, and they learned game design in university. Now, they are partners, and they have five years of work experience. Because my clients like playing games, and they are good at the game design, they want to create a game design team that is composed of young people. Moreover, they expect that their office will be unique and interesting place. It should not only be a work place, but also it should be a home for the gamer. Everyone can learn here, play here and make many friends.

USER PROFILE Visitor For this project, according to the research, the target users’ age is 31 years old but can also be some what older or younger. Also, approxiametly 60% of San Franciscos are within the age group that would play video games (age 18 - mid 40’s). Today, not only males like to play games, but also females. Proportionally, number of males and females are almost same. Moreover, there are many residential buildings surrounding the project site, so people in the target age groupe who are interested in video games will want to visit there. Furthermore, there are two art schools near this building, so I think young people will visit.

Employee For the employees, this company requires a young team because young people have abundant ideas and creative ability. Therefore, the average age of employees is 32 years old and most of them are local residents. Less of them are students who have internships. Their needs in the space will determine the direction of my designs. There are several departments in this firm. First, managers who are the department heads of the company are in the age range between 40 to 55 possibly. Good management skills are necessary. Second, the game designer is a kind of important role in the company. Their job is developing new games, so they should have both innovative and creative abilities. The age range for this group is between 20 to 40. Third, software engineers who use computer knowledge to solve various software problems. Lastly are the sale representatives who have good communication skills, and are interested in game design.

CONCEPT STATEMENT Galaxy game design company is an innovative game design company that pushes the boundaries and limits as one would experience in space travel; always seeking a totally immersive and breath-taking experience. The interior design project is inspired by these elements using innovative lighting while taking cues for interiors spaces from the beautiful and mysterious shapes found in a spiral galaxy. Furthermore, the concept will be reinforced through the use of vivid colors and high tech lighting like the polar lights inspired by dynamic shapes such as the galaxy’s constellations. With human beings’ knowledge of science and technology constantly increasing, M.G.’s business philosophy is to encourage limitless creativity coinciding with the desire to create a space that expresses this exploratory approach to work. The games they create have a sense of wonder and mysterious charm that invites the users to endlessly explore and discover the excitement they offer. The company invites customers to come to the office to learn about new gaming products while entertaining themselves through the mystery and fun of the games they create.

HISTORY OF NEIGHBORHOOD This project is located in an industrial area of San Francisco, and the building was built in 1923. There are two significant areas around the building. They are Mission Bay and the design district. “Mission Bay was a bay and the estuary of Mission Creek, on the west shore of San Francisco Bay, between Steamboat Point and Point San Quentin or Potrero Point. From the 1850s the area was used for shipbuilding and repair, butchery and meat production, and oyster and clam fishing. As the marsh stabilized with the weight of the infill, the area quickly became an industrial district. With the addition of the railroad, Mission Bay became the home to shipyards, canneries, a sugar refinery and various warehouses.� For over a century, in this area,the San Francisco Design Center, has been a hub for makers. In the area there are many showrooms for high-end furniture and interior design materials.

The project’s building is located near the Design Center at 769 Brannan St. at the corner of Gilbert St. It was built in 1923. Since 2004, this building has been used for storage. This building does not have any particular history, because it is in an industrial area, eas surrounded by many shipyards and factories. It is in the South of Market district that is a big area near the Mission Bay. The map included shows the site of the building.

EXISTING BUILDING This project is located at 769 Brannan St. in San Francisco. The total area is 30,000 square feet, and it is a three-floor building. There are many columns within this building. It has an elevator for the goods, and two stairs ways which are the exits, but one stair way is just from the ground floor to the second floor. The building has windows only to the north and west, and the other two sides are adjacent to other buildings with no space between. Although there are only windows on two sides, the area is large, so the daylighting is abundant.

PRECEDENT STUDIES Van Spaendonck Enterprise House

The design project is a renew enterprise house. The original building, formerly named The Corpac House, stems from 1968 and was designed by the Rotterdam Office Van den Broek & Bakema. In a variety of aspects such as climate, user experience, and functionality, the complex no longer met contemporary standards. Therefore, this building needed new innovation. The client, the Van Spaendonck Groep, wanted a building with a modern-day style and truly sustainability in all respects. For the main idea of this project, hospitality, representativeness, effectiveness, professionality, convenience, transparency, flexibility and an optimal support of the work processes all played an important role in this.

The building’s inside world opened up. The original setup already had large spatial elements such as atria and voids, but using built-in cabinets, these were strictly separated from the workplaces around them. Thus, one could hardly experience the spatial wealth and abundance of these spaces. The separation also resulted in a very limited interaction between the different users of the building. Therefore, I will think about using more semi-public space to break open the existing, closed structure at 769 Brannan Street. Also, I will use the transparency of the glass materials in the private office spaces and public spaces. Most offices of the site are semi private space. In the middle, that is open public space, so provide users with a good place to communicate. The office cafetaria near the main entrance, so it is very convenient for the visitors. Also,the shared pantry is adjacent to the semi-private office space that is the advantage for the users. Enclosed space accounts for about 30 percent of the total area, while open space is more than closed space, accounting for around 50 percent of the total area.

KASIKORN Business-Technology Group is undergoing a major transformation to support the arrival of the new “FinTech� digital banking era. With this industry-wide revolution, KASIKORN Business-Technology Group recognizes the urgency to change its way of working to suit the more modern and seamless culture that is native to its growing tech-savvy community. The traditional big, bulky workstations were deemed inhibitive to communications and mobility across teams and disciplines. The new workstation design, however, aims to reduce boundaries and promote communal exchanges. The addition of creative boxes, recreational area, designated meeting rooms and meeting spaces around office columns combine to create a unique environment which encourages greater creativity and engagement.

This project has a unique idea that used creative boxes to connect the public space and private space so that the users can have a convenient communication space. Also, they are all playing important roles in the office space. The goal of this project is to make the working area as spacious as possible, all the while flexible enough to anticipate future changes in workstations to accommodate team rotations and restructuring. To address this challenge, the “Flexible Tree� was introduced to eliminate the traditional raised floor. As part of the design, mechanical elements were used to create volume and enhance aesthetics. Therefore, I think the flexible space is significant parts of my project as well. This project has a huge space for the open work station that is semi-public space. Most offices room and conference rooms are semi private space, like the floor plan show the yellow part. The main entrance and reception area are between the conference center space and public space. Also, it face the main street. Enclosed space accounts for about 20 percent of the total area, while open space is more than closed space, accounting for around 55 percent of the total area. Substantial is a digital product studio that was founded in 2006 and moved into the 100-year-old building in 2013. goCstudio was brought on board to redesign the entire 14,000-square-foot upper floor of the building to create an open plan office that would accommodate the growing needs of the company. Moreover, the challenge was to create a cohesive open-plan work space which retained the feel of the original Substantial space and would maximize the existing character of the building; exposed brick walls, old growth Douglas Fir beams and roof decking, and warehouse-style window walls.

This office is not very big, the total area is 14,000 square feet, but designer keep the original elements like the exposed brick walls, old growth Douglas Fir beams and roof decking, and warehouse-style window walls. On this basis, designers need to create a cohesive open plan work space which retained the feel of the original Substantial space and would maximize the existing character of the building; Therefore, I also need to keep the old elements of this building, and combined the new materials and ideas together for my project. For this project, the semi- public space occupies very little space. Most of the space is public space like the floor plan show the yellow part that is open work station. Semi private spaces are near the public space, and most of the private space are in the middle in this building (blue areas).The main entrance face the reception area, so you can see the reception desk directly that is useful for the visitors. Enclosed space accounts for about 10 percent of the total area, while open space is more than closed space, accounting for around 75 percent of the total area.

SITE ANALYSIS The building is located at 769 Brannan St. in San Francisco. The ellipse map shows the building faces Brannan St. It is the main street in this district, and it is busy in the daytime. I think this side of the building will impact my design. It will be noisy on this side, so I want to use the acoustic materials to decorate it, or I’ll design it as an area that is immune to noise like a lounge, café or restaurant. On the map, the red area show’s the main building, which has a flat roof. I am thinking about what I should do on the roof. Maybe, I can design a beautiful garden or a lounge area. There are some offices and stores surrounding this building. However, there are less restaurants and cafés here, so the inclusion of a eating area in my design is an advantage of my project for the local community. In addition, the transit is convenient in this area because there are freeway and MUNI stations nearby, as the map shows. People will easily access the site.

Surrounding Neighborhood

Adjacent residential building. There are many buildings like it surrounding the site. That is a good point for my project because people residing in the area can come to the site to visit and eat.

New construction. Also, this is a residential building, and the rental fee of the studio is $3,200. Because of this that, I think people who are living here have a stable incomes, they would be regular customers.

PROJECT DEVELOPMENT

Office building. The headquarters of Airbnb. I researched the age of the people who are working for Airbnb, and the average age is 36 years old which is the average age of my targets users.

Office building. The office of Pinterest. As we all know, Pinterest is a web and mobile application company. Therefore, I think the employees will be interested in games and visit M.G, the game company I am designing for.

Adjacent restaurant. This is the only restaurant close my project building, so I think I will design a restaurant and cafĂŠ in my project that can be profitable for my client.

Adjacent educational building. There is a university near the building, and this is an art university, so I think some students who are studying here are interested in having a game experience.


Climate

The project is located in San Francisco. The climate is was Mediterranean, with moist mild winters and dry summers. Also, in the summer, the sunset time is late, and the sunshine time is longer, and the space in the building where my project is will get plenty of sunshine. In winter, the daytime is short and the daylight is cold, which will affect the setting of the indoor lighting. Because there are lots of windows on the Northwest and Southwest walls, I will think about the direct sunlight which will affect the work space of my project. In addition, there are southwest winds in summer and northwest winds in winter. Both sides have windows, so there will be fresh air through out the building.

BUILDING ANALYSIS First Floor The floor plan shows the non-structural walls in blue color. I can remove these walls to create different spaces. There are many windows on the Brannan and Gilbert street walls, so daylight is adequate. Also, this building has a large rolling door for delivery access. I can use this part of the first floor to design a unique space for kitchen and delivery. However, there are many columns in this building, so it is hard to design spaces. Also, the vertical circulation in the building’s center is an obstacle in design. There are two entrances on the west side (first photo), and they are too small. Entrance way for visitors is especially narrow and I will need to design it bigger.

Second Floor For the second floor, the primary challenge is the stairs. One stairway is in the middle and accesses all three floors. The other one connects only the first and second floors, so I have to add another floor of the stairs to connect it to the third floor. I need to rebuild the staircase, so it is more in the corner of the building. The center staircase will be demolished. With these changes, the overall distribution of my project will no longer be affected by the location of the stairs. For the third floor, same situation as the second floor. Colunms will a big challenge. The only difference is that there is a window on the wall in the northeast. so there will be natural light coming in this area.

CONCEPT DEVELOPMENT My project will use the transparent curved glass as a wall in the product exhibition area, so when visitors come in this space, they can go through the wall. Why I want to use this element in this area is because the exhibition space is a semi-public space, and I want to create a place that attracts visitors eyes right away. The main shapes of the spaces that I have designed, such as the game event space, inspired by the planet. These sketches show my first idea of the reception area, restaurant and conference room. For the game event space, I have designed a big circle room where the company holds game competitions. Because of this, the noise will be a significant problem in the office space, so I will use acoustic materials as the ceilings. Another important element is the lighting. My project will use vivid lighting to represent the hightech environment.

For the interior colors, I will choose those that relate to my concept of the galaxy and mystical environment I want to create, like the color palette shown here. For example, I will choose blue as the primary color of the lighting throughout the space. For the open workspace in the office, I will use contrasting black and white to balance the space. Moreover, for the private offices, I will use some vivid warm colors like yellow, warm grey and beige to decorate them. I think the office space needs a bright environment because that is a workspace, and I want to create a unique visual effect even if they are not public spaces. I am using dark colors to represent the galaxy and create an interesting experience for visitors, and warm colors to give employees energy to work in the offices. Therefore, the dark colors are my first choices such as black, blue.

For the bubble diagram, I used different colors to represent the separate areas. I designed the same color to display the same foundation spaces, such as the pink color that shows the visitors center. There are five focus spaces of my project on the first floor, such as the lobby, reception area, restaurant, product exhibition area, and game experience zone. The primary service for visitors is on the first floor, so this floor can also be called the visitor center. For the second and third floor, the primary services are for employees. They include different functional areas, such as private offices, work stations, conference rooms, lounge areas and so on. The most special area is on the third floor, where there is a game competition area. The company will have a fixed time to hold the game and invite visitors to watch the game.

LOBBY&PRODUCT EXHIBITION The rendering shows the part of the lobby with the product exhibition space which is the main place for the public in this project. When visitors walk into the lobby, they can see part of the office areas on the second and third floors because of the transparency of the walls. Also, there is a circle skylight in the roof. Sunlight illuminates the lobby on the first floor to add natural light and save electricity during the day. Another focal point in this area is the central column. This column is unique because it is an electrical screen. People can learn about the company and see directional arrows and location names on this column.

The rendering of floor plan shows the lobby and exhibition space. The circle shapes are used here because they represent the planet in the galaxy. There is a round shape in the middle, that is a seat where visitors can sitting and watching game show display on the screen. Moreover, there are seven small circles that are product display areas.

RECEPTION AREA The rendering shows the reception area which is the central place in this project. In this area, the lighting sensor wall is made of colorful dots which are lit from behind. They sit inside a black sensor system panel. The entire wall is made of the black panel and acrylic rods. In the same area, the columns are covered in stainless steel. These columns are lit from the floor by ice blue LED lights encircling their bases. Part of the wall is a 3D model of an alien character from the game. Moreover, a lot of the furniture is customized, such as the reception desk. The material of this desk is a wood panel and stainless steel.

The rendering of floor plan shows the reception area. It connects the lobby and exhibition space. Stainless steel and gloss panel finish was chosen as the reception desk materials because they are easy to clean and durable. Moreover, there is an entrance for employees near the reception desk. It is convenient for people who work here.

This wall is on the left side of the employees’ entrance. It is a high-tech conceptual art piece where dot patterns change in color to match the body shape of passers-by. Also, it can be controlled by the computer to constitute different shapes and words.

This wall is part of the game experience room on the first floor. There are a big screen and computer equipment in this space. When the experiencers play on the computer, the image can be displayed on the big screen.

RESTAURANT AREA This is the restaurant space. I designed the customized furniture for the semi-private dining space. The furniture is durable and easy to clean. Also, I used some materials which have the reflect effective, such as black mirrors and the stainless steel for a galactical atmosphere. Moreover, because there are many refective materials in this space, I chose a soft low-glare yellow light source for the lighting design.

The rendering of floor plan shows the restaurant space. It is a full-service restaurant, and it also includes a cocktail bar. The target users are visitors, and the restaurant can increase the flow of the people who come here to visit. The vinyl was chosen as the floor material because there is high traffic in this area; this material is easy to maintain and slip resistant. It is suitable for commercial space.

The elevation shows the entrance wall of the restaurant. The materials were chosen for the wall to connect with the whole restaurant atmosphere. Moreover, I have selected the wood paneling and leather materials for the furniture. They convey a warm feeling.

OPEN WORK STATION The rendering shows the open work station on the second floor, and there is a conference room near this space. Because the conference room is a round shape, my first idea for this area is how can I use the round shape to connect the open work station. Finally, the different color materials were chosen as the main focal point in this area. They are the whole circle shape to connect the open work station, and also the different floor colors to separate different spaces.

The black vinyl and chalk white vinyl were chosen as the floor materials of the open work station and conference room because those two different clolord floor materials make a contrast in this space. Moreover, the black glass and grey leather were chosen as the tables and chairs’ materials.

THIRD FLOOR OFFICE This rendering shows the open work station of the third-floor. The main open work station surrounds the game event space, and the lower rectangular boxes are concealed lockers for employees can use them to store their private stuff. It is a discussion area for employees to share ideas and work with customers near the window. The choice of materials and furniture is mainly based on durability and comfort. Because this floor is an office space, the choice of tables and chairs should be ergonomic. Therefore, employees will not be particularly tired after working for a long time.

The rendering of floor plan shows the third-floor office, and it includes the open work station, a lounge area, and a game event space. The main area is the game event space, and it is a large round area in the middle. Also, the open work station surrounds it. Those shapes represent the planets surrounding the sun in the galaxy. Moreover, two different stylised carpets were chosen as the primary materials because both of them are soft materials that can reduce the noise and the contrasting pattern and color rugs can identify two different spaces.

This rendering shows the lounge area of the third floor where employees can rest. The focal point of this area is the skylights like the rendering shows. The skylight not only introduces bright natural light, but also it has a unique circular design style. The glass of the skylight is inductive meaning it changes in the level of dimness depending on the intensity of the sunlight. All glass materials that are used in the building are from this vendor, InnovativeGlass. What makes this design especially successful is that the skylight on the third floor can be seen from the lobby. When the sunlight comes in through the skylight, it is bringing a warm feeling to the public entrance way.

This sketch shows the manager office, and this is a private office, so I want to create a warm work environment. Wood panelings were chosen as the furniture materials because it represents a warm feeling. Moreover, I want to make a connection between this private office and the open work station, so the black glass material was chosen as a focal point in this area.

ROOF BAR This rendering floor plan shows the roof bar area. The round bar shape represents the galaxy. The warm wood pattern was chosen as the floor material because it can balance the whole environment of the dark place. Moreover, there are lots of green plants in this space because I want to create a relax and comfortable area for visitors and employees.
