EDITOR’S LETTER
A
ugust is my favourite month in London. The city empties out, people disappear, traffic vanishes, phonecalls are unanswered and everything slows down. And if it stays hot, then all the better. I’m not one of those people who needs to escape as soon as term ends. The new pace suits me fi ne. And in Notting Hill, August is a build-up to the big event at the end of the month, the one that brings literally millions of people to our streets and causes a mass exodus of residents. Carnival is Europe’s largest street party and it’s a chaotic riot of noise, movement and spectacle, with hundreds of floats transporting thousands of costumed and sequinned dancers of all ages through the three-mile route. Obviously, if you live on the route you’ll probably be less than entirely charmed by it when the soundsystems set up camp outside your window, but unlike the usual nusiance neighbour, it only appears once a year after all. And remember: next year is Carnival’s 50th birthday, so this year can only pale in comparison. Let’s have a rum punch to that.

CLUB NEWS When is a library not a library? When it’s a gym. Notting Hill’s hottest new club is a gym in the former synagogue on Kensington Park Road – and it’s quite unlike most gyms you’ve ever seen. There are copies of literary works littered around (ranging from Tolstoy to Jennifer Egan) to feed your mind while you prepare for short, sharp bursts of intense training under the watchful eye of guru Zana Morris. We’ll report back next month when we’ve fi nished our programme. thelibrarygym.com

The Muse at 269 Presents
August 1st – 28th 2013 Exploring the relevance of human expression and genuine emotion, this one month project is the work of an independent online collective 'Artisan Collective'. An introduction to the contrasting and similar concepts within metropolitan London. With interjection of the Portobello community, their artists will create a depiction of multi-ethnic cultures- all based on scenes of everyday life. The ethos of the group is community; talent and culture which has collectively helped construct the project. ‘Artisan Collective’ ties in use of visual arts media with sound and free sketching. Contains references to ecological, emotional concern with an effective twistthis is created to transform the ideas of ‘normal’ and present redeemed values. ‘Through the perspective of our ethnocentric looking glasses, is it possible to translate positive values by highlighting genuine emotion set against common situations? How best can we counteract the fear of difference in a social convention?’ Visit them: www.artisanctec.tumblr.com www.facebook.com/groups/artisancollective artisanctec@gmail.com

MA S TER OF ILLUSION London’s strangest theatre experience is underway in Paddington, in the vast disused Temple Studios. This is Punchdrunk’s immersive, or promenade, theatre, last seen in Battersea with The Masque of the Red Death, where audiences emerged baffled as to what was real and what was performance. The new show is The Drowned Man: A Hollywood Fable, inspired by Woyzeck and set in a seedy Hollywood underground. Expect the unexpected. Tickets from £29.50 at natonaltheatre.org.uk.
HOW TO DISA PPE A R Long-term Notting Hill dweller Duncan Fallowell’s new book How to Disappear is subtitled A Memoir for Misfits – and takes him from Gozo to India via Venice, Wales and Notting Hill, with characters spanning Evelyn Waugh, Princess Diana and the mysterious Babsy Pavry. ‘I can’t stand being herded. It’s one of my problems in life,’ writes Fallowell, a true original. £8.99, Union Books

BIKER GROVE
Carnival stalwart Norman Jay returns to Southern Row with his seminal Good Times soundsystem this month. Here he sings the praises of the Raleigh Chopper
‘P
icture this. It was the early 1970s. I’m playing football on a glorious summer’s day near my home in Notting Hill, London,’ explains legendary DJ Norman Jay (who can perhaps count the Queen as a fan after being awarded an MBE for Services to Music). ‘It was a game-changing moment when a kid riding a bike, which was quite unlike anything I had seen before, glided past. My jaw dropped. In my mind everything fell silent and colours faded to mono apart from, that is, a bright yellow Raleigh Chopper. In what seemed like an age, but in fact was only seconds, I snapped out of my daze and along with everyone else in the park sprinted over and yelled in unison, “Let’s have a go!” ‘Back then it was the two-wheeled equivalent of a Rolls-Royce. However, looks are misleading – it turned out to be a pig-of-a-bike to ride. I didn’t care, though: it looked cool and that’s all that matters to an impressionable kid. I knew that with a price tag of £38 it was unlikely I’d be owning one soon. In one fell swoop it would’ve
relinquished my father of his weekly wage packet. So a Chopper, along with a Johnny Seven toy machine gun (another must-have toy of my era) was added to my wish list. Instead I made do with my own bike but added a set of Chopperstyle handlebars and a copious amount of front lights, which from a head-on approach (though not a degree to either side) you would’ve sworn was a Chopper. ‘My love for Choppers never really diminished. In the late 80s, on a snowy winter’s day with cash in my pocket, I spotted a purple Chopper in a junk shop; and it happened to come with a box full of enough parts to build two further Choppers. All this for under a tenner! At last, one thing less on my wish list. ‘So to the present day – during which time I’ve managed to accumulate 18 Choppers, all of which are dotted across London in any spare space friends and family have. It’s rather like having my own personal cycle-hire scheme ready for use whenever I’m nearby. The collection will get reduced, I’m sure, but I’ll always keep some.’
Back then it was the two-wheeled equivalent of a Rolls-Royce

BRIGHT YOUNG THING Tabitha Breese meets Matilda Sturridge, a young actress on the brink of stardom, at home in Holland Park

At 25, actress Matilda Sturridge is hurtling towards success at breakneck speed. With a successful run as Daisy Buchanan in the Riverside Studios’ recent production of Gatsby and a part in upcoming Richard Curtis romcom About Time, it is no wonder that Vogue featured her as a Rising Star of 2013. Engaging and cheerfully self-deprecating, Matilda is a lot of fun to talk to. Rarely are arresting looks and remarkable talent accompanied by such a relaxed demeanor. Not that a wariness of journalists would be misplaced: daughter of actress Phoebe Nicholls and director Charles Sturridge and sister of Tom (whose fiancÊe Sienna Miller was the first celebrity to settle with the News of the World in the phone hacking scandal), Matilda is no stranger to the limelight. (Oh, and Robert Pattinson is godfather to her son, Rudy.) 36

Have you always wanted to act? Always. I was useless academically and so I really found a comfort in acting, as it was the thing that I could do really well. Other lessons were difficult for me because I was dyslexic and acting provided me with an amazing escape. Nicholas Cage changed his surname from Coppola in order to avoid being pigeonholed. How does it feel to be part of a family that is so well known? It feels wonderful and I’m very proud of everything my family has achieved. My parents met when my dad was directing my mum in Brideshead Revisited and film sets played a large part in our childhood. I don’t think Tom ever meant to become an actor but it was just in him and he has the most extraordinary talent. My younger brother [Arthur] is the first of us to go to university and I think he wants to sensibly steer well clear of that world. Yet he is, annoyingly, the best actor out of us!

Your singing in the Great Gatsby was lovely. Did you ever think about going professional? No! Before Gatsby I had only sung publicly twice. At school and at my grandmother’s 80th birthday party. I found it terrifying to sing on stage. Getting up there in front of people is already scary but singing too gave me the worst stage fright. One criticism of drama school is that it can be very emotionally unforgiving on its students. Did you find RADA difficult? The foundation course was less hardcore than the full three years but still very challenging. Drama schools are renowned for the whole ‘we will break you down to build you up’ thing. I often found myself sitting in a room with 30 people pretending to be a rock and would think ‘what the hell am I doing here?’ I once walked out, got on the tube to my old school and sat in the drama department all day to remind myself of the reasons I was at drama school. What was it like working on such a big feature as About Time? It was a very lovely opportunity to be a little fly on the wall of such a big film. I was very honored that Richard asked me to be in it. Being on set was like being part of one big cosy family where everyone was welcome, regardless of how big or small their part was. It was my first time away from Rudy and I was looked after so well by Richard and Emma [Freud, Curtis’ girlfriend]. It was a lot of fun.
Sienna Miller was recently quoted as saying that since having Marlowe, her interest in fashion has decreased. Does that apply to you? First of all, if I looked like Sienna after having a baby, I would be one happy girl. There is never a time I see her and think ‘you have really let that fashion sense decrease’. But after Rudy I feel like I found my style. I was strangely much more confident in my body and I started to take much more of an interest in clothes. The Evening Standard described you as ‘a glowing advocate for early motherhood.’ Is that still true? Being a mother is the most important thing to me. My number one job is to raise my son and he comes before anything and everything I do. For the first year, I never left Rudy’s side. I hated the thought that he might wake up crying and I wouldn’t be there to comfort him. I thought that as a single mum I had to be there 24/7. Then my mum sat me down and told me it was OK to take a break sometimes. Have you found that being from a big family has made the process of bringing up your son easier? Yes, completely. I went through an awful lot with a young baby in my arms and they were my rock. Nothing was ever scary with them around. Grateful isn’t a strong enough word I have for all they have done for Rudy and me. Although I’m a single mother, Rudy’s father and I raise him together so I’ve never really liked that label, as I don’t feel like I am alone.

Tell us about the murals. How did they come about and have you ever done a public art project before? As soon as I saw RBKC’s brief for a national commission for the Portobello wall I knew I had to win it – it was quite simply right up my street. Having lived in Notting Hill for 30 years the area has always been a key subject in my work. While at Chelsea School or Art my home was a basement flat in Colville Square so I painted steel bands practicing in All Saints Road, market stalls on Portobello and characters in Mike’s Café and the Lisboa –even the Sunday striptease in the Colville arms pub. When I met my husband Colin Salmon he was a busker, playing jazz trumpet on Portobello
Road with a backing track amplified on a Walkman. I always painted when he played gigs in the area – at Bay 63, The Elgin, or in our front room - we moved from Coliville Square to Lancaster Road, then to Ladbroke Grove and there were always musicians stopping by. It was an exciting time – painting the emerging young London Jazz scene for Wire Magazine or the Electric Cinema for a fly poster campaign to save it from development into apartments. Later, illustration jobs took me into the London Season. I illustrated the back page of Tatler, people drinking tea in Harrods, audiences at Polo matches and the world of The Royal Philharmonic Orchestra, but throughout, the eclectic vibrancy of Carnival was the subject
I always returned to. When my kids started Fox Primary School I was one of a group of parents determined that the school should have a Carnival float, and as a result I art-directed ‘Fox’ –a Notting Hill masquerade band– for 15 years. With the Portobello murals I saw an opportunity to represent Notting Hill Carnival with integrity and capture something of the excitement of the lead up, the enormous work and numbers of people involved, and the joy and freedom of reclaiming the streets. This was also an opportunity to challenge clichéd images of people dancing with policemen and the reports only of the crime figures. I wanted to celebrate and share everything I loved about Europe’s largest street festival. 41

They are enormously detailed and mix photography with illustration. Is it a method you’ve used before? How does it work? 20 years ago when our first child was a toddler it became difficult to leave paints and canvasses set up at home, so my switch to painting on computer was a necessity that became a joy. I use the programme Corel Painter and a pressuresensitive Wacom tablet and digital pen. I find digital paint playful and experimental – David Hockney now uses it for his current work. I occasionally still draw on paper, but more typically print digital images on canvas and add paint on top. I even use my laptop and digital pen as my location sketchbook–so no little pots of ink and water to set up in the dark in crowded venues. I have libraries of photos from years of working in Carnival and living in Notting Hill, and it was a pleasure journey to hunt memories and images from the last few decades and merge bits into the artwork – you can see our wedding picture for sale in one of the shops in the antiques market mural, my son and his three friends have their names inscribed on the football cup on a silverware stall, and there are endless Carnivalist friends and steelpan heroes depicted, as well as flyers, books, leaflets, cafes, buildings and shops that mean something to me. Printing the work on permanent vinyl and dye-bond allows vibrant colours to leap out and add a lot of colourful art onto the 100-meter wall quickly. What will happen to them when they’re taken down? This is still in debate. There has been overwhelmingly positive feedback from the public who have expressed a wish for the murals to become a permanent feature,
but they have to come down from the Portobello Wall at the end of October to make way for the next new commission. Ideally we will find a permanent home where they can remain together on public display. I have had several requests from individuals, companies and even schools to buy the large murals, and am currently working on two new commissions for people’s homes. This provides a lovely challenge: creating something large, contemporary and very special via a juxtaposition of photos of the area, personal photos and paint –rather like the murals in that they feature aspects
of Notting Hill mixed with people’s own stories. I have also been selling geclee and canvas prints of the Portobello murals in different sizes, and a limited edition full colour book featuring all the murals is currently for sale at The Notting Hill Bookshop on Blenheim Crescent. I will also be having a closing show at Graffik Gallery on Portobello Road at the end of October when the murals come down. A WOMAN’S WORK
Daisy Leitch Co-founder, 5x15 INTERVIEW BY LINDSAY BAKER PORTRAIT BY EMMA HARPIN
D
aisy Leitch was steeped in Notting Hill life from an early age. ‘I used to love hanging out with my dad on Golborne Road in our matching bobble hats,’ she recalls. Her father would have jellied eels from the eel-and-pie stall and she would opt for a custard tart from Lisboa. She also has vivid memories of going to the Tabernacle as a child for school plays, dance and pottery classes. Now, a couple of decades on, the Tabernacle is the venue for 5x15, and the petite, understated 29-yearold Daisy is co-director. Founded by Daisy’s mother Rosie Boycott, 5x15 has been a runaway success in its first couple of years - every month, five speakers talk for 15 minutes each. The regular Notting Hill gatherings are packed to bursting, and there are additional events popping up all over London, with franchises in Sydney, Paris and New York. The secret seems to be the mix of speakers, which is never predictable. Past 5x15 luminaries have included burlesque dancer Immodesty Blaze amid an eclectic programme of authors, philosophers and thinkers . It was at a literary evening that Daisy and her mother had the idea for 5x15 – bored by an overly verbose speaker, they mused that it would be great to keep such talks short and sharp. The first 5x15 talk was happening three months later. You get the sense that Daisy has found her calling with 5x15. Having gained a history degree at Cambridge, then a Masters in International Relations in Bologna, Italy, she worked in television production, including for Channel 4. Now 5x15 has taken over. She and her co-director Eleanor O’Keefe run it “as a small business.” And when it comes to ideas, contacts and compering, Boycott plays a central role. A Notting Hill stalwart, in the 1970s, at the age of 21, Boycott co-founded legendary feminist magazine Spare Rib, went on to edit Esquire magazine, the Independent and the Express, and now works for the Mayor as a food advisor.
So what is it like working with your powerhouse mother? ‘She’s a big character,’ Daisy concedes with a smile. ‘She’s less involved now on a day-to-day level – which in a way is a good thing, and probably more healthy. But she has enabled me and empowered me to do it, she has amazing enthusiasm.’ As the daughter of Boycott and acclaimed investigative journalist David Leitch, Daisy grew up “immersed in bookish culture” from a young age. Her dad’s book collection was three-deep on the bookshelves, with both parents at the heart of London intellectual life. Still, it can’t always have been easy. Boycott’s alcoholism has been well documented in her own memoir A Nice Girl Like Me. Was that hard to grow up with? She pauses to think, then shrugs. ‘If she had been different I would have been different.’ Happily, Boycott quit the booze decades ago. But yes, she and her mother are very different, she concedes. ‘I don’t take so many risks. I am more quiet, more low key, I’ve been with the same boyfriend since university.’ ‘She’s a one-off, a trailblazer,’ she says warmly of her mum. ‘It doesn’t even cross her mind that you can’t do whatever you want to do, and nothing has held her back, certainly not her gender.’ And some of the most inspiring 5x15 talks have been from women. ‘Often the best feedback we get is from our strong female speakers, like Eve Ensler, Diane Athill and Naomi Wolf,’ says Daisy. Inspiration and intellectual stimulation are at a premium at the moment, it seems. With groups like School of Life, Intelligence Squared and the Idler Academy all proving popular, it is, as Daisy says, ‘a buoyant market. Even in a recession people will spend on intangible things – and groups like ours are a launching point for debate.’ And you can’t help but feel that Notting Hill is a better place for it. ‘Above all,’ she adds, as she finishes her coffee, ‘people want to be sociable, meet in person rather than online, and they want to be stimulated by new ideas.’
They mused that it would be great to keep talks short and sharp

idden behind an anonymous gate, and sheltered by a terrace of stucco, this unique house makes extraordinary use of a tight space. With the family’s security and privacy a top priority, the architect created an eight bedroom house in a strong linear design that is filled with light and comprises all the accoutrements that any self-respecting sophisticate expects today. The glass walls of the ground floor form the inside of the L-shaped house. From the Minotti kitchen humming with the latest from Gaggenau, and featuring Labrodorite stone surfaces (famous for their embedded precious stones), you can feel the peace of the Buddha, specially commissioned from an Indian sculptor for the house, watching over the family inside. Subterranean excavation is all the rage – with very limited space and stringent planning laws, the only way is down, and all the best builders are becoming experts on digging futuristic bunkers for everything from spas and car parks to, in this case, entertainment zones. Here, a 1500-bottle capacity wine cellar vies, via a leather-covered fossil stone bar and cinema, with a 14m pool complete with water feature and state-of-the-art gym
and spa in this basement. An incredible limestone spiral staircase leads from the underground control room to the very top of the house, crownd by a domed skylight through which no other building can be seen – just acres of sky. As the house rises out of the ground, so the flooring becomes lighter, with the ground floor covered in basalt, and upstairs in the bedrooms white-washed wood softens the strong lines of the building and gives a clean Scandinavian feeling. The master bedroom suite includes
two dressing rooms and en suite bathroom, and is accessed via its own ‘floating’ glass and stone staircase from the ground floor. Pernille Jensen represented Denmark at badminton in the 1992 Barcelona Games. This was followed by a spell in corporate law, then in banking, during which time she was rated among the top 100 women in finance.
This spectacular house in Hereford Road, W2 is now on the market for £20m through crayson.com

We pride ourselves on delivering interiors that go far beyond the expected
In a nutshell, how would you describe Intarya? We are a London-based luxury interior design company, creating remarkable and highly acclaimed interiors since the company’s inception in 1994. Intarya boasts a very impressive portfolio, with projects both in the UK and worldwide, ranging from grand townhouses to sleek penthouses,
sumptuous palaces and awardwinning yachts. Intarya’s years of experience in the industry means we have formed relationships with the most skilled craftsmen and artists. Every last detail of an Intarya project is carefully considered, tailor-made to the client’s precise specifications and hand-crafted. We are dedicated to top quality service.
How long have you been working at Intarya? I joined as Creative Director in 2009 and have been Managing Director since January 2012. In this period, I have been able to work with very discerning clients who trust me to create comfortable, elegant and timeless homes around the world. What is the company’s philosophy? We pride ourselves on delivering interiors that go far beyond the expected. Our exacting standards mean that every project is carefully researched to complement the existing architecture, location and the client’s lifestyle. Our vision is to realise the full potential of each project and add value. What are the bespoke services that you offer? We are a comprehensive design studio, encompassing Interior Architecture, Interior Design, Lighting and Furniture Design, Contractor Management, Styling and Accessorising, as well as the sourcing of Antiques and Fine

Art. We believe every client is unique, so every project needs to have its own personality. A fully bespoke service is the only way to achieve this. What is the inspiration for your designs? Our main inspiration comes from the client and how they will be using the space. We are also inspired by the location of the project and the existing architecture. We enjoy the use of historical referencing. Even in the most contemporary projects, we feel it is important to use some historical referencing to give the spaces integrity and character. Describe a typical day... My days are always different. After I work out and do a little meditation, I have a 9am meeting with my assistant to go over the day’s schedule and emails. Then, the morning is set aside to work with my design
team — this is when I create, design, and get inspiration for our projects. The afternoons tend to vary a lot: between client meetings, site visits, showroom and supplier appointments, the day gets full very quickly. I try to head home around 7pm, but it isn’t always possible as there is so much to do! Do you have a favourite project that you’ve recently completed and if so what is it? My favourite project right now is one we completed in April this year. We were commissioned to create a characterful,
52

contemporary interior scheme for a duplex apartment opposite Hyde Park. The interior has a subtle mid-century influence, where lighting, furniture and fabrics reveal a vintage aesthetic, resulting in a striking and glamorous interior. Bespoke joinery can be found throughout, providing ample storage and display, as well as the concealment of AV equipment. High gloss lacquers, specialist gloss veneers, inlaid fabric panels and jewel-like ironmongery demonstrate
We believe every client is unique, so every project needs to have its own personality
quality of craftsmanship and added value to the property. In the dining area, substantial brushstrokes across a vast canvas creates a bold, contemporary piece whilst the bubble graphic series in a guest bedroom determines the retro feel and sets the tone for the youthful scheme. An array of sumptuous fabric walling contributes to the richness and diversity of the interiors. Soft wools were used alongside subtly metallic grasscloths and textured silks in cream and soft gold.
A guest bedroom scheme was formed around a bespoke fabric used to wrap the wardrobe doors, transforming and giving visual interest to this practical storage. The two-tone blues of the fabric then informed the overall scheme. I absolutely love it and the client was thrilled.

GOLDMAN & RANKIN P The secret to stylish interiors is revealed
eek inside the little black book of many a top interior designer and you’ll find the name Goldman & Rankin. The firm specialises in the creation of bespoke kitchens, wardrobes, studies and occasional furniture, and its approach – which combines an intuitive flair for design with the very highest production standards – has won it adoring fans across the industry. Now, with the opening of a beautiful new showroom in Kensal Rise, the secret is out, and it’s possible to explore the world of Goldman & Rankin for yourself. The showroom is a 500 square-foot treasury of ingenious design ideas and bespoke furnishings, the perfect space in which to discover the firm’s trademark blend of classic designs, traditional techniques and inspired modern flourishes. Every part of a Goldman & Rankin design is made in the UK using traditional methods and a wide variety of solid and veneer woods and complementary materials; the result is a range of unique interiors that are as desirable as they are practical. Company founder Nicholas Goldman grew up in a family of designers and worked
as an interior designer himself before starting Goldman & Rankin in 2008. The business has gone from strength to strength ever since, and the Kensal Rise space has everyone excited. Goldman himself says that, ‘The showroom was the natural next step; it gives us a place to showcase our work and somewhere to invite new and existing clients to get a feel for what we offer. The local area is a hive of creativity and energy.’ Asked about trends for the months ahead, Goldman enthuses: ‘Metallics are a big trend right now and one that works beautifully in the kitchen. Textures, mixed materials and unusual finishes add definition to a kitchen, and are surprisingly easy to incorporate whether you’re planning a full refit or just want to update an existing design.’ Of course, visitors to the showroom can witness Goldman & Rankin’s take on new trends first-hand, as well as browsing other interior offerings including Aga cookers (the firm is an authorised dealer) and a forthcoming range of upholstered furniture. A welcome new addition to the buzzing Kensal Rise scene, then – and a new must-visit for the aesthetically inclined.

GREEN FINGERS Carol French’s tips for glorious gardens
D
o you like being a few steps ahead of the game? The gardening industry works like fashion - at least one season ahead. So while others doze on villa patios in Italy or France, you could be devising delightful flowering bulb displays for 2014, because most spring/summer bulbs take about five months from planting to blooming. So early August is great for planning ahead. But what to buy ? Those tiny daffodils (Narcissus) that appear near Easter are brighter than fluffy chicks and just as cute. Lots of us adore them - Tete-a-Tete is the variety. True miniatures, reaching about 15cm high, they are perfect for pots/window boxes. Try Thalia for cool, white blooms. Love perfume? Hyacinths are for you. The best have heady scent. Purple-plum
Woodstock or pretty-in-pink Fondant. Both are classics, as is “Carnegie”, a lush white. Planting a roof terrace or balcony which squirrels can’t access? Dutch Crocus are divine. Golden Yellow Mammoth is exactly that – but beware of squirrels. If your garden is squirrel-heavy, order Species Crocus – smaller and some say, classier - they taste bitter to squirrels. In shades of mauve, yellow and white. I like Blue Pearl and Cream Beauty. Tulips next, in deep containers or garden plots. Angelique - blossom pink, are charming alongside Blue Diamond, a purple-mauve variety for April /May blooming. Know your onions? You’ll want Allium - Latin for Ornamental Onion. Again, deep containers or garden plots. Stately Purple Sensation and sputnik Schubertii are both stunners.
GROWING TIPS
U
se extra horticultural grit: mix 60/40 with soil-based John Innes type compost or multi-purpose (Clifton Nurseries sells all these). Generally, plant bulbs twice their own depth. Place on a layer of grit. Add another layer over them. Then soil /grit mix. Water in lightly, then leave watering until blooms fade. Bulbs listed here prefer a sheltered, sunny spot. Plant them now, except tulips, which should be planted in November. And remember: bulbs look good planted in tight groups.
ABSOLUTELY ACHIEVABLE GARDENING IDEAS FOR AUGUST For window boxes, try shorter Unifolium, a rose-pink Californian. There are dozens more: tried and tested bulbs should give weeks of beautiful blooms from March to May. Carol French GloriousGardens@happiness.org.uk 56

BEAR TRUTHS
Michael Bond’s daughter has spoken out after many years of silence to reveal the real location of Windsor Gardens, of Paddington Bear fame. For many years, tourists have flocked to a tiny and disappointing street off the Harrow Road that was widely assumed to be the real Windsor Gardens, but now, as residents launch a campaign for a blue plaque to mark the site, Bond’s daughter Karen Jankel has spoken out. The location of the Brown family home, where they invite the bear to live with them, is a fictitious spot somewhere between Westbourne Grove and Portobello Road, she reveals. So now we know.

Perfect Ten How to navigate school admissions? Amanda Constance takes professional advice
W
ith the summer holidays in full swing, many parents will be heaving a sigh of relief, but for some parents the looming new school year will trigger a host of anxieties about the next stage in their child’s education. Whether your child is still in utero (yes, really, see below) or just switching schools for A-levels, here are ten tips on finding the right school. 1 Plan ahead. According to Lisa Freedman, managing director of independent educational consultancy At The School Gates, this is all that matters. She has clients who start thinking about how to get Arthur into Eton before he’s a twinkle in his father’s eye. ‘People who succeed are those who plan from birth,’ says Freedman (who confesses: ‘I do have clients with unborn children.’) This is highly sensible, she says, as getting your child into the right school early helps. ‘One school does tend to lead to another.’ 2 Be very aware of deadlines when registering your child. Every school is different, so don’t get caught out. A lot of schools, for example, will only take those children who are registered in their first year of birth. Some schools accept unborn children, others don’t.
3 Read the admissions criteria! Again, each school has different rules.
previously boys-only schools, such as Latymer Upper, are now co-ed.
4 Don’t worry. There is great anxiety surrounding schooling, particularly with parents starting their three-tofour year olds on the independent education escalator in hypercompetitive London. ‘Don’t feel it is the end of the world if your child doesn’t get in to the school of his choice at this age,’ says Freedman. Most London prep schools, she says, are ‘really very good’.
7 If you are moving your child from a state primary to an independent secondary school, start coaching in Year 5. ‘Your child will then stands an excellent chance to get through the 11-plus,’ says Freedman.
5 If you want to be sure of a place at a London prep school, go for an academically non-selective one such as Norland Place, Wetherby, or Pembridge Hall, where it is simply a case of first come, first served. ‘Some of the best preps are still non-selective,’ says Freedman. ‘So it really is a case of getting your child’s name down first.’ Wetherby and Pembridge Hall recommend registering your child within days of birth. 6 If you’ve got a boy in Years 5 or 6, consider boarding. There is a shortage of supply for secondary transfer in London – especially for boys, due to the fact that historically they were boarders. The number of places for boys in the capital’s schools has recently decreased, as more
8 Go for grammar, but have a private back up. London has some superb grammar schools but most are highly selective and start the vetting process early, so be prepared by Year 5. Henrietta Barnett has 10 children competing for every place, while most London private schools have just four children for every one place. 9 No decision is final. There are many official transition points, says Freedman. ‘But if a child is really unhappy,’ she says, ‘there is almost always another option.’ Indeed, it can be easier to move your child mid-term. 10 If your child is at a state primary and you want them to get into a good state secondary in London, Freedman’s advice is straightforward. ‘Move to within one kilometre of the school, go to church and coach!’ At The School Gates, 020 8341 6463, www.attheschoolgates.co.uk 61

eaches and make-up are not always happy bedfellows. But, let’s face it, with our holiday snaps immediately uploaded to Facebook and Flickr, we need tactics for prettifying en vacances. I always find, with more time on my hands than usual, that holidays are a time for experimentation with colour, textures and new brands. I’m a sucker for a new make-up palette and this summer there are some crackers. The Aerin Palette with its perfectly soft smoky eye shades, cream blush and sheer lip colours is the real winner - the über-chic heavy gold packaging doesn’t hurt either. Chantecaille’s Save the Sharks palette gives us four delicious shimmery shades that are soft enough to apply with a fi ngertip, or with a damp brush for an intense wet look. A slick of navy eyeliner on the top lashes to fi nish is surprisingly glam and this By Terry one won’t budge in sun or sea. To give a summer glow even if you’re staying out of the sun, my favourite bronzer, NARS Laguna, had been packaged into a blush and bronze duo. A cream blush, particularly like this By Terry Hyaluronic blush is the best way to guarantee a no-make-up look and the poppy pink colour is age-defying. Lips need to stay sheer and moisturised and avoid sticky glosses at all costs, unless you like the sandpaper look. The Suqqu lipstick is creamy and moisturising and the soft peach shade is pretty on all skin tones. Finally, I always gravitate towards a bright pop of orange on my toes, they look ace against white sand and blue sea and add a touch of glam even if you’re bare-faced and fancy free.

JAMAICAN COCONUT-BAKED FISH PARCELS
STICKY STOUT RIBS
SERVES 4
SERVES 6-8
1 tbsp groundnut oil 1 onion, peeled and finely sliced 1 red pepper and 1 green pepper, seeded and sliced 2 red chillies, seeded and finely sliced 1.5cm cube of fresh root ginger, peeled and grated 2 x 160ml tins coconut cream juice of 2 limes 2 tbsp soft light brown sugar 4 fish fillets, about 180g each, such as salmon, sea bass, haddock or cod 2 tbsp roughly chopped coriander salt and pepper
2 small racks of pork ribs 2 bay leaves 1 tbsp soy sauce
Easy. You don’t have to do any basting or turning, just make the parcels up and leave them to become delicious. Heat the oil in a frying pan and sauté the onion and peppers until just softening. Add the chilli and ginger and cook for another 2 minutes. Stir in the coconut cream and heat until warmed through, but don’t boil. Stir in the lime juice, sugar and salt and pepper. Taste – there should be a nice balance of sweet and tart. Make 4 double-layer foil packages by cutting out 8 squares of foil big enough to hold 1 fish fillet. Pull the sides of each square up so you are half way to making a parcel and divide the coconut cream mixture between the packages. Set a fish fillet on top and season well. Scrunch the edges of the foil together to make a well-sealed parcel but don’t wrap too tightly – the fish needs room to steam. Set the parcels on the barbecue and cook for about 12 minutes, depending on the type and thickness of the fish. Check for doneness by carefully unwrapping one of the parcels – the fish should be cooked through and no longer look ‘glassy’. Serve the fish in their parcels, opening them up to reveal the contents. Sprinkle over the coriander and serve immediately with lime wedges. Rice is particularly good with this dish too.
For the marinade 400ml stout 4 tbsp soft dark brown sugar 2 tbsp Mild or X Hot Reggae Reggae Sauce or barbecue or chilli sauce 2 tbsp cider vinegar 2 garlic cloves, crushed 1 tbsp soy sauce 2 bay leaves These ribs have a slightly bittersweet edge that makes them really delicious and different. Stout is one of the most popular drinks in Jamaica and makes a brilliant marinade that you can then boil down to a sticky, dark glaze. Put the ribs in a large lidded pan and cover with water. Add the bay leaves and soy sauce and bring to the boil. Reduce the heat and simmer with the lid on for 45 minutes–1 hour, depending on the size of the ribs. Meanwhile, combine the marinade ingredients in a pan. Simmer over a low heat until the sugar has dissolved, then boil for 5 minutes to thicken slightly. Leave to cool and then transfer to a shallow dish. Drain the ribs, add them to the marinade and turn well to coat. Set aside. As soon as the ribs are cool, cover and chill, ideally overnight, or as long as possible, turning them over every so often. Lift the ribs out of the marinade 20 minutes before cooking. Reserve about 150ml of the liquid for basting and boil the rest to produce a sticky glaze, taking care that it doesn’t burn. Barbecue the ribs for 5 minutes or so on each side, turning and basting with the marinade as you go. Towards the end, give the ribs a couple of licks of the glaze to give them a nice shiny lacquer. T
he Elgin feels like everybody’s local. Scrubbed wooden floors and carefully mismatched furniture gives the space an unfussy feel, along with whitewashed exposed brick and emerald green tiles on the walls. The menu is divided into small and large plates, bearing the implication that there isn’t a rigid ‘starter then main then pudding’ policy. For my starter I chose the asparagus, speck ham, hen’s egg and rock salt. A classic combination of flavours, the asparagus had just the right amount of crunch and the ham and egg complemented each other perfectly. My companion opted for the braised beef croquettes, which were completely sublime: the beef was melt-in-your-mouth and the breaded croquette exterior added a fun delivery system, ideal for sharing – although I began to suspect my
companion was less of a fan, considering how many I pinched. I followed this with poached chicken, spring vegetables and horseradish, intrigued by the idea of poached chicken. Incredibly tender, the chicken came served in a delicate broth and when combined with the vitality of the spring vegetables and the heat of the horseradish made for mouthwateringly delicious main. My companion opted for sea bream, slow cooked fennel, tomatoes and olives. I was informed, as she moved her dish slightly farther away from me, that the fish was moist and flaky and that the rich sauce was tangy and matched the sea bream wonderfully.
By the end of this feast, accompanied by a delicious Italian red wine, we embarked upon pudding. The decision was unanimous: we both had to have the dark chocolate fondant. Almost as satisfying to watch as to eat, the rich chocolate centre oozing out and mingling with the cool white ice cream, we made incredibly short work of pudding. Devilishly good, by the close of the meal we were well and truly sated; this however, did not stop us peering enviously at another table’s splendid looking cheese plate as we gathered our things to leave. More laid back than a restaurant and less casual than a pub, with food of an incredibly high standard, the Elgin truly has something special.

SHORES Gemma Billington discovers an island paradise at the Conrad Maldives resort
W
e arrived at Rangali Island, the home of the spectacular Conrad Maldives resort, in style – aboard a petite seaplane piloted by a relaxed, barefoot captain. It was an exciting yet slightly more rustic journey after the supreme comfort of a Business Class flight with Turkish Airlines, who recently launched their Maldives flight path via Istanbul. I immediately recognised the scenery below as if taken directly from the pages of a brochure; the semisubmerged islands and reefs dotted sparsely across the vast Indian Ocean. On a hot yet overcast day, the hazy sky and endless water seemed to join up as one, which we slowly
and dreamily cruised through. I was swiftly brought back to earth (mentally, thankfully, and not literally) when we entered a heavy cloud and the tiny plane rattled enthusiastically. Luckily the pilot remained, like the ocean, absolutely calm. All agitated nerves were swiftly appeased with a warm welcome and a cold flannel when we arrived at the gorgeous resort – two separate islands connected by a wooden bridge. The precarious nature of the Maldives (it’s the planet’s lowest country at just 1.5 metres above sea level) has been well documented and sits in contention with its unspoiled, honeymoon paradise cliché. Though it is a touch surreal to be essentially deserted amidst a fragile archipelago miles from

anywhere in the heart of the Indian Ocean, it’s incredibly easy to give in to its abundant natural beauty. The resort has every kind of expected luxury on-tap, but its clever design quietly understands that no mod con could begin to compare to what you’ll find outside your bedroom window. Even the most ardent City worker will soon resign their BlackBerry to the hotel room. The Conrad has plenty of activities to keep you entertained, should you tire of il dolce far niente; from a wealth of spa treatments to water sports, a kids club, excursions to your very own desert island and even a whimsical looking three-man submarine available for hire. We were informed, quite candidly, that Maldivian cuisine isn’t exactly sought after, but fortunately there are ten outstanding restaurants to choose from at the resort that cater to the varied nationalities of its guests. A fabulous champagne and lobster buffet romantically set on the beach is a highlight, but the intimate ninecourse Japanese feast prepared in front of your very eyes at the Koko Grill restaurant is simply not to be missed. By far the most spectacular activity on offer, however, is the opportunity to swim with whale sharks, the world’s largest fish (don’t worry, they’re vegetarians) through the Maldives Whale Shark Research Project (MWSRP). The Conrad has sponsored the MWSRP for over five years and the excursion
is a way of assisting their research into these vulnerable gentle giants. It’s a true once-in-a-lifetime opportunity. If you don’t fancy getting your toes wet (then you may very well be in the wrong place), the ethereal manta rays that are attracted to the lit-up bridge at night are a must-see. These enormous, ghostly creatures swim in graceful figures of eight and are a joy to behold. We spent four incredible days in the Maldives – a country that, before I went, had resigned to being the sole prerogative of newlyweds. This, however, is a country that needs to be seen to be believed. Forget what you think you know and lose yourself to its spellbinding natural beauty which will – to dip well and truly back into the book of clichés – create memories that will last a lifetime. Daily rates at Conrad Maldives Rangali Island start from $625 (approx £388) plus taxes, based on two adults sharing a Beach Villa. To make a reservation or for more information, visit conradmaldives.com or call 00 960-668-0629. Return fares from London Heathrow to Male from £642 for economy class or £1,822 for business class, including taxes and charges. For more information, visit turkishairlines.com or call 0844 800 6666

WILD AT HEART
Lions and elephants and giraffes, oh my! Michael Kallenbach explores the wild wilderness of the Tanzanian Serengeti on horseback
I
t was our first morning riding to the Explore camp and we had been up since the crack of dawn. Here we were, now in the middle of the Serengeti plains, not far from the banks of the Grumeti River, and we had already begun to ache. By lunchtime, we needed a break; our joints, not used to the fast cantering alongside the giraffe, elephants and topi, were sore – yet the horses were fit and ready to go on all day. We dismounted and then suddenly our grooms were there to lead the horses to water and feed. For our part, we plonked ourselves in luxurious khaki chairs allowing the spring sunshine to fall on our faces. There were four riders in our group – Sophy, Eve, Lucinda and myself. I had been on several riding holidays in Africa before
so while I thought I knew what to expect, I never imagined such luxury and comfort would come my way. Lucinda, the weakest rider in our group, quickly decided that she wasn’t up to the fast pace of the horses. Instead, she opted to go by lorry and sat in the comfort of a Jeep as she viewed the game, while one of the back-up guides had little difficulty in leading her horse alongside his. The mobile tents at Explore had been set up prior to our arrival, where an array of dainty tea cakes were waiting for us – similar to those exquisite creations served at Fortnum and Mason – and drinks of cranberry juice mixed with ginger ale. We were given a typically South African warm greeting by Julius Schuld, the manager of the camp and Ian Boucher,
chef extraordinaire. Originally from Cape Town, Ian is the first to admit that he is ‘dead scared’ of lions and hopes they never come near his tent at night. But despite this phobia, at mealtimes he is fearless, proudly announcing what he has prepared for dinner, and always using locally grown ingredients. For instance, he explains, ‘You will get carrot soup, but not with caviar.’ It was hard to imagine anyone in our group expecting caviar, yet the spacious tents themselves were luxurious in every possible way – from fluffy towels and dressing gowns, to hot running water and a flushing toilet. Our mobile camp even has its own electricity. There’s also a whistle next to our bed if we suddenly imagine a lion has come to snuggle up next to us in the night, but as Julius assures us soon after arrival that ‘no one has ever had use of it.’ In any event, a guard stands watch over my tent every

night from dawn to dusk, so there’s really nothing to fear. Of course, we were all there for the riding, not to snuggle up with lions. The horse I was allocated was called Katavi, so named after the country’s third largest national park located along the rift escarpment in the west of Tanzania. A proud 17 hand ex-eventer that was bought from a dealer in Johannesburg, Katavi had come via a spell in Zimbabwe to join his other Swahili-named stable mates. As we cantered through the short brown grass, darting in between the fallen acacia trees, Katavi and I quickly bonded. This was his first safari, I was later to learn from one of our expert guides, the South African born, Alison Mundy. Having previously worked in Botswana and Zimbabwe, there is nothing about horses she doesn’t know. Ali is in charge of the stables and they are among the most immaculate and pristine I have ever seen. What’s more, the horses are execllently cared for, having their temperatures taken twice a day and several grooms on hand who are

able to double up as a farrier if and when the need should arise. In our search for game we would often canter alongside giraffe, zebra, ostrich, eland and topi, a type of antelope similar to the hartebeest. We never came across lion or leopard, but thankfully this wasn’t my first – and I hope not last – African horseback safari. After two nights at the Explore camp, we rode onto Serengeti House for the final stretch of our horse safari, an exclusiveuse retreat. Here I was forced to say a fond farewell to Katavi who had carried me so safely on my adventures. There were a few consolations, however – we arrived at Serengeti House just before lunch and were able to witness about 20 elephants drinking at the tiny pond about 15 feet from where we were sitting. Later that afternoon, as I packed my bags getting ready to fly back home, I was told by Gregory, one of the staff members, not to venture near my bungalow alone as an elephant was lurking outside. Armed for all eventualities, he accompanied me to safety so that I could retrieve my possessions. Two days later, he sent me an email. ‘The elephants have never shown up again, but we did have an old buffalo – it charged one of the staff doing some maintenance work. But otherwise everything is fine and nobody was hurt.’ I smiled as I read this, but that night I dreamed that Katavi and I had cantered away from the elephants, out of trouble, back into safety and, of course, luxury.

here is a perception that the London property market goes quiet in August as people put their property search on hold whilst they take an extended summer break. The reality is very different. For example, many of our applicants live abroad and choose to holiday in London’s cooler climate during August or stop here on their way to other European destinations. With regard to the domestic market, hard working professionals are rarely away for more than two weeks before returning to work and their property search. Therefore, these truly motivated buyers continue to look at property during the summer when longer days make evening viewings easier, gardens are in their prime and a good market remains, especially for those looking below £3.5 million. We register a steady stream of applicants during August, in fact only 9% less than we register in September, a month known as the official start of the ‘Autumn market’. For those looking to instruct an agent, careful planning in August also ensures properties are fully prepared for a September launch. At John D Wood & Co. we offer a complimentary Sales Service to help clients correctly present their homes and August is an ideal time for our team to visit and advise you on any refurbishments or redecoration
that might be required prior to September. The good summer light also presents the most favourable environment for the best possible photography and we can use the time to prepare your property brochure and organise any advertising for September. In some cases a quiet off market strategy where we carry out previews with buying agents and our most serious buyers before marketing begins can bring the desired results. The Managers of our Kensington, Holland Park and Ladbroke Grove branches have 57 collective years of experience in the industry and are very well placed to advise on any property related questions. We understand that clients begin their house hunt in a wide area and so we co-market properties across our branches in London and the South East. Years of experience and expertise is something which sets us apart from competitors, and the company is thrilled John Wilcox has joined the company as a consultant in our Holland Park office. John is unquestionably the longest serving estate agent in Holland Park having worked in the business for 54 years and we are looking forward to working with him.

You may know us from walking your dog in the park, local charity events or simply recognise a familiar face; we walk the same streets and eat in the same restaurants you do. Of course, it’s also quite possible that you – or someone you know – has let or rented a property through us. We’ve been around for years and our success is built on the fact that people who use us once, tend to use us again. And tell their friends. Because most of our agents live in the areas in which they work, they really understand what matters to landlords and tenants there. Many agents will claim to know more about where you live than anyone else. But we understand it’s because people know us, that time and again we let and sell properties more quickly and more profitably than anyone else.
Kate Flynn A degree in chemistry means that Kate (or The Professor as we like to call her) brings an almost forensic approach to letting your home. Whether this is applied to valuations, tenant references or running her team, you can be sure that all the small yet critical details are properly analysed.

Property I’d most like on my books and why? The private residences of Kensington Palace - my sister worked as chef for the royal family in one of the wings and used to comment on their sheer volume and beauty. The best place to invest? Earls Court, the development of the Exhibition Centre will mean that long term, patient investors will be laughing in years to come.

The most interesting property I have been involved in A lower ground floor flat in W2 which was bought by a very kind, very grounded international actress. I had to try very hard not to be a star-struck goon when speaking with her. The toughest sale and why? A fabulous flat with a short lease in Chelsea - the vendor was very hard to get hold of and he had no historic paperwork. The buyer was very demanding and disappointed our vendor at the 11th hour. We had it back under offer within 48 hours for £150,000 more! Finest property showcase... It would have to be a cottage on Blithfield Street. It is not our highest value instruction but it oozes charm, has great potential for altering and is set in the heart of village life on Stratford Road.
Steady August Market
Great Western Studios has long been dedicated to attracting the best creative talent in West London. Their studios have the movers and shakers across 30 creative disciplines under one roof. This year, Bective Leslie Marsh is proud to be the Principle Season Sponsor for Great Western Studios’ ‘Inside Design’ series. These are a new inspirational series of ‘show and tells’ from local designers, brands and creative businesses that have ‘just got it right’ for 2013. These ‘show and tells’ dissect both the work process and the successful marketing of their designs within a creative business to business environment.
So far this year, we have had leading designers Bill Amberg and Bethan Gray discuss their journey. With six exhibitions over the course of the year, we invite our local community to meet these exceptional designers. In June ‘Inside Design’ focused on Orsola de Castro, known as the Upcycling Queen, to celebrate her visionary and ethical approach to fashion. Coming up in September, will be Pearson Lloyd the award winning industrial designers who are renown for their thoughtful design solutions for spaces including airplanes, cityscapes, offices and even hospitals. bectivelesliemarsh.co.uk
The Kensington market remains strong across all prices ranges and prices have gently risen again this year in part due to a lack of stock but also fuelled by good demand. The very best properties have been going to sealed bids and selling quickly, demonstrating that Kensington is still an extremely popular area for investors and owners alike. As we move into August we are registering an increasing number of international buyers looking for investment properties ranging from portered blocks to well presented houses/flats. Generally there is a slowdown in new stock coming to the market in August but with plenty of determined buyers registered across all our Central London offices, anything coming to the market now is achieving great results due to this imbalance of supply and demand. We expect supply to increase as usual in early September and the market to re-balance.

A new office for Home House Estates
H
ome House Estates are thrilled to announce the opening of their Notting Hill Office. Although a lot of estate agency marketing activity has now migrated to the web, with most applicants using portals and agents’ sites to search for property to buy or rent, a prominent office location is still vital in order to meet local residents and keep a finger on the pulse of what is happening in the area. We look forward to welcoming you to our chic new branch on Westbourne Grove.

Why did you choose this area to open your branch? For a long time we covered the area from our Willesden Green office but I live in Kensal and know a lot of people in the area so it was a natural progression to open a local office as well.

Making Hay While The Sun Shines The longer summer days and rapidly rising temperatures are certainly having an effect on the West London property market. We’ve seen a 55% increase in buyers compared to the same time last year. While good quality stock is in high demand, it’s just not coming onto the market at the same rate, fuelling price rises across the area of around 10% since the start of the year as competition becomes fierce. While we’ve noticed good levels of interest from European buyers, particularly from France and Italy, as we enter August, we’ll likely see a bigger rise in interest from Middle Eastern visitors as they arrive in the UK for their annual holiday.
Strutt & Parker’s Notting Hill office sponsored a hugely successful special charity performance of the world acclaimed Madame Butterfly at Holland Park Opera in June in aid of the Rugby Portobello Trust. The pleasant evening was attended by around 1000 special guests and over £60,000 was raised in total for the youth, education and housing charity based in North Kensington. struttandparker.com • 020 7221 1111

What is your company ethos and how do you translate that into giving the best customer service? Firstly, we do understand that the role is mainly customer service focused with a sales backbone. We use this with our emphasis on local knowledge with a wider London coverage.
I still cannot believe that a British man won Wimbledon for the first time in 77 years or the tropical weather we are enjoying; it’s surreal! Our property of the month has been an exciting development opportunity in Kensington Court. A flat in need of full modernisation, it has certainly been keeping my negotiators busy – all will soon be coming to a close so they’re eager to win
What do you predict for the property market for 2013/14? I think the market will follow the traditional curves. There will be a small correction in the prices towards the end of the year, particularly in the prime house market. We can expect another surge in prices in spring 2014 as interest rates are forecast to remain low while lending continues to increase and the available stock levels remain low.
the sealed bid! Speaking of which, sealed bids seems to be very apparent at the moment due to a serious lack of stock. I’m sure it’s a daunting experience for new buyers, but if you have your heart set on a property – go that extra mile, it’s always worth it. I am yet to book a summer break but will report back on any good tips. In the meantime, I wish you all jolly holidays!

Luxurious Lettings A beautiful abode situated in an ideal location
Lowdown for Landlords: What happens at the end of the tenancy? The landlord should contact the tenant to arrange for an inventory clerk to “check-out” the tenancy. This is done against the check in document which was prepared at the start of the tenancy. The report will note any differences and will form the basis of the apportionment of the deposit. The tenant should make sure that the property has been professionally cleaned, that anything missing or broken has been replaced, and ensure that all their possessions have been removed from the property.
Can a tenant change the locks? The tenant can change locks. However, he must notify his landlord in writing of his intention to do so and provide the landlord with a new full set of keys to the property.
T
What should I do if things are left behind?
his elegant, three bedroom maisonette is arranged over the raised and lower ground floors of a beautifully restored period building. Located on Westbourne Gardens, a quiet residential square with access to pretty communal gardens. The apartment has been architecturally designed to offer a fresh, contemporary interior, clean lines, high ceilings, wood floors and a stunning decked terrace to the rear. The eat-in kitchen leads into a bright reception offering plenty of natural light, whilst at the rear a spiral staircase takes you down onto a fantastic decked terrace - perfect for alfresco dining. The property further comprises three double bedrooms, three bathrooms (two en suite) and plenty of natural light throughout.
If a tenant’s possessions are left behind, the landlord must give the tenant a period of time to come and collect them. If the tenant fails to do so within that time period, the landlord reserves the right to dispose of the items as he sees fit.
If the house has been painted well but in awful colours can I deduct this from their deposit? If the tenant decides to repaint the property during the tenancy he should inform his landlord of his intention to do so. However, the tenant must restore the room/rooms to their original colour at the end of the tenancy otherwise the Landlord can make a deduction from the tenant’s deposit by providing written invoices and receipts for the work carried out.
Who decides between general wear and tear and damage?
7
Westbourne Gardens is conveniently situated within walking distance of the restaurants, shops, and bars of Westbourne Grove, Notting Hill and Bayswater.
It will be the inventory clerk’s responsibility to decide what is considered fair wear and tear or damage, after conducting a check out at the property.

Prime Purchase Quietly located in a delightful and unique mews, close to Gloucester Road and Kensington Gardens.
Vendor Advice Taking on a second property: If I decided I wanted a second property to rent out, how hard would it be to get a second mortgage? With property in prime areas continuing to see substantial increases annually, rising rents and the widely reported ease on lending, buying a second property for investment is on the up again. Buy to let mortgage rates are low, but arrangement fees can be high, and deposits of at least 25% are required, with access to the best rates sometimes reserved for those holding a deposit of 40% or more. A rule of thumb is that the rent achieved should be factored to cover 125% of the mortgage repayments, and it is important to remember there are associated costs such as tax on the income (and potentially capital gains tax if or when the property is eventually sold), agents fees, maintenance, insurance, as well as periods when the property may be empty while being marketed. Our ARLA qualified lettings team would be delighted to discuss any of these factors with you, and can be reached on 020 7221 9044. For those with an existing mortgage thinking of renting out their own property, other than the considerations above, the first call to make would be to your existing mortgage provider who will need to be made aware of your plans.
T
his charming three double bedroom house is set out over four floors and offers excellent entertaining space. The double reception room and the kitchen/dining room are situated on the lower and ground floors with access to a private terrace. The master bedroom with en-suite is located on the second floor and the two double bedrooms and family bathroom are located on the third. Unusually, for a Mews house, there are windows to the front and rear, making it much lighter than the average. There is a separate exit from the rear of the house which opens onto the pedestrian walkway of Canning Passage.
7
The house is superbly located with all the amenities of Gloucester Road, including the underground station and a wealth of shops, bars and restaurants close by. The beautiful grounds of Kensington Gardens are within walking distance.

Strutt & Parker London
residential team aim to raise £15k for Great Ormond Street charity
S
trutt & Parker’s London Residential team have announced their charity challenge of raising £15k over the summer in aid of the Great Ormond Street Charity (GOSH) through a series of fundraising events. Across Strutt & Parker’s six London offices the teams are joining in an overall company drive for GOSH. In 2013 the company elected GOSH as its charity of choice with an aim to raise over £100,000 to assist in the opening of a new ward. Throughout its long history, Great Ormond Street Hospital has always relied on public support, even after the founding of the NHS in 1948. The mission as a charity is to raise money to enable the hospital to continue to provide the very best care for its young patients and their families. Victoria Bunbury from the West Chelsea office who is coordinating the London charity drive explains; “We are all 100% behind this excellent cause and are excited to be coming up with new creative fundraising efforts. There has been a huge variety of different events taking place over the last month including some impressive sporting feats. Some offices have chosen to do team events whilst others have embarked
on individual challenges.” Miles Meacock, Head of the Notting Hill office spent seven consecutive days walking across the South Downs covering over 160km of the National Trail. He was walking up to 8 hours a day and raised nearly £2k. James Gow, Henry Watson and Will Allen from the Kensington office all took part in the Luton Hoo half marathon raising nearly £3k. Todd Langford-Archer from the West Chelsea office is due to complete an 100 mile London to Surrey bike whilst Jonathan Inglis, Head of the Chelsea office is planning a 130 mile bike ride ride from Mousehole in Cornwall to Exeter in two days having already raised nearly £4k. Finally, a number of the ladies from across the offices plan to take part in various London half marathons later in the summer. The Knightsbridge office are completing a unique Boris Bike challenge crossing all Central London bridges (14 in total) which will cover about 22 miles from Kew Bridge all the way to Tower Bridge. As well as sporting events there have been numerous successful cake sales, a tennis tournament, a royal baby sweepstake and even collection tins in offices and local shops raising vital extra funds.

The balance of power has shifted from landlords to tenants as the supply of available properties in prime central London has increased, according to Chesterton Humberts’ latest Prime London Lettings Report. According to the report, supply levels have increased by 12% over the past year, causing greater competition between landlords, many of whom are responding by offering to freeze rents for tenants and sometimes even reduce them altogether. This has resulted in improved affordability for tenants and driven agreed lettings deals up. by 5% over the past three months. 020 3040 8585; chestertonhumberts.com
