T

he most exciting thing for me this month has been my visit to the Coronet. Notting Hill Gate's landmark Victorian theatreturned Edwardian picture house-turned slightly ignored low-rent cinema has long been the subject of local fascination and loyalty. There was a campaign in 1973 to save what was then the Gaumont Cinema, and they won – but the cinema has never really been the cultural hub it could have been. There's a general sense of disappointment that such a lovely building has never been properly loved or made into something fabulous. But that's all set to change now. Anda Winters and her Print Room theatre have bought the entire building, freehold and all, and are embarking on a massive programme of restoring it to its former glory. Eventually, once their plans are realised, it will be an important cultural venue offering cinema and theatre plus drinks and maybe food and probably some parties too. It might take a while, but Winters and her team are probably the most enthusiastic people you'll ever meet – and their first production opens this month. Read all about them on page 20. Also this month, we look at subjects as diverse as wallpaper, curly hair, school fees and macarons, as well as all the usual fashion, beauty and food stories. We eat out at one of the most delicious eateries ever (Kurobuta in Kendal Street – see page 101) and focus on the world's largest yacht in our travel section; we try out the new season's best fake furs (the most luxurious ones only, of course) and revel in the lovely new V&A publication about Biba. But on a sad note, we are mourning the loss of one of Notting Hill’s most popular characters. Tobias Moss, the Karma Kabbie with more charisma and charm than anyone else, passed away in September. His bright, flower-adorned cars, pink sunglasses and big smile will be sorely missed by many in W11. RIP Tobias. u

1890s as a theatre and converted into a cinema in the 1920s, the building is full of intrigue. It’s obvious, looking at it from outside, that there’s more to it than the main auditorium and the second smaller screen space that have been open to the public. As a theatre, there must have been dressing rooms and a bar at least. And what about the landmark dome at the top? What could be in there? Winters admits to feeling a bit scared. ‘We were going round with a torch and we didn’t know what we’d find.’ It’s a real rabbit warren of small dark rooms, not a

W

est London may be full of fearless women tackling building projects, but Anda Winters’s project easily trumps even the most ambitious domestic build. This is the woman who has taken on the Coronet Cinema, a building that has been the subject of endless local speculation over the years. What goes on inside? Why is it so unloved? Surely someone should buy it and make it into something wonderful? Something wonderful is exactly what’s going on here. Anda Winters founded the Print Room theatre in an abandoned building in Hereford Road in 2010 and needed new premises after the landlord announced development plans for the site last year. And now, in a remarkably quick and efficient move, she has bought the Grade II-listed Coronet and is turning it into a theatre and a cinema, with the possibility of other things too. The building is huge and labyrinthine, full of strange rooms and abandoned spaces, many of which have been boarded up for decades. ‘I couldn’t look at the surveyor’s report,’ Winters confesses. The whole thing is privately funded, by ‘a big group

of supporters’ (including Antonia Fraser, who has supported the building before – she was involved in the campaign to save what was then the Gaumont in 1973). There is some grant funding from the Arts Council but mostly this is a labour of love for everyone involved. Winters’ background is in theatre design, and I am visiting her and producer Veronica Humphris on site, with the first show set to open in four weeks. It’s a French production of Dostoyevsky’s Notes from Underground, starring the famously good-looking Harry Lloyd, which is quite a coup for the theatre. But with only a month to go, the place is a building site. Will it be ready in time? ‘Of course it will,’ says Winters, who radiates enthusiasm and energy. ‘When I first came in here, it was overwhelming because it was so dark – every window was painted black and it felt heavy. It hadn’t been cleaned since the 1930s.’ They’ve had the keys for eight weeks and already the place is unrecognisable from the black hole she describes. So far, they’ve removed crumbling partitions, scraped layers of black paint from the windows and painted lots of walls white to create a network of functioning office areas. ‘‘It’s like opening Pandora’s Box. Do you want to look round?’ she asks. Of course I do. Who wouldn’t? Built in the

ARTS & CULTURE / INTERVIEW single one of them normal room-shaped – there are triangular rooms, curved rooms, rooms where the windows are cut in half by the ceiling. We start upstairs, where things are looking quite good, clean and white, before venturing downstairs. There’s a half-rotten spiral staircase and lots of threateninglooking dark corners. One room is still nailed shut. Even Winters, who assures me she’s been into every single room, jumps back with a scream when we enter a particularly forbidding-looking space. Surely there must be ghosts? ‘We know

of two. There was a cashier who threw herself off the gallery after she was caught with her hands in the till. And there’s a story about a policeman who died in the basement. It’s very easy to lock yourself into these rooms,’ says Winters, alarmingly. The basement is another story. It may be dark and forbidding, but it’s the building’s biggest single space apart from the performance stages and the only feasible rehearsal space. The opening production would have been fantastic down here, Winters thought, for obvious reasons. But damp and spooks aside,

ARTS & CULTURE / INTERVIEW this was a bomb shelter during the war and therefore has its own special listing status that forbids them from removing a partition wall built in the 1940s, and anyway the fire regulations don’t bear thinking about. So Notes from Underground will happen at ground level after all. In terms of regulation, English Heritage is just one of many authorities they need to keep sweet. Eventually, Winters would like to run a bar here, but the present licence, with an archaic strangeness perfectly suited to the site, restricts alcohol sales to a sober half hour before each performance. Upstairs is an endless-seeming stream of small dressing rooms and derelict loos, though much of the space has been styled with Winters’ vast collection of antiques and vintage china and glass pieces, and the layers of grime on the walls have been cleaned enough to create a stylish look. You sense that she’s planning to have some serious parties up here. Climbing through a precarious opening, we arrive on the impressive roof, which offers amazing views. ‘We could cover this and make it into a restaurant!’ she raves. The dome room is a perfect round space – ‘wouldn’t it be great for a dinner party?’ and empty apart from a single large rug. ‘Ebay!’ says Winters proudly. Excavations have

schools. The two auditorium spaces will be linked via folding doors which can be removed to create one vast space for more ambitious shows. Winters and Humphris, together with their small team, are dedicating all their energies and most of their waking hours to this enormous project, which is set to open to the public gradually, with the cinema set for next year. But they're on track for this month's opening, so book now . u

so far revealed a portion of a chocolate wrapper (Fruit and Nut, probably from the 70s) and a single ticket stub for the film Two Tickets to Broadway (1951). Not much – though one of the best discoveries is an entire disused gallery of cheap bench seating at the top of the auditorium with restricted views and its own staircase with a sign pointing up to the 2d seats. Eventually, this is set to be a new cultural hub, with a cinema programme spanning blockbusters and art house in addition to the Print Room’s own diverse theatre programme. There will be a focus on education and partnerships with local

Modelled on Père Lachaise in Paris, it boasts some prestigious residents including; Thackeray, Trollope, Isambard Kingdon Brunel, the poet Thomas Hood (who once mortgaged his brain in return for a cash advance) and the Duke of Sussex who kept a house full of singing

birds and chiming clocks and who dined on turtle soup and orange ices.

They also had a Truffaut season last year and I love them for that. 100% of their profits go towards sustainable living and educational projects in the village of Lynedoch, South Africa.

u When I’m really stuck, I make straight for Rough Trade, jam on the headphones and listen at full volume to that week’s selected tracks. Over the years, Nigel the manager has introduced me to a host of musicians and bands that would have otherwise slipped under my radar from Matthew E White and Keaton Henson, to the Alabama Shakes and Women’s Hour.

u This is a relatively new entry to my list and I love what it’s doing. Big Biba Barbara Hulanicki looks back at the early days of her Kensington High Street emporium – with added glamour from Freddie Mercury, the New York Dolls and Liberace Wo r d s M a r t i n P e l

ig Biba was open from 9.30am, closing at 8pm from Monday to Friday and 5.30pm on Saturday. The Rainbow Room remained open until 2.30am Monday to Saturday and was open on Sundays from 10am to midnight. ‘You could go in there and not come out again for hours,’ Hulanicki says of the store. ‘You could go for lunch… or tea on the roof garden. You could spend a whole day in there. That’s what they used to do in the Thirties; they’d come up from the provinces and have a makeover. But in Biba you didn’t have to shop, you could just have a good time.’ Biba offered an antidote to the austere mood of Britain in the early 1970s. Riven by economic problems and civil unrest – 1973 had begun with the three-day working week as a solution to energy shortages caused by the miners’ strike – the country was in a ‘state of emergency’ and Biba provided glamour, decadence and escapism, all for the price of a bus fare. Hollywood had landed on the British high street and everyone could be the star of their own life, if only for a day. The first floor, named the ‘Biba

Floor’, was given over to the bedrock of Biba’s success: women’s fashion. Appropriately enough, it harked back to the company’s beginnings, with Art Nouveau décor and the Celtic knot logo designed by John McConnell in 1966. ‘All of the clothes can be colour-matched to different accessories – shoes, sweaters,

cardigans, T-shirts, tights, bags, hats and flowers,’ the Biba newspaper informed its readers. Art Deco prints were, by this time, a staple Biba look, appearing on vampish dresses with plunging necklines and billowing bishop sleeves in geometric form; on trouser suits with design features reminiscent of the 1930s, including Oxford bags and jackets with wide lapels; and on a two-piece consisting of a wrap-over top and a miniskirt. As with the first Biba trouser suit in pinstripe fabric, Hulanicki’s use of these fabrics had personal associations. A photograph in the Biba archive in Miami shows her parents on their honeymoon: her mother wears a cardigan with an L-shaped Art Deco design in white on a black background, which Barbara had reproduced and used on a variety of Biba garments, including a skirt suit from 1974. David Bowie, Marc Bolan and Freddie Mercury (the boyfriend of Biba girl Mary Austin) were regular visitors to Biba, and it became the unofficial hub of the glam rock scene. Mercury described it as ‘a beautiful shop done up well. When [Queen] fans come over here, that ought to be the first place they go.’ Glam rock reached

its peak in 1974, with the fashions of that year shining their brightest before being extinguished by the coming recession. The 1940s revival reached its peak at the same time as glam rock. The Forties silhouette, with its wide shoulders and boxy tailoring, inspired Hulanicki to produce some of the strongest Biba shapes of the period, including a woven wool coat, a matched outfit consisting of a striped coat, blouse and trousers; and, an unmistakable Biba garment, the redesigned Biba mackintosh, which had first appeared in the second Biba catalogue of 1968.

HOLLYWOOD HAD landed on the British HIGH STREET The first years of the 1970s also saw the growing influence of 1950s fashion. Mr Freedom, the clothing boutique run by designer ‘Tommy’ Roberts, sold bold, Pop art-inspired clothes in bright satins, beloved of pop stars including Elton John. Vivienne Westwood and Malcolm McLaren opened their first boutique, Let It Rock, in 1971, selling original 1950s records and reproduction clothing made by Westwood. Big Biba sold 1950s-style ‘brothel creeper’ shoes and bomber jackets (the jackets were unfortunately only made in children’s sizes). The spectacular 500-seat Rainbow Room at Big Biba was the focus of entertainment, operating as a restaurant during the day and a music venue in the evenings. ‘It was packed. We used to do 1,200 lunches every day,’ Hulanicki says. ‘We were the first department store to do French and Italian food, and

we also had health food. We wanted really clean food, not awful stuff covered in sauce.’ The first chef was almost constantly inebriated and unable to cook anything more complicated than a hamburger. Allan Gearing was hired as his replacement: ‘I was living in Preston and answered an ad in The Caterer for the job. I’d never been there but knew about Biba – one of my girlfriends used to travel down to London to shop there. [Biba] was a crazy, beautiful place.’ As well as being responsible for running the restaurant by day, Gearing also hired bands to play at the Rainbow Room in

the evenings. Bill Haley, the Ronettes and the Pointer Sisters all made appearances and even Elvis Presley, it was rumoured, wanted to play there. Most (in)famous were American rock band the New York Dolls. ‘Oh, they were fantastic. They came up in the goods lift and they were very quiet, never said anything, very sweet and nice,’ Hulanicki remembers. ‘They looked amazing and so elegant, with beautiful shoes – sort of Jacqueline Onassis shoes, Italian shoes. I was so jealous!’ The New York Dolls also made an appearance on The Old Grey Whistle Test, the music programme on BBC2. band’s outfits, which included Biba womenswear: singer David Johnsen was in a black-and-white polka dot blouse and bassist Arthur Kane was wearing a black Biba jacket with leopard-print, fake fur and cuffs. After the affected effeminacy of the New York Dolls, Liberace brought the genuine article to the Rainbow Room. ‘It was a private event and the elevator breaks down,’ Hulanicki recalls. ‘It stops with just Liberace’s head showing and I thought, Who’s that behind him? Andrew Logan and Zandra Rhodes were gatecrashing. Of course, they looked far more exotic than he did. Liberace had on a double-breasted white mink with diamond buttons, which he never took off. The day before, I send Del [Delisia Howard] out to Sotheby’s to rent a fabulous candelabra and it was worth something like £30,000. ABSOLUTELY Your first collection, 25 years ago, consisted of exclusive feminine tops with satin edging and bows. This was a mini revolution during the age of power dressing. So what did you yourself wear? DOROTHEE SCHUMACHER Of course I also wore blazers in the 80s, but not combined with a starched blouse. I didn’t feel right with big shoulder pads so I tried to break up this rather masculine style with feminine details. That’s how I came up with my business model of playing on femininity. ABS As Caroline Issa put it, 'your collection is like the perfect wardrobe for the modern woman.' What should the perfect wardrobe contain? DS It’s not about owning everything. It is more important that the clothes move a woman. Head, heart and clothing must form a unit. Only then can a woman feel secure and express her own personality. Then she will inspire others too. Imposing a complex silhouette just because it is fashionable is restrictive. Every item of clothing should empower a woman.

Of course, no woman can manage this all the time. But when you can, it makes everything easier – the taxi driver will hold the door open smiling and you might be upgraded at check-in. Femininity is often mistaken for sweetness, harmony and a liking for frills and romance. A woman needs a certain degree of straightforwardness to express her femininity – this applies to her clothes and thoughts too. ABS Your label now bears your name. Why was that not the case from the outset? DS I never thought about it. It allowed the focus on the collection so it could become what it is today. And the same goes for me too. When the new logo was presented for the first time at the fashion show in Berlin, it felt right. The brand is now 25 years old. And its path can almost be compared to that of a person: first steps, discovering the world, experiencing highs and lows. At the age of 25, you are not 40 but the personality and clarity to know what you want in life is there. And yet there is still so much to come. I feel the same about the brand. We know who we are but more lies ahead of us than behind.

ABS What kind of women do you like to see in Dorothee Schumacher? DS It’s not about a particular age or level of beauty. Some women radiate and can fill a room with their personality without saying a word. I love if my designs enable women to do exactly that.

ABS Your name will be shown on the actual label for the first time in the First Part Collection Spring/Summer 2015. How does that feel? DS I know I stand for the brand and I am happy about that. But my name represents many women that live and feel like I do – the women I work with and those who wear my label. u

o be clear from the start: I have straight hair. I do not possess any hair straighteners because I wouldn’t know what to do with them and it would just be silly. Like most non-straightener-owning women, I have always wanted a curly crop, I’d love a crowning afro and I have been disappointed by products that promise the elusive ‘volume’ but still don’t give my limp locks even a whiff of the big look that those curly girls have. And looking at all the straight-haired women around me, I always assumed they felt the same. Doesn’t everyone want curly hair? How naïve I was. Those straight-haired women? They don’t have straight hair. They have hair straighteners, and they don’t leave the house without using them. They don’t want curly hair; they have curly hair, and they spend time and money hiding it. So do lots of women known for their sleek long locks – Nicole Kidman, Gwyneth Paltrow, even Jennifer Aniston’s hair, left to its own devices, is frizzy. Before hair straighteners became an essential part of the average woman’s kit, people were using actual irons to achieve the same thing. It can’t be fun, this slavery to the gadget, to say nothing of the damage it causes to hair. Nora

and damaging styling.” So what does he do? “Layering is a huge part of what I practice and getting this part of the cut right is an absolutely crucial step towards helping curly hair not only present a good shape but also the longevity of a haircut. In short, work with what is there, not what can be there after endless heataided styling.” In this, he’s quite unusual in the world of hairdressing. “The biggest problem curly-haired people face when visiting a hairdresser is that they will likely be met with a stylist who makes an assumption that their preference will be to have straight hair by the time they leave. Equally if the desire to walk out with curls is stressed, it is barely likely that many hairdresserswill achieve a decent definition, probably due to the lack of demand resulting in a lack of experience for the stylist.” So what to do? The message is clear. Embrace those curls, girls.u

All of this, according to hairdresser Michael Price, is a scandal and even a worldwide conspiracy. He is on a one-man mission to persuade women to embrace the curl – though not the frizz, mind – and he’s highly critical of hairdressers who reach for the straighteners without question. He’s very vocal on the subject of why the fashion and beauty worlds marginalize the curl. And in practice, he believes in working with what you’ve got. “My curly hair philosophy is almost the same as my philosophy with any hair type. Recognize natural form and texture and encourage styles that are achieved without the need for difficult

he question reaches into deeper issues of race and perceived ideals of beauty. In Asia, for example, the media generally portrays ‘Asian-looking’ models with ‘European’ looks. Equally in the advertising of African beauty products, the media typically steers away from wide noses and Afro hair, opting for more European-looking faces. But curly hair has enjoyed a heyday at various points in history and the earliest supermodel was Siddal, a flaming curly-haired Libertine muse most in demand by the painters of the mid 1800s, immortalized by Dante Gabriel Rossetti. In the Pre-Raphaelite era it was not uncommon for sitters to request the painter to portray them with a redder and curlier mane. In the late 70s and 80s, the trend for perming reflected the styling of the leading divas (Summers/ Estefan/ Madonna). But today, curly hair s under-represented even though 51% of people sport curls. There are countless view on why this is, most common are reasons to do with race, yet there are also ideas relating to male expectation and the association of curly hair with chaos, disorder and wildness. When I search the newsstands for magazine covers featuring hair at the lesser-seen end of the straight-curl spectrum, I’m excited to see more frequent appearances of curly hair and delighted that Sonia Rykiel continues to use Dante-esque hair in nearly all of her campaigns. Personally, I am on a mission to offer up sexier, un-retouched curly hair, embracing it in its full curly force. u

Absolutely gets fit at W10 Performance and finds it a life-changing affair Wo r d s A l e x a n d r a J o n e s

‘T

his gym will change your life,’ was the promise made to me by a friend before I started going to W10, about six months ago. I was doubtful. All gyms, personal trainers and diets seem to make that same promise. And having dabbled, with patches of success amongst great swathes of failure (or rather, apathy), in most types of gym, personal training and diet, I wasn’t going to be so easily convinced, no matter how emphatic my friend’s claims. But I was willing to give it a go (when you’ve gained 10lbs in one Christmas period, you’ll give most things a go), and I’m pretty glad that I did. I started with a lunchtime taster session, where along with a few others I was put through a circuit-style workout that included some weights and some

cardio. My one thought, when the trainer ran through what we were about to do (‘and we’d expect you to finish that in about six minutes,’ he said gleefully) was ‘Well, there’s no chance I’ll be able to do that.’ But, then I did. The endorphin rush at the end - a mixture of the challenging workout and the elation at having actually done it - proved to be addictive. The sessions - I try to go to at least three a week - are variations on the theme of ‘work really hard, feel knackered, then work a bit more.’ Often this means high-intensity cardio, mixed with weights. The trainers know everyone by name and rule the sessions like benevolent dictators (a few smiles and plenty of punishment). Some sessions focus more on technique, on the proper way to execute a deadlift or a squat and others on pushing you to your heart-pounding, head-spinning, muscle-burning limit. It has been a thing of wonder to go from noodle arms (the

technical term) to being able to do 20 press-ups (well, 10...alright 5). And to have muscles! Ones that I can see and point to, and sometimes, when no one’s watching, actually flex. So has it changed my life? Well, no. That would be ridiculous. But, I have lost 4kgs of fat and gained 2kgs of muscle, which previously I never would have thought possible. The crucial thing here, though, isn’t the numbers. To focus on the numbers is to slightly miss the point (although thanks to those numbers I now look better than I’ve ever looked, ever). What going to W10 has given me is an entirely new attitude, because in the past six months I have discovered that my body is capable of so much more than I had ever given it credit for. Where before I would give up when I thought the weight was too heavy or the repetitions too many, I now have a new-found sense of frontierism. Which might sound silly and overblown, but I defy anyone to come up against a challenge that they thought unsurmountable and then, well, surmount it and not feel like making grand, overblown statements. I went into my first session just wanting to lose a few pounds ahead of summer. And I’m now a few pounds down. But what I gained seems much more worth writing about: a whole new perspective on fitness and a whole new confidence in my own capabilities. You should try it. u

ABSOLUTELY What makes an effective wallpaper design? CHARLOTTE COSBY The designs that are most effective are usually very simple. For example, one of our new wallpapers Yukutori is a simple flowing pattern with groups of birds gracefully flying across the paper. They could be just as easily interpreted as the crest of waves or mountain tops. Rooted in nature, this paper will create a calm feel in any room.

ABS What sort of patterns look wrong on wallpaper? CC There are no rules with wallpaper, it’s all down to personal taste. Of late, advances in printing technology mean you can have anything from a full scale mural, to ceramic papers and even 3D papers. At Farrow & Ball all wallpapers are made using our paint, which is applied using traditional printing methods. This gives our papers a unique texture and a beautiful, luxurious appearance. ABS How do wallpaper designs differ from textile designs? CC Very little actually. Historically, textiles have been used as wall coverings. We often look to old textiles as sources of inspiration for our wallpaper designs. When textiles are used in fashion rather than interiors there is one main difference, which is colour: you tend to see a lot more of a pattern on a wall than you do on a dress, so we are mindful of this when creating collections, being sure that the colours we choose work on a large scale. developing the colourways for Amime, we ended up with lots of options that would have looked great on a skirt, but wouldn’t have suited a dining room. ABS Where did the Japanese influence for Farrow and Ball’s new collection come from? CC At Farrow & Ball we’ve always felt inspired by Japanese craftsmanship and design, and we share a dedication to traditional production methods. Personally, having taken two trips to Japan I have developed a real love for Japanese design. Following the tsunami in 2011 much of the creative industry used Japan as a reference, and three years later you can really see the impact it’s had on the fashion, ceramics and interiors industry, with many Japaneseinspired pieces appearing in designer collections and on the high street. Our new wallpapers celebrate the age-old ties between British and Japanese design, which are demonstrated in the subtlety of the patterns that are evocative of peaceful, rural Japan. ABS How do you create the textured look of the papers? CC By using our own water-based paints, and applying them by traditional block

printing methods, the papers feature a luxurious texture that is signature to Farrow & Ball. Each wallpaper has a unique texture achieved by using a hand-brushing technique to apply the ground colour. Applying additional layers of paint on top of the ground colour to create the design results in a layered, textured look and feel. ABS What colours are most popular for wallpapers and why? CC Our new neutrals, Purbeck Stone and Ammonite, which were launched in September last year, are proving to be a popular colourway on wallpaper. This combination creates a look and feel that is calm, easy to live with, and one that doesn’t lose its appeal over time. However, the bolder colourways attract

a lot of interest and customers love the use of the metallic colours, which really bring the designs to life, adding luxury and glamour. The style and movement of the pattern really effects which colours will look right and show the design off in the best way. With private schools becoming increasingly unaffordable for the British middle classes, should they charge foreign students more? Wo r d s A m a n d a C o n s ta n c e

P

rivate schools should charge foreign pupils higher fees than children from Britain, an education entrepreneur has claimed. Alexander Nikitich, who set up the Oxford-based Carfax Tutorial Establishment, says private schools should follow the model used by universities and ask overseas parents to pay more for their offspring to attend Britain’s top fee-paying schools to prevent British families being priced out of the market. The idea of a graded pay system has long been mooted in independent school circles but Nikitich’s comments follow a study published earlier last July that claimed a four-fold increase in school fees in the last 20 years has outstripped wages to such an extent that private schools are ‘increasingly unaffordable’ for the middleclasses and becoming the preserve of super-rich foreigners. Nikitich, who is originally from Russia, says: ‘It seems wrong that billionaires from Russia and the Far East are paying the same as British dentists, doctors and solicitors who are seeing their income plummet in real terms.’ A number of independent schools ask wealthy foreign parents for donations and offer means-tested bursaries to British children but this does not go far enough says Nikitich who called for an ‘open and transparent approach’. ‘Private schools overseas are entirely open about charging more to foreign students. It seems foolish for it to be a problem in England.’ But William Stadlen, managing director of super-tutors Holland Park Education, disagrees. ‘I don’t think it’s a good idea necessarily. I think there should

be means-tested support based on income levels and not based on nationality.’ The popularity of Britain’s private schools overseas is clear from the rising number of foreigners, with the number of pupils arriving from Russia up by more than a quarter last year, while there was a 16% increase in students from Nigeria and 5% rise in Chinese admissions. In some schools, the number of international students has crept above the 25% mark – many boarding schools wouldn’t have survived the economic downturn without foreign students. But Janette Wallis, senior editor of The Good Schools Guide, said schools were ‘increasingly aware that if they do not want to end up with their schools stripped

of British children they need to rein in fee increases’. The report into the rising costs of school fees – commissioned by the stockbroker Killik & Co – found that the type of family that could afford private schools fees ‘has changed dramatically since 1990’. ‘It is less likely to be the archetypal middle-class professional and more likely to be high net worth individuals, increasingly international. Many established independent schools like Eton and Harrow educate the children of some of China’s wealthiest multimillionaires.’ Figures in the Killik study, carried out by the Centre for Economics and Business Research, suggest that an infant enrolled at a private day school this academic year will ultimately cost their parents £271,000 in fees and added extras by the time they take their A-levels in 13 years’ time. A boarding education will stand at £435,000, it was claimed, and approach close to £1m for two children. Parents in traditionally well-paid careers such as accountancy, law, finance and academia are now less likely to afford an independent education than plumbers were in the early 1990s. Families taking the ‘state till eight’ route – with pupils enrolled in state primary schools for the first three or four years – will save £94,000, the report said. The ‘state till 11’ option saves almost £175,000 per child. Barnaby Lenon, chairman of the Independent Schools Council, has defended private school fees. ‘Independent schools remain affordable to a wide range of families via our strong bursary programmes. Last year, ISC schools provided over £320 million in means-tested bursaries and the total value of bursaries at ISC schools has risen by 27% since 2010, well above the rate of any fee rises.’ u

METHOD

01 Slice the vegetables very thin on a meat slicer, or a mandoline. 02 Cut out to the same shape, and marinade in the vinaigrette, preferably over night. These must be marinated separately, so that they keep their colour. 03 Break up the goats cheese, and put in a blender, and blend with the milk until smooth. Put in a piping bag until ready to serve. 04 For the sweet and sour dressing, chop the golden raisins, parsley leaves, shallots and dried cranberries until fine. 05 Put a slice of each coloured vegetable on the plate, and pipe the whipped goats’ mousse ontop of each. Top with another slice of the vegetable. Mix the dressing ingredients together and bind with a little vinaigrette. Put this around the mounds of ‘ravioli’, sprinkle on alfa alfa, and grate over the hazelnuts, and a few edible flowers. Ready to enjoy! u

theme for everything – surprising textures and flavours that blow you away with their intensity. Then there was yellowtail sashimi with kizami wasabi salsa and yuzu-soy: soft, sweet, spicy and lemony, and the unlikely-sounding tuna sashimi pizza with truffle ponzu, red onions and green chillies, which isn't of course an actual pizza, more an arrangement in the shape of one, with a crunchy tortilla base complementing a taste explosion of tuna, truffle, wasabi and sesame. BBQ pork buns with spicy peanut soy were both sweet and smoky – almost puddingy – while the prize for most bizarrely delicious dish probably ever goes to the sticky miso grilled aubergine with candied walnuts, which really could be a pudding dish, with the consistency of a barbecued marshmallow and a totally implausible, otherworldly taste. Beer grilled beef fillet with wasabi salsa Puddings are equally amazing, all mystifying textures and clever combinations. None of this comes cheap, of course, but Scott Hallsworth is clearly a genius and dinner cooked by him is probably the best gastro treat you can buy at the moment.u

have to admit that I hadn't done my research properly. I'd heard of Kurobuta and registered it as a new opening, another Japanese, one to visit. But stupidly I hadn't read the reviews, the ones that say things like 'insanely delicious' (Jay Rayner) and 'perfectly conjured' (Grace Dent) and other words of extreme praise. So I wasn't approaching it with the enormous respect and hugely high expectations that I should have packed – just a regular midweek low-level hunger. Which meant that all of it took me completely by surprise and I found myself eating what was easily the most delicious and unusual food I'd had in ages, without even having prepared myself properly. The place is busy and fast-moving, with a pared-back, shiny industrial look, low lighting and an indie soundrack. It's quite an understated look, though owner

and chef Scott Hallsworth used to be head chef at Nobu and he is running sister Kurobuta eateries in Chelsea and also in Bodrum, where it's part of the Mandarin Oriental. So don't be fooled by the presence of scruffy gig posters in the loos – this is a super serious eaterie. Hallsworth's aim is to give Japanese classics a contemporary and global twist; the menu's divided into curious categories including 'BBQ', 'Junk Food Japan' and 'Something Crunchy' and the idea is to share a variety of dishes. Our enthusiastic waitress checks straight off that we don't have any allergies as we sip our signature cocktails (the Green Bastard is a happy mix of gin, cucumber, lime and egg white) – and first to arrive is squid kara-ake with jalapeno sauce and yuzu salt (this from the crunchy section) – beautifully textured squid and intriguingly flavoured sauce. This turns out to be the defining

Don’t be put off by the need to start with skinned beans: buy them already skinned (I have seen them in a few Middle Eastern grocers’) or else it’s a fun and therapeutic task to delegate to helpers – little or big. This is a favourite with Tara’s twins, Scarlett and Theo, who race to see who can catapult the beans out first and, crucially, fly them into the designated bowl. INGREDIENTS 1 head of garlic (10 cloves), cloves separated, skin on • 125ml olive oil • 240g ricotta • 3 tbsp soured cream • 2 lemons, rind shaved in long strips from one; 2 tsp finely grated zest from the other • 600g broad beans (400g if starting with skinned beans) • 1½ tbsp lemon juice • 15g mint leaves, chopped, plus 1 tbsp shredded mint leaves to garnish • salt and black pepper METHOD Preheat the oven to 220ºC/200ºC Fan/Gas Mark 7. 01 Mix the garlic cloves with 1 teaspoon of the olive oil, place on a baking tray and

cook for 15 minutes, until soft. Remove from the oven and when cool enough to handle, squash each garlic clove out of its skin using the back of a fork. Discard the skin and place the flesh in a small bowl, along with the ricotta, soured cream, ¼ teaspoon of salt and some black pepper: use a whisk to mix everything together well and set aside. 02 Place the remaining olive oil in a small saucepan with the shaved lemon skin. Place on a medium heat, bring to a gentle simmer, then remove from the heat to cool and infuse. 03 Bring a large pan of water to the boil. Add the broad beans, blanch for 1 minute, drain and then remove them from their skins. Crush the beans with a fork, add all but 1 tablespoon of the lemon-infused oil (removing the skin first), lemon juice, chopped mint, ½ teaspoon of salt and some black pepper and mix together. 04 Spread the ricotta mix in a thin layer on to the base of each individual plate or one larger platter. Spoon the broad bean mixture on top, lightly spreading it out to cover most of the ricotta. Sprinkle over the shredded mint and grated lemon zest and finish with a drizzle of the lemon-infused oil. u

AUBERGINE with black garlic S erves 4-6 lices of roast aubergine have been through many incarnations and have been a constant feature on the Ottolenghi menu since we first set up shop in 2002. Every now and then a new kid on the block will appear to shake up the old-timers and our latest bright young thing is this black garlic sauce. I’d love black garlic to be more widely available: its taste is reminiscent of molasses and tamarind and it gives an unexpected depth of flavour to dishes. You can simply slice a few thin slivers and add these to crunchy salads or creamy risottos – it’s mellow enough not to dominate – or use it in sauces, dips and purées, as here, to enliven (and challenge) old favourites.

INGREDIENTS 3 medium aubergines sliced widthways into 1.5cm rounds (900g) • 200ml olive oil • 8 large or 16 small black garlic cloves (35g) • 200g Greek yoghurt • 1½ tsp lemon juice • 7 large garlic cloves, thinly sliced (30g) • 3 red chillies, sliced on the diagonal into 3mm rounds • 5g dill leaves • 5g basil leaves • 5g tarragon leaves • salt and black pepper METHOD Preheat the oven to 250ºC/230ºC Fan/Gas Mark 9 (or to its highest setting). 01 Place the aubergine rounds in a large bowl with 60ml of the olive oil, ½ teaspoon of salt and a good grind of black pepper. Mix well and spread out on 2 large baking trays lined with greaseproof paper. Roast in the oven until golden-brown and completely soft – about 30 minutes. Remove from the oven and set aside to cool. 02 Place the black garlic cloves in the small bowl of a food processor with 1/3 teaspoon of salt, 2 tablespoons of oil, 2 tablespoons of yoghurt and the lemon juice. Blitz for a minute, to form a rough paste, and then transfer to a medium bowl. Mix through the rest of the yoghurt and keep in the fridge until needed. 03 Heat the remaining 110ml of oil in a small saucepan on a high heat. Add the garlic and chilli slices, reduce the heat to medium and fry for about 5 minutes, stirring from time to time, until the garlic is golden-brown and the chilli is crispy. Use a slotted spoon to transfer the garlic and chilli on to a kitchen paperlined plate. 04 Arrange the aubergine slices, overlapping, on a platter. Spoon the yoghurt sauce on top, sprinkle over the chilli and garlic and finish with the herbs.u

MERINGUE ROULADE with rose petals and fresh raspberries S e r ves 8 ight, pretty, festive and special, this can pull off the trick of being either the Christmas Yule log (without the chocolate or the sponge) or the perfect pudding for a midsummer lunch.

INGREDIENTS Meringue: 4 egg whites (120g) • 250g caster sugar • 1 tsp vanilla extract • 1 tsp white wine vinegar • 1 tsp cornflour Cream: 100g mascarpone • 1 tbsp icing sugar, plus extra for dusting • 1½ tbsp rose water • 400ml whipping cream Filling: 150g fresh raspberries • 2 tbsp dried rose petals • 1 tsp slivered pistachios (or regular if unavailable), crushed METHOD Preheat the oven to 160ºC/140ºC Fan/Gas Mark 3. 01 Line the base and sides of a 33cm x 24cm Swiss roll tin with greaseproof paper. Allow the paper to come about 1cm above the sides of the tin. In a large, clean bowl, whisk the

egg whites with an electric mixer until they begin to firm up. Add the caster sugar to the whisking whites in spoonfuls or tip into the bowl in a slow stream. Continue whisking until you achieve a firm, glossy meringue. Using a large metal spoon, gently fold in the vanilla essence, vinegar and cornflour. Spread the mixture inside the lined tin and level with a palette knife. 02 Bake in the oven for 30 minutes, until a crust forms and the meringue is cooked through (it will still feel soft to the touch). Remove from the oven and allow to cool in the tin. 03 Tip the cooled meringue on to a fresh piece of greaseproof paper. Carefully peel off the lining paper. 04 Meanwhile, place the mascarpone in a large mixing bowl, along with the icing sugar and rose water. Whisk to combine and become smooth, then add the whipping cream. Whisk by hand for about 4 minutes, until the cream just holds its shape. (You can do this in an electric mixer but keep a close eye on it as it’s easy to over-mix.) Spread most of the mascarpone cream over the original

underside of the meringue, reserving a few tablespoons. Leave a small border around the edge of the meringue. Scatter most of the raspberries and 1½ tablespoons of rose petals all over the cream. 05 Use the paper to assist you in rolling up the meringue along its long edge, until you get a perfect log shape. Carefully transfer the log on to a serving dish. Use the remaining cream to create a rough wavy strip along the top of the log. Chill for at least 30 minutes. 06 When ready to serve, dust the log with icing sugar, scatter the remaining rose petals, along with the pistachios, over the top, and dot with the remaining raspberries. u

Stay for dinner Comfort, style and good food are on the menu at South Kensington's Hotel Xenia Wo r d s c at h e r i n e h a l e s

S

taying in a hotel in the same city that you live in may seem like an eccentric, even pointless, exercise - not to mention needlessly expensive. This perspective, however, fails to take into account the strange thrill created by going from work and checking into a beautiful hotel for the night. The Hotel Xenia, located on the Cromwell Road, is a small luxury hotel with 99 rooms. Housed in a meticulously restored Victorian building, it features a bar with adjoining garden terrace,

perfect for warm summer nights and a lower level private wine tasting room, filled with gadgets and vintages that would make any wine buff swoon. After a quick tour, which included a trip to the roof terrace and an opportunity to take in stunning views of south Kensington at dusk, I popped up to my room before dinner. I was staying in an Executive Room; this was a good size with a large double bed, ensuite bathroom and a small balcony with a view down a crescent of pretty, white terraced houses. The decor is understated, a contrast to the more bombastic style downstairs, with

cream walls, a moss green bedspread and cushions adorned with cockerels and pheasants. Part of the reason for my stay was the recent addition of Andrea Angeletti as Head Chef, a Michelin-starred Italian chef who has taken over the hotel’s restaurant, Evoluzione. The restaurant itself is accessible both through the hotel lobby and from the street, eliminating the awkwardness sometimes associated with hotel eateries. The conservatory style glass roof and walls give the whole place a light airy feel and the transparent piano in the champagne bar completes the look.

My friend and I were offered a chef’s tasting menu, which we readily accepted and this was accompanied by an olive oil tasting with each course. Although an Italian restaurant, expectations of pizza should be left at the door as the menu instead focuses on traditional cooking with a strong seafood element. The roasted scallops with orange sauce, asparagus and black olives were tender and flavoursome, the saltiness of the scallops contrasting wonderfully with the orange sauce. We also sampled the octopus with potatoes and aubergine and the cheese bread with royal prawn, rocket and pecorino cheese, which were both exceptional and wonderfully fresh considering we were in West London rather than the Amalfi Coast. The aromatic herb crusted rack of lamb with garlic sauce deserves honourable mention, too - it was cooked to perfection and the garlic sauce was piquant and not at all overwhelming. Despite several preceding courses we managed to muster enough strength for pudding, which was a wise decision as the soufflé was well worth the wait. u

Woburn, Bedfordshire wasn’t expecting to like Center Parcs. Partly because of the silly spelling but mostly because it seemed like an overly manufactured experience, a sanitized forest with an assortment of unnecessary activities and no style. But on closer inspection, the new £250 million site at Woburn, less than an hour’s train ride from King’s Cross, revealed a significant appeal. What’s not to like about a small break for the family, involving minimal travelling and maximum comfort, packed with activities to exhaust even the most active children and enough thought in the details to appease the grumpiest parent? Who cares if something’s manufactured if it’s done this well? This new park spans a large expanse of what used to be simply forest, and though the extensive building work may have resulted in the felling of a fair amount of trees, they have planted a significant number of new ones and next time we come (because yes, there will be a next time) the forest will be thicker and the newness and slightly unreal quality will be gone. ‘I feel like a character in Westworld’ announced my partner soon after we arrived. Because admittedly there’s something hyper-real about the whole thing. You slightly wonder whether you’re not in truth simply on your sofa, wearing a headset and enjoying an elaborate virtual experience. But you’re not, so get over it. We drove (though arriving by train would have been

even easier with a special shuttle from the station and a Center Parcs fast track service at King’s Cross) and arrived in our lodge in good time for a swim and a game of tennis before dinner. This isn’t the place for a lazy holiday. You’re encouraged to fill your time with activities, all of which need to be booked and scheduled, which may sound like a bore but is facilitated through

a supremely clever and easy app for your phone. So over the course of three days, we engage in the following: climbing, tree trekking, pedal boating, pony riding, tennis and lots of cycling, as well as a game of ambitiously-named adventure golf. And we enjoyed everything. One note: treetop trekking is only for the brave. Our fiveyear-old daughter became overcome with fear and needed to be rescued from the beginner’s course by the lovely, fearless and patient team and their special rescue ropes, while her father’s new-found vertigo and my reluctance exposed the pure bravery of our eight-year-old. Once you get over yourself, it’s fun. The lengthy zip-wire finale that takes you straight over the lake at speed is worth all the build-up angst. And then of course there’s the pool. Though calling it a pool is like calling the Atlantic a puddle. They call it a subtropical swimming paradise and they’re not wrong. This is what Center Parcs is famous for and where any untimetabled time should be spent. Warm water, lots of great slides and real tropical plants make this a fantastic fake beach, spacious and comfortable. I was the only one who cared that the sun was absent. And for parents, there’s a super luxe spa (no children allowed) to provide a retreat from the endless families. Aqua Sana is the only part of Center Parcs to welcome non-residents, and the facility attracts visitors in its own right. In the end it’s

Even though the place was at capacity when we visited, it didn’t feel crowded and we never had to queue for anything or miss out on activities we wanted. Even when we tried to book a restaurant through the app (yes, all meals must be booked this way too) and found it booked up, a casual visit to the actual eaterie in person scored us a cancellation. Accommodation is comfortable and well-equipped: great showers, comfortable beds, the kitchen not lacking anything. Our lodge had fantastic forest views and a secluded dining area overlooking an expanse of trees. You can see why most people who visit return, because there’s something magical about the ease of it all. Nothing is left to chance and even bad weather can hardly touch you. We are converted.u

FOREST HOLIDAYS

Thorpe Forest, Norfolk he new outpost of the Forestry Commission’s own holiday facility – the ninth in the UK – is Thorpe Forest, on the Suffolk/ Norfolk border. Here, unlike at Center Parcs, the main attraction is the forest itself. Accommodation is in stylish, Nordic-look wooden houses designed to fit subtly with the landscape and each cabin is luxuriously finished and wellequipped – spacious and comfortable, with under-floor heating and an enormous sofa as well as vast windows offering fantastic forest views. The organization is part of the Green Tourism Business Scheme, the certification scheme for sustainable tourism in the UK, so its credentials are clear. Arrival is through a discreet turning into the forest – you’d never know that it led anywhere, and even then it’s only just possible to detect the cluster of wooden cabins nestled beneath the trees. isn’t as densely foresty as some of the other ones – in fact some of the cabins overlook an open glade – and our cabin backs onto a field that’s visible behind a cluster of forestry. It’s a sensitively designed spot and the natural beauty is in no way diminished by the presence of the cabins. A no-noise policy ensures that those seeking the full back-to-nature experience won’t find the birdsong drowned out by the neighbours’ music, and a discreet Forest Lodge is the only central hub, offering a small selection of things to buy and a small café and pizza menu, plus a wealth of information from the supremely helpful and friendly staff. So what to do? Hiring bicycles is the first thing; there are cycle trails all around the site, taking you through the beautiful foxglove-lined landscape. Low-key organised activities on site include a ‘twlight walk’ and a course in ‘Bush Skills’ (subtitled ‘If

you lost your cabin key could you survive for a night in the forest?’). Den-building is a staple and there are lots of opportunities, while there’s a nearby archery site for the adventurous. Further afield, Thetford Forest is a brilliantly organized facility with children’s attractions including a Gruffalo trail and multiple playgrounds with lots of creative wooden equipment and – best of all – an outpost of Go Ape, the treetop walkway adventure activity. But the highlight of the holiday for our children was the hot tub. The cabin’s outdoor hot tub is always ready and waiting, providing endless entertainment. There’s also an extensive menu of small luxuries – in-cabin spa treatments, for instance, and packages for lazy nights in that include pizza delivery and films. Absolutely discovers an island paradise at The Maldives’ Cocoa Island resort W o r d s R o c h e l l e S t r e at e r

W

e arrived at Cocoa Island in style – aboard a petite seaplane piloted by a relaxed, barefoot captain. I immediately recognised the scenery below as if taken directly from the pages of a brochure; the semisubmerged islands and reefs dotted sparsely across the vast Indian Ocean. Luckily the pilot remained, like the ocean, absolutely calm. All agitated nerves were swiftly appeased with a warm welcome and a cold flannel when we arrived at the gorgeous resort made up of beautiful wooden houses and walkways. The precarious nature of the Maldives (it’s the planet’s lowest country at just 1.5 metres above sea level) has been well documented and sits in contention with its unspoiled, honeymoon paradise cliché. Though it is a touch surreal to be essentially deserted amidst a fragile archipelago miles from anywhere in the heart of the Indian Ocean, it’s incredibly

easy to give in to its abundant natural beauty. ondon is my home away from home, I moved here 14 years ago from County Mayo, on the West coast of Ireland and started working for my father’s large building company in the Capital. I got my first taste of the property industry working for a real estate agency as an account manager in corporate services. My position included working alongside international relocation agents and top 100 Blue Chip Companies on the relocation of staff. Over the next eight years, I gained experience working my way up from a negotiator to a lettings manager and was then offered the chance to open and manage the new KFH lettings office in Bayswater alongside their already successful sales branch. I joined KFH with no hesitation and nearly one year later the office is thriving and we have forged long lasting relationships with both local and international landlords, tenants, developers and corporate businesses. Bayswater is a very inspiring area to live and work in - I live locally and I must admit, I love it. ver the past two years or so, you could be forgiven for thinking that all an agent had to do to sell your home was pull together some details, come up with a price and pop it on the web. Indeed, the new breed of “DIY” online agents have been rather vocal in backing this theory to further their own ends. The recent slow down in transactions in London has been blamed on everything from the Bank of England, the summer, the Ukraine, the Scots and the general election, and no doubt each of these factors have had an effect. However, the world does not stop spinning, life does go on and people still need to buy and sell property. Just

because the phone isn’t ringing quite as often as it did in April does not mean that the market has come to a halt as the press might have us believe. In a slow market properties don’t sell themselves; they need to be sold. Agents for both buyers and sellers will have to earn their commission by employing all their guile and cunning to generate sales. Calls will need to be outgoing, buyers encouraged on tours, vendors given honest feedback and their price expectations managed. Ultimately any market is what you make it, a quieter market is a pain to be endured but also an opportunity to be embraced, it sorts the wheat from the chaff and can show buyers and sellers alike that there is more to selling a house than pretty pictures on a website.

1.What are the best buy to let bargains in west London?

W

ith sales prices at a high, it can be near on impossible to find a bargain in west London! However, properties presented in immaculate condition and in prime roads rent well and give you the best possible chance of a good return and minimal void periods for lettings.

2. How often should my property be inspected?

Y

ou or your agent should have an internal inspection of your property at least once a year, even if the tenants are planning on extending their tenancy, to check if any repairs are needed. However, the most important inspections are the “Move in” and “Move out” inspection at the beginning and end of the tenancy, most agencies combine this with the inventory, but, attention to detail here can mean the difference between good rental yield and a bad one due to expenses and damages caused and missed by the inventory. Legally you need to have a gas safety and water safety inspection once a year at the

property to make sure everything is safe and meets legal standards.

3.How can I achieve the best possible rent?

I

’m a firm believer of “you reap what you sow” in this world, and this is very true when it comes to your property. I always find that when a landlord puts a lot of effort into their property in terms of finish, maintenance, cleanliness and condition, they usually achieve the best price and will find a tenant/s that will look after their property, pay the rent on time and treat it as their own. Another way of achieving the best rent is to have it professionally managed as the majority of good corporate tenants with slightly bigger budgets, will always look at managed properties as a preference, as they tend to be cash rich but time poor.

4.How will I receive my rental income?

T

he way in which you receive your rental income will depend on the terms you agree with both the tenant and the agent. Although the majority of tenants pay monthly, you may receive it quarterly, six monthly or annually in advance. If your level of service with the agent involves

them finding a tenant only, then often the commission for the minimum term is payable upfront meaning that, after the first payment is taken by the agent and the deposit registered, ongoing rental payments are made directly to the landlord. For services involving rent collection, many agents will take fees as the rent is paid. It comes down to what is agreed between all parties; therefore I would encourage landlords to have a transparent conversation with their agent to establish the best service level and payment plan for their circumstances.

5.How can I reduce void periods?

V

oid periods can be very costly and are a big concern for landlords. At Camerons Stiff we believe in being proactive rather than reactive on this issue. Making sure your tenants are happy and having a good understanding of their needs will help you prepare for the future, especially if your tenancy has a break clause. Having a fixed term contract is also a way of securing your rental income. Whether you let your property yourself or use an agent, it is vital to make contact with the tenants two months prior to the end of the contract; this should give you enough time to take appropriate measures and sidestep any void periods.
