bsolutely is two years old this month. It was two years ago that our launch issue landed on the doormats of Notting Hill and Kensington and since then we have grown and launched a whole family of Absolutelys all over London. So we will be celebrating in our usual noisy style later this month. Not that we’re not the only ones who like to stay out late in west London – big news this month is that the site that used to be Bayswater’s Cherry Jam has relaunched as Shimmy, a stylish new nightspot from the people that gave us Love Brunch and other parties. We can’t wait to see the place (the design sounds intriguing) and we’ll be reporting back in the next issue.

he secret to visiting Portobello Market is knowing when and where to go. The first rule is: avoid the tourists. Don’t go to the market between 11am and 4pm on a Saturday, unless you want to be with 60,000 other people. Go either on Friday or early on Saturday morning. Friday is a lovely day for locals. All the costermongers are out, selling fruit and vegetables. Don’t be put off if you’ve had bad experiences with market fruit: just realise that you get what you pay for. Pound-a-bowl fruit is fruit that needs to be eaten at once. Elsewhere (such as opposite the Electric) you’ll find stalls that sell premium quality stock and supply local restaurants. And, when shopping on the market, get to know the traders. Any day is brightened up by a friendly chat with a trader and they’ll be the first to tell you what’s in season or how many beans you need for six people. Friday - under the Westway - is vintage fashion day. This isn’t cheap market tat – it’s the clothes that you’ll be seeing in Downton Abbey or on Kate Moss or copied by TopShop Vintage. It’s also the day for wonderful old linen and haberdashery and a huge array of vintage costume jewellery. Look out for Su, Mary and Paul (under the Westway) and Andrew (opposite Thai Rice). Saturday morning is the time to browse for arcades - through the arcades and along the street. Between six and nine in the morning the arcades are buzzing with antique dealers and collectors. Don’t be put off by the tacky stalls at the entrance – you can’t beat the expertise or the range and quality of goods available within. Feel free simply to browse and ask questions. passionate, fascinating lot and they are always happy to talk. Hold a 17th century child’s beaker in your hand, or a pair of tiny Chinese shoes, and lose yourself in the wonder of the past. Good places to start are Jones’ Arcade, Roger’s Gallery and The Admiral Vernon. And, on the street, look out for Andy Morant’s tin soldiers, Ann Swift’s lace and Michael Fenton’s printing blocks. Many Friday traders also turn out on Saturdays. Head for the Normandy cheese stall outside Cath Kidston and treat yourself to a slice of aged Comte. Buy a box of curious funghi from The Portobello Mushroom Man (outside Coffee Republic). Pause at Richard’s make up stall (opposite Garcia’s) to hear bad jokes and buy good eye-shadow. And, finally, treat yourself to the best Italian coffee on the street from Marcos’ orange VW van (tucked behind the stalls opposite the Westway). ON THE G ROAD AGAIN Celebrating 110 years of British car history in W10
rade II-listed Ladbroke Hall may look like a town hall or other municipal building, but it’s not. Discretion is key, so passers by have no way of knowing that it’s home to Sunbeam Studios, a vast photographic studio, hosting a variety of celebrity shoots and glamorous events. But this stylish building with its impressive marble entrance hall and large, light-filled halls once formed part of the UK’s first purpose built car factory, opening in 1903 as Talbot Works and responsible for building the world’s first car to travel at more than 100 miles an hour. To mark 110 years since the factory opened and the centenary of the 100 miles in one hour world record, set in 1913 by a Talbot built at this site, classic car lovers were out in force on Barlby Road last month. An array of Edwardian, vintage and post-vintage Talbot motor cars (with a combined age of over 1000) returned to the place they were built. Members of the Sunbeam Talbot Darracq Register, a friendly car club dating back to 1950, came with their cars, among them the team Talbot 90, which came first on handicap and first in class at Le Mans in 1930 and went on to do well in the Irish Grand Prix, Tourist Trophy Race and Brooklands 500 mile race in the same year. A live professional car photo-shoot of one of the finest vintage Talbot cars linked the glamour of the building’s present day use with its equally glamorous beginnings. 25

SUNBEAM STUDIOS – THE FACTS • It produced the world’s first motor car to travel more than 100 miles in one hour. • It was also for a time Churchill’s experimental warfare establishment. • It was used to develop the world’s first successful and effective fleets of armoured cars. • It produced the first prototype tank which, following development, helped end the stalemate of the trenches in WW1. • It was the home of the first anti-aircraft brigade established in 1915. • Its designers and artisans developed and built teams of racing cars which
were successful in the 1930s at Le Mans, Brooklands, various Grands Prix, Alpine Trials and Monte Carlo rallies. • In 1935 the building became the Rootes Group’s London Headquarters which during WWII produced many vehicles, aeroplane components and bombs to aid the war effort.
• When car production ceased it was used by several organisations including Thames Television. By the turn of the 21st century, the factory complex to the rear of the building had been demolished to make way for housing and large parts of the building remained unused. • In 2005 Sunbeam Studios established itself and brought a new lease of life back to this stunning and historic building. Professional flamenco dancer Yinka Esi Graves has returned from Spain to launch dance classes in her native Notting Hill. Absolutely quizzes her on the art of flamenco When did you start dancing? My parents say that when I was three we went to a carnival in Nicaragua – where we were living at the time – and I came home mimicking all the dances. I was put into dance classes straight away and throughout my childhood and early teens I did ballet, West African dance, tap, jazz and modern. After finishing my A-levels I spent ten months in Cuba and although it wasn’t at all part of the plan, I ended up learning Afro-Cuban dancing and performed with a troupe from Santiago de Cuba called Ikache. I came to flamenco quite late – I was 21 when I actually started taking lessons. My interest in it grew so much that after a year I decided to move to Spain to learn more. From that point on I was hooked. You say that Flamenco transformed your life. How? The nature of flamenco as a very emotional and passionate dance, plus the technical rigour and methodology required to do it, have forced me out of myself. It’s led me to a whole new way of approaching life. Flamenco has made me into someone who values the present over the future. Improvisation is a large part of performing flamenco, you have to commit to the moment you’re in and forget about the rest. You have no choice but to take each step at a time, literally. I sometimes feel that instead of becoming a Buddhist I’ve become a flamenco dancer! What’s the most important piece of advice for a Flamenco student? There is a huge amount of dedication and discipline needed to develop your technical skills as a flamenco dancer, but I think that more than
anything as a student you have to fall in love with the music. Your relationship with the music will guide you through better understanding everything you have to do to dance flamenco. What’s in your Flamenco wardrobe? I’ve recently had an incredible ‘bata de cola’ made. It’s the long-tailed dress that you see on those tacky Spanish dolls, in fact one of the most difficult accessories to dance with, and the most rewarding and visually stunning. You’ll find a few hand woven silk Manila shawls, a sumptuous burgundy velvet dress, some beautiful flower motif skirts (I’m more of a flower girl than polka dots) lots of frills, tassels and just the right amount of lace. My most prized items however are my beautifully hand-made leather flamenco shoes, I always have them made with a wooden Cuban heel, following the trend in Madrid. I’m not the most traditional when it comes to dancing attire, above all I go for elegance and simplicity with notions of traditional flamenco gear. What makes a great Flamenco dancer? Apart from incredible skill and technique, the dancers I am most inspired by are the ones who in the simplest movement leave you breathless, and have that ability to communicate beyond the form. It’s the seamless dialogue between singer, dancer and guitarist that creates pure magic. There is so much truth in Flamenco dancing, there’s no faking it. I love watching the older traditional dancers as much as I like seeing the young geniuses really pushing the boundaries of the genre on all levels.

Whatever the style of Flamenco as long as the dancer is honest, time after time I get goosebumps. There’s nothing quite like it for me. Why are you returning to Notting Hill? It’s my home, I was born here. I studied jazz dance at the Portobello dance school and even taught my first ever dance class there when I was 12. I had a Saturday job at the Grain Shop, where I really got to meet so many of the amazing people who live and work in the area. I later had a stall on the market selling a Spanish friend’s beautiful hand-made leather goods. My family still lives here and it’s always my first point of call when I come to London. Even though I’ve been based in Spain for years now whenever I’m in Notting Hill, there are still so many friendly people around to stop and say hi to. I really love it. Also given that there has always been a large Spanish community in this part of London, it feels like the perfect place to run my courses.

I
n backpack-loving east London, you can’t go far without spotting someone bearing an Ally Capellino creation.Since opening here in Notting Hill two years ago, Ally Capellino’s cult East London brand is equally in vogue. I’ve been a fan since I stumbled upon the Calvert Avenue boutique a few years ago (and came away with a luxury laptop sleeve). When I arrive at the shop, label founder Ally – or Alison Lloyd, as she’s actually known º is chatting to a colleague, discussing an outfit from her long-defunct clothing line that’s currently on show at the V&A’s Club to Catwalk exhibition. ‘They wanted something ‘80s,’ she tells me. ‘They picked one of our tweed suits and one of our Moscow Olympics outfits.’ Lloyd talks enthusiastically about being involved, and it seems a fitting place for us to begin talking about her career in fashion. Lloyd has been ‘officially’ designing since 1980, though she tells me she was always ‘practical’, and would make things as a teenager. ‘I would copy designers like Katherine Hamnett and Kenzo,’ she says, before going on to explain that she originally studied art, believing that fashion was ‘not serious enough’. Eventually, however, she gave in to her instincts, and began studying fashion at Middlesex University. She started her own label as soon as she graduated. ‘I didn’t think I was employable,’ she laughs. ‘We were so naive, we didn’t think about whether it was hard to run a business.’ If the ‘80s was a more innocent time to work in fashion, perhaps it was also more innovative, a time when rebellious fashions pledged allegiance to music sub-cultures. The ushering in of so many new youth
tribes and musical movements – goth, high camp, new romantic, post-punk, fetish and (later) rave – had an impact on the fashion business that can still be felt today. As we reflect, Ally remarks on how she had forgotten about the designer Willy Brown, and reminisces about the punk ethos that influenced her early efforts. ‘We were taught, above all, to be expressive. In fact, I was probably one of the least expressive of my class, but it was a “have a go” time. Now, there’s a fashion treadmill: “14 collections a year but not doing as well as another designer so I better top myself”.’ The young Lloyd may have benefitted from the more carefree, less corporate spirit of the time, but that’s not to say life was always easy: eventually her clothing line (co-founded with her ex-husband) went bust. ‘Our customer had aged and it was difficult to attract new custom – perhaps because we were trying to please both sides and were giving mixed messages. I had some good consultancy work in the interim [between the clothing line and the launch of Ally Capellino], but I got bored.’ In fact, the dissolution of Lloyd’s original company turned out to be a blessing in disguise. Bored and directionless, she tried her hand at bag-making; the craft suited her, and she soon made the leap to specialise in accessories under the name Ally Capellino (the latter word is Italian for ‘little hat’). ‘I was lucky in that, at that time, accessories were on the rise,’ she says. ‘People were spending a lot of money on bags. Now there’s a lot of competition from brands who can be quite controlling with the stores who stock them.’ The form and functionality of Ally’s bag designs has served her well. Judging by her studio and how she’s dressed (understated but cool – quite French), her products are all of a piece with her personality. The Bags for Bikes range is a good example; Lloyd is a keen cyclist and the range was an instant hit. Now another collection is in development. ‘There are some geekier brands out there but we might have been one of the first fashion brands to do a cycle

bag. It’s been really popular both here and in Notting Hill.’ Diversifying via outside collaborations has proved to be an equally prescient strategy - and just as important to the brand’s growth. Since 2006, Ally Capellino has hooked up with superbrands including the Tate (on a line that includes a satchel, a pencil case and an artist’s roll, among other things) and Apple computers, which Lloyd credits with introducing her to the ‘techy’ side of things. ‘They were doing salaryman computer bags, so ours were a massive hit, appealing as they do to graphic designers, architects and creatives. Technology is changing so much, so there’s scope there for more products.’ Whatever the naivety of the brand’s beginnings, it would seem that Lloyd has developed a head for business. As a homegrown label with a virtually global reach, where does she plan to expand next? ‘We’ve maintained a unisex style and the men’s range has done particularly well abroad, so I’m keen to explore the women’s range more,’ is her answer. It’s doubtful, however, that the brand will deviate too

much from its classic style. Lloyd has also been working on luggage, ‘practical bags that are big but lightweight’. I wonder aloud if she feels up to tackling the humble bumbag and, for a moment, she doesn’t seem averse to its merit – though she concedes that they might not go down so well in the Notting Hill store. So what inspired her to open a shop in Notting Hill? ‘I used to live just off Westbourne Grove when I left college. Portobello then was very much how East London is now, although both have changed. I liked that Notting Hill was “not just Kensington” and “not just rough”. It’s got a whole mix going on which I find stimulating. There’s interesting stuff going on. That’s what I like about Golborne Road – the Portuguese side, the Moroccan shops, the vintage markets. There’re a lot of people on the street. I think two or three of the Moroccan shops have gone. I was lucky to get the plot there just before Pizza East opened across the road. Locally, I love Lowri and Baker, the white fish shop and the Lali shop for a really nice mixture of vintage furniture and housewares.’
Controlled growth is at the core of the Ally Capellino brand: Lloyd is opposed to becoming too commercialised, referring to the business as a family. ‘I like keeping everyone together. We’re a nice company and people stay here,’ she says, though she admits that some expansion is necessary to keep the business afloat. Right now, Lloyd is keen to make a move into manufacturing, imagining a UK-based operation that supports and involves the local community and its institutions. Back in 2010, the Wapping Project art space marked Ally Capellino’s 30th anniversary with a special retrospective, while the brand’s recent involvement with London Design Festival focused on adapting eight Bauhaus chairs for an exhibition. Credibility and collaborative know-how seem set to enable Ally Capellino to navigate the tricky waters of financial growth and independence. L
ike most of the fashion industry’s real insiders, Jess Hallett is low key and understated in her demeanour. Maybe not surprising, since her job is strictly behind the scenes and, as one of fashion’s most influential independent casting directors, her role is always to put others in the spotlight. ‘Finding the right person to fit into the jigsaw’ is what it’s about, she says – whether for a global advertising campaign, a catwalk show or a glossy magazine shoot. ‘And to help create something new nobody has seen before,’ she adds. She loves it. ‘It can become a personal mission – I love the challenge.’ Hallett has had an enduring 10-year-long collaboration with McQueen, and when she cast the supermodel Kristen McMenamy in a suitably gothic role for the McQ show, it was the event of London Fashion Week. When it comes to casting catwalk shows, the designer’s vision is all, she explains. ‘You’re creating a whole fantasy. The designer is telling a story, and I have to find 30 models to help do that.’ It’s not all about the artistic vision though. ‘It’s also about negotiating a rate and other matters, it’s a long process.’ Each client wants something different – for a recent campaign she found a young Australian girl and a London boy to open the men’s show. Louis Vuitton, meanwhile, is a “different demographic”, while H&M, Dunhill, Rag & Bone, Kenzo and Mugler each have their own specific requirements. ‘Everyone wants something different to make sure their brand is unique – for some it’s the shape of the body, or their facial identity, or the overall image.’ Then there is the editorial work, with editors often having very specific notions of what they need. ‘They’ll come to me and say we want someone Punk or New Romantic, or they have to have pink hair, or willing to dye their hair pink.’ And recently she worked with Vauxhall on a short film, a new departure for her. Modelling is a form of acting,
she says. ‘Most models know how to give something to the camera.’ Hallett started young in the industry, in the late 1980s. One of her first jobs was temping for a photographic agent, then as a booker for Storm model agency. It was there that she met a young Kate Moss – and the two bonded. “I loved her immediately,” recalls Hallett. She travelled with Moss in the early years, hanging out with the other supermodels, such as Susie Bick and Naomi Campbell, along the way. She and Moss have been best friends and close collaborators ever since -– she was maid of honour at the supermodel’s wedding to Jamie Hince. ‘And she was maid of honour at mine,’ she adds. ‘She’s good fun, she’s a lovely girl.’ Last year, the two worked together on a book – co-edited by Hallett – Kate: The Kate Moss Book (Rizzoli), which features fascinating conversations between the two friends. She may have a glamorous career but Hallett is refreshingly grounded. Most of the time, she says, she manages to fit work in around school pick-ups for her 10-year-old son and five-year-old daughter. Workwise, no day is the same as another, she says, ‘Which is why I love it.’ And although her work takes her all over the world, west London – where she lives with her husband and children – is home, and Notting Hill her preferred stomping ground. ‘ I used to love it as a kid, and I still do. There are still amazing stalls in the market for research, and I love Goldborne Road, it’s got something about it.’ Does she ever talent spot in the street? ‘Yes, a lot. You get to learn a lot, and you know where to look,’ she says. For instance, H&M needed people on bikes for a recent campaign and she found some likely candidates in Brick Lane. Over the years, Hallett has helped launch from scratch some hugely successful careers – so how does it feel to be a woman of such influence? Her reply is a modest one: ‘Well, a lot of the people I cast are really young, so of course they’ve got a future ahead of them anyway.’ Very understated, very fashion insider.

LA COUPOLE, BOULEVARD DU MONTPARNASSE, 1933 A small white woman (Nancy) and a big black man (Henry) sit at a medium-sized table. The brasserie is vast, a thousand square metres built to grace the presence of all the artists of all the nationalities that make up the Left Bank and, as if to illustrate this point, Nancy waves at Joe, a Russian author who she recognises, while Henry simultaneously nods at Jo, a cabaret star who is ordering cognac in French, but spoken with a strong St. Louis, Missouri accent not dissimilar to his own. ‘The grilled lobster looks good’, says Nancy, in the voice she uses for reciting poetry, which is the voice she always uses, and Henry, nodding obligingly, holds one elegant pianist’s finger up in the air – an attempt to catch the waiter’s attention – and calls, ‘Garçon!’ The waiter, being, in the style of French waiters, inattentive, walks straight by, and so Nancy, whose consistently eccentric dress-sense means that she has always been, and has always liked to be, stared at, is compelled to raise her own, bejewelled from wrist to elbow, arm. The clatter of bracelets – primarily African and Oceanic, as Nancy aims, in all respects, to appear worldly – and her clipped, educated, good-for-reciting-poetry voice, are difficult to ignore: ‘Oui?’ says the now attentive waiter. ‘The curried lamb’, says Henry with a strong Atlanta, Georgia accent. ‘Merci.’ ‘The grilled lobster’, says Nancy, ‘with the flambéed whisky sauce.’ And holds up her glass to be refilled:
The waiter waits, he’ll wait all night And when you’re tight he’ll set you right Why, if Henry set those words to music, piano music, to be played with his elegant pianist’s hands, and if Nancy then spoke/ sang over the top of it in her clipped, educated, good-for-recitingpoetry voice – well now that really would be something! ‘Oh Nancy’, says Henry, ‘I do want you terribly.’ ‘Oh Henry’, says Nancy, ‘I feel just the same.’ Aware that her delicate bone structure resembles the statuette of Nefertiti currently on display at the Louvre, Nancy delivers her line with regal poise, and as she parts her painted lips, Henry is duly reminded of this exquisite piece of ivory, which he now wishes to see defiled – smeared red with the blood-red lipstick on which he’s placed his kisses... All the others (meaning all the other great and literary men with whom Nancy has, in the biblical sense, also known) have tried to summarise her, to write her as a ‘modern woman’ and a ‘temptress’, ‘independent’, ‘aggressive’ and so on – and yet Nancy is a fan of jazz. Why adhere to someone else’s tired and well-worn composition? Why pause politely when a blue note could instead take up the empty space...? Nancy holds out her glass and the clink of her bracelets meets the wine’s fizz and tinkle in a conflict of tonalities:

Retaining the original full-height shutters at the back of the living room provides a grandiose sense of proportion before you step down into the retroinspired kitchen/dining room. To add an element of fun, Louise has sourced an eclectic mix of chairs that creates an interesting patchwork of colour and style around the table. Each member of the family naturally gravitates to a different style of chair. For this space, Louise chose a child-friendly Dalsouple rubber flooring that is hard-wearing enough to withstand bike races around the kitchen table. Upstairs, the master bedroom doubles as Garth’s workspace. An old school desk sits in one corner, and a selection of pictures hangs in a constantly evolving display. In the same

BAKED ALMOND AND RASPBERRY SOUFFLÉ PUDDINGS
SERVES 4

1 tbsp cumin seeds 1 tbsp coriander seeds 10 cardamom pods ½ tbsp fennel seeds ½ tbsp black mustard seeds 6 cloves 2 star anise 2 tbsp sunflower oil or other neutral-flavoured oil ½ tsp ground turmeric 1 tsp sea salt 400ml coconut milk 2 tsp tamarind paste small handful of curry leaves 12 medium-sized tomatoes 2 branches of fresh green peppercorns 1–2 tsp sugar, depending on the sweetness of the tomatoes 6-7 healthy sprigs of coriander, leaves chopped
NOTE: YOU WILL NEED FOUR 250ML RAMEKINS. 4 eggs, 3 separated 100g caster sugar 100g unsalted butter pinch of salt few drops of almond essence 1 tbsp Cognac 100g ground almonds a little extra butter and caster sugar for lining the moulds 250g fresh raspberries
Using a frying pan, lightly toast the first seven whole spices until aromatic; take care that they don’t scorch, however. Heat the oil in a wide, shallow pot and add the whole spices. Fry for a couple of minutes over a moderate heat then add the turmeric and salt. Pour in the coconut milk and stir in the tamarind and curry leaves. Bring up to a simmer and allow to cook quietly for about 15 minutes. Now, using a stick blender, blitz the mixture for about 30 seconds, just to break up the spices. Remove from the heat and leave to infuse while you skin and core the tomatoes and remove the peppercorns from their branches. Pass the coconut sauce through a fine sieve and return it to the (washed up) pot. Put the tomatoes into the sauce (removed-core-side down) and sprinkle in the peppercorns. Allow the tomatoes to simmer in the sauce until softened and the sauce has reduced and become a touch thicker; about 15-20 minutes. Finally, taste the sauce to see if it needs a touch of sugar, or more salt, then stir in the chopped coriander leaves and serve forthwith..
Preheat the oven to 180°C/gas mark 4. Using an electric beater, whisk together one whole egg and three yolks with 65g of the sugar until light and fluffy. Melt the butter. Whisk the three egg whites with the salt until fluffy, then gradually add the remaining sugar in a stream until a soft meringue is achieved. Whisk the melted butter into the egg yolk mixture, together with the Cognac and essence, then slowly mix into the meringue. Now, carefully fold in the ground almonds. Lightly butter four large ramekins (250ml capacity) and sprinkle the insides with caster sugar, tapping out any excess. Divide half the raspberries between the four pots making a single layer over the bottom of each one. Carefully spoon the almond mixture over the raspberries – while also making sure that each pot has an equal amount of the mixture – and then deftly drop the remaining raspberries over the surface of each one; ideally, five in each pot for the prettiest appearance. Sprinkle each with a touch more sugar, then bake in the oven for about 25–30 minutes, or until the puddings are nicely puffed up, springy to the touch and the surfaces are shiny and crisp. A
dmittedly there’s something strange about believing in a place as a traditional French bistro – all shiny brass and wood, wall covered in pictures, decorative baguettes and a style that could pass for any French small town – when the last time you were there it did the same thing for the American diner (neon signs, booths, yellow mustard bottles). As soon as Madame Gautier opened its Gallicthemed doors on the site that was the Diner on Chamberlayne Road, it became an instant talking point and has been booked out every night ever since. So the pastiche French effect isn’t bothering anyone – after all, if it was authenticity that people were after, this site would still be home to the old brown Greyhound pub. Plus, Thandie Newton came to the opening party, so the place was sprinkled with stardust at the start. The Gautiers (Mark and Corinne – Mark is an old school Londoner but actually half French, while former architect Corinne looks somehow very
French) aren’t new to the foodie scene, with established stalls at markets including Queen’s Park farmers market, plus a cookery school nearby. Central to the concept is the traiteur, the menu of daily specials to take away, plus breakfast offerings and sandwiches all day. And the eat-in menu is very classically French, (onion soup, foie gras, confit duck, lots of meat) though glaringly lacking in seafood. We started with some very tasty cheese and ham croquettes with lovely herby salad dressing before embarking on the plat du jour, which on Fridays is paella, served hugely generously with lots of fish, squid and supersized mussels. A classic cote de boef came in traditional style with half a grilled tomato and was very high class, pulling off the aspirations of its surroundings entirely. To finish, the assiette de fromages offered a large choice of small morsels, just as you’d hope, and a fig tart was elegant and not overly sweet. Overall, there’s no question that Madame Gautier delivers its French promise.
F
or many years this tiny site used to be Penk’s, known as one of the capital’s tiniest eateries and run by enthusiastic chef Rod Penk. Now as Caldo, the same space seems significantly bigger and it’s doing a busy trade in drinks and tapas – and it’s still run by the same Rod Penk. He has spruced his place up by shrinking the kitchen to make more room for tables and reopening as a relaxed bar with a smaller menu of tapas, and the people of Queens Park are lapping it up. ‘The way people go out has changed,’ he says, and this new space caters to that. Stylish grey walls surround a central bar that’s the main focus and there are a few pavement tables plus a further back room. The menu is small but varied and we ordered several dishes (too many in fact to fit on our small table). There was pea, herb and manchego tortilla, which was a highlight, along with grilled razor clams (a touch rubbery, though good and large), a tasty skewer of grilled old spot pork fillet, marinaded sea bream from the daily specials menu, beetroot salad and some delicious dips to go with bread. Caldo is doing a roaring trade and it’s easy to see why.

e are shown to a room named Old Spot and find personalised pig-shaped biscuits on our pillows. Why? This is The Pig, of course, the New Forest country house hotel that has become so popular that it’s spawned a second piglet nearby and is soon to open a further two piggy residences further afield. Not that this is designed as a family destination – it’s a foodie place with its own kitchen garden, smoke house and resident quails, pigs and chickens alongside a philosophy of foraging, sourcing all its ingredients from a 25 mile radius. But of the 26 delightful bedrooms, two are family rooms and if you can bag yourself one of them, your children will be in for a treat. Squeals of delight from the kids when they find not only a bunk bed but also a television in their room, but they’re easily persuaded to leave it when outside there are real pigs to marvel at and a supersized swing on the lawn. This is a stylish outpost for urbanites chasing the rural idyll, all tasteful shades of green and grey and a dining room that’s full of plants, herbs in pots, colourful Spanish tiles and views over the vast lawn

GREENWOOD GRANGE DORSET

reenwood Grange is an idyllic setting at the heart of Thomas Hardy country and a brief drive from the Jurassic Coast and some of the UK’s most beautiful beaches. It’s a fantastic location – and there’s ample entertainment at the Grange itself too. It’s a converted farm that offers 16 holiday cottages on a spacious, green site; we stayed in one of a series of small but cosy two-bedroom cottages located around a central courtyard and backing onto a large lawn. Within seconds of arriving, our children have vanished, having sniffed out an entire play field complete with swings, trampoline and a marvellous yurt filled with toys beyond their wildest dreams. They emerge in full fancy dress to stroke the friendly Shetland ponies that live at the end of the field – all this before we’ve even found the pool. Yes, there’s an indoor pool here, perfect for a morning dip before you head to the beach (and clever compensation for a rainy day). A day trip to the startlingly beautiful Lulworth

kilometres of lush scenery and back to the Forest Retreat. This is the hub of the site, stocked with everything you could need from disposable barbecues for the terrace (plus marshmallows) to local meats and kitchen staples, alongside a pizza restaurant that will even deliver to your cabin. hese may be forest cabins but there’s nothing spartan about them. This is Hampshire’s Blackwood Forest, the newest site for Forest Holidays (a mere 50 miles from west London) and its stylish wooden cabins are sensitively spread through the forest without blighting the landscape even slightly. And what a landscape it is – the forest is so beautiful that it looks almost unreal, like an Apple screensaver, as hazy shafts of sunlight find their way through the dense tree canopy, all intense shades of brown and green. The site is owned by the Forestry Commission and characterised by a nature-loving philosophy, so while the facilities in our cabin are luxe and high tech (a hot tub, underfloor heating, audio-visual technology so fancy it defeated us – and did we mention the 77

Love it or hate it, Legoland is undeniably an experience and while many of the rides are truly memorable – the recently revamped Fairy Tale Brook, the amazing submarine ride with real – not just lego – fish, the lego zoo and the all-new Duplo splash safari – so, unfortunately, are the queues. T
hankfully, the run up to a UK general election is a more speedy, condensed period than similar campaigns in the U.S. With the polls on the horizon, our political preamble now seems to be gathering pace. Whilst not wanting to unnecessarily attract attention to this fact, it is always an event which brings an air of uncertainty to the processes of buying and selling property. Much has already been discussed regarding the damaging threat of a ‘mansion tax’ and if a future government is brave or foolhardy enough to actually introduce it. For the time being, prime central London continues to remain an incredibly popular place to live, both for UK and international buyers. Demand for good homes continues to outstrip supply. Over 50% of the sales in my office conducted so far in 2013 have achieved results in excess of asking prices, a result of creating competitive interest from more than one buyer. The characteristics of home ownership have shifted in recent years as the forces of supply and demand, alongside rising prices, have given a helpful boost to our rental department, due in part to the seemingly inexorable rise in the average age of first time buyers. In our Quarterly Report in the summer, we reported that 33% of London boroughs experienced growth of over 100% in the private rental sector between 200111. However, the backdrop to all of this is one of mixed messages through headline grabbing tactics. On the one hand, we are faced with a barrage of newspaper headlines talking of a new “property bubble” and a market where London house prices have “surged by almost 10% over the past year”. Whilst some papers talk of us experiencing the “fastest rate of growth since August 2010”, after the slump created by the
financial crisis, others are simply dismissing warnings of a property price bubble as “bogus” following evidence of muted rises. Indeed, another newspaper also cites figures from the Office for National Statistics, putting the “annual rate of house price increase at a relatively modest 3.1% in July”. Whichever side of the case you choose to believe, the reality is often glossed over or distorted before it reaches the news stands. The strength in popularity for London property is either for rental investment, somewhere to call ‘home’, or simply for capital appreciation. This in turn has created a sense of fervour for property in London and the best properties are attracting quick-fire bidding and record prices. The reality is that such great sales are reserved for the very ‘best in class’ and many people wrongly assume that their own home should create the same excitement. Many agents then find themselves sucked into a vendor’s enthusiastic optimism, then quote an unrealistically high price to win the business, which results in the property remaining unsold six months later. We have therefore been experiencing a strong but two-tiered sales market in the last eighteen months. The best properties sell for good prices quite quickly, but the greater majority of sellers need sensible advice on price before braving the market. We work in an age where information is everywhere. Buyers are incredibly well informed, and can find out the prices of all the comparable sales. If the property is too expensive, they won’t even book a viewing. 020 7221 1111; struttandparker.com

Should I redecorate pre-sale?
I
t is vital that your property looks its best when it comes to selling it because first impressions count - like an interview, people make their minds up within the first three seconds of entering a property. You may well achieve a better price as the purchaser will feel there is less work to do and they can at least move in and then redecorate themselves should they wish to. When is the best time to sell?
T
ypically, the busiest times for the housing market revolve around autumn or spring and, for the most part, these timings still remain. We have been busy preparing properties to launch in readiness for the usual property search that starts in September. Typically this period of high activity would remain until late November, by which time people’s minds start moving to more festive plans. Now, however, it is quite normal to still be transacting high net worth sales well into December. Likewise the same is true of the Spring market, we now have buyers asking for houses from the first week of January until they get on the plane for their holidays in July. The main reason for this is due to the limited supply of houses and flats on the market. No longer can buyers dictate when they want to buy, instead they are very much at the whim of the market and whether the right property is available.

Where should I invest?
B
ayswater remains a real hot-spot thanks to its wonderful architecture and excellent transport links. Sandwiched in between Notting Hill, Marylebone and Hyde Park there is still plenty of capital growth in W2 as the area continues to see high levels of gentrification and redevelopment of cheap and scruffy hotels into smart high-end apartments.

Why hasn’t my property sold?
T
he prime reason why a property hasn’t sold is due to an incorrect or too high price. If, however, you are certain that you have priced your property correctly and the market feedback has not purely pointed to price, then it is likely that your property might need some additional visual-based attention: a coat of fresh paint, decluttering, redoing your garden or increasing the light levels into a room. Lastly, do you have the right agent on board? How a property is presented to the market is key. Is your agent proactive and enthusiastic, do they know all the details about your property? Has your property been pitched to the right buyers? If not, then change agents – there are plenty to choose from and a fresh attitude and outlook can go a long way.

Should I use a Financial Adviser?
I
’d probably turn that back on agents actually - I think the common mistake estate agents make is misguiding sellers on their asking prices. This is an investment, a huge deal for the individual and therefore we sometimes see sellers mistakenly believing what an agent tells them. A high price can be too good to be true, so always ask them to qualify their pricing. Getting the asking price correct is crucial to how quickly the property will sell. I always advise at least 3 agents should go and give an appraisal on price and the seller should choose a variety of different approaches rather than just one particular type of agent.
W
ith finance seemingly becoming more freely available to all types of buyers this year, I would definitely recommend using the services of a financial advisor. As there is such a vast array of mortgage products available, a financial advisor can pick through the entire market for you and has a real incentive to ensure that the product that they recommend allows the purchase to proceed at the required pace. Some of the slowest transactions we have dealt with have been due to telephone banking mortgages where no one person at the bank is the point of contact and you waste vast amounts of time dealing with call centre mortgage advisors. I would always recommend a qualified broker for handling any large financial commitment. Using professionals always gives more confidence to buyers and sellers in my opinion.

Rental yield vs capital growth?
I
n the current property market where properties in London are selling at price levels above those seen in the 2007 peak, landlords in central London just aren’t realising the same rental yields as previous years. In Holland Park, the majority of our landlords are returning a yield in the region of between 2% and 3%. However, when combined with the capital growth, which this year in W11 has been in the region of 12%, it’s easy to see why so many buy to let investors are purchasing property here. Putting down a larger deposit – which many of our investors are able to do – ensures that there is generally a good income stream coming through for landlords, while many items such as wear and tear on the property and agency fees are tax deductible. Being a landlord is often about the longer term investment and in London our landlords are as concerned about achieving a good yield as they are with their property rising in value. It’s imperative that landlords price their properties realistically in the current market to ensure that there are no void periods. While activity is high, many tenants have realised that there are greater levels of stock available and are therefore shopping around a bit more.
Best BTL investments?
ne-bedroom properties are currently achieving excellent returns, as professional couples are prioritising entertaining space over bedroom space. A great one-bedroom property will appeal more than an average two-bed. Any properties with access to communal gardens also offer a good return.
