W
elcome to the first issue of Absolutely Cambridge, your new local magazine celebrating all that’s best about our city and local area – from cultural highlights to the latest and greatest in food, fashion and interiors. This month’s arts scene offers something for everyone: an exotic array of collected treasures at the Fitzwilliam, a new adaptation of The Picture of Dorian Gray at the Mumford, and an utterly seductive marriage between Morrissey’s lyrics and Mexican mariachi at the Corn Exchange. And, of course, Cambridge Literary Festival offers a feast of spoken word events around the city to entertain, inspire and, no doubt, start a few heated debates (see page 12). A highlight for me this month was the chance to interview Cassa Pancho, the founder of Ballet Black. You can see their pioneering work at Cambridge Arts Theatre this month and the story of how she built a classical company from scratch is a reminder of the power of one (page 14).

Breaking the
CIRCLE Ballet Black’s welcome return to Cambridge Arts Theatre – the first venue outside London to welcome the company seven years ago – is an opportunity for audiences to enjoy one of the UK’s most innovative classical ballet companies Wo r d s L I B B Y N O R M A N

assa Pancho can finally say that the world of ballet takes her company very seriously indeed. Ballet Black has two Critics Circle awards under its belt for best independent company and a third nomination in 2014. Thandie Newton recently agreed to become a patron. Today, the company’s name rests on its performances and pioneering work with rising-star choreographers, not on the colour of its dancers. But it all started out very differently. A student of classical ballet at the Royal Academy, Cassa Pancho – who is of Trinidadian and British parentage – got the idea of establishing Ballet Black from her dissertation. When she set out to find out why there were so few black classically trained dancers in the UK she couldn’t find any subjects to interview. She had to change her dissertation question and that set her thinking. After graduating she hatched a plan so bold that some thought it crazy. Pancho can cheerfully admit, 14 years on, that her doubters may have had a point: “The very notion had zero credibility back then. People started contemporary or modern groups, but they didn’t do ballet. So here was I, fresh out of RAD, not only attempting to start a classical company, but one featuring non white dancers. And where were these dancers going to come from?”

Ballet Black was established in 2001, initially with Pancho and two other dancers – one came from Barbados and the other from the world of British contemporary dance. Finding the talent was hard because of the shortage of classically trained dancers, but was just one among many difficulties, as Pancho recalls. “Ballet is so expensive – pointe shoes cost £40 a pair – and we had absolutely no funding. I worked as a ballet teacher and a receptionist to fund the essentials, like our lunch. Yet these talented dancers got behind the company – what saved us in those early days was that there was truly something very special about the dancers.” After three years of struggling, recognition for the young company began to grow in 2004. A fundraiser organised through Black History Month turned into a sellout success and raised both funds and the company’s profile. More significant still was Pancho’s meeting with the playwright Bonnie Greer. Pancho had heard that Greer intended to

ARTS & CULTURE / BALLET With ballet there is only one way – THE RIGHT WAY – you have to SEEK OUT the talent give a talk at the Royal Opera House about the lack of black ballet dancers, steeled herself and went along. “This was hard for me as I didn’t find it easy to push myself forward, but I hung around to talk to her afterwards and tell her what we were doing. She was amazing and told me to email Deborah Bull – the Deborah Bull – and put her own name in the subject line.” The response from Deborah Bull was manna – she offered Ballet Black free rehearsal space at the Royal Opera House. For a struggling young company, still only performing at weekends and holding down jobs during the week, this was a gift of extraordinary value. “We were struggling to survive because the cost of rehearsal space was eating into our ability to prepare for performances,” says Pancho. “And suddenly we had access to this massive and fantastically equipped studio at weekends. We were still only eight dancers and at first it felt intimidating to be in such a large space. Then it felt liberating, and finally the stage didn’t feel big enough to contain us. So we call Deborah Bull our fairy godmother because I honestly think the company would have petered out without her help.” From its inception, Ballet Black has welcomed an international cast – some critics have questioned this – but Pancho is clear that the make-up of the company was born of necessity and a sound philosophy. “We could not have created the company with a solely British cast. The shortage of classically trained dancers meant, for instance, that
at one point we kept losing members of the company to The Lion King West End stage production, so we’ve always cast the net wide. With ballet there is only one way – the right way – you have to seek out the talent.” Ballet Black is not complacent about the pool of dancers and training young talent has been core to its mission since the start. Its Shepherd’s Bush ballet school gives young dancers aged from three to 11 the opportunity to train with exceptional teachers. Pancho says it’s a big part of what they do – it’s also how she was introduced to the company’s newest trustee Thandie Newton, who brought her own daughter along for classes while she was living in the UK. Pancho is adamant the dance school is not about quotas or creating new exclusive clubs: “The school is for all kids – black, white, Asian, other – we just want many more children to see ballet as normal and have role models to aspire to”. In her eyes, the challenge to change the face of dance remains 14 years after the company’s inception: “The
issue now is the same as it was in 2001 and we have to break that circle. It’s hard enough to train a ballet dancer and develop the talent anyway so if you don’t start children off young, you restrict the potential pool of exceptional dancers. We must make ballet a possibility for all.” Since 2009, when the company won the first of its two Critics Circle Awards, its reputation has increasingly been built on new work. “The first award made the rest of the dance world realise we were a serious company,” says Pancho. While choreography was initially created by Pancho and Denzil Bailey, over time Deborah Bull introduced the company to more choreographers, and then more choreographers began approaching Ballet Black. Now the company’s repertoire adds up to an impressive body of work created by talents such as Liam Scarlett, Will Tuckett and Arthur Pita. At Cambridge Arts Theatre, the company is presenting a triple bill – Tuckett and Kit Holder are in the mix along with a new narrative ballet. The Second Coming, by Mark Bruce based on the poem of the same name by Yeats. Returning to Cambridge is a kind of homecoming for Ballet Black, since this was the very first city outside London to welcome them in – a loyal following has developed in the succeeding eight years of annual performances. Little wonder then that Cambridge has a place in Pancho’s heart. “I used to send out tour packs to every venue and hear nothing. Then, in 2008, the phone rang and Cambridge Arts Theatre was on the line offering us a date. bone-chilling wind is cutting Cambridge from the east, A through and I’m booked for an Indian head massage. But I’m so full of cold, I’m not fit for anything involving touching my temples. The moment I stagger through Finn Jordan’s doors I calm down. This oasis tucked away in a crescent close to the market square began as a transportable operation. Sarah Jordan is beauty guru, while Claire Finn manages the hair side. Bespoke treatments are still provided in many of the best hotels around town, while the salon offers clients like me well-earned R&R. Secluded private treatment rooms offer a full range of therapies – from pedicures through to facials and massages. MEDALS (MEDALJER) Recipe Trine Hahnemann Makes 10 INGREDIENTS Fo r th e p a s t r y 200g plain flour, plus more to dust • 50g icing sugar • 1 tsp finely grated unwaxed lemon zest • 100g chilled butter, chopped • ½ egg, lightly beaten Fo r th e c o m p o te 1 vanilla pod • 2 tart eating apples (such as Cox), peeled, cored and chopped • 100g caster sugar Fo r th e c re a m a n d to p p i n g 200g best dark chocolate, at least 60% cocoa solids • 20g butter • 200ml double cream METHOD
01 For the pastry, sift the flour and icing sugar into a bowl and add the lemon zest. Rub in the butter until the mixture resembles crumbs. Add the egg and stir until the pastry comes together in a ball. Wrap in cling film and chill for 30 minutes. 02 For the filling, slit the vanilla pod lengthways and scrape out the seeds with the tip of a sharp knife. Put the apples in a saucepan with the sugar and vanilla seeds and bring to boil, then reduce the heat and simmer for 20 minutes. Stir the apple mixture together to make a thick sauce, then leave to cool. 03 Preheat oven to 220°C/425°F/gas mark 7. Line a tray with baking parchment. Roll out the pastry on a floured surface to a thickness of 2–3mm. Use a 6–7cm diameter cookie cutter, or rim of a glass, to cut the pastry into about 20 discs (you need an even number). Spread them out on the tray and bake for 6-7 minutes, then transfer carefully to a wire rack to cool. 04 Break the chocolate into pieces into a small heatproof bowl with the butter and fit over a saucepan of simmering water (the bowl should not touch the water). When melted, leave to cool slightly. Spread half the discs with the chocolate mixture, leaving a slim border. Set aside to let the chocolate set. 05 Whip the cream until just stiff then use it to fill a piping bag with a 1cm star-shaped nozzle. Take the remaining pastry discs and place 1 tsp of apple sauce in the centre of each. Pipe a ring of cream around the sauce. Put the chocolate-coated medals on top and serve immediately. ◆

Located on the site of the old Bene’t’s Café, Bread & Meat only opened its doors last autumn, yet it feels as if it’s been part of the Cambridge furniture for far longer – it is packed when we walk in for our late lunch. The fittings are retro, with an almost trencherman’s approach reminiscent of the old Smithfield Market cafes (before they got done up), with simple refectory tables, battered metal chairs and chalkboard menu. Unlike old Smithfield, it’s spotlessly clean. After bagging the only two vacant chairs, we queue up to order – and my lunch date stares, dewy-eyed, at the roast meats on the counter. He goes for the café’s signature porcetta ciabatta (a slowroasted combo of pork belly and loin), while I plump for the beef topside.

ambridge has gone loco for Bread & Meat, or so the traffic on TripAdvisor, Facebook, et al would suggest. “Nom, nom, nom!” declares one convert. “Divine”, says
another. Although I wouldn’t describe myself as a great carnivore, I’m intrigued enough to see what the fuss is about. My carefully chosen companion once told me, in all seriousness, that vegetables are all very well but there should be more meats

Sandwich seems an unsatisfactory title for what arrives, minutes later, on metal trays. My topside – slow roasted for 24-hours and yet still rare – is paired with rocket, tomato and a rich aioli. I’m pleased to discover not too much of that, as overdoing mayonnaise and her posh sisters is a pet hate. The beef is sublime and the combination is far more than the sum of its parts. My companion doesn’t say much, except to mutter that the porcetta ciabatta is very herby and then add, between mouthfuls, the word delicious. I do manage to sneak a small piece of his crackling, which is of the crisp then melt-in-the-mouth, rather than toothbreaker, variety. Hungry Cambridge hordes are still streaming in as we head off into the Saturday fray recharged. Perhaps the reason Bread & Meat has found such a loyal audience so quickly is that it’s fast, wholesome and lives up – precisely – to the name on the door. u

ON FOOD STREET Chef Ken Hom revisits Macau to sample the world’s original fusion cuisine Wo r d s K E N H O M
O
ne of the wonderful things about my life as a chef is that I never stop learning and finding cooking inspiration from my travels and the people I meet. So on a recent visit to Hong Kong I jumped at the chance to re-visit Macau, a unique East-meets-West corner of Asia, and uncover the vibrant destination I first discovered 25 years ago. The Portuguese arrived here in the 16th century and although Macau became a Special Administrative Region of China in 1999, their influence can still be clearly seen. I expected things to have changed since my last visit, but didn’t realise quite how dramatically the culinary scene would have evolved. Macau is much more than its ‘Las Vegas of the East’ reputation suggests and for a place measuring just 11 square miles, it packs a real cultural punch. After the 50-minute fast ferry ride from Hong Kong, my reintroduction to Macau started with a stroll around the historic

centre, a UNESCO World Heritage Site. Around every corner of this atmospheric part of Macau there are beautiful Chinese and Portuguese buildings of every kind linked by a maze of narrow streets and squares. The marriage of Portuguese and Chinese cultures also inspired my first culinary experience in Macau, with a visit to see my friend and chef, David Wong, who is an expert in the local Macanese cuisine. While he cooked up some delicious Gambas a Macau, he explained how Macanese cuisine came into being. It was down to the Portuguese, who brought with them flavours and cooking styles from their home and far flung voyages, blending Portuguese and Chinese flavours with seasoning and ingredients collected from South America, Africa, India and Malaysia. It is amazing to think that Macanese cuisine was one of the world’s first fusion foods, established centuries before fusion became the ubiquitous concept it is today. Together we headed to one of David’s favourite Macanese restaurants,

TRAVEL / GASTRO TOURS Restaurante Litoral, where I fell in love with the Casquinha a Litoral, a baked crab meat dish served in a rich sauce followed by the classic Galinha Africana and African Chicken, roasted in paprika and basted in coconut, garlic and chilli peppers. The Pato de Cabidela, slowly braised duck infused with local herbs, wasn’t the prettiest of dishes, but tasted out of this world. The pièce de résistance was the Tacho, a rich winter stew with smoked meats. With a head full of new recipe ideas, I retreated to the Mandarin Oriental Macau. The hotel benefits from a gorgeous waterfront location which is best enjoyed in the evening when the skyline lights up and throws its reflection onto the surrounding lake. I was lucky enough to enjoy a meal at the hotel’s restaurant Vida Rica, where I caught up with my friend and brilliant chef, Dominique Bugnand.
Macanese
CUISINE WAS ONE of the first FUSION FOODS
The restaurant impressed me with its signature dish of braised whole green garoupa with kimchi. The following day I headed for Taipa, the island sandwiched between Macau and Coloane, where I a whole street is dedicated to food. Rua do Cunha or the more colloquially named ‘Food Street’ and its surrounding roads in Old Taipa Village, offer a kaleidoscope of eateries serving Chinese, Portuguese and Macanese food, most of it from small local cafes, stores and stalls. Certain dishes have become synonymous with Macau and none more so than the humble Pork Chop Bun – mine was sweet and tender and the bun had a moreish crispy edge and was soft inside. That evening I returned to Taipa to dine at the famous Antonio’s. Opened in 2008, Chef António Coelho has brought his passion and gusto for Portuguese food and culture to the heart of Macau. To start I tried the Chouriço Caseiro Assado na Canoa or roasted homemade Portuguese sausage and Bacalhau com
Natas, shredded dried codfish baked in the oven with a creamy cheese sauce. My final day in Macau took me to Coloane, where Lord Stow’s bakery provides the sweetest of treats. Founded by Englishman Andrew Stow in the 1980s, the bakery is now run by his sister Eileen and is famous for one product – the sweet Portuguese egg tarts known as pasteis de nata. Following a visit to Portugal, Andrew developed his own version of these delicious, flaky pastries and thanks to his vision the bakery now sells an astounding 10,000 a day. Macau’s baroque churches. My evening ended with a cocktail on the terrace of the hotel, Pousada De Sao Tiago. It was fitting that this delightful property overlooking the bay was once a fortress built by the Portuguese to defend Macau against pirates and other European nations. In many ways it represents what Macau has become – a place that protects its heritage but embraces modern luxuries. Over the past three days I had barely scratched the surface of what Macau offers foodies but it has certainly given me a reason not to wait 25 years before I board that ferry again.

his place is all about food. Diners come from further afield than the ingredients, thanks to the 25 Mile Menu which requires that anything not grown or reared in the Pig’s own kitchen garden must hail from the area. So there’s beef from Frome, chocolate from Shepton Mallet (okay, with some imported help), cheddar from Cheddar, bread from Bath plus honey, oils, fish and more from within striking distance. On site are the eponymous pigs (you can’t miss them. The snoring was impressive on our tour) as well as an extensive vegetable garden, deer, chickens and a corrugated iron smokery, where the kitchen smokes its own salmon and salt, among other things. Dinner is improbably delicious and the restaurant is popular with a diverse crowd – we spotted Daisy Lowe and Rhys Ifans dining with a large group.

There’s a vast library of dvds to borrow. Though if you’re confusing the description of ‘near Bath’ with ‘in Bath’ – don’t. It’s not in Bath and you definitely can’t walk into town.

DESIGNING URBAN GARDENS
Cambridge-based garden designer and writer Dawn Isaac is the tutor at this one-day urban garden design course at the Botanic Garden. She looks at the particular challenges of the town or city space and design tricks you can use to overcome them. The focus is on the practical, so there will be guidance on landscaping, cost implications of different materials, ‘how to’ advice on putting together a planting plan and tips for some of the plants that work in city gardens. The design is geared towards personal service, as Cunningham explains: “We spend time with each customer showing them systems that suit their wallet and their needs. Each person hears music differently, so they will have their own preference. It can’t be rushed and you need to pay the same attention irrespective of your customer’s budget.” While one room contains a system worth over £100,000 another at around £1,500 is next door, showing how much you can achieve for a more modest outlay with the right advice. There's even a separate demo room dedicated to headphones at all price-points, so you can compare sound quality and comfort. Selecting stock was a major project in itself: “We had a team listening to components from around the world for a year before we opened. And we are continuously looking at new equipment so we can bring customers the very best hi-fi developments.” In the mix are choice British brands such as Linn and Naim and revered names such as Focal, Monitor Audio and KEF. But other less well-known products have been selected for their outstanding sound quality, including cutting-edge digital amplifiers by Devialet and loudspeakers by the Estonian company Estelon.

riterion Audio is a rare commodity – a completely new hi-fi dealer offering a full spectrum of equipment from a purpose-built showroom in Cambridge. Opening late last year, it was established as a place for music lovers to test out everything from earphones to top-ofthe-range systems. The showroom is worth a visit not just for the equipment, but also for the sense of space. Hanging over the main display area is a funky White Flax light by Jeremy Cole, while dedicated listening rooms replicate the feel of being in your own living room (or, rather, an interior designer’s living room).

Tucked away in a village south of Cambridge, Quendon Furniture is living proof that the skills of the designermaker are alive and well
While corporate and art-world projects are interesting, Perkins gets equal pleasure from creating one-off designs for people’s homes. He shows me part of a worktop used for the kitchen of a local couple. Retrieved from a school science lab, it was remastered to create a unique piece with compassscrawled graffiti still visible in the grain (the rudest bits were used for the insides of cupboard doors). With private clients, the pleasure of the process comes in designing what they really want, sometimes starting with their photos or rough doodles for inspiration. These are worked up into scale drawings, material samples and then final product. Perkins says: “I don’t just make contemporary pieces – it’s a really eclectic mix – and that’s the best part about it. I like helping to translate someone’s original ideas into a final object or whole room that works with their home and their taste” u

om Perkins makes things and, in our flatpack society, it’s heartening to see traditional designermaker skills used to create everything from custommade contemporary cupboards and TV units to dining tables capable of seating two whole rugby teams. Largely self-taught, he says making things was what he wanted to do from childhood. Having started out in London, Perkins moved up to the Essex/Cambridgeshire

borders in 1997 to take over the business of a retiring craftsman. Operating from a humble shed to start with, his work soon found a wider audience and the business moved to much larger premises within a few years. Today his company employs modern production techniques to create bespoke pieces for clients across the world. Many larger jobs are for London architects and include luxury apartment schemes and West End showrooms. But projects are diverse; recently Perkins created furniture for a Brighton recording studio and, when I visit, there are cupboards in production for a Damian Hirst project and maquettes destined to become part of a large-scale Marc Vaux project. Small-scale are also in the mix – he even created bangles that were worn on the catwalk at London Fashion Week.

HOMES & INTERIORS / PROMOTION The kitchen area was in a full-width extension accessed by both hall and living room at one end, and with bi-fold doors to the garden at the other. A wonderful roof light window ensured it was flooded with light. David Hall decided that the scale of the room lent itself perfectly to a symmetrical double galley layout with two wall elevations and island unit. As focal point of the workspace and the place for family meals, the design of the central island is key. A sink at one end means all prep work can happen here. The opposite wall contains a further main sink, plus storage and dishwasher. The traditional working triangle is extended by the double galley layout so the whole family can be involved at mealtimes. Close by are a cleverly designed bespoke wine rack and a neat child-height bench seat/table with capacious toy drawers underneath.

Thanks to clever use of clean lines and bespoke details, this contemporary kitchen in a Victorian terrace has become a practical space that works for both busy family life and elegant entertaining
F
amily and tidiness don’t always go together, but when a couple with three young daughters approached David Hall to design their new kitchen, that was precisely what they had in mind. Their love of symmetry and balance meant they wanted an easy-to-maintain space that maximised light and access to the garden and was still elegant enough for entertaining. The design had to withstand the rigours of family life, have plenty of storage and activity space and become hub of their home.
Full-height units around the room are scribed to the ceiling to make them appear part of the architecture of the house. Proportions emphasise the horizontal linear theme and allow full access of light. Four chrome ‘eye’ pendant lights lead the eye through the room and to the outside space beyond. The palette of materials enhances the contemporary aesthetic, with neutral limestone flooring and thick Corian worktops. The high-gloss finish for doors, drawers and trims was achieved using several thick layers of polyester paint that were applied, left to harden and then hand polished to achieve a lustre that reflects light, adds luxury but is still easy to maintain. Dark wenge wood accents on features such as the wine rack introduce warmth and contrast. It’s attention to detail that turns a kitchen from a pleasure to a joy to use. And here, careful thought has been put into every individual element, from the discreet glass splashback and integrated task lighting to the careful oven and cupboard alignment – all helping to make prep work and cooking as enjoyable as the meals that follow. u

s we head towards the final leg before the countdown to GCSEs, ASlevels and A2s begins, it is vital that students have a clear revision schedule mapped out. Ideally this should begin now, avoiding the mad, last minute cramming spree. Using constructive criticism received from their mock exams, specific areas of weakness can be identified. If extra tuition is needed this can then be arranged in advance. Doing so helps to ensure that the student has the tutor of their choice, which will likely result in more effective study. Quality over quantity is definitely a cliché that rings true in this instance.

There is no point in spending hours poring over books if the student’s main achievement at the end of a day is staring out of the window for several hours or arranging their summer holidays to the minutest detail. So what revision approach should students adopt and when? And, it goes without saying, a healthy, balanced diet and plenty of sleep are key to an alert mind and prolific memory. A
fter starting out in the family business, I moved into estate agency in 1984, so you could say it was my second career. My early property experience was gathered around Walthamstow, which was certainly not the trendy locale it is today, but a solid grounding. Three years on, I was managing an estate agency branch in Chigwell for the same national company when I was offered the opportunity to open its 100th office in Saffron Walden. As a family, we took exactly the same decision so many clients I see today are making – to move out of the capital to somewhere smaller and quieter. I started working in Saffron Walden in 1988 and it was an exciting time, even though the business climate was tough for everybody. The government had just abolished mortgage interest relief (MIRAS) and for a while mortgage rates went through the roof. But houses were still bought and sold and, over the next few years, I immersed myself in the local market around Saffron Walden and Bishop’s Stortford, also moving to another estate agency group during this time. Then I was approached by the newly formed Mullucks Wells and I said yes, opening our second office in Saffron Walden in April 1992. In those days we were an agency of just four staff, but over time we have grown to encompass residential sales and lettings, commercial and agricultural specialisms. We remain proudly independent and personal in our approach, albeit with more branches and a presence in London via our associate office.

Saffron Walden has changed a lot over the years, with more people and more to come. We are already attracting buyers as a result of AstraZeneca’s impending relocation, and the economic and cultural boost of so many high-tech organisations is set to enrich both Saffron Walden and our region for years to come.

GILKS Why should I speak with a ‘whole of the market’ advisor?
I
t can be tempting to cut out the middle man when searching for a new mortgage, and people may even think they can save money doing so, but there are other considerations to take into account. An important thing to understand is that when you receive whole of the market mortgage advice, your mortgage broker has a duty of care to you. In fact, they should be so confident in the level of advice that they back it up by presenting it in a suitability report, which is then signed and dated. If you subsequently discover their advice is not up to scratch you can complain and seek redress through proper channels, and this is a valuable layer of protection for you. Some whole of market advisors specialise in particular areas. If, for example, you want to invest your hard-earned cash in an investment (buy to let) property, the mortgages on offer require a completely different type of contract and the advisor has to understand different lenders’ approaches to property and calculating affordability, among many other things. As purchaser, it is good to know you are speaking to someone who knows what they are talking about and – most importantly – can choose from the whole range of available options. So whole of market mortgage advice is just that, enabling the advisor to select for you from all the available products on the market. It is distinct from the advice of a bank or building society, which will offer products from its own range. It also differs from the advice of a multi tied advisor, who will only offer mortgages from a limited range of providers. Whole of market mortgage advisors offer impartial advice with the aim of ensuring you choose the right product for your circumstances. A mortgage is a large financial commitment, so it’s good to know you have weighed up the options and received the information you need to make the best choice for you. After all, unlike a pair of shoes, you can’t take the mortgage back if it doesn’t fit.

hether you are buying for the first time or looking for a home to retire to, key questions probably include: how many bedrooms, where is it located and, of course, how much does it cost? But one important question is: will your needs best be met by a new build or a period property? Period designs of traditional construction add to the character of the property and usually come complete with a good-sized garden. But, on the flip side, new builds offer their own unique selling points – all the modern conveniences, stylish designs and parking. One excellent example of a fresh and contemporary new-build is 5 Morland Terrace (guide price £1.8m), located on Cambridge’s Accordia development – to date, the only residential scheme to win the RIBA Stirling Prize. A little over eight years old, it has 6 bedrooms, a self-contained annexe/studio and double garage. As with many new builds, its location has been wellthought out and – another key advantage
of a new build – it is designed with minimal maintenance in mind. Period homes may require decoration to meet your individual requirements, but this means you put your own mark on the property and the work can usually add

These two properties are a classic example of the benefits of buying either a new-build or period property. hoosing the best time to place your property on the market has always been a hotly debated issue. Traditionalists say that the best time to place a country house on the market is during the spring/early summer when the gardens are looking at their best. Yet, as estate agents, we hear many times from owners that they bought their country house in the winter. The very best time is when there are few other competing properties available. That way, your house stands out as being the only one of its style or best available. The worst-case scenario is where there are four or five houses for sale in close proximity. This worries prospective buyers, who tend to ask themselves: “do they know something we don’t?” Of course, a decision on timings may come about for reasons we can’t control – a job move, new baby or the loss of a family member. Most importantly of all, it is often the sight of your property of choice coming on the market that creates the trigger.

uy-to-let is fashionable and, now over 55s have been given access to their pension pots, more people may consider becoming property investors. So what should you look for in an investment property? Let’s look at a couple of fictitious scenarios to see how the ‘ideal’ property for you might present itself. Buyer A is a 56-year-old builder able to release pension funds. He has seen some run-down houses he can renovate cheaply. For him, this may be a sound option provided they are attractive to tenants – in this case, the ‘target’ is likely to be single professionals or couples, who generally want to be near amenities and transport. Buyer B is 34 and is more skilled with Adobe than plastering, but has saved about a quarter of the price of a two-bedroom house, with access to lending for the rest. A property in good order that fits the transport/amenities criteria is likely to be a better buy, as ongoing costs will be lower. What this illustrates is that buy-tolet investors need to recognise their strengths and situation. They should consider the property as a business and avoid buying something simply because they like it. Purely based on yield, the optimum purchase currently is a two-bedroom property, although 3 or 4 bedroom may be a sound investment over the longer term. Once again, there’s a ‘target’ market – likely to be families – so a location near good schools is key. While the days of high yields are over, anything between 4 and 5 per cent is generally acceptable.
