ands up: how many of us stumble upon our best ideas –our lightbulb moments – during a (possibly boozy) night out with friends? ‘I should quit my job and move to Australia!’ Might be one such epiphany. ‘I should ask Matt from accountants out on a date!’ May be another. ‘I should buy the Olympic Studios and put all my money into reviving it back to its former glory!’ OK, so that last one might not be so common. In fact it belongs solely to Barnes-based entrepreneur Stephen Burge. But it was a conversation with friends over a good old fashioned curry that sewed the seed and led to the incredible transformation of a forgotten local landmark. Writer Neil McKelvie talks to Stephen on page 20 about his vision for the Olympic, getting the local residents on board and how a curry can change your life (a slight exaggeration but you get the idea.) From rock royalty to acting; this month we talk to stage star Katherine Kingsley, last seen alongside Sheridan Smith and David Walliams in A Midsummer Night’s Dream and who is currently starring in the UK premiere of Dirty Rotten Scoundrels. It’s no secret that Chiswick is the home of choice for the acting world’s elite, and as well as Katherine extolling the Chiswick good life on page 13, Anthony Pearce talks to (arguably) our most famous resident, the ever charming, modest and all round lovely Colin Firth on page 15. Finally, don’t forget Mother’s Day this month. It’s right at the end - so don’t panic - there’s still plenty of time to shop. Of course no material gifts or gestures could ever repay the unconditional love and loyalty of a mother, but for a bit of inspiration take a look at our local gift guide on page 63. And if all else fails, take her out for a curry. You never know where it could lead…

Sheila O’Reilly’s selection of sensational reads. Enjoy! BURIAL RITES BY HANNAH KENT

A brilliant debut historical thriller based on a crime that took place in an isolated part of Iceland in 1828, a crime which led to Iceland’s last ever execution. A fire at a farmhouse kills two people and leads to Agnes being charged with their murder. Whilst the investigation and trial are taking place she stays with District Officer Jónsson and his family in their home. It is this time Agnes spends with Jónsson, as she awaits her verdict and execution, which Kent focuses on, exploring the impact her stay has on the

family and lives of everyone in the area. The atmosphere and landscape are superbly realised by Kent. Her characters are developed and the book oozes the kind of emotion that will test your beliefs.

THIS BOY BY ALAN JOHNSON

Though Alan Johnson was Home Secretary during the last Labour government, and while there is some focus on that period of his life, his autobiography covers much more than that. The story moves from post-war austerity in pre-gentrified Notting Hill, through the race riots, through school on the King’s Road in the Swinging Sixties, and onto the rock ‘n’ roll years of the 70s. He takes us through making a record in Denmark Street and becoming a husband and father whilst still in his teens and pulls us along with an enjoyable writing style. It is his refreshing honesty and matterof-fact approach that makes this an eminently enjoyable and entertaining

read. Despite being an autobiography, the book is not just about the author. Johnson focuses just as much on two amazing women, his mother and his sister, who were both major influences on his life. He writes a London that many of us have lived through but probably fi nd it hard to remember in today’s boom.

sweet and melancholy, and I was heartbroken when I finished it. It’s the story of four friends whose lives have taken them so far apart that their friendships, in many ways, no longer make sense, but are utterly essential to their sense of self and for the family they choose. The farmer, the country music star, the financial whiz, the injured rodeo cowboy, the book is full of the creeping Wisconsin cold, and the bitterness and warmth of old friendships and old secrets. A top contender for my book of 2014!

EVERYONE NEEDS

MORESPACE Thinking of converting your basement? You’re in safe hands with the experts at MORESPACE

“H

aving our basement converted was something we had been thinking about for quite a while, so when a friend of ours showed us the MoreSpace Basements™ advert – “Need more room to run around in?” – ‘it was exactly what we needed for our growing family, so we gave them a call. From the start they were up-front and honest and gave us a fixed quote and a realistic time frame. Several months later we have a fantastic new space that has completely met the brief and changed the way we can use our home.’ So said Richard and Anne Faulkner from Kew after agreeing to meet me over a coffee on a cold February morning in West London. ‘Many of our preconceived ideas of basements were completely wrong and we now have a dry, light, spacious living space, including my much wanted separate utility room!’ Adds Anne. I had been asked to write an article about MoreSpace Basements™ and to find information about the owner, the company’s past, present and future services that are being offered London wide in a new and exciting expansion of the MoreSpace brand and they had agreed to answer my questions regarding the project and their experience of MoreSpace. Richard says: ‘One of our biggest concerns was keeping the peace with our neighbours and through the MoreSpace team all our neighbours were well informed and actually quite interested in seeing the progress. Their overall manner and the service provided was brilliant, not to mention that the crew have done a fabulous job. We received a competitive price and a great quality basement (some of the other companies we had in to quote were horrendously expensive!) and we couldn’t be happier with the result.’ Originally formed as LoftRooms in 1966 and under the same family management spanning three generations, MoreSpace has taken the very best of its innovative business model and applied it successfully to basement development. ‘We have been carrying out basement excavations in tandem with our extension and loft conversion works for several years now and we decided it was time to bring this to

More Space_MARCH_CHISWICK.indd 11

We couldn’t be happier with the results

the wider public and set up MoreSpace Basements™ within the LoftRooms Group in order to bring focus to this important aspect of our business,’ states Adrian Newman, Managing Director of MoreSpace. ‘The decision to combine the MoreSpace reputation for quality with the highly skilled technical aspects of basement works has resulted in a high demand for the services of MoreSpace Basements™’, reports James Quinn, Sales Director. ‘We are seeing an increase in positive enquiries and sales in areas of London not traditionally associated with this work, we believe our fixed costs and transparency are a refreshing change in what was a niche market. We facilitate a family’s long-term investment with excellent cost to value returns, this work also provides stability for growing families of young

professionals all over London.’ MoreSpace Basements™ provide a turn-key solution for busy clients from concept design to completion. With excellent relationships with Planning officers across the London Boroughs, they can provide detailed expert guidance for basement applications. James Quinn reports: ‘The councils across London have recently adopted new planning policies that will help to improve all future basement planning applications and we welcome this very much. It reflects the need for responsible contracting and using a reputable contractor, we know that we fit that requirement.’ For a free non-obligation quotation please contact the office on 0208 896 0777 or email james@ineedmorespace.co.uk 11

Q&A

What was it like acting with Sheridan Smith and David Walliams? It was great, they were both brilliant and such great company members. David was so generous with the tour, he really went out of his way. He would always remember someone’s birthday, for example, and a cake would be sent to their house. He’s a really sweet man. His door was always open for us. How did you get into acting in the first place? As a child I was obsessed with films like Mary Poppins, The Sound of Music, Wurthering Heights with Laurence Olivier... So theatrical! I just got hooked on stories and characters. My mum sent me to a Saturday drama school and I just loved it. I didn't really have a choice, it just felt right.

SCHOOL FOR

SCOUNDRELS

Actress and Chiswick resident Katherine Kingsley on bringing con man comedy Dirty Rotten Scoundrels to the West End and spouting Shakespeare with Sheridan Smith

Were you familiar with the story of Dirty Rotten Scoundrels before you landed the role of Christine Colgate? I’ve never seen the film and I’m still debating whether I should see it or not. I did actually see the production on Broadway about six years ago in New York and I loved it. I always thought that it would come over (to Britain) but I thought it would come over a lot quicker than it has. I’m thrilled to be a part of it because it’s a great show, though I’m still debating whether to watch the film or not! Do you always research roles thoroughly? It depends what the role is. For example I played Marlene Dietrich at the Donmar Warehouse (which she was Olivier Award nominated for in 2009). For that I literally researched her whole life and everything about her. She’s so fascinating as a woman and also, because you’re playing a real person, research is so important. But with

other things, like with Helena from A Midsummer Night’s Dream, it’s a different kind of research. A Midsummer Night’s Dream is one of Shakespeare’s most performed plays. Did you know it well? I knew of it and I’d seen lots of different productions. We tried to do something a bit different with our production and make it very accessible. But yes I did know the play and I always wanted to play Helena. It came about quite randomly and very quickly, I was thrilled when I got the offer. It’s a great part; she’s the girl that a lot of women can relate to. How do you memorise all those lines? Well, ultimately, it’s just an emotional memory. If you understand what you’re saying and you understand where the emotion is at that point, it kind of helps you remember the lines. It’s a lot of rehearsal

Dirty Rotten Scoundrels is a musical,do you have any singing experience? I actually trained with the English National Opera for a year when I was 18. They ran a part-time course which was primarily for opera singers who wanted to learn how to perform through song better. Weirdly I ended up on that course, not as an opera singer, but as someone who wanted to find out about the voice and performance. And that was really the beginning of my journey. I’ve also done quite a lot of ridiculous voices and accents in my career. I did Lina Lamont Rain, which was a kind of in Singin’ in the Rain high-pitched Brooklyn drawl, which was extraordinarily hard but wonderful. Any favourite actors? Toni Collette is just a genius, I love Muriel’s Wedding! She does it perfectly; she does the Wedding comedy but she also really knows how to pull at your heartstrings too. Do you have a dream role? There are so many. I’d love to do Tennessee Williams and I’d love to do more Shakespeare. Actually I’d really like to play Marlene Dietrich again. I played her as part of Piaf, so it was Piaf’s story, so it would be really interesting to do something just about Marlene. She’s such a fascinating woman. Also, you can play her at any age. Like many actors, you live in Chiswick. What do you like about living here? You have everything on your doorstep, it just suits (me and my husband) to the ground. Because Chiswick’s a bit far out you feel like you’re escaping the city. I’ve previously lived all over London, but I’ve been here for about three years now and I love it. So you’re here for the long haul? Yes, definitely. Dirty Rotten Scoundrels runs in Manchester from 12 – 22 February, Aylesbury from 26 February – 1 March, before running at the Savoy Theatre from 10 March; scoundrelswestend.com 13

Firth’s Colin Firth talks to Anthony Pearce about the curse of Mr Darcy and a career that continues to flourish

15

Lead Interview_Colin Firth.indd 15

T

here was a time when Colin Firth felt cursed by Darcy. That wet shirt scene in 1995’s Pride and Prejudice made him a household name, as did a turn as another Darcy – Mark – in 2001’s Bridget Jones’s Diary. ‘Even though actors can be vain,’ he tells me, ‘most of us want to be appreciated for the substance of our work rather than how dashing we can look on screen!’ Post-A Single Man Oscar nomination and King’s Speech Oscar win, those early snapshots of Firth seem a long, long time ago now. And we’re as relieved about that as the man himself, because the former ‘Brit pack’ star, 53, has risen up from the typecast landscape that threatened to envelop him, to carve for himself a prolific and brilliant acting career. That’s not to say we didn’t enjoy the lightweight heartthrob, but ‘the versatile Colin Firth’ has a much kinder ring to it. Of course, the elegant suits provided by director and designer Tom Ford have helped. In A Single Man, the role that won him a BAFTA, Firth – as a lonely, grief-stricken soul – seemed to find not only a purple patch in his career, but a dapper style too. Tinker, Tailor, Soldier, Spy followed and now he’s recently returned with The Railway Man. Today, he’s to be seen in razor-sharp threepieces on red carpet runways with his equally glamorous wife, Livia. Things couldn’t be better. And that goes for matters away from the big screen also. Colin and Livia are passionate advocates of Chiswick living, and often with an eye on environmental issues as well. She runs Eco-Age as well as being involved in a number of other green organisations. ‘We live on a beautiful garden estate, but don’t hide away. Indeed, I’ve worked in Livia’s shop in the past and her business continues to go from strength to strength. People in Chiswick have a certain spirit. Everyone is going about their daily lives and there’s always busy activity along the High Road. It feels like its own town, not a part of London and having the Thames close by is a great escape.’ Firth also has a home in Umbria, Italy – Livia is Italian and lived in Rome until the age of 27. ‘I’m immensely lucky, I know that,” he says with a grin. ‘I love London, love my family, and I have a career that has been extremely good to me. I’ve worked hard for the privilege, but there are so many other actors who have worked hard with no reward, and I won’t lose sight of that.’ The Railway Man is a harrowing war film directed by Jonathan Teplitzky, and follows the journey of Eric Lomax, a real-life WWII British soldier who was tortured by the Japanese at the notorious Changi camp, all the time being forced to work on the notorious ‘Railway of Death’ that links

Thailand and Burma. Firth speaks with the upmost reverence when discussing Lomax, who the actor met and who, sadly, died before the film was completed. ‘He was a gentle man. He had forgiven a lot in his life and that had become a way of him finding some sort of peace for the atrocities that went on. He showed incredible spirit and forgiveness. It was a beautiful example of the true human spirit.’ Firth says he feels a duty to tell stories like this – describing Lomax’s whole story as a ‘triumph’, and admits it was one of the most challenging roles he has ever had to play. ‘It certainly challenges you,’ he says, ‘although obviously it’s absurd to complain about playing a tortured person when you’ve actually come to know the man himself and the terrible things he went through. Also, we were shooting in a very beautiful region of Australia and it was just bliss to be there. I really loved it. So it’s a little hard to think of yourself as such a character when you’re surrounded by paradise with very relaxed and chilled people. It’s hard to go to work, and work yourself into a state of torment, when everything conspired against it.’ Firth says he supposes he is, nowadays, more drawn to these more complex and serious roles. ‘I think we underestimate how lives which might not be the ones that attract headlines or make for epic drama are incredibly rich and dramatic. I’m particularly fascinated with the notion of ordinariness or apparent ordinariness; people who you could dismiss as ordinary or boring; people whose lives seem to be a series of disappointments but who offer a great potential for drama in what seems to be an unremarkable and quiet life. It’s the real human interest element that I think everyone can relate to. It can’t all be superheroes and fantasy adventure. In fact, you might say I’m very attracted to heroism not written on a big superhero stage. Real life is a winding path, not a series of dramatic effects rolling along a nice, straight line.’ This year will see Firth appear in the thriller Before I Go to Sleep, co-starring Nicole Kidman, and a return to period drama and romantic comedy is on the cards in Magic in the Moonlight. Both movies are going through post-production phases. Despite Firth’s admiration for the quiet propensities of human nature, you’ll most likely see him letting off steam at The Emirates, given that the actor is a lifelong Arsenal fan. ‘It’s a great outlet,’ he smiles. ‘I try to take my kids to see Arsenal play three or four times a year but when you have a family your responsibilities and priorities change.’ I remind him of the responsibilities that go with being a global film icon too… ‘That too,’ he laughs, ‘but family always comes first.’

“I think we underestimate how lives which might not be the ones that attract headlines or make for epic drama are incredibly rich and dramatic”.

ON TRACK

If you’re planning to watch Colin Firth’s latest flick, The Railway Man, then perhaps you should reacquaint yourself with the story of the notorious POW constructed Burma-Siam Railway, and that of plucky survivor Sir Harold Atcherley. Captured in Singapore in January 1942, Sir Harold spent over three years at Changi Prisoner of War Camp, where he kept a journal of daily life using scraps of paper and exercise books bound together in hand-stitched brown paper. Friend and fellow POW, the celebrated artist Ronald Searle, produced countless drawings and sketches at the time, which he lent to Sir Harold to illustrate his remarkable story of courage and survival. I

t’s amazing what can happen while you’re enjoying a casual curry with friends. For Stephen Burdge, it was the ‘lightbulb moment’ that led to him and his wife Lisa opening the new Olympic Cinema in Barnes. ‘We were eating at Monzil over the road from the old Olympic Sound Studios,’ he recalls, smiling. ‘It was up for sale and looking sad with all the windows blacked out. I said, “shall we raise some money and turn it into a cinema?” And everyone went, “yes, great idea!”’ The next morning, in the cold light of day, Stephen was just as excited by the prospect. ‘That was the acid test,’ he admits. ‘But I did phone to double-check with our friends. And they still said, “go for it.”’ So began four years in which the couple has transformed the iconic EMI studio, the recording home of choice for the Rolling Stones, Led Zeppelin, U2, Prince, Madonna and countless other artists, into a wonderfully elegant, state-ofthe-art cinema, in the process selling their home to raise capital and negotiating the murky byways of planning law. Although Stephen works in the movie industry – his company cuts trailers and designs posters – owning Olympic isn’t the culmination of a long-held dream. ‘I’ve always loved film, but it was never a case of one day I must have a cinema,’ he says. ‘Having lived here for 10 years, Lisa and I knew about the building’s heritage and we thought bringing it back to life as something special would be a fantastic project for us and Barnes.’ Initially, however, EMI’s agents didn’t exactly take Stephen seriously as a potential buyer. ‘For ages, we couldn’t even get in to look around. We had to harass them to return our calls. Finally, someone rang and said, “get there at 5pm and Eddie the security guard will open up.” But once inside, we knew instantly that we had to make an offer otherwise in 10 years’ time we would walk past and regret not doing so.’ Deal finally done, the subsequent planning

procedure proved equally time-consuming. ‘Other interested parties had wanted to develop the site as a supermarket or blocks of flats,’ Stephen tells me. ‘But, to be fair, I don’t think the Council wanted to go down that route and it was supportive, as was the local community. The planners told us that 750 people had written in favour of our application – that was unprecedented and so encouraging. We felt everyone was pulling together and, despite all the bureaucracy and box-ticking, that’s why I always believed that permission would be granted.’ Throughout the long, drawn-out redevelopment process Stephen and Lisa always had a clear vision of what the Olympic Cinema should be. ‘First and foremost, we wanted it to work for Barnes, but we also wanted it to be a destination London cinema, one that provides a proper film experience.’ Indeed, the funds raised through a Founder Member scheme – 250 people, almost all locals, each invested £5000 – have clearly been well spent. The clarity and quality of Olympic’s DolbyAtmos sound system is extraordinary. This is entirely intentional. ‘For us, the USP had be sound,’ confirms Stephen. ‘After all, this was where the world’s first four-track was installed, where Hendrix experimented with sound in the corridors and where engineers pushed acoustic boundaries. That’s also why the auditorium had to have the same footprint as the old Studio One, where the major artists recorded. We didn’t want to split the space into small areas with small screens. It just wouldn’t have been the same.’ The same attention to detail is evident in the auditorium. It is the last word in viewing comfort, with cosy reclining seats, individual armrests and tables, enviable leg room, plush red carpet and, should you be so inclined, love seats and sofas at the back. ‘We went to a lot of trouble to ensure that every seat is a good one, both in comfort and positioning,’ says Stephen. ‘We even have curtains that draw back at the start of the film – it’s a little touch of traditional movie magic.’ 21

With the ground-floor restaurant already a neighbourhood favourite, a second screen due to open this year, a Saturday morning Kids’ Club, a Film Club and plans to show NFT and Opera screenings, the Olympic Cinema is already part of London’s movie landscape. But that’s not all. Appropriately, in a nod to its illustrious past, there’s also has a small recording studio run by former Rolling Stones engineer Chris Kimsey. ‘There was a unique Olympic sound,’ explains Stephen. ‘We felt strongly that the building’s heritage should be kept alive and we’re hoping that local bands will come and record here.’ You never know, the next Mick Jagger or Jimi Hendrix could be out there in South-west London right now…

KIDS & EDUCATION

S

itting around a campfi re after a day out riding in the African bush, I turned to a young girl who had been out with us that day and asked her if she had had fun. Hugging her knees, a deep frown on her face, she whispered, ‘No – I’m worried about all the work I’m missing at school.’ On the holiday of a lifetime, surrounded by the very best that the natural world could offer, this privileged teenager was a miserable ball of anxiety and worry. And she’s not alone. More and more teenagers from affluent, loving backgrounds are experiencing anxiety, stress and depression. Theirs is a world of high expectation and high achievement where no success is ever good enough. This acute pressure to achieve can lead to illness, trauma and at worst children taking their own lives. Suicide is now the third biggest killer of young people aged 15-24. Thankfully, schools are waking up to the problem. One school that has been particularly open about the pressures on high-achieving teenagers, and is taking great strides to help them, is King’s College School in Wimbledon. This month the school will host a conference called True Grit, Developing Emotional Resilience in Schools. Designed for heads of other independent schools and those in charge of pastoral care, it will bring together experts in neuroscience, psychology and education. Andrew Halls, headmaster at King’s, says: ‘We thought we’d sell 100 tickets; we hit that in a day or two and have had to stop at 180.’ Clearly, King’s is not alone in recognising there is a problem. There is enormous academic pressure in elite schools. ‘In schools like King’s,’ says Halls, ‘kids are surrounded by a culture of extraordinary achievement. They want to go to Oxford or Cambridge. They want to get excellent A-levels. They want to get a First.’ And the bar is now set so high, ‘10 A-stars at GCSE might just get you a shrug from Oxbridge,’ says Halls. For many pupils, academic excellence is just the start. They

Under pressure

For some high-achieving teenagers, the demands of 21st century school life can be too much. But our elite establishments are waking up to the problem, with a London school leading the way, says Amanda Constance

want to excel at sport and be the best actress or musician. Insecurities over body image are rife and in an age of rolling news, young people have a highly-sensitised awareness of suffering around the world. If you throw in the pressures of parental expectation and possible family breakdown or bereavement, even the most motivated pupils can feel overwhelmed. Halls believes things have intensified exponentially in recent years. ‘In a west-London,

fee-paying, competitive, highly academic world, it’s on a totally different level.’ The game-changer for many is the internet. Schools have always been a microcosm of social pressures, and the advent of social media means that how you look, who you know, where you party, even where your family go on holiday is up for scrutiny. ‘Teenagers might share hundreds of pictures daily,’ explains Halls, ‘their lives have become a public commodity to

be commented on by hundreds of strangers. It is up to us to help children fi nd the balance between aspiration and feelings of worthlessness.’ Which is why King’s have been researching the idea of ‘emotional resilience’ and looking at ways of developing it in their pupils. Currently a buzz phrase in business, emotional resilience is a concept that helps identify the traits that enable people to resist adversity, cope with uncertainty and bounce back from traumatic experiences. King’s is already working with Nihara Krause, a consultant clinical psychologist. She will speak at the event, as will Dr Paul Bester, a child psychiatrist who consults in Harley Street and at the Priory in southwest London, a clinic which already sees a number of pupils from top London schools. Halls admits these issues might be viewed as the simple pains of overprivileged schoolchildren – what a colleague once referred to derisively as a ‘First World problem’ – but insists that makes them no less devastating. ‘These children deserve to be helped, too,’ he says. And help is at hand. Halls explains that about 20 years ago, academic schools worked out that they could improve results by providing better pastoral care, ‘we are now doing that with mental health.’ Psychologists such as Krause are increasingly being called in to schools to advise them on ‘mental-health fi rst aid’. ‘Schools can no longer pretend it’s not happening,’ says Halls. King’s has identified 10 key character traits of resilient highperforming teenagers. These include proper sleep patterns, time for exercise, meals at set times and fi nding time to relax. Resilient children accept being ‘good enough’ and have a sense that they have some control over their lives. Halls is adamant that there is nothing wrong with schools or its pupils striving to be brilliant. The best schools, he says, ‘are strongly aspirational but they have very attuned antennae for the ones who can’t cope with the pace.’

What inspires your designs? How did you get into print design, specifically? My prints are inspired by moods; for me colour in my prints is very important. Over the years I have moved away from floral designs into more graphic prints. I completed a foundation in art and design but then decided to choose a more academic path for my BA. While I was reading History of Art and Archaeology of Asia and Africa at SOAS, I missed the more practical aspect of art, so I continued to draw, paint, photograph, etc. My parents are both in the industry and through my father I had access to a digital textile printer, so I started to explore the world of print design in my own time. What do you think will be big fashion trends in 2014? I think as always colour will play a big part in 2014. For SS14 I was inspired by sunsets and stormy nights – think really bright yellows, oranges and reds but also blues and purples and optic white. In terms of shapes, I think loose kaftan shapes and soft tailoring are key. Who is your style icon? I don’t have a style icon as such but I love the 1920s opulence and glamour.

What would you say is the ethos of Daisy Darche? It’s all about the quality of the garment; we design and produce everything in-house in London in order to ensure the quality is high. The garments are also designed to be worn by anyone, anywhere – meaning that the same piece can be worn on holiday by the beach as well as at home in the city, just differently, so versatility is key.

things, but I suppose the signet ring I got from my mother; I never take it off. It was passed down from my grandmother to my mother, then on to me, so it has huge sentimental value. The coat of arms is called ‘Ślepowron’ in Polish, which means raven in English. I also used it as a reference for the logo for Daisy Darche.

What is your favourite piece of art? I actually have two. My parents have a piece by Alistair Grant, which I love. Another favourite is The Death of Chatterton by Henry Wallis: I love creating moods in my work and this painting certainly does that! Your studios are based in west London. What do you like about the area? I have to confess that when I’m at work, I just work, I rarely leave the studio during the day but when I can sneak an hour or two out of the office I love going to High Road House – it is great fun and just around the corner from my studio. daisydarche.com

Who are some of your favourite designers? I love Helmut Lang and Rick Owens (when I’m not wearing Daisy Darche!) If money was no object, what item of clothing would you splash out on? I’m obsessed with jackets; I just bought two! What is your favourite travel destination? One of my favourite places, and where some of my best memories created were, was on holiday with my family in La Croix-Valmer in the South of France. We’re all major foodies and there’s nothing better than eating fresh fish every day! What is your most treasured possession? I don’t get very attached to

P

rimary school teacher Jane Dowrick wanted to look her best for her son’s wedding. Being a keen dancer she was looking forward to stepping out onto the dance floor. But she faced a problem. As Jane explains, “I can’t wear high heels for very long because I suffer from back and hip pain. To make matters worse I also have a bunion.”

But she was determined to have a good time and decided to splash out on a new outfit for the day and a cocktail dress for the evening. However, she was still unsure what shoes she could wear for style and comfort. “I decided to visit Foot Solutions – and I’m so glad I did!” adds Jane. “I spent an hour with their staff undergoing tests and scans to monitor how I walked and pinpoint any problems. To my surprise they had a great range of fashionable heels. I chose a pair of gold Ziera shoes which were perfect. These together with the special custom inserts supplied by Foot Solutions meant I was ready for the big day. I was the first one on the dance floor and the last one off – I could have danced all night!” “The staff at Foot Solutions were so helpful and professional,” says Jane. “It was a genuinely lovely experience.”

WATER WORLD

Richmond’s Cedars Health and Leisure club has just unveiled their brand new £120,000 hydrotherapy pool. The sleek health club is a great place to relax on a day off for both members and non-members. Why not treat yourself to a day pass – a snip at only £25 –which entitles you to full use of the gym, pool, sauna, steam room and studio class. Oh and that gorgeous new pool, of course. Richmond Hill, TW10; cedarshealthclub.com

Not quite a spa, not quite a wellness centre and certainly not a salon, Inside Out Retreats, tucked away in Richmond’s quaint, cobbled Brewers Lane, is something altogether unique. There’s a calming ambiance and heady scents of lavender and essential oils as soon as you enter. The more sceptical among us may raise an eyebrow at trinkets and pewter candle holders inscribed with positive affirmations on display, but Inside Out isn’t all crystal balls and hippy mantras. The intriguing list of comprehensive treatments range from all types of massage (deep tissue, holistic, pregnancy) to counselling, hypnotherapy, meditation and transformational coaching. All of which endeavour to help clients achieve the best; from the inside out. And though the centre isn’t easy to pigeonhole, I can think of one word to describe it: sanctuary. It really is a lovely place, with wooden floorboards, cosy treatment rooms spread over three floors and a snug meditation hub in the basement. Walls and accessories are in calming purple and grey hues, and clients are invited simply to come in to relax with a cup of herbal tea and a chat – a sense of community is something that’s promoted as well as individual prosperity. I had a one hour gemstone facial in the very capable hands of masseuse Heather, who specially devised the treatment for clients. A paraffin wax is applied to the feet, leaving them as soft as butter, whilst the facial itself is more of a massage, incorporating strong hand movements with hydrating Argan oil, along with divine shoulder and cranial massage. The smoothing, specifically chosen stone is only a small part of the treatment and is simply traced gingerly over the face. Inside Out is certainly a gem of a find, and one that won’t stay a secret for much longer. 9 Brewers Lane, TW9; insideoutretreats.com

A Cut Above Salon owner Jo Kent talks tips, trends and tresses

What hairstyles would you say are in fashion this year? Random waves are huge this spring/summer. Spray in some salt spray, plait your hair at night and wake up to unruly hair, we use Rekden Fashion Waves 07 (texturizing sea spray) RRP £15.80. Poker straight hair is also back, always use a heat protector on the hair to avoid heat damage, we like Redken Iron Shape 11 RRP £15.80. Jaw length bobs are very in this season and can be softened with a personalised colour and a soft fringe, or for a stronger look go for a strong blunt fringe complemented by a bold colour. Our clients love the big bouncy curls, these are timeless and I don’t think they will ever go out of fashion. For shine and condition we love Revlon’s Orofluido oil RRP £30, which can also be used on the skin and has a delicious fragrance, we can’t get enough of it! How long have you been a hairdresser and whats your background? I’ve been in the industry for 23 years, I was taught by some world class hairdressers about the importance of your technique for each individual client. Hair texture varies and it takes skill and knowledge to get it right. I have enjoyed my time teaching and being part of one of the best brands in hairdressing and also working alongside some amazing photographers on celebrity shoots. I really do enjoy working on film shoots, my last film was Hammer of the Gods. we added hair extentions for the Vikings. Why did you decide to open up in Chiswick? I love Chiswick; the people, shops and the overall buzz is great. Its a perfect place to be. Do you find that people often turn to celebrities for inspiration when it comes to their hair? Definitely, the majority of our clients would rather look for inspiration in a copy of Hello!, rather than a hair magazine. How do you keep your clients happy? We are such a friendly salon, we have an excellent working relationship with our clients. We listen, understand and advise and make their experience with us a comfortable visit always. What would you say makes a good hairdresser? Lots of energy and passion. You need a good eye for style and colour, it is so important that you are passionate in making your client the best they can feel and at ease with you doing so. Do you have any celeb clients? Absolutley!!!! For the client’s discretion we are unable to disclose this information. joblusalon.co.uk | 020 8996 0616 46

THE KEY TO WELLNESS PARK CLUB WELLNESS MANGER, TERRY RODHAM RECOMMENDS A LITTLE EXPERT HELP

I

nevitably at this time of year, countless column inches are committed to health, wellbeing, losing weight, how to get motivated to exercise in 2014 and so on. So how can I make this article special, any different to any you have read before? Will I be able to provide the diet of all diets, a magic exercise routine the likes of which you had only dreamed, or a special new mantra that gives instant inner peace? Maybe not. But first and foremost, health and wellbeing (wellness) involves engaging in physical activity and regular exercise, eating balanced and healthy meals and being positive. It’s not rocket science. The Wellness Pyramid above shows how these three key elements of 'wellness' (movement, nutrition and mental approach to life) interact with each other. It’s the balance between them that will govern your success in achieving wellness. Put another

way, being stressed, not sleeping and trying to run a marathon every day is not good for you. The key to wellness is balance. While you can achieve this on your own, having a little expert help is a key to success. At our clubs we provide unprecedented levels of support and expert guidance as standard. It’s not by accident that a new member receives five personal training sessions in their first month and a further complimentary personal training session every month of their membership thereafter. Rather it’s by design. It enables our team to get to understand you, your motivation (or lack of it), your good and bad habits and how they affect your wellness and how we can best help you achieve what you want to achieve. As part of the balance, physical activity doesn’t have to be pounding a treadmill. Our breadth of facilities are there to appeal

to your different tastes, be that a macho circuit class, yoga, swimming, tennis or myriad other sports. Our clubs also provide secondary services as part of the balance. From preventing injuries to overcoming them, we provide comprehensive medical and rehabilitative services. And to relax and de-stress there's massage in beauty therapy, Jacuzzi and steam. The clubs are extremely social, so interaction with staff and other members are important elements towards supporting a happy and healthy you! In short, balance and the right support are key. Oh and membership of a great club, of course. Call us to start your journey. The Hogarth, 020 8994 0500 thehogarth.co.uk The Park Club, 020 9740 4599 theparkclub.co.uk

KEEPING UP WITH THE

In the world of British design, they don’t come much better than Terence Conran. And with west London set to benefit from the Conran effect with his beautiful soon-to-be-built Novus housing project in Ealing, Liam Doyle runs through some of the master’s pieces

NOVUS Life is hard for first time buyers, so the chance to get on the ladder in Conran’s fashionable curved set of flats will be an inspiring opportunity. The stylish apartments, masterplanned and designed by Conran’s architecture practice, Conran and Partners, are part of the £135million Green Man Lane Estate regeneration scheme. Ealing’s burgeoning reputation will have helped to inspire this development, and this is more than merely a Terence Conran vanity project; it’s a fantastic opportunity for those looking to get into the Ealing scene and on to the property ladder. For more information see greenmanlane.co.uk ©PAUL RAESIDE

ebastian Conran, the eldest son of Sir Terence, has been quoted as saying he will never stop trying to please his father. For whilst Sebastian and the rest of the Conran clan have enjoyed huge successes in their own rights, the magnitude and influence of Sir Terence’s empire is unsurpassed. Born in Kingston-upon-Thames in 1931, Terence Conran studied textiles at the Central School of Art & Design and began his illustrious career when he founded the Conran Design Studio in 1956. Unrivalled within the British design industry, Sir Terence’s tireless motivation - almost William Morris esque in variety - has seen him cement his name as a designer, retailer, restauranter and writer. He also founded the prestigious Design Museum in 1989. And at the age of 82, as well as showing no signs of retiring, he’s still proving to be some pretty big shoes to fill...

MICHELIN HOUSE The former home of Michelin tyres has undergone many changes over the years and now houses the Bibendum oyster bar, but this Art Deco, Grade-II listed building designed by François Espinasse in 1911 remains an architectural icon. Conran has said that he had ‘always dreamed of owning’ the building, so it was fortuitous when he and his friend, Octopus Publishing Group owner Paul Hamlyn, were (unknowingly) bidding against one another when it went on sale in 1985. Upon discovering this they formed a partnership to purchase Michelin House for a cool £8million. The three iconic stained glass windows depicting the ‘Michelin man’ (AKA Bibendum), had been hidden and subsequently lost during WWII, so the new owners set about replacing them with lovingly-crafted replicas based on original drawings and photographs.

HABITAT

PERSIAN, TURKISH,

A cornerstone in affordable British design, Habitat was the brainchild of Terence Conran and he opened the flagship store on Chelsea’s Fulham Road in 1964 . Starting from a basis of making excellently designed and built furniture and fittings to brighten up any home, Habitat has been the inspiration for many a household since those early years. Though the store has had a tumultuous time in recent years and has since been sold to Home Retail Group, the foundations have not been tampered with, and are essential in making Habitat the brand it has become.

Is there any flower more exotic, intoxicating or elegant than the orchid? Kew Gardens has one of the oldest collections of living tropical orchids, dating all the way back to 1770. The tepid Princess of Wales Conservatory will play host to the annual Orchid Festival, when these bright and colourful flowers will be in full bloom, and a special collection of archive material will also be on display. 8 Ferbuary - 9 March; kew.org

SHOULD I STAY OR SHOULD I GO?

To migrate or hibernate? That is the question. Over a special half-term weekend in February, the Wildlife & Wetland centre will be revealing how and why adorable little critters choose to either retreat to warmer climates or snooze the whole winter months (we wish we had the choice, quite frankly) with the chance to meet some sweet, sleepy hedgehogs. 15 - 16 February; org.uk

TALES OF A POTTER

Bringing Peter Rabbit’s cabbage patch to life, this book tells of how Beatrix Potter’s most famous tale arose from a series of letters to a four-year-old in Wandsworth – her former governess’s son. Old photos, seasonal studies of Hill Top’s garden and Potter’s own plant portraits only serve to make this book even more delightful. It has pretty cream and yellow blooms which open on bare stems between February and April. After travelling and eating his way through America for four years, Byron Burger founder Tom Byng saw a distinct gap in the market upon his return to Britain; a lack of ‘proper’ burger joints. Seven years after taking the plunge and Tom simply hasn’t looked back, with over 30 Byron locations in London alone. And now, in a move described as W4’s ‘worst kept secret’, Byron Burger will be opening its doors in Chiswick in April. Well, it was about time anyway. byronhamburgers.com

RESTAURANT REVIEW

Victorian Splendour Take a former Victorian gin palace, add a menu of seasonal British fare and you’ve got The Princess Victoria; Shepherd’s Bush’s latest gastro pub

O

ne of the many things I love about London is that, amidst the ever growing new builds and modern high-rises that sprout up like mushrooms all over the city, there is an abundance of historical buildings that retain a certain charm and elegance. Few come more striking than the imposing former gin palace (and tram stop) The Princess Victoria, a pub which dates back to 1829 and looms over the corners of Uxbridge and Becklow Roads. The gastropub has undergone a plush renovation under new owners, restaurant management and consultancy group Truffle Hunting. The hulking great oak bar, wooden floors and teal coloured walls of the pub lead on to a vast and spectacular dining room, which sits under a lovingly restored stained glass skylight that’s so achingly beautiful you’ll find your eye drawn to it even more than the perfectly presented food in front of you (more on that in a bit). To the side of the bar is a dedicated wine and Cuban cigar shop, which you’re encouraged to take advantage of and puff away in the romantic courtyard herb garden. This air of Victorian decadence and mischief is what makes the Princess Victoria stand out amid London’s growing gastropubs, and the slick restoration has clearly been undertaken with both sensitivity and innovation. It feels like the kind of place that you want to sneak off to for the day – whiling away the hours in a booze and food induced stupor amongst the many wines, cocktails and no-nonsense bar snacks (spiced beer nuts, Charcuterie boards etc). But on to the food. The brains behind Truffle Hunting, including former director at The Fat Duck, Nigel Sutcliffe, understand the high standards of both gastropubs and foodie Londoners. The bar has been set sky high, but the menu, which has been devised by one-time Mandarin Oriental chef Matt Reuther, more than meets it. The food is seasonal British with a twist,

served stylishly on sleek black plates. Luckily (for gluttons such as myself), portions are not gourmet style slithers of food, nor are they whopping great piles. They’re just right. I tried a rich and buttery potted crayfish to start, served with a warm sourdough bread that had a hint of sweet ginger. If you’re a fan of fish then you’ll be bowled over by the range of cured and smoked fish - mouth-watering dishes include pink peppercorn tuna, West Mersea oysters and half pint of prawns. Similarly, carnivores have plenty of choice with steak tartare, ham and parsley terrine, and Tamworth scotch egg; a dish that’s fast becoming a staple of gastropub menus. I chose a simple but delicious wild mushroom risotto with wild rocket and truffle oil for mains. I should add that the wine menu is most impressive, and

suits both customers on a budget and those in the mood to splash the cash City banker style (£990 Le Chambertin, anyone?). Being a wine dunce, I left the vino choices in the very capable hands of our efficient waiter, who expertly and swiftly paired our choice. Unfortunately we couldn’t quite make it to dessert (too much bread; my achilles heel) but I’ve eyed up a few choices in preparation for my next visit. Because I’m certain there’ll be a next time. And another. Come and seek out this Shepherd’s Bush delight for yourself; you’ll probably find me in the corner comatose in that food and gin soaked stupor I mentioned earlier. Well, when in Rome. CARAMELISED RED ONION AND FETA TARTLETS You will need two 12 hole fairy cake or mini muffin tins for this recipe, and a round cutter a little bigger than the holes in your tins. INGREDIENTS FOR THE PASTRY: 250g plain flour 150g cold butter, cubed 1 egg, beaten 3 tbsp ice cold water FOR THE FILLING: 2 large or 3 medium red onions 1 tbsp olive oil 2 tbsp balsamic vinegar 1 tbsp brown sugar 175ml milk 2 eggs 200g feta cheese Few sprigs of fresh thyme 1. Slice the red onions into thin slivers and fry in the olive oil on a very low heat for 20 minutes. Add the balsamic vinegar and sugar to the onions and fry gently for another 10-15 minutes, until caramelised. Taste the onions and add a little more sugar or vinegar if required. Leave to cool. 2. If making the pastry by hand, sift the flour into a large bowl and add the butter. Rub the butter into the flour using your fingertips. When you reach the consistency of coarse breadcrumbs, add the beaten egg

MINI LEMON CUPCAKES

and water and mix with a fork. Bring the last of the mixture together by hand, taking care not to over handle. The pastry can also be made in a food processor by mixing the flour and butter together until you reach the breadcrumb stage, then adding the egg and water and mixing until the it just begins to form a ball. Shape the pastry into a disc, cover in cling film and leave to rest in the fridge for 20 minutes. 3. Roll out the pastry a little thinner than a £1 coin. Cut 24 rounds from the pastry and line your tins with them, pressing down gently. Place the tins into the fridge for another 20 minutes.

1 large egg, beaten 60g self-raising flour, sifted Zest of 1 lemon FOR THE BUTTERCREAM: 140g icing sugar 50g butter, softened 2 tsp milk 2 tsp lemon curd TO DECORATE: Edible flowers or sprinkles

These bite sized cupcakes are great at a tea party, where there are lots of tempting treats to try and are also perfect for small children. To make these as larger cupcakes increase the cooking time by approximately 5-7 minutes. INGREDIENTS FOR THE CUPCAKES: 60g unsalted butter, softened 60g caster sugar

1. For the cupcakes: Preheat oven to 190°C/170°C fan/gas 5. Line mini muffin tins with approximately 25-30 paper cases (makes 5 large, muffin sized cupcakes). 2. Using an electric whisk cream together the softened butter and sugar, until pale. 3. Gradually add the egg and mix well. Fold in the sifted flour and lemon zest, until just combined. 4. Spoon the mixture into the muffin

4. Preheat oven to 190°C/170°C fan/gas 5. 5. Place a spoonful of cooled onions into each pastry case. There may be onions left over (great with sausages!). Divide the egg and milk mixture between the tarts, ensuring that it does not reach the top edge of the pastry case. 6. Bake for 15 minutes, then remove and add crumbled feta and some fresh thyme to each tart. Return to the oven and bake for approximately 5-7 minutes, or until the pastry and feta are starting to brown. 7. Allow to cool a little before removing from the tins.

cases, (about 1 tsp in each) and bake for approximately 15-18 minutes. 5. For the buttercream: Rub the softened butter into the icing sugar using the back of a wooden spoon. Add the milk and lemon curd. Whisk with an electric mixer for a few minutes, until light and fluffy. 6. To decorate: Once the cupcakes have cooled, pipe small swirls of the buttercream on top and decorate with edible flowers or sprinkles.

Hotel & Spa THE HOTEL

THE RESTAURANT

Set in the pretty town of Newmarket, known as the heart of British horse racing and just half an hour’s drive from Cambridge, the Bedford Lodge Hotel & Spa is a picturesque resort ideally equipped and located for a relaxing weekend break. It can also lay claim to being Newmarket’s only four star hotel. A former hunting lodge built for the sixth Duke of Bedford in the 18th century, the hotel is a charming and impressive mélange of modern and traditional. We received the star quality treatment straight away, with a friendly welcome from the receptionists who organised a porter to collect our bags from the car tout suite.

Squires restaurant is an intimate space with friendly staff and a relaxed ambiance. There was a large variety of specialities from the eclectic menu, all of which could be altered to suit your tastes and requirements. We were spoilt for choice, but were recommended to round off the meal with the restaurant’s signature Chocolate Sphere dessert. Let’s just say it did not disappoint.

THE SPA

The spa is set away from the lodge itself, with a handy golf buggy shuttle service to ferry you to and fro. Originally a women’s refuge, the building was reclaimed and rebuilt into a brand new state-of-the-art spa which, at the time of our visit (January 2014), had only been open for six months. Along with a fully equipped gym, pool and Jacuzzi (free for hotel guests to use), the spa is a stunning feat of architecture. Floor to ceiling glass walls simply flood the space with natural light, and the facilities include a large hydrotherapy pool with five water experiences, a sauna, a steam room and a range of aromatherapy showers with coloured lights. The treatments were simply heavenly, but don’t miss the inviting rooftop hot tub, which overlooks the scenic paddocks and grounds.

THE ROOM

Our spacious, modern room was equipped with all the expected mod-cons including coffee making facilities, a flat screen TV and complimentary Molton Brown toiletries in the huge bathroom. There was also a timetable for gym classes, a brochure of spa treatments and a room service menu to organise your day’s activities without even having to leave the comfort of your bed.

BraveNew World

As a British colony, Hong Kong was an enduring reminder of former empiric grandeur. Yet today is a very different story. 20 years since her last visit, Broadcaster Sue Lawley returns to discover a city charging headlong into the future…

H

ong Kong has no room for the past. Its history lies buried beneath the crowd of skyscrapers that smother every inch of its surface, a constantly replenished jungle of stone, steel and glass. For a hundred and fifty years Hong Kong was a British colony. Extracted from the mainland of imperial China at the end of the Opium Wars in 1842, it survived invasion and occupation by the Japanese in the Second World War and the upheavals of the Chinese Communist Revolution until we returned it to China in 1997. A stroll round Hong Kong today, however, reveals none of this. Only the Peak Tram, a dainty piece of Victorian engineering that trundles tourists by the wagonload from the centre of the city to its highest point, reminds you of its colonial past. I hadn’t visited Hong Kong for more than twenty years – long before the handover to China. It may now be part of the People’s Republic of China but it has special status: it is still run on a capitalist system. And it’s growing at a colossal rate. However, residents can’t be certain what the future holds. ‘We have to be patient,’ I was told by a district judge. ‘We don’t know what

will happen – but if you go to cities such as Shanghai, they are every bit as commercial as here. They don’t seem “communist” at all.’ Other residents are more sceptical. A distinguished British-born Chinese man told me that the unseen but controlling hand of the People’s Republic now infected all the major decisions about the government of Hong Kong. Armed with these political thoughts, I set out to explore the world’s most vertical city. In the best areas, land is at a premium – apartments sell for about £3,000 per square foot, as much, if not more, than the swishest Knightsbridge properties – but beyond the city lie miles of untouched countryside, too steep and unforgiving to be developed. I was taken by boat around some of the hundreds of uninhabited islands and their beautiful beaches off the coast of the New Territories and shown nature trails that lead through miles of forest. Hiking, sailing and golf are now important Hong Kong activities: an essential escape from the suffocating crowds at its heart. My own escape from the bustle lay in the Mandarin Oriental Hotel, the first luxury hotel to be opened in Hong Kong, which is this year celebrating its fiftieth anniversary. Here you can imagine what life in colonial days might have been like. The place is immaculate: you feel like the governor (or the governor’s wife) as soon as you walk in. Doors are opened, lifts summoned, bags carried and tables booked by an army of staff. The only thing that’s changed about this hotel is its location. It’s still in the same spot – but whereas it once stood almost on the waterfront near where the Star Ferry crosses from Hong Kong Island to Kowloon, it’s now five hundred yards back from the water. Land has been reclaimed from the harbour to allow more building. That’s Hong Kong for you. Although none of this appears to have affected the hotel’s views, and its restaurants, bars and rooms still offer a magnificent panorama of Victoria Harbour. The Mandarin Oriental is still the epitome of Asian luxury. Such service does not come cheap, of course, but if you want a refuge from the enervating world of Hong Kong, it’s the place to be.

FOOD & TRAVEL

Since passing into Chinese hands, Hong Kong’s entrepreneurial activity has only increased. But something else seems to be happening too. The city has a more international feel – perhaps the result of the flood of Chinese who now visit from across the border. Kowloon, the home of Chinese night markets and tailors’ shops, is now also full of global shopping brands which jostle for space between the myriad of stalls and shops selling goods from all over the world. On Hong Kong Island, a stroll along Hollywood Road – on what are called the Mid-Levels – reveals an endless parade of trendy art galleries and designer boutiques. In the old days you would never have thought of Hong Kong as an ‘arty’ place. That’s all changing now. But the essence of Hong Kong remains: its flood of trade is like the estuary of a great river fed by tributaries from many different places. This new dynamism affects two of the

things for which Hong Kong has always been famous – food and architecture. You can still eat a sumptuous meal at any one of the hundreds of local restaurants, often choosing your seafood from a tank in the window, but in recent years the international march of the foodie army has arrived on Hong Kong’s shores, sprinkling its stars and its little red forks on restaurants of all descriptions. Eating in Hong Kong has always been an adventure into a culinary jungle, but these days they give you a map. Making a decision about where to eat proved one of the most taxing parts of my visit. And the buildings just get taller. The new International Commerce Centre which stands at the western end of Victoria Harbour is, at over 1,500 feet, now the tallest building in the city. They wanted to make it even taller, but that would have meant it was higher than Hong Kong’s highest natural point, The Peak, so the building was scaled back. Nevertheless, it’s a towering reminder of the energy and power that Asia, and particularly China, is now unleashing. Under the Basic Law that was enacted as part of the handover to China, English remains, with Chinese, one of the city’s two official languages – a status it will retain for the next thirty-four years at least. But language is just about the only element of Hong Kong’s colonial past that’s still in existence.

Everything else has gone, obliterated by the city’s relentless march into the future, a metropolis stretching ever upwards in its search for commercial heaven. It is a twenty-first century phenomenon: a place where the world is changing fast. It’s this that makes Hong Kong a place that has to be seen.

Prime Purchase Vendor Advice The Importance of Using The Right Agent

I

n order to get optimum value for your home, choosing the right agent is extremely important. Getting your home valued correctly is just the beginning of the journey. It is critical to understand how the agent has calculated the price of your home and what they are basing it on. An exceptional agent will talk you through the processes within a market appraisal to hone your understanding on the final price, and provide you with examples of properties that are similar to your own. Deciding to sell your home is a big decision, and a bespoke marketing strategy is imperative. You need to know your agent is using the best approaches to sell your home, be it an open day or having it featured in an exclusive magazine. At Orchards of London, we advertise on over thirty-six portals such as Zoopla and Rightmove; this is truly beneficial for our clients as it helps their property cover a wide radius of potential buyers within London. Choosing an agent based on low-cost charges can end up proving quite costly in the long run. You may find that corners are cut in terms of marketing and there is a lack of dedication put into selling your home. Time is of the essence when you are trying to sell your home, and it is essential to find an estate agent who is willing to be flexible enough to work around the hours that suit you and an agent who listens to your needs. You only get one chance to sell your home so it is paramount to make sure every opportunity is maximized to achieve the results you want, and better yet, to beat all expectations.

IN THEIR OWN

WORDS DEREK FLETCHER

Associate Director of John D Wood & Co., Chiswick Photography: Rebecca Noonan

I

t seems incredible, but when I first started out as an Estate Agent in Chiswick in 1981, following six years in Her Majesty’s Diplomatic Service, a one bedroom flat cost less than £20,000, a Glebe Estate cottage had just sold for over £30,000 and a semi detached Grade II listed Norman Shaw house in the Bedford Park Conservation Area had just broken through the £200,000 level and mortgage interest rates were around 15%. Today, at John D Wood & Co. we are selling that same one bedroom flat for over £400,000, Glebe Estate cottages are selling for over £1,200,000 and you don’t get much change from £3,200,000 for a semi detached property in Bedford Park and mortgage interest rates are 0.5%. They say that time flies when you are having fun, and whilst I can’t quite believe where the time has gone and how many changes there have been in Chiswick over the past three decades, the principle things which define the area haven’t. Chiswick is still a prime location for people looking for a true residential area which retains a real sense of community. It has lovely open green spaces, including Chiswick House Grounds, as well as excellent tube, train and road links into central London, as well as west to Heathrow, the M25 and the South West. Chiswick’s excellent local schools have always been a real magnet for young families and once here people settle here stay for the long term,

reluctant to move out of the area. At John D Wood & Co. I have been delighted to continue to play an active part in the local community with continued sponsorship of the Bedford Park Festival, Artists At Home and the annual Chiswick Dog Show, all of which contribute to making this such special place to live and work. Last year proved an extremely busy year for the Chiswick residential property market as we saw continuing strong demand both from local residents and a constant stream of people moving from more central London boroughs looking for larger properties in this desirable neighbourhood. Increased confidence in the country’s economic recovery, improving liquidity in the mortgage market and lack of supply were the key reasons behind this, and competitive interest saw ‘sealed bids’ become commonplace and exceptional sales prices achieved. Prices rose approximately 7-10 per cent in 2013, bringing property values up between 20-25 percent since 2007. 2014 has started strongly and we are once again experiencing an imbalance of supply and demand with 32 potential purchasers registered for every property on our sales list. If you are thinking of moving and would to discuss the sale of your home, my team and I would be delighted to help. 020 8995 9394; johndwood.co.uk

The most interesting property I’ve been involved in is... The former home of Sir Frank Short, the noted engraver and head of the Engraving School at the Royal College of Art, is the fourth biggest house on Brook Green and was recently sold by Finlay Brewer for a record price of £4.5m.

Head of Lettings at Finlay Brewer

Property I’d most like on my books and why... There is a stunning house on the South side of Brook Green with lateral space and an extraordinary garden that evokes countryside living; a genuinely unique property. Best place to invest... Askew Village continues to build in both reputation and desirability, and many people are jumping at the chance to invest in this area,

he rental market in Acton remains strong with tenant demand still ahead of supply, although there are some signs of a slowdown in the numbers of tenants looking for accommodation. Tenants are defi nitely becoming a little more

Finest property showcase... We have an extremely handsome semi-detached Villa style house on Hammersmith Grove with around 3800sq ft and a 70ft west facing garden; a rare opportunity for the right family. £4,650,000.

The toughest sale and why… Any sale where renovations have been carried out and building regulations not signed off are tough, especially if parties are in a chain. Personal situations including divorce and relocation unsurprisingly also create a difficult sales environment.

discerning, with fully managed properties being the most popular as tenants have confidence that any issues that arise will be dealt with promptly and professionally. At Orchards of London, our comprehensive letting and management services are proving particularly popular. Rental levels have remained strong and we currently have a wide selection of properties available between £550 - £2,500 per week. The rate of rental increase seen over the last two years has slowed and both landlords and tenants are being more discerning in ensuring that the transaction is right for both parties. The average length of a let has increased and now stands at over two years. Many landlords are taking advantage of increases in capital values to extend their portfolios and, whilst yields as a percentage may fall slightly over the coming months and rental returns are not likely to increase

significantly, they remain positive and, coupled with likely capital growth, buy to let investment looks attractive, particularly given the availability of appealing priced fi nance. Overall, the private rental sector in Acton and West London is an established market of choice for many and I expect this to continue as the economy recovers.

best people and invest in their careers and development, and make sure that impeccable customer service is the top of everyone’s agenda. Th is has resulted in us being awarded the Gold prize for ‘Best Customer Service’ by The Times & Sunday Times, for the second year running. What properties are you most excited about having on your books? At the moment everything is in high demand and all properties across our books are generating a lot of interest. I do like properties with great views, whether it be of the skyline, onto a park, a fabulous garden or the bustling streets. We currently have a property for sale on Fielding Road with fabulous panoramic views of the skyline. What do you predict for the property market in 2014? A very similar pattern to the last 3-4 years; roughly a 10% increase in values and a 20% increase in people that want to move here. And perhaps a rise in interest rates towards the end of the year.

What do you like about the area? Th is location is hard to beat! Everything you need is on your doorstep - from shopping, dining, superb schools, great parks, brilliant transport links to anywhere in London (within 30 minutes) and easy access to Heathrow airport. What is your company ethos? How do you translate that into giving the best customer service possible? Our ethos is the balance of a strong work ethic, high integrity and a commitment to getting the best possible results for our clients. We ensure our clients not only enjoy the results that we can provide (usually the highest price), but also enjoy the experience of dealing with us. We recruit the

KFH in conjunction with Zoopla.co.uk has compiled a selection of London village guides and found that living in or near to a village in London can typically command a premium in the region of 51%. Each month we’ll feature one of those villages, and this month we’re focusing on Barnes village. ‘The village on the river’, leafy Barnes is one of London’s oldest villages, predating the 1086 Domesday Book. With its own cricket green, a common, a duck pond, charming Georgian terraces and Victorian cottages, as well as a range of independent shops, weekly markets, delis and homely pubs, Barnes benefits from all the qualities of a true English country village. Located just five miles from London and taking only 20 minutes on the train to Waterloo, it is a very accessible village. for Landlords Preparation for Viewings The importance of preparing a property for a viewing shouldn’t be underestimated. A well-presented and cared-for property helps to attract your first tenant, achieve optimum rents in the face of competition and prevent reduce void periods. A clean, clutter-free and depersonalised property will let far more easily (and maybe at a higher price) than one with more visible mess. Every surface should sparkle, shine the floors, clean all carpets and counters and scrub the bathroom grout. Purge anything unnecessary or unsightly from surfaces, floors, cupboards and closets to create more space. Give tired looking rooms a lick of paint. Open blinds and pull the curtains back to allow as much natural light into the property as possible, and use table lamps to create an ambience. Switch on the heating an hour before a viewing, so buyers feel the warmth and see the potential. Viewers who aren’t comfortable won’t stay long. Think like an interior designer. ‘Dress’ the property and scatter cushions on sofas and place throws on beds. Purchase fresh flowers, scented candles and air fresheners to make the property smell nice.

ast year was very strong for the Hammersmith sales market, fi nishing with a flourish, which resulted in our best December since 2008. The New Year is set to continue in this trend, with buyer registrations in January already threatening to break records. Local developments such as the Kings Mall on King Street and the many residential developments have set Hammersmith fi rmly on the map as a great location for homebuyers. The virtually unparalleled transport connections, local bars and restaurants paint an attractive picture for

both homebuyers and investors and continue to attract companies to set up offices here with the likes of Coca Cola, Disney and Harper Collins already established in the area. The traditional approach of vendors targeting spring as a prime time to market property is slowly dissolving as the constant flow of highly motivated and market aware buyers increases. 2014 is likely to see prices in the Hammersmith area break the pre-credit crunch levels, with transaction levels also greatly increasing.

s we move into Spring, not only will the weather be getting warmer (we hope!) but the lettings marketing will be hotting up as well. We see a surge of enquiries from corporate relocation agents and their clients at this time of year looking for both family homes and smaller, one and two bedroom properties for individual applicants. The corporate market is our speciality and at Fitz-Gibbon, we pride ourselves on having the expertise and know-how to fi nd the right tenants for the right properties. We advise all clients on how to maximise the letting potential of their property and increase the appeal; it is important if you are thinking about letting your home to bring to the market at the right time of year. ABSOLUTELY Property

Ask

the Lettings Experts Our panel of professionals give you the edge in the property market 1. How to attract the best tenants

3. Best Buy-To-Let investments

n order to make the property attractive to both domestic and corporate clients my advice is to ensure that the property is top spec with good quality appliances and fittings. Decoration and any furnishings should be “neutral” and “fresh” to allow a tenant to make their home their own. Tenants will compromise slightly on space if the property is comfortable and easy to live in. To maximise interest and rental return, we advise landlords that first impressions really do count. Prospective tenants are not interested in what the property “could” be like, they need to see something that they feel they could move into “just as it is”. Initial presentation is critical.

t’s important to balance the rental yield with the anticipated capital growth and, with that in mind, I would suggest a one-bedroom flat on Sinclair Road, worth roughly £350,000, to be a good buy-to-let investment, where we achieve rents of up to £315 per week. However, there is currently a mild over supply of one-bedroom flats on the market, so these properties may take a little longer to rent. Two-bedroom garden flats in the Brook Green and Shepherds Bush areas rent for roughly £425 per week and are in great demand. We recently let a flat on Davisville Road within 48 hours and at an approximately 4.5% gross yield.

I

2. Why should I use a property management agent?

A

nyone who has a property to let out should consider whether they have time to properly manage the property. In particular, if you are travelling abroad for any length of time or you travel on business or pleasure you need to ensure you have a property management company looking after your property. If you do not you run the risk of your tenant calling in workmen, potentially at you expense if anything goes wrong, which could be very costly. A good Letting Agent who manages your property should offer you peace of mind at all times.

i

4. Who is renting in the area?

T

5. Rental yield vs capital growth

R

ather than being in opposition, these two indices often actually work in harmony with each other. Current rental yields are broadly between 3% and 5%, whilst capital growth is running at between 8% and 10% up to the £2m mark, so a canny landlord will claim his property is yielding 13%-15% per annum. As a generalisation, when property prices are strong, rental yields tend to be weak and vice versa. However, despite the fact that rents have levelled off and even decreased in parts of the market, overall rental yields and capital growth are both currently holding their own.

he demographic of applicants in Chiswick this year has remained typically diverse, but has seen an increase in the number of corporate lets, no doubt enticed by the superb High Street, excellent dining options, parks, river scenery, educational establishments and numerous transport links offered by Chiswick. Clients from large reputable corporates, such as Coca Cola, Disney, Diaggeo and Sky have been on the rise. With its array of excellent schools, we’ve also had a steady stream of young, professional families moving in to the area. Hand in hand with this influx, we’ve had

Amazingly, over 10% of our properties are sold or let without being advertised. Some transactions happen so quickly we do not have time to advertise. We source property specifically to fulfil our buyers’ needs – with the perfect solution sometimes being a property that has not even reached the market.
