anuary is the period of post-festivity detox plans and new year resolutions. So, in keeping with this, we have an extra large helping of wellness tips and news to inspire.

In this issue, I am excited to reveal the details of the Metropolis Academy, which launched in November 2012. I enjoyed a fascinating tour of this Grade II listed gem, which has had a wealth of pop stars sauntering through their doors. The notion of Rihanna and her entourage finding themselves in our quiet neck-of-the-woods is an image that will stay with me for a while.

Alice Peterson is a name you may have heard recently. The media picked up on her story after her charming novel, Monday to Friday Man, mercifully knocked Fifty Shades of Grey off the eBook number one spot. We chat to Alice about the odious ‘mummy porn’ phase, as well as her struggle with disability, which she discusses with unwavering honesty. In other literary news, Artemis Cooper, daughter of Lady Diana Cooper, gives an insight into the life of Patrick Leigh Fermor; a story so extraordinary it may leave you feeling a sense of inadequacy... but hopefully inspire you to go off on your own adventure.

With a wealth of industry professionals on their books, the recent launch of the Metropolis Academy was surely a natural progression...

o call Ian Brenchley a name dropper would be somewhat accurate, but in a position such as his, as MD of Metropolis Studios, he can’t really help it. Established in 1989, Metropolis Group encompasses the Metropolis Studios, Mastering, Creative and Productions. I am here to discuss the latest string to their bow; the Metropolis Academy, a new music production and business school which opened in November 2012. The Academy is part of the grand Metropolis Studio complex, which is a Grade II listed former power station and

is renowned as Europe’s largest independent recording and production facility. I am swiftly taken on a guided tour; Brenchley nonchalantly points out the electronic piano Vangelis played Chariots of Fire on, the studio where Queen recorded their final two albums, and even the innocuous sofa

where Kate Moss was filmed – shall we say – misbehaving. What makes Metropolis all the more extraordinary is that this mecca of contemporary pop culture just so happens to be based in quiet, leafy Chiswick… What courses do you offer at the Metropolis Academy? What makes you different to other schools? We do Music Production and Music Business courses. I think that what we offer, above anyone else similar, is that we’re a working studio – no one’s got more market share than us and we’ve been very successful in

foraging our way ahead in the music industry, so hopefully that’s aspirational for students. What we’re offering is a bit more of a practical understanding of the music business. It’s not out of a textbook, it’s actually taught by people who are in the industry. How has the music industry changed over the last decade or so? These days, music has probably never been more prevalent because of the internet. You need to know about the publishing aspect of it, the various different ways you can commercially exploit it. There are millions of different revenue streams, from ad funded to sponsored, download to streaming... it’s a minefield. It’s very easy for people to get lost and tripped up if they don’t know what they’re doing. That’s why I think it’s very important to dispel a lot of the urban myths.

Our courses are taught by people in the industry, not out of a textbook Do you think it’s harder to ‘make it’ in the industry today or, with the internet, it’s easier to get your music heard? I think it’s a lot easier to control yourself and get your music out there, but I think it’s statistically harder to make a living out of it. These days it’s a very layered approach and whichever route you take is fraught with hurdles and challenges. On the flipside of that, some people are either very lucky or very good at harnessing these new routes. Look at Rebecca Black, for example! The ad revenue she got for through Friday was

astonishing. Twenty years ago that would never have happened. Where the traditional music industry types are frightened by this, I’m actually really excited because I think there are more opportunities than ever and you can see that the market is changing, so rather than fight it; embrace it. What artists have you got to work with at Metropolis? Not by choice, but by default, we’re kind of generic pop. We’ve done the last two Rihanna albums, Will.i.am, Black Eyed Peas, some Lady Gaga, Madonna, Adele, Amy Winehouse... there’ve been loads. Do you think that programmes like the X Factor are disillusioning people? They’re still selling a very traditional dream; the dangling carrot of ‘you’re going to be famous overnight’. Of the few who make it through, they do have their 15 minutes of fame, but I

don’t think they have any longevity. There are very few perennial artists who are in everyone’s consciousness, so whether your route is X Factor or a more organic one, it’s still tough at the top! That’s not to say there isn’t plenty of opportunity to make money out of it these days. So many brands use music, which I think is a positive thing. It used to be seen as ‘selling out’, but I think it’s a great opportunity for artists to get their name and music out there. Who are some of your favourite artists? You can’t help but admire Will.i.am and the guys who are constantly pushing and trying new things. The way Rihanna creates music is so interesting, her approach is really clever and you don’t always get that from the public perception. The London Wetlands Centre is a great source of inspiration for Chiswick-based photography student Oscar Dewhurst, who was recently commended at the prestigious Veolia Environnement Wildlife Photographer of the Year competition for Bittern in Winter, his beautiful, serene shot of a bittern cautiously stepping across the ice. Bitterns usually stay hidden amongst reeds, hunting for fish at the water’s edge, but, in winter conditions, are often forced to venture onto the frozen water. This particular shot was the last Oscar took of the day, and ended up as his favourite. It’s easy to see why. They Came to a City, 1944

There’s still time to catch the tail-end of Ealing: Light & Dark, the BFI’s major retrospective of Ealing Studios, one of the country’s most prolific and influential film studios. The programme will include showings of classics and comedies such as The Man in the White Suit and The Lavender Mob, as well as an insight into the more subversive side of the studios and the little known numbers produced during the 1940s and 50s. There’s also a number of special guests, events and a comprehensive exhibition of Ealing posters, stills and memorabilia from the BFI’s National archives. I

f anyone was blessed by the gods, it was Patrick Leigh Fermor.’ begins Artemis Cooper. I’m in a church hall at the Brook Green Festival of Books; listening to Artemis telling the story of the famous novelist and travel writer. ‘Born with Byronic good looks, intelligence and talent,’ she continues, ‘he also had the luck of the devil.’ In her affectionate biography, Patrick Leigh Fermor: An Adventure, she illustrates the mischievous young man charming his way through Europe on foot, the dashing war hero working with the Andarte of Crete and the man who became celebrated as the greatest travel writer of his generation. Any lingering odour of the Cubs who recently vacated the room to make way for the festival goers is replaced with salt, pine and the wild thyme of the Cretan mountains as these stories are brought to life by Artemis and delivered in her trademark voice, described by a fellow audience member as ‘honey over gravel’. ‘Men respected Patrick Leigh Fermor as a war hero, women found him irresistible and everyone admired his encyclopedic learning,’ Artemis notes, ‘and if that’s not enough to make your blood boil with resentment there’s more – all his life he had the gift of making people feel happier, funnier and better read than they ever suspected. As one of his old friends put it; “if only he came in pill form so you could take one whenever you felt depressed.”’ Patrick, known by all as Paddy, was born into a loveless and mismatched marriage between a ‘son of the Empire’ geologist father and his vivacious actress mother. Paddy’s ability to find trouble was uncontrollable and he was thrown out of every school he attended. He was keen to learn and desperate to write but he needed something to write about. In a flash of inspiration, he decided to walk from the Hook of Holland to Constantinople (as he always insisted on calling Istanbul). He left London on 9 December 1933 and despite the scale of the walk that faced him and limited budget, he

was filled with excitement. Early in his journey he wrote: ‘All that I saw, heard, smelt, touched and tasted or read was brand new’. By the time he reached Constantinople on New Year’s Day, 1935, travelling had become a way of life. When war broke out between England and Germany, Paddy immediately enlisted and embarked on the greatest adventure of all. Thanks to his linguistic abilities he was recruited by the Special Operations Executive, the intelligence unit of the Army, and trained in clandestine warfare in Cairo and Palestine. His skills were put to the test when he was sent to join the Cretan resistance fighters. Paddy was part of a small group of British soldiers dropped into Crete to lend support to the Cretans. He

then brazenly drove his car through 22 German checkpoints with Paddy hiding his face under the brim of the General’s hat and the General hidden in the footwell of the car. Paddy and his team had to hide with the General in treacherous country for nearly three weeks while waiting for word from the British about a safe rendezvous. It wasn’t until 13 May that the General was taken off the island by boat. The kidnap was a display of Anglo-Cretan co-operation with a large dose of heroism thrown in. Paddy was honoured as a hero and Billy Moss, his fellow British officer, saw his account of the mission published as a book, Ill Met by Moonlight, which was turned into a film with Dirk Bogarde playing Paddy. Paddy found himself back in Cairo where any diminishing wartime excitement was compensated for by meeting the woman who was to become his partner in all future adventures, Joan Rayner. Together they travelled; he wrote and she photographed. It took him until 1977 to finish the first volume of his account of his youthful walk across Europe, A Time of Gifts – often cited as one of the classics of travel literature. The second volume, Between the Woods and the Water, was published in 1986. Paddy continued to work on the third volume of his memoirs but he never completed it. That task has fallen to Artemis and renowned travel writer Colin Thubron. When asked about the man himself, Artemis says, ‘I found him one of the funniest, kindest and most interesting people I ever met’. Paddy Leigh Fermor fans are patient souls – his writing was drip fed to them over more than 40 years – but the publication of this third volume, to be called The Broken Road will be a rare, and unexpected, treat.

‘Men respected Patrick as a war hero and women found him irresistible’ managed to smuggle the Italian general, Angelo Carter, off the island and into the welcoming arms of the Allies in a daring exercise. This success fired his imagination and his next plan was even more audacious – to kidnap a German general. While back in Cairo for a period, Paddy and his notorious fellow officers spent any time they weren’t drinking cocktails made from prunes marinaded in raw alcohol plotting the kidnap of the detested, sadistic General Muller. Sadly by the time the full team had assembled on Crete, General Muller had been posted elsewhere so his successor, General Kreipe, was the replacement target. On 26 April 1946 as the General’s car slowed at a junction, he was ambushed by a group of men comprising British soldiers and Cretan patriots. The soldiers

How did your rheumatoid arthritis diagnosis shape your future and career? Can you tell us a bit more about it, and how it affected your life? Aged 18 I was ranked in the top 10 junior tennis players in the country, and was on the verge of signing a sports scholarship to America, when I was diagnosed with the most severe form of rheumatoid arthritis (RA). RA is an autoimmune condition that can strike at any age, and causes chronic inflammation in the joints and is incredibly painful. It changed everything for me overnight. When my doctor told me there was no cure, and that I’d never pick up a racket again, I can’t describe the anger and sadness that I felt. Thankfully I found a drug that has transformed my life. It’s meant I can be independent again. I have a dog, my Lucas Terrier called Darcy, and I walk him every day. It’s not a cure, I still get pain and stress aggravates my condition, but I’m out of that dark tunnel – and so is my family. Who are some of your favourite authors? Jane Austen will always be my favourite author. I can re-read her work again and again. Darcy, is named after Colin Firth! On the whole I read a variety of books, but books that stand out for me are David Nichol’s One Day, Maggie O’Farrell’s After You’d Gone and Khaled Hosseini’s The Kite Runner.

What was the inspiration behind your novel Ten Years On? Ten Years On is about two characters, Joe and Becca, who are flatmates at university, they lose touch, and ten years on they meet again. The inspiration behind it came from a friend who had divorced and moved back to her childhood home with her two children. She told me how nostalgic it was returning to old haunts and we laughed about the challenges of living with your parents again in your 30s. You’ve explored meaty issues in your writing. What subjects interest you and where do you find ideas for stories? Disability is often a theme in my writing. There is no doubt that RA has influenced my work. I’ve always been passionate to represent disabled people in fiction in an entertaining and moving way – and want to celebrate people being different with compassion and humour. Subjects that interest me are the everyday struggles we all go through and that readers can relate to.

Your novel, Monday to Friday Man, gained attention after it knocked Fifty Shades of Grey off the Kindle download number 1 spot. What do you think was so appealing about your book in comparison? I enjoyed the first Fifty Shades but what I think is so great about Monday to Friday Man doing well is it shows there’s still room for good oldfashioned romance! I think the contrast is what is so appealing about my book. Many readers have sent me heartwarming messages saying they could relate to aspects of the book, such as losing a sibling or their mother leaving the family, or being part of a dog walking crowd. You live in Hammersmith and took inspiration for Monday to Friday Man from dog-walking in Ravenscourt park. What do you like about the area? I love lots about the area. I have lovely neighbours, there’s a real sense of community and even though I live in London, Ravenscourt Park has a villagey (is that a word?!) feel to it. I love the local shops and pubs, theatre and cinema, and simple things like being able to pop round the corner to have a coffee when I need a break from writing. The best thing, however, is the park. Darcy and I love our walks there and if it weren’t for Ravenscourt Park and my lovely dog walking friends, I would never have written Monday to Friday Man. Can you give us an insight into your new novel, By My Side? It’s my boldest novel yet, the story I’ve always wanted to write and get published. It’s a love story that is heartbreaking at times, but also, I think, life affirming. I don’t want to say too much except one of the central characters is an assistant dog called Ticket. On the day of my appointment at Coco Nailbar, the rain may have been pelting down but, observing it through the skylight and from the comfort of an enthusiastic massage chair, it suddenly didn’t seem like such a big deal. Whilst the variants on a pancake’s topping are endless, it’s indisputable that the French do them well. La Petite Bretagne offers authentic crêpes and galettes comprised of traditional French ingredients such as chèvre, ham and classic Nutella. The eye-catching, bespoke scheme was created by Paul Crofts Studio, an awardwinning London design practice. t’s easy to assume that on a restaurant review, the chef and team sharpen their manners and exaggerate the silver service in your honour. This is not the case at Michael Nadra where, from the second you walk in, the hospitality is so natural you easily could be at a friend’s for dinner (albeit a very wellto-do friend), with a maître d’ who goes out of his way to make you feel comfortable. This cosy little restaurant is situated just off Chiswick High Road in a blink-andyou’ll-miss-it side street. A step inside and the low ceilings, dim lighting and gentle acid jazz – if you can imagine it – make it a peaceful little alcove where time can really be spent. Restaurateur and chef Michael Nadra made a name for himself in the culinary world working at some of west London’s best-loved restaurants including Petrus, Chez Bruce and La Trompette. This little spot has been Nadra’s since 2005, originally known as the high-end seafood restaurant Fish Hook. In 2010, he realised how much he missed cooking with meat, put it back on the menu and gave the place

its current eponym. The Modern European menu is comprehensive but not overwhelming; each dish is an eclectic mix of seasonal ingredients. We manage to resist the sixcourse taster menu, and instead choose between the many starters and mains. While we wait, a complimentary amusebouche finds its way to us; an elegant pinwheel of colours and flavours made from thinly sliced beetroot and pomegranate molasses, topped with Bottarga cheese and a whisker of basil cress. Determined to make it through to dessert, my companion and I opt for what we hope will be light seafood starters: soft-shell crab with a daikon salad, and black tiger prawn, scallop and chive dumplings in a spinach and broccoli velouté. Nadra’s forte is seafood, and it shows – everything is sourced fresh daily and assembled and cooked delicately to preserve the natural taste, rather than drown it. Soft-shell crab, I find, is hard to master, with many restaurants guilty of over-seasoning, but this one is carefully balanced – crisply deep-fried tempura-style

on the outside, and tender and soft on inside. Meanwhile, the dumplings are silky little bundles that are pulled apart easily in a velouté that is frothy and light. Our mains arrive, prettily presented, and with them come the maître d’s wine suggestions from a comprehensive choice of some 200 bins personally selected by Nadra. Mine is a rich and plummy Malbec that works well with the medium-rare duck and a generous portion of galette sarladaise – a seasoned potato cake with duck meat between layers. My companion’s aged Scotch fillet steak is cooked just so, with a pink, tender middle, but it was the girolle mushrooms and creamy truffle mash that really steal the show. Dessert is a chestnut and caramel mille-feuille, which has a delicious crunch, alongside a mulled-wine sorbet, while the treacle tart manages to be sweet but not sickly and perfectly matched to the sharpness of the gooseberry sorbet. If we could manage it, we would have a slice or two of the farmhouse cheeses tantalisingly on display, but sadly – though not unsatisfactorily – we have had our fill.

Food& Travel THE HOTEL Devilish to find though it may be, visitors to Maison Talbooth quickly swap exasperation for delight as they note with relief upon arrival that this place is well worth any battle with the Sat Nav. Something of a trailblazer, the hotel opened 40 years ago to much fanfare on account of having been one of the first truly boutique offerings in the country. Cosy flagstone floors throughout, comfortable yet grand reception rooms and exceptionally warm hospitality make Maison Talbooth an utter joy. Staff will happily run guests down to the nearby town of Dedham Vale, which is not only all Georgian elegance itself, but is also the gateway to Constable country walks along the River Stour to Flatford Mill.

THE BEDROOM Each is named after a literary leviathan (Browning, Wordsworth, Kipling, Shakespeare etc), and so, duly, we settle in to Shelley, whose elegant windows, chandelier and beautifully comfortable bed make it a sublime mélange of the grand and the cosy. There are, of course, anthologies of the great man’s poetry lying about to further inspire.

Maison Talbooth, Colchester essential here. There’s an excellent list of both old and new world wines at prices for all pockets. Meanwhile, do try the avocado and chilli and rye bread at breakfast (served in the main hotel); it has a sublime kick and is just the thing to start the day. It is little surprise then that it should be so covered in awards and accolades, including the 2002 Condé Nast Johansen Guide Award for Restaurant of the Year.

THE BATHROOM Equal in size to the bedroom – which is saying something – its vast proportions accommodate an enormous bath/jacuzzi slap-bang in the middle of the room, as well as an excellent power shower. There’s an abundance of fluffy white towels and robes, as you would expect in a place this dedicated to luxury. THE RESTAURANT Le Talbooth – just a short drive from the main hotel, which the staff are happy to drop off and collect from – is a grand timber-framed building where the excellence of the riverside setting is matched by the menu. Combining AngloFrench cuisine, which includes such dishes as Colchester crab ravioli and cumin roasted scallops to start and breast of Creedy Carver duck to follow, local provenance is

Family holidays needn’t be chaotic. Pendle Harte enjoys a relaxing stay at Corfu’s Marbella Beach Hotel, where everything is easy

ravelling to Greece when the headlines scream doom and gloom doesn’t feel quite right. Or is it? Are we supporting a dying economy with our imported pounds or exploiting a disastrous situation? What about rioting and will people resent us? We weren’t sure. The travel industry assures us that it’s fine, safe and a good idea to visit Greece. And anyway, it seems that there’s Greece, and there’s Corfu. In Corfu, it’s business as

usual, from the bustling airport to the tourist trail. Corfu is a place that relies so heavily on tourism that there’s little industry here that’s not fuelled by it in some way, from big hotels to shops selling snorkels and lilos, and if we all stayed away there would be no economy at all. The same applies to most of the islands and much of the mainland too, thanks to its beautiful, craggy coastline, sunny climate and decades of tourist-friendly development. Marbella Beach is one of the island’s finest hotels (the confusing name refers to its

beautiful beach, not the entirely unrelated Spanish resort) and it’s a large, hilltop structure, spread over an irregular-shaped site, an easy half-hour taxi ride from Corfu’s airport. While we are in the taxi, my phone rings. ‘Ms Harte? I’m afraid you’re going to miss dinner, but would you like us to set something up in your room for you? Do the children have any preferences?’ Someone at reception has clearly been reading my mind. The children haven’t eaten and it is getting late. This feels like a good start to a week that’s

designed to be undemanding and indulgent. We arrive in our deluxe family suite to find, as promised, a meal laid out for four, complete with – oh joy – a bottle of wine, plus mini desserts for the children. Switching off the extreme air-conditioning and opening the (two) balcony doors, we acclimatise to the fiercely warm evening air and wonder what the view will hold when the sun rises. Though not huge, our accommodation is cleverly designed for a family of four: there’s a children’s bedroom with its own bathroom, a living area with a sofa and outsize television, plus a main bedroom with a second outsize television (our girls are very impressed with this. Two televisions!) and a decadent-sized bathroom. When the sun does rise, it reveals spectacular views from both balconies. We can look down over the hotel’s manicured gardens to the beach and along the luscious coastline. And because of the angle of the rooms, and the lack of internal doors, we can see the sea from anywhere in the suite, including the bathroom. It’s a well-equipped arrangement; we have an espresso machine, a constantly refilled fruit bowl, a mass of toiletries, an extravagance of towels and a well-stocked mini bar. You can hire a car and tour the island easily from Marbella Beach, and a day in Corfu Town is definitely not to be missed, but if

you’re here for a week as a family there’s ample amusement to be had without leaving the hotel. There are five swimming pools, for a start, and access to the beach (clear water and good snorkelling) is down some rocky steps. We spend the week wafting from meal to meal via the pools, the beach and our balcony, with a few visits to the gym and some of the planned activities – we avoid pool aerobics (too comical) but enjoy archery, while our daughters (age six and three) love the daily mini club, run by the energetic and lovely Steffi, who takes everybody’s children off their hands for a very

for breakfast, followed by spaghetti and chips for lunch and dinner. For us, ultimately, the most delicious things were the simplest and most local – yoghurt and honey, for instance, and tomatoes and feta. Every evening brings entertainment that ranges from the bizarre but more hilarious than you’d expect (an Eastern European Beatles tribute band) to the fun for all the family (fire-eaters on the beach). If you wanted to eat out every night, you’d have to hire a car since there’s nowhere really to walk to, but this is a family holiday and it’s hugely convenient to stay put. Moreover there’s a kids disco every single evening and who could bear to miss that? With its beautifully kept grounds and spacious feel, Marbella Beach offers proper relaxation. It may be large, but it doesn’t feel crowded; it may be family-oriented but it’s not full of screaming brats. It retains a calm, almost otherworldly feel while catering quietly to your every need.

If you’re here for a week as a family there’s ample amusement to be had without leaving the hotel welcome two hours every afternoon. You can never be hungry at Marbella Beach. Mealtimes comprise an all-encompassing spread and the buffet offers a schizophrenic abundance of international favourites in a dining room that overlooks the sea. For children, it’s heaven. TSCHUGGEN GRAND HOTEL, AROSA Otto Herwig came to Arosa in 1883. He was recovering from a lung condition and he needed clean mountain air to recuperate. It must have worked because he set up the Berghilf Sanatorium for lung patients in 1892. And so, Arosa became primarily a place for bronchial sufferers until the winter season of 1929/1930, when it transformed into the Tschuggen Grand Hotel. Now, apart from Mario Botta’s new 43,000 sq/ft spa, the peace and quiet and fresh air of the little mountaintop village has hardly changed. The hotel lies at the top of a winding road and, when it finally comes into view, it’s like some secret place surrounded by pine trees that’s just sitting in the side of a mountain, waiting to be discovered by errant travellers. As well as taking on Mario Botta’s architectural vision, Carlo Rampazzi has recently been entrusted as designer of the rooms and, my word, it feels like you’re in an artist’s vivid dream. Huge, taller-thanneeded headboards with individually decorated squares, colourful-patterned ceilings, high-back chairs and, in the south-facing rooms, just the panoramic gloriousness of the Alps. With 400 sq/ft to walk around in the smallest room, space isn’t exactly lacking, and the adjoining bathroom with marble-covered surfaces and heated floor is amazing. The spa triumphs: hot and cold pools, 12 treatment rooms, Swedish and Turkish saunas, a Jacuzzi… any sore joints after a hard day’s skiing will be well and truly loosened up. To add to this, the newly-built Tschuggen Express takes 12 people straight from the hotel onto the mountain in two and half minutes. The amount of times mornings have turned into mayhem with the disorganisation of assembling skis and heading to the chair lifts – that hassle is, thankfully, completely gone. en.tschuggen.ch

aving come from a second generation military family I am not sure whether my brother becoming a car dealer or me becoming an estate agent was a greater disappointment to my father, but at least he managed to instil in us elements of discipline, punctuality, work ethic and honesty which seem to have stuck. My first job in estate agency was back in 1987, when I took a junior negotiations position with a well established independent Chiswick Estate Agent – Tyser Greenwood. The market was on the up at this point and shortly after joining I remember the disbelief in the office when we sold a Glebe Estate house for over £100,000. This honeymoon period was short lived with the advent of “Black Monday” when the stock market dropped 20% in a day. Combining this with the Chancellors removal of joint tax relief and escalating interest rates. The reality soon dawned that estate agency was not ‘the bed of roses’ it first seemed. During this same period, banks and building societies decided en mass to buy into the world of estate agency hoping primarily to gain a larger slice of the mortgage market. Tyser Greenwood was bought up by the Abbey National under their Cornerstone banner and so began my time working for a large corporate with around 500 offices nationally. During this time I was awarded a plastic trophy as “The Top National Salesman”. This lack of reward, red tape and tiers of bureaucracy encouraged me to leave late in 1995, which

coincided with Whitmans- a well known Chiswick estate agent coming to the market. Russel Savage, my business partner and I, rebranded the company and opened our doors on the 2nd January 1996. We were fortunate enough to be straight into a rising market with plenty of stock for both owner occupies and investors. Since this time we have seen declining, stagnant and buoyant markets in a fairly predictable 10 year cycle. The great thing for those of us living in Chiswick and surrounding areas is the overall upward trend. Chiswick may not have seen the steepest of peeks in the market as some other areas in London, but having worked through three previous recessions on the upside the troughs are never that dramatic. Chiswick is well positioned for travel into town, out of town and internationally. This gives it a very diverse employment base which in my opinion is why owning property in Chiswick has proved not only to be a great environment to live in, but also an amazing investment. The different personalities and variety of property in the area bring a fresh challenge to each transaction, but from my 25 years experience honesty, integrity and hard work are the best ingredients to bring positive results. Chiswick Charm I

am often asked at this time of year for my thoughts regarding the state of the property market, particularly in Chiswick, and what is likely to happen to property prices in the New Year. Crystal ball gazing is often fraught with danger and back in January 2012, I was at odds with those ‘experts’ and estate agents that all predicted property prices would fall between 2% and 5% during the year. In the event, (and hindsight is a wonderfully precise science), prices actually held firm throughout 2012 and in many cases we saw prices rise between 5% and 10%, particularly with family houses. It does seem remarkable, therefore, that during a time of economic uncertainty, including rising unemployment, a stamp duty hike to 7% for properties over £2,000,000, a double dip recession, and a lending liquidity crisis, Chiswick house prices remained robust and performed well during the year. In reality demand has been relatively weak during 2012 across the property board compared to those levels seen back at the peak in 2007, yet supply has been even tighter and there seems little or no prospect of any easing of the housing supply ‘crisis’ on the horizon. Chiswick has seen a substantial amount of its housing stock disappear over the past decade into the ‘Buy-to-Let’ market. This was a direct result of falling confidence in the government and other financial institutions to provide long term pension provisions, changes in the Rent Act and a surge in rental demand from many would be first time buyers unable to get their foot on the bottom rung of the housing ladder. We have also noticed more recently, that with transactional costs of moving now between £100,000 and £150,000 on the ‘average’ Chiswick family house it appears that many people have chosen to invest in their existing property by digging out basements, converting lofts and extending kitchens rather than lining the pockets of the exchequer. Add to this the fact ‘New House Building’ levels in the UK are at their lowest level for over 80 years, and a tendency to batten down the hatches at times of economic uncertainty, things seem unlikely to change noticeably during the next 12 months. It is evident that Chiswick has become identified as ‘the area’ to bring up families, with more people moving out from central London areas such as Notting Hill, Kensington and Holland Park. Chiswick has some of the best state and private schools in London, superb amenities, such as the River Thames and Chiswick House Grounds, top restaurants and excellent local shops. Not surprisingly to these buyers Chiswick prices are perceived as being relatively cheap compared to the pound per square foot prices being achieved more centrally. During these challenging economic times residential property has also become a tax efficient, long term investment as well as a home, and seen as providing a ‘hedge’ against other more often volatile and traditional investments such as bonds and equities. If you won a million pounds on the Lottery where would you put the money? The above leads me to believe that next year is likely to be as challenging as 2012 for those buyers in Chiswick. With a growing population and too few houses being built supply will continue to remain tight and prices will remain firm; but I’m not crystal ball gazing!
