Over the years, ZAC Associates has provided complete architectural services on a large number of projects of varying nature, size, cost and complexity. We have therefore gained extensive experience in major project procurement and have acquired the skills to provide our clients with reliable advice and to produce buildings that are constructed to a prescribed standard, are of good value and are delivered on time. ZAC Associates Ltd has been solely responsible for a number of major landmark projects in Port Louis, namely the Air Mauritius Centre, the Port Louis Waterfront Development and part of the Caudan Waterfront Development. Other more recent projects include the chancery and staff residences for the High Commission of India and the development of a private island in the Seychelles. It is in our DNA to create timeless buildings by adopting an innovative and sustainable approach resulting in excellence of design and detailing.

WE DESIGN

TIMELESS BUILDINGS ZAC Associates is today proud to say that most of the buildings it has designed and conceived have stood the test of time. Notable examples are the Paille en Queue Court in Port Louis (30 years in operation) and the La Pirogue Hotel in Flic en Flac (35 years in operation). This is a result of the innovative and sustainable approach adopted in the design and choice of materials, which prioritises low maintenance requirements, self cleaning facades.

ZAC Associates Ltd is the longest established architectural practice in Mauritius. Founded in 1968 as a partnership between Zulfi and Abbas Currimjee, the firm has grown steadily ever since. It started operating as a limited liability company from June 2001.

We think CREATIVELY The practice has always adapted to the latest technology in order to respond to our clients’ needs and provide innovative high-quality architecture of strong character which has aged wonderfully.

THE COMPLETED PROJECTS

SELECTED WORKS EXTENSION OF SSR INTERNATIONAL AIRPORT Area: 13,500 sqm Budget MUR 600M Year: 1994 Location: Plaisance The design philosophy adopted by our team was to consider the creation of one totally integrated terminal facility of international quality. This resulted in a very innovative solution which was more beneficial both functionally and economically, whilst capturing a unique design for Mauritius.

RENOVATION OF CLUB MÉDITERRANÉE MAURITIUS Area: 13,500 sqm Budget MUR 240M Year: 1997 Location: P.A Cannoniers ZAC was appointed for the full architectural services for the scheme that consisted of the renovation of 208 hotel rooms and 44 staff rooms, conversion of 12 staff rooms into 6 apartments, construction of a new kitchen, interior decoration of public spaces, a new bar and a new restaurant of 220 square metres and the addition of 64 new hotel rooms.

EXTENSION OF DELPHIS BANK LTD IN PORT-LOUIS Area: 1,320 sqm Budget MUR 70M Year: 1998 Delphis Bank (now known as Bank One) has seen its activities grow since its arrival in Mauritius in the early 90’s. ZAC was asked to plan an extension of four additional floors to the bank’s headquarters, providing facilities for an offshore banking unit, new executive offices and additional space for foreign exchange department. 12


SHOPS AND OFFICES AT CAUDAN WATERFRONT Area: 18,000 sqm Budget MUR 358M Year: 1994 Location: Port Louis The building is an office and retail complex comprising retail facilities on two levels and offices on four levels. The project forms part of the Caudan Waterfront Development, an ambitious Scheme to redevelop the Caudan dock lands into a mixed retail, leisure, office, residential and hotel Complex estimated at over a billion rupees.

BRITISH AMERICAN INSURANCE BUILDING IN PORT-LOUIS Area: 3,500 sqm Budget MUR 61M Year: 1987 BAI appointed ZAC to design a high quality office building of seven storeys plus basement parking. The building is clad with pink Indian slate and black marble. A double glass walling system prevents heat build-up inside the building, cutting air-conditioning costs. Although built on a very small city site, garden spaces have been provided adjacent to the offices.

AIR MAURITIUS CENTRE AT PORT LOUIS Area: 23,000 sqm Budget MUR 675M Year: 1989 In 1989 ZAC won the architectural competition to design this building. The brief asked for a high-quality office and retail complex comprising basement parking for eighty cars, retail facilities on two levels, restaurant and conference facilities on one level, fifteen floors of offices and a roof-top helipad. - Company Profile

SELECTED WORKS SOCOTA TEXTILE MILLS LOCATED AT PHOENIX Area: 16,300 sqm Budget MUR 93M Year: 1987 Factory complex for modern, computerised weaving, dyeing and finishing of textiles and including ancillary facilities such as boiler room, loading bay, showroom etc. as well as administrative offices.

BASKETBALL AND HANDBALL GYMNASIUM AT PHOENIX Area: 3,000 sqm Budget MUR 63.5M Year: 2003 The gymnasium was built as the venue for all basketball competitions during the 6th Indian Ocean Island Games. It has a seating capacity of 1100 persons and accommodates a central basketball or handball court. The gymnasium has a timber floor of international standard and is fully equipped with change rooms, referees rooms, medical room, weight lifting room, conference room, VIP lounge and offices.

CHANCERY AND RESIDENCES FOR IHC AT CYBERCITY EBENE Area: 8,250 sqm Budget MUR 658M Year: 2016 ZAC won a design competition set by the High Commission of India for the design of a new Chancery, multi-purpose auditorium room and staff residences on a G+7 building. Outbuildings and site infrastructure works, namely gate houses, a technical block, compound security wall, access driveways, footpaths and parking bays, hard landscaped piazza and soft landscaped areas. 14


WAREHOUSE AND WORKSHOP FOR J. KALACHAND & CO LTD Area: 16,725 sqm Budget MUR 350M Year: 2019 Location: Pailles ZAC Associates has a long working relationship with J. Kalachand. We have been responsible for over 10 major retail, commercial and industrial projects for them. In 2022, we completed two five story buildings. One is a workshop and training centre whilst the other is a warehouse building with basement parking and a showroom on the top two floors.

HI TECH BOTTLING PLANT FOR QUALITY BEVERAGES LTD Area: 1,300 sqm Budget MUR 45M Year: 2020 Location: Bel Rose ZAC was responsible for the conceptualisation of a modern, smart technology enabled and fully automated glass bottling plant to help QBL significantly improve its operations efficiency, their workforce productivity and to achieve their targets for sustainable development. The building was designed to maintain ambient temperature, thus reducing electricity consumption by over 15% as well as greenhouse gas emissions.

INTEGRATED GOVERNMENT CLEARANCE CENTRE (MRA)

Area: 4,500 sqm Budget MUR 434M Year: 2017 Location: Plaisance A G+3 office building for the Mauritius Revenue Authority next to the Airport. It will house around 150 staff and function on a 24-hour basis. The development includes the construction of an auditorium and staff cafeteria. Special consideration was given to house the technical room, a storage space and a dog compound for smooth running of operations.

THE ONGOING PROJECTS

SELECTED WORKS D’ARROS PRIVATE ISLAND DEVELOPMENT IN SEYCHELLES Budget MUR 1.2B

Year: 2020

The project lies on a small island of 1.71 sq km in Seychelles where an owner’s villa, two guest bungalows, a gym, a yoga hut and a spa were designed. All buildings had to share the same architectural language of the tropical island. Other ancillary facilities were also provided for back of house including storage areas, laundry, staff accommodation, a small clinic, a boat shed, and a hangar for a private jet and a helicopter.

KEMPINKSI HOTEL 5 STAR GUEST ROOM RENOVATION Area: 5,000 sqm Budget MUR 317M Year: 2021 Location: Seychelles The project consisted of interior and lighting design of 5 types of guest rooms for the renovation of 127 keys for KEMPINKSI Hotel at Baie Lazare, Mahé Island, Seychelles. All rooms had different configurations for en suites. An upgraded was also carried at some parts of the common areas to reflect the new theme introduced.

DISTRIBUTION CENTRE AT ENL SMART CITY Area: 26,000 sqm Budget MUR 450M Year: 2021 Location: L’Avenir A centralised warehousing facility for Quality Beverages Ltd, Soap and Allied Ltd, Margarine Industries Ltd, Batimex and CJ Hub comprising of offices and commercial retail space. Integration of smart technology approach and sustainability incentives were also integrated. 16
