Editor’s Letter as the new austerity finally reached Notting Hill? In a good way, maybe. For 2014 it looks as if we could be looking at a new low-fi ethos, a homespun philosophy embracing simple things, recycling and mending. Take Golborne Road. A new space has opened in the shadow of Trellick Tower called Goldfinger Factory, dedicated not only to restoring beautiful pieces of classic furniture but also to training local people in the crafts of carpentry, upholstery and various decorative arts with a view to 'empowering communities' and creating 'social enterprise'. And in addition to being extremely worthy, it's also fun and stylish, even housing its own bar and restaurant dedicated not to cocktails but to mocktails, not to burgers or lobsters but to hearty and healthy vegetarian fare. The idea is to challenge the belief that

H

alcohol is necessary for a night out and to prove that a sense of fun isn't incompatible with a bit of ethical awareness. And maybe this will turn out to be the new order for 2014. Portobello has always had a culture of celebrating old things, while Erno Goldfinger was a forward-thinking modernist, so is it in with the old for 2014? Happy new year to all our readers.

Myths and Legends by Wael Shawky Serpentine Gallery Until 9 February

Acclaimed as one of the most electrifying contemporary artists of the Middle East, Wael Shawky uses film, installations and performance to probe the line between truth and myth. The Cabaret Crusades, in which historical narrative is delicately rewoven through Shawky’s subtle use of puppetry, is a filmic masterpiece. The exhibition also premieres Shawky’s newest work, Al Araba Al Madfuna, a colourful retelling of Mohamed Mustagab’s Egyptian parables - utterly engaging. The Body of an American Gate Theatre 16 January – 8 February

Inspired by the story of Paul Watson, the man who won the Pulitzer for his photography work during the Battle of Mogadishu in 1993, The Body of an American is an exciting experiment in documentary drama that sees two actors tackling more than 30 different parts. Played out against a backdrop of some of the most iconic photographs of the last 20 years, it is at once both saddening and exhilarating. 11 Pembridge Road, W11, 020 7229 0706 gatetheatre.co.uk

LOCAL FACES A new exhibition by local photographer and film-maker Jon Stevens shows a variety of local people who live and work in Notting Hill and help create what he calls 'its unique sense of place'. Character portraits include Daddy Vego of All Saints Road's People's Sound (above) as well as a collection of carnival people, vicars and others. The exhibition is sponsored by Totality a Notting Hill based marketing agency and is being held to raise awareness and funds for a new girls' school in Ibba county South Sudan which aims to open in February 2014. The exhibition will run from 15th January until 19th February at the Scared Space Gallery, St John's Church, Ladbroke Crescent, W11; sacredspacegallery.com

ROUGH TRADERS West London’s famed record label and iconic store made such a successful move into east London that they have taken a bigger step and opened in New York too. The new space takes the ethos of Talbot Road and expands it into a vast cultural hub – officially, that is, as opposed to the unofficial cultural hub that is Talbot Road. There will be a café, bar, exhibition space and a live performance room with a capacity of 250, making it a space to hang out as well as a place to buy stuff.

Carlo Moretti is one of the last remaining artisan glass factories on the Venetian island of Murano, with each piece mouth-blown, hand-finished and signed. Founded in 1958, the distinctive aesthetic has led to pieces being stored in museum collections around the world, and there's a whole display at Kensington Park Road's Vessel Gallery currently.

Notting Hill-based Margaret Drabble’s first novel in seven years is The Pure Gold Baby. Set in north London in the 1960s it tells the story of a woman who becomes a single mother to a daughter who is soon revealed to have special needs. It's a thoughtful book, laced with anthropology, psychology and insight into 20th century London. The Pure Gold Baby by Margaret Drabble is published by Canongate, £16.99

As Patrick McGuire, juggler extraordinaire, prepares to wow the Albert Hall with the Cirque du Soleil, Absolutely quizzes him about how he keeps all those balls in the air

You have been juggling since you were 14. How did you start? I actually learned to juggle three balls on a whim when I was 12. A good friend of my father’s had bought a small paperback called Juggling for the Complete Klutz and was teaching himself the basic three ball cascade pattern. We both thought that was pretty cool so we went out and bought the book too. After we mastered the basic three ball cascade, that was that until one day two years later at the age of 14 I randomly picked up the book and started to teach myself some of the other tricks and variations found in the book. That started my interest and soon I was hooked! What’s it like performing with Cirque? Is it magical behind the scenes too? There is a great deal of hard work and dedication involved to put on the show. The end result is – hopefully – a beautiful presentation that touches the audience on many levels. From a performer's standpoint, the short time that you are on stage is backed by a great deal of preparation offstage.

Do you have a favourite show? My favorite Cirque du Soleil shows (of which Quidam is one) are the ones that were created early on in the company’s history by director Franco Dragone. The creative team that was in place during that time had something quite special. Are the performers a strange and multi-talented family? There are quite a few characters in our happy troupe! We come from many different countries and many different backgrounds and are all working towards a common goal, which is to put on the best possible show we can night after night. Do you get nervous before going on stage? Oh yes, absolutely. Especially when my mum comes to watch or I have a friend I haven’t seen in a long time watching. What’s the secret of juggling? Does it require constant practicing? Juggling and performing juggling are very different skills. It takes a great deal of practice to learn the physical skills of juggling and then it is a

completely different thing to take those skills and put them together in a way that can entertain an audience. Both take lots of practice. Lots. What do you do when you’re not juggling? Two years ago I started teaching myself to play the accordion. I’ve got a similar addiction to the accordion now that I found in juggling 25 years ago.

Quidam will run from 4 January 2014 at the Royal Albert Hall for a limited engagement and tickets are now on sale at cirquedusoleil.com/quidam or by calling 0845 401 5045.

ROCK STAR SOUTH AFRICAN JEWELLERY DESIGNER KIRSTEN GOSS STARTED HER BUSINESS IN NOTTING HILL A DECADE AGO AND IS NOW LAUNCHING A NEW BRAND TO WELCOME HER 11TH YEAR. PENDLE HARTE MEETS HER

Kirsten Goss is something of a major celebrity in her native South Africa. The press there is interested in her private life and she’s on television all the time, but she’s very modest about it. ‘It’s just a smaller place, I’m a big fish in a small pond there,’ she says. Goss is about to celebrate 11 years of her jewellery business, which launched in Notting Hill in 2002 and now has three shops in South Africa as well as one in Kensington, by launching a new, fine jewellery brand called 11.

he new brand will be ‘more subversive, more high-end, more aspirational,’ she says, with more precious, valuable items and more ‘art jewellery’. It will be a small and very precious collection using stones such as diamonds, rubies, unusual yellow and green sapphires in the unusual cuts that Goss loves, with the stones set ‘not in the usual way’ but according to Goss’s signature style. Still, why a whole new brand anyway? ‘We’ve spent the past ten years establishing an identity and now the brand’s got legs and we can be taken seriously in the precious department.’ Goss plans directional collections every year alongside a bespoke service and everything will be ‘a forever piece’ – which is not of course to say that the existing Kirsten Goss collection is transient. 11 is a couture range to Kristen Goss’s pret-a-porter. ‘It will be playful in its aesthetic but still retain its commitment to quality,’ explains Goss, who is excited about working with diamonds. Coming from South Africa and training in the old-fashioned goldsmithing

hen I arrive at her shop in Holland Street, she is just getting out of a car and introduces me to lots of people (they are preparing for a big launch party tomorrow) before suggesting we go for a coffee, and later she mentions that the car had come from the airport (which means she must have got up crazy early this morning on the other side of the world). But she’s unflustered. ‘This is how I roll,’ she says. In fact she’s been ‘commuting’ between Durban and London for the past eight years, never really spending more than three days here at a time so as not to be away from her two children (ages nine and four) for too long. That’s a lot of travelling. ‘We started in 2002 in a small studio on the second floor in Westbourne Studios – then we expanded and had a glass-fronted store downstairs and we were manufacturing everything there until it all got too big and we moved the production to South Africa.’ Since then it’s been a life of travel and small children alongside running the business as its creative director. Clearly that’s no mean feat (and her marriage became a casualty).

skills (‘we learnt grass roots techniques’), visiting diamond mines locally was part of her education. ‘Though you can’t actually get anywhere near the mines really because security is so tight.’ And what about the ethics? ‘When you’re working in such small quantities and dealing with reputable companies your diamonds come with serious papers and hallmarks,’ says Goss. Often her stones are bought from dealers in Antwerp, Israel or America, even though they have been mined in South Africa, because of the complex way the retail markets and the diamond cutters work. Goss looks out for unusual cuts and stones that you wouldn’t necessarily be able to identify, and has a thing for setting diamonds in rose gold. he current collection in Holland Street is Arcade, a bold, Art Deco-inspired range of pieces with sharp angles that’s playful and stylish. Pieces from the new 11 brand are set to arrive imminently, so lovers of fine jewellery should get their rocks on.

Woman’s Work

Rosa Rankin-Gee writer

Interview by Lindsay Baker Portrait by Emma Harpin

s a teenager Rosa Rankin-Gee loved her Saturday job in her local independent bookshop in Queen’s Park. 'Everyone is friendly in a book shop. Or if not they’re bizarre and interesting,' says the 26-year-old Rosa as she sips a glass of wine. She enjoyed chatting about books with customers, and loved it when local authors like Zadie Smith came in. Now Rosa is a first-time author herself, and her novel The Last Kings of Sark draws on some of the characters she met growing up in Kensal Rise. One of the book’s main characters, Sofi, is PolishBritish. 'She is my favourite character in the book, and she’s like a lot of north-west London girls I’ve met, very magnetic,' she says. 'It’s an area of London that is truly socially and racially mixed, which I think is a great thing.' The most notable location of the novel, however, is the remote island of Sark that lies between England and France and that, until a few years ago, was run along feudal lines – complete with its own king. The first half of the book takes place one summer on the tiny, timeless-seeming island, when a bond develops between three young people, all on the cusp of adulthood: private tutor Jude, her teenage pupil Pip and the household cook Sofi. An inspiring location, then? 'I’m a big fan,' concedes Rosa with a broad smile. She worked on Sark one summer after university and clearly it made a big impression. Did she find it lent itself readily to fiction? 'Like any island, it’s a smaller, intense microcosm of the world,' says the author. 'It offers a strange riff on the world we know, it’s English with a French twist, and it has a medieval recent past. It represents the loss of things we know.' It also felt right for the 'hymn-to-youth, rosetinted' mood of the early chapters, she says. 'It’s about the last summer of childhood, where the characters share a final period of innocence, full of sun and brightness.' Pip’s parents are peripheral, and there is a sense of the young protagonists

A

trying to dodge adulthood. 'They don’t want to look at the darker sides of the adult world, so they look at each other.' The Last Kings of Sark started life as a novella and was written while Rosa was working as a receptionist at a property agency in Paris, where she still lives. The story earned her the Shakespeare and Co Novella Prize in 2011, and she soon 'fleshed it out,' adding a second half in which the three characters’ fragmented lives are revisited and put into context. As Rankin-Gee puts it: 'The implicit nostalgia at the beginning is only earned by the second half of the book.' Paris suits her, she says. She is settled there with her partner, also a writer, and co-runs a club night called Book Club, where guests swap favourite books. With some friends she also set up a literary journal called Tale of Three Cities, about cultural life in Paris, London and Berlin. The magazine lasted for several issues, but has had to give way to other, bigger commitments now. The daughter of award-winning novelist Maggie Gee, Rosa grew up with 'a realistic view of what it is to be a writer,' and learnt that all reviews and criticism needed to be taken 'in perspective'. So far, however, The Last Kings of Sark has had overwhelmingly positive reviews. She is understandably excited about the acclaim the book is attracting – and who wouldn’t be? The mining of personal experiences has been a big part of the book’s success, it seems. Plenty in the book was drawn from her own life, as might be expected with a first novel. 'During my stay on Sark I was definitely watching the world and trying to work out how to change it into a sentence.' And the friendships? 'Well, like the main characters, I’m an only child, so my friends are my great love.' So will the second novel be harder? Inevitably more selfconscious, she suspects. 'The characters and themes in this one had been brewing for a long time and came out naturally.' The Last Kings of Sark is published by Little, Brown.

ARTat its HEART Fashion designer Betty Jackson’s headquarters are just off Ledbury Road and she lives nearby. In this extract from Creative Spaces by Geraldine James, she invites us into her home. Photography by Andrew Wood

his amazing house in west London is the home of Betty Jackson, one of the best known names in British fashion, and her husband and business partner David Cohen. Betty and I met many years ago when I was working as a fashion buyer. I fell in love with her designs and bought them. We’ve remained in touch ever since. The couple have lived in this double-fronted period house for many years, initially with their two children who have now flown the nest and are forging their own careers: Oliver is an actor, while Pascale works in PR for New York jewelry designer Alexis Bittar. As soon as you walk through the front door, you know that there are talented, artistic minds at work inside. A glass extension built onto the dining room at the back floods the downstairs with natural light. Everyone entering the house for the first time is in awe at how fabulous it is. Although the prevailing look is modernist, Betty and David have cleverly woven in other elements, mixing different styles, to create a

stunning home that is unpretentious and a place where everyone feels immediately welcome. There is original art hanging on more or less every wall. It is an eclectic collection that has been gathered over time, from paintings by up-and-coming and established artists to illustrations made by their children when young. Some of the artists are known to the couple personally, which makes the collection even more significant. Each piece calls out to be studied up close and appreciated. David’s favorite room for relaxation is at the front of the house. Modernist yet comfortable, it is furnished with wide, ’60s-style armchairs and cushions in retro-style fabrics. These, together with the floor lamp, with its black pleated shade and legs like a tripod, and the glass-topped side table, create a comfortable nook for reading and watching TV. David and Betty’s keen eye for contemporary British art is evident in the oil on canvas by Philip Davies. Everything on display in this home is there because it is loved. As you would

This sitting room is where Betty likes to relax. Kingfisherblue Swan chairs by Arne Jacobsen and a white leather, buttonback Chesterfield sofa make their distinctive design statements but without competing with each other. Surrounded by white, the large oil on canvas by David Band above the sofa, originally the design for a Spandau Ballet album cover, draws the eye even more. expect, there is no design conformity: fine art sits alongside pictures drawn by the children; modern glass tea-light holders adorn an ornate period marble fireplace. The displays, frequently with unexpected pairings, intrigue and delight. above the fireplace in David’s favored sitting room is a contemporary oil on canvas by Edward Kay. Inspired by art history and kitsch, Kay’s take on 18thcentury portraiture accompanies the little framed picture by Jane Fox Hipple. Vases and pitchers of fresh flowers are dotted around the house but their presence is never intrusive. A stone pot of paperwhite narcissi is a simple addition to the uncrowded mantelpiece. A contemporary Edward Kay oil on canvas, resembling an old master, makes an unlikely but successful companion for the small framed picture drawn by American artist Jane Fox Hipple. Bookending the display are a retro-style glass ornament and a tall, sinuous metal candlestick. White and green are the theme of this apparently effortless shelf display. Porcelain pitchers, a jolly Buddha, and a glass table lamp share the space with glass vases and a striking portrait of a girl with a brooding green background. An eclectic mix of pictures decorates one of the dining room walls. There is nothing calculated or precious about the display—it is simply one that gives pleasure to its owners. The surreal oil on canvas by Djordje Ozbolt shows Hercules taming a hyena. Alongside, the running man is by Dame Elisabeth Frink. She is a favorite artist of both Betty and David. Another larger piece by her can be seen in the hall.

Neatly curated, a double-decker row of black-andwhite framed photographs of the family makes a welcoming display in the hall. The contrasting painting on the mantelpiece in the background is shown in close-up on the next page. This sitting room is another example of laid-back design, where designer furniture provides both style and comfort. The glossy orange and white Natasha Law painting makes a striking companion for the gray linen Philippe Starck sofa.

Betty and David have always loved to travel, and still do. Part of the pleasure comes from shopping in markets near and far, and returning home with various treasures and trinkets. With an unerring instinct for creating collections, they are experts at gathering individual pieces from all over, knowing what they will work with and where when they get back home. The lustrous porcelain pitchers shown above look as if they are part of a set, but these were all bought on separate occasions, although with the express intention of displaying them together. The smiling Buddha alongside, another one-off purchase, looks as if he has always belonged with them.

Creative Spaces by Geraldine James is published by CICO Books at £19.99, and available from all good bookshops or call 01256-302699 quoting GLR 8TZ to purchase a copy at the special price of £13.99 including free p&p. For further information, please visit. cicobooks.co.uk.

MEWS

GOLD AWARD-WINNING INTERIOR DESIGNERS, INTARYA REVEAL HOW THEY TRANSFORMED THIS KENSINGTON MEWS HOUSE

his pretty mews house sits on a leafy secluded square in the heart of Kensington. Until recently, it was somewhat forlorn and in need of modernisation, having remained untouched for many years. Intarya was given a brief by the house's new owner: to maximise the property’s proportions, create impact and add value. All of which they achieved – particularly the impact, because this is an impressively stylish house. Firstly, the space and flow was meticulously and creatively planned, maximising every opportunity for physical and visual expansion. A well-proportioned open-plan space was formed on the ground floor with seamless flow from living and dining areas, kitchen and out to the private terrace. The staircase shares the area and its sleek and contemporary glass balustrade increases the feeling of space. The simple lines of the limestone fireplace and fresh white floating shelves establish a modern backdrop for the 1950s-inspired

T

interior scheme. In the seating area, opposite the sofa sits a pair of vintage armchairs with trademark tufted detail, re-upholstered in a combination of neutral suede and linen. The seating is anchored by a highly polished timber coffee table, its chestnut colour co-ordinating with the subdued colour scheme and its figured movement creating subtle interest in the room. The rosewood dining table and chairs were another vintage find, re-conditioned and re-upholstered to their former glory. The tulip shape of the table pedestal and the Murano pendant light above create softening curves against the square lines of the joinery, sideboard and kitchen beyond. The small kitchen needed to deliver on design impact despite its size. A combination of Zebrano gloss wall cabinets and white lacquer base cupboards give instant effect, while the combination of materials remains simple. The high sheen of the cabinets and reverse painted glass splashback reflect light from the skylight above to create a bright and inviting space where appliances and finishes are perfectly co-ordinated.

A new basement level was created to provide a flexible space, ideal as media den or home office, with extensive storage. The desk is builtin to function as a tidy space with drawers and cupboards to hide away computer equipment with simple open shelves that give an asymmetry to the joinery design, while the book-matched honey-toned timber adds warmth and interest. The L-shaped sofa opposite is also builtin to maintain the sleek aesthetic, using tufting to the seat cushion to add a retro edge. Upstairs, the entire first floor is devoted to the master suite. Again, increasing the feeling of space was top of the agenda for the Master Bedroom. Mirror cladding was used on the headboard wall to great effect, allowing the embroidered

headboard to take centre stage. The autumnal leaves are given three-dimensionality by way of varying tones of burnt orange and brown that pick up on the silk ribbed cushions dressing the bed. Wardrobes were clad in taupe leather to tone with the walls and give a luxurious feel to the room. Never without a nod to the vintage theme of the house, the parchment sideboard features a subtle motif and retro-inspired handles, complementing the curved shape of the wing back armchair. The Master Bathroom provides a double basin in honed limestone, combined with a contrasting dark stained timber vanity below that provides ample storage, realising the practical needs of the owner to maintain the bathroom’s tidy

appearance which in turn allows the beautiful veined marble slabwork above the bath to be fully appreciated. The guest bedroom takes more of a dramatic direction, with the headboard wall painted a deep indigo blue. This contrasts with the other crisp white walls to create a clean and striking colour scheme. Against the dark wall, the timberframed headboard has a nickel inlay that lifts it and highlights the lighter blue of the textured linen upholstery. Fitted silk bedspreads dress the bed with bright white linen giving a visual pop against navy embossed leather bed cushions. The result is a smart, polished look with a masculine edge. The guest bathroom has a young, urban feel, fully tiled in pale grey mosaic. The contrast of white sanitary ware against soft grey walls keeps the bathroom light and fresh, perfect for a guest ensuite. The smallest bedroom was reserved for the youngest resident. A built-in bed occupies a cosy corner with a storage shelf alongside for favourite toys and an open niche below for books. The handpainted scene on the wall above is a contemporary take on a mural, serving to clearly define the usage

of the room but its monochromatic palette doesn’t overstate this, resulting in a strong but not overwhelming visual impact. Close attention is paid to each architectural detail throughout. Internal doors reach up to the ceiling, elongating their proportions while mirror and glass are used inventively to amplify the space and reflect light. Built-in joinery and 1950s-inspired, tailor-made and aptly scaled furniture merge with the soft and elegant colour palette to create a calm, sublime home – and the client’s initial investment was more than doubled through its subsequent sale.

Following the vintage theme of the house, the parchment sideboard features a subtle motif and retro inspired handles whilst the wardrobes, clad in a taupe leather to tone with the walls, give a luxurious feel to the room.

ABSOLUTELY | EDUCATION

PAY YOUR WAY Why struggle to get your child into an oversubscribed school when you can pay someone to do it for you? Amanda Constance investigates the dark arts of the School Placement Service So you’ve got deep pockets and sharp elbows, but are they enough to get your child into the school you want? In the now hyper-competitive world of our most elite independent schools, the answer, probably, is no. In the race for a place, high-octane parents are using a Schools Placement Service. For a sizeable fee, supertutor agencies such as Holland Park Education and Bonas MacFarlane will not only identify the appropriate school for your child, they will assess and tutor the child for the examination and interview process, fill in any applications, provide personal references to the chosen schools and even arrange private visits to them. It is hand-holding of the highest order, with both agencies boasting they will look after your loved one’s every educational need ‘from cradle to career’.

S

And it doesn’t come cheap. Holland Park Education charges £5,000 for the service. But as William Stadlen, the Savile-row-suited founder and managing director of HPE attests, this is ‘investment insurance’. Many of HPE’s clients will be spending ‘500K per child over 10 years’ and ‘we get that investment right for a fraction of the cost’. Holland Park Education’s clients are mostly bankers and the global super-rich. And they start early. Stadlen admits to meeting ‘a bizarre amount of pregnant women’; he recounts having to reassure the mildly hysterical parents of an 18 month-old girl that it was not ‘too late to get her into Cambridge’. Holland Park Education doesn’t carry out assessments on children under the age of five, but it does have an early years consultant who can place your baby in the nursery of your dreams, part one of

a ‘road map’, an educational strategy designed for your child that should see the apple of your eye waltzing into Oxbridge 15 years later. The process starts with an initial consultation with Stadlen where he ascertains the family’s situation and what ambitions they have for their children. There follows an assessment; a quantitative analysis using a sophisticated computer program, and a qualitative assessment with one of HPE’s specialist consultants who have more than 1,000 hours of preparing children for exams under their belt. HPE create a longlist and then whittle this down to a shortlist of the most suitable schools based upon the family’s specific wishes, the child’s academic potential and extra-curricular concerns such as music or sport etc. The assessments will also highlight any areas where your child might need extra help to achieve the sky-high academic standard these schools require. If so, the agency has a battery of young Oxbridgey tutors who can make sure your child is ready for their entrance exams at 7+ or 11+ or 13+. Once a shortlist of schools has been decided, HPE will send on the assessor’s reports plus the agency’s own reference to the chosen schools. And this is really what you are paying for. Stadlen has spent the last decade or more building relationships with the registrars and heads in all of the best schools. His recommendation opens doors. As he explains: ‘There is currency to our word because we have successfully placed children before.’ The schools want the best pupils and know that HPE can deliver them. As Stadlen wryly adds, when it comes to the quid pro quo relationships between schools and agencies, ‘we’re not ahead of the curve, I think we created the curve’. HPE refute the notion that “there is one perfect school – this often only serves to increase the pressure on a child”, says Stadlen. But how do you tell a Russian oligarch that his Evgeny isn’t a suitable candidate for Harrow? ‘It’s all about expectation management,’ says Stadlen smoothly. ‘In the cases where a family have their heart set on one or two particular schools, then our close relationships with these schools means we may be able open certain doors. If we want to get a child into Eton or St Paul’s, then we get that child into Eton or St Paul’s.’ Sounds like good value for money. hollandparkeducation.com bonasmacfarlane.co.uk

I

cy winds, driving rain and radiators blasting hot air play havoc with delicate skin. Nearly every client I see at this time of year has some kind of weather-related skin complaint. Usually it's simply an overall drying-out of the skin, but in severe cases little red patches of eczema appear. Save for adopting the full-face-balaclava look, a change in skincare is usually the solution, but thinking carefully about your choice of make-up can also work wonders. You need to feed and hydrate your skin to help protect against the elements. I'd encourage avoiding powder formulas and switching instead to hardworking balms, liquids and gels. A natural oil is the best place to start: I cannot get enough of Decleor's Super Serum. Made with 100% natural oils it smooths the skin and hydrates beautifully. Following with a light BB cream or tinted moisturiser, such as the Dr Hauschka Translucent make-up, will give your skin a glow without drying it out. The Chantecaille Bio Lift concealer is particularly ingenious, containing an anti-wrinkle hexapeptide that smoothes fine lines as it covers them. A rosy glow is essential and a gel or cream blush formula gives a gorgeous apres-ski flush. Topshop's formula is particularly clever, a cream blush that dries to a powder finish. Perfect if you prefer a slightly more matte look. Lip formulas have undergone a striking evolution in the past few years with an explosion of lips butters, Chubby sticks and tints. It's all about perfecting while remaining eminently kissable. I rate the Bliss Fabulips lip balm for a perfect pink pout, or the NARS Satin Lip pencil: containing hyaluronic acid and vitamin E it moisturizes and soothes whilst delivering fuller-looking lips.

GOING SKIING? PARK CLUB WELLNESS MANGER, TERRY RODHAM GIVES ABSOLUTELY HIS ADVICE ON PREPARING FOR AND STAYING SAFE ON THE SLOPES

t’s that time of year when many of us start to think about our winter skiing holidays. These are very exciting times with an awful lot of fun to be had, but to maximise your enjoyment on the slopes (as well as off ) I would strongly advise adequate preparation. When I say adequate preparation, I’m referring to a specific skiing conditioning exercise programme. When most people think about conditioning for skiing, pretty much the first thought is ‘legs!’ While, of course, legs are important, please remember that other parts of your body and elements of fitness such as upper body strength, core strength, balance, joint range of motion and flexibility and cardiovascular conditioning are all just as important. Developing a good training program in preparation for skiing allows for good overall conditioning that assists in calorific expenditure, an increase in metabolism. As skiing is a recreational sport that we often only do once or twice a year, most individuals are poorly prepared and conditioned. This generally leads to sore muscles, resulting in reduced time on the slopes and the potential for serious injury as a consequence. Both skiing and snowboarding injuries are usually the result of falls, collisions, or muscle overuse. Loose heavy snow can entangle skis and lead to knee and ankle injuries. Icy conditions can also lead to more falls and upper extremity injuries. Knee injuries can generally account for a high percentage of all injuries in skiing. Usually the Anterior Cruciate Ligament (ACL), Medial Cruciate Ligament (MCL), or medial meniscuses are involved. Mechanism of injury usually involves a twisting force to a weight-bearing knee. A ski fitness program should generally begin six-12 weeks prior to the time of booking.

I

In developing a fitness programme for your skiing, the essential aspects of fitness to improve are: muscular strength and endurance, especially in the muscles of the legs but again, not exclusively. Flexibility is another important aspect of your training, as having good range of movement in the joints will allow for the body to adjust to any sudden changes in direction and also prevent injury when (or should I say ‘if’) you fall. Building up your aerobic capacity (the efficiency of your heart and lungs to transport oxygen around the body) will also enable you to ski for longer periods, as fatigue will be the biggest factor resulting in poor concentration and technique, which again can lead to injury from falling. Now is the time to book your session with a Personal Trainer and fully prepare for the demands of the slopes with your personalised programme. At The Hogarth and The Park Club you can utilise your monthly personal training session to discuss your tailor-made skiing programme. Our fully integrated gymnasium Wellness System also allows your exercise plan to be accessed via an iPhone or Android application in the gym, at home or even on the slopes. Should any of you want to track and log your skiing activities (distance, moves, duration)

and stay connected to your Wellness account and your Personal Trainer, this can again be done via several devices. What could be considered as the obvious exercises to start doing prior to hitting the slopes would include some form of cardiovascular exercise (typically 20-30 minutes on a cross trainer). Strength and conditioning exercises would follow (typically squats, lunges, thigh abduction/adduction, leg curls, calf raises, chest presses etc). To finish off, there should be some joint mobility and flexibility/stretching exercises. I must stress that these exercises I have suggested are a typical starting point which target some of the key areas of a skiing conditioning programme. They are not suitable for everyone, hence the importance of seeking advice and booking in with one of our Personal Trainers who can then personalise your programme towards your needs. ABSOLUTELY | PROMOTION

The W10 way W10 Performance is set to move to an impressive new space. Absolutely has a preview

he success of the W10 system means that the team will be moving to a bigger and better facility on 3 January 2014. The new gym will arguably be the most impressive independent gym of its kind in the UK, and the all-new W10 Foundations Membership is a great introduction to why training here is different to other gyms. When you become a Hub member you get access to more than 30 small group sessions a week that are overseen by one of the coaching team, which means you will be constructively pushed to reach your full potential. Unlike bog-standard bootcamp experiences, where classes are thrown together, each session focuses on a specific aspect of fitness so you develop the skills you need to make rapid progress. The W10 Foundations Membership covers the following three main areas plus extra elements for a complete fitness package.

T

REGENERATION AND RECONDITIONING

These sessions focus on developing better movement – one of the most important and often ignored aspects of training. When you move better you’ll get faster results and reduce your risk of injury. You may do some foam rolling, flexibility work, mobility drills and bodyweight exericses. The aim is to concentrate on quality and building a foundation, although if you think it’ll be easy you’re in for a surprise. The key areas we focus on are the thoracic spine (upper back), shoulders, hips, knees and ankles.

MOVEMENT FUNDAMENTALS

These sessions concentrate on helping you master key exercises that will form the foundation of our group training programme. The session will focus on our core movements: squat, push, pull, hinge, carry, single leg work and core conditioning. After a five-minute warm up you’ll spend about ten minutes on two or three of these moves with the focus on technique rather than load. The session will finish with a challenging metabolic circuit incorporating these exercises.

ENERGY SYSTEM DEVELOPMENT

These sessions are designed to develop your ability to work for both short, intense bursts and for longer sustained periods. They’ll also improve your skill and coordination. Some sessions will focus on anaerobic fitness (the intense stuff ) while others will be about aerobic work (the longer, slower stuff ). It will also include elements that will improve your neuromuscular adaption, such as running, jumping, changing direction and lifting. Another feature that’s unique to W10 is the Lecture Club. This is your chance to understand why you train the way you do, rather than just how to train, and it will help you progress even faster. The club will regularly host leading industry figures in the fields of nutrition, exercise and functional medicine and run special clinics on key aspects of training. It’s this caliber of expert and attention to detail that sets W10 Performance apart from the rest.

Ukai (oo-kaaee), our name, is inspired by the traditional method of river fishing practiced for some 1,300 years using Cormorant birds to catch sweetfish. Spawned in 2006, Ukai has quickly become a favourite amongst sushi lovers in the London area, with its first outlet in trendy Portobello. Ukai offers a culturally rich Japanese experience in a contemporary setting. Due to interest, many of its various Japanese inspired products including flower teas (which blossoms in front of your eyes), delicate incense and a variety of stylish tableware are now available to be purchased.

ABSOLUTELY | HEA LTH & BEAUT Y

Liquid LUNCHES Raw food is a permanent way of life for some enthusiasts. But for others, a temporary venture into raw can be an effective cleansing treatment. Pendle Harte samples the Raw Fairies service

Raw food doesn’t sound enormously appealing as a diet. It suggests that you just eat the ingredients, rather than any sort of finished dish. I envisage five days of just fruit, with the odd undressed salad or smoothie and it doesn’t fill me with much optimism, especially since this is the first weekend of December and a combination of a serious chill and a schedule of social evenings present a serious threat. Still, Raw Fairies is the UK’s first raw food home delivery service, set up in Notting Hill by Anya Ladra and a book of her recipes, published last year, has become an authority on the subject. Eating raw has quite a cult following and the information from Raw Fairies quotes American raw food authority Matt Monarch’s claim that the three main factors that compromise health are dehydration, malnutrition and lack of enzymes. All of these things can be addressed by eating raw, they believe, because cooking removes natural water and most nutrients. Okay, so it’s not an uncontroversial position and there are critics who say that cooking food is one of the things that makes us human, and enzymes aren’t necessary, and anyway cooking also releases nutrients. Plus, most diets these days are evangelical about protein and aside from a few nuts, there’s not much protein to be had in a portion of courgette pasta. But Raw Fairies is a temporary programme, not a long-term lifestyle commitment, and whatever you believe, laying off sugar, alcohol and the everyday stodge for a few days can’t be a bad thing. The

S

notion of cleansing resonates especially at a time of year when every day brings with it another mince pie. And so I am enrolled in the Mini-B Cleanse, a fiveday programme that promises to leave me with more energy, a flatter stomach and a rested digestive system. So, day one. As anticipated, the fairies deposit a paper bag on my doorstep before I wake up. The programme starts off gently (Day One is designed to ease you in gradually in preparation for Day Three which is simply a bare juice fast). So in the box are two meals plus three bottles of juice and a less-thanenticingly labelled ‘green smoothie’. First off, it’s a bottle of cleansing lemonade which is in fact delicious. And then ‘breakfast’ is the green smoothie, which far from containing a grim blend of kale and cabbage, is quite banana-heavy and passes quite easily for breakfast, as does lunch of vegetable noodles with tahini dressing. An afternoon carrot, orange and ginger juice isn’t enough to prevent me from feeling quite desperate by dinner time, when a flax sunflower seed ‘cracker’ with cashew cottage cheese and green salad goes down a treat. It’s fine. Day Two, however, is not such a breeze. For a start, there are more bottles. Breakfast is fine with its relatively appealing-sounding cacao shake with cayenne, manuka honey and omega blend but I can’t stomach the green smoothie as well – and the mid-morning ‘green juice’ (cucumber, broccoli, apple, celery, courgette, lime and spinach) tastes like boring cold soup. Lunch and dinner are salads, both with delicious dressing, and

DAY ONE IS DESIGNED TO EASE YOU IN GRADUALLY IN PREPARATION FOR DAY THREE, WHICH IS SIMPLY A BARE JUICE FAST

there’s another ‘late evening’ juice too – celery, cucumber, apple and lemon. But it’s on Day Three that your commitment is really tested. The fairies deliver a bag containing just six bottles of juice, condemning you to a liquid diet of admittedly mostly delicious juices (who would have thought of pineapple, apple, beetroot and ginger?) but ultimately just juices. It’s a tough day, full of mood swings and visits to the bathroom. Still, Raw Fairies advise: ‘you are nourishing your body on the cellular level’. Day Four brings a double dose of the (now dreaded) green smoothie for breakfast, and more green juice after that before a welcome salad for lunch and a disappointing supper of optimistically named ‘Thai cabbage’, which was tasteless in a not very nice kind of way. But on Day Five – maybe it’s the low expectations – but the fairies deliver what seems to be a feast for a king. For breakfast it’s a mango, pineapple and papaya smoothie, for lunch a salad of red cabbage, fennel, beetroot, pecans and pomegranate with nut mayo sauce and for dinner courgette pasta with walnut bolognese plus herb salad with fennel, capers, pine nuts and balsamic dressing. It is both a relief and a delight. And the verdict? It’s not the most fun you can have in a week by a long stretch, but I certainly feel lighter and energised, and am at least considering incorporating an element of the raw lifestyle into my routine. The five-day Mini-B Cleanse costs £295 and starts every Monday. rawfairies.com

ust opened on Chepstow Road, on the site that was a nondescript Thai restaurant for as long as anyone can remember, is the Wildflower Café, a likeable familyrun place that’s unashamedly simple and high class. Stylewise, it has an urban rustic feel, all clean lines and organic wood, fresh flowers and designer lighting and a bright, uncluttered, Nordic feel. It feels a bit like being in a friend’s very stylish kitchen. And it’s not just a café – there’s a focus on flowers that qualifies the place as a florist too, alongside a sideline in deli offerings such as honey, coffee and olive oil. Run by three siblings, this place is a labour of love and the realisation of a long-held dream, helped by a course at Leith’s Cookery School.

J

It’s a small menu, based on a dailychanging soup, tart and salad cycle, alongside several other sandwiches – a falafel, a steak sandwich and a club – plus a selection of cakes and brownies. There’s a sweet children’s menu of pasta and pizza as well as the darling option of ‘milk and cookies’ (£5). We ordered from the board of specials – a delicious, thick black bean soup and a beetroot and goat’s cheese tart with

salad that came decorated with edible flowers. Everything looks as pretty as the place itself, in fact, and our puddings of chocolate nemesis (not too sweet but not too bitter either) and a lemon drizzle cake that was as near flawless as it could be. With its friendly feel and high class dishes, the new Wildflower Café is a welcome addition to the area – and it’s open daily (except Mondays) until 11pm.

Bailiffscourt Sussex THE HOTEL

Walking into Bailiffscourt Hotel & Spa is like stepping back in time to the 1920s when it was built as a home for the Guinness family, using medieval timber and stone collected from derelict 13th century buildings nearby. Today, Bailiffscourt still feels like a private family home with its cosy nooks and roaring fires, four poster beds and oak beams, all set within 30 acres of parkland with the pebbled beach at Climping just a short stroll away.

THE ROOM

The 39 rooms and suites are set across different buildings connected by oakpanelled passageways and set around a rose-filled courtyard. We love the Baylies Suite, the hotel’s signature room and the definition of a romantic retreat – think vaulted ceilings, rich tapestries, antique furniture and a palatial bathroom with deep his ‘n’ hers roll-top baths.

THE RESTAURANT

After a glass of Merlot by the fire in one of the cosy lounges, the Tapestry Restaurant beckons. Medieval architecture, dark wood, mullioned windows and candlelight set an

intimate atmosphere by night, matched by a menu of re-imagined British classics with fresh, local produce. We ‘ooh-ed’ over perfectly poached duck egg, rump of lamb and a tart-yet-sweet caramelised apple crème brulée. We were equally pleased with the wood pigeon, roasted monkfish and chocolate and praline delice, all the right side of indulgent for a winter getaway.

THE SPA

Drenched in natural light, The Bailiffscourt Spa is full of light with big windows providing views over green fields and the sea beyond. Treatments by Temple Spa are perfect after a dose of the Sussex sea air – we recommend a rejuvenating full body massage. If you can manage the dash outside, a swim in the (heated) outdoor pool is particularly atmospheric.

THE DAMAGE

Rooms at Bailiffscourt Hotel & Spa start at £210 per room per night, based on two sharing on a B&B basis – including use of spa and VAT. A three-course dinner at the Tapestry restaurant is £49.50 pp. To book: 01444 416111 or reservations@bailiffscourt.com; hshotels.co.uk

EMPIRE in the SUN Helen Baron tunes into the hippie chic of the Mayan Riviera

ABSOLUTELY | TR AV EL

he first time I visited Mexico, I steered clear of Cancun. The Caribbean coastal resort had become, so I was told, a playground for certain kinds of tourist, and it’s fair to say that booze-addled American spring breakers and package holiday hordes were an altogether off-putting prospect. In fact, Cancun’s chequered reputation almost saw me dismiss the Yucatán Peninsula completely – until a couple of years ago, when I was based in LA and the flight over suddenly didn’t seem like such a big deal. Of course, by then I had heard whispers about the Riviera Maya – a name coined by the region’s tourist board in the 1970s – and had investigated what lay further south along the coast. I jetted off for a few days among the Mayan ruins and tropical rainforests of Tulum, a fleeting visit enjoyable enough to have me pledging to return. After a second visit, I’m hooked. The Caribbean coast – in particular that part which forms Mexico’s eastern fringe – is an inviting alternative for the discerning traveller, especially in the face of the mounting cost of European trips abroad. Originally a hippie-leaning hangout for backpackers and the eternally laidback, Tulum (or more precisely the boutique and eco-hotels that line the Boca Piala Road just north of Tulum itself ) offers a more natural, exotic experience, uninterrupted by the more garish or sterile hotels that cluster within Cancun’s city limits. Rooftop yoga decks are dotted liberally along the roadside, sharing space with boho restaurants, small stalls selling trinkets, jewellery and patterned textiles and a few upmarket boutiques brimming with bikinis and Breton-striped maxi-dresses. The impossibly cute beach bars, decked out in palm fronds and riotously colourful wood

pristine. Days at Jashita are blissful. We wake naturally, with the sun, alert and joyful. We eat a beautifully prepared breakfast of tropical fruit and huevos Mexicanos under a muslin canopy (a hole in the middle of which accommodates a large palm tree staking its peaceful claim). The pool looks irresistible, like something from the pages of a magazine.

T

furnishings, complete the picture, while palapas (open-sided shelters thatched with palm leaves) abound. It all makes for a cheerful, unforced, unhurried scene, with none of the urban glitz or corporate tack of the northern resorts. In Tulum, it’s like everything was magically washed up on the shore and decided to stick around. Having already spent a few days in Playa del Carmen, the Mayan Riviera’s answer to Ibiza, this sense of sun-bleached, rustic simplicity was most welcome.

JASHITA

We were staying at the upscale Jashita, a boutique hotel about ten minutes by car from Tulum, perched alone in a secluded stretch of Soliman Bay. Possibly the best spot we could have chosen, the hotel itself is all neutral chic, bougainvilleas and barefoot luxury. All beaches south of Cancun benefit from the same turquoisetinted, clear, calm waters, but here in Tulum, unlike in Playa del Carmen, the sand itself is unbelievably

THE BEACH

IMPOSSIBLY CUTE BEACH BARS COMPLETE THE PICTURE

At Jashita, you can luxuriate in the privacy of the hotel’s own, private cove. A leisurely dip in the sea and a swim to the floating day-bed, 400 km out, is exercise enough, then it’s back to shore. Hammock time is important here, and we snooze to the lulling sound of palms in the breeze. We feel the sand between our toes all day, the soles of our feet miraculously smooth from being shoeless for most of each day. Our room is spacious, a sanctuary with its own plunge pool and a view that could move you to tears if, like us, you arrived at dusk to a chilled bottle of wine. Water has to be delivered to the area by truck, so you’re advised to use it sparingly, but this is all part of the experience: feeling closer to nature. In fact, Jashita makes you wonder why all

hotels aren’t like this, because the monstrously huge resorts elsewhere are nothing but a blot on the same landscape we all come to see.

THE RESTAURANT Jashita’s Sahara Cafe is exemplary, and just what’s needed on a holiday like this – plenty of fresh vegetables, vibrant salads and pasta dishes. We were happy enough to eat both lunch and dinner there most days, while Tommaso, Jashita’s cool-as-acucumber Italian owner, who is by all accounts ‘living the dream’, flits in and out, chatting with guests before darting outside to play in the sea with his small daughter. He tells us to try a local fish shack, pointing to a red roof half a mile up the beach. He recommends the ceviche, which we order and wash down with a can of cold Sol. One thing to bear in mind when staying at Jashita is that you aren’t on the main drag where most of Tulum’s bars and restaurants are located. Your reward for comparative seclusion, however, is tranquility, and it’s well worth it. Besides there’s still plenty to do and most of the area’s delights are only a short cab ride away. We explored the ancient Mayan ruins and snorkelled with turtles at Akumel

Beach - following a guide, we were able to get very close, a youngster popping up for air right beside me. We also explored the underground cave system at Rio Secreto, where the earth caved in long ago and natural groundwater swelled up into the resulting pits. The Yucatán Peninsula boasts over 6,000 natural sinkholes, or cenotes, in which you can swim or even canoe. For the traveller with more time on their hands, Tulum is also a great base from which to journey across the border into Belize and Guatemala, while many backpackers circle back to Cancun via the cities of Campache and Tabasco. Closer to the Jashita, we avoided the tourist-trap water parks – put off by the crude dolphinariums and their unhappy inmates - but soaked up every last bit of wild natural beauty we could find. Our pursuit of a zen state meant we saved the zip-line adventures of Xplor for another trip, but that was fine with us. Tulum is, after all, a place to revisit, and a destination that only reveals itself fully with a little time and exploration. It’s somewhere you’ll want to return almost as soon as you’ve left... just don’t tell everyone about it.

Don’t Miss Tommaso Marchiorello of Jashita recommends... HARTWOOD RESTAURANT - A Mexican farmhouse restaurant run by ex NewYorkers (and with a New York-style reservation list). You might have to wait for a table but it’s totally worth it. MEZZANINE - The Friday night beach party at this restaurant sees international DJs spin the decks. Be leisurely, though - thing don’t get going until around midnight. PAPAYA PLAYA PROJECT - Check the website for the hotel’s monthly full moon parties, which draw hip young things from all over the region. Standard rooms start at 180USD per night in low season. Beachfront suites start at 390USD per night in low season. To book visit jashitahotel.com

Paradise Found Beth Fryer discovers a tropical paradise at Mauritius’s Beachcomber Trou Aux Biches Resort & Spa

auritius is one of those places which grows on you slowly. Don’t get me wrong, I was delighted to be stepping off the plane, but it wasn’t the desert island of honeymooners that I had been expecting. Efficiently organised, Mauritius seemed almost disappointingly developed and the spring-time climate here in the south of the island wasn’t exactly welcoming. This impression, of course, changed as soon as we headed north to Grand Baie and our home for the duration of our stay – the Beachcomber Trou Aux Biches Hotel & Spa. Here, the postcardperfect images make sense. We’re greeted with smiles and a refreshing cocktail in the reception overlooking an expanse of infinity pools, all perfectly framed by a background of palm trees and a beautiful blue sea – a picturesque indicator of the days to come. Once checked in, we’re driven on a golf buggy to our tropical suite. The room is set within the hotel’s 35 hectares of lush tropical gardens and is one of 333 suites and villas, which have been organised cleverly so that each still retains an element of privacy and seclusion. Our room is one of a group that looks into a central garden with a pool lying serenely in the middle – other rooms benefit from their own private pools. We also have

M

our own outdoor tropical shower which, alongside the rain shower and bath indoors, creates a sense that you really have escaped to your own jungle hideaway. It is these tropical gardens which make the hotel truly special. When I decide to head out and explore, I’m greeted by an abundance of colourful flora and fauna to which the gardens are home. It feels uncannily like paradise. Wandering out of my beautiful exotic surroundings, I emerge onto the beach – a pristine expanse of white sand and blue sea just shy of 2km in length. It’s also blissfully peaceful, only interrupted by the rattle of the Toy Storyesque golf buggy, which drives back and forth, niftily serving refreshments from the vending machine on board. Of course, as beautiful as the gardens are, there is always the niggling worry with a hotel like this that there won’t be enough here to keep you entertained, especially if, like me, you’re not the type of person who can easily just kick back and relax on a sun lounger for days on end. We needn’t have worried – the range of activities here far surpassed our expectations. Head down to the boathouse and you’ll find a wealth of water sports, many of which are complimentary. I decide to try water-skiing to feed my action satisfaction, which is great fun, but I’m shown up by a lady who is twice my age and has twice the skill. The windsurfing lessons prove less successful

(I feel sea sick when presented with too many speed bumps let alone an actual ocean). Here I indulged in an excellent facial at the hands of beautician Wendy. As she talks me through the treatment, it proves so very relaxing that by the time I emerge to meet my boyfriend I feel as good as my now glowing skin looks. With trips to see the local marine life and tropical gardens on hand, Trou Aux Biches is an obvious choice for nature lovers. But it also happens to be perfectly situated for day trips to visit the National Botanical Gardens in nearby Pamplemousses. Amongst

the miraculous nature here the gargantuan water lilies are the sight to see, making us stop to gaze in wonder as we strolled around the beautiful grounds. Hire a guide – not only will their expertise put the incredible plants you are seeing into context but their multi-lingual wit will catch you off guard. However, the highlight of our trip had to be when we were swimming just around the bay at Trou Aux Biches. To our delight, a pod of dolphins appeared in the waters and came up to say hello. It was one of those experiences which you expect only to see in brochures and not in real life, and yet it was totally unorchestrated, a moment of pure serendipitous magic which summed up our time here in Mauritius perfectly. That night, we dined at Le Deck, one of the six restaurants at Trou Aux Biches, looking out to the sparkling sea. After dinner, we slipped off our shoes and walked along the soft sand by moonlight – the perfect end to a truly enchanted day. 7 nights at Trou Aux Biches Resort & Spa in a Junior Suite on a dinner, bed and breakfast basis including Economy Class flights with Ai Mauritius and private hotel transfers from £1795 per person sharing. state Agency wasn’t always a calling for me; whilst many people at school dreamed of becoming astronauts and football players, I wanted to be a teacher. But after doing my PGCE I came to the realisation that life outside of an educational institution looked far more exciting. That was eight years ago and now I’m thriving in the fast paced and varied world of property. It might seem like a strange shift of focus but there are many transferrable skills; negotiation skills are the same, whether you’re dealing with vendors, buyers or children! Kensington is one of the best areas of London in which to live and work, thanks to the combination of exclusive pockets like ‘Stratford Village’, the energy of Kensington High Street and the proximity to some of London’s best parks. Aside from enjoying the community feel on Stratford Road, particularly the coffees and treats on offer in Fait Maison, my other love is Kensington Square where I always feel like I’m on the set of a Jane Austen novel! Being an agent in this market is really exciting. On one hand, we are negotiating phenomenal deals, achieving 10% over asking prices in a few cases, whilst on the other hand, we are employing our finest estate agent skills to garner interest on properties which are taking a little longer to sell. There is a lot of speculation about what the market will do over the next year; with the proposed change in capital gains tax for overseas vendors and the prospect of an increase in interest rates, more stock may come onto the market and make it less frenetic. Whatever happens, I believe the desire from so many to live in Kensington means prices will remain strong.

hen asked the age-old question ‘where do you see yourself in five years’ time?’ I am probably one of the few people that actually replied ‘in estate agency’. It is unfortunate I gave that answer during my first week as a production assistant at BBC’s Top Gear as I quickly realised the correct answer should have been more along the lines of ‘researcher’ or ‘editor’. A couple of years later, fate stepped in and the last series I worked on featured a panel of experts from various industries, the final show focusing on the director of a national estate agency. Once the show aired I contacted the director to discuss my plan to change career – and the rest is history! Fast-forward nearly eight years and I am proud to say I work for a company that always works in the clients’ interests, giving the best advice possible. I always aim to be honest with landlords – even if that sometimes means telling them what they don’t necessarily want to hear. On the whole, the early months of 2013 were pretty unremarkable for the local lettings market with a lot of stock available to a smaller pool of applicants. People have been choosing to buy and there are fewer corporate relocations occurring. Whereas previously we dealt mainly with the finance industry, this has shifted to new media and pharmaceutical clients. The latter months of this year have been pretty frantic and we expect this to continue into 2014 as it has done in previous years. The good news is that with a better balance between stock and applicants we could see some modest price rises next year for our landlords.

Property News 100 buyers for every property

T

he final quarter of 2013 involved the sales of several properties as a direct consequence of intended tax charges; in particular, those aimed at non-domiciled owners. It is now evident that Capital Gains Tax will be payable from April 2015, enabling owners to plan disposals accordingly. Holland Park starts 2014 in a very healthy stance, having not been party to the extraordinary price rises of Primrose Hill and Wandsworth (40% and 36% respectively). We currently have over 100 buyers for every property, which I hope will encourage more flats and houses onto the market.

The best place to invest? The heart of Notting Hill is a very safe investment as it is a prime established location. However, parts of North Kensington and W10 are growing in popularity, with prices rising sharply due to increased demand. The most interesting property I have been involved in is... The most interesting property I have dealt with recently was the sale of a beautiful house on Lonsdale Road where the clients made a fantastic husband wife team with the renovation of the property. The toughest sale and why? The toughest sale we have had was a house that had a serious case of Japanese knotweed in the garden and surrounding land. Thankfully, with a lot of investigation and good will from all involved, the property exchanged and the mortgage was approved.

O

n the 14th November Bective Leslie Marsh and developer Taylor Wimpey Central London hosted afternoon tea time at the Princess Louise Nursing Home in North Kensington. With the construction of Taylor Wimpey’s latest project Argyll Place taking place next door, they wanted to get to know the local community and thank them for their patience during the building works. Volunteers from both companies served cups of tea to the residents of the home along with a selection of cakes and biscuits. It was the perfect way to meet the neighbours.

A new year & a fresh start

T

he lettings market has been steady leading up to the New Year and we’ve seen a small number of seasoned tenants looking for property in the hope that they will secure a good deal prior to Christmas. They are not wrong, as the market is usually a bit quieter. However, all this changes in January when things begin to pick up pace again. The New Year brings about a sense of change and people are keen to make a fresh start in a new home, and this alone has brought huge numbers of tenants in the past. Corporate searches tend to increase rapidly in January as well, with many companies given fresh budgets for the year ahead, and as a

Jonathan McCormack Lettings Manager at Kinleigh Folkard & Hayward’s Bayswater branch

result, we tend to see an influx of corporate relocations to London. This is a welcome boost for many landlords who, following a slightly slower Christmas period, appreciate having their pick of corporate tenants come January. Another sector that adds to the strength of the January market are students, and in particular, wealthy international students. With all of these tenants in the market looking for a home, the start of 2014 looks set to be very positive. 020 7563 5090 • kfh.co.uk

John D Wood & Co. and The Pimlico Society raise £1,025 for St Peter’s Church, Eaton Square

J

ohn D Wood & Co., the London and Country estate agency, helped raise £1,025 for St Peter’s Church, Eaton Square this month through sponsoring The Pimlico Society’s third talk, “An Evening with James Stourton”. The Pimlico Society, has recently been founded by Peter York and Clive Aslet with the aim of running talks and promoting a sense of community amongst local residents.

The talk was held at St Peter’s Church and was very well attended by local residents, friends and acquaintances of James Stourton, Peter York and John D Wood & Co. Multiple award wins for Marsh & Parsons

M

arsh & Parsons has been restocking their awards cabinet after scooping Gold for the ‘Best Large Estate Agent in the UK’ for the second year running, and two Silver awards for ‘Best Employer’ and ‘Best Community Agent’ at The Negotiator Awards in November. The excitement continued with further successes at The Times & Sunday Times’ Awards in December, where they won gold for ‘Best Customer Service’ for the second year running, Gold for ‘Best Medium London Agent’ and Bronze for ‘Best Marketing Campaign’. All in all, a very successful year for the London estate agent.

Prime Central knock on effect The appetite to buy has grown and grown in 2013 and we feel confident that this demand will spill over into 2014, despite political intervention of raised SDLT. We are seeing increasing demand for PCL and best properties are achieving record prices and this trend looks set to continue as other, more ‘fringe’ London postcodes are also seeing the benefits with a knock on demand and similar price increases. In short, what used to be considered the suburbs of PCL are slowly being swallowed up as London increases in popularity and areas such as Fulham, Battersea, Wimbledon and Brook Green and North Kensington are bound to be some of the areas which benefit hugely from this growth.

D&G Diary Welcome back! It felt as though the holiday season was upon us for a while although the market in December was surprisingly busy. Having recovered from a wonderful break and all the festivities, we are back on top form ready for the year ahead. With a number of exciting properties due to come to the market this year, we are excited as the month of January unfolds. With little yet to report, I think the most important message of all is Happy New Year, wishing you all a prosperous and enjoyable 2014 from all of us in both the Westbourne Grove and Kensington Church Street offices.

Lowdown

for Landlords What happens at the end of a tenancy?

T

here is a perception from both landlords and tenants that an end of a tenancy can be a minefield. Here is one point that should guide you through those murky waters; Always have a professional inventory made and make sure you check your tenant in and out by an inventory clerk. This will greatly reduce the chances of any disputes at the end of the tenancy due to a third party independently verifying any differences there may be. Should a dispute not be able to be resolved, this document will need to be sent to scheme where your deposit is held. All assured short hold tenancy deposits held by Hamptons international are registered with “The Tenancy Deposit Scheme”. This independent arbitrator will look at both documents and provide an independent and fair ruling. If an independent inventory has not been taken, the arbitrator will more than likely rule on the side of the tenant, and no good landlord wants that!

Ask the Lettings Experts Our panel of professionals give you the edge in the property market

1

Why should I use a property management agent?

W

hen carrying out market appraisals, I am often asked by clients how they would benefit from us managing their property on their behalf. My response is very straightforward: it depends on the value of your time. Tenants have become much more demanding in recent years as a result of the increasing competition in the rental market and the economic downturn. Whilst previously they may have been willing to fix a leaky tap or a wobbly door handle themselves, the recession has meant that they are far less willing to bear the cost of even minor repairs. A professional property management agent takes care of the small issues for you, freeing your time up for more important matters whilst simultaneously protecting your interests to ensure that you are not overcharged for more significant work – or indeed charged at all for carrying out work that may be the tenant’s responsibility.

2

3

Rental yield vs. capital growth?

R

ental yield in Notting Hill is not a figure the majority of our clients consider. Capital appreciation in this area is the main reason our investors buy in Notting Hill.

P

5

Furnished vs. Unfurnished?

I

n terms of ease of rental, my suggestion would be a good quality period conversion in a sought after street near Westbourne Grove for its boutiques, Portobello Road and Golborne Road for its vibrant atmosphere. These areas are within a 10 minute walk of transport links. In terms of size, there is a great market here for 1, 2 and 3 bedroom apartments that have high internal specification. However, bear in mind the larger and more expensive the property, the more important it becomes that it offers outside space or access to communal gardens.

T

Short term or long term tenants?

lacing your property on the market for either short or long let is always a difficult decision. My advice would be to always place it on for both to maximise your chances of an offer and minimise void periods. Rentals can often be up to 40% more on a short let, and with many corporates looking for a 3 to 6 month let as an alternative to a hotel, it is often an extremely beneficial resolution. Even if you are concerned about furnishings, our property management can organise affordable and stylish furniture at the drop of a hat.

4

Best buy-to-let investments?

Our property management can organise affordable and stylish furniture at the drop of a hat.

his is a question that I am frequently asked by clients and one for which there is no straight answer. It really depends on the type of property you have, and also the type of applicant you are trying to attract. The majority of applicants looking for smaller properties tend not to want the burden of having to furnish an apartment, whereas professional couples or families looking for a larger apartment or house prefer something unfurnished. It is also worthwhile taking into consideration that when companies relocate their higher tiered professionals to London, they will often offer a relocation package which includes the shipping of any personal belongings and furniture. If you don’t have any furniture to provide, then my recommendation would be to offer the property unfurnished with the option of adding some items for the right applicant and right offer. Flexibility is always key when attracting the ideal tenant.

arsh & Parsons is in an incredibly strong position to provide detailed and upto-date market information. Within close proximity to our North Kensington office, we have our Notting Hill, Holland Park and Little Venice offices, which means I always have access to a great range of recent comparable sales to assist with assessing a property’s value. Of course, it’s also important to take into account many other variables, including the square footage, the condition, the street, the lease length (if applicable) and the light and aspect of the property. We will provide our clients with guidance and advice regarding the value of their asset and work together to decide on the marketing and pricing strategy to suit their onward plans. Ultimately however, the end goal is always the same - to sell the property as timely as possible, as stress-free as possible and of course, for the most amount of money.

Ask the Sales Experts

Our panel of professionals give you the edge in the property market

1

Should I redecorate pre-sale?

A

small amount of re-decoration will always help to freshen up the property but there is no need to try to add value with large-scale work, as the market is already over performing and ceiling heights for locations will achieve regardless.

4 T

Why hasn’t my property sold?

he main reason is price, as ultimately every property has a value at which it will sell. If you have had 30-40 viewings and three or four offers at say 10% below the guide price the market has dictated this is the value of your property at this moment in time. Equally if you have had high levels of viewings but no offers there is probably something that is putting people off, whether it is poor presentation, road or aeroplane noise, work going on next door or it is overpriced and purchasers do not want to make a derisory offer – buyers hate rejection!

2

Where should I invest?

I

nvesting in prime central London has in most cases, always been financially beneficial. With increase in demand constantly on the rise, so are property prices. London is an exciting, cosmopolitan city and owning a piece of well-located bricks and mortar will prove healthy capital returns over the years. Demand in highly sought after areas such as Kensington, Chelsea, Mayfair, Notting Hill has outstripped supply for many years, further pushing up prices. Such prime locations have also been relatively immune to any global economic downturns again further reassuring their strength as excellent investments. A well maintained building located close to local amenities such as shops, bars, restaurants, transport links and green spaces will always be attractive. A long lease or freehold title is also important when considering a sound investment.

5

A

Should I use a Financial Advisor?

t the moment the mortgage market is and can be rather complex. There are a number of things to consider here but the main point would be, generally private individuals tend to go to their bank as their first port of call. The two benefits to having a financial advisor rather than relying on your bank in my opinion, is that the advice you will get from a Financial Advisor can be more tailor made for your personal situation. They will seek out the best lender for you, but also, if you have a reputable FA, he or she will also have more impetus when it comes to chasing and getting the best rate. Secondly, the quality of service with a FA should be far higher than a bank which can often be a faceless animal. In theory, a FA will always be on your side and be motived to get the deal done.

3 S

What common mistakes do sellers make?

ellers are not often prone to mistakes, for the most part they look to their estate agent for guidance during the sale process. However, one common theme is often of sellers being too eager to take their properties to market before they are ready. If a seller has recently carried out works to their property prior to sale then the flat should be completely finished, tidy and clean before the first buyer steps over the threshold. First impressions are everything when selling a property but often the clamor from estate agents to get their ‘best buyers’ in can spoil what should be a straightforward process.

In a seller's market, open house viewings are very common.

6

I

How do Open House viewings work?

n a sellers’ market, open houses are very common. We recommend open house viewings for properties we know will garner a lot of interest such as unmodernised flats or family houses. The aim is to get as many people through the door during a short amount of time, usually 2-3 hours. We arrange one session during the week and one at the weekend to ensure all interested parties can make it. The open house is advertised 2-3 weeks in advance. Because buyers get to eyeball the competition, we expect to receive offers very soon after the open house (if not on the day!) and will often go to best and final offers with a sealed bid process.
