hen Scarlett O’Hara sobs uncontrollably for Rhett Butler at the foot of an ornate staircase, what one thought gives her comfort? Home. When stuck in the depths of Mordor, asleep with one eye open, what does dear old Frodo dream of? Home. Where does E.T. phone? Home. Where does Dorothy wanna go? Home. And why on earth is this place so important? Well, because it’s home; that sacred place where everything is as it should be. This month then, we’re paying homage (sorry) to all things homely with our brilliant Interiors Issue. Lady Annabel Astor, aka Boss of OKA, chats to me about starting up a furniture business and joining forces with her old friend Nicky Haslam. She also reveals exactly what she thinks about bad taste (much to my surprise). Alexandra Jones turns carpenter for the day (sort of) when she visits eco-design duo Hendzel + Hunt in their studio, to hear all about their spectacular ‘Made in Peckham’ table which found its way to Bluebird on the King’s Road. We feature our very first interiors shoot, shot exclusively for us (or you, rather) with De Gournay – whose wallpaper is so glorious I would wear it if I could. All that plus lots of decoration ideas (for house and body) and plenty more – you’ll enjoy this issue so much, you’ll want to decorate your house with it. Well, that’s the plan anyway. On that note, I’m off…home.

t’s the Frieze Art Fair this month and since there is an abundance of artwork to choose from, I decided to keep my focus on local talent. Chris Succo, who resides at the Chelsea Arts Club when he is in London, opened his newest show at the Rod Barton Gallery, EC2, last month. Currently classed as a favourite amongst young artist collectors in Germany and the States, Succo’s work is abstract and complexly structured but accessible and beautiful too. An impressive talent, this piece [pictured] requires a strong wall colour.

RUSSIA: A WORLD APART by Simon Marsden & Duncan McLaren
At Dance Attic
’d been coasting recently with my exercise regime, which consisted solely of a weekly hour of a ballet-pilates fusion. In the quest to add an element of aerobic exercise to my routine, I turned to another dance hybrid and self-professed ‘global lifestyle brand’, Zumba. Promised to be a ‘total-body workout that feels like a celebration’ I skipped off to Dance Attic to try it out. My class was all female but filled with women of a wide variety of ages. I rapidly regretted planting myself in the middle of the front row of the class, as I found it next to impossible to follow the choreography. Thankfully, our energetic teacher, Holly, was so forgiving that I carried on regardless. This was evidently supposed to be fun and wholesale absence of coordination wasn’t going to stop that. We raced through numerous short, sharp dance routines, mixing various Latin American dance moves with a heavy dose of Hip Hop and a good measure of hip swinging. For much of the lesson I felt like a wannabe Shakira auditioning for a minor part in a West End musical. And this was eminently enjoyable: the hour flew by and I left having danced my heart out whilst simultaneously having done it some good. By Camilla Norton

ith Halloween rapidly approaching make sure you pick up Russia: A World Apart, a thrilling book of beautiful, haunting black and white images of crumbling Russian palaces and estates. This collection of ethereal visual poetry perfectly captures the melancholic lost aristocratic worlds of Anna Karenina and War and Peace. Tolstoy’s descendant Tania Illingworth (née TolstoyMiloslavsky) helped to organise the duo’s three trips to Russia, exploring Moscow and St. Petersburg, taking them to the now derelict estates that had once inspired Tolstoy’s novels. The further the intrepid ghosthunters ventured from the cities, the more desolate the landscape became. Elegant 18th and 19th century country estates, which once echoed with aristocratic laughter, had become crumbling, haunted wildernesses. Spookily, Marsden died suddenly last year at the untimely age of 63. This would have been his 13th book. By Alice Coke Mudds & Stoke, £25
seeking promotion and the return of his estranged wife and daughter. Based on the novel by Irvine Welsh, who brought us Trainspotting, much like the latter, Filth focuses on the real and surreal, using the seedy underbelly of a criminalised Edinburgh as its canvas. Comic, compelling and profoundly moving. Out 4th October nationwide

It was a stroke of luck that Taylor Morris (Made ( in Chelsea star, Hugo Taylor, and friend, Charlie Morris’ new sunglass range) launched at Grace Belgravia on the hottest night of September, for it kept alive the illusion that summer was still in full swing. Model Poppy Delevingne worked ‘low key’ in Daisy Dukes, whilst Olivia Inge went chic in pale pink silk. Champagne popped, guests gabbled and no one was left in the shade – except those that bought shades of course.

THE ONLY WAY IS UP
Personal and business performance coach, Janet Murray, gives her five top tips to getting that dream job
nterviews. Shudder. From time to time we have moments when we could do with a bit more confidence. Interviewing for a new job or internship is one of those times. Sitting in a room facing a panel is not what I would consider the most confidence building of exercises. But if you want that job, you do have to show you have confidence. To help you achieve this, I have compiled five top tips on how to build up self-esteem and wend you on your way to success.
POSITIVE MENTAL ATTITUDE
I
DRESS
Whether for an interview or first day on the job, make sure you dress appropriately. First impressions are very important and if you dress to impress, you probably will. Interviewers and employers expect you to make an effort and furthermore, fitting in with others makes you feel confident and part of the team. It is very hard to make a good first impression walking into a room if you are wearing ill-fitted shoes and can hardly walk.
BREATHE
Relax and breathe. This might sound obvious but remembering to pause for a moment and take some deep breaths before you walk into an interview, really does help to calm the nerves and centre the
over-worry about situations and in the grand scheme of life, whatever outcome, everything will be ok and so will you. Focus on calmly preparing beforehand and doing your best.
mind and body. Leading from this, also remember to take breaths and pauses during your interview. This allows you time to think of the most appropriate response and also helps to refocus.
BODY LANGUAGE
Be aware of your body language. If I say ‘what does the body language of a person who feels unconfident and nervous look like?’, you would probably say, ‘Head and eyes down, shoulders tense’. Now think of someone who exudes confidence. What is their body language like? Shoulders back, head held high, making eye contact, confidently walking into a room. This is the body language you want to practice and adopt. Remember too, to smile!
MAINTAIN PERSPECTIVE
Make sure that you keep things in proportion – what is the worst that can happen? We sometimes
ENVISAGE YOURSELF AS POSITIVE: EVERYTHING IS GOING TO GO WELL FOR YOU
Get yourself into a positive state of mind – perhaps by playing uplifting music. Then close your eyes and visualize yourself going into that interview or first day on a job, and it going exactly as you wanted. Envisage yourself as positive: you are full of confidence and everything is going to go well for you. Make the visualization in your mind as vivid as possible. But if you find this too difficult, think of someone who you admire that has the qualities that you wish to have (it can be somebody famous or just someone that you know and respect). Imagine how they would behave in that situation and imitate their behaviour as you visualise. Somebody once said to me that you lose out on 100% of opportunities that you don’t go for. Don’t let this happen to you. You can do it – now, go for it!

f I was part owner of a multi-million pound business and someone came to interview me about it, I wouldn’t do it on the shop floor. Customers wandering in and out and staring at me under the spotlight would make me feel uncomfortable, watched, not at home – pretty much the opposite to how I’d want to come across: relaxed. Which is why when Annabel Astor, co-founder and CEO of furniture chain OKA, insisted her interview take place in the Fulham Road showroom, I felt my brow furrow. ‘Won’t that be rather awkward?’ I thought to myself. I needn’t have worried. Because just two minutes in, the reason
FOR OKA From containers to cushions, Edwina Langley talks interiors to Furniture Queen, Lady Annabel Astor
behind her location choice was clear: she felt totally at home there; and it was easy to see why. The neutral-coloured mock-drawing room in which we sat was more comfortable than my own sitting room. Chill out music played softly in the background and the furniture seemed to whispered ‘relax’. Who wouldn’t want to live there? Lady Annabel Astor, former jewellery designer, came up with the idea for OKA one summer when she was doing up a house in Florida. None of the American home decor stores appealed and she was stuck. She wanted English elegance abroad and the only way to get it was to make it herself. So she rallied two friends, Sue Jones and Lucinda Waterhouse, persuaded her

I DON’T THINK THERE’S EVER ANY BAD TASTE
husband, William (fourth Viscount Astor), to proffer a small loan, and hey presto – her furniture venture was born. ‘We needed a visual name,’ Annabel told me from her side of a cloud-like sofa, ‘and whilst we tried various combinations of our initials, we were all about ‘earthy colours’. We thought of ‘ochre’, but that didn’t feel right, so we shortened it to OKA.’ First and foremost a mail order service (online retail didn’t exist at that point) OKA quickly flourished. Being founded in 1999, in the midst of the dotcom boom, worked in its favour and progression to the internet swiftly followed. ‘When we started, it was quite difficult,’ Annabel remembers. ‘We were working out of a barn at home. There was just the three of us, containers were coming in, and we didn’t know how to open them. They wouldn’t deliver up the road to my village, so we had to stop them a mile away. We went to the local farmer – it was midwinter – to ask if we could borrow his tractor and trailer. Then we had to unload everything. Of course we had no idea that containers have seals and you have to use pliers to unscrew them. Health and safety went out the window.’ She lets out a deep, throaty laugh. ‘It’s fun to look back. We had days which were awful, but it works smoothly now.’ Clearly. With a turnover of over £19.5million in 2012, Annabel has said she won’t stop until OKA is valued at £100million. But for someone who has worked all her life,
I wonder if even that will be enough – won’t she then want to make it £200million? ‘It’s extraordinary how the goalposts change. I love it here, but eventually there’ll have to come a time...I mean, we have lots of young people and they’ll need to take over. And we’re all getting on in years...’ Not that you’d think it to look at her, for at 65, Annabel is quite the most attractive woman I’ve met. With deep blue eyes, a flawless complexion and comfortably slim figure, dressed in an immaculate blue ensemble, she is as the epitome of chic – smart but understated, a bit like her furniture. Born to Timothy Jones and glamorous socialite Pandora (formerly Clifford), as a child Annabel claims design was ‘not of interest’. But after summers spent with her paternal grandmother, Enid Bagnold (renowned authoress of National Velvet) who loved to
make things, Annabel’s enthusiasm blossomed. ‘I came from a family that did things – designed, painted. Growing up in the various worlds that I did, I was surrounded by sensory things. My grandmother [Enid] was interested in sofa covers and used to adore chintzes. My other grandmother loved putting throws on everything, and my mother was a decorator in the 50s and 60s. So a sense of ‘living’ and ‘what you lived in’ was very important.’ At just 18 she set up her eponymous jewellery company ‘Annabel Jones’, and three years later, married Lincolnshire landowner, Sir Reginald Sheffield. Together they had two daughters, Samantha (as in the current Mrs Cameron) and Emily, and whilst their marriage lasted just five years, they remain friends to this day. In the years that followed, her jewellery business prospered and it was only in 2001 that Annabel made
27
ANNABEL ASTOR.indd 27

STYLE the decision to sell it. By that point, she had been married to her second and current husband, William Astor, for 25 years, with whom she had had three children – Flora, Will and Jake. But her reasons for selling (to Hamilton & Inches) were all to do with focusing on her new project, OKA, and not, as one would imagine, due to demands at home. Today, ‘home’ is her house in Belgravia. ‘I love the villagey feel it has,’ she says when I ask her about it. ‘Not all bits of Belgravia are ‘smarty pants’, there are pockets that are very ‘un-smart’.’ Whilst she did bring it up, I get the impression Annabel isn’t all that concerned with what’s considered ‘smart’ or ‘un-smart’. It’s lucky, therefore, her natural taste very much embodies the former. Which is probably why legendary designer and great friend Nicky Haslam was keen to collaborate. Taking inspiration from his famous Hunting Lodge in Hampshire, the ‘Nicky Haslam for OKA Collection’ features exquisite pieces such as the Diamond Sideboard (handpainted to look like pale Purbeck marble, which Annabel delights in mentioning she bought for her house in France), a beautiful array of cushions (with fabrics printed using a very complicated-sounding technique) and all manner of other furniture delights. ‘It was great fun working with Nicky; we’ve been
friends for 38 years,’ she says. ‘Last year I made a passing comment to him – ‘how about doing stuff for OKA’ – and he said ‘I would love to.’ That’s how it all happened. I am really excited and he is too. It’s been a fantastic collaboration because he’s the easiest person to work with – completely understanding, no hissy fits; he’s not that sort of person. I hope we’re going to do justice to his imagination because he’s a very unique individual.’ With such distinct styles, it’s interesting to see how the two brands have married and yet managed to retain their own identity. I wonder what Annabel thinks of her other friends’ interiors and what the difference really is between good and bad taste. ‘I don’t think there’s ever any bad taste,’ she says frankly. ‘I think what is really important is that it’s comfortable and you feel relaxed - everybody’s individual.’ Come on Annabel, I can’t help but scoff, you must have seen some truly horrifying interiors in your time. ‘Something may not be your taste, but it’s that person’s taste’. I think at this point I mention the words ‘mustard wallpaper’, but Annabel refuses to be drawn in. ‘I think it’s hugely about feeling
homely – conducive to sitting down and having a laugh.’ I can imagine she does this often, for Annabel has the air of someone who enjoys herself. Having worked since she was a teenager, I conclude she must find as much enjoyment in her work life as she does at home. But surely this can’t always have been the case. Women in business in the early 70s had their time of it and it must have had its tribulations – glass ceilings, perhaps? She is adamant this was not the case. ‘It’s about how individuals see themselves against others in a business community, how you feel in yourself. I don’t think you have to beat the drum of feminism. I’ve kept my private life very separate from work.’ Being able to move so easily between the two – work and home – I wonder if Annabel will ever retire, put her feet up on a large upholstered ottoman and enjoy her success? Or will she always be doing something? She looks me straight in the eye and lets out a hearty chuckle. ‘If one didn’t, one would...die.’ Annabel may not beat the drum of feminism, but I cannot think of anyone more worthy of female admiration: a mother of five, who set up two successful businesses and is on her way to making the second a £100million enterprise, whilst managing to retain the essence of a person who is grounded, comfortable and homely. The mind rather boggles. I look around at the comfy splendour of the mocked-up sitting room and see exactly, again, why Annabel would want to be interviewed in it. I love it here too. NOTES With Violet Naylor-Leyland A Bolt From The Blue
It’s all about rich deep colour this autumn and Kat Maconie’s crazily comfortable footwear collection is full of it. These statement blue velvet numbers are worth painting your toes for and working your outfit around. In fact, they’re so heavenly it’s almost blasphemy putting them in your shoe cupboard rather than on your mantelpiece. Available at Harvey Nichols, 109-125 Knightsbridge, SW1, 020 7201 8641; harveynichols.com
Furst up!
Mad About Cashmere
What I love about Diane von Furstenberg’s designs is that they’re made for women, not girls, and for those lucky enough among us to have proper boobs, hips and a waist, DVF pieces work a dream. I love what she’s done with suede this season. There’s a beautiful suede wrap-dress (but of course), yet I’m enamoured by this 70s-inspired caramel romper with its wide-legged, capri pant, swinging waist tie and slim cut sleeves. The look is striking yet über feminine and needs little else. Available at Harrods, 87-135 Brompton Road, SW1, 020 7730 1234; dvf.com
Yes, it’s a sad moment when you slide open the jumper draw for the first time this year, but nothing makes the cold feel more worthwhile than indulging in a little cashmere. Designer Madeleine Thompson’s stylish modern cashmere collection really hits the spot. Choose from slouchy thickribbed cardis; lightweight yet seriously luxurious nautical maxi dresses and try to resist putting a pair of these thigh length leg-warmers in your shopping basket. Ha – knew you couldn’t. Available at Austique, 330 King’s Road, SW3, 020 7376 4555; madeleine-thompson.com

GOWNS, GLORIOUS GOWNS Designer Zaeem Jamal talks luxury, lifestyle and 15,000 Swarovski crystals
ABS: Zaeem Jamal describes itself as ‘design alchemy in motion’ – what does this mean? ZJ: ‘Alchemy’ essentially refers to a process – it is a journey of transformation, the creation of the best and highest form. In a physical sense, each piece is transformed when all of our signature elements, including expert artistic hand-craftsmanship, specially dyed colours, intricate embroidery and drapery, are combined.
ABSOLUTELY: How did you get into fashion design? ZAEEM JAMAL: It was a natural progression. I am the third generation of my family working in the textile business – both my grandfathers started in the industry. Growing up learning about fabrics, craftsmanship and quality during the vibrant fashioncentric 80s in London definitely helped shape my interest in fashion. ABS: You studied at London School of Economics and also London College of Fashion – a shrewd business move. How has this helped your commercially? ZJ: I have always enjoyed both sides of the spectrum. I followed both the Arts and Sciences, so it was a natural progression rather than a strategic move. As the creative side of things came so easily to me, I felt it was important to understand the machinations of business and finance. So after school I studied at LSE before plunging into the world of creativity and design. Summer schooling at LCF during university helped fine-tune some of the skills, but the creative side of fashion was really always an innate part of me. ABS: You launched the Z for Z label and then Zaeem Jamal, your namesake line, in 2009. How do the two brands differ? ZJ: When I first began establishing my own label, I explored all aspects of the luxury world. Everywhere I could see the desire for beauty, empowerment, style and innovation. Why wear less than the best? My mission is to create excellent clothes for people to experience and wear wherever they want
ABS: Is there a particular one of your dresses you would single out as being ultimately your favourite? ZJ: Each collection and each dress is special in its own way, so it would be like asking a parent to choose a favourite child!
to look and feel amazing. Lifestyle is as important an issue to me as luxury. I am creating an experience of luxury in the Z for Z brand and wearability in the Zaeem Jamal brand, so there is an interesting synergy between the two brands. ABS: Your first collection won ‘Best New Designer of the Year’ at Dubai Fashion Week – that must have been pretty amazing… ZJ: Dubai is an exciting city and really encourages innovation. After designing the first collection inspired by the Seven Sins, we were invited to preview it in Dubai and received so much attention that the organisers of Fashion Week asked us to participate. To then win Best New Designer was, of course, a great honour.
ABS: Where are your gowns made? ZJ: In our own atelier, by incredibly talented master craftsmen in each section of the dressmaking process – from patter masters and tailors, through to our embroiderers using age-old traditions which began in India. ABS: Where are your fabrics, gems and leather sourced from? ZJ: Our ‘sourcing with integrity’ policy is a strong element in everything we do. Our leathers, for example, used in our handbags and shoes, are carefully researched during development meaning we only select leather from herds that have been reared with care. The gems are currently sourced from specific crystal partners in the UK from a variety of locations around the world, whilst our pure silk fabrics (including very fine chiffons) are mostly sourced in India.

STYLE ABS: You’ve recently introduced a shoe collection – what led you branch out into accessories? ZJ: Beautiful shoes often have a reputation for being ‘uncomfortable’ which I was determined to turn around. Working with master shoemakers in Florence, we added careful padding and specially researched angles to create a shoe that is functional and graceful. ABS: You also do bespoke designs – what has been your most complicated and outrageous commission so far? ZJ: An incredibly special twopiece corset and skirt, with over 15,000 Swarovski crystals, which incorporated literally thousands of hours of hand craftsmanship! ABS: Do your designs fit women of all sizes? Which designs work best for curvier women? ZJ: Yes we have clients of all sizes as we have a wide array of options and silhouettes. Our in-store sales staff are experienced at spotting the right style for the right shape and giving honest advise. In our London store, we have an in-house tailor who can make alternations. ABS: Why did you choose the King’s Road for your flagship London store? ZJ: It is an iconic location and has been associated with many British fashion designers. It is vibrant, alive and full of innovation. It also serves as a great location for clients as it is centrally located but away from the hustle and bustle. We are particularly delighted to be directly opposite Bluebird, who provide us with all manner of delicious food and drink throughout the day! ABS: Finally, what have you got coming up for the rest of the year? ZJ: We have an exclusive range of accessories that go with our handbags. Our signature jewellery range, featuring the ‘seed of life’ and ‘flower of life’ motifs, are currently in store too. As the shoe journey unfolds, 2013 will also see the launch of wedges, sandals and peep toes – so watch this space!

BACKTYTO (BEAU ) SCHOOL Beauty expert Pia Stanchina on the health benefits of routine inally, the summer holidays are over! While I always wish they could last forever, I am relieved to re-enter the organized, scheduled trot of normal life. This sounds dull, but I love my Sunday night admin sessions. Silently sitting at my desk, planning away what we will eat the next week, going through bills, paying and filing them away with the latest status and date noted neatly at the top for future reference and noting in the kitchen calendar who needs to be where and when this coming week. What does this have to do with beauty, you ask? Everything, I say! During the holidays, I barely know which day it is, forget about scheduling beauty admin. Now, I am back to scheduled (yes, really) weekly facemasks, manicures and twice weekly baths – candle lit, with a hot cup of herbal tea and copious amounts of mineral salts and aromatherapy oils. My skin is glowing, my nails are in tiptop shape and my skin is silky smooth (as is my relaxed brow). To paraphrase Aristotle, we are what we repeatedly do. Excellence in grooming and beauty, therefore, is not an act, but a habit.

The Wellington Clinic
G
oing to the dentist is one of life’s bi-annual nightmares. Put simply, I hate it. In fact, when I turned up at The Wellington Clinic and was asked to write down when my last check-up was, I shrunk in my chair before jotting ‘almost two years ago’. That was before my 40-minute treatment with Nicholas Goodacre. After, well, I could live in the place. He bravely
inspected my horrible mouth and – much to my delight – announced I had nothing wrong with my noshers at all! Then he gave them a delicate scrub (pearly whites, once again) and I was sent on my way. Charming clinic, charming staff, charming time. Do NOT go anywhere else. By Edwina Langley. 63a King’s Road, SW3, 020 7148 7148, thewellingtonclinic.com

GO DOWN TO THE WOODS
Hendzel + Hunt tell Alexandra Jones about reclaimed cabinets and clever handcrafting
Everyone is really catching on to that thing of reclaimed timber and the charm it has, so now it costs almost more than new wood. Sometimes people are like ‘you’ve found that, it’s reclaimed, why is it more expensive?’ Well, because it takes so much more time. First to check for contaminants and foreign bodies like metal and then to try and keep the character. You don’t just cut the length there, you’re dissecting the timber to get a better pattern and a better finish.’
I’m at the Peckham studio of bespoke furniture designers Jan Hendzel and Oscar Hunt (dusty, loud, full of wooden odds and ends, just what you’d expect), they’re telling me about what it takes to make new furniture from old wood and quite frankly, I’m out of my depth. Woodwork was my worst school subject, I’m not 100% certain what ‘reclaiming’ wood entails and I don’t actually own any furniture. What I do know is that the things that they make, all by hand from those odds and ends of wood that surround us now (odds and
ends that used to be floorboards or pallets or roof joists) are intricate, elegant and wonderfully clever. They met six years ago whilst working for ‘the same sketchy cabinet maker’ who one day decided to follow his dream and move to the country. ‘He said he was leaving London and not renewing his contracts. Suddenly we had no building, no machines but still one job to do. After a lot of deliberation and searching we found this place.’ Using the deposit from their one job, they paid for six month’s rent on the

signature range, using our local area as resource and inspiration. Waste materials are sourced from the streets and yards of SE15 and transformed into elegant and highly desirable furniture, which are imbued with their own stories informing the design process. The results hold intrigue and character, alongside a high level of craftsmanship, showcasing what can be achieved within small batch production. This has brought us a lot of interest and lots of fabulous commissions too.
studio we sit in now, ‘basically all the money we made - gone. But we had an amazing space so we just went for it, fully naive. I suppose it was the best way, if we’d really considered what it takes to set a business up then it would never had happened.’ Their USP - bespoke, handcrafted, up-cycled - happened, then, in part out of necessity and in part as a result of the resoundingly positive responses they got to their first collection, ‘Made in Peckham’. ‘We got a lucky link with The Shop at Bluebird, they loved the idea of ‘Made in Peckham’ on the King’s Road.’ Jan and Oscar’s statement piece for the shop - a dining table with a striking tree centrepiece that blended seamlessly up out from the table top - was shown at Design Week, then sold within two days. ‘Now it’s in New York, which is the most amazing kind of start. That’s when we really got the strength to

This was a commission we won. A magical adventure in an incredible botanical gardens in the south of France. An amazing opportunity for the whole team to get out of the workshop and build a fully working boat utilising traditional green woodworking techniques. 01 their work more widely recognised, this attention to narrative and storytelling, to making things that inspire wonder and spark conversation, will undoubtedly serve Hendzel and Hunt well. If for no other reason than it means those of us who failed woodwork can still talk about their brand and their pieces as if we know a thing or two.

06 go: right this is what we want, good stories, good products, beautiful timber, beautiful joinery. We need to make it work.’ Since then they’ve built a brand that is synonymous with style and craftsmanship on the one hand and sustainability on the other. ‘Much of the thrill that people get from our work is to do with providence, the narrative behind the wood. When you can say, this bit is Victorian and came from a local bank, it becomes a talking point.’ As their clients get bigger (they’re working on more and more corporate projects, adding personality to clinical spaces) and

The Advent Calendar
Inspired by both ‘Made in Peckham’ and the 24hr Design Challenge, Selfridges commissioned us to make an advent calendar cabinet. 24 hidden compartments all with working wooden locks and padlocks, including wooden springs and a central combination lock. This project nearly killed us! It was such a mad timescale for so much detail and so many hidden secrets.

Out of the Dark is a social enterprise that recycles, restores and revamps pre 1970s furniture as a means to train, educate and employ disadvantaged youngsters. Young people are taught dying crafts such as french polishing, restoration, caning, reupholstery, by retired crafts people in the historic epicentre of British furniture manufacture. HIGHLY DECORATED Award-winning Interior Designers, Intarya, reveal how they transformed this Belgravia Apartment
A
full interior architectural and design scheme was required for this duplex apartment located within a grand house in Belgravia. The brief to design an elegant and comfortable home with an effortless informality was achieved with a gentle colour palette in neutral tones merged with deep hues and textures, whilst combining classical detailing with modern furniture, art and accessories. The internal hall was clad to stunning effect in floor to ceiling cut mirror panels. An Art Deco style console in a modern black lacquer finish with burnished silver surround sits beneath a beautiful, unframed photograph of an Andalusia horse. The mirror, soft recessed lighting and subtle tones give the space a sepia-like quality. Subtle lime washed wooden flooring completes the look and leads from the hallway right through the main reception. Painted warm stone walls and cornicing with dentil detailing complement the strong architectural form of the carved Portland stone chimney piece of the main reception, typifying the designs of Inigo Jones. The flat fronted jambs with their scrolling capitals reflect their Palladian influence, whilst the burnished grate is of an early Regency design. Above hangs a mirror reminiscent of the Regency

Blocks of colour in gold, black and bronze surround the sketched figures of the female form, framed in antique gold and silver. Modern nickel picture lights, subtly light each painting. As if admiring the artwork, tall, slim Giacometti-like figurine bronze sculptures stand animated upon simple bronze consoles with black stone tops and gold veining. shades guard either side of the fireplace. Beautifully symmetrical, each piece stands reflected, only the vases at one end of the mantel are placed in a sculptural irregularity. Two deep soft suede upholstered sofas with dark stained timber bases are covered with textural cushions of pleated silk, beading and trims in bitter chocolate and bronze. Between the two seats a large beautifully veneered high gloss zebrano coffee table with distressed silver detailing. Cut glass and silver carafes, bone and silver boxes, books and a sculptural textured bowl are placed in exacting
positions of equidistance upon the table. Two round-buttoned stools allow for additional low level seating maintaining a seamless view across the room. Opposite the fireplace, an impressive 1940’s style antiqued mirror arranged in panels with silver moulding and bronze studs has been carefully positioned to reflect the light and space. A delicious deep-buttoned chocolate soft leather sofa covered in textural cushions sits beneath. A more asymmetrical layout to this side of the room, two different style side tables appear either side of the sofa carrying grand bronze table lamps with cast leaf pattern.

Formality and grandeur were brought to the open plan kitchen/ dining room by using a dramatic contrast of light and dark in opulent textures and finishes. An impressive floor to ceiling wall mosaic of Bonaparte adds drama to the space. Beautifully shaped dining chairs with splay legs and wing arms in contrasting crushed velvets with silver nailing detail sit along the rectangular dining table of dark stained wood. On the other side a slim elegant curved banquette upholstered in a subtle patterned wool cloth. A Murano chandelier hangs above the table with 16 classic

shaped arms and black silk shades formed into a modern rectangle with bright nickel base. Walls of warm grey with white painted cornicing and ceilings enhance the sense of height. The luxurious understated finishes of white marble flooring, dark honed slate work surfaces, and glossy white cabinets combined with the classic architectural detailing and modern furnishings bring a timeless elegance to the space.

FOODRESTAURANT &TRAVEL Edwina Langley digs deep in Pétrus
Review
PÉTRUS P
étrus. Think Ramsay (Gordon) think Wareing (Marcus), think a culinary marriage made in heaven, followed by a culinary divorce made in Hell’s kitchen. Whilst Ramsay retained the name, moving the restaurant to Kinnerton Street, Wareing claims to have retained its ‘essence’, infusing it into his own venture at The Berkeley. I love a tale of culinary crossknives, so off I went for dinner with my friend, Miss Right (who I’ve never fought with for she is never wrong).
Now run by Head Chef Sean Burbidge, Pétrus is a very different restaurant to that which it was, though it seems frightened to make this a statement. Take the interiors. Remarkably understated for a joint wishing to stand as the ‘new’ Pétrus. Similarly, the layout. Tables line the periphery of the room, as if afraid to venture out into the middle and proclaim that: ‘YES. WE ARE TABLES.’ Strangely emphasising this is its atmosphere. At nearly three quarters full, it was quiet; the quiet that only comes after a massive showdown...
That said, the staff couldn’t have been friendlier (the sommelier especially) and the menu couldn’t have looked more delicious. No one could leave Pétrus hungry, not least when you are offered a pre-pre starter (an amuse-bouche of miniature foie gras sandwiches) and a prestarter (baked potato jelly with floating crunchy crispy bits). Then came the actual starters. Miss Right opted for Pan-fried Sea Scallops, which were delish (perhaps a little overdone for me, but perfect for her) and I opted for the Slow Poached Breast of Pigeon with Confit Leg and Pickled Beetroot – an autumnal plate, colourful and wonderfully juicy. Next up, the Fillet of Casterbridge Beef and Bone Marrow for Miss Right – rich and seriously good – and the Roasted Lobster Tail, Farfalle Pasta with Charred Leek for me; a real once-every-six-month buttery treat. Of course a break was needed between main and pudding, and by break, I mean cheese. A stellar selection. But the pièce de résistance, was the
pudding. Or rather my pudding: the Chocolate Sphere – which should be renamed ‘The Bomb’, because it was. A thin chocolate sphere encased cracked honeycomb, chocolate mousse and a perfect ball of milk ice cream. Glistening hot chocolate sauce was then poured decadently over. I’ll leave the rest to your imagination. Miss Right, suffering from lactose intolerance (which the restaurant accommodated in a very impressive way) had coconut sorbet, which she enjoyed so much she had seconds. As I said, the staff were heavenly. I do so wish Ramsay hadn’t won the battle for ‘Pétrus’, for the restaurant at Kinnerton Street warrants a different identity. A newer, forwardthinking name, that leaves behind past battles and revels in the delicious nature of the restaurant’s present.

Garnier
W
hen my companion and I set off for dinner at Earl’s Court’s elite restaurant Garnier, we have visions of civilized, chic French dining with the odd escargot thrown in for effect. Initially, all was as expected – we enter serene cream, red and mirror lined interiors and take a seat among a select group of distinguished diners who clearly know a thing or two about serious food. Our French waiter is a genial host and it all seems rather grown up and innocuous. Little did we know what Head Chef
Alice Milner goes gaga for Garnier
Andreas Engberg (formerly from Racine in Knightsbridge) had in store. After a few sips of exquisite Gevrey Chambertin 2008, our starters appear. A mysterious mound of beautifully garnished batter is placed under my companion’s nose. What is it? A calf’s brain to be exact. When spoken in French, its title – ‘Beignet de Cervelle de Veau, Oeuf de Canard’ – sounds delicious. But this overtly distracts from the terrifying nature of the dish, much like its perfectly crisp golden batter. My companion approaches it tentatively; eyes agog, cutlery aquiver. To my surprise, his eyes close in sheer delight at the delicacy’s rich flavour and gentle texture, which is complemented by the oozing duck egg. In awe (and polite horror), I cling to my comparatively tame dish - Warm Goat’s Cheese, Aubergine Caviar, Mixed Leaves and Basil. As a recent goat’s cheese convert, I’m in at the deep end with this one as it comes with a punchy, goaty kick. I relish the accompanying aubergine – soothingly silky. This restaurant is France on a plate. Even the crunchy French stick in our breadbasket tastes of ‘90s family holidays in the sunbaked Dordogne. Our nostalgic feast cranks up to another level when our Filet de Boeuf au Poivre appears. Cooked to pink perfection and proudly presented on a throne of potato, the king of French dishes stuns us both into silence. Our knives glide through the tender fillet studded with hot peppercorns that pop on the palate and add a piquant punch. We round off our
meal with crème brûlée which is served in true text book fashion. Perhaps a little too rich and cloying post brain and beef, but delicious nonetheless. This dining experience is not for the faint-hearted. Owners Eric and Didier Garnier have created a restaurant that arouses the epicurean appetite even in its most sophisticated diners. I watch as the couple next to us tear into their lobster and oysters with abandon. With our actual brains merrily soaked in fine wine, we step onto the Earl’s Court Road disorientated and smiling – forgetting we aren’t in the depths of France. Garnier has made Earl’s Court so much more than a tube stop.

It’s a fantastic location – but even if you’re not looking to explore the area there’s ample entertainment at the Grange itself. It’s a converted farm that offers 16 holiday cottages on a spacious, green site and we stayed in one of a series of small but cosy two-bedroom cottages located around a central courtyard and backing onto a large lawn. Within seconds of arriving, our children have vanished, having sniffed out an entire play field complete with swings, trampoline and a marvellous yurt filled with toys beyond their wildest dreams. They emerge in full fancy dress to stroke the friendly Shetland ponies that live at the end of the field – all this before we’ve even found the pool. what a landscape it is – the forest is so beautiful that it looks almost unreal, like an Apple screensaver, as hazy shafts of sunlight find their way through the dense tree canopy, all intense shades of brown and green. The site is owned by the Forestry Commission and characterised by a nature-loving philosophy, so while the facilities in our cabin are luxe and high tech (a hot tub, underfloor heating, audio-visual technology so fancy it defeated us… did we mention the hot tub?), eco credentials remain intact via recycling and forest ranger-led nature walks. Our urban children switch happily between den-building and the ever-ready hot tub while we fail to get used to the extreme beauty of the view from our terrace. The
High I Life
BLUR BASSIST ALEX JAMES DISCOVERS THE DELIGHTS OF THE DOLOMITES THANKS TO SOME FAMILY MOUNTAINEERING IN THE ALPS t’s a rare thing, glamour. I never really know when it is going to strike. I say this because we were staying in a log cabin with no electricity or mains water, no internet or coffee gadgets and none of the standard cues of 21st century luxury. The kids didn’t even have their iPads or any of their toys. Instead, they’d spent most of the previous evening running up and

FOOD&TRAVEL rolling down the mountainside until they were exhausted, and then one by one we’d fallen asleep telling stories around the fire. And it was glamorous. The Dolomites, the mountain range in Northern Italy where the cabin lies, are a pristine wilderness – think Heidi, but with Michelin-starred restaurants and you’ve got it. The alpine slopes were in their summer glory, a mass of flowers and cascading streams – quite the setting – and the log cabin itself, despite lacking mod cons, was a beautiful thing crammed with other beautiful things: soft blankets, bathrobes and candles. The cabin is an outpost of The Rosa Alpina where we were staying in nearby San Cassiano. The hotel has a couple of these traditional huts, way up on the slopes, that guests are free to use. The previous evening a porter had delivered everything we needed for a spectacular banquet: marinated steaks and chops, part-cooked aubergines and artichoke hearts for the barbecue along with endless salads and sides, a spectacular strudel and a couple of bottles of wine that I’d taken some pleasure in choosing from their extensive cellars. They’d offered to send a chef up too, but the kids all wanted to help with the cooking so I lit the torch paper on the outdoor range and 20 minutes later we were cooking in the free world: appetites sharpened by fresh air and exercise, the warmth of the fire in the twilight, not a soul for miles around. It was the feast of a lifetime. After breakfast in the morning (also brought up by the porter) we wandered down the hillside, stopping at one of the many adventure playgrounds that pepper the area. The tourist infrastructure in Alta Badia, the immediate local area, is extensive without ever intruding on the natural beauty of the mountain range (the Dolomites are a World Heritage Site).
In winter, it’s a world-class ski resort but the cable cars, bars and restaurants all run throughout the summer months too, and unlike many tourist destinations, it really works all year round. It’s paradise for kids. Children never tire of basic, elemental stuff: splashing around in mountain streams, poking fires, looking for bears. That’s why I wanted to bring them here, for a big slice of nature. It’s one of those places that would be fine even if there was no organised activity – but there is so much to do. Mountaineering was a big hit. The guide came to meet us at the hotel, dug out climbing shoes and harnesses for everybody and half an hour later I watched my nine-year-old scale a vertical cliff face like a spider. Even the four-year-old got half way up the sheer mountainside before abseiling down. Once the kids had been up and down a couple of times I had a go – they were much better at it than I was but I’m not sure who enjoyed it the most. And that was the best thing about Alta Badia. Its delights are universal. I’m not sure who was happier in the spa at Rosa Alpina, the three-year-old or her mother. Rosa Alpina is a very rare thing, a spectacular hotel that has been in the same family for generations. It felt like home, largely due to the diligence of Hugo Pizzinini, the current proprietor who was always in evidence. The family touch makes it feel small and friendly but is big enough to have all the bells and whistles – one of the restaurants has two Michelin stars and there’s a fullon spa. It’s exquisite in every detail but what really set it apart was the service. There was always somebody making a helpful face, puffing up a pillow or asking if we needed anything. We stayed in the penthouse with a key operated lift that, to the children’s endless delight, opened directly into the room.
The best definition of holidays I’ve ever heard is ‘any time you put on weight’ but we walked so much we all came back looking pretty buff, despite gorging ourselves. One of the best walks was up to Scotoni – about a mile vertically and roughly three along. We were ravenous by the time we got to the restaurant hallway up the mountainside, a simple hut knocking out dazzling barbecued mixed grills, polenta and pasta – the simple wholesome food at which the Italians excel. I don’t think it is possible to get bad food anywhere in Italy, or at least you’d have to try very hard. There are twenty Michelin stars in Alta Badia. We only managed to tick off the two at St Hubertus, one of the restaurants at Rosa Alpina. I can only take a napkin wafting, chair-pushing-in type affair once or twice a year, but it was bliss to put the kids to bed with the babysitter, walk into the hushed dining room and whisper candlelit conversations. We had the ‘chef’s special’ and it certainly was, with all the psychotic attention to detail that is historically the hallmark of haute cuisine: minuscule carrots and teeny rack of suckling pig. One of the countless courses came with six vintages of a local wine to taste, just a mouthful of each. An embarras de richesses if you will, but then that’s the area in a nutshell. We didn’t even get around to white water rafting, which was top of my list, or tandem hang gliding… Next time. 7 nights for the price of 6 at Rosa Alpina from £3840 per family, based on 2 adults and 2 children sharing two Deluxe Double Rooms, including breakfast and return flights from London Gatwick to Innsbruck with Carrier (0161 492 1357; carrier.co.uk). FOOD&TRAVEL
If you’re veering away from chocolate money for this year’s stocking fillers, why not try digging around the souks of Marrakech? Yes they’re slightly further away than Harrods, but you get a holiday out of it, so it’s worth it. We advise you stay one of Scott Williams’ new Moroccan houses – Dar Atlas in Ourika Valley, for example. Sleeping six, this three bedroom house lies at the foot of the Atlas Mountains, comes equipped with a private swimming pool, a communal hammam, gym and clay tennis court, and your very own cook, maid and butler – to help carry all those bags. Why make life difficult? Prices vary;

IN THEIR OWN
WORDS BARCLAY MACFARLANE Partner at Strutt & Parker, Fulham Photography: Rebecca Noonan
M
y path to becoming an agent was a rather smooth one. I had no particular aspirations of becoming an estate agent, but after finishing my degree course I began to consider my career options. Following a brief stint working for a firm of commodity brokers in the City, I found that I enjoyed working in a sales environment. I then decided I would try my hand at estate agency. I started soon after at a national brand based in Tower Hill and after three years building my knowledge and experience, I set my sights on Prime Central and joined Lane Fox, who in 2007 merged with Strutt and Parker. It has been one of the best decisions I have ever made, and my working life is now filled with diversity and excitement. No two days are ever the same. In the last seven years at Strutt & Parker Fulham I’ve witnessed some of the industry’s best and toughest markets in recent memory. From the build up to the peak in 2007 to the more recent post Lehman Brothers fall out, it’s been quite something. During this time our Fulham office has weathered the storm and now we are witnessing record prices on an almost daily basis. Parsons Green is a great place to work; it is the epicentre of Fulham, which in itself continues to grow and develop. It is vibrant and friendly here, and that coupled with the appealing period architecture is now attracting more buyers than ever before. Of course much of this recent activity is coming from European buyers, particularly the French, who are flocking here in their droves to join an already established community. They are, understandably, attracted to Fulham because of its fantastic schools such as the L’ecole Marie
d’Orliac, and the cosmopolitan lifestyle the area has to offer. The Fulham Road has a wonderful selection of independent boutique shops such as Indian Summer and Emma Bridgewater. Fulham is also full of green spaces to go for a stroll, with the towpath along the river and the new look Bishops Park, it’s no wonder so many families are drawn to the area. Fulham has changed hugely since I came here. Only a couple of years ago 20% of our sales were to foreign buyers - that figure is now more like 50%. It is because of international investment that prices now being achieved here are at record levels. Of course, the low interest rates are helping as well. The bottom line is this: Fulham represents good value compared to down the road in the Royal Borough, where you still have to pay at least double for the same amount of space. Fulham continues to achieve record prices and sales values are up 15% this year so far. It’s not just the well-known locations around Parsons Green which are attracting huge interest. The new Riverside developments have totally transformed areas like Sands End, which appeals greatly to young buyers because of its vibrant atmosphere. The fact remains that there is still a shortage of good housing stock in the area, and I can’t see this changing anytime soon. With an influx of new buyers, who are being priced out of other parts of more central London, it looks like a rosy time ahead for SW6!

Vendor Advice Valuations
T
he valuation of a property is not an exact science and opinions will vary. The biggest factor an agent should rely on is comparable evidence, taking into consideration the size, condition, location, lease length, ceiling height and outside space. Other factors to take into account are noise from neighbouring bars or the tube, and what floor number it is, if an apartment. A pound per square foot is worked out and applied to the size of the property and an experienced agent, having sold many in the area, will have an accurate gut feeling on the market price. It is human nature to think your property is worth more, but a senior valuer should be able to provide you with evidence to back up his/her conclusion. A higher price is not always a good thing. It is important to note that an overpriced property on the market will normally stick for a while whilst the market catches up. Although the vendor may be happy to wait, it will quickly become stale and a price reduction should be recommended. Overpricing a property therefore wastes time for both the vendor and the agent, and should be avoided at all costs.

Luxurious Lettings Lowdown
For Landlords INSURANCE
B
oth Landlords and Tenants need insurance when renting properties. Tenants should simply have adequate cover for their possessions. For Landlords it’s slightly more complicated – in regard to Buildings Insurance, cover should continue at the Landlord’s expense through any Tenancy – if the property is mortgaged, the mortgage will almost certainly be subject to buildings insurance. For Landlord Contents Insurance, we would always recommend at least minimal cover. Landlords should check with their provider as to whether cover is offered for properties that are Tenanted (particularly if the property has been their home). Tenants typically pay a deposit against dilapidation of around 6 weeks rent, and Landlords should check with their agent what arrangements are being made for the inventory and check-in. The Landlord’s agent could be seen as biased in favour of the Landlord, hence the importance to have a professional document drawn up. It’s worth asking your agent to see a typical inventory, nearly all will include photos and are really very extensive in detailing cleanliness, and wear and tear. Landlords might also be interested in specialist Landlords insurance policies offering Rent Guarantee and Legal Protection. The level of cover and the small print can vary from provider to provider so it’s worth weighing the cost of the premium and level of cover given. For Landlords particularly, there is always an element of risk in letting properties out – a professional agent will advise you of any potential pitfalls and go to lengths to document everything very carefully to minimise your risk.

Should I redecorate pre-sale?
W
e are very particular when advising our clients on the presentation of their properties prior to marketing, and consider the appearance and condition to be one of, if not the most important points to address – after all, a garage would never sell a dirty car! To simply redecorate ones dated flat or house pre-sale, can make a significant difference to the overall impression that buyers get. This usually enhances the saleability and will always improve the presentation tenfold! The cost of doing such works tends to be money well spent, and can often pay dividends. If, however, the property needs to be completely refurbished rather than just redecorated, our advice may differ. There is a constant demand for unmodernised property in Chelsea, and as such these rare opportunities often attract multiple interest, if priced and marketed properly.
2
Where should I invest?
4
When is the best time to sell?
P
rime central London is the best place to invest if you can afford it as the market is very strong due to international demand. Other peripheral boroughs such as Fulham and Battersea are definitely seeing marked price increases too due to the overspill.

To get the highest possible price for your property it’s essential to instruct a strong agent
5
“
Should I use a Financial Adviser?
I
t is always extremely important to obtain the correct advice from a trusted and qualified professional. The recent changes in tax legislation have created the potential for significant tax liabilities dependent upon the type of entity through which a property is owned. Significant savings can be made by buying and selling property through tax efficient schemes and a financial adviser will be able to educate a property owner on the best way to navigate the intricate tax system.

verpricing and choosing the cheapest fee. To get the highest possible price for your property, it’s essential to instruct a strong agent. They’ll have access to, and attract, the best buyers, ultimately achieving the best possible price. For example, on a £1million property, a discount of 0.5% is £5,000 of an agent’s fees. This may seem like a bargain at the time, but in the long run it is likely to jeopardise your net gain.
“
he London property market is seen as a safehaven when it comes to buying homes and investing money in the market. Purchasers and investors will always look to maximise their profits when acquiring a property, whether it is to become a family home for a decade or a capital appreciation return for an investor. This being said, from our point of view as agents, it is our job that we must always act in our clients best interest and advise accordingly as to when our client should release his property to the market. The general property trend in prime central London for the sales market tends to be busy for the first quarter, and then will continue to be busy up till the summer months. It will then drop off for July/August and become very busy for the final run into the end of the year. It is our job as agents to identify the property the client wishes to release to the market and correlate this with the busiest time of the year, in order to get the best result for the client in terms of the desired time frame, bearing in mind if they want to sell quickly or to maximise the price.

1. Property I’d most like on my books and why? Any of the houses on Egerton Terrace. In my view, it’s one of the prettiest roads in London and is located in a very private and secluded part of Knightsbridge. 2. The best place to invest? If it is stability and long term growth you are looking for, prime central London. On the other hand, areas such as Battersea are seeing faster growth. However, the area is less proven.
3. The most interesting property I have been involved in is... I was involved with the sale of a house behind a house on Kensington Square, which was accessed via a tunnel which led under the houses on the square. A hidden gem! 4. The toughest sale and why? I once acquired a charming off market house in Belgravia for a client. The vendor’s solicitor had a policy of not speaking to estate agents, which made progress painstakingly slow. 5. Finest property showcase... We have just been instructed on the perfect pied-a-terre in South Kensington. With a private patio garden, this must be one of London’s best “lock up and leave’s”. Cranley Gardens, £925,000, subject to contract.

T
he Lettings market appears to be a bit more balanced, with the level of stock returning to more manageable levels. This is due to the increased seasonal demand from tenants and new graduates which we see a deluge of in September and October. We have also seen a slight improvement on corporate activity, although the lack of City recruitment is still having a big effect on the numbers of corporate tenants that we would usually see at this time of the year. On the whole the outlook is good for Landlords and the number of lets we have agreed over the summer months has been at an all-time high.
Can you afford to delay your move? Wayland Ward-Smith Manager at Sullivan Thomas Fulham 020 7731 3333; sullivanthomas.co.uk
DIFFERENT bands of Fulham properties have seen significant variations in the price growth over the last couple of years. Properties valued in excess of £2m have seen the lowest growth, whereas properties valued between £1m and £2m have seen the highest. As a result, the price gap for someone trading up from a typical 1500-2000 sq ft three or four
bedroom Fulham house to a larger five or six bedroom 2000-3000 sq ft house in Fulham has significantly reduced in the last couple of years. Our belief is that these larger houses are now undervalued relative to the smaller ones, and there has never been a more affordable time to trade up. What will it cost you to delay making a move now?

1. What makes CJ the go-to-agent in Chelsea? The team either lives, or was brought up in Chelsea, so we know the area particularly well and understand the market and different values from street to street. We offer a bespoke service from our team who have decades of experience and a proven track record.
2. How long have you been in the area? I’ve been in the area for over 30 years and have lived in SW1, SW3 and SW10. One of my colleagues lives in between Fulham and King’s Road while another has worked on Walton Street. 3. What is your company ethos? We currently have five Prime Central London offices that cover from Holland Park to Regent Street and from the River to St John’s Wood. We do a lot of off-market sales for private clients and work with integrity and discretion. 4. What can we expect for the rest of 2013? The market is currently appreciating and we’ve sold a lot of our stock, which we now need to replace. The market is strongest at the sub £2m level and the £2m to £5m has the next most activity. 020 7590 4694; carterjonas.co.uk

A Tenant’s Market
W
e’re very busy at the moment, business is brisk and rental demand is still strong in the SW3 postcode in particular. Over the last few weeks this demand has been driven partly by professionals taking up new positions in the City and looking for new homes, some with families and more
professional sharers than usual. We’ve also got a high percentage of existing tenants renewing their leases. These two factors are leading to a shortage of good properties. While demand is good, there is still pressure on corporate budgets. Applicants know that it’s a tenant’s market and expect landlords to negotiate.
A new look for Bective Leslie Marsh
S
tanding still is not an option” according to Peter Rickenberg, Managing Director at Bective Leslie Marsh estate agents, who have just launched a whole new look in time for the autumn rush. “We wanted to create a fresh, stylish and artistic look to complement the company’s bespoke attitude and service. We believe there is a huge market for customers who want individual attention and service, and we have the expertise and most importantly the motivation to meet our client’s expectations.” Bective’s new look has a distinct and artistic feel which draws inspiration from many landmarks within central London. Renowned illustrator, Rebecca Lea Williams, worked with design agency Both Associates to create a London map that seeks to highlight much of the areas heritage and history in a series of drawings covering the capital’s most loved neighbourhoods. Peter comments further “we love the areas in which we work and our new branding shows a deep emotional connection and total understanding of the local environment. This knowledge, expertise and motivation is what makes us stand out from the crowd”.

ere at Aylesford’s London residential sales office, the quiet summer is something of a distant memory as already we’re encouraged by the increase in the number of valuation requests and are seeing a healthy number of new instructions coming to the market. The recent positive news on the indications that our economy is rallying is a confidence booster for would-be buyers and sellers and appears to be triggering further activity. All of the signs are that we should expect a busy Autumn for residential sales and a strong finish to the year.

1
Why should I use a property management agent?
A
s you are likely to have invested heavily in your rental property, you have a vested interest in seeing it properly maintained, and your obligations as a Landlord discharged appropriately. By instructing an agent to provide a full management service, not only will you typically benefit from their services in connection with maintenance and safety obligations, but they will inspect the property periodically, offer advice on interiors and refurbishments and, importantly, deal with your Tenant’s deposit during the Tenancy and its subsequent release. Property management is often a thankless task, but delivered well it offers peace of mind.
2
3
How to attract the best tenants?
T
he golden rule here is that the best properties attract the best tenants, so if you are buying a property to let go for a property in the best location you can afford. Avoid basements and flats on high floors without a lift, homes on busy roads or that are too far from public transport. It is worth spending money initially on remodernising and refurbishing a property as, if you think about it, a really good tenant that will look after your property is someone who will have high standards themselves when it comes to the way in which they wish to live. They will not choose to live in a property which is not well located, fresh and modern, clean and tidy and extremely well presented, both on the inside and the outside.
4 S
uccessful long-term investors in both camps argue that their preferred strategy works best, but many believe a mixture of both approaches is the safe and sure way to build wealth. Others say they can find individual properties that offer both strong capital growth and high rental yield. With the sales market constantly rising in both W6 and SW6, having a property located in these areas offers great capital growth. Rental yields, to date, have shown a good return due to the huge popularity of both areas.

Rental yield vs. capital growth?
Best BTL investments?
I
nvest in bricks and mortar. While borrowing is cheap, many are reaping the benefits of putting their money into something tangible. The best buy-to-let investments are those closest to local amenities, bars, shops and green spaces, with good transport links in and out of London. If considering a family house, the property needs to have well-proportioned rooms with bedrooms at the top of the house. Conversions, modern developments, small or large properties are all strong buy-to-lets, depending on what the individual’s budget may be and their long term plans. The landlord needs to let the market dictate and be guided by a reputable agent. Those with large void periods tend to be those who do not react quickly enough to the market.
F
ulham attracts a vast range of tenants from those looking for a weekly pied-a-terre, professional couples or sharers seeking a first rental home in the Munster Village and Sands End areas to international families seeking one of the larger, prestigious properties in areas such as the Peterborough Estate or the lanes off Fulham Road. There are a number of French schools within the Fulham area and we certainly find ourselves renting to French internationals wishing to place their children in either the L’ecole des Petits on Hazlebury Road or the L’ecole Marie d’Orliac on Clancarty Road.

.5% annual price rises in UK and 6.5% in London, everyone must be really desperate to call that a boom. Sadly the flash and brash new breed of agents are persuading sellers to buy into this, creating a blockage in an already thin market. Almost a third of all property on the market over £1m has been reduced and when it does, it sells, says it all really. An unexpected corollary of this “boom” press is that many buy to let landlords are now opting to carry on renting and not sell. This is exacerbating an already well supplied letting market and further strangling sales. With Stage 2 help to buy coming in January we certainly don’t need any help with demand, but wondering when more will start to sell is becoming the long running $64k question. 020 7225 1225 • douglasandgordon.com
