Editor’s letter t's not really summer in west London until the Serpentine pavilion is unveiled. The temporary structure has become an emblem of the season – and nowwe're nearly there, with excitement mounting as to Chilean architect Smiljan Radic's shell-like structure. This will be the 14th pavilion and it's a large, semi-translucent space resting on a circle of large quarry stones which will play host to a diverse programme of events and entertainments throughout the summer, including some exciting site-specific work from emerging artists. In this issue we are also celebrating local artist Amy Sharrocks' intriguing Museum of Water, Julian Mash's new book on Portobello Road and lots of other forms of local creativity. We hope you enjoy it.

alking about the Museum of Water makes me realise how many watery idioms we use. Water under the bridge. Go with the flow. Sink or swim. Mentally, we might drift or stagnate. All these phrases resonate with this live art piece that started as a trickle and has grown into a flood, with Amy Sharrocks at its helm. She says: ‘water has always felt kind to me. I believe we’re fishy creatures really.’ Her Museum of Water has been in the pipeline for the past two years and will this shortly take over Somerset House for a month-long residency, displaying around 500 bottles of donated water, each of them with a story to tell. There’s water from a baby’s bath, holy water from India, rainwater collected on the day a donor’s

ABSOLUTELY | CULTUR E brother died, a melted snowball, water from New Zealand and from a burst London water main and 125,000 year-old water from the British Antarctic Survey. And that's just the beginning. When Sharrocks launched the project two years ago, she invited people to contribute without knowing what response would be. ‘Choose which water is most precious to you. Find a bottle or glass vessel to put it in. Tell us why you chose this water. We will keep it for you,’ were the instructions. Each donor told their story in a brief interview and the recordings form part of the piece. Some of them are hearbreaking, including the ‘evaporation of grief’ that marks five years since the death of a loved one, while others are hopeful, some sentimental and others mundane. When LIFT Festival asked Sharrocks where she wanted to show, she suggested Somerset House ‘because of its naval history and its position on the Thames’ – and never imagined that they would actually let her flood a room with Thames water, which is another plan. ‘It’s down in the

‘CHOOSE WHICH WATER IS MOST PRECIOUS TO YOU. FIND A BOTTLE OR GLASS VESSEL TO PUT IT IN. TELL US WHY YOU CHOSE THIS WATER. WE WILL KEEP IT FOR YOU’ Deadhouse and the walls glisten and drip with water – and we’re going to form a human chain carrying buckets of water from the river to flood a room,’ she enthuses. There will be speakers and events in connection with the show, with a talk from Arts Council Chairman Peter Bazalgette about his great-great-grandfather’s sewer system and a raft of visiting philosophers, geographers and scientists. Sharrocks’ relationship with water is more intense than most people’s. She’s always been a swimmer, and describes the desire to jump into a body of water as ‘a physical feeling, a cellular pull’. Her previous live artworks have included ‘Drift’, 2009, where people were invited, in one-on-one 15-minute sessions, to step off dry land onto a boat and simply notice the movement, and

the more elaborate ‘Swim’, 2007, where 50 people swam across London, from Tooting Bec Lido to the Hampstead Ponds. And this week she’s heading to Swansea for ‘Fall’, for which, together with artists including Grayson Perry and Rankin, she has been voted into the Museums at Night event. ‘Fall’ is a live fall that focuses on the moment of falling down and questioning the shame it usually inspires. ‘We try never to fall and learn to be sure-footed by here we are setting ourselves up for a fall.’ Participants will literally walk into the sea and fall into the shallow water, and then without rushing to get up, they will feel the unfamiliar sense of being down when others are up. Sharrocks still gets letters from people who participated in ‘Swim’, enthusing about how it changed their lives, and similarly, the Museum of Water is resonating with people in ways that couldn’t be predicted, revealing the ebb and flow of people’s life stories. Still waters certainly do run deep.

PEOPLE A NEW BOOK SUBTITLED LIVES OF A NEIGHBOURHOOD DELVES INTO PORTOBELLO ROAD AND ITS PEOPLE. AUTHOR JULIAN MASH INTRODUCES IT

iving and working around Portobello Road, one soon grows accustomed to the hordes of tourists who descend on the street at weekends. They spill out of Notting Hill Gate Tube from early on Saturday morning, emerging blinking into the daylight in couples and small groups. Whatever corner of the globe they may have come from, one common goal unites them: they are here to find the Blue Door, and the bookshop from Richard Curtis’s 1999 film Notting Hill, which I had begun working in almost by accident. In their quest for the Blue Door and The Shop these tourists were unwittingly honing in on one of the vital elements at play in the changing make-up of any neighbourhood: the desire for the authentic experience. Of course, a city is by its nature a constantly renewing space shaped by layers of migration, but the changes that were occurring in and around Portobello over recent years were happening with such speed that it was stripping away the origins at an alarmingly fast rate and intrinsically altering the manner in which the community interacted with the place. With the sudden closure of the Travel Bookshop in September 2011, I found myself cast within this narrative, part of the disappearing neighbourhood I had been observing. Now that I no longer had the shop to anchor my days to the area I was free to think about where I was headed. But I already knew where I was going, my journey had already started and now I had the chance to lose myself in it, unhindered by lack of time – my journey would be in search of the origins of the neighbourhood. What follows is an extract from my book Portobello Road: Lives of a Neighbourhood - a series of snapshots of the recent past, made up of interviews with residents, shopkeepers, writers, artists, musicians and market traders. It is a beating of the bounds, an update on the ancient custom whereby

31

ABSOLUTELY | CULTUR E the community would walk the boundaries of the parish and pray for protection and blessings for the lands. Using Portobello Road as my geographical spine, and confi ning my roaming to the post-war era, I have used buildings and people as signposts along the way, walking the length of the street from leafy Notting Hill Gate in the south to gritty Golborne Road in the north, standing in the shadow of Trellick Tower, I have unravelled some of the lives of the neighbourhood.

THE CLASH

The Clash are without a doubt the ultimate Ladbroke Grove band. Their journey from the Westway to the world captivated a generation. The came together under the initiative of manager Bernie Rhodes, who introduced singer Joe Strummer to guitarist Mick Jones and bassist

THE CLASH ARE WITHOUT A DOUBT THE ULTIMATE LADBROKE GROVE BAND Paul Simonon in the spring of 1976 and secured them a deal with CBS Records shortly afterwards. Their ties to the neighbourhood are many – from Joe Strummer’s pre-Clash gigs with the 101ers at The Elgin pub on Ladbroke Grove, to their debut single ‘White Riot’ in March 1977, which was inspired by the Carnival riots of the year before. One of their most extraordinary moments came

on Christmas Day 1979, a few weeks after the release of their third album London Calling, when they played two free gigs at Acklam Hall. Joe Strummer biographer Chris Salewicz was present at the gigs and described them to me as ‘fantastic! The posters only went up the night before on Christmas Eve in the area, at places like the fi sh and chip shop on Ladbroke Grove. It was snowing, and I remember Pete Jenner who was managing them at the time was there in the dressing room beforehand, handing out presents. He gave Joe some reproduction painting.’ In the audience that night was local boy Ed Vulliamy, the hugely respected foreign correspondent and writer. Twenty-five years old at the time, he was home for the holidays and heard about the gigs in the pub the night before. Squaring it with his parents to miss Christmas lunch, he and his brother went along.

'I wasn’t a punk and I wasn’t a fan of punk. I was still listening to Dylan, but when I saw them I was converted. I had seen the Sex Pistols, who I thought were interesting but didn’t particularly like, but when the Clash played they were just superb. There weren’t many people there – it’s a small hall and it was more like a private concert. It was brilliant, but it wasn’t really punk, it was rock’n’roll! And I didn’t realize what a great guitar player Mick Jones was until I saw them. I remember we came back and we had Christmas presents and tea and cake beside the tree.'

Woman’s Work

Tiff Bagnall & Sophie Graze AND London

Interview by Lindsay Baker Portrait by Emma Harpin

It’s changed my life - it really has an effect on your outlook. I love just strolling about.” As a new arrival to Notting Hill, the willowy Tiff Bagnall , 29, speaks about her new neighbourhood with the zeal of a new believer. “There’s so much to do and see, it feels wrong not to be out all the time at the weekend.” Meanwhile, her business partner Sophie Graze, also 29, is keen to make the move to W11 also. “Fulham where I live is leafy and peaceful, but I love the buzz here,” she says, adding with a smile: “I just need to persuade my husband.” Given this enthusiasm for the area, it’s perhaps no surprise that the duo has in mind “Notting Hill woman” as a typical customer for AND London, their newly launched e-commerce site. With its expertly curated collection of unique pieces – clothing and accessories – from independent designers all across the globe, the website exudes a coolly eclectic aesthetic. “A kind of ‘net-a-traveller for the bohemian jet set,” as Tiff describes it. The business is based at Great Western Studios, the shared work space in Westbourne Park that’s a popular and lively hub for creative, independentlyminded start-ups. “We really love it here,” says the softly-spoken Sophie, as she orders us coffee from the central café area in the building’s airy, modern atrium. Still, to get to this point has involved some serious graft. Tiff’s parents are entrepreneurs, and so she was prepared – up to a point - for some hard work. “I knew it wasn’t going to be easy setting up a business, but I didn’t know it would be this tough,” she admits. “There have had to be sacrifices made in other areas of our lives. But we’re perfectionists and we put our hearts and souls into it - it’s allconsuming. We do everything ourselves, and I mean everything – photography, Photoshop - I even taught myself how to do some coding last week.” Still, all the long hours are paying off. AND London’s network of designers is impressive, and the site is polished and inspiring. The pieces showcased are not the kind of ubiquitous items that could be found “at trade

shows”, Tiff points out - they have been meticulously sourced by the two women on their trips to Morocco, India and elsewhere - or else carefully traced through Instagram and other social media. And each designer is given a space on the site to tell their individual story, adding a layer of warmth and personality that is often missing from e-commerce giants. Having initially met at school in Oxfordshire at the age of nine, the pair then stayed in touch while they pursued their separate paths - Sophie studied textiles at Leeds and then worked as an interiors buyer, while Tiff studied at the Sorbonne in Paris, soon followed by a job at prestigious interiors outfit Colefax and Fowler. Along the way, Sophie introduced Tiff to the man who is now her husband. It was their shared love of textiles that brought them together as business partners. When a job took Tiff’s husband to Mumbai for an extended stay, she went with him and used the time to study traditional Indian textiles at a local college. Sophie came out to visit, and both were soon full of ideas inspired by the colours and textures of the fabrics. They soon realised they shared a vision, and together they started working alongside a group of artisan block printers in Jaipur. As a result in 2011 they created their own brand, Andara, initially creating knitwear and home accessories. Subsequent trips to India led to the idea for AND London, when they became aware of an exciting fashion industry there, full of talented young designers whose creations were unavailable outside India. They soon realised this was true of many other small designers across the globe. AND London was born – incorporating the Andara brand. So what are the duo’s hot tips for the summer? The hand-crafted, soft-leather espadrilles by Lika Mimika are popular, they say, as are the hand-loomed ‘Sandy’ shorts from Guatemala - in Aztec, Inca or Mayan prints - “perfect for festivals,” as Sophie puts it. “Or for Notting Hill,” adds Tiff. Spoken like a true convert. andlondonuk.com

The great PRETENDER ROCK LEGEND CHRISSIE HYNDE SPEAKS TO SHAUN CURRAN ABOUT FOUR DECADES IN MUSIC AND HER ABIDING LOVE FOR LONDON

I

n 1973, Chrissie Hynde made a decision that would change her life. Disillusioned with her native Ohio and in hope of something better, she left for London. She was 22 years old. What happened over the next few years was unplanned, unpredictable and sometimes unpleasant, but save for a brief stint in France, Hynde ended up settling in west London for good – while also becoming one of the most iconic singers in rock history. It’s now 2014, and spending time with Hynde is enough to bring out nerves in even the most veteran interviewer. After all, she’s sold over 25 million records as part of The Pretenders and as a solo artist; she’s also a fierce campaigner on a range of social issues, from the environment and free trade to (perhaps most notably) animal rights. The first thing I notice when we meet is that, despite having spent nearly four decades in London, her American drawl remains. It’s accompanied by a feistiness that has seen off many an inquisitive hack. Recalling signature tune and number one hit Brass in Pocket, Hynde is modest to the point of dismissiveness: ‘It was 35 years ago, I can’t remember.’ And when discussing the state of modern music, her stance is as brutal as her language.

51

'BUT REALLY, WHO CARES WHAT I’M WEARING? SOME DUMB-ASS MIGHT, BUT THAT’S THEIR PROBLEM. MOST OF THE TIME I JUST LOOK LIKE A ROADIE.’

‘There isn’t enough ‘f*ck off’ in music today,’ she remarks. ‘And there’s too much attention paid to fashion – it seems as if it’s meant to carry the music now... to compensate for it. But really, who cares what I’m wearing? Some dumb-ass might, but that’s their problem. Most of the time I just look like a roadie.’ It all makes Hynde a singular subject: alert, electric, even dangerous. But get onto the subject of London itself, and there’s a glimpse of serenity. It’s like Hynde can revel again in the escape she made all those years ago. ‘I actually started out in Clapham,” she tells me, “and spent time around the southeast of London, just for no reason other than I ended up living there. I think I knew somebody who rented up here in Maida Vale and was encouraged to do the same. I don’t know – it was a long time ago – who knows why these things happen and we end up where we do? I came from the outside and I stayed up around the canal. It seemed like as good a place as any.’ Of course, falling into an area (and then falling in love with it) is a reality many Londoners will recognise.

52

PROFILE_NH.indd 52

‘That’s true,’ she continues. ‘The thing is, as a creative person I have always moved around a lot with what I do, always looking for that creative spark. But I never wanted to move out of this neighbourhood. Having kids cements you even more to an area – you don’t want to disorientate them. Might I have lived in every borough of London if it was just me? Perhaps. But we’ll never know.’ Never one for the celebrity lifestyle, Hynde is protective of her privacy. She says her house ‘is on a quiet street, very basic, with not much to it – it’s just somewhere I can sit in the garden and relax. I’m uncomplicated. But west London is a great place, even if it has changed. It does feel different [these days]; but then, everywhere in London and the rest of the world has changed. There’s not a great deal you can do about that.’

Hynde, who also scored a number one hit partnering with UB40 on I Got You Babe, has a daughter, Natalie, with Kinks singersongwriter Ray Davies, himself a native Londoner. Hynde also has a daughter, Yasmin, with Simple Minds singer Jim Kerr. Hynde brought both girls up on her own, sending them to Camden School for Girls and instilling in them her own headstrong nature and activist streak. Natalie was even arrested recently for protesting against fracking. ‘I’m just happy that she has a belief system,’ Hynde replies, when asked about the protest, which took place in the West Sussex village of Balcombe. ‘People walk around like zombies and don’t even think about what they are doing; action is good.’ Activism has always been an important part of Hynde’s life. She admits to being arrested ‘a couple of

‘I’VE BEEN ASKED TO RECORD A SOLO ALBUM A MILLION TIMES AND I JUST THOUGHT, ‘WHY NOT?’ BUT IT’S BEEN A BIG STEP FOR ME.’

Chrissie Hynde plays the Royal Festival Hall on 14 June, five days after the release of her debut solo album, Stockholm.

times’, usually for protesting against cruelty to animals, but creativity is just as important to her as politics. Her forthcoming record, Stockholm, is the first to be released under her own name. ‘I’ve been asked to record a solo album a million times and I just thought, ‘Why not?’ But it’s been a big step for me.’ As its title suggests, the record was made in the Swedish capital with Bjorn Yttling of Peter, Bjorn and John, and features, improbably,

a guest appearance from Hynde’s long-time friend (and tennis superstar) John McEnroe. Even more inviting, however, is an appearance – alongside Hynde’s twisting lyrics and unmistakable vocals – by Neil Young, who plays guitar on Down the Wrong Way. Hynde has supported Young on tour in the past (including at his Hyde Park gig in 2009) and says that having the legendary singersongwriter lay down the riff was the highlight of her career. ‘Of course it is,’ she says. ‘Every guitar player in the world worships Neil Young. He’s the reason we are here. I’ve toured with him in the past and I know him a little, but not really enough to get on the phone to him and say, ‘Come and play on my record’. But we had a song where the chords sounded like him, and I told Bjorn we should get him to play it. I was only doing it to impress Bjorn. Well, not ‘impress’, but to get a rise from him. They are very stoic, these Swedes. They are not gushy.’ Her praise of Young might be effusive and unreserved, but “gushy” is hardly an adjective that springs to mind when you think about Hynde, either, and her rebellious streak still runs deep. It’s not long before we stumble upon another opening for the singer to display some defiant ambivalence, when I ask about her hopes for the new record. ‘You know, the bit I really like is playing shows, playing with a band,” she says. ‘Everything else is a bit tedious. You do what you have to do. I’m not too bothered about whether a record does well or not because I’ve never really cared that much. I’m not supposed to say that, because I’m supposed to be more ambitious, but the truth is that I hope it does okay, because then I get to tour. But that is as much as I invest in it emotionally.’ She continues, ‘I have no idea if there is an audience that wants to hear this. And if it doesn’t do well, then what are you going to do?’ But with forty years of success under her belt, it seems unlikely this megastar will be dropping off our radars any time soon. thepretenders.com

Our tip: book in with clever colourist Michael, who will entertain you in multi-lingual style while applying just the right mix of shades to your locks. For me, it was a classic half head of highlights on top and the more fluid balayage at the back, all in a variety of sunkissed shades. The result? A new shade for summer, all glossy and sunkissed. A SPRING

IN YOUR STEP If you’ve never tried Reformer Pilates, you can be forgiven for fearing it. The machines don't look inviting with their straps, springs, ropes and pulleys. But the results are worth it, as Absolutely discovers BOOTCAMP P I L AT E S For bootcamp, read ‘extreme’. Here it is very important to try a beginner’s class first. It involves a gruelling hour of non-stop lunges, improbable stretches and balancing exercises that leave you invigorated but aching for literally days. Believe it or not, this is a good thing. Stepping on to a reformer, for the uninitiated, seems to stretch your legs further apart than they are designed to go and this is where strength and balance come into play. The idea is to work against the resistance of the reformer and hold positions for longer than you’d think possible. Bootcamppilates.com; 34 Porchester Road W2; 020 7034 0000

T E N P I L AT E S This stylish site is the flagship for the Ten Pilates group, which is largely responsible for establishing Pilates on everyone’s radar over the past decade. Here you’ll find several large studios with state-of-the-art equipment and a serious approach. The beginners’ classes are slow-paced and gentle

and you’ll soon feel able to take on the intermediate. This is a supremely professional outfit and a fantastic way to kick-start a new fitness regime. And it’s a good place for peoplewatching too. 2-4 Exmoor Street W10; 020 8969 9677; tenpilates.com

Reformer Pilates classes have a maximum of seven people per session and there are beginners’ groups as well as more intense Dynamic Reformer ones and even a Bootcamp session for the extra brave. 27 Beethoven Street, W10; 020 8960 4849; moveyourframe.com

FRAME

THE LIBRARY

Frame is the gym world's younger, funkier cousin. The Queens Park site retains much of the edginess established by its Shoreditch sister and Pilates is just one of its many classes (others include music video dance and rave sessions). But don’t think that they’re not serious –

If machines aren’t your thing, there’s always the mat. Upstairs at the Library there’s a small Pilates class every Tuesday lunchtime that offers a gentler but still effective workout, targeted to your specific needs. 206-208 Kensington Park Road W11; 020 7221 7992; thelibrarygym.com

WHAT TO WEAR Stylish sportswear is de rigeur in these postcodes. Even if you’re not planning to go to the gym. Westbourne Grove’s Wellicious is the place to go for elegant workout clothing that’s comfortable, breathable and flattering, with lots of clever layering pieces in multiple colourways. You’ll find yourself wearing these pieces as loungewear as well as activewear. wellicious.com

here are two very good reasons to cheat your way to a tan. One, I hope, is obvious: the need to protect your skin from harmful rays; the other is that the products available to help you do it might just do a better job than the real thing. Throughout the gloomy winter, and under grey summer skies, there's only one fake tan for the face I turn to time and time again and that is James Read's gradual tan. It has enough oomph that you'll see a difference with one application, but not so much that it looks heavy-handed. Foundations with an SPF should be seen as a safety-net only. Use a proper SPF of at least 30 under your base. The NUXE SPF 50 is light and smells delicious too. Keep your base as transparent as you can. It simply isn't possible to achieve a healthy glow if you can't see your skin. The NARS Tinted Moisturiser is without a doubt the best on the market. I use St Moritz, a shade darker than my own skin, when I want to feel sunkissed. Liquid illuminators and bronzers are also clever, modern ways to cheat the sun. Apply straight onto cheekbones or blend small amounts into your tinted moisturiser for a great summer evening trick. To add shape and definition to your face, a matte bronzer is essential. Make-up artist Florrie White, whose magic fingers are in constant demand from such glowing beauties as Rosie Huntington-Whitely and Blake Lively, recommends this Cover FX Bronzer in Sunkissed. "I particularly love this bronzer as it is sheer and can be built up to create as much of a tan as you want" she says. Florrie suggests using a large bronzing brush, sweeping the bronzer onto the apples of the cheeks, then upwards to the temples, into the hairline and across the nose and chin. "You could also use this matte bronzer to add a little definition under the jawline" as a finishing touch, says Florrie.

This can be really motivating – especially when you share it with friends and colleagues and there’s a little competition between you. Fiona Bell, the designer behind Their Nibs’ whimsical, nostalgic childrenswear, takes inspiration from vintage finds and a wide array of objects of interest. Here she shows Absolutely around her beautiful Kensal Green house

I’ve collected mirrors in different shapes and sizes for the past six or seven years, mainly from car boot sales. They make the narrow hall look bigger and create an interesting, inviting space where you might otherwise have a blank wall. I’m always on the lookout for new mirrors – the 30s Art Deco ones with no frame have become very popular on Golborne Road recently.

In the bedroom there’s some Neisha Crosland foxglove wallpaper, I’m keen on floral papers, or paper with birds on like the Louise Body paper downstairs. I love the feminine imagery, and flowers that I love often get used – bluebells that I’ve included in my prints. Roses are great for fashion. I hope it’s not shabby chic, that’s so outdated, it’s quirky and eclectic, not twee. A nice mix of femininity alongside my husband's bits of old rust and motorbikes.

ABSOLUTELY | INTER IOR S This picture of Queen Victoria was given to my son Finn and me at Chiswick car boot sale at the end of the day a few years ago when he was about 11 – It wasn’t sold and they didn’t want to take it home again. We spent hours with fake crystals and diamonte making her a bit more grand. She’s quite special. It’s nice to do projects with older children and for them to contribute to their own homes.

I love wood burners. They’re very homely. Without wanting to sound like we’re the Waltons, I’m always up before anyone else so I get up and put the burner on. A fire is a real focal point, gives a homely feel, especially in the kitchen. It’s also economical, which helps throughout the winter, keeping the house very warm. We certainly don’t need a radiator in the kitchen too. That is if you’re clever at sourcing the wood of course. Never buy wood in London - you have to get it delivered from the country at the beginning of the winter. My husband Charlie painted this dressing table pink. I like to collect old wardrobes and paint them, insert the doors with wallpaper, we’re always looking for little projects at car boot sales and vintage fairs.

I collect and use china bits as inspiration for prints. China is a good basis, you don’t have to spend a fortune at golborne road. You can take a flower from one, a butterfly from another. I enjoy having them on display.

unting out antiques is fun, and finding beautiful old pieces with character is what Golborne Road’s all about. But too much brown furniture can be too, well, much. A great way to personalise a piece, whether it’s reviving a tired one or adding character to a new one, is to paint it. And because this is a daunting task for the uninitiated, Jess Gilderselve runs regular local classes showing people how it’s done. Jess comes from an antiques family and knows all there is to know about finding and finishing pieces. Her Golborne Road shop, Phoenix, is full to the rafters with stylish and unusual bits of furniture, many of them painted by her. Downstairs there’s a small studio space and here were are, four women enrolled in a day course in furniture painting. The first thing we learn is that there will be no sanding and no

H

stripping. These are, of course, the tasks that mostly frighten people off painting wooden furniture. But thanks to Jess’s special brand of paint, the Annie Sloan chalk range, there’s no need for any of that. This is a genius product that’s like an old-fashioned distemper, a simple blend of chalk and colour pigment that has the consistency of ‘thick custard’ (Jess’s words) and is ‘very forgiving’ which means that it can be used virtually anywhere and you can’t really go wrong. It will stick to plastic, metal, glossed wood and most other surfaces. You can use it as outdoor paint – sheds, front doors, fences – or even on floorboards without sanding them. This miracle paint was developed 20 years ago by Annie Sloan and Jess learnt her skills from the woman herself. Donning aprons, we set to work with brushes and small tester pieces of wood. We’re working in a small basement but there’s no need to

open all the windows or anything because this paint doesn’t even smell like paint. It’s entirely non-toxic, lead-free and eco-friendly, drying fast without giving anyone a headache. There is a carefully contrived palettte of 32 colours, inspired mostly by 18th and 20th century décor, and spanning stylish neutrals and some serious brights. We’re here to layer colours and experiment with different effects. By using wax (clear or dark) and techniques including partially rubbing off a top layer of paint to expose a contrasting coloured undercoat, you can quickly create a variety of different textures and finishes. Whether it’s slight distressing to take the cold edge off or a full-on ageing process, the paint is easy to work with and very versatile. I emerge from the four-hour session with a new-found enthusiasm and lots of plans. Jess gives everyone a pot of paint and some wax to take home with them and invites everyone to phone her with any questions or problems they encounter. I have already painted a bedside table and am working up to experimenting on my own floorboards. Suddenly, boring pieces of furniture are looking full of potential. CLASS DATES 9 June; 25 June; 1 July; 7 July All classes run from 10am to 2pm and cost £125 .. 67 Golborne Road W10; 020 8964 8123; phoenixongolborne.co.uk

Scene SETTING CHRISTINA STRUTT AND NANCY ALSOP SHOW US AROUND ART DIRECTOR ANGUS BUCHANAN'S STYLISH NOTTING HILL APARTMENT

From a very young age, I knew I never wanted to wear a suit to work, says art director Angus Buchanan. “I would look at people coming home in the evenings, all buttoned up, and think: ‘I really can’t do that.’” This is all said as Angus reclines into a perfectly dilapidated green wooden bench, which provides picturesque punctuation to the garden of his Notting Hill apartment. The garden is a seasonally changing tableau, visible from the desk in his study, where both his computer and his brain whirr as he works, reconciling the aesthetic of events as broad-ranging as fashion shows, parties, and ballet sets. “It’s a clichéd thing to say, but I don’t really feel like I’ve done much work—ever,” he continues, warming to his self-deprecating theme. In truth, Angus has been singularly driven, absorbing every element of his craft since the age of 16 in the pursuit of beauty and drama and to satisfy his keen sense of the exquisite, honed, no doubt, during his youth at his parents’ idyllic home in the Oxfordshire countryside.

Having decided against going to university, Angus submitted wholly to the unerring vigilance of fashion photographer Mario Testino, to whom he was apprenticed while still at school. It was during this extended sojourn—“a dream for a teenage boy” — that he first became aware of the profession that would become an all-consuming passion. “On a shoot, I met a prolific set designer called Michael Howells, who does fashion shows as well as film work and ballet. I loved the idea that there was a job that involved painting and building and creating art; to combine all of those things was extraordinary.” Brimming with zeal, Angus made the smooth conversion from photographer’s apprentice to set designer’s apprentice to freelance art director. Amid a catalogue of high-profile work, Angus’s vision has prevailed at John Galliano’s couture shows for Dior, on a Vogue front cover starring Kate Moss, and in the staging of a three-day party in India—complete with the outdoor construction of a replica 1930s ballroom as the backdrop to a white-tie affair. All of this he has

72

done under Michael’s tutelage, while simultaneously building his own portfolio. "I suppose that I never really considered doing anything that wasn’t creative and, thankfully, my upbringing instilled deeply the idea that it was possible to earn a living doing something you love.” Angus’s simple, pared-down aesthetic choices are evidenced in his sitting room, which leads into the kitchen. Here, a glasstopped trestle table underscores a handsomely oversized clock, whose one black hand exerts a satisfyingly graphic effect in a room otherwise dominated by white.

A LABOUR OF LOVE It seems entirely apt that Angus and his girlfriend Charlotte completed the purchase of their basement apartment on Christmas Day. “It felt auspicious,” he says. Indeed, after months of failing to find somewhere to live that suited their tastes, they felt fortunate to unearth something of a wreck. They knew that with Angus’s characteristic allying of the minimal with maximal is manifest in the detail; in the trestle leg, light emanates through a lit-up crate of empty milk bottles.

One of the draws for Angus of living in a basement apartment is the patio garden, which provides the covetable view from the study, in which he does all of his design work. All the garden furniture and baubles have come from scrap heaps, which Angus routinely scours for props. The bench was snapped up for just a few dollars for a photoshoot for Burberry. Meanwhile, the wooden beach huts, perched along the shelf, nod to vacations taken with his parents and their prevailing preoccupation with seaside memorabilia.

Angus’s design and practical skills they could mould it into exactly what they wanted. “I spent so many nights, days, and hours just sitting in the flat before any work started. I would go into each room and think about how I might possibly want to use it. And then you start to notice where the light goes and how it moves.” When work did start, Angus approached the process as he would any job: with a time frame, a budget—and high expectations. “The trouble is that building now is so easy, but I wanted to be here every day. I’m pretty particular about how things are done,” explains Angus. “The builders that I used were subsequently employed by a friend of mine. One day, she asked them whether they’d ever had any difficult

clients. They said the most difficult client they’d had—ever—was me! But I don’t take offence at that. It was only that I wanted everything to be done exactly right.” For someone who admits that he has to restrain himself, mostly unsuccessfully, from redecorating and rearranging the homes of friends, it stands to reason that when Angus is grilled on his favorite aspect of the apartment, his immediate response is, “In all honesty, the best part was doing it.” And then, of course, there is the importance of permanence. “What I do in my job lasts a week or a day or a matter of minutes,” he reflects. “If I do a fashion show, it lasts for 12 to 15 minutes, using budgets that aren’t dissimilar to this, or five times more. Soul destroying! So to actually do something and then live with it and use the space is wonderful.” Indeed, it is very clear when exploring this labour of love that Angus is not a man to stint on detail. The reclaimed floorboards were tirelessly sought, while the built-in daybed

was specifically designed for the space. Much of the furniture in the apartment hails from photoshoots that Angus has worked on—the lowlevel, light-up coffee table, for example, was once the star of a Max Factor TV commercial. Of the prevailing palette of white, Angus has this to say: “When I was growing up, colour was everywhere—and I absolutely adore that. But I remember begging to get my room at home painted white. As a teen, you want to rebel. I developed quite a minimal aesthetic in my early twenties, whereas now, although I’m not a maximalist, I do like to marry the two styles.”

Notting Hill-based architects Stiff + Trevillion are the subjects of Great Western Studios’ Inside Design exhibition this month. Absolutely catches up with practice founder Mike Stiff ahead of the show

Absolutely: Tell us about the exhibition. What will you be showing?

Mike Stiff: Great Western Studios theme is 'Inside Design', so we will be trying to describe the process of how buildings are conceived and built. The projects we will explore come from across our portfolio, so as well as projects like Portobello Dock and Queens apartments we will look at restaurant and private residential work. ABS: What were your reasons for taking part in the Great Western Studios Inside Design series? How this benefits from an educational point of view as well as understanding a creative journey to success? MS: In the creative industries it is always good to stop and look at what you do and this exhibition gave us the chance to do just that. I hope it will be informative and interesting, we will try to be as honest as possible, design is a complex process and it involves all sorts of people and collaborations. ABS: The practice is behind a lot of familiar local buildings. Tell us about a few of them - say Cafe Anglais, Portobello Dock, Innocent‌ MS: We do a lot of stuff locally. As well as houses we built Designers Guild's HQ on Latimer Road, Damon Albarn's studio, Cafe Anglais in Whiteleys and we have two residential blocks on site on Westbourne Grove. Portobello Dock is a local landmark now and was developed when Richard Branson sold Virgin Music to EMI, EMI sold his old HQ to our client, Derwent London. Our brief was to explore the opportunities that the two sites held. We got planning permission to build a new office building and convert some of the older stock to residential. Derwent wanted a mixed use scheme, added to this Tom Dixon came along and took the Wharf building which was

earmarked as a restaurant and put the Dock Kitchen in. Innocent (above) leased the new building and we really enjoyed fitting it out for them. This project has really helped to regenerate this neglected corner of North Kensington. ABS: What is it that makes Stiff + Trevillion one of the UK's most interesting contemporary practices? I would like to think we were! We have always tried to design spaces and buildings that are appropriate and sympathetic to the context and history of their locations, we try not to be faddish, and we don't have a house style. Each project is unique. ABS: Your work spans commercial and residential properties. Which do you prefer to work on and why?

MS: I think when you start out and you are a younger architect doing houses is a really exciting challenge, we have people in the studio who really enjoy this work. I must say that I enjoy the bigger stuff, dealing with clients,

INNOCENT LEASED THE NEW BUILDING IN PORTOBELLO WHARF AND WE REALLY ENJOYED FITTING IT OUT FOR THEM planners and local communities to design buildings that give something back to the neighbourhood as well as turning a profit. ABS: You're currently involved in the former Queens cinema building in Bayswater. Can you tell us about that? MS: It is another project for Derwent London, it will be their first stand alone residential scheme. It is due to complete in October. The cinema was derelict all that remained of any quality was the front facade, although it is not listed we decided from the beginning that we should retain that element as it would give a unique character to the

new building. There will be 16 flats and some retail, the new elevations will be unusual, influenced by the Art Deco cinema they will be clad in bands of white and dark blue glazed terra cotta. It will be quite memorable I hope. ABS: How did the practice start? MS: We set up as soon as we qualified in the early 80's. We were young and inexperienced but that is a good way to learn the craft. We had an early break when one of our clients asked us to restore and extend a Queen Anne house in Kent. That helped establish us as a serious practice.

ast year, we went to Bestival and didn’t take a tent. For us there was no lugging equipment from car to pitch; no time wasted setting up camp and no sweating over ropes, poles and pegs. Instead, we rocked up to Hotel Bell Tent, confirmed our reservation and fell in love with our beautiful five-metre canvas palace. For comfort and style, there’s no competition. Festival or campsite, tent life doesn’t have to be about sweaty synthetics and garish colours – the spacious canvas option wins hands-down for aesthetics as well as practicality. It’s easy to pitch, waterproof and it looks pretty too. So now we’ve stayed at the hotel the obvious next step is to acquire our very own bell tent. But is it worth it if we’re only going to

More guests than you have beds for? Put them in the garden. Or just put them in the garden anyway.

Maybe you’re having a riotous party in the house but guests need somewhere to chill out. Fill the tent with cushions and fairy lights and everyone will move inside it, guaranteed.

Not according to Tobyn Cleeves of Bell Tent UK, one of the country’s most charismatic bell tent enthusiasts, responsible for kicking off the trend in 2006. He reports more and more enquiries from people wanting bell tents not to take away, but to put up at home. In their London gardens. And the more I think about it, the more sense it makes. Because what lovelier view from a window than a bell tent decked out in bunting and tea lights, filled with cushions, rugs and throws and kept toasty by a wood burner? And what better way to make use of your garden, rain or shine? As long as you have a patch of grass big enough to take a four or five metre tent (remembering the extra couple of metres all round for ropes) and the vision to transform

f you thought that a new kitchen was a long drawnout, fraught process, think again. Or, at least, it’s up to you. If you arrive at Nu Line’s new showroom with your measurements and you’re reasonably decisive, you could be entertaining guests in your new kitchen a week later. Whether your budget is £1,000 or £50,000, showroom manager Ben Anaibar will talk you around the displays and explain the process simply. At the top of the range it’s all about the stylish quartz worktop, which has overtaken granite in popularity for its durability and irresistible shine. Whether you’re into the high tech kitchen – motorised cupboards, integrated Bluetooth audio – or prefer the organic, oiled wood worktop look, the endless combinations and finishes will produce something that’s entirely right for you. And then of course there are the appliances and gadgets. Around 20% of new kitchens these days incorporate a wine cooler, says Anaibar, and there are sleek, slim, under-counter ones as well as others that span an entire wall. Instant boiling water taps are another popular accessory – and with the showroom’s display kitchens all plumbed in and fully working, you

PENDLE, IN CREAM

can try these things out for real. Taps range from the angular and minimalist to the rounded and traditional, while a mix-and-match approach to doors and handles allows for almost too much choice. For sinks, the new material is a form of plastic that looks almost indistinguishable from the far pricier and more high maintenance Corian, while finishes on everything are sleek, professional and perfect. With a focus on British-made kitchens and an installation team known for its speed and reliability, Nu Line really is the first choice for Notting Hill’s kitchens, and beyond.

GODOLPHIN AND LATYMER IN HAMMERSMITH DECLARES ITS THRESHOLD FOR BURSARY APPLICATIONS IS £100,000

NUMBERS GAME Schools are bending over backwards to offer bursaries to the bright but broke. But, as Amanda Constance discovers, finding out if this means you is an altogether trickier question

Y

our child is bright but you are broke, or at least you think you are. Does this mean a private education is out of your reach? Not necessarily. The good news is that private schools are offering more assistance with fees than ever before. The difficulty is in trying to work out if you qualify for any help. Susan Hamyln, Director of the Good Schools Guide Advice Service, says that, in the past few years, she has seen such an ‘explosion in demand’ from parents investigating bursaries that the GSG has now set up a dedicated Scholarship and Bursaries Service to help parents navigate a confusing system. One of the first questions she is always asked is: ‘Do we qualify for help?’ The answer, frustratingly, is that it depends. ‘What qualifies you for a bursary in London is different from the rest of the country,’ says Hamlyn. ‘Broke in London is far richer than broke in Yorkshire.’

AS A GENERAL RULE, THE RICHER THE SCHOOL THE BETTER THE BURSARY Bursaries are certainly more plentiful than they were. The recent census from the Independent Schools Council (ISC) trumpeted that more than one third of private school pupils now receive assistance with fees, the amount of relief rising by 5.6% in the last year. This is partly because schools are bending over backwards to justify their charitable status. As Barnaby Lenon, former head of Harrow and now chairman of the ISC explains, there has been a drift away from providing scholarships to bright children to providing bursaries for the less well-off. So what about Londoners; do the capital’s day schools offer decent

bursaries, too? Hamlyn says the general rule is that the richer the school the better the bursary, which is why the older public schools can seem extremely generous. Most schools make it clear that bursary applications are treated on a case-by case-basis. It’s not simply income that affects fees assistance but the value of your house, car, investments, even holidays. In collating what information is available into a central resource, the GSG has uncovered a huge disparity in provision. If you want a bursary at City of London School, for example, don’t bother applying if your gross household income is more than £45,000. Ditto Lady Eleanor Holles, where an income in excess of £50,000 is unlikely to qualify for assistance. In contrast, Godolphin and Latymer, once proud of its assisted-places scheme but now popular with the offspring of oligarchs, declares its threshold for bursary applications is £100,000. Most schools, such as Latymer, St Paul’s Girls, Dulwich College, King’s College School and UCS state that bursaries are offered on the basis of a student’s performance in entrance exams and interviews. And there’s the rub with bursaries. Applications for fee assistance can only be made after your child has been through the rigorous academic selection process. Only the most academically able will be offered a bursary. Hamlyn cautions that she frequently deals with the parents of a bright child who contact her with a view to getting a bursary but whose income renders them ineligible. Nevertheless, they put their children through the entrance exams for academically selective schools, only to find they don’t qualify for a bursary, can’t afford the fees, and the process has been in vain. ‘That’s an awful position to put a child in,’ Hamlyn says. ‘You must be very clear with your child that you are taking a chance and you need a good state school as a back-up,’ Hamlyn adds. ‘Be realistic about your child. Just because he or she is in the top 10% at their state primary, doesn’t mean they will cut it in some of the most selective academic independents.’ With independent education beyond most salaries, there is less of a stigma now on asking for help. PRAWN TOSTADAS WITH AVOCADO AND SPICY PEANUT OIL hese are inspired by Sabina Bandera’s incredible sea urchin tostadas that I tasted at a food festival in Oaxaca. Bandera’s street food stand, La Guerrense, in Ensenada is spoken of in hushed tones by Mexican food enthusiasts – it is famous throughout the Americas – and when I tasted these, I understood why. The combination of toasted peanuts, hot peanut oil, creamy avocado and seafood is inspired. T

Feeds 4–6 • 250ml olive oil or vegetable oil, for frying • 8 large corn tortillas • 40g peanuts • 1 large onion, peeled and finely sliced • Juice of 1 (juicy) lime • 1 avocado • 2–3 tbsp hot and fiery peanut oil (recipe below) • 150g (MSC certified) raw prawns • 2–3 tbsp mayonnaise • 2 baby gem, cut into fine ribbons • Hot sauce, for splashing (optional – see Tip)

Spice

Heat 250ml of oil in a small saucepan until it is shimmering hot. Meanwhile, cut out small circles from the tortillas, keeping the off-cuts to fry for salads or snacks, and test

TIP Sabina serves these with a roast habanero sauce. Try the Wahaca one or scatter over a tiny pinch of de-seeded and finely chopped habanero chillies if you are a glutton for heat. Having made this oil once I now find it indispensable in my store cupboard arsenal, a real heavyhitter. It transforms even the simplest plate of food, keeps for ages and makes a great present. Toasted peanuts give the chilli oil a complexity that makes it pretty unusual. It is great drizzled over grilled prawns, chicken or lobster, or keep a bottle of it on the table for ladling over anything from tacos and tostadas to salads and stir-fries.

one in the hot oil. If the oil bubbles up vigorously, then it is up to temperature. If the oil doesn’t move very much, wait for the temperature to rise further. Fry the tortillas in batches so that you are not bringing the temperature of the oil down too much, until crisp and golden. Drain the tostadas on kitchen paper. Reserve the oil. Heat a frying pan over a medium heat and toast the peanuts for about 5 minutes until pale golden all over. Remove them and roughly chop. Add a few tablespoons of the frying oil to the pan, followed by the onion and a good pinch of salt, and cook over a medium heat for about 10 minutes until the onion is soft and sweet-tasting. All of this prep can be done a couple of hours in advance. Remove and set aside. When you are ready to eat, peel, de-stone and cut the avocado into quarters, then squeeze over the juice of half the lime. Heat the frying pan again and when it is smoking hot add a few splashes of the peanut oil followed by the prawns. Toss the prawns in the oil for a few minutes until they have turned from translucent to pink. Add the onions, most of the rest of the oil and the nuts and briefly stir to heat through. You do not want to overcook the prawns. Squeeze the rest of the lime juice over the prawns. Serve the tostadas with a smear of mayonnaise, the shredded lettuce, prawns and onion and top with the peanuts, avocado slices and more peanut oil drizzled over, scooping some of the delicious sediment from the bottom of the bottle over the prawns.

LITTLE LIME POSSETS WITH CHILLITAMARIND CURD © Thomasina Miers. Recipe taken from Chilli Notes by Thomasina Miers (Hodder & Stoughton £25)

hese indulgent pots have an ethereal lightness and an addictiveness that I put down to the classic Mexican flavour combination of sour tamarind and hot chilli. The silky, slightly spicy tartness of the curd contrasts beautifully with the creamy underneath. What is more, you can make everything the day before. T

Feeds 6 • 500ml double cream • Juice and zest of 5 large limes • 150g golden caster sugar • 1 tsp vanilla essence For the curd • 1 medium egg plus 3 medium yolks • Finely grated zest and juice of 3 limes • 4 tbsp tamarind paste • 130g caster sugar • ½ tsp dried chilli flakes • 150g unsalted butter, cut into small cubes

To make the posset, put the cream, lime zest, caster sugar and vanilla essence in a pan and bring to the boil, stirring occasionally to dissolve the sugar. Lower

the heat and leave to bubble for a few minutes, stirring from time to time. Whisk in the lime juice then remove from the heat. Sieve the hot cream into 6–8 glasses and chill in the fridge. To make the curd, whisk the eggs, lime, tamarind, sugar and chilli together in a saucepan over a low heat, then add the butter, one cube at a time. Let the curd cook for 10–15 minutes, stirring regularly, until it is thick and custard-like, but at the first sign of the mixture erupting with a ‘plop’ remove from the heat. Strain the curd through a sieve into a clean bowl and allow to cool. Spoon a layer of the curd over each of the set possets, return to the fridge and leave to set overnight. I love to serve these with the almond biscotti on page 204 and a glass of pudding wine or aged tequila.

TIP This batch of curd is a little big for the recipe, so eat the leftovers on toast. Or double the recipe so that you have plenty: it’s great with vanilla ice cream and will keep for a week in the fridge in a sealed container.

THE TRUSCOTT ARMS Catherine Hales tries fine pub dining in Maida Vale ith its hardwood floors, lofty ceilings and W beautiful mouldings, the dining room at the Truscott Arms in Maida Vale seems to sit comfortably in the niche between pub and restaurant. The clean, bright aesthetic combined with the relaxed atmosphere create a kind of languid elegance that is offset by modern lighting fixtures and view of the kitchen through a window in the wall. Deliberately separated from the bar area, the dining room feels very much like its own separate entity, and as we're seated we see that the menu, too, is altogether singular. My companion and I select a bordeaux from the extensive wine list and settle with difficulty on one starter and main each, feeling slightly spoilt for choice. My eye is caught by the scallops with chicken wings, pearl barley and spinach, which seems an odd combination that intrigues me enough to order it. My friend opts for the red wine-dried wagyu beef with gazpacho and sour cream ice cream, a dish that sounds so delicious that I insist we share. The scallops are incredibly fresh and their strong, salty taste contrasts wonderfully with the tangy chicken wings, each adding an unlikely dimension to the other’s flavour. The dried wagyu beef and sour cream ice cream present a more conventional flavour palate, but is no less delicious for that. Neither of us is able to resist a full portion of the best end of Kentish lamb and liver, potato gnocchi, peas and jersey royal foam and both feel justified in our choice when it arrives. The substantial portions are filling without being overwhelming; the lamb is perfectly cooked, tender and pink in the middle and the potato gnocchi is dense without being stodgy. The only let-down on the plate was the liver, which I found to be slightly

overcooked. We followed this with a hot chocolate pudding with praline parfait and almonds to share and a selection of artisanal cheeses and homemade chutney. The hot pudding was satisfyingly indulgent, oozing with molten chocolate and blending brilliantly with the praline parfait. All the charm and personality of a pub with food that wouldn't be out of place in a gourmet restaurant, the Truscott Arms gets the best of both worlds. 55 SHIRLAND ROAD, W9 020 7266 9198 thetruscottarms.com

Painswick Court Gloucestershire

THE ACTIVITIES Gloucestershire is renowned as the very smartest part of the Cotswolds, so it’s no surprise to find the surrounding area is littered with polo clubs, making it a perfect destination for horse-lovers. To get involved, head to Edgeworth Polo Club for a relaxed lesson in the club’s gorgeous grounds, or try Barton Stables for a peaceful hack through the beautiful Cotswolds countryside.

THE HOUSE Once the court house for the local area, Painswick Court has a wonderfully rich history. Take a nightcap in the oak-pannelled Court Room, with its magnificent fireplace and hidden door up to the games room, or stay in the bedroom where King Charles I was once a guest during the Siege of Gloucester in 1643 – his ghost is still believed to haunt the area. Mother and son hosts Linda and Peter Lloyd provide a warm welcome to their beautiful Cotswolds country house home, complete with lavender-lined entrance and rustic wooden doors.

Yet the house is just as stunning on the inside as it is on the outside, with its neutral contemporary interiors complementing the original period features. Look out the window and you’ll find views across the rolling countryside as well as the formal garden. A relaxing natural haven, the garden is another great entertaining space, complete with dining area, hot tub and private cinema room – perfect for hosting a party. We recommend hiring local chef James ‘Bob’ Parkinson, the man behind Made by Bob in Cirencester, whose bespoke catering really is exquisite.

THE AREA Known as ‘The Queen of the Cotswolds’, Painswick is everything you’d expect from a quaint Gloucestershire village – pretty, picturesque stone cottages, a beautiful church dating back to the 14th century and a cosy traditional pub, The Falcon, serving seasonal, quintessentially British food.

One week exclusive rental of Painswick Court costs from £13,000 (£925 per person) based on 14 guests sharing. Short stays start from £3,125 (£220 per person) per night based on 14 guests sharing. Minimum stay of 2 nights. Abercrombie & Kent Villas, 0845 618 2205; akvillas.com

nce upon a time there was a spit of land that O lay all but forgotten at the foot of a great continent. It was a swampy green parcel laced with bayous and surrounded by ocean, abundant in wildlife but not held in especially high regard by the people who had swarmed so readily across the rest of the land. The spit was home to scattered farming communities and a few hardy pioneers, who called it Florida after the Spanish word for ‘flowering’. And on the southernmost flank of this peninsula sat an even more overlooked stretch of sandy beach and tropical wetland, which went by the old Indian name of Miami. The idea of Miami as anything other than a vivacious modern metropolis is tough to compute. Many of us made our first acquaintance with the city through its iconic screen appearances, from the tropic cheese of Miami Vice to the jubilant campery of Mike Nichols’ 1996 farce The Birdcage. Miami means bright lights, cabaret and half-naked rollerbladers in dayglo bikinis; it means Lamborghini Diablos pulling up outside glitzy nightclubs and spilling super rich cargo onto sidewalks strewn with paparazzi. It means cagey club owners making shady harbourside deals with the Mob – and, thanks to the largest Cuban community in North America, it means a healthy dash of Latin spirit. What it doesn’t mean is quiet. And yet quiet is what Miami was until almost the middle of the 20th century, when the Second World War saw half a million military personnel bussed into the city as part of the USA’s ‘Gulf Sea Frontier’. Impressed by their temporary home, many of these servicemen and women flocked back to the area after the war, taking up permanent

FROM THE TROPIC CHEESE OF MIAMI VICE TO THE JUBILANT CAMPERY OF MIKE NICHOLS’ 1996 FARCE THE BIRDCAGE. residence along the shore of Biscayne Bay and among the Art Deco edifices of Miami Beach. Suddenly, Miami was a thriving urban centre and a bona fide tourist destination. Sixty-five years later, the nowprosperous city seems to luxuriate in its second skin. The taxi ride from the airport winds along a swift freeway above orderly suburbs, out towards the bay and the MacArthur Causeway, one of several long, slender bridges that link the mainland to the city’s tourist hubs: South Beach and Miami Beach. Miami has a metropolitan area of nearly 100 square kilometres and is (by some measures, at least)

the richest city in the US; in short, there’s more to the city than sun, sand and sea. But I’m here strictly for the beaches, and for a week of hotel-hopping around South Beach. Miami has never been cheap, but it is blessed with that most American of advantages: choice. The number and variety of accommodation options in South Beach alone (an area with a permanent population of just 40,000) can seem endless but here are my favourites for each budget.

more at home than anywhere I’ve yet stayed. Perhaps it’s my age: the National combines old-school elegance with a relaxed vibe, perfect for anyone who has outgrown raw hedonism but retains a sense of style. The well-heeled clientele reflect the hotel’s grown-up charm. As hometime beckons, I imagine myself clinging to the underside of a sunbed or hiding behind a towering palm to escape my flight. For all its advantages, London just can’t compete. Rooms from $220 per night, based on two people sharing; nationalhotel.com

MID-RANGE

The Ritz-Carlton y next home-awayfrom-home is the RitzM Carlton, a venerable establishment built on a far more stupendous scale. Situated among the magnificent monoliths north of 16th Street, the Ritz-Carlton is one of those South Beach hotels you can’t fail to notice, a towering Art Deco landmark overlooking the Atlantic. The style inside is jazzy and demure, and even if some of the communal spaces look a little dated, the rooms themselves are well-appointed and the service impeccable. The pool is vast – perfect for parents with kids – and leads directly onto a beach arrayed with the hotel’s own private loungers. These are free for guest use (unless you want a mammoth day-bed or umbrella), which represents a big saving for committed beach bums; renting a lounger elsewhere can easily set you back $60-90 plus tips per day. Another plus: the beach itself is heavenly – not deserted but long,

beautifully-maintained and facing an awe-inspiring expanse of ocean. Rooms from $299 per night based on two people sharing; ritzcarlton.com

BUDGET

SBH South Beach Hotel y first stop is the brand new SBH South Beach M Hotel, a low-lying Art Deco establishment at the northern tip of South Beach’s dazzling oceanside avenues, Collins and Washington. The hotel has been refurbished with a view to attracting the youthful and funloving, with contemporary Pop Art on the walls and good-sized rooms in tasteful shades of grey. The pool is in the neighbouring Boulan Hotel, a rooftop sun-trap with great views, striking graffiti murals and enough enticing day-beds to go around. The effect is Ibiza meets urban LA, and the hotel seems to be a favourite spot of the young, trendy and upwardly mobile. Rooms from $165 per night for two people sharing; southbeachhotel.com

TO BE SURE, THIS IS AMERICA: EVERYWHERE YOU LOOK, SOMEONE IS SELLING YOU SOMETHING AND FLASHY TRUMPS SUBTLE MUCH OF THE TIME.

We ( H e a r t ) S o B e

There may be more to Miami than the beach – not least a burgeoning art scene and the mainland’s diverse districts, from Little Havana to the skyscraping developments of Downtown – but still a week spent sauntering around SoBe doesn’t seem enough. To be sure, this is America: everywhere you look, someone is selling you something and flashy trumps subtle much of the time. But there’s also a sense of easy informality and good humour that more than makes up for any shortcomings – as does the glorious sunshine. There’s a holiday here to suit anyone, from the young and party-minded to romantic honeymooners and families in search of fun things to do. All the amenities and razzle-dazzle of the good old USA are present and correct – and if you do tire of city life, the Everglades National Park is less than an hour away. But with these beaches? Don’t bet on it.

IN THEIR OWN

WORDS KIERAN RYAN

Managing Director of Rickman Properties Photography: Rebecca Noonan

W

hen I tell people that back in 1987 there were only two estate agents in Chiswick High road conducting residential lettings as part of their business, Barnard Marcus & John Spencer (the latter I eventually acquired) they can hardly believe me! But that was the case until the rent act changed in 1988, the Assured Shorthold tenancy became law and letting became a very popular business to be in. Landlords at last felt secure that their investment was safe. Now when you walk down Chiswick high Road, there must be 50 agents conducting Sales & Lettings. Oh, how time flies! In 1992, I acquired John Spencer property services, which was a two office (Chiswick & Ealing) operation with 30 staff. This was an experience I will never forget as at this period it was in the middle of last recession. Then in 1997, my love affair with Kensington & Chelsea began with the acquisition of one of Kensington’s oldest independent estate agents called ‘Lawson & Herman’ in Abingdon Road. My love for the area was instantaneous, but unfortunately Chiswick & Ealing became distant to me. In 2001, I sold the Chiswick & Ealing operation and set my sights firmly on the Royal Borough with the formation of ‘Rickman Properties’. What is so different here is the diverse character of properties, the clientele and the enormous area that spans across K&C. It is impossible to be bored here. Although based by the junction of Earls Court Road & Kensington High Street, we don’t really have

a catchment area as such, as we have been active all over the Borough including parts of Westminster. Over the last 13 years I have seen so many changes in the area, especially Kensington High Street & Kensington Church Street. They should never have allowed betting shops in the High street, Kensington was famous for clothes! Antique shops disappearing in the Church Street saddens me, but, to be fair, maybe that’s the sign of modern times? But then I was pleased that the most ‘ugly’ building of the HMRC named ‘Charles House’ was raised to the ground to make way for a much better looking modern development presently named ‘375 Kensington High Street’. I am also anxious to see how the Commonwealth institute developments pans out, but alas, at the moment it is too early to tell. You could never go hungry living here, and it suits me down to the ground - once one gets to a certain age, food & wine become a hobby. Notting Hill has now changed out of all recognition with some fabulous restaurants, bars & coffee houses. Portobello market is still tops. I do have a soft spot for The Abingdon with the great food & service being number one in my book. The current property market is definitely fuelled by foreign investment, they feel it is a safe haven, even with rental returns down as low as 2.5%-3%. The most common recent question is “where is this market going?”, I honestly can’t answer that, I don’t think anyone knows. It certainly isn’t softening, but there is definitely a shortage of property for sale at present. 020 7937 9777; rickmanproperties.com

ABSOLUTELY Property

Ask the sales Experts Our panel of professionals give you the edge in the property market

1. Where should I invest?

3. How do Open House viewings work?

5. Why hasn’t my property sold?

e are always asked this question. Notting Hill remains quite expensive and rental returns are averaging around 3% gross so is considered to provide good growth, yet potential areas are often seen as having more value for money. However, you will have to go far & beyond Notting Hill to find something. Shoreditch, East End, Ealing & Acton are just a few area that have been mentioned, but you still can’t beat The Royal Borough Of Kensington & Chelsea as a secure place to invest. “The devil you know, The devil don’t know” comes to mind!

e have conducted a number of open houses on our new instructions which have worked very well to launch a property to the market achieving good and quick results. With a bit of lead up time to promote the event, we invite numerous buyers to attend on an appointment basis with time slots over a 1-2 hour time frame. An open house can work very well to get a strong initial impact and to find out where your property sits within the market place. If it is priced competitively then there is a strong chance that you will receive multiple offers as a result of an open house.

eing asked the question “why hasn’t my property sold?” by a client is not a regular recurrence if I’m honest, but when the situation does arise it’s extremely important to have an honest conversation with your client and pay close attention to the feedback from those buyers who have viewed the property so far. As long as you have had a healthy number of viewings then you will see a trend developing of why buyers are reluctant to make an offer. It may be any number of factors, and it is not always the asking price being too high as a lot of agents will have you believe. It may be as simple as making sure the property is looking spotless for viewings, or it may be something that you can’t ultimately change such as a busy location and it may simply need more time to find the right buyer. However, it is possible that the valuation was too enthusiastic in the first place and a reduction is needed in order to bring the flat in line with the market’s expectations. It is incredibly important in these circumstances that you trust your chosen agent and feel you are being given honest and informed advice.

2. What common mistakes do sellers make?

A

serious mistake made by many sellers is granting limited access to buyers as this gives the impression that the seller is not actually serious about selling. Affluent buyers often have a small timeframe in which to view and buy a new home. If they cannot view a property during that period, they will not buy it and the chance is missed. Equally, if a solicitor has not been instructed and a full pack of legal paperwork relating to the property prepared, then delays can sometimes give the buyer too much time to look around and they may change their mind.

4. Should I redecorate pre-sale?

Y

es and no. What is strange about selling houses is how little time people spend in a property before offering on it - I think it’s an average of 15 minutes, so it is important, during that short time, to create a clear and complete picture of your house. Things like traces of a leak, dirty carpets and scuffed cornicing can distract a potential buyer and have a negative impact. Each home is unique and therefore requires tailored advice, so the property is presented in the best possible way to get the best result.

Lowdown for Landlords Aside from the price, what else should a landlord consider when accepting an offer from a prospective tenant?

T

he profile of a prospective tenant is a very important consideration. A healthy relationship between the landlord and tenant is more likely to lead to a longer term tenancy and provide increased peace of mind for both parties. Another consideration is how quickly a tenant can move in and how long they can commit to a tenancy. My clients regularly report that extended vacancy periods are the most costly part of being a Landlord, so minimising this is crucial. The tenancy length should also suit seasonal fluctuations, for example, if a property has a beautiful garden, then you would want the tenancy to end in the spring, ready for putting back on the market, when you’ll likely achieve a premium price. Finally, landlords should take into consideration any specific requests from the tenant, particularity if they have financial implications (i.e. new furniture) and they should also never disregard the first offer they receive because, very often, this will be the best one. It’s our job to identify the best tenant as quickly as possible from our large database, so the first wave of viewings tend to be the most promising.

A stunning fully refurbished family home on one of Brook Green’s prettiest streets.

ith 2583 sq ft / 240 sq m of space the house has a wonderful kitchen/dining room with wood burning stove and can be configured as four or five double bedrooms with one or two reception rooms. Vendor Advice How is a completion date chosen?

C

ompletion is the moment when the property legally becomes yours. Before this can happen, your solicitor may call you in again to complete a few formalities, such as signing the final documents, or arranging payment of any outstanding fees or charges. The solicitor will also contact your mortgage lender to request the balance of the cost of the home to be released. Once the title deeds of the property have been checked and queries have been resolved and documents received to the satisfaction of the purchaser’s solicitor, they will discuss a completion date with you. The solicitor will advise you of the soonest possible completion date and you can instruct them as to your preference. This date will be communicated to the seller and their solicitor to see if the same is agreeable. Once all are in agreement, a date will be added into the contract before being sent to the seller for their signature. The actual point of completion is when the money hits the buyer’s solicitor’s account. When this happens, it’s time to pick up the keys from the seller’s agent and crack open the bubbly. The home is now yours!

orth Kensington continues to see a shortage of stock, especially family houses and good two bed flats with asking prices under £800,000, mirroring the trend of the second half of 2013. Demand is outpacing new instructions and investors are now slightly outweighing owner-occupiers. Transaction levels in 2013 had reached just 66% of the peak (2006). Vendors are benefitting from price rises, resulting from buyers being out-bid in neighbouring higher value areas of prime central London. Average prices have risen by 18.3% between 2011 and 2013. Increased competition in the rental market over the past 12 to 18 months has improved the specification of stock, attracting overspill demand from Notting Hill and Kensington. Prices remain stable.

professionals tend to stay a relatively short time, maybe one or two years, before moving on, so they prefer to rent a furnished apartment they can move into immediately. Also, an attractively furnished apartment often lets more quickly as it stands out from the competition and enables tenants to imagine the lifestyle they could enjoy there. Larger homes can take longer to let and should be offered unfurnished as they appeal to families who often stay longer and prefer to have their own furnishings and belongings.

1. Rental Yields vs. Capital Gain?

4. Why should I use a property management agent?

T

he most obvious reasons people ask us to manage their properties is that they live abroad or outside of London and want to create a harmonious tenancy for both themselves and their tenants by allowing Andrew and Abby, our property management team, to handle all matters related to their property. Th is is becoming even more pertinent as a growing number of our international clients will not take properties that do not have a UK based management agent. Our team is based in-house, which means they can react quickly and effectively to any emergencies using our trusted group of contractors. Andrew also handles the legal side of the equation, liaising on our landlords’ behalf on insurance claims, new legislations and fi nancial and legal issues that might arise in the course of a tenancy.

5. Short or Long Term Tenants?

here has been much hype in the media of late with concerns about the impact of the Mortgage Market Review (MMR) and new stress tests for UK lenders. The regulators are moving in a number of ways to choke off mortgage fi nance and we expect this may impact credit-sensitive parts of the market in the second half of 2014. Th is could lead to slower rises in values and rising rents. There will be a concern for the owneroccupier market which we feel will be more affected than buy-to-let investments where borrowing rules will be less restrictive. These measures will increase the time between applying for a mortgage and its approval so it is imperative as a buyer that you make enquiries with a fi nancial advisor at the earliest stage of your search.

ective Leslie Marsh are pleased to announce their sponsorship of the Stiff and Trevillion exhibition. Stiff and Trevillion are a West London based architectural practice, well known for their high quality buildings and interiors. Each project is unique, responding to the location and the clients needs and aspirations. They work with leading developers as well as private clients and restaurateurs. Many projects have been recognised with industry awards and editorial coverage. Stiff+Trevillion master-planned the regeneration of Portobello Dock, which include notable buildings such as the Canal Building, home to Innocent Drinks. The exhibition runs from 12th-25th June 2014 at Great Western Studios.
