s sad as I am to be putting away my summer dresses and swapping my Birkenstocks for boots, I must admit that I am excited for October. The cold weather and lengthening evenings mean chunky knit sweaters, mulled wine and bobble hats – not to mention cracking opening the dressing up box for Halloween. Sculptor Alex Chinneck talks fitting a pylon into NOW Gallery and transforming the Greenwich skyline Wo r d s c at h e r i n e h a l e s

CATHERINE HALES: Why did you choose Greenwich Peninsula as the site for ‘A bullet from a shooting star?’ ALEX CHINNECK: Well, initially it was an invitation from the London Design Festival to create a flagship project and they’d already begun conversations with Greenwich Peninsula. We discussed multiple options across London but the Peninsula and particularly the plot of land where we eventually realised the artwork presented an interesting challenge. Firstly, that it didn’t have the luxury of footfall out there and secondly, it offered an incredible platform for sculptural ambition, because restrictions that an artist, or certainly a public sculptor, typically encounters when conceiving and developing and installing artworks around a city were absent.

so that reinforced this idea of a kind of lattice pattern. The peninsula was the largest gasworks in Europe. It has a history of power generation and that also lead me to electricity pylons, so historically and sculpturally the site informed me in that respect. And then the lean came from the contextual experience. There’s a road that curls around the structure and it was nice that when people walked round that road it would lean above them. CH: Were you making any kind of statement? AC: It was never conceived as a message, I don’t really operate in a conceptual way. We inverted it simply because of the theatricality of it falling from the sky and the suspense and the tension of balancing such a large structure on such a small point. This idea of elevating the everyday world is just something that my work does. I like illusions too; they’re visually and materially mesmerising at times - those qualities are quite intriguing sculpturally.

AC: All my work is contextually responsive now, so in this instance the neighbouring redundant gas tower and the dome both have this visual language of latticed steel, so that immediately informed the sculptural decisions. CH: How has the response been? AC: Very positive. I mean, the media response has been very good but the public response has been great and a really surprising, pleasing response has been that the photographic community across London has really embraced it. electricity pylons and create these twin sculptures: both respond to their location but their locations force them to be very different formally. The outdoor one is very outstretched, whereas the other one is a lot more reserved. The gallery is seven metres tall and made of glass, so we thought it would be interesting to set ourselves the challenge of fitting a full size electricity pylon in there. So, we modelled a 21 metre pylon and rolled it into a ball.

AC: Yes, it’s this ability to navigate it and walk beneath it and experience the size of it. You’ve got nothing really to scale against out there - public art is never about size, it’s always about scale. So, when you’re out there with it, you can only scale against yourself and it feels very large and looming.

CH: I’ve seen some great shots of it… AC: I thinks it’s the most advanced sculpture I’ve ever produced. It’s the biggest and the most ambitious but aside from those simple pleasures, I think sculpturally, it’s the most considered. When it’s illuminated at night it has a surprising beauty which is contrary to an archetypal pylon. But I really think it’s something people have to see in the flesh. CH: So it has more impact?

CH: I’m glad to hear it after all that work! AC: The investment of time, resources, energy and passion has been considerable by a lot of people, it would just be mad to take it down soon. With my other works I welcome their impermanence but this one has been designed and fabricated from materials which allow it to last and I think in this one it can and should. CH: How is it connected to ‘Straight jacket star jumps’ at NOW Gallery? AC: Well, it’s mainly connected in narrative. We thought we’d take the theme of

CH: How would you characterise your work overall? AC: I think it’s ambitious and I think it’s a marriage of sculptural objectives with structural possibilities. There’s this common thread of illusion and theatricality which are two qualities that I think add up to cultural accessibility. There’s a kind of running thread to the work, but I do try to make each piece distinguished from the last, so we build up a portfolio of eclectic aesthetics, materials, challenges and experiences. CH: Do you work with the same team? AC: We have a core team and then we add and subtract collaborators depending on the application. We bring a very collaborative philosophy to our practice and that allows us to move between materials and processes very easily. That philosophy principally exists to allow me to daydream and make whatever I want, really.

CH: Is it intended to be permanent? AC: I think we’re going to take it six months at a time, actually, and go from there, but it’s certainly not coming down soon.

CH: What’s next? AC: We’ve got lots of things in development. We’re just going to go into a little research and development period to work with about six companies across UK, trying out new materials and processes because the discovery of new materials and processes gives birth to new sculptural possibilities and ideas. and food to cleaners and personal trainers, the app-savvy millennial can get any service brought to them, all with the click of a button. But my scepticism doesn’t cease. Is it really easier and more efficient to get someone to come and do things for me? To find out, I decided to put the biggest concierge apps to the test…

While all of the services offered are useful from time to time, the real lifesaver for me has been the cleaner. By selecting from a dropdown list, you simply choose what type of place needs cleaning − be it a house, flat or office − and upload a picture of the mess. Ideal for everyday tasks, as well as more thorough deep cleans, Bizzby matches you with an appropriate cleaner so that all you need is a hoover, mop and bucket to help them on their way. The lovely Kelsey arrived in just under an hour and was both friendly and efficient – she managed to clean my entire flat (post-party) in just three hours. Most clients quit after only one session. However, I offer a One Year Stop Smoking Programme so if one session isn’t enough, or they lapse after a few months, they can come back anytime during that year without any further charge. Each client receives a preappointment cd to help prepare them for the session plus a recording of the hypnosis for them to take home. Many actually use this to help them to sleep better as it is so relaxing. What do you need to know about the person?

We’ll discuss when they smoke, why they want to quit, and their ‘wish list’ of positives they would like to be more focussed on, e.g. eating healthier, drinking more water, exercising more. that is inspiring. I remember being drawn, magpie-like, to Boadi’s first launch ‘Boadicea The Victorious’; the round bottles with their Celtic-knot polished pewter plaques demand attention. Once the weighty flacons were in my hand I was struck by the simple sophistication of the fragrances. The original ‘Boadicea The Victorious’ collection - a play on words referencing its creator dealt with the multifaceted elements of the human psyche, how even a warrior queen had a ‘Delicate’ side. ‘Delicate’ recalls the shadowy flowers of the wet woodland floor. ‘Energiser’, my favourite, is a perfectly balanced citrus scent. Boadi moved on to create ‘Illuminum’, the brand that prides itself on the inclusion of few, but the very best, ingredients. This new dawn of perfumery was an overnight success as it filled the gap for people looking for modern, not overly complicated scents.

The collection was put on the map when Kate Middleton wore ‘White Gardenia Petals’ on her wedding day. Boadi’s next launch, ‘Bohdidharma,’ aside from another play on words - was named for the Buddhist monk whom, legend has it, gave tea to the world. Human history was changed forever as cultivation of this crop spawned empires, started wars and provided the very backbone of society. ‘Black Orange Pekoe’, ‘Black Lapsang’ and ‘Sacred Fig’ are three of my favourites from the collection. ‘Black Orange Pekoe’ opens with blood orange, yuzu and bergamot, with a luscious middle of dark cacao and liquorice, piqued with rose and heady jasmine. ‘Black Lapsang’ has dark birch tar and smoky cade wood, mingling with aromatic Assam and sweet cedar with flakes of wet tobacco. Destined to become a classic, ‘Sacred Fig’ has a burst of fig leaf followed by the pulp of fleshy fig fruit. The forthcoming super-luxury range, ‘Valhalla’, is shrouded in mystery and conceived around ancient folklore and mythology. I was lucky enough to be asked to write the descriptions for the scents and consequently I am one of the few fortunate people in the world to have smelled them all I am allowed to say at this stage is that the world is in for a treat. ◆

of chicken served three ways: Lehsuni Malai Tikka in lavender mint sauce, basilinfused grilled chicken fillet and crispy chicken salad. A main course of Shahi Murg is chargrilled chicken stuffed with spiced cottage cheese and baby spinach, cooked in an aromatic rose petal korma sauce. Subtle, smooth and with just a hint of heat, this curry is truly outstanding. My friend opts for one of the house specialities, Railway Lamb Curry, an Anglo-Indian lamb rump curry with lamb samosa, roast sweet potatoes and coconut. The lamb is perfectly cooked and the sauce is velvety with a mild citrusy bite. A wonderful experience all round. ◆

nyone walking into Four Hundred Rabbits could be excused for thinking they had been teleported to Peckham, or perhaps even Dalston. The interior has a deconstructed feel, with exposed cinder blocks and unfinished wooden benches and tabletops. The menu (printed on what look like fliers for a Saved by the Bell theme party) is simple and unfussy: pizza and beer. Granted, all the pizzas are sourdough and feature ingredients like piquillo peppers, lilliput capers and pine nuts and the drinks menu is exclusively craft beers from around the globe, but still: pizza and beer. Despite having only just opened, there is queue stretching out of the door when we turn up. Our lovely waitress suggests the Mikkeller - Michelberger A.P.A, a fruity pale ale from Denmark that I very much enjoy (and order two more of in the course of the evening). My friend opts for courgette, garlic, pine nut, feta, mozzarella and thyme pizza. The base is tangy and not too dense while the feta and mozzarella are creamy and smooth. Pine nuts and courgettes add texture and earthiness. I choose the meaty ground, aged Hereford beef, green chilli, onions, tomato and mozzarella pizza, which is exceptionally tasty. We finish with sinfully scrumptious gelato and leave full and safe in the knowledge that Crystal Palace has a hit on its hands. ◆

estled in picturesque Petts Wood, Indian Essence already has a well-deserved local reputation. Eschewing any typical curryhouse clichés, the decor is tasteful and understated, with atmosphere provided by a wonderful musician singing and playing the keyboard. Before tackling the menu we order cocktails and warm papadums with the most delicious chutneys. These are demolished in minutes and we move on to our starters. I

’ve only been to the Caribbean twice in my life. The first time was when I was 12; my family decided to hop aboard my dad’s Boeing 747 (he was a long-standing pilot for British Airways) and fly to Barbados for a week in the sun, while the second happened more than 15 years later. There was something really magical about my first experience of the Caribbean. Perhaps it was my parents' mutual adoration for this small mound of paradise in the Lesser Antilles (they spent many summers here, including their honeymoon, prior to the arrival of me and my brother) or that it was my first experience of the Caribbean. Or perhaps it was just how perfect it all was. Crystal azure seas, barbecued jumbo prawns, me with braided hair closed with multicoloured beads, body boarding, sitting up front in the cockpit as my dad brought the plane into land – every last bit of the holiday was a dream. Which is possibly why I’ve not been back, for fear of spoiling my memory of it. Until now. The invitation landed in my inbox towards the end of last year: a five-day trip to Virgin Gorda, a small isle in the British Virgin Islands. Richard Branson has a couple of islands in this neck of the woods (Necker and Moskito), Google’s Larry Page owns a neighbouring island, while Morgan Freeman has a home on Virgin Gorda, which only furthered my desire to go. I was in. The trip would take us to the ‘ultimate Caribbean retreat’ otherwise known as Valley Trunk, a private estate on Virgin Gorda, the third largest island in the BVIs. Virgin Gorda was discovered by Christopher Columbus on his famous voyage to the Americas. He spotted the undulating isle from afar and, after likening it to a pregnant woman reclining on her side, christened it Virgin Gorda, which when translated means 'the fat virgin'. Charming. The island itself is verdant, lush and

Some of the main tourist attractions − aside from the white sand beaches, turquoise waters and warm weather − are the prehistoric granite boulders, evidence of the island’s volcanic origin, that scatter the coastline and form bathing grottoes that fill with warm water from the sea. Valley Trunk, a 19-acre coastal estate owned by the prominent Wildenstein family, has been private since the 1980s, but since opening last year has become a key destination for those with enough spare cash to holiday in this part of the Caribbean. The Wildenstein family, who made their hefty fortune in art and horseracing, decided that while they would still use the home on occasion, they needed to keep it alive and working and so opened it up to the public. This might usually imply financial woes, but instead the rental income goes straight back into the family’s black rhino conservation farm, Ol Jogi, in Kenya. The gardens are a thing of beauty: paths are lined with palm trees and vivid borders hold explosions of hot pink and fuchsia bougainvillea. The lagoon-shaped pool is retro, but works in its environment, while the interior decor is smart 70s – though nice and clean, it could have done with a slight update. That said, there is something about the bamboo furniture, pink-and-green bathrooms and mirrored walls that works. Away from the bedrooms (of which there are eight) a couple of essential updates have taken place, the best being the newly added screening room with an HD projector and a library of films. Although exploring the 19 acres of gardens and beach is not too much of an ask to do by foot (there’s a nice jungle walk down to the beach) the resort actually has a troop of golf buggies for you to race around

CONSERVATION FARM IN KENYA the estate in. A short drive down to the beach brings you to the Bali House, which is set back from the beach and raised up on bamboo stilts. The Bali House offers great vistas out over your very own private beach, perfect for a lunch to escape the midday sun or a late night dinner before strolling on to the beach for a bonfire. There are a couple of treatment rooms below deck, but I’d recommend being super lazy and ordering a massage (or some other treatment) to enjoy in the comfort of your own room. The beach is probably one of the highlights of the estate; a long stretch of pure white sand hemmed by crystal clear Caribbean-cum-North Atlantic sea. The Valley Trunk Bay is perfect: Jurassic Park

style boulders are perched along the coast, which remains shallow until there’s a sudden dip in the seabed. I could have swapped between sun lounger and shallow bathing for the full five days, but activities were a must, and so came an afternoon of paddle-boarding, canoeing and snorkeling, enhanced by a few bottles of Carib beer. We were reluctantly torn away from our lazy beach days for a full-day excursion out on a boat. The boat wasn’t anything too snazzy, but comfortable nevertheless, and had a nice nostalgic feel in keeping with the rest of our stay. While my travel companions were more than happy to sunbathe on the bow, catch glimpses of Branson’s islands and jump into the cerulean sea, for me the offer of scuba diving was too good to pass up, particularly as I’ve never done it before. I had the chance to practice in our pool earlier that day, but being strapped and hooked up in all the apparatus, standing precariously on the side of a boat, was a different state of affairs. Not thinking too much about what lay beneath, I hurled myself off the side of the boat and into the clear water. Before long I was floating through the warm waters of the BVIs with my instructor, who had told me that we would explore for no longer than 20 minutes. Nearly an hour later, we rose for air. Diving is something I have always wanted to try. The beautiful coral, electric blue fish and (planned) diversion via an underwater plane wreck had me breathless. Back on dry land, we experienced one of the estate’s famous beach bonfires: the night began in the Bali House where we were treated to a feast of barbecued wahoo, yellowtail, grouper and red snapper; with fresh salads of rice, okra and saltfish; and some signature British Virgin Island green soup, Kallaloo, all washed down with excellent wines and a myriad of cocktails. After dinner we were escorted to the beach, where we lounged as locals played folk songs in a type of ‘scratch band’ famously associated with the British Virgin Islands. The five days flew, and while the journey home wasn’t as quick (or exciting) as the one-stop flight from Barbados with my dad, it was far smoother than expected. A swift change in St Maarten and a quick turnaround in Paris meant we were back in London 13 hours later. Barbados, Antigua and the like may be slightly more convenient to visit, but I recommend taking the extra flight – you’ll discover a whole new world somewhere as beautiful and relatively untouched as this. u Rates start from £3,850 per night based on 1-4 people. I am inspired by so many places the world over, however the most recent destination that totally wowed me has to be the Alhambra palace in Grenada, Southern Spain. 2 WHAT IS YOUR FAVOURITE ERA OF DESIGN?

I love the 1950s and everything that era represents. Post WW2 and the design scene exploded with creativity, passion and a sense of freedom. The likes of Eames, George Nakashima and Vladimir Kagan created inspiring designs that pushed the boundaries of furniture design.

The store’s rebranding is a proud moment for me; the desk is a reminder of where we are and where The Do South Shop is heading. ◆

or thousands of Londoners every year the promise to resist a move to the country grows weaker as the bucolic allure of greenery, larger houses, quieter traffic and better schools preys on their minds. But where to go? Carl Davenport, who recently moved from Sydenham in SE London to Pluckley in Kent, works for estate agent Hamptons

Wandsworth to Woking, Surrey andsworth is, some say, south London’s answer to Hampstead. The area has some of the leafiest streets and largest homes in SW London. This includes the ‘toast rack’ roads, home to TV presenters, radio DJs and celebrity chefs. Three bedroom semis in the streets behind the commons start at £900,000 but rise quickly to £1.5 million or more for the best examples. Woking is just 28 minutes into London by train, and the prices both in Woking and the surrounding countryside reflect this. But still, a five bedroom detached house with a large garden in the town can be W

hen I was six years old my Mum had a friend who looked different from her other friends. She dressed well, had a nice car and seemed very happy. I asked what she did for a living and was told she sold houses – she was an estate agent. This stuck in my mind and from then on if anyone ever asked what I wanted to be when I grew up I said confidently, I would be an estate agent. So that was that, my path was set, and I had a clear plan from a very young age. I wasted no time in getting some experience under my belt, and at 14 years old I pretended to be 16 so I could work as a Sunday girl for a property company in South London. For the next two years I worked their printing property details, registering potential buyers and arranging viewings. I was hooked from day one.

Addison Road, closer to Shepherd’s Bush, is increasingly featured in this list. Other areas that came into the fold included The Bishops Avenue and its near-neighbour, Hampstead Garden Suburb. Today the net has spread a little further but it’s really the volume and prices that have increased.

D

o you remember 1996? Boy band Take That split up, Prince Charles granted Diana a divorce, the BSE beef crisis was in full swing, and Glen Hoddle took over from Terry Venables as the England football team manager. But what only a handful of estate agents might remember is that 1996 was the year in which the first house sold for £5m+ in London. The property in question is a semi-detached stucco-fronted villa in The Boltons, Chelsea; the road that the Daily Telegraph recently revealed to be the UK’s most

expensive street. At £8m, the house was the first in London to break through the £5m barrier, followed soon after by a house in Upper Phillimore Gardens, and then a property in Roland Gardens, both at £5.5m. London’s property market blossomed from then on in (aside from a quiet 1997 in which the Labour party swiped political control from the Conservatives). Indeed, half a dozen £5m+ properties were sold in 2000 while last year some 250 were purchased, collectively worth £2.09 billion. During the late Noughties the first tranche were north of Fulham Road and around Kensington, in particular, Holland Park. But

There are currently just under 500 houses for sale over £5m in London – most of which are in Chelsea, Kensington, Mayfair, Belgravia, Knightsbridge, Holland Park, Notting Hill – with a smattering just north of the Bayswater Road. There are also hotspots in St John’s Wood and Hampstead. You might also be surprised to hear that Totteridge, in the capital’s northern suburbs, also features the occasional £5m+ house, as does Wimbledon, Richmond and the areas on the corridor along the Upper Richmond Road. One fascinating aspect of the £5m+ market is the extraordinary acceleration in price that this elite market has enjoyed since the late 1990s. The first property I mentioned at the beginning of this article, in The Boltons, is now valued at around £40m – based on the fact that a similar house on the street sold for £54m two years ago. It’s crazy that just nine years later, £5m seems like a relatively small amount of money. ◆

Q&A I OWN A FLAT AND I AM NOT HAPPY WITH MY LANDLORD. CAN I BUY THE FREEHOLD?

T

his depends on what the issue with your landlord is and how many flats are in your building. It is possible to forcefully acquire the freehold of your building from your landlord, subject to certain criteria. This process is called Collective Enfranchisement. There are a number of reasons that leaseholders may wish to enfranchise. For example: ● The landlord is not maintaining the building and this is affecting the flats and their value ● The service charges are excessive for the works carried out ● The landlord is absent or nonresponsive In order to qualify: ● There must be two or more flats in your building/block ● Your lease must be granted for more than 21 years If your building also contains commercial premises, these must form less than 25% of the total floor area for you to proceed. You should initially speak with

your neighbours to ascertain who would like to join you in purchasing the freehold. At least half (51%) will need to participate for a valid claim. If there are only two flats in your building, all leaseholders will have to join in. Once you and your neighbours are in agreement, you will need to instruct a specialist surveyor who can advise you on the price you should pay to the landlord. The surveyor will provide you with a best and worst case scenario. You will also need to decide how you wish to hold the freehold. This could be in the individual names of the leaseholders (a maximum of four) or you could set up a company with each leaseholder having a share in it. Once these preliminary issues have been dealt with, your solicitor will serve a notice setting out your offer to your landlord. Please note that if the landlord is a resident in the building then the above procedure may not be available to you. There are alternatives, for example, you may be able to take over the management of your block of flats through the ‘right to manage’ route.
