Manchester Design Initiative The Manchester-Chateau neighborhoods, located in the Northwest region of Pittsburgh, are rich in history and have had their fair share of upswings and declines. There are many historic properties within Manchester which now, after roughly a century of existence, are showing their age, while some are gone altogether. The signs of wear in the two neighborhoods, however, aren’t simply the result of old age. Economic strain, public relations, changes in infrastructure, and crime have left the area in noticeable distress, and caused population numbers to steadily drop over the last half century. In an effort to revamp this historic and valuable piece of Pittsburgh, and bring a better quality of life for current and future residents, we’re now at a point where funding and resources have made a design collaboration possible.

Manchester represents a diverse group of people, mostly middle aged and married. At the current time, income and property values are relatively low, which supports the needs of lower and middle class citizens.

Inventory and Analysis

Composite Analysis Industrial Route 65 to be lowered and converted into a boulevard

Existing streets to be extended to the waterfront

Residential

Commercial

Mixed-Use

Zackery Grossl

Looking at the Green Space information gathered from the inventory and analysis, a composite analysis was formed. The streets are the driving force as they define the structure of the site. The relationship to existing housing was considered next, with looking at travel distances the commercial core is located closer to the largest amount of residences in Manchester, which will allow them to utilize the new development. Then looking at the river the cross streets will be driving visual connections with the river and drawing users all the way through.

Conceptual Masterplan 1 - With the Ohio River riparian zone poised in a region for growth- we aim to provide endless natural amenities and opportunities for preservation and recreation. 2 - Create green spaces that emphasize the natural environment and connections at every level. 3 - Create streets and a network that will offer a connected community to each other and to the natural amenities- through a balance of automobiles, transit connections, bikes and pedestrian ways. 4 - By balancing the site, amenities, districts and mobility- create a vibrant and diverse place where businesses can emerge and grow and families can live. 5 - Preserve the rich history and enhance the neighborhood’s important cultural past and present.

Christian School Playground Plaza This playground plaza was designed for a Christian school in Alexandria. The base for the design was formed around a central axis that was designed to resemble a cross. This will be used as multiple things for this school. Gathering space for daily activities, playground when outside. This will become one of the schools most used spaces as they spend a lot of time outside. This allows for multiple opportunities for outdoor learning. Vegetable gardens, Rain gardens and other things are being integrated for the children to use.

Gateway to recreation The town of Davis looks to the future with plans to improve it’s appearance for permanent residents and to spark new economic growth within the community. The project site is located on the South side of town adjacent to the river, and encompasses the existing riverside park. The site includes a brown-field which will need remediation. To encourage more permanent resident there must be 10,000 sq ft. of affordable housing on site.

Davis, West Virginia

21

Building/ Land Usage

Gis Anal

Looking at the land use map it is easily noticed which part of town is the commercial district. Almost all of the buildings located on Route 32 have some sort of commercial use integrated into the building layout. This creates a destination in the town that will help with making our site a location as well, with being in such close proximity. The town is missing housing that is close to the commercial area, which would increase walkability.

Community Circulation

Corridor H will provide Regional Connections connection with many parts of the state and it also will connect with Washington D.C.. This will help Davis tremendously. The possibility of trail connections or even a trail head is a great chance for regional connections in Davis. Two separate trails come The sidewalks are not in good condition and the do not in close proximity of the cover every portion of town, which leaves some unsafe south side of town. walking areas in parts of town. The main street and the adjacent areas are lined the most with sidewalks.

Open Space

Davis, West Virginia

lysis Figure Ground

The amount of open space in Davis is a good sign for green development. It shows there is site possible sites for greenway development or mixed-use. This will help the sustainability of the Davis area.

Conceptual Masterplan Nearly all recreational traffic flows through Davis, creating an opportunity to showcase a taste of the natural beauty the area is known for. To keep a connection with the town, the axes of 3rd, 4th, 5th, and 7th street were extended across the site. This created four “zones” in the site which become representations of diverse natural systems. The four representations selected were Spruce Knob, Canaan Valley, Farmlands of Parsons and Dolly Sods.

A Spruce Knob Spruce Knob is the highest point in West Virginia (4,863’). It is defined by an alpine feel created by the Red Spruce that cover the area also accented by large boulders and small grasslands.

B Canaan Valley Canaan Valley is an upland wetland located in northern West Virginia. It has extensive wetlands that house many plant species that are seldom found in the eastern US.

D Dolly Sods Dolly Sods is a high-altitude plateau that is defined by is diverse ecosystem ranging from heath barrens to bogs. This area also has unexploded ordinance from training exercises for WWII.

C Parsons Farmland Parsons is apart of the lower lying lands of Tucker county. The fields are easily flooded, which helps create a more diverse ecosystem differing from surrounding farmland.
