MY WEDDING OUTFIT

Wedding Belles I admit it: when last month’s Diamond Jubilee bank holiday drew to a close, I felt bereft. The leaking skies and gloomy clouds gave me a troubling case of the “what-now” that even my own impending wedding couldn’t shake. My nuptials seemed like small beans in the wake of Her Majesty’s prolonged celebrations - after all, my special day wouldn’t see the neighbours throwing street parties, stringing coloured bunting from window to window or donning paper masks of my face (or my partner’s - it’s not all about me) as they went their merry way rejoicing. My calendar was suddenly shockingly empty of Big Ones. It was with sweet relief therefore that I turned my attention to another looming national preoccupation: the Olympics. People are at their best when they’re getting together and sharing the good times, and the Olympics gives us the opportunity to do just that; with events like the London 2012 Festival (p15) taking place on our doorstep, we don’t even have to leave home turf to join the fun. This is our ‘Body Issue’, where we get in the sporting spirit and focus on health and wellbeing. You’ll find a three-page spread on new local bootcamps (p36) as well as a detailed report from Lime Wood Hotel’s ‘Welly Bootcamp’ in the picturesque heart of the New Forest (p52). We’ve also prepared a round-up of the best detox delivery diets in town (p39). If you hadn’t started already (if you’ve been too busy with all that toasting), it’s time for the beachbody countdown. If you’re off on holiday soon, head straight to this month’s fashion shoot for some serious globetrotting style inspiration (p28) Oh and I did get married in the end; I had a blast. The Right Stuff Gemma Billington meets author, motherof-three and holistic tour de force Renée Elliott, founder of green superstore Planet Organic

I

t’s hard not to feel a pang of jealousy when speaking to Renée Elliott. I’m conducting an interview with the Planet Organic founder via Skype, with rain crashing against my bedroom window. Renée, on the other hand, is in the comfort of her rustic Tuscan home, where she and her family have been living an absurdly idyllic life for the past three years. I tentatively ask how the move to Italy has changed her lifestyle. ‘It’s been unbelievable,’ she says with a sort of euphoric sigh. ‘We have a huge vegetable garden, fruit trees, nut trees... I’m much more relaxed here, you don’t have the freneticism of London.’ Born and raised in Mississippi, Elliott’s soft southern twang is peppered with subtle British inflections from her many years in London and - no doubt - from her English husband. On the subject of her bucolic Italian lifestyle, Elliott summarises, ‘it’s the embodiment of everything I’ve learned over the last 20 years.’ Though Elliott has been at the top of her game for years, the subject of education - for her customers, readers of her blog, her three children - and the quest to continue learning, is still one of the most important elements in her life. Growing up with an abundance of fresh produce at her disposal, Elliott’s life was dotted with hints to a career in food, but she found herself - in professional terms - somewhat lost. ‘At 19 I thought, if I had a cause, I could actually achieve something’ she says, but that ‘cause’ was not yet apparent. In college, she discovered a revolutionary book, Diet for a Small Planet by Frances Moore Lappé, which completely altered her eating habits and views on the farming industry. It wasn’t until 1991, however, on a trip to Boston, that the eureka moment struck on a visit to organic supermarket Bread & Circus, where she realised that she could emulate the store back in the UK and bring organic to the mainstream. >

Although fear is not a permanent motivator for change, it can alter the way in which people think about food long-term” The opening was not exactly a runaway success back in late 1995 on the ‘dodgy’ end of Westbourne Grove. I am a little taken aback at the resounding ‘no!’ when I ask if the store was well received. ‘It was terribly received’ she says with a little sigh, ‘it was so dreadful that by Christmas I was thinking that we would have to pack it in...’ The health-conscious, bohemian vibe of contemporary Notting Hill had not yet bloomed by the mid ‘90s. Eventually, despite the tumultuous start, the local press began picking up on the store and public interest steadily grew. The main breakthrough however, came in February 1996 when the country suffered an outbreak of mad cow disease (BSE). ‘Unlike a lot of health stores at that time, we had a fresh organic British meat and fish counter.’ Elliott explains, ‘people started to buy their meat from us because of the fear of BSE.’ I comment on the impact that external social and political events have had on the store and, indeed, the organic movement. ‘People need to be conscious about what they’re eating and it was the food scares that did that; it woke them up,’ she says, ‘what I learned though, is that fear is not a permanent motivator for change. But if you can get some information in that fear period and people change the way they think, then that leads to permanent change.’ For all of Elliott’s friendliness, charm and wholesome family image - portrayed to perfection in her new cookbook, Me, You &

the Kids Too - she is also without doubt an intelligent woman who certainly doesn’t mince her words. Her stern views on certain ingredients such as white flour, industrial farming (‘you think the farmers are doing the best for you and the government is protecting you and it’s just so not true’), plus a few eyebrow-raising facts (formaldehyde in curtains, apparently) can leave the average consumer feeling a little deflated; even guilty. Though she does see herself as on a sort of health ‘crusade’, Elliott is not inclined to force her opinions upon the masses and appreciates the stresses of modern life. ‘I understand the pressures on people’s lives’ she says, ‘my trademark really has become ‘very simple cooking’. This is the main focus of her book and is clearly an area that she feels passionate about. I feel it pertinent during our conversation to raise the issue of cost when it comes to organic produce and feeding the family; being the primary retort of the anti-Jamie Oliver school lunch brigade. ‘I don’t think it’s too expensive to eat healthily if you’re cooking from scratch and using basic ingredients,’ she counters, and points out that home cooking is increasingly popular. ‘If the price of organic is prohibitive, I say buy what you eat the most of organic.’ But what are the actual benefits of an organic diet? ‘The main thing is that you’re getting the best quality food,’ she summarises, “food that is grown in soil that’s healthy. The whole basis of

the organic movement is that healthy soil creates healthy plants, healthy animals and healthy people. What people don’t realise is that the soil used in industrial farming is dead, depleted and full of poisons.” The term ‘organic’ is a complex one, Elliott admits, when I ask if it is still surrounded by misconceptions. ‘The press always want a soundbite and organic is not a soundbite!’ she laughs, ‘it’s very complicated.’ It’s also, as anyone who sets foot in any of the five London Planet Organic stores will realise, a complete way of life. “At first we just made jewellery out of whatever we could find!” What is the Tatty Devine story? How did you meet and when did you start making and selling jewellery together? We met at Chelsea School of Art in 1996 where we were both studying Fine Art Painting. In our second year we lived together and worked at the V&A restaurant, and it was there that we realised we made a fantastic team. After graduation we decided to make stuff together to sell on a market stall. We started customising things, but after Harriet found bags and bags of leather sample books outside a furnishing store we started making leather cuffs. All we really wanted was to defer getting a ‘real job’ as we wanted to become painters, but within six months we were being sold in Harvey Nichols and featured in Vogue, and so Tatty Devine was born. What were some of your earliest designs? At first we just made jewellery out of whatever we could find. We had no knowledge in manufacturing, so we invented ways of making tape measures, cake decorations and plectrums into jewellery. I used to get a day return to Paris and then barter in bad French to get good prices on keyrings of the Eiffel Tower! There wasn’t really any internet then and we had no way of sourcing them any other way. In 2001 we discovered perspex shapes in a signmaker’s in New York, we made them into brooches and then found ways of making our own shapes in perspex. That was the start of Tatty Devine products as people know them today.

up and saw a ‘to let’ sign. We rang the number and to our surprise the rent was just outside our budget, but it was a whole shop with beautiful, small red stained glass windows. We moved in just after the new year in 2000. At first it was just our studio, but over the following months people would knock on the door wanting to buy what we had on display, so we started trading as a shop and have never looked back.

What do you think of the fashion scene in London and how does this influence your jewellery? For both of us, London has always been the only place we want to be, or could possibly envisage designing in. There are really exciting fashion designers and there is such a distinct style not to be found in Paris, Milan or New York. How did you end up opening the studio on Brick Lane? When we started we were working from our bedrooms, but towards the end of 1999 we felt the need to get a space to work from. We lived on Brick Lane and spent a day walking up and down it looking for studios. We reached the end and then, feeling deflated that there was nothing around, we looked

What is your design process? Harriet and I go through what we are currently interested in and start collecting images and objects. We roughly sketch out our ideas then Harriet sits down to translate our ideas into workable drawings that the laser cutter can read and samples can be made from. Then there is the editing process and the final selection. We like our collections to have a theme and enjoy how we have created a language that we love speaking in. What are some of your all-time most popular pieces? The moustache and dinosaur necklaces and the plectrum pieces. Why did you decide to do a recent launch in silver? Was there a demand for it? We wanted to make something in a precious material that was more refined and mature; we would get a lot of comments about how people wanted to see our ideas in more expensive and precious materials. hree weeks until I go to Ibiza and I need to get my rear into gear. Literally. EF Medispa are offering a bottom-improvement package with my name on it... so I rock up and drop my kecks. My lovely therapist, Fleur, is going to primp and prime my bottom into shape. Acoustic Wave Therapy (AWT) is now one of the most popular forms of treatment for cellulite. My fat cells better brace themselves for a shake-up. Here’s the science-y bit: in a study by Storz medical, the equipment developers found that after treatment 95% of clients reported smoother skin surface while 84% reported firmer legs. As for body-shaping, 72% of clients experienced a reduction of 2.5-7cm in the circumference of their thighs! I can’t wait to get going. AWT accelerates the lymphatic flow, stimulating metabolic activity and encouraging fat breakdown by working on the connective fibrous walls which trap fat and toxins. It gives me a slightly odd sensation as it penetrates far beyond my skin’s surface to the fat layers beneath. Mercilessly, it doesn’t hurt. The Cellactor machine, Fleur tells me, sounds like a jackhammer. “Good to know,” I say, wishing I’d taken up with a personal trainer instead. And I can’t lie: as Fleur fires the machine up, I feel nervous. The treatment gives an unsettling feeling and I bite my lip throughout. As it draws to a close - and just as I’m about to give myself an almighty pat on

the back - Fleur tells me that she turned the dial to just below two - a lot of her clients have it cranked up to five. Great. Despite my valiant efforts, I am, it seems, a wuss. The radio frequency is probably the most relaxing of all the procedures, giving a warming feeling, but it soon heats up and there are moments of discomfort. I wonder how the women who make up EF’s evergrowing list of regular clients manage more

intense settings without sending their cortisol levels through the roof. Fleur finishes my first treatment by massaging my legs - and despite those moments of discomfort, first impressions are pretty good. Maybe I was looking in a flattering mirror but my bum looked so smooth, I couldn’t really see any cellulite. Best of all, the results really do seem to get better and better - with each new session my bum looks smoother and perkier. By the final treatment I’ve even come to enjoy the jackhammer noise - it conveniently slots into the equation that hard work equals results. Well, it may not be hard work, but it sure sounds like it. The whole process, I am told, increases blood-flow to treated areas - which produces fresh and thicker bands of collagen. Used for orthopedic conditions such as tendon and muscle disorders, the machines will apparently be in use at the Olympics for muscle and corrective tissue tightening in athletes. Ooh-er. By my last session I’m wishing I had the time to fit this into my life regularly. It definitely makes a difference - it even spurs you to stick at your exercise regime so that you can flagrantly bask even more in the glory of a gifted bum. The in-house baker is French (the window display of baked goods changes throughout the day) and there is also a pastry chef knocking up delightfully artful cakes in the French style. Our hot tip? The smoothies: the beetroot, cucumber and ginger concoction knocked our socks off. On a road teeming with rather unsavoury fast food joints, Karpo is bound to become a hang-out for the local art students looking for a decent brekkie.

In any case, ‘Lazy Loaf’ Sundays can’t be aimed at City workers, and highlights of the brunch menu have to include the ricotta hotcakes with banana and honeycomb butter and the ham hock hash with fried duck egg... so don’t come looking for beans on toast. There’s even a Bloody Mary buffet that lets you create your own concoction from green tomatoes, spicy vodka and other restorative treats. Signature cocktails include a Marmalade Fizz or Kentucky Dawn - and if you arrive too late for brunch, the Sunday lunch menu is equally tantalising.

A stone’s throw from Liverpool Street on Bishopsgate, The Drift Bar is ideally situated for those midweek morning meetings. Sharing owners with The Folly at Bank, the vibe and decor are of a piece with its sister establishment - and the food makes this place a solid brunch choice. The menu is reassuringly long and everything’s made with fresh, seasonal ingredients - bubble and squeak comes with shredded cabbage and sweet cured bacon, eggs florentine with gruyère rather than hollandaise. We went for a California Kick-start - poached eggs and hummus, guacamole, grilled plum tomato and a field mushroom, all drizzled with sweet chilli sauce and served with a side of cinnamon pancakes. It was a refreshing antidote to the lazy brunch choices you so often find in London. The floor-to-ceiling glass windows and canteen-style shelves stacked with vintage-looking vats of olive oil and other delicatessentype curios give it a ‘meat-packing district’ edge. This is the kind of place Carrie Bradshaw would breakfast with the girls.

RESTAURANT REVIEWS LE BOUCHON BRETON With a combination of delicious food, elegant wines and real ambience, Le Bouchon Breton has embodied the style and je ne sais quoi of French dining since it opened way back in 2008. Situated in the rickety crown of Old Spitalfields it does make for an inconspicuous location - however once inside, the brainchild of restaurateur Ian Stoppani and Michelin-starred chef Michel Roux Jr, Bouchon Breton is a throwback to the elegant dining era of the 1970s. Undeniably retro in tone, the restaurant is tastefully embellished with belle époque touches and while it is inevitably geared towards the well-moneyed clientele of nearby Liverpool Street, the comprehensive selection of Angus steaks, cheeses and French bistro classics retain a near universal appeal. Originally inspired by classic Parisian institutions such as Le Train Bleu, La Coupole and Bofinger, the restaurant’s black-and-cream chessboard floor is home to a fifteen-metre zinc bar serving champagne and seafood. Inside the drinker’s half of the restaurant there is a distinctive wine cabinet and luxury couches dotted with drinking podiums for everyone to enjoy an aperitif or two. Starting off with a bottle of Domaine de Cabrials, this young Pinot was a charming introduction and accompanied an entrée of homemade pumpkin soup and the pièce de résistance, hand-chopped steak tartare, which had a tangible rustic flavour. In keeping with the plush environment, the table service was impeccable; a rare example of patience and attentiveness, and the main courses swiftly followed in the form of a John Dory fillet deliciously graced with Michel Roux Senior’s most famous sauce, Bois Boudran. Rounding off with a ravishing cheese trolley, the triple entente of BrillatSavarin, Compte and Mont D’or proved to be creamy, mature and immensely satisfying. With over 40 regional French cheeses available, many will come back to Bouchon Breton just to savour the dessert trolley alone. COTIDIE It has been remarked upon that whilst “cotidie” means everyday in Latin, Cotidie is a far from everyday experience. In fact, it offers an encounter with Italian food which is as good as it gets in London. The only thing that is everyday is the frequency with which the menu is renewed. Bruno Barbieri (of Italian Masterchef and seven Michelin stars fame) selects his menu daily and brings the finest ingredients from various regions of Italy to an elegantly decked out restaurant on Marylebone High Street. It delivers authentic recipes with a friendly, jovial service. This is a modern Italian culinary experience. Classic Italian elements are present but are taken to the highest level or in contemporary directions, a completely different proposition to the ever-increasing list of ‘carby’ high street Italians. The restaurant is set in stylish grey and slate tones with soft streetlamp lighting, pressed linen and slick table settings. Tables are spaciously laid out banquette-style with open, half-moon booths for those dining in couples. We were served by an extremely engaging and charming fellow who had my companion in stitches and helped guide us through the menu. He was similarly gracious with the rest of the smartly turned-out clientele amongst which there was a noticeable Italian presence. Throughout we received small and unexpected treats like the extra appetisers

of rustic lentil stew with balsamic vinegar. It is a small thing, but from the minute we tasted the quality of the restaurant’s olive oil (sourced from Perugia) and large emerald olives, we had complete confidence in what would follow. Simple things like salmon tartare and roast potatoes with aromatic sea salt were top notch. Nothing is too traditional or stereotypically Italian, evidenced by the wasabi mayonnaise accompanying a warm sea bass salad. The key to Cotidie is to keep some appetite at liberty for desserts, of which we had three each. The first was an impromptu plate of sparkling petit fours. We especially liked the tuiles and coffee brulee chocolate cup. The final round was the desserts that we had ordered and both topped the lot. Bruno’s “Machiavellian” cup-cream and cherry compote is not to be missed, washed down with a glass of Moscato d’Asti, but the chocolate cocotte with milk frappé was my dish of the night. Cotidie reminded my guest and I that we really don’t know half as much about Italian cuisine as we thought we did and that Marylebone village is an unrivalled hot-spot for new and classy boutique restaurants. The writing’s on the wall for this one - quite literally. The amount of people I’ve seen tweeting/ facebooking themselves parked at said bar has been off the hook since it opened last month. Maybe it’s where people gather to post en masse. Manchichi bar dinner @ BISTROTHEQUE (thank you Lulu Kennedy). Maybe it’s the name - it sounds like an over-elaborate bar for men with extremely hairy chests; it sounds like there may be a disco globe. (There isn’t.) What there is, is a bar in the middle of Bistroteque’s main dining room (featuring a brand new bar menu and drinks list) with seats for 28 around a central ‘American manchichi wood counter’. Whatever that is. Sounds exciting though, right?

Helen Baron shapes up in style at Lime Wood Hotel... a manor house less than two hours from London

T

he front drive of the Lime Wood Hotel is a bucolic masterpiece, a meandering gravel track that sweeps up through grassy meadows to loop neatly in front of the hotel itself, a renovated Regency hunting lodge. As I rolled along it on the morning of my first day at Lime Wood, I wished I was behind the wheel of a vintage MG or something even older – the car Mr Toad drove in The Wind in the Willows, perhaps. I imagined myself as a latterday Grace Kelly, all pastoral prettiness and breeze-blown charm. I may well have looked more like Bridget Jones. On arrival, a brief glance around the car park revealed my motoring fantasies were

not ill-conceived: among a couple dozen more familiar marques, I spot a Maserati, two Ferraris and an old-school Roller. And when my companion and I are guided to our room by a friendly young staff member, the hotel’s

sourced, as is the summery ash used for many of the fittings, and everything is peppered with a delicate English eccentricity. Lime Wood House and its grounds are set within the New Forest National Park, an area of such outstanding beauty that we can’t wait to get out into it and do some walking with the dog. Our yappy mini schnauzer is made as welcome as we are, with a huge dog bed and dog biscuits hand delivered to our door, but it’s the outdoors that makes him happiest, and before an hour’s passed we’re exploring the ramble path that leads straight from the hotel grounds into a nearby patch of forest. I’m the one throwing, but you get the gist), and it’s a relief to be able to dispense with all the usual leashtugging and just set the little canid free to wander in the wood. I’m not only here to take in the scenery, however; I’m due to take part in the Herb House Spa’s ‘Welly Bootcamp’, a three-and-a-half day fitness programme that includes cardio and weight-training in a scenic roof-garden before getting us out and about in the bracing forest air. The day starts at a rather challenging 7am and doesn’t finish until 5pm, though there are, mercifully, breaks between each class – and the package does include a daily massage. The bootcamp is ideal for anyone wanting to kick-start their fitness regime or shed some all-important inches before a big event, and my group’s personal trainer John assures us that

and lunch is provided by the spa’s own café, Raw and Cured, which is as ultra healthy as the name suggests (nothing is cooked except the soup which comes warm instead of hot), while dinner is served at the hotel’s Scullery – unless you fancy ordering it to your room. A word of warning here: your dietary discipline will be sorely tested when you come to inform Room Service that you are, in fact, on Welly Bootcamp and need to order from the bootcamp menu rather than the main one, which latter includes the best macaroni and cheese known to man. Don’t ask how I know... So this bootcamp is a more grown-up affair. Not to do down the camaraderie and solidarity, the collective spiritual fortitude that comes from all mucking in together at a more ‘basic’ bootcamp, but what can I say… the underfloor heating in the bathroom at Lime Wood really did it for me. Knowing that at the end of your day’s efforts, you deserve that sports massage and that dip in the hydro-pool; that you can luxuriate in the roll-top bath or take an invigorating double power-shower... Even a stroll around the grounds with the dog seems tinted with the rosy hue of victory when you do so in the full knowledge that you’ve had a bloody good workout beforehand. With all the added perks, home comforts and pure luxury at Lime Wood, this is one bootcamp I can get behind.

Classes are not overly intense in and of themselves, but after three full days you’re going to see results. Welly Bootcamp is far removed from those other bootcamps (of which I have been a part) that see noisy hordes clashing cutlery in a communal dining hall like excited schoolchildren – except that instead of queuing for fish-shapes and chips, we are grown women baying for jicama salad. taly’s gorgeous Bay of Naples is no stranger to great hotels, but the Excelsior Vittoria has the pedigree of being the first in Sorrento, and Italy’s oldest family-owned hotel (it’s been run by the Fiorentino family since it opened in 1834). It is also, in some ways, the most central and most low-key. You’ll miss it if you don’t look. It’s tucked away down a long drive lined with heavyfruited citrus trees, just off Sorrento’s main square, Piazza Torquato Tasso, where everyone gathers for aperitifs and people-watching. Inside, the hotel’s interiors are a gift to any period costume-drama. There are large, elegant salons with silk wall hangings, damaskcovered furniture and vast windows with stained panels overlooking a balustraded terrace and, beyond, a glistening sea and Vesuvius. Plaster cherubs smile down from the ceilings, and heavy gilt frames surround the ageing, foxedglass mirrors, where 19th-century princesses would have once admired themselves by candelight. Look up, and you’ll see original ceiling frescoes, especially in the magnificent ballroom, where breakfast is served every

morning. The reception is packed with sepia photographs of luminaries rolling up in vintage classic cars, and Sofia Loren in her voluptuous prime, pouting on the balcony. Of course, The Excelsior has had to keep up with the times. During its 172-year history, the hotel has built two extra wings, including a bizarre chalet-like building created to please Austrian royalty, who holidayed here in the 19th century. The hotel’s biggest selling point is its location, perched overlooking the perfectly curved inlet of the Bay of Naples, one of the world’s most famous stretches of coastline, and justly so. Thanks to rigid planning laws, the area has kept developers at bay, so the coast hasn’t been ruined by identikit villa buildings. Towns like Positano look much as they did 70 years ago, when writers like John Steinbeck came here to hang out in small bars with local fishermen. Even so, things have changed. In summer, ten thousand tourists can descend on a town that was built to accommodate four thousand. In high season, the charms of the area, with its slow-moving, traffic-choked coastal road, can start to fade fast.

Which is why you need to get your walking boots on and head for the hills. The Germans and Swiss discovered the delights of walking the mountains that loom over this coastline years ago; the Brits have recently started to realise what they’ve been missing. One of the best-known walks is the Path of the Gods, which you can do at a brisk pace in about two hours, or three with a picnic break built in. The walk starts in the hilltop town of Agerola, and follows a mountain path - scarily narrow in places with an unfenced sheer drop. On the way, you’ll enjoy magnificent panoramic views of the sea and the villages below, and can see sights immortalised by Homer in The Odyssey (the Bay of Naples is where Odysseus heard the sirens singing to him). That myth gives you some idea of the area’s sensually beautiful landscapes. The path finishes at a village called Nocelle. From here, you can jump on a bus down to Positano, or brave the old 1,700-step stairway that takes you all the way down. Unbelievably, the nimble-footed locals still climb this stairway and some still

use donkeys to carry shopping and goods with them - it’s quicker than taking the long, circuitous route by road. Positano is as lovely as you’ve been told. Small, white and labyrinthine, with a fine Baroque church and a sandy beach, it recalls island villages in Greece. Back at the hotel, Vincenzo Galano, head chef at the Excelsior Vittoria, a born and bred Sorrento man, had rustled up plenty of sophisticated dishes involving special cuts of beef and fish. The last time I came to this part of Italy, I swore I would never go back – it was too crowded. But I’ve changed my mind; it’s too lovely to ignore just go early or late in the season. mma Freemantle lives in a houseboat moored on a London canal, a lifestyle choice she embraces. CLUTTONS HELP LOCAL COMMUNITY

On a sunny Tuesday in June, a team of surveyors and planners from Cluttons LLP arrived at Islington’s Vittoria Primary School having been set the task of turning a blank wall into a reading area where pupils will read to class mates, be read to by teachers and will escape the busy break periods for a spot of quiet personal reading time. It is hoped (with careful nurturing) that creeper plants will grow to cover the supporting trellis, giving the area a natural woodland theme as was requested by the school. If the pupils look carefully, they may also find a couple of snails and a frog hiding amongst the plants! In addition, they will be able to hang pictures of their favourite books to the netting attached to the rear wall. NEW HOMES REALISE BIGGEST LEAPS IN PRICE

‘‘

T

he Office for National Statistics reported this month that new-build property in the UK has risen in price by 5.1% over the last year, compared to a national house price increase of 1.4%. So why are people paying proportionately more for new homes? Longer-term and lateral thinking could be the answer. With fuel bills forever on the up, lower running costs and less maintenance make a real difference. Energy Performance Certificates now mandatory for every property on the market - show how disturbingly money can drift out of those charming Victorian windows. And house-builders, keen to get their development sold, will often add financial incentives, with assistance on legal fees, stamp duty and more. As an example, earlier this month we had our first proper sales launch of a new building this year; 24 apartments and live-work units in a comparatively overlooked – although certainly on the up - inner city location. From 10am that Saturday we had a steady stream of people, and after 3 hours about 35% of the development was under offer. More have sold since. Reservations on the day were rewarded with £1,000 towards legal fees, any stamp duty above 1% paid, and some kitchen freebies. To someone buying at £270,000, that’s about £7,000 saved. Buying can also still be cheaper than renting. For a first time buyer with 20% deposit, an 80% mortgage on £250,000 comes in around £1,000 per month, less if you choose to extend the repayment period. You won’t get much of a new bedroom apartment in London for £230 per week. Plus rents are still rising, and at the end of your tenancy you have nothing to show for your cash. With banks easing their financing on smaller developments, and many niche builders coming back into the market, we see more enticing offers on the way. That’s particularly good news, and good money, for first time buyers.

from Colman Coyle, gives her expert advice on all your legal property questions I own a flat with 75 years left to run on the Lease and my landlord has approached me to extend my lease back up to 125 years. Should I accept? You do not say if whether or not your Landlord has also indicated the price or any other terms he or she is willing to accept to extend your lease? Whether the landlord has or hasn’t suggested a price, it is advisable to obtain your own valuation. This will assist you in understanding if the price offered (assuming one has been) is reasonable. Alternatively, if the Landlord has not offered a premium, then you will have the benefit of your own valuation to start negotiations. Whilst you do not say if whether the Landlord is willing to offer a reduced ground rent or not, it is not unusual where a Landlord is offering to negotiate a lease term extension that they will insist that the existing ground rent provisions remain or that they are increased. That being the case, then the valuer will also advise what impact this has on the premium payable. You should be aware that subject to meeting criteria you have statutory rights to force a Landlord to grant you a lease term extension. Your statutory rights are set out in the Leasehold Reform, Housing and Urban Development Act 1993. This legislation sets out that you are entitled (amongst other aspects) to 90 years plus the unexpired term. This means that you would be entitled to a new lease that has 165 years left to run as opposed to the new lease of 125 years. Also, you will be entitled to reduce your ground rent to a peppercorn. It would therefore be in your interests to ask the valuer to evaluate any difference there is in the premium for a 125 year lease and a 165 year lease.
