What’s not to love about December? There will always be cynics and nonbelievers, those who see Christmas as a time of false pretences and stupefying consumerist sprees, but to them I say, ‘Bah, humbug.’ Christmas doesn’t have to be all about buying and booze. In fact, if planned properly it doesn’t have to be stressful at all. My advice is to avoid the crowds by getting your shopping done early and (very important this) making good use of our glorious pull-out-and-keep gift guides. This edition of Absolutely is full of inspired ideas: for her, for him, for kids, for foodies and even for four-legged friends. With our help, you’ll have Christmas wrapped up, labelled and under the tree faster than you can say ‘Rudolph’. Our lead profi le this month is Hackney’s own ‘girl done good’, Michelle Dockery, star of ITV smash Downton Abbey. hether it’s Coronation Street, EastEnders or Only Fools and Horses, the ‘Christmas special’ is a great opportunity to grab viewers’ attention at the one time of year when the phrase ‘TV event’ still carries some weight. Tragedies strike, much-loved characters make dramatic entrances or exits and the snug and comforting blanket of festive goodwill allows us to enjoy the chaos no matter whether it’s happening in Walford, Weatherfield or… Highclere Castle. The latter is the setting for ITV’s period soap smash Downton Abbey, and for the millions who tuned in to see the 2012
Christmas edition of the show, in which Lady Mary Crawley tragically lost her husband Matthew soon after having a baby, it was the scene of one of modern telly’s most tearjerking moments. In another precisely plotted chapter from series creator Julian Fellowes, the episode served to raise the international appetite for the hugely successful costume drama to fever pitch – and beyond. ‘There is something so Shakespearean about Christmas drama,’ says the actor behind Lady Mary, Michelle Dockery, when we meet. ‘It’s such a happy time in the calendar – friends, family, taking stock of the year and relaxing. And then that perfection is shattered by the sensational gatecrashing of the soaps and dramas on our screens. I guess it’s always been that way, but after everything that happened last year in Downton, I’m not sure we can top it this time around!’ Of course, storylines aside, much of the drama’s appeal is down to its inspired casting. Dockery in particular has ascended to global recognition, yet the actress is typically humble about her rise. ‘I’m totally philosophical in terms of the life of an actor. I come from a very normal background and I’ve had all the setbacks and disappointments most actors experience. Right now, things are going really well, and I’m so grateful for that. But I’m just going

with it – not punching the air at the highs, and not worrying about any potential lows that may be around the corner. Perhaps I wasn’t like that in the past, but I’ve grown up a bit, and it’s much healthier on the soul to be a bit numb to it all. The middle ground is just fine!’ From being a relative unknown to achieving a level of fame many would find uncomfortable, the 31 year-old admits it has taken time to come to feel comfortable about success and stardom. ‘Am I even used to it now? I don’t think so. It’s a huge shift and can be quite frightening at times. But as long as I remember who I am and the values I have, it’s a fun ride, I guess. And I’ll always be an Essex girl at heart,’ she laughs. Although born in Romford, Michelle’s time in the capital – she’s a true
East Ender, living for the past few years in Hackney – has given her a deep appreciation for its diverse arts and culture scene. ‘There is such purity with art and drama, and that’s something I’ve always loved. People in local theatres aren’t doing it for money, artists around northwest London aren’t hanging out around Hackney and Shoreditch to get photographed and famous… it’s all because of a passion for artistic craft. And I think our capital city has that in abundance.’ ‘You sometimes find that kind of innovation in the most surprising places – a busker, the wall of a building – but I can’t think of anywhere that offers more of it than London. That’s why I love living here, and immersing myself in this fantastic fabric of creativity. It’s a world away from the glorious wardrobes and antique elegance of Downton, but it’s the absolutely reality of where we are in 2013.’ Of course, while art evolves organically all around us, the future of Downton Abbey is perhaps less secure – after all, it’s at the whim of management executives, including a producer (in Fellowes) who has intimated that the storylines may not stand up to the conveyor belt churn of endless series and seasons, or to a television audience renowned for losing its affection for even the most enduring of dramas. ‘There is always that question of where Downton should go next,’ Dockery admits. ‘I think there’s the whole US thing that is interesting people, but it’s not like this is a stage production; we can’t take it anywhere. It will always be Highclere Castle, so as an export it’s a pretty fi xed thing. My response has always been to tell people to enjoy it in the here and now. It’s much the same way that I view my own career. There’s always a temptation to look ahead and to change things – it’s a human emotion… when really, most people are happy for most things to stay the way they are.’

ABSOLUTELY MEETS THE TEENAGE ADVENTURER TESTING THE LIMITS OF HUMAN ENDURANCE
P
arker Liautaud is not your average nineteen year-old. While his peers at university may struggle to get out of bed each morning, Liautaud sets himself somewhat greater challenges. Twice since he was 15 he’s skied to the North Pole; now the Yale geology student has turned his attention to the southern hemisphere. On December 3, Liautaud will depart the Ross Ice Shelf in Antarctica and embark on a mammoth 640km trek from the coast of the continent to the South Pole. What’s more, he aims to collect valuable scientific data along the way - data that could help to further our understanding of climate change. Londoners were treated to a small taste of what lies ahead for US citizen-turnedLondon resident Liautaud when he set up a ‘pop-up base camp’ in the shadow of Tower Bridge recently. Sleeping overnight in a tent inside a special chamber that mimicked the sub-zero temperatures of Antarctica, it was an inspired way to spark public interest in the Willis Expedition, which is named for the risk assessment and insurance firm providing the bulk of the funding. So what’s the inside info on Liautaud’s latest adventure?

WORLD RECORD ATTEMPT
Liautaud and companion Doug Stoup will begin with a 1,900 mile truck journey to Leverett Glacier, stopping regularly en route to collect snow samples and perform a range of scientific tests. And that’s the easy part. From Leverett Glacier, the pair will switch to skis and attempt to reach the South Pole in 22 days, enduring 24-hour daylight, temperatures as low as -40 degrees Celsius and mountainous terrain ascending to almost 15,000 feet. If they achieve their objective - which will entail skiing an average 30km a day while each pulling a pulk laden with supplies - Liautaud will become the youngest male ever to ski from the coast of Antarctica to the South Pole.
THE SCIENCE
Liautaud’s expedition has three main scientific aims: to better our understanding of Antarctic climate trends by sampling the composition of never-before-tested tracts of surface snow; to increase our understanding of the global water cycle by measuring tritium deposits in the ice, and to test the ColdFacts 3000BX Weather Station, a new lightweight gizmo designed to make taking field readings easier and more accurate. The ultimate goal? To furnish scientists back home with new insights into climate change.
TRAINING AND EQUIPMENT
Liautaud and Stoup have been preparing for the expedition with long hours in the gym and a high protein diet. When they reach Leverett Glacier and start to ski, they’ll need to consume upwards of 6000 calories a day just to keep their bodies moving. Strength and plentiful reserves of body fat are one thing, but the expedition would soon falter without some technical help. To that end, both the explorers will be kitted out in high tech skiwear that maximises body temperature and prevents build-up of moisture. Polarised goggles will protect them from sun-blindness and special mitts will keep their hands warmer than gloves can. They’ll also be taking their pulk sleds plus a tent, sleeping bags, crevasse rescue kits and the Suunto Ambit 2 _ a biometric wrist device that measures and records body function. willisresilience.com

I am a big fan of mid century design; to me some of the most beautiful experimental and exciting modern architecture and furniture was built at that time. I also love modern design and like to mix eras up.
FAVOURITE INTERIOR DESIGNER:
I am not very up on interior designers but a design company that I very much admire is ouef nyc, founded by husband and wife team Sophie Demenge and Michael Ryan. Their designs are beautifully simple, clean, considered, modern and playful. All their furniture pieces are built to last and grow with the child. As well as designing beautiful furniture, interiors and clothing for children, their manufacturing is Fair Trade and respectful to the planet. beds and roll-top baths. The spa is astonishingly beautiful. In contrast, my favourite inexpensive hotel is the Eldorado in Paris, where I’ll stay when I visit Maison & Object, the interior design trade show in January. It is the nicest cheap Parisian hotel I have found – no frills, warm, clean and cosy, tons of character, with a beautiful courtyard. It is attached to a great bistro which does a mean Parisian morning bread basket and good, hearty food and drinks in the evening.
MOST TREASURED POSSESSION: Being a hoarder of pretty much everything, that is a very difficult question! I think it would have to be my 1950s shop cabinet which I bought on Ebay for £100. It was for a shop I was planning to open before I decided to go online instead. I am determined to keep the cabinet even though I currently have no space for it. It’s become symbolic of my business.
FAVOURITE HOTEL:
My favourite luxury hotel would have to be the Oberoi in India on the edge of Ranthambhore tiger reserve. It takes glamping to a different level. You stay in luxury tents complete with four poster
MOST INSPIRING EXPERIENCE:
A family trip to South America for my mum’s 60th birthday. We did a three-week whirlwind trip to Peru, Bolivia, Argentina and Brazil. It was like a quick taster of some of the most beautiful and interesting places. My all-time favourite place was San Telmo in Buenos Aires; everywhere you look there is something inspiring. From the street art to the cars, to amazing independent shops and cafes – and there are fantastic vintage clothes and furniture shops there. Other highlights were visiting the floating islands on Lake Titicaca in Bolivia, Machu Picchu and Cusco and the Iguazu Falls on the border of Argentina and Brazil. I left that trip completely excited and inspired.
FAVOURITE HOLIDAY DESTINATION:
There are so many places I want to visit overseas, so every trip I try to go somewhere new if I can. I have just booked a trip to visit a friend in LA and we are going to do a road trip to Palm Springs and Joshua Tree. I can’t wait. My family live part of the time in Cawsand Bay, known as the forgotten corner of Cornwall. It is so pretty and I simply relax when I’m there.

BLING RING JEWELLERY DESIGNER ANNA BYERS ON HER LOVE AFFAIR WITH METAL Why did you decide on a career in jewellery? I realised I wanted to be a
jewellery designer when I was in the final year of my Decorative Arts degree. I had dabbled in resin and ceramics, print and glass, but I found my calling in metalwork. There was something about the strength and flexibility of the metal that called to me. That’s when I began making jewellery and since then I’ve never looked back. I went out and got some experience working in the industry, both in the UK and abroad, and then I did a Masters in Jewellery Design. I love being a jewellery designer/maker because it allows me to make little works of art that people can wear and interact with daily.

How did you get involved with the East London Design Show?
How do you stay inspired? What are the core tenets of your design style?
The East London Design Show was very important for me, because it was where I launched my brand. I finished my Masters and had this feeling that it was now or never, that if I didn’t start my own brand now, my life might go in a different direction and the opportunity would pass me by. I felt like I needed something to work towards, so I chose a show that I knew would be good, that was a couple of months away, and set to work on my collection. ELDS was the first time I put my collections in front of the public, so I was quite scared!
I am fascinated by geometric patterns. When I designed my last collection, I took the shape of the hexagon, multiplied it, layered it and divided it up, and the patterns emerged. My work was initially inspired by Middle Eastern architecture and the amazing geometric patterns in Islamic art, but I try to put a contemporary spin on a traditional theme.
I have some pieces that belonged to my grandma that are timeless and I know I’ll have them forever. Also, I’m not married (not even close) but I have already decided on the goldsmith that I want to make my engagement ring. If I don’t get married, I will buy the ring for myself someday; it’s a contemporary goldsmith called Mirri Damer.
How important are shows like this for up-and-coming designers?
So, so important for lots of reasons. I got my first sales and my first stockists through shows. They provide a useful opportunity to test the market and see how people respond
What new collections do you have in the pipeline?
There are three different possible ideas for the direction the next collection will take, but I honestly don’t know yet which one will come to fruition! I used to wonder if designers found it difficult to come up with ideas for new collections all the time, but now I see that the problem is the other way around, it’s how to edit the large sea of ideas in your head and pick out the ones that will work. How would you describe your personal jewellery style?
I love mixed metals. I like my jewellery to have more than one colour metal in it, so I always wear combinations of silver and gold, rose gold
Is there a piece of jewellery you cannot live without?
Is jewellery more popular now than it’s ever been?
Early jewellery has been excavated that dates back to prehistoric times. Humans have always worn jewellery and in every culture there are customs and rituals that surround it. What’s the best thing about your job?
The best thing is that it’s so rewarding. My business is like my baby. It is something I have worked hard to build and had a lot of sleepless nights over. But it makes me so happy when things pay off. I don’t mind working late at night or through the weekend, because it’s all still so exciting for me, and I really do love what I do. WOMAN AT WORK JEWELLERY DESIGNER

’ve always had a fascination with jewellery and decoration, and was very pleased to discover I could convert my childhood passion into a career. After studying at Edinburgh College of Art, I knew that I wanted to maximise my design ideas and making jewellery at the bench in a traditional way was not the best means of doing so. Entering the world of fashion jewellery allowed me to design endlessly and produce my ideas with speed and efficiency. After many years of designing for high street retailers, initially in the US and then in the UK, I decided I wanted to explore my love of travel and adornment and create my own collection, Sweetlime. Sweetlime is a collection of jewellery that includes items I have discovered, limited ranges and unique pieces made from little treasures collected over many years of travel. I wanted to create a global collection, combining antique and tribal elements, semi-precious beads, glass, natural materials and fabrics while mixing religious and cultural symbols in new and exciting ways. Inspiration comes from far and wide: the colours of India, the flowers of Bali, the traditions of the Miao people and the souks of Morocco (to name but a few). Making and designing jewellery is not just a job; I can’t imagine not doing it. Constantly collecting and searching for interesting pieces, each new find is suggestive of yet another creation. WHY ARE SO MANY OF OUR LEADING PRIVATE SCHOOLS DROPPING A-LEVELS FOR INTERNATIONAL ALTERNATIVES? AMANDA CONSTANCE INVESTIGATES

t wasn’t a good summer for Michael Gove. The Education Secretary has already faced a surge of criticism over his reforms, but now some of our most elite private schools are dumping A-levels for an international alternative in protest at the changes. During the summer, members of the Headmaster’s and Headmistress’s Conference (HMC) – which represents top private schools such as Eton, Harrow and Winchester – spoke out against the ‘huge gamble’ Gove was taking with A-level reform. From 2015, AS-levels are to be separated from full A-levels to form a qualification in their own right. In England, new linear A-levels where all assessment takes place at the end of two-year courses will replace the modular system, in an effort to end the constant treadmill of exams and to generate a ‘revival of the art of deep thought’. But many don’t agree. Andrew Grant, a former HMC chair and head of St Albans School, Hertfordshire, said he was concerned that Mr Gove was ‘throwing the baby out with the bath water’ by de-coupling AS and A levels, and said he was looking for alternatives for his school. ‘We at St Albans School are looking very, very seriously at International A-levels because we feel there is a tremendous value in the feedback provided by AS levels at the halfway point.’
In total ,72 schools entered pupils for International A-levels this summer, but it is believed numbers could soar in coming years. However, it isn’t just the international A-levels that are being used by private schools.
More pupils are taking the Cambridge Pre-U, which is seen as a return to traditional, rigorous A-level study, and the International Baccalaureate diploma is increasingly popular. Ninety-nine British schools have
pupils taking the Pre-U this year and 188 offer the IB. And it isn’t just A-levels. Last month it was revealed that almost 2,700 secondary schools now offer the International GCSE amid fears over falling standards and questionable reforms planned for 2015. This huge shift towards IGCSEs follows a Coalition decision to scrap rules imposed under Labour that effectively barred state schools in England from offering them as an alternative qualification. Today, it is believed that around six in every ten state and private schools across the UK are teaching the course in at least one subject. Other independent schools such as Sevenoaks in Kent and Bedales in Hampshire are going a step further by devising their own in-house alternatives to GCSEs. So are private schools just opting out of Gove’s reforms? Despite the Coalition’s insistence that it is addressing major concerns over standards, Ed Elliott, head of The Perse School, Cambridge, said many schools were unwilling to wait for the reforms or risk them being reversed by a future Labour administration. ‘The Perse does not want to be part of a game of political pingpong which will destabilise the exam system to the disadvantage of students,’ he explains. ‘By sitting international qualifications we can take a “wait and see” approach to UK exam reform, whilst ensuring our pupils benefit from studying proven and internationally recognised qualifications free from political interference.’

hat goes into the decisionmaking process when you buy a bar of chocolate? Cost? Calories? Cocoa content? Do you always go for Cadbury? It may be that you don’t think of any of these things, as chocolate is, after all, a product with its own innate desirability. You want it just because, and to hell with the other stuff. For Sophi Tranchell those decisions, your chocolate decisions, have come to form the basis of her entire working life. And as exhausting as that may seem, she’s managed to boil it down to one crucial factor which supercedes all others: taste. During the course of our interview at the London Bridge headquarters, she uses the word ‘taste’ no less than 17 times. That’s just over two ‘tastes’ a minute. ‘Well, you can make chocolate taste pretty ropey,’ she laughs. The thing is, in Britain we are particularly loyal to our brands. We see them as an extension of ourselves and, for any new company in this kind of environment, it’s easy for the product to get lost in brand jargon. So just for the record, from one chocolate lover to (I’m guessing) another, the Divine product really does taste good. But while that has always been the case, it’s been an uphill struggle. ‘There was a lot of scepticism at first. Probably
because we seemed like a little group of people who were doing something that sounded deeply implausible.’ Though the company was started in 1998, the Divine story actually began five years before that when a co-operative called Kuapa Kokoo was founded in Ghana. Run by farmers, for farmers, Kuapa Kokoo was a democratic organisation that aimed to assist small-scale cocoa farmers who in the past had been cut out of the cocoaselling process. In 1993, 22 member villages made up the co-operative, with each village electing two representatives to act on its behalf at the Kuapa Kokoo AGM. ‘At the AGMs they discussed what they were doing, what their priorities were, how

So here we are: a farmer-owned chocolate company, delivering Fair Trade chocolate in the mainstream market.’ I can tell that it’s a story Sophi is passionate about. Because despite the fact that the product, the chocolate itself, is delicious enough to stand up under even the most intense of scrutiny (their Dark Chocolate After Dinner Ginger Thins and 70% Dark Chocolate with Chilli and Orange have both been awarded stars by the Guild of Fine Food at this year’s Great Taste Awards) the Divine story – the backbone of its brand, its USP – is what can really sell it.

CHOCOLATE HAZELNUT PUDDINGS WITH ORANGE PRALINE For the Puddings
‘ For a long time people didn’t fully understand that the farmers own 45% of the company, that they sit on the board and they get a percentage of the profit. Even now, you can say it everywhere, I mean, apart from having it tattooed on my forehead, I feel like I’ve said it solidly for 14 years. I’m amazed at how many people I talk to, people I’ve talked to before, who suddenly go, “What, the farmers own it?” and I go, “Yeah! That’s what I’ve been saying the whole time!”’ It’s a story that continues to grow in significance each year as our awareness of Fair Trade increases and as more and more brands begin to carry the Fair Trade mark. ‘When we started, only around 7% of people knew what Fair Trade was and the demographic, the people who were aware of it, were older than 55. One of the fantastic things about chocolate is that because everybody loves it, we’ve had the opportunity to change that demographic and make so many more people aware. So over these 14 years the awareness of Fair Trade has increased to around 80%, that is, 80% of people when stopped in the street would recognise the Fair Trade mark. And an impressive proportion of those people would actually be able to say that it’s about developing countries. I think we’ve helped achieve that.’ It’s a fair assumption, given that when they started out in 1999 only Divine and Green & Blacks were ‘doing’ Fair Trade chocolate. Since then, Divine’s success has encouraged Cadbury, Nestle and Mars Inc to follow in its footsteps, widening the Fair Trade niche that Divine once occupied, almost unrivalled, and making it a much more difficult market for a small-fish company. It could be argued that Divine still has something of an upper hand in that it can trace every one of the cocoa beans used in its chocolate back to a Fair Trade farm, something which many of the bigger companies cannot do. Sophi, however, is quick to point out that Divine was never just a Fair Trade brand. ‘We were always about fantastic chocolate, with a lovely brand which farmers owned attached.’ And so it comes back to taste. ‘My personal motivation in doing Divine is to prove that you can make a difference. I don’t want people in Britain to watch the news and think they can’t do anything about it. I want them to recognise that this is a linked up world and in this linked up world the things you do and the decisions you make, can make a difference to people everywhere; you can make a difference.’ Factor that thought in next time you make a chocolate decision. 4 Gainsford Street SE1; divinechocolate.com
100g Divine dark chocolate (70% cocoa solids) 6 free-range eggs 180g butter, at room temperature 150g Fair Trade caster sugar, (for the butter) 60g Fair Trade caster sugar (for the egg whites) 75g Fair Trade cocoa powder 125g ground hazelnuts 3 tblsp boiling water
For the Praline 60g Fair Trade caster sugar 50g hazelnuts, whole and toasted Zest of two oranges
To serve Crème fraiche The puddings are a three-bowl operation, so get ready. Butter and flour eight 3-1/2cm ramekins and keep in the fridge, and pre-heat oven to 150C. Break the chocolate into small pieces and melt either in the microwave or in a bowl over a pan of steaming water. Once melted leave until cool. Separate the eggs into two separate bowls – small one for the yolks and a big one for the whites, big enough to whisk them in. In your third bowl, cream the butter and the caster sugar. Add the egg yolks one by one beating well. Stir in melted chocolate, boiling water cocoa powder and hazelnuts until well blended. Whisk the egg whites until firm, then add the sugar and whisk a bit more to firm peaks. Fold the egg whites into the mix in three loads, making sure that each one is thoroughly incorporated before adding the next one. Load the mix into the ramekins gently, allowing space for them to rise – about two centimetres from the top. Put the ramekins in a roasting tray and fill with water from the kettle until it comes half way up the ramekins, topping up from the hot tap if necessary. Cook for 45 mins, then leave to stand for five minutes before running a knife round and turning them out. Whilst the puddings are cooking, make the praline: put the sugar in a small saucepan with a thick bottom and wet it with a tablespoon of water. Leave for a couple of minutes to soak in. Lightly oil a sheet of greaseproof paper and lay on a baking tray. Heat the sugar on a high heat – do not stir… just swirl the pan a bit if you see the edges are darkening. Keep cooking until golden brown caramel and then throw in the hazelnuts and zest. Roll and coat all the nuts in the caramel and then turn out onto the oiled greaseproof. Leave to cool, then roughly chop. Serve the puds with a hefty sprinkling of the praline and a splodge of crème fraiche.
FABULOUSLY DIVINE BROWNIES
RICH AND FUDGEYBROWNIES STUDDED WITH JUICY RASPBERRIES, NUTS AND WHITE CHOCOLATE PIECES – A TRIPLE CHOCOLATE TREAT
Makes 24 pieces 2 x 100g bars Divine dark chocolate 100g unsalted butter, room temperature 200g caster sugar 4 large free-range eggs, at room temperature 1 teaspoon vanilla extract 60g plain flour 60g Divine cocoa powder 50g pecan nuts chopped 1 x 100g bar Divine white chocolate chopped 150g fresh raspberries Prepare a 28 x 18cm x 2.5cm deep brownie tin or baking tin. Grease the tin and line with greaseproof paper. Preheat the oven to 180C, 350F, Gas 4, fan 160C. Break up the dark chocolate into squares and put into a heatproof bowl, set over a pan of hot (but not boiling) water, making sure the base of the bowl does not touch the water. Leave to melt, stirring occasionally. Remove the bowl from the pan. Whisk the butter and sugar together in a bowl using an electric whisk until light and fluff y. Gradually add the eggs, beating well after each addition. Add vanilla extract and melted chocolate, and stir in gently using a spatula. Sieve the flour and cocoa in to the bowl, add the nuts and chocolate pieces and then fold in carefully until the mixture is evenly blended. Spoon half of the mixture into the prepared tin and spread evenly. Scatter the raspberries over the top of the brownie mixture, top with remaining mixture and spread evenly. Bake for 30 to 40 minutes until the mixture feels firm when pressed. Remove from the oven and cool in the tin on a wire rack. When cold, cut the brownie into 24 squares. Brownies improve on keeping.

Islington’s 21st NSPCC Christmas Fair, sponsored by Bolt Burdon, was held on 16th November at Unity Church Hall in Upper Street. Mulled wine enticed shoppers to a wide range of stalls, which offered everything from handmade bears to hemp chocolates, hair brushes to information from the local fire-fighters. While the children were engrossed in activities parents were able to indulge in back massages and present shopping. Visitors were entertained by the festive singing of the Hackney New School chamber choir as everyone enjoyed homemade cakes, Christmas biscuits, gingerbread houses and other delights created by the local NSPCC Fundraising Committee. A tantalising raffle, with generous prizes from local businesses and stallholders, topped off a magnificent day for all. A. This is a question that arises very regularly.
Q. Should I redecorate before I sell? A. Completely redecorating a property is not necessary, but presenting it well is. In the competitive London market first impressions are everything and the right presentation will sell your home. Start with the entrance, if the front door and windows need painting then give them a fresh coat and tidy up the garden if you have one. A potential buyer wants to picture themselves living in a property so remove as much clutter as possible, it will be easier for them to envisage themselves and their furniture in the property. Most buyers also prefer to see a property with neutral decoration. Deeply or brightly coloured walls, or heavily-patterned wallpaper, may put buyers off. Consider painting them a neutral colour, it is an inexpensive solution. Ensuring any cracks in the walls have been filled, bathroom grouting is clean and cupboard handles are screwed on properly are small things that can make a big difference; it will stop a potential buyer forming negative opinions. It is difficult, but try asking yourself: “would you buy it?”

Q. Why should I use a property management agent? A. The most important thing is meeting the client’s expectations, which should mean managing the property as if it were theirs. Various systems are adhered here to ensure that rent is collected on time, legal certificates and mid-tenancy inspections are carried out, and maintenance requests are dealt with quickly and effectively. The property is managed to the standard the landlord wishes it too, but ultimately removes the hassle, and ensures that their property is in good hands. Generally, well managed properties will ensure happy tenants, who will then prolong their tenancy, thereby offering the Landlord longer term security with maximum return. This is the ideal, and if all follows as above then the benefits of having a managing agent are clear. My honest advice is that if you are a landlord looking for a property to be managed, good management departments can only run effectively on a good fee and the employees must be ARLA qualified. Don’t be roped into a free or low management offer, and research the background of the department itself. Be warned, property management is a typical example of getting what you pay for, but if you find one who looks after your property as you would expect, most landlords consider it well worth the extra cost.
Once leaseholders collectively buy the freehold interest of their block of flats (or building that has been converted into flats) they believe that their leases have come to an end or that nothing further needs to be done in respect of their lease because they now own a share of the freehold. This is not the case. When leaseholders collectively acquire the freehold, they buy the freehold subject to the leases of their flats. This means that the leases remain after the freehold has been bought. You each own the leasehold interest of your flats and you collectively own the freehold interest of the building. Owing to the fact that you have a “short” lease, the incoming Buyer’s solicitor probably does not wish to rely on the others to grant a lease term extension to the Buyer after the flat has been bought or it may be a requirement of the Buyer’s Lender that the lease be extended before the Lender is willing to lend to the Buyer etc. Before the freehold is acquired and generally at the outset of a freehold acquisition, you should agree if whether or not it is your intention to extend leases and if so, on what terms. (You may have entered into an agreement in respect of such issues). For example, having just paid to acquire the freehold, you presumably will not wish to charge each other a premium to extend leases to say 999 years and reduce any ground rent to a nominal amount. Whilst there is an assumption that you will grant to yourselves new long leases without payment, please do bear in mind that if there is a time lapse between acquiring the freehold and granting the new leases, there may be disquiet amongst the leaseholders to not agree to charge nil premium when extending the lease.

n a recent column I wrote about the benefits of basements and why they make a lot of sense for a growing population with an acute lack of housing stock in the capital. Another option to develop can be the potential to go up. Aesthetically, there is a lot more at stake when you increase the height of a building, both in terms of the appearance within the streetscape and the potential impact on neighbouring buildings. The classic three or four storey London terrace is a an example of where an additional floor would make all the difference to the adaptability and practicality of a property. These Victorian and Georgian terraces are often bottom heavy with reception rooms, and light on bedrooms. The addition of a mansard style extension would allow the property to have that extra all important bedroom. Historically, there have been some pretty horrendous roof extensions throughout London and now, particularly in conservation areas, roof extensions mustn’t be visible from a public space. In all but the narrowest of streets this means setting the extension back so far that it hardly makes sense for the amount of usable space left on the roof. Planning departments could overcome their desire to preserve the street scene, not by banning roof extension altogether, but by ensuring that there are strict guidelines to protect the appearance, height and materiality of such extensions. One of the largest impacts of this would be on the social make-up of an area. Frequently, families are being forced out of areas such as Islington where the inability to provide sufficient bedrooms means that they must move further afield. Stoke Newington, on the other hand, has embraced the requirement to provide larger family homes by allowing many streets to develop with mansard extensions. This has created a social model where not only can young families move into the area, but they can remain there as the family grows and the pressures on space extenuate. Planning is about the built environment and the appearance of buildings within that environment. It’s also all about ensuring social diversity and providing sufficient housing of the right type. As an architect, I am keenly aware of the need to retain good quality architecture and attractive street scenes, but it may now be time for the planning departments to reconsider their guidelines on roof extensions. A more open approach to the ridgeline of a street may well allow better living accommodation and with well considered guidelines ensure that the street scene develops in a homogeneous vernacular appropriate to the current architecture of the street.

I
studied graphic design and photography just down the road from my Brick Lane agency at what is now the Metropolitan University. This was twenty years back, when Shoreditch and Brick Lane were very different areas and not the sort of places that you’d take your mum for a quick curry! I lived on Old Nichol Street in a quite incredible 1,500 sq ft warehouse apartment with three friends, between us we paid £200 per month - those were the days! After a brief spell working in the design industry, I moved the family to Barbados. I worked for a development company, sharing my time between project management and the sales of our beachfront creations. My Dad was a developer, so Barbados was more a natural progression than introduction to the business. When I moved home to the UK about 4 years ago I was lucky enough to start working for my brother-in-law’s company Davey Stone. When the opportunity arose to buy one of their offices six months ago I jumped at the chance to open Davey’s of Spitalfields. With my incredible team Stuart and Simone, I know that we have created an agency that will be around for a very long time. The area has some amazing memories for me, having spent a large amount of my younger life here, but it’s really the history of the area that keeps me interested. From the grizzly and dark East End history of years gone by, to the arrival of the Huguenots and the stunning architecture that they inspired, to the popular gangland stories of the 60’s and 70’s when my Nan and Granddad were running their restaurant just a few streets from Brick Lane,
to present day and the recent regeneration of Shoreditch and the surrounding areas, which have brought the booming property prices that we have now. There is nothing not to like about this exciting and vibrant area! Our clients are varied; from property investors looking for buy to lets, young professionals wanting to live in a lively area close to work, to students searching for a flat for their time in London. New build properties have become increasingly popular due to their reasonable off-plan prices and good locations, but you can never steer too far away from the rich pickings of the East End’s array of period buildings and conversions, which are eternally popular. At the moment, the only way is up! There has been no other direction that property prices have gone in this area. Just when you think that prices can’t possibly go any higher they take another leap. Jesus Green is a perfect example of that, I had friends buying these cute little 2 bed terrace cottages for £200,000 fifteen years ago and now they’re creeping into £800,000 and the £900,000’s, so there are definite investment opportunities in the area!
