ould this really be the best place to live in the entire world? Cerys Matthews thinks so and interviewing her for this month's issue got me thinking. She truly believes that Notting Hill is the best place in the world to live – and she should know, having lived in lots of places since arriving in W11 in the late 90s. So despite the weather and all the everyday annoyances, it's certainly interesting to entertain the thought that she might actually be right. Next time you find yourself dreaming of a life on the Riviera, or California, or wherever your particular fantasy life of the moment plays out, remember her words. Also flying the flag for west London in this issue is former Sex Pistol Glen Matlock, who was born in Kensal Green and now lives in Paddington, which isn't much of a distance for a lifetime by anyone's standards. Clearly he likes it here too. Meanwhile – and less loyally – the Absolutely team has covered lots of ground for this month's issue, which features a larger than usual travel section. In fact we have crossed the globe to Australia and New Zealand, via Tuscany, where we experienced a memorable truffle hunt near what is probably one of the world's most stylish hotels. Closer to home, we've spent time in the studio with graphic artist Jimmy Turrell at Great Western Studios and met fashion designer Jane Lewis from Goat, a Bayswaterbased mother of three who single-handedly launched a successful fashion label without any actual fashion training, and who is opening her first shop next month. Also this month we're looking forward to the launch of the Queen's Park Design District as part of the London Design Festival, the V&A's fabulous new Horst exhibition, Norman Jay's Good Times in its new non-Carnival setting and to London Open House weekend. We hope you enjoy the issue. u

THE GOOD LIFE Notting Hill-based musician Cerys Matthews has a lot to say on subjects spanning axe-throwing, campfire cooking and making your own music Wo r d s p e n d l e h a r t e

erys Matthews’ voice is unmissable. It’s a big, impressive sound, always on the cusp of a laugh, and full of the highs and lows of the Welsh valleys. Not that she’s lived in her native Wales for a long time – in fact, she’s had a house in Notting Hill since the late 1990s and despite spending an unlikely few years in Tennessee, she maintains that ‘West London’s the best place in the world as far as I’m concerned.’ But we’re not here to talk about London so much as to enthuse about the great outdoors, in the form of the Good Life Experience, a one-day festival she is launching together with Charlie Gladstone of Talbot Road’s lovely Pedlars store, which happens this month in Wales. Really? A festival? Doesn’t she have enough on her plate? Singer/songwriter/ author/broadcaster Matthews received an MBE earlier this year and alongside regular TV appearances and her radio show on 6 Music, she has a new album out in October and she’s busy with multiple projects including writing and judging a

poetry competition, while between them she and her second husband Steve Abbot have five children ranging in age from four to 22. That’s a lot of life, all of it good. But she’s not one to turn down something she’s interested in, and she’s interested in a lot. ‘It’s been an incredible few years. Life begins at 40 for sure,’ she enthuses.

I’m a co-owner and I don’t know any other female festival owners. ARTS & CULTURE / PROFILE like axe-throwing and truffle-hunting. We want it to be an experience rather than a purchase. It’s all about taking part and learning new skills rather than just being performed to.’ So when she and Charlie Gladstone, an old record industry pal of her husband’s (from when they both worked in the industry in its 80s heyday) got onto the subject of festivals, they realised they had all the ingredients themselves, just waiting to be coooked up into their own creation. The location, Pedlars’ Hawarden Estate, is two hours from London and in terms of curation, Matthews is unusual in her position as a DJ with total control over her BBC playlist. ‘I consider it an honour and a privilege to find music that might be classed as fringe or leftfield; I play music from the 18th century to the present day from all over the world and I have over half a million listeners because people can be treated with intelligence and we don’t all subscribe to the marketing man’s grey matter.’ So they decided to aim high – ‘the most exquisite music, the best beer, the best food’ – and they scored. ‘Nobody we contacted turned us down – they were all ready to jump in,’ she boasts, so this month’s event will see Bill Granger, the Fabulous Baker Boys, Murray Lachlan Young, wild swimming expert Kate Rew
‘I get given all sorts of music from parents,’ she says, and the fantastic lead violinist – ‘a maverick, like Nigel Kennedy if he was Romanian,’ is a fellow parent at her daughter’s Notting Hill school (see? This clearly is the best place in the world to live, when things like that can happen). The meeting was fortuitous, especially since, she raves, ‘I’ve always been hugely interested in Balkan music, it’s part of a marginal culture that’s existed since the ninth century.’ Matthews’ own relationship with music has been a major factor throughout her life. ‘I got introduced to the recorder aged five and started collecting recorders. I had a huge collection and didn’t really stop. I’ve always believed in encouraging the onenote piano players – I think it’s better to make your own music than to endlessly listen to pre-recorded music, especially

Headlining alongside Matthews will be Paprika, an energetic Balkan band that came onto Matthews' radar through her daughter.

when it’s so processed.’ Matthews is unstoppable. October will mark the centenary of Dylan Thomas’s birth, one of her heroes. ‘I love poetry. Some of the best poetry has music in it,’ she says, and her new album is set to coincide with the centenary. Receiving her MBE earlier this year was ‘quite a surprise’, and one that made her feel a sense of responsibility and an incentive to justify branching out into new fields. ‘It was like a door opening,’ she explains. ‘I love what I do and I’m happy with the attention.’ So curating a festival seemed like an obvious next step, one that combines her innate sense of adventure with an organic, acoustic vibe, promoting an authentic experience rather than a synthetic, mass-produced one. POSTER BOY Jimmy Turrell's graphic collage work captures the zeitgeist and makes him one to watch. Absolutely visits his studio Wo r d s p e n d l e h a r t e
H
e may not be a household name, but if you're interested in music, you have probably seen work by Jimmy Turrell. This Newcastle-born graphic artist works from a small studio in Westbourne Park and his bold and punchy style captures the zeitgeist pretty accurately. His work has an eye-catching sharpness and a simple graphic elegance that's reminiscent of both Soviet propaganda posters and 1960s psychedelia, while maintaining a sharp contemporary feel. Turrell has organically created one of those post-recession lateral careers, spanning different media and combining commissions with independent projects to create a mini-brand of his own. At the moment, for instance, he's working on a music video for a high-profile artist (he won't say who), having just finished an advertising campaign for Ladbrokes Betting Shops (TV and billboards) and continuing with various magazine design commissions as well as mainting print sales through his own website (and through stylish local interiors website themintlist.com). It's a multi-sided career offering lots of different outlets for his basic signature style. How did it all start? After winning a Guardian award for magazine design pretty much straight out of a graphic design degree at Liverpool, he became staff illustrator at Mixmag. 'Then Liam

from The Prodigy spotted me and after that I started doing lots of other music industry stuff,' he explains. I am surprised to learn that it's not all digital work and Jimmy's methods are actually pretty old school. 'When I came out of college I was a Pritt Stick and scissors man, with no computer,' he says. 'Now I use a lot of different techniques, secret ones. But it's all rudimentary technology, I scan things but can barely use Photoshop. Really I use the computer as a cutting board.' When you watch him in his studio, there's not much there apart from a huge screen and you might think he's a poster boy for the digital art generation. Mostly, his work must be in his head. 'It's about keeping the elements quite simple. It's collage. Andy Warhol was doing the same kind of thing,' he says. 'Art was the only thing I was ever good at at school, and I loved it. It was always drawing and painting – it's funny I ended up as an illustrator because I was always so crap at illustration.' One of his favourite regular gigs is illustrating the NME's Album of the Week column, which requires a constant stream of new ideas inspired by (but not replicating) the album artwork and the music itself. It's a well-read column and gains him notable recognition – Morrissey commissioned him as a result of liking his interpretation of his last album, for instance. Turrell was charged with designing the branding for Glastonbury 2009 and the resulting artwork was memorable and bold. 'I find inspiration in old books and I'm always in record shops. For collages I'm interested in juxtaposition, taking an innocent thing and putting it next to something more controverisal or brutal.' To illustrate, he shows me some recent video work, where old black and white footage of factory workers (he buys random old film reels on ebay and trawls

through them) provides a bacground for superimposed graphics, creating a clever and sinister feel. Ultimately there's something familiar about his style. Many of his works would be just as at home on the cover of a Pelican blue paperback on psychology form the early 1960s as on a CD cover for a dance music act or as an advertising campaign for, well, anything really, as well as, of course, as framed prints on the walls of stylish west London houses. Maybe it's this perceived familiarity that makes it so clever – which isn't to say that it's tired or trite. Turrell's eye is sharp and precise, his work tight, bold and fresh. Paddington People A new series of portraits of Bayswater folk goes on show at the Tabernacle this month W o r d s D AV I D B R U C E
W
hen I was born in 1965, my family moved into a Victorian terrace house in Hereford Road, Bayswater. I grew up there with my brothers and sister and although I now live in Holloway, I still feel a special connection with Bayswater. I am a portrait photographer for magazines and the entertainment industry. I started my photographic career from my bedroom/darkroom in Bayswater, selling pictures of news events to the local newspaper the Paddington Mercury and sometimes the national papers in Fleet Street. There was always something going on in the neighbourhood. I photographed: fires; royal visits; armed sieges; community campaigns; night club raids and bomb scares. Bayswater, on the eastern edge of Notting Hill the area became fashionable in Edwardian times with large stucco
I REMEMBER BAYSWATER in the
1970s and 1980s –

was dynamic, creative AND VIBRANT
houses built around garden squares. By the end of the Second World War the area was run down. The large houses had been split-up, bombed and neglected. The garden squares were dilapidated. I remember Bayswater in the 1970s and 1980s when the many of large houses were bedsit hotels and student hostels. The buildings were falling to pieces due to lack of repair and several were squatted; however the atmosphere was dynamic, creative and vibrant. Recently I was helping my parents downsize from their house to an

apartment. On my regular visits I particularly noticed the qualities that make Bayswater special and the reasons they were so keen to stay in the area. Bayswater now looks great and is an extremely desirable place to live, with a lively mix of cultures and characters. The neighbourhood has many long-term residents and has been improved with the efforts of local volunteers and the people who work there. There remains a strong sense of community. I aim to celebrate the community of Bayswater with a series of 16 portraits. The project will feature interesting characters who live and work in the area, the local heroes who make the place a pleasant place to be. The portraits will be produced using traditional black and white film photography and will include short interviews about the area with the subjects. u David Bruce's Bayswater Portraits will be exhibited at the Tabernacle Arts Centre, Powis Square W11 from 15 September.

Never Mind That B*llocks Ex-Sex Pistols bassist and lifelong west Londoner Glen Matlock is back on tour, though he's mellowed a lot since his punk days Wo r d s e d w i n a l a n g l e y
O
n 2 December 1976, the day after the Sex Pistols were interviewed by Bill Grundy for the Thames Television programme Today, the Daily Mirror ran this headline: ‘The Filth and the Fury’. In their hundreds, viewers called in as lead guitarist Steve Jones’s ‘You dirty f**ker’ jibe and lead singer Johnny Rotten’s use of the word ‘sh*t’, were streamed live into people’s homes, horrifying the middle classes and catapulting punk into the forefront of Seventies Britain. This was the year, remember, when Britain had to ask international bankers for a bail out worth billions; the year where inflation raged at 17%, where strikes were rife and during the driest summer since 1772, a riot broke out at the Notting Hill Carnival. This was the year where King’s Road punks were perceived a genuine threat to civil order. What better leader to give this anarchy, what better label to attach to it, in essence, what better scapegoat, than the foul-mouthed, adolescent Sex Pistols? With this in mind, I made my way to Maida Vale to meet Glen Matlock, original bass player for the band. And if truth be told, I wasn’t sure what to expect. Previous interviews I’d read suggested he had, inevitably, mellowed.

WE BECAME their smokescreen...IT SEEMED like there was NO FUTURE But only last year Johnny Rotten had told a female anchor on live television to ‘shut up’ and not interrupt ‘when a man is talking’, so approaching the interview with caution felt prudent. When I first see Matlock he is sitting outside Raoul’s on Clifton Road with an almost empty coffee in one hand, and a cigarette in the other. So far, so punk rocker. But as I get closer and clock his large brown puppy-dog eyes, I notice there is both tenderness and sadness behind them, which is instantly disarming. When he later asks the waiter for some warm milk – ‘not being tight, but I can’t drink too much coffee’ – I almost reach over to give him a hug. Could this person truly be a hellraiser? ‘We became a diversion, a sop,’ Matlock says, when I address the issue of shouldering blame for an entire country’s discontent. ‘When there’s a lot of sh*t going on, people strike…and they fill the front pages with ‘what a horrible bunch of teenagers you are!’. We became their
smokescreen.’ Did they know what they were doing? ‘We knew the scenario that we was in, we knew the dump that was mid-Seventies London,’ he continues. ‘God Save The Queen was originally called No Future. The words never changed, it just occurred to someone that it was going to be The Queen’s Jubilee, so we changed the title from No Future. It seemed like there was no future for blokes like us, unless you did something about it for yourself. That’s what we were trying to do.’ Matlock was born in 1956 and grew up in Kensal Green, attending school on Du Cane Road and later St Martin’s Art College. ‘People go to art college because they don’t know what to do next,’ he intones. ‘My father was a bit of a trade unionist and we’ve always been a working class family. We didn’t have a lot, it was always a bit of struggle.’.’ While at school, Matlock got a parttime job at Vivienne Westwood and Malcolm McLaren’s notorious boutique ‘Live and Let Rock’, later known as ‘Sex’, on the King’s Road. Chelsea back then was ‘a lot weirder’ – ‘every oddball and weirdo in London came in, it was like a melting pot of nutters’ – and it was there that he met founding Pistols members, Steve Jones and drummer Paul Cook. ‘Steve and Paul used to come in and try to nick things. It was my job to stop them. They did it quite regularly, but I

But I overheard them saying to Malcolm, who they were trying to get involved [McLaren later became the band’s manager]…that their bass player didn’t take it seriously. I said I played the bass and they asked what bands I liked. I said ‘The Faces’ and they said, ‘ooh, so do we!’. We had a play and then…’ he drifts off in reverie. John Lydon (renamed ‘Johnny Rotten’ by Jones) was recruited in August 1975, the band’s name was confirmed – ‘Malcolm’s shop was renamed ‘Sex’ so ‘the pistols from the Sex shop’ was an obvious pun for four blokes’ – and they were set to wreak havoc. If that was even their intention. ‘We were surrounded by hip people who were a bit older and who helped us with what we were trying to do.’ Which was? ‘To stir things up a little bit, you know.’ I supposed I knew what he meant. ‘When John came along he encapsulated it in his lyrics – the vibe that we had. When we was at Malcom’s…there’d be Antony Price and Bryan Ferry swanning up and down the road, all multimillionaires. Malcolm thought they were a load of tossers, and we did too. We didn’t have a pot to p*ss in and it gave us a certain kind of arrogance, which is quite handy in a rock and roll band.’ When I ask Matlock if there was ever a point where they were all friends, he replies simply, ‘no.’ In February 1977, eight months before Never Mind the B*llocks, Here’s the Sex Pistols was released Matlock quit. In a telegram to NME McLaren said Matlock had been thrown out because he liked The Beatles. Matlock tells me ‘that was b*llocks’

and weirdo in London came in. IT WAS LIKE A MELTING POT

and that he left because ‘it was more trouble than it was worth’. I wonder why it mattered even if he had liked The Beatles. ‘They were perceived to be The Establishment, and we were anti that, you know.’ Did he like them though? ‘Yeah, I didn’t mind them. I liked bands like The Kinks and The Stones – slightly harder-edged stuff.’ He was replaced by the ill-fated Sid Vicious and nce out of the band, Matlock’s contribution was disputed. He maintains he wrote Pretty Vacant, but when I cite Steve Jones’s outright rejection of this, he replies nonchalantly: ‘Well, he’s full of sh*t. He doesn’t know because he wasn’t there when I wrote it. Steve wrote what he wrote. I wrote what I wrote and John wrote what he wrote.’ I probe Matlock further about the band, but after a while he grows tired and emphasises it was ‘just’ something

he did, ‘like learning to drive’. His next band, The Rich Kids, he considers as much of an achievement. Today, life still revolves around music and he is gearing up for a tour this month, playing with David Bowie’s guitarist Earl Slick, and Slim Jim Phantom from the Stray Cats. Matlock currently lives near Paddington with his two sons (17 and 21), both of whom have followed him into music. ‘I’ve tried to dissuade them, but that’s what they want to do. It must be ‘ard,’ he ponders. ‘‘Dad was in the Sex Pistols, what do we do?’.’ It’s an innate love of music that drives him – ‘I’m too old to do anything else’ – though I have to ask if money was ever a stimulus and, since I feel strangely ballsy, whether he has a lot of it. He pauses for a second. ‘No. I’m comfortable but I’m not loaded. I think that’s quite good for writing. If I was a multimillionaire, I wouldn’t know what was going on. We all like a hug every now and then, there’s nothing wrong with that. It’s just when it becomes twee and whack…’ and once again, he drifts off. I like to think he is thinking what I am thinking. Yes, Matlock has mellowed. But a Sex Pistol will never be twee – or whack. And if anyone ever claims otherwise, well, that’s just b*llocks. ◆

Jane Lewis The Bayswater-based designer and founder of Goat set up a successful fashion label from scratch. How did she do it? W o r d s L i n d s ay B a k e r
D
esigner Jane Lewis is a straight-talking kind of woman, and refreshingly honest about the difficulties involved in starting your own business. “Full of challenges,” is how the polished, willowy 37-year-old describes the journey to establish her luxury clothing label Goat. “It’s incredibly difficult to start a brand from nothing.” The hard work has paid off, it seems. Goat’s understated coats, signature knits and elegant dresses are hugely popular with the fashion cognoscenti. And the brand’s fan base is increasingly starry – including the Duchess of Cambridge, Victoria Beckham, Keira Knightly, Lana Del Ray and Gwyneth Paltrow. Not only that, but now the label is set to expand – it opens its own flagship store in Conduit Street at the end of September. Raised in Hampstead and a graduate of History of Art, Jane had not initially considered fashion as a career plan - her first jobs were in the art world, at Spink auction house and then for a private collector. But she had always loved fashion, and soon “sidestepped” into it when she went to work for designer Elspeth Gibson. It was there that she noticed a niche in the market for highend, easy fashion for daytime, clothes that were not “design for design’s sake”. She founded Goat more than a decade

ago - the name derived from the cashmere signature pieces that she specialised in. “I think in a way the lack of training gave me faith and a courage in the absence of fear,” she explains. “I learnt on the ground, I forged my own path, and I made mistakes which was a good thing. I grew the business organically and slowly and I’m proud of that. We’re in firm control of this business. But you’re only as good as your last collection, and we never rest on our laurels.” Maintaining the identity and consistency of the label while also being forward-thinking each season is a “fine line” says the designer. “I believe in style over fashion.” And although she is now designing four collections per year, she also believes that “dressing is not a seasonal thing.” The key is “less is more,” every detail is finely tuned, with only the best materials used. “It’s all about making luxury look effortless.” The Duchess of Cambridge recently sported the brand’s crepe Scarlett pleatfront dress and the Redgrave coat, while Victoria Beckham was seen in a low-key
mint shift dress. “I think women like us because we’re discreet and versatile. We allow very different women to wear the clothes in different ways. They wear the clothes, the clothes don’t wear them. Simplicity is the hardest thing to do. It’s easier to fall back on prints and pattern.” She cites Pierre Cardin as a style icon, “such beautiful lines, a real innovator. So streamlined.” Jane lives with her property-developer husband and children in a garden square in Bayswater. “I love it. We live in a lovely quiet square with the open space of the park nearby, yet we’re no more than 10 minutes from everything.” Goat HQ is near Baker Street and the children are at school in Notting Hill. She loves the “village life” of W11, and is a fan of Grangers, where she goes for coffee in the morning. Another favourite stomping ground is Connaught Village where preferred haunts include restaurant Kurobuta and chocolatier Coco Maya. So with her own business, plus three children aged nine, six and three, how on earth does she stay so calm? With a lot of support, she says, and making no pretence that she deals with it all single-handedly. “I won’t lie, I have a fantastic team around me - I’m the luckiest, luckiest boss. I have a fantastic support system and a wonderful nanny who makes my life possible. I can’t take credit on my own.” u goatfashion.com

he Autumn Winter Couture catwalks were uncharacteristically restrained. Save for a couple of statement (yet still subtle) eyes, skin was kept bare, and lips were nude. It’s a look that’s surprisingly hard to translate successfully to the real world. Here are my tips and products to help you achieve an unshowy glow. 1 Prep your skin as usual, then use this Green & Spring Miracle Nuturing Balm on any dry patches. I also use it to condition my eyebrows and lips. Apply foundation with Estee Lauder’s clever brush - it fits perfectly under your cheekbones and gives a flawless finish. 2 This Charlotte Tilbury Bronze and Glow palette is my go-to product for a successful nude look. Use the bronzer in the hairline at the top of your forehead and temples, then sweep it just under

your cheekbones (suck in your cheeks to show where you’re going), and under the jawline. Use the Glow on top of your cheekbones, brow bone, and a touch down the centre of your face. 3 To subtly define your eyes, this Chantecaille palette gives a perfect sheen. Use the copper shade in the socket and the pearl on the lid. The purple looks incredible just smudged into the lash line. The Chantecaille Eye Stylo is the best pen for ‘tight-lining’ eyes - use the very tip to dot in between lashes for the ultimate barely-there definition. 4 A beautifully-defined brown will keep the look groomed and purposeful, rather than like you’ve simply forgotten to put make-up on. But recent studies have shown that deficiencies in essential fatty acids can actually slow weight loss. YOU NEED TO EAT FAT TO LOSE FAT.
Some dietary experts are promoting higher fat diets to help with weight loss. What’s more, many low fat products contain added sugar, the enemy of both the waistline and the skin. Fat helps boost satiety and adds flavour to our meals. However, we do need to eat the right types of fats and oils.
FAT THE TRUTH Joanna Oates, Nutritionist at the Park Club, offers some words of advice on the dreaded 'F' word he 'F' word can have a lot of negative connotations, but T both body fat and dietary fat are essential for our physical and mental wellbeing. Our bodies carry a layer of subcutaneous fat just beneath the skin, which keeps us warm and provides physical protection. If body fat falls too low it can affect sex hormone production, resulting in low libido, fertility problems and even early menopause. AGING AND TRANSLOCATION OF FAT
Body fat also helps to keep us looking young. As we age, our skin thins and we lose deep fat from our faces, resulting in more lines, wrinkles and under eye shadowing. Instead, body fat tends to accumulate around the middle and our
vital organs, resulting in increased risk of heart disease, diabetes, cancer and even dementia. This type of fat is known as visceral fat and often hidden, so that individuals with a normal BMI may still carry undesirable levels. Sugar, stress, sedentary lifestyles and alcohol are all contributing factors. SO WHAT CAN WE DO TO HALT THIS DOWNWARD DECLINE?
The last thing you should do is go on a quick fix diet, such as a juice fast or detox. Yes, you will lose weight and go down a dress size, but weight lost quickly comprises of water and muscle. Once you come off the diet, you are likely to gain back the lost weight, and more besides. Dietary fat contains more calories than

Like our skin, oils are sensitive to too much heat and sunlight. This is why deep fried food can be so damaging. Most vegetable oils are more vulnerable, making coconut oil or butter a safer fat for cooking. Similarly we need to be careful to avoid chemically treated dietary fats such as margarines and spreads. Omega 3 fatty acids found in oily fish, walnuts, pumpkin and flax seeds can help boost body fat loss as well as keeping skin soft. Coconut oil is another slimmer’s friend as it is more easily burned as energy rather than stored in fat cells. It’s also a heat-stable oil so safer to cook with at higher temperatures than olive oil and vegetable oils groups. Nuts and seeds in their raw state (unsalted, not dry roasted) along with their cold-pressed oils contain many healthy fats. Finally, don’t be scared to go for full fat dairy products: these contain fat soluble vitamins devoid in their low fat alternatives. They also taste better and keep you feeling fuller longer. STEP 1 EVALUATING YOU
Evaluate where you are now and where you want to be. Transforming your environment is investing in yourself and will affect the quality of your life, your psychological wellbeing and increase the value of your property.
STEP 2 EVALUATING YOUR SPACE
An evaluation of what exists including: • current use of the space • best and worst features of the space • requirements for change The financial outlay, time and upheaval to change your space is a reminder that this is not something you will want to change every year, so a full evaluation is crucial.
STEP 3 DESIGNING YOUR SPACE
Decide what can be removed or re-sited and/or how spaces can be enlarged or re-shaped to accommodate your needs. Take into account:

STEP 4 CHOOSING THE COLOUR PALETTE
Decisions on colour are emotional. Use tried and tested colour combinations to devise a scheme that creates the desired atmosphere. If the proportion of a room is problematic, use colour to change it visually and always consider the placement and quantity of colour.
STEP 5 SELECTING YOUR FINISHES
When choosing finishes always consider the tone and character of the room rather
than what is on trend. Then review the purpose and function of the room and choose the products accordingly. Try not to be caught up in the latest trends. Rather, look for products that will enhance the scheme and be the best solution for the purpose of the room.
STEP 6 SELECTING YOUR FURNITURE
Whether your furniture is old or new, the most important considerations should be: • comfort • proportion and scale • style and aesthetic appeal. The selection of furniture should be: • suited to the purpose • appropriate to the scheme. Placement of furniture should take into account: • the activity within the room or space • how many people will need to be catered for • viewpoints • don't be afraid to mix styles. Remember ‘you get what you pay for’.
STEP 7 SELECTING YOUR SOFT FURNISHINGS
Review the function of the room and its focal points. Use soft furnishings to emphasise and enhance. Use accents to highlight detail and add interest to your scheme. For example, a window’s proportion can be changed with the use of clever window treatment. This can also add character and cohesion to the other textural elements in the room. Remember, the devil is in the detail, so make sure that your cushions, throws,

Manners do matter When the editor of Tatler said that politeness and respect are as important as good grades, her comments struck a chord Wo r d s A M A N D A C O N S TA N C E

ood manners are as important as good grades when it comes to forging a successful career. So Kate Reardon, editor of society bible Tatler, told a group of teenage girls this year. In a speech at Westonbirt School (Gloucestershire), Reardon said: ‘It doesn't matter how many A-levels you have, what kind of a degree you have, if you have good manners, people will like you... if they like you they will help you. I'm not talking about using the right spoon for soup or eating asparagus with your left hand. I'm talking about… making people you interact with feel valued.’ Her comments prompted a storm in a media teacup; they were judged ‘anti-feminist’ but among sniping about Reardon’s own privileged upbringing (Bute House, Cheltenham Ladies' College, Stowe) there was also acknowledgement that she had raised an important issue. Reardon’s speech comes amid growing concerns that Generation Text are not fit for purpose in the working world. School leavers may have top-notch computing skills but seem to lack some of the basic social skills such as good manners and the ability to hold a conversation. In the report by Barclays earlier this year, personal presentation, punctuality and decent manners were all highlighted as problems for some young people. 43% of business leaders said young people failed to understand when it was appropriate to use a mobile phone or when to take a break or for how long. A worrying 55% said school leavers were unable to manage conversations properly when calling clients or suppliers. Employers and parents will nod in

I despaired of the workexperience graduate with a First and editorship of the student paper... who was too grand to make tea, photocopy or ask for advice, despite his atrocious typos.’ Pelling adds that she knows a financier who conducts all his interviews over lunch to see if candidates have table manners and are capable of conversation beyond football and celebrity. ‘No one wants to spend two thirds of their day surrounded by uncouth braggarts.’ Anthony Seldon, the pioneering head of Wellington College, has

already called for schools to hold lessons in manners, punctuality and tidiness. And An all-party Parliamentary Group on Social Mobility said earlier this year that schools need to place greater emphasis on the ‘soft skills’ such as resilience, empathy and selfcontrol. It recommended giving all pupils a school-leaving certificate to mark out their achievements in extra-curricular activities and work experience. In other words, there is a recognition that good, old-fashioned ‘character building’ needs to find its way back onto the curriculum, particularly in state schools where it has often given way to a relentless academic curriculum. In a report earlier this year, the Confederation of British Industry spoke of its concern that ‘schools were turning into exam factories... churning out young people who are not sufficiently prepared for life outside the school.’ Applauding the changes to the A-level system, the CBI said the business world wants ‘young people who have been academically stretched, but who also display a set of behaviours and attitudes that are vital for success, including determination, optimism and emotional intelligence.’ Reardon has her own tips for success. She urged the Westonbirt girls, ‘Never hide behind a computer or mobile phone’ and to understand the importance of eye contact. She also told them to use confident self-expression, to rigorously research any prospective company before being interviewed and to do as much work experience as possible. And above all: ‘Never underestimate the value of good manners. I can count on one hand the number of people who wrote me a thank you letter after having an interview and I gave almost all of them a job.’ ◆

TANDOORI CHICKEN WITH COCONUT SAMBAL From T HE GROOV Y F O O D CO M PANY INGREDIENTS
• 1 free range chicken 1.5 - 2 kg • Tandoori marinade: 1 tbsp garam masala • 1 tsp ground coriander • 1 tsp chilli powder • 1 tsp paprika • 1 tsp turmeric • 1 tsp ground cinnamon • 3 cloves garlic, crushed small piece fresh ginger, grated • 100ml natural yoghurt • juice 1 lemon • 1 tbsp cooking oil • 700kg maris piper potatoes peeled • 2 tbsp coconut oil
Coconut Sambal: • 2 tbsp coconut sambal: • 100g fresh coconut grated • 1 green chilli deseeded • 1 clove garlic • 1 tsp agave nectar • 1 tsp coconut oil • small handful fresh coriander • juice 1 lime

RETURN OF THE NATIVES METHOD
01 Mix the dry tandoori spices, remove a teaspoonful and set aside for the roast potatoes. Combine the rest of the spices with the natural yoghurt, ginger, oil, lemon juice and garlic then set aside. Place the chicken on a baking tray, slash the thighs, then rub with the paste. Cover and refrigerate for at least two hours but overnight if you can. 02 Parboil the potatoes (cut into chunks) for 4-5 minutes, drain, leave for five minutes, toss. 03 Stuff the chicken cavity with coriander and lemon halves. Roast in a pre- heated oven set at 190c/170c fan/gas mark 5 for 45 mins per kilo plus an additional 20 mins. Baste occasionally until the chicken is well-cooked and juices run clear. One hour before the end of the cooking time add the coconut oil into the baking tray, add the potatoes (they should be well-coated), then season. Roast for one hour, turning a couple of times until crispy and golden. 04 For the sambal, mix ingredients into a mini blender with some water and blitz until a paste while retaining texture. Season and leave to stand for at least 10 minutes before serving. ◆

truffle salad, whipped bone marrow, parsley crumb and chips in beef dripping. We both chose steak– sirloin and fillet respectively. My fillet was cooked to absolute perfection, not too bloody, and incredibly tender to the extent that my serrated steak knife was somewhat obsolete. My companion seemed similarly taken with her enormous sirlion, although she expressed herself mostly with closed eyes and vigorous nods when asked for her opinion. The chips and onions were up to standard but the marrow was exceptional, rich and creamy and not at all heavy. We should not have had any room for more but when the dessert menu was brought round, we gave in and decided to share the Peach Melba and the bitter chocolate marquise with mint, aerated chocolate and mint ice cream. Although we both leaned towards the chocolate pudding initially, it was the melba that won us over as the marquise proved a little too much. Perhaps a bit more simplicity would appeal tow me but there is no doubt Pavilion understands the taste of its business members as well as its non-member clientele and delivers on flavour. u

he restaurant is part of the Pavilion business members’ club, with the kitchen being presided over by noted head chef Adam Simmonds (previously of the Michelin starred restaurant at Danesfield House). This being the case I expected to find a besuited office crowd occupying most of the tables but from the diverse range of diners (and their number – the restaurant was busy for a Tuesday) it soon became clear that Pavilion has become a popular destination in its own right with a lively atmosphere that is far from corporate. We took our time over the menu, sipping a pre-dinner Whiskey Sour. Those not wishing to opt for a serious three-course meal can sit at the large chrome bar and order from the smaller bar menu but we were in it for the full treatment. The dinner menu itself is intriguing; every main seems to come with a complicated
side of some sort, which is no bad thing when done well, though ‘hay-baked celeriac, pickled onion, Granny Smith apple and truffle beurre blanc’ done halfheartedly can never live up to a simple green vegetable. My companion opted for rabbit and chervil terrine, with pickled carrots, trompettes, green beans and hazelnut salad for her starter while I went for the salmon Gravadlax with crab salad, pomelo and avocado. Portion sizes are hearty rather than girly, a nod to the business clientele. My friend was somewhat overwhelmed by her terrine, which nonetheless worked well with the nutty flavours in the salad. My salmon was piquant and very fresh but it was the crab salad that stole the show and really added interest to the dish. For my main course I was lured by the vast range of meats, which merit their own page on the menu. Each cut is accompanied by beer pickled onions,

I N G RE DI E N TS • 175 g plain flour, sifted • 1 teaspoon baking powder • 175 g butter • 175 g caster sugar • 3 eggs • 2 tablespoons freshly squeezed lychee juice • 100 g lychees, peeled and quartered Lychee vodka syrup • 100 ml freshly squeezed lychee juice • 2 tablespoons vodka Compote • 150 g raspberries • 1/4 teaspoon rose water • 3 tablespoons raspberry jam • 1 tablespoon freshly squeezed lychee juice • 1 teaspoon icing sugar Buttercream • 150g butter • 250 g icing sugar • 1 tablespoon lychee juice • 1 1/2 teaspoons pomegranate molasses • pink food colouring paste To decorate • 6 lychees, halved • 12 raspberries • edible sugar pearls • muffin pan lined with 12 muffin cases • piping bag fitted with a large star nozzle ME T HO D Preheat the oven to 180°C (350°F) Gas 4.

01 First, make the lychee vodka syrup, by mixing the lychee juice and vodka together in a small bowl. Set aside. 02 Sift the flour and baking powder into a mixing bowl and set aside. 03 Place the butter and sugar into the bowl of a stand mixer fitted with a paddle attachment (or use an electric whisk and large mixing bowl), and beat the mixture at medium to high speed for 1–2 minutes, until light and fluffy. Occasionally stop to scrape down the sides of the bowl with a rubber spatula to make sure that all the butter and sugar is incorporated. 04 Add the eggs, one at a time, mixing at low speed, until fully incorporated. Add the lychee juice, mixing slowly, until the batter is smooth. Stir in the fresh lychee pieces. Using an ice cream scoop, divide the mixture between the muffin cases, filling to almost two-thirds full. Bake in the preheated oven for 22–25 minutes, until well risen and a skewer inserted into the cake comes out clean. Transfer to a wire rack and immediately brush with the lychee vodka syrup. Divide the syrup evenly between the cakes until you have

Transfer to a wire rack to cool completely. 05 For the compote, place all the ingredients into a bowl and mash with a fork until you have a combination of smooth purée and textured pieces of raspberry. Set aside. 06 To make the buttercream, place the butter of a stand mixer fitted with a paddle attachment (or use an electric whisk and large mixing bowl), and beat until soft and fluffy. Sift in half of the icing sugar and mix at low speed, until incorporated. Add the second half of the sugar, then beat, slowly, until incorporated. Add the lychee juice and pomegranate molasses and mix until combined. Using the tip of a sharp knife take a very small amount of pink food colouring paste, and add it to the buttercream. Blend until the colour is your desired shade, but do not over-mix. 07 To assemble the cupcakes, use a sharp knife or apple corer to remove a small section from the centre of each cupcake. Using a teaspoon (or disposable piping bag), fill the holes almost to the top with compote. 08 Spoon the buttercream into the piping bag and pipe a swirl onto each cupcake. Alternatively, spread the buttercream onto each cake using a palette knife or metal spatula. Decorate with lychee halves, raspberries and sugar pearls. u

Bake in the preheated oven for 20–25 minutes, until well risen and a skewer inserted into the cakes comes out clean. Transfer to a wire rack to cool completely. 06 To make the kiwi mint core, blend the kiwi fruits and mint in a food processor until smooth. Set aside. 07 For the mascarpone icing, place all of the ingredients into the bowl of a stand mixer fitted with a paddle attachment (or use an electric whisk and large mixing bowl), and beat for about 1 minute on medium speed. 08 Turn up the speed and beat the icing until very smooth and a little fluffy. Set aside. 09 To assemble the cupcakes, use a sharp knife or apple corer to remove a small section from the centre of each cupcake. Using a teaspoon (or disposable piping/pastry bag), fill the holes almost to the top with the kiwi mint filling. 10 Spoon the buttercream into the piping bag and pipe a swirl onto each cupcake. Alternatively, spread the buttercream onto each cake using a palette knife or metal spatula. Decorate with mint leaves and grated lime zest. u

CITY GUIDE Sydney: the best places to sleep, be seen and sunbathe in the world’s most beautiful city (well, we think so anyway...) Wo r d s A l e x a n d r a J o n e s
WHAT TO DO
W
hat many people don’t realise about Sydney before going there is that it is an astoundingly beautiful city. There’s a reason why being harnessed in for a trek to the top of the Sydney Harbour Bridge is a tourist staple: the views rival those of any city in the world. But if you want to see it from a slightly safer vantage point, then head to Milsons Point Ferry Wharf at the base of the bridge or to Observatory Hill, which will give you the views without the vertigo.
Aside from the architecture, Sydney has many beautiful parks and gardens. My personal favourites are the Royal Botanic Gardens (rbgsyd.nsw.gov.au) where the sheer abundance of natural life that Australia has to offer is much in evidence and where you can get an Aboriginal Heritage Tour for around $35. It is an incredibly interesting 1.5hour talk from an Aboriginal guide who will discuss the flora and fauna, as well as the impact that Western settlers had on the landscapes and indigenous population. There are a number of fantastic galleries, but for a taste of the raw, bubbling artistic talent of young

Sydneyites, it’s worth checking what’s going on at Carriageworks (carriageworks.com.au). The multidisciplinary cultural centre is set in the old Eveleigh Rail Yards, heritage listed warehouse-style buildings formally used as railway workshops. Of course you can’t go to Sydney without spending some time on Bondi beach. If you’re up for a bit of activity, the coastal walk between Coogee and Bondi, a 5km jaunt that takes just over an hour if it’s done in one go, takes in some less populated, but equally beautiful beaches and coves. Take a picnic and make a day of it. u

Sydney. As with their shiny new London venue, the Sydney hotel is renowned for it’s views. It is perfectly positioned to offer an unrivalled snapshot of Sydney Harbour, with the Harbour Bridge and Opera House dominating the landscape and both close enough to see in detail. It is the kind of view that will have you clambering out of bed each morning to throw open the blackout curtains so as not to miss even a moment of daylight. Having said this, it comes into its own at night, when the monuments and buildings of Sydney are all aglow. Most rooms feature a window seat, I’d recommend ordering room service and whiling away an evening just taking it all in.

As well as the usual variety of treatments (facials, wraps etc.) it offers a number which aim to balance your energies (The Healing Chakra Treatment was a particular delight, offering a meditative

f you want to venture outside of the hotel then you are perfectly placed sink a few rums at Sydney’s best new cocktail bar, The Lobo Plantation (thelobo.com.au) which is just a ten minute walk away. Also close by (about 10 minutes by taxi) is Surry Hills. I’m tempted to equate it to Shoreditch, in a rough-area-comegood kind of way, but it is less flashy than Shoreditch (read: better). Here you’ll find countless good cocktail and wine bars, as well as plenty of bright young things with whom to while away the warm nights. For a truly show-stopping meal, head to Marque (marquerestaurant.com.au), a Surry Hills fine dining institution, where for $165 you can experience Australian fusion food of the highest order (think Paroo kangaroo with beetroot and radicchio kimchi). For breakfast, bills (bills.com.au; from the team behind London staple Granger & Co) does traditional Australian with a focus on tip top ingredients. u

GONE HUNTING Truffles are serious business in Tuscany, and one boutique hotel offers guests the chance to take part in a secretive search for the elusive tartufo Wo r d s A m a n d a C o n s ta n c e

asta Luna, basta! The man jumped forwarded and grabbed something from the dog’s mouth. The size of a large golf ball, it was black, scored with deep lines, and covered with mud. Even from afar you could smell its earthy, strong aroma. This was a prized truffle and Luna, our trusty Tuscan truffle hound had just dug it out of the hillside. We were on private land – a truffle reserve – a hilly, unprepossessing patch south-west of Florence. We had driven there with Mauro, a Tuscan truffle hunter, and his dog Luna in his van. It had all been quite cloak-and-dagger. A secret meeting at an anonymous road junction between our chauffeur-driven Mercedes and Mauro’s battered van was followed by a rendezvous in a layby, where we climbed into Mauro’s van and headed off-road to the reserve which lay behind chained gates. Truffle hunting is taken very seriously in Tuscany. A truffle is a tuber, the fruiting body of a subterranean fungus. Highly prized

around the world for its aromatic qualities in cooking, the rarest and best known is the ‘tartufo bianco’ the white truffle, worth more than gold gramme for gramme. The best time to find white truffles is autumn; in late May we were hunting for summer truffles the ‘tartufo scorzone’. More abundant and therefore less expensive than its white cousin, the summer truffle is no less prized for its intense perfume and flavour. Once inside the reserve, Mauro set Luna to work. He encouraged her constantly and fed her titbits of truffle from his pocket to whet her appetite. At first sight, she didn’t inspire much hope. More mangy poodle than Hound of the Baskervilles, Luna seemed happy to meander about cocking her leg, much like a dog in a local park. But Mauro, who has hunted truffles since he was a small boy and admits to being ‘tartufo’ obsessed, explained this was all part of the warm up. We followed Luna, scrambled up and down hills, and then, as we stood chatting, it suddenly happened, Luna scrabbled frantically at the ground and a black ball seemed to roll out of

nowhere – the elusive, fantastic truffle. After that she was on a roll and couldn’t stop finding them. After an hour or so of exciting hunting, we returned to the van, Luna smothered with appreciation by us doubting Thomases. Mauro then took us, pockets bulging with our booty, to an osteria in a nearby town where his friend the chef patron is famed for his cooking with truffles. Completely off the tourist trail, the restaurant was packed with locals; we sat drinking Chianti from jugs and sampled our treasure. First we ate them as fat shavings over buttery fresh ravioli

packed with sweet ricotta and thinly sliced pear and then a typically Tuscan secondi piatti of fried eggs served with truffle shavings and lashings of black pepper. The extraordinary thing about tartufo is that you eat them with your nose –a little like fresh coffee, the smell is what excites more than the taste. It was a truly unique and very Tuscan experience and one offered to guests by the clever people at Borgo Santo Pietro, the boutique hotel we were staying at near the ancient hill top town of Chiusdino, south west of Siena. Enterprising Danish couple Claus and Jeanette Thottrup found the run-down 13th century farmhouse and land in 2001 and with hard work and obsessive perfectionism, they have turned it into a 16-room boutique destination. stately home, part rambling homestead, Borgo was never going to be big (though there is planning permission for eight more rooms) but it is quite perfect, from the moment you sweep through the wrought iron gates down a curving gravel drive lined with Cypress trees, you know you are somewhere special. The main house used to be a healing retreat for pilgrims and the Thottrups have worked hard to make this a dreamy haven from reality. Its size means that staying here is an intimate experience, the staff quickly know you and fellow guests soon become familiars. Luxury

is Borgo’s calling card and for the Thottrups this means an amazing attention to detail. Every aspect of the house and gardens has been restored attentively, beautifully and respectfully. The rooms are all furnished with pieces that Jeanette has handpicked from flea markets and antique shops across France and Italy. Hi-spec mod cons are artfully hidden behind paintings and each bathroom is stocked with lotions and potions from the hotel’s own spa. The overgrown gardens and desolate fields have also been lovingly restored. The Thottrups have planted more than 250,000 plants, built a lake and created an organic kitchen garden. Truffle hunting is just one of the activities on offer at Borgo as part of its Concierge Collection; you can have an art lesson, go quad biking, ride a horse or fly in a hot air balloon or plane. There are also authentic cookery lessons spanning learning how to make pizza or fresh pasta. Food is hugely important here. There is a great emphasis on seasonality and local produce, much of the fruit and vegetables come from the hotel’s own gardens. There are two restaurants, the Valle Serena, the hotel’s fine-dining restaurant and the Treehouse Bar, a more informal brasserie, all presided over by new executive chef Francesco Gasbarro. This autumn the hotel is opening its own restaurant in Florence, a step only the most supremely confident kitchen would take. We ate dinner at the Valle Serena one evening, looking out over the valley after which it is named. The cooking is very formal and technical; the standout meal was a beef tartar made from the celebrated local Chianina cattle. An attendant sommelier wine matched each of our dishes with an emphasis on local vintages of which there are many. For more hearty, informal fare, there is the relaxed Treehouse Bar, which serves great cocktails, fantastic fresh grills, salad and antipasti. And if the night air starts to nip, the waiters light you a personal wood burner by your table. A great slab of pork from the local Cinta Senese pig kept my

other half busy, a langoustine spaghetti and a mozzarella salad all made with the sweetest of local tomatoes delighted me. Like everything at Borgo, the food is the very best it can be. WATER TO WINE Taking in New Zealand’s natural wonders both on land and at sea in South Island Wo r d s G e o r g i e L a n e - G o d f r e y
I
t’s a moment of pure suspense, of intense anticipation. Holding onto the rails as the boat rocks, we wait, eyes peeled for the spray. And then we see it: a floating mass of grey appearing from the water. It rolls on the surface lazily and then dips out of sight, a tail erupting out of the sea in farewell as it dives back down under the waves. I’m in Kaikoura, the whale-watching hotspot in New Zealand’s South Island. The tour is three-and-a-half-hour voyage with Whale Watch Kaikoura, the leading company in the area with a 98% rate for spotting whales. So confident are they in their success rate that they offer an 80% refund for all trips where none of Moby’s mates show. Not that that was the case on our trip – we saw a grand total of three sperm whales, all located with radar technology that looks as though its come straight off the set of a Cold War thriller. Listening to the bleeping in the bowels of the boat, both crew and passengers hold their breath waiting for the signal. Suddenly the words ‘Go Go, Go!’ boom out from the tanoid, and then it’s a mad dash, elbowing your way to the best spot on deck amongst a cacophony of clicking as the cameras attempt to capture the surfacing whales.

Back on dry land, it feels as though you’ve stumbled across a quaint British seaside town – pebble-dashed building and fish and chips galore. The place is renowned for its crayfish – in Maori ‘Kai’ means food and ‘Koura’ means Crayfish – and it’s best sampled at Hapuku Lodge, which lies just a short drive up the coast. Here there’s not only fine dining on offer, but luxuriously unique accommodation, set amongst the canopy of the resident Manuka grove. These treetop suites have a distinct design

Alongside Kaikoura crayfish, expect Canterbury Duck Leg with wilted Cavolo Nero and cider cranberries, followed by white chocolate, almond and raspberry semifreddo served with fresh cherries. All washed down with a selection of excellent New Zealand wines, of course.
LOOK OUT FOR THE one-off dining opportunities WHEN TOP CHEFS COME AND COOK Many of these bottles come from Marlborough, the wine region located about an hour’s drive north from Kaikoura. Head for Blenheim’s Chateau Marlborough, a five star maze of modern, black and white interiors, which is just two minutes walk from the town centre and perfectly located to explore the vineyards for which Marlborough is famous. The best way to do this is by bike, so that you can cruise around several in a day without the worry of driving over the limit (don’t underestimate the puny portions – all that tasting can add up). We took a tour with Explore Marlborough, which guides you around four or five estates in a day. The pace is leisurely so that fitness isn’t an issue, and the flat roads through the vines were made
for freewheeling in the sunshine. We started at the Forrest Estate, a small, family run business where the wines are award-winning and the atmosphere is that of a genteel country club. Particularly tasty was The Doctors’ Riesling, with notes of Granny Smith, lime sherbet and mandarin. Next was onto the Seresin Estate, where the focus here is very much on organic, biodynamic produce, which includes not only wine but extra virgin olive oils too. There’s a pseudo-rustic Hollywood glamour to the place, and it doesn’t come as a surprise to learn that it’s owned by the renowned NZ cinematographer Michael Seresin. The celebrity touch does have its benefits – look out for the one-off dining opportunities when top chefs come and
cook. This year it was Anna Hansen of The Modern Pantry in Clerkenwell. After a lazy lunch in the sunshine at Wairau River Estate, a familyfriendly winery where the restaurant is packed with kids, we pottered up to the Brancott Estate. Located on a hill (don’t worry there’s a shuttle that lugs you up so you don’t have to cycle), the floor-toceiling windows in this contemporary winery offer stunning views across row upon row of lush green vines spread across the Brancott Valley. Sitting in the afternoon sunshine with a glass of sauvignon blanc, we raised a toast to the calories burned by our biking, safe in the knowledge that we’d earned this moment lazing in the warm light as sun slowly disappeared behind the vines. u

efore working in property I enjoyed 12 years as an actress, mainly in theatre, whilst raising my son. Although I loved what I did, I felt that I needed a new challenge that allowed me to be at home with my family a little more. I have always been fascinated by architecture and interior design but the dominating factor that guided my choice to become an estate agent was the people side of the business and I found pretty quickly that this is what drove me forward to continue on this journey. As an agent you are often dealing with life changing situations such as: upsizing as a family grows, downsizing when the kids fly the nest, relocating for work/ affordability reasons, a first time purchase, divorce and also, sadly, probate. Often these involve high levels of stress for individuals and it is our role as agents to manage expectations whilst helping people realise their objectives. It is truly satisfying when you conclude a sale of a property and both parties are delighted with the outcome and the service they have received. Working in Notting Hill is a joy. Having

ccording to a recent BBC London news report, Rupert panders to the privilege and…“can’t understand why we want to deter rich foreign owners” from buying in London. This was the case against me when interviewed on the topic of the Empty Property Premium Tax. For those of you unaware of this rather minor piece of legislation, it enables local authorities to charge 150% of council tax on homes left “unoccupied and unfurnished for 2 years or more”. Currently 7 London councils are yet use this power including the Royal Borough and Westminster. The reality is that this tax has little or no chance of effecting any real change in the London housing market either by deterring “foreign owners” or enabling the building of more homes by Local Authorities. Let us look at some example figures. In the report I was interviewed inside 3 Glynde Mews, Knightsbridge, currently on with Kaye and Carrey at £3.6m, which pays £1,786.08pa in council tax. Now assuming that the property

When am I "in contract" and bound to sell?

he legal system governing property sales in England is quite open, in the sense that an agreement to sell your house is unenforceable until the point of exchange of contracts. This means that the seller can pull out or take a bid from another buyer at any point during the process with no penalty. This is true for the buyer too but the most common break in a sales agreement is from the seller’s side and the practice of ‘gazumping’ is a typical trigger for this. Once contracts are exchanged and the buyers 10% deposit has been processed the seller and buyer are both in contract and are bound to the sale.

It's essential to take into account a number of other variables, including the property's size and condition, its light and aspect, the street it's on, and the potential to extend. It's also vital to take into consideration the current market. Prices have started to stabilise more recently, and sellers should approach the market realistically.

4. Is the sales market slowing down?
T
here have been reasonable indications that the market has stabilised owing to the potential increase in interest rates, next year’s elections and tighter mortgage regulations (MMR). However, a key factor was the influx of ambitiously priced properties as a result of the exceptional demand seen earlier in the year. The traditional lull in activity over July and August tends to be a fairly quiet period in the market as this is when many take their summer holidays however, demand should pick up again for the September market.
