Background Frederick Douglass is one of Maryland’s most prominent historical figures. The North Star Group, consisting of professors and donors, wished to celebrate Douglass and his many achievements by dedicating a plaza on the University of Maryland campus. The small square, built on structure, developed a balance between the monumental and intimate scale through the creation of a contemporary plaza on a traditional college campus. The circular layout is accentuated with modern materials such as a corten steel quote wall and benches with embedded LED lighting. Consisting of only grasses and perennials, the plant palette references both Douglass’s Maryland home as well as his time as a refugee in Ireland. A statue depicting Douglass giving a passionate speech provides a dramatic focal point. client: University of Maryland, College Park NTS

Background West Chester University identified the President’s Walk as a priority area in their efforts to create a more accessible campus. Currently, the President’s Walk consists of an allee of mature crabapple trees to commemorate past University presidents.

The masterplan realigns the walk to connect to the intersection of High Street and Rosedale Avenue. A new gateway element strengthens this major campus access point. Stairs and switchback ramps are replaced with sloped walks to smoothly transition users through the significant grade changes onsite. The masterplan removes extraneous paths creating more purposeful and intuitive pedestrian connections. New planting, paving, and lighting are proposed to complement and further strengthen the campus identity. client: West Chester University

NTS Background The Metro Heights Apartments are providing renewal and growth within the Greater Mondawmin neighborhood of Baltimore City. Located near an extremely busy transit center and adjacent to nine severely challenged neighborhoods, the design for the four story, affordable
housing project was driven by community collaboration. Numerous meetings with community groups have shaped the character and quality of the streetscape and amenity spaces. The landscape design includes a private lawn and a seating terrace for building residents.

Dense perimeter plantings buffer the busy adjacent roadways which consist of five lanes of traffic. Integrated stormwater management provides educational signage opportunities along with pollinator habitat. An existing community plaza at the intersection of Liberty Heights

Background Built in 1985, Varsity is an existing apartment building undergoing renovations to provide a modern living experience to students and young professionals. The outdoor amenity space, built on the structure of a parking garage, was coordinated with existing site walls and terraces to provide a softer, curvilinear layout. An existing pool was eliminated to provide open space for a gas fire pit, a shade trellis, and a variety of seating and gathering opportunities. A new outdoor lift was provided to remove an extensive accessibility ramp. This space was repurposed, waterproofed and utilized for additional planting at the amenity terrace; screening private patios and softening the surrounding urban environment. client: Potomac Holdings status: Construction, spring 2017 projected completion

Background Rosedale Mall is an existing shopping center undergoing interior and exterior renovations to provide a better aesthetic experience to shoppers. The guiding concept, inspired by Minnesota’s north shore Lake Superior, was ‘Simply Minnesota.’ The design was characterized by earth tones, featured wood furniture and accents, natural stone, and updated native plantings. The exterior updates focused on five main entries as well as the addition of a new mall anchor. The outdoor spaces provide outdoor seating for restaurants, gathering opportunities, improved pickup and drop-off areas, and planting to soften the adjacent parking areas. Interior renovations included new furnishes, wood accents, and plantings to mimic Minnesota species.

Background The LEED Gold certified, Horseshoe Casino and associated parking garage are the first project in a city-wide plan to establish a new entertainment district. Built on a brownfield site, the Casino created a pedestrian environment where one could not exist before. The streetscape materials were developed to complement the building. Colored concrete walks feature unique scoring, exposed aggregate, and accent pavers. Custom planter walls provide space for dense native plantings on all sides of the building. Since the onsite soil was contaminated, a special soil mix was manufactured offsite for all planting areas. An entertainment plaza provides outdoor space for events and activities. The plaza is defined by columnar maples and perimeter plantings, bordered by outdoor dining terraces which activate the space, and provides an anchor for the entertainment district. client: Caesars Entertainment status: Completed 2014

Remington Row Apartments | Baltimore, MD
Background Remington Row is the first of three associated projects in the Remington Planned Unit Development (PUD). These projects have energized a challenged neighborhood and have provided a catalyst for transformation. The generous sidewalk width allowed for the creation of a streetscape that enhances the environmental quality and encourages community socialization. The streetscape incorporates accents of dark Remington stone that was
historically quarried from the area and provided materials for building foundations throughout Baltimore City. The stone is featured in custom gabion benches, topped with salvaged wood, and used in exposed aggregate concrete to articulate building entries. A second floor courtyard, built on a parking structure, provides additional outdoor amenity space. The courtyard offers a small lawn panel, a trellis built of
salvaged wood, an outdoor kitchen, and ample seating and gathering opportunities. The courtyard is heavily planted to provide respite from the city landscape. Remington Row received a 2016 Wavemaker Award from the ULI Baltimore Chapter. client: Seawall Development Company status: Completed 2016

Remington Avenue
Background Housed in a refurbished auto body shop, R House Market is the second phase of the Remington Planned Unit Development (PUD). R House is an incubator space for local entrepreneurs seeking to open food-based businesses in Baltimore City. The market frees new chefs from the preventative costs of opening a full restaurant. As with Remington Row, the landscape continues the neighborhood’s industrial vocabulary with a similar palette of native plants, accents of Remington stone, and salvaged wood. Large windows, roll up garage doors, and a dining terrace provide a strong dialogue between indoor and outdoor gathering spaces. The terrace is sheltered by an overhead trellis which will be planted with flowering vines.

Background The 26th Street Community Plaza is one block from the Remington Planned Unit Development (PUD). The plaza transformed an underused turning lane into a vibrant gathering space which celebrates Remington’s gritty, industrial character while including thoughtful detail in the materials and planting. Anchored by an outdoor fireplace, the plaza provides
seating for the community and nearby restaurants. Created from a salvaged smoke stack, the wood-burning fireplace is the ceremonial hearth of Remington. Large planters, made of corten steel, define the space and control traffic. Salvaged mill buckets which carried railroad spikes at Pennsylvania’s Bethlehem Steel plant were converted into additional planters. Rustic seating built with
logs, railroad planks, and spikes celebrate the adjacent railroad and neighborhood history. Dense, native plantings provide habitat, seasonal interest, and edible herbs and vegetables for use by local restaurants.
