ugust is my favourite month in London. Not for me the swift exodus; I enjoy the emptier streets, the lack of traffic, the sunny days and the empty tables in restautants. Not that Absolutely goes particularly quiet this month; in fact, we've got lots of things to shout about, including our fabulous new look, which we hope you'll love as much as we do. In this issue we're thrilled to be meeting Jonathan Adler, the arbiter of American taste, whose new Westbourne Grove emporium showcases his wit and effortless sense of style as well as his unstoppable talents. Who else can design everything from sofas to vases, via handbags and textiles? This one-man operation may have become a global giant, but Adler still made time to talk to us. Will he actually be moving to Notting Hill though? Read all about him on page 60. Also this month we talk to make-up

artist extraordinaire Ruby Hammer, who lives in Maida Vale, and fashion designer Alex Darche. We celebrate 30 years of Liliane Fawcett's Themes and Variations, the internationally recognised design authority that started in a former Westbourne Grove garage, and we admire the beautiful house inhabited by boutique owner and design blogger Karine Candice Kong. We eat out at Polpo and dine in on recipes from ex-Books for Cooks chef Rosie Ramsden's new book. And finally, of course, August wouldn't be August without celebrating Carnival. So, love it or hate it, here's a look back at the world's street biggest street party over the years. We hope you enjoy the issue.

TALE

Whether you can’t wait for goat curry and soca, or you’re heading for the hills over the August bank holiday, Notting Hill Carnival is back. Absolutely looks back over the years

1959 In response to the Notting Hill race riots the previous year and the murder of Kelso Cochrane, civil rights activist and journalist Claudia Jones organises the first Carnival in St Pancras Town Hall.

1964

1976 150,000 people attend the event, now informally organized from Frank Crichlow’s Mangrove restaurant in All Saints Road. Violence erupts between local youths and the police, inspiring The Clash's White Riot, released the following year.

Local social worker Rhaune Laslett takes Carnival to the streets of Notting Hill and it attracts 10,000 revellers with its calypso and soca music, static sound systems, steel bands and Mas — the colourful Masquerade parade.

CARNIVAL TIMELINE.indd 20

1980 Norman Jay’s Good Times arrives. He says: ‘My Carnival debut with Good Times was in 1980. The tradition had always been soca, calypso, reggae, lovers' rock and African music and I played soul, funk, jazz and disco… I introduced the clubbing experience to Carnival.’

20 25/07/2014 14:07

CULTURE / CARNIVAL

2002 The route changes after an extensive consultation focusing on overcrowding and a 7pm curfew is introduced (though hardly heeded).

“I’ve been going to the Notting Hill Carnival for nearly four decades. In that time I’ve heard the soundtrack change from calypso and soca to today’s multi-genre event via the Jamaican sound-systems that culturally hijacked Carnival in the mid-70s. That’s where I came in, drawn by the bass.”

2004 The Carnival Review Group, set up by former mayor Ken Livingstone, estimates that the event contributes about £93 million to London's economy.

D on L et t s

2014 Carnival is now the second biggest street party in the world (after Rio de Janeiro's Mardi Gras) and two million people are expected to descend upon the streets of Notting Hill on 24 and 25 August.

2009 Don Letts releases a documentary called Carnival, made up of footage shot over the years. ‘During the Notting Hill riot I was wandering around with my Super-8 camera, torn between getting the shot and throwing a brick. The infamous picture of me that ended up on the front of the ‘Black Market Clash’ album was taken at this time. It looks like I am fronting the cops off, but I am actually crossing the road. Behind me are 500 brothers all armed with bottles and bricks and the police lines were right in front of me. It was best that I moved out of the way.’

FOLK TALES

Portobello Road ceramics experts Big Tomato Company have produced Mark Hearld's colourful ceramic collection for Tate Britain's Folk Art exhibition. All pieces are limited edition and available to buy at the gallery's gift shop. The first major exhibition dedicated to the extraordinary and surprising works of some of Britain’s unsung artists continues until 31 August. bigtomatocompany.com

ROCK OF AGES

The 14th Serpentine Pavillion has arrived in Kensington Gardens, this time in the form of a semi-translucent, ‘doughnut shaped mould’ resting upon 60 tonnes of rock. Critics have labelled it ‘the weirdest structure yet to have graced the west London lawn’ and with its immensely delicate and seemingly fragile fibreglass walls placed upon sturdy rocks scattered upon the ground, it’s like nothing we've seen before.

FOWL PLAY Anthropologie

An exhibition of previously unseen work by celebrated British artist Holly Frean comes to King's Road's Anthropologie this month . The show comprises a series of portraits’ of chickens. “Chickens are spectacular, theatrical creatures,” says Holly. “Consider their extraordinary faces and baggy accessories - all ostentation and swank!” Ideed. Her chicken dessert plates are on sale at £14 and the exhibition continues until September. anthropologie.eu

W10 ST REET LIFE

Photographer Roger Mayne, who famously photographed street life in Southam Street W10 in the 1950s, died last month aged 85, just a few weeks after Alan Johnson won the Orwell Prize for This Boy, his moving memoir of growing up in the exact streets depicted. Today's North Kensington is a shockingly different world, as readers will discover.

Quiet Time fter 20 years of rocking the Carnival, Sancho Panza's Jimmy K Tel and Matt Brown have announced that they will be taking a break from Middle Row this year. They'll be back next year and they're in Shoreditch as usual in the meantime, so don't fret. sanchopanza.org

chumacher launched in Berlin in and now has over 28 stores S 2010 around the world. Founded by designer Dorothee Schumacher, the look is sophisticated and grown-up. For AW14 Dorothee explores a ‘luxury grunge’ look, defined by casual oversized coats and layering t-blouses over turtlenecks or blouses with oversized sleeves. Showcasing a groomed eccentricity, combined with fashion-forward thinking, the collection also adds femininity to often androgynous designs – embellishment, velvet, tulle, draped tops, dresses and collars that wrap themselves around the body all add an important counterbalance. Dark and muted colours with vintage references and dusty neutrals are paired with bright, strong accents, while floral prints are inspired by Robert Mapelthorpe. Accessories range from biker boots to embroidered bags and statement ear cuffs. The interior of Dorothee Schumacher’s Ledbury Road store mirrors the same craftsmanship and quality that has become so synonymous with the designer’s eponymous collection. u

MY STYLE

Alex Darche, designer, Daisy Darche, W8

MY FAVORITE HOLIDAY DESTINATION is anywhere with a beach. I've always loved Tuscany and the south of France.

MY FAVORITE PIECE FROM MY OWN COLLECTION is the organza trench in electric blue – it’s so versatile and perfect for London and abroad.

MY FAVORITE ITEM OF CLOTHING

MY FAVORITE DESIGNERS are Helmut Lang and Rick Owens - when I'm not wearing Daisy Darche, that’s my style.

MY FAVORITE PIECE OF ART is The Death of Chatterton by Henry Wallis - I love creating moods in my work and this painting certainly does that.

I love my jackets ... I have so many! Especially a good blazer, can’t go wrong with a bit of tailoring. Currently wearing my Esther Jacket in Yellow Blocks ... to death! again so versatile, perfect with a pair of skinny jeans / shorts / skirts. Something I can always rely on which can be worn day-to-night.

MY STYLE ICON is Greta Garbo. I love the 1920s opulence and glamour and I love her style, on and off screen.

or me, Carnival is all about beauty. It’s a riotous celebration of life, and it’s hard not to be inspired by the outre costumes and the bonkers makeup.Anything goes – there are no rules at Carnival time. My advice is to keep it cheap. There are some amazing colours and pigments available on the high street. I love this Revlon eye quad. It’s long-wear too, crucial for surviving heat/rain/late nights. Use the darker colours close to the lash line then blend in the yellow and purple on your lids and up to your brows. Use a wet brush for even more intense colour. Glitter,

sparkles and bling are essential. Pat a little vaseline onto the tops of your cheekbones or eyelids then press this Topshop glitter into the area. More is definitely more and don’t be too precise, but keep it off the centre of your face. One place I won’t scrimp is on my mascara, and full-on carnival eyes require blacker than black lashes. The YSL Baby Doll mascara is the glossiest, blackest one around. Layer it on thick, let it dry, then go again for super volume with just a hint of clumping. Worth spending money on too is a great blusher. The cheaper ones never seem to blend as well. This NARS blush looks extreme but is delicate when used with a light touch, and surprisingly flattering.

ABSOLUTELY / PROMOTION protein and carbohydrates, so it would seem logical to avoid fat to lose weight, and for many years this was the standard advice for slimmers. But recent studies have shown that deficiencies in essential fatty acids can actually slow weight loss. YOU NEED TO EAT FAT TO LOSE FAT.

Some dietary experts are promoting higher fat diets to help with weight loss. What’s more, many low fat products contain added sugar, the enemy of both the waistline and the skin. Fat helps boost satiety and adds flavour to our meals. However, we do need to eat the right types of fats and oils.

FAT THE TRUTH Joanna Oates, Nutritionist at the Park Club, offers some words of advice on the dreaded 'F' word he 'F' word can have a lot of negative connotations, but T both body fat and dietary fat are essential for our physical and mental wellbeing. Our bodies carry a layer of subcutaneous fat just beneath the skin, which keeps us warm and provides physical protection. If body fat falls too low it can affect sex hormone production, resulting in low libido, fertility problems and even early menopause. AGING AND TRANSLOCATION OF FAT

Body fat also helps to keep us looking young. As we age, our skin thins and we lose deep fat from our faces, resulting in more lines, wrinkles and under eye shadowing. Instead, body fat tends to accumulate around the middle and our

vital organs, resulting in increased risk of heart disease, diabetes, cancer and even dementia. This type of fat is known as visceral fat and often hidden, so that individuals with a normal BMI may still carry undesirable levels. Sugar, stress, sedentary lifestyles and alcohol are all contributing factors. SO WHAT CAN WE DO TO HALT THIS DOWNWARD DECLINE?

The last thing you should do is go on a quick fix diet, such as a juice fast or detox. Yes, you will lose weight and go down a dress size, but weight lost quickly comprises of water and muscle. Once you come off the diet, you are likely to gain back the lost weight, and more besides. Dietary fat contains more calories than

55 NH_Aug_The_Park_Club .indd 55

Like our skin, oils are sensitive to too much heat and sunlight. This is why deep fried food can be so damaging. Most vegetable oils are more vulnerable, making coconut oil or butter a safer fat for cooking. Similarly we need to be careful to avoid chemically treated dietary fats such as margarines and spreads. Omega 3 fatty acids found in oily fish, walnuts, pumpkin and flax seeds can help boost body fat loss as well as keeping skin soft. Coconut oil is another slimmer’s friend as it is more easily burned as energy rather than stored in fat cells. It’s also a heat-stable oil so safer to cook with at higher temperatures than olive oil and vegetable oils groups. Nuts and seeds in their raw state (unsalted, not dry roasted) along with their cold-pressed oils contain many healthy fats. Finally, don’t be scared to go for full fat dairy products: these contain fat soluble vitamins devoid in their low fat alternatives. They also taste better and keep you feeling fuller longer. hen Ruby Hammer was awarded an MBE for services to the beauty industry in 2007 it was, she says, ‘a landmark moment’ in her life. She doesn’t go in for affectations of grandeur, though. ‘I’m a jobbing make-up artist,’ she says matterof-factly. ‘When I’m on a shoot, I’m a crew member like everyone else. I’m not being fake humble – I’m a team player and I’ve still got a passion for it. I’m certainly not some grande dame.’ Nevertheless, if anyone in beauty can claim doyenne status it’s probably the glamorous Hammer, who at the age of 52 has an illustrious career that spans decades. Ruby & Millie, the beauty brand she co-founded with Millie Kendall was trailblazing, the first UK indie cosmetics brand to be established for 30 years and the predecessor of subsequent make-upartist led products (such as the recentlylaunched brand by Charlotte Tilbury). Most recently she worked on the Sky TV series The Face. Her dad, she tells me, would have been very proud to see her collect the MBE. Ruby spent most of her childhood in Nigeria, the daughter of Bangladeshi parents. Her father was an eminent doctor and Chief Medical Officer and entertained at home frequently. Ruby has vivid memories of her mother’s outfits of saris in op-art, Pucci-style textiles, with fabulous eyelashes and hairpieces – the height of 60s glamour. ‘She was beautiful and smelt divine – Joy by Jean Patou was her favourite.'

ABSOLUTELY MAGAZINES

NH_Aug_WOMAN'S WORK_v2.indd 56

The family came to Britain when Ruby was 12, and following school, she graduated in Economics at LSE. From early on Ruby was ahead of the curve, combining her beauty knowledge with a good business head. She has repeatedly championed cult products early on – it was she who first brought the now ubiquitous Aveda hair products to the UK. Ruby & Millie launched in the 1990s in association with Boots, and next came the teen version, Scarlett & Crimson. All the while she was working as a make-up artist for the likes of Marie Helvin and Jerry Hall. ‘They were the iconic beauties from my youth, like Bianca Jagger, they were the bomb – and they still are. Jerry is very funny, she doesn’t suffer fools.’ In 2011 Ruby lost her beloved mother. ‘It took me a good year to get back on my feet.’ And now she has launched her new website, which includes a blog. She is also a brand ambassador for oils by Udo’s Choice, which she enthusiastically recommends for ‘feeling good inside and out – I use it and works brilliantly.’ Maida Vale has been home for the past 14 years, where she shares a townhouse with her second husband, Martin Kuczmarski. It’s hard to believe Ruby Hammer is 52 – she looks more like a sister than a mother alongside her daughter Reena, who is creative director of Urban Retreats. So what’s her secret? Good genes, she says. ‘And I take care of my skin – lots of exfoliating, UV protection of no less than 30, I don’t smoke, I eat and sleep well and I don’t drink excessively – but I also don’t exercise excessively. I’m not all holier than thou, I don’t lead some immaculate life .’ u rubyhammer.com

nterior designers aren't generally known for their sense of humour. They're more often pictured in monochrome with sour faces and snooty attitudes to people who can't differentiate between countless shades of grey. The minimalist types wouldn't create a peacock lollipop holder, say, or a ceramic basset hound for your mantelpiece, nor a candlestick shaped like a small cowboy. But there’s a lot of humour in Jonathan Adler’s world. The New York-based potterturned-interior designer and retail genius is loved throughout the States for his quirky and knowing designs that combine easy aesthetics with knowing nods to midcentury design and popular culture. His motto is ‘classical foundation, playful punctuation’ and with a background in semiotics as well as ceramics, he’s well positioned to create pieces with both style and irony, his clear aesthetic sense ensuring that everything is colourful and appealing as well as clever. Though when asked to

describe his own style, he simply says: ‘preppy potter’. Meeting him in his new Westbourne Grove store, he’s a neat, dapper figure with a warm, American smile. ‘I’m a total Anglophile,’ he says. ‘I have a British husband.’ This is his second UK store (the first is in Chelsea’s Sloane Avenue) and Adler has a particular thing for W11. ‘Notting Hill is one of my favorite neighbourhoods in the world.’ Do we shop differently on this side of the pond? ‘I think so. Brits understand patina like no other people on earth and, because of their sense of history, buy things that they’re going to love forever.’ The shop, predictably, looks fantastic. It’s hard to take it all in without thinking that behind Adler’s cheery façade there must be a relentlessly driven brain, because every single thing in this vast display of homeware, from sofas to rugs, vases and teapots to handbags, mirrors, cushions and cocktail cabinets, is designed by him. And still he refers to himself, modestly, as ‘a potter’, as if he were a lone figure with a wheel and a kiln, rather than an international

retail giant with a fabulous Manhattan apartment and a pet dog called Liberace. ‘I just make what I want to make and hope that other people love it as much as I do. My entire career has been an improbable adventure,’ he says. Adler has said that making a home look ‘cute’ is part of the appeal, and his look is as far from the beige, minimalist school of design as it’s possible to get. Having graduated from Brown university, he threw himself into a brief and unsatisfying career in the film industry before abandoning it after three years to return to his real calling, pottery, which he discovered as a teenager. In 1994 he launched his first ceramic collection at Barney’s New York, then opened his first Manhattan shop five years later, expanding into home furnishings. His website autobiography notes that his parents ‘staged an intervention’ at the news that he was abandoning the film industry for ceramics, but he tells me: ‘Actually, they were supportive of my choice to be a potter. They were both supremely

‘I like the jars, I say. Yes, I like them too,’ he says. ‘Though I never did quaaludes, did you?’ Does good design affect his mood, I wonder? ‘Good design puts you at ease and makes you feel even more glamorous than you already are.’ Not just looking, but also feeling stylish seems to tbe the aim, when it comes to the Adler lifestyle. He’s published three books, called things like My Prescription for Anti-Depressive Living and 100 Ways to Happy Chic Your Life (the camp self-help ethic continues in his husband Simon Doonan's Gay Men Don't Get Fat). And is he a workaholic? Surely he must be. But he’s not really revealing anything. ‘You can’t turn creativity or ideas or design off – and I wouldn’t want to.’ Still, I am taking this as a yes. Though he does seems to enjoy a bit of downtime sometimes, of course in the environs of a beautifully designed house. ‘I love spending time on Shelter

Island where my hubby Simon and I built our dream house. We paddleboard, read, and hang out with the people and things we love most.’ Is there anything he hasn’t done yet but wants to? Actually, yes. ‘I’d love to design a car, inside and out.,’ he says, surprisingly. But with a track record like his, it would be surprising if he didn’t achieve it. So watch out, automobile industry, you probably won’t look the same after Adler’s been at the wheel. u 287-289 Westbourne Grove, W11 uk.jonathanadler.com

he London home of French boutique owner and blogger Karine Candice Köng is overflowing with creative styling ideas. By mixing old with new, she has retained the character of her charming, period townhouse, while creating a modern family home that’s as effortlessly chic as it is warm and welcoming. Vintage treasures sit alongside sleek designer furniture, providing a canvas for Karine’s everevolving, styled vignettes, while quirky finishing touches give every room her signature style. Karine set up her online concept store, Bodie and Fou, with her sister Elodie in 2005 to bring their personal blend of French style to a worldwide audience. The shop is named after the sisters’ nicknames for each other – Elodie is ‘Bodie’ and Karine is ‘Fou.’ Good design runs in her blood. She grew up in a creative environment with a father who loved DIY and a mother who spent her weekends sewing. They took her to flea markets and her lifelong love affair with interiors began at an early age.

Karine’s blog – or ‘Le Blog’ as she affectionately calls it – started life a year later, as a channel to promote the sisters’ shop. But it soon became a virtual scrapbook in which to share her inspirations, her passion for fashion and her interior design ideas. It is now considered a ‘little black book of interiors’ by the likes of Vogue magazine, features everything from motivational and poetic quotations to stunning photographs of her home, and has become a one-stop-shop for design enthusiasts. ‘My blog very quickly became about much more than just my business,’ muses Karine. ‘It’s almost like a diary to me and very personal. It’s a way for me to share my passion for interior decoration online with other enthusiasts, but it’s also an important creative virtual space, where I can explore ideas and designs.’ Karine feels that writing a blog has broadened her horizons. ‘I used to read a lot of same-y French interiors magazines, but now I read titles such as VT Wonen from Holland and Inside Out from Australia – I’m exposed to a much wider range of styles and trends.’ When Karine first viewed the four-bedroom, Victorian

HOMES & INTERIORS / SPOTLIGHT ‘When we moved in, the living room walls were magnolia with heavy, dark, cream curtains at the window,’ recalls Karine. ‘I painted all the walls white and fitted window film for a more modern look. It gives us privacy and I like the little cut-out star – I can peep through it when somebody rings the door bell!’

home she shares with her husband, Steve, and daughter, Mila, she immediately sensed it was ‘the one’. ‘It was the sense of space that first attracted me to this house,’ she says. ‘We were just about to give up on house hunting. We’d seen so many and none of them were quite right. This one was the last we saw and it was perfect – just a ten-minute cycle from Notting Hill and in a leafy, village-like area of the city.’ Karine has decorated the house throughout with white, but warm natural materials such as leather, marble and wood prevent the rooms from feeling stark or cold. ‘I love mixing different textures together and incorporating organic materials that have integrity,’ explains Karine. ‘I always find beauty in natural objects. For example, I pick up bits of wood at the beach and bring them home to display them. I like shells, too. My look is pared back and edited, so each object I own has a story behind it.’

The master bedroom is a shrine to effortless minimalism with an industrial-style bed base fashioned from wooden pallets, a bushel box as a bedside table and a basic, metal clothes rail. ‘I’m inspired by French interior designer Jacqueline Morabito, who always keeps things simple,’ explains Karine. ‘…and you never have to iron linen,’ she adds, with a smile.

HOMES & INTERIORS / SPOTLIGHT Her daughter Mila’s bedroom was the first room that Karine decorated when the family moved in. ‘It’s still my favourite room,’ she says. ‘I would never decorate in a girly, pink colour – I much prefer grey. When we moved in, the walls were yellow, the shelves were pale green and the floorboards were dark brown, so I’ve freshened it up with white floorboards and a smart dark grey wall. I love painting. There is instant gratification when you do it.’

Her rooms are effortlessly chic – a beguiling cocktail of vintage treasures, contemporary, designer buys and carefully-chosen, high street finds. ‘I love IKEA,’ she admits, ‘but I’m selective. It’s like fashion; if you mix expensive designer pieces with high street bargains, it works.’ Karine’s inspiring less-is-more approach extends to every area of her home. ‘You just don’t need much stuff,’ she insists. ‘In your kitchen, if you have a simple, rustic wooden table, a little jug and a small bunch of flowers, that’s it. You’re sorted.’ Despite her penchant for monochrome interiors, Karine isn’t afraid to throw splashes of colour into the mix here and there. Her linen bed sheets are a bright turquoise blue. ‘I’ve always wanted to create a home that has a laid-back, holiday-like feel,’ explains Karine. ‘Turquoise reminds me of the sky and sea, while natural linen conjures up memories of summer days at the beach. It gives the room a really relaxed feel.’ u

Above ‘When we were househunting, within two minutes of walking in through the front door, I knew this was the house for us,’ reveals Karine. ‘The hallway floor tiles were already here, but they’re perfect for me because they’re black and white.’ Karine has concealed the radiator inside a chic cover, that also provides a useful ledge. Right Delicate rosaries hang from the corner of an antique mirror in Karine’s bedroom. ‘I’ve always liked crosses,’ she explains. ‘My husband gave me a beautiful rosary from New Zealand once, made from volcanic stone.’

I

n 1984, Westbourne Grove bore little resemblance to its 2014 self. Not only was there an actual petrol station on the corner of Colville Road and a square, unattractive public loo on the site now home to Piers Gough’s fancy facility, but other than a newsagent and the post office, there were few shops not selling antiques. There was no fashion and certainly no Daylesford. In November 1984, French-born Liliane Fawcett opened the doors to her new shop at number 231 with an exhibition on Italian designer Fornasetti and a variety of midcentury furniture. With her Themes and Variations store, she had the idea of mixing the vintage with the contemporary. And despite a shaky start, this year it’s quietly celebrating its 30th birthday.

‘People used to come in and laugh,’ she says. ‘They’d say “no-one’s going to buy that, my mother had it”’ when they saw her 1950s chairs and accessories. ‘And the street wasn’t gentrified. This shop

local writer/artist Helen Kirwan Taylor’s popular word sculptures). Today, in its large space, the gallery has an intriguing variety of pieces on display. There’s the soft toy chair in the window which, impressive though it is, lacks the clean lines and elegant sophistication of the vintage pieces. There’s lots of Italian glass from the 1960s and 1970s as well as a large and beautiful dining table that was a former school table – British, 1950s – but which teamed with a set of yellow upholstered dining chairs – Italian, 1950s – strikes a whole new chord. There’s a contemporary chandelier from Niamh Barry, a hand-forged bronze piece, and various Tom Dixon pieces, as well as the staple Fornasetti collection (they are the UK agent for Fornasetti). So it’s an eclectic mix with an underlining elegance, linked together by Fawcett’s signature style and knowledge. ‘We never thought we’d be here 30 years,’ says Fawcett. But they’re clearly not going anywhere. u

These days, Fawcett is established as a leading specialist in post-war and contemporary design, with a reputation for championing the unusual; currently on display in the window is a chair made entirely of stuffed toy tigers, made by the Brazilian Campana brothers and priced at £19,000. It’s one of their best-sellers, says Fawcett. So what brought her from ridicule to international recognition? ‘Taste has changed,’ she says simply. ‘After the 1990 recession England was ready for new ideas and new styles, and we were lucky that

design became something more people were conscious of. They stopped laughing.’ American, French and Italian midcentury furniture of the kind that Fawcett had been collecting for years became, and remains, fashionable, while the structure of wealth changed, leaving more younger wealthy people able to collect. ‘Now people in their 40s are looking for interesting design, things that they’re not going to find in their friends’ houses. Customers used to be older.’ Fawcett soon started exhibiting contemporary artists such as Tom Dixon (an old friend) and sculptor Danny Lane and now she continues to host one exhibition a year (most recently,

ashion starts young in W11 – and we’re not talking about under-age models. At the Fashion Factory, girls as young as eight are learning about designing, pattern cutting, stitching and embellishing – and then modeling their own creations on a catwalk. Westbourne Grove’s 20th Century Theatre provided the catwalk and the hour-long show saw girls of all ages model as many as ten self-made outfits each in front of a glamorous audience of parents and grandparents (Celia Birtwell was there, Suzy Menkes sent her apologies, also spotted were David Cameron’s spoin doctor Craig Oliver and newsreader Joanna Gosling). Trends included belted capelets, bomber jackets in contrast fabrics, summer dresses with matching hairbands, upcycled denim skirts and dresses and jersey shifts in bright prints. Amanda Riley’s Fashion Factory teaches children how to make their own clothes using recycled materials and upcycled textiles. Riley made her own first dress aged eight and is an inspiration to her classes. They have lessons in pattern-cutting, sewing machine techniques and surface

patterns, and work on several different projects at once to produce an entire selfmade collection, as well as upcycling and customizing existing pieces. Fashion Factory prides itself on teaching real skills and encouraging children to develop their own designs, which they go on to wear off the catwalk too. Riley has just signed her first publishing deal with Quadrille and is working on a book for next year, so expect to see more of her.

Guiding light When founder of The Week magazine Jolyon Connell wanted to help his daughter with her AS Level Shakespeare, he found himself launching a new range of study guides Wo r d s A M A N D A C O N S TA N C E

W

hen Jolyon Connell’s daughter Flora didn’t achieve a perfect A in her AS Level on Shakespeare, it got him thinking. Flora – in the sixth form at St Mary’s Calne – got straight As in every subject apart from the great bard. It was The Tempest that had been the problem, a tricky one at the best of times, so Connell immediately offered to help. He dug out his old notes, yet found little to help him there and then scratched his head, as he had no idea which critic to turn to. “What do you do if, at the age of 17, you need some direction?” Connell explains. “It’s York Notes or nothing and they don’t give you any idea of which critic to start with.” And surely if Flora – the privately educated daughter of the ex-deputy editor of The Sunday Telegraph – needed help, many others did, too? Connell’s lightbulb moments are not to be ignored. The last time he had one, the result was The Week, the news digest that became the publishing success story of the last two decades and is now Britain’s highest-selling weekly subscription magazine. He rang his old tutor at St Andrews, Graham Bradshaw – acclaimed by Harold Bloom as one of the best Shakespeare scholars of the last 50 years – and asked him to write a guide to The Tempest; five years later, the first Connell Guide was born. With each dedicated to a single, classic text, there are now 20 in print. Other Shakespeare plays covered include Othello, King Lear, Macbeth and Romeo

and Juliet, while the range of novels includes Jane Eyre and Great Expectations, along with modern classics such as The Great Gatsby, Heart of Darkness and The Waste Land. Every guide is written by a leading academic in the field, is no more than 20,000 words long, and is accessible and beautifully designed. Like The Week, the guides illuminate without sacrificing complexity and seamlessly convey the viewpoints from both sides of the critical spectrum. Last September, Connell Guides also launched a subscription service for schools. 275 have signed up so far “including all the major public schools”, says Connell, who adds that he is keen to get state schools on board. For £195 a year, schools receive all 20 guides, the four new ones published in the following year, plus access to Connell Shorts – briefer, digital guides to modern texts,

79 NH_Aug_Education.indd 79

such as Atonement, The Road, and The Bloody Chamber. Subscribers also receive the Connell fortnightly review, regular new essays and a monthly quiz. Colin Hall, head of Holland Park School, says: “In these days of Facebook, text language, downloads... the ‘plugged in’ generation find it harder to digest academic texts. What Connell Guides bring is immediacy and clarity; brevity with depth. They unlock the complex and offer students an entry route.” This September, Connell Guides is launching a virtual Book Club. Designed to appeal to a wider audience, subscribers will receive a monthly Connell Guide or Connell Short (either in print or digitally), a fortnightly literary review, plus a literary briefing, quizzes and more. Connell has also started filming a series of video talks with university dons. When he spoke to Absolutely he had just returned from Oxford, where he discussed Romeo and Juliet with Simon Palfry, a Fellow at Brasenose and distinguished Shakespeare critic. Next in the pipeline is a film with Valentine Cunningham, a Senior Fellow at Corpus Christi College in Oxford, about King Lear and Mrs Dalloway. And his work has not gone unnoticed. At the Sunday Times Festival of Education a few months ago, the (then) Education Secretary Michael Gove said what many teachers are now thinking: “John Connell should be garlanded with roses.” u connellguides.com

FOOD & DRINK / RESTAURANT REVIEW

POLPO

Notting Hill’s hottest new opening is the Gate’s own Venetian baracao Wo r d s P e n d l e H a r t e

P

olpo, everybody’s favourite Venetian eaterie, has arrived in Notting Hill. It’s the fourth one – after Soho, Covent Garden and Smithfield – and revives the site vacated by All Bar One on Notting Hill Gate. Which isn’t immediately a site you’d earmark for Polpo, not being particularly attractive or glamorously located, on the relentlessly dour stretch of the Gate neighbouring Tesco and Carphone Warehouse. Still, we arrive on a Tuesday evening and the place is packed, even down to the optimistic but miserably located pavement tables. The menu may be inspired by the Venetian tapas-type bar,

the bacarao, but inside, it’s an artfully unfinished New York-inspired look – battered tin ceiling tiles, reclaimed ceramic wall tiles and neutral colours, apart from the burgundy buttoned leather banquettes. The bar and shelves might look a touch familiar to anyone who remembers the previous tenants – and there’s a central exposed concrete pillar that restaurateur Russell Norman reportedly left deliberately roughlooking thanks to a celebration of the ugly, part of his design aesthetic. I can sympathise – everything’s always so slick and self-conscious that it’s a bit weary-making, always looking at things that are done and approved by an army of brand consultants.

85 NH_Aug_FoodReview_v2.indd 85

Anyway, the food’s a treat. Order three small dishes each and you’re guaranteed a feast. We kick off with a light and refreshing Aperol spritz while waiting for our spread. First there are tiny but tasty arancini balls, and next, veal and porcini meatballs, from the famous meatballs list, are deliciously satisfying. The spread continues with chilli and garlic prawns, a small pizzette with prosciutto and smoked mozzarella, crab and chickpea crostini, fennel, almond and endive salad. Then for pudding we can’t resist a nutella pizzetta and a tiramisu pot. Polpo is a great addition to the Gate. u 126-128 Notting Hill Gate W11 polpo.co.uk

BROAD BEAN, PARMESAN AND MINT RISOTTO Ni gh t i n SERVE S: 2

T i m e to prepa re: 2 0 m i n u te s T i m e to co o k : 2 5 m i n u te s

’d eat this every day, especially when broad beans are available fresh in their pods from May to September. Sweet, buttery broads love pork, so adding crispy, salty pancetta rounds up all the flavours of the risotto. A little bit of mint will go a long way – take it to the table in a separate bowl, to stir in as you go.

I

• 200g freshly podded or frozen broad beans • 1 tablespoon extra virgin olive oil, plus an extra

teaspoon for the pancetta and for drizzling • 25g unsalted butter • 1 small onion, finely chopped • 1 stick of celery, finely chopped • a pinch of freshly grated nutmeg • 2 cloves of garlic, crushed • 150g risotto rice • 175ml white wine or vermouth • 600ml fresh chicken or vegetable stock, heated • 50g smoked pancetta, cubed • 50g Parmesan cheese, grated • a small handful of fresh mint leaves, finely sliced • pea shoots, to serve

1

. Bring a pan of water to the boil and add the broad beans. After 2 minutes, drain and refresh under cold water. Pop the bright green beans out of their skins into another bowl of cold water and set aside.

. Heat the olive oil and half the butter in a large saucepan over a medium-low heat and add the onion, celery and nutmeg. Season and gently fry for 10 minutes, covered, until the onions are very soft and have almost lost their shape. Add the garlic and stir through, frying for a further minute.

3

. Add the rice and fry for 5 minutes or so, until almost translucent. Turn up the heat and add the wine, simmering for a few minutes until the alcohol has evaporated and the liquid is absorbed.

4

. Add the stock a little at a time as the rice absorbs it. Continue, stirring, until you have finished all the stock and the rice is tender.

5

. Meanwhile, heat a little oil in a pan over a medium heat and fry the pancetta until crisp and golden. Set aside. Add the remaining butter to the risotto with the Parmesan and a generous pinch of salt and pepper and rest. Stir in the cooked and podded broad beans with the mint. Top with the crispy pancetta and pea shoots, drizzle with olive oil and serve. u

alads give an enormous amount of S wiggle-room when it comes to making a roast chicken go further. And it’s often when whisking the dressing that I decide to add a little of something else. Here it's pumpkin seeds. Roast chicken seems to live very happily alongside crunchy nuts and seeds – they give oiliness, texture and are subtle enough in flavour not to overpower – they are a sprinkle-on, effortless addition to any salad. Ras el hanout is a blend of spices used in Moroccan cooking and gives a wonderful fragrance to the chicken – the smell when it’s roasting will send you into a stupor. It is easy to get hold of , but it’s just as easy to make your own and keep it in the cupboard to stir into tagines, dressings, roast lamb or soups.

• 1 tablespoon pomegranate molasses, or 180ml

• 2 teaspoons ground ginger • 2 teaspoons ground cardamom seeds • 2 teaspoons ground mace • 1 teaspoon ground cinnamon • 1 teaspoon ground allspice • 1 teaspoon coriander seeds • 1 teaspoon freshly grated nutmeg • 1 teaspoon ground turmeric • ½ teaspoon black peppercorns • ½ teaspoon white peppercorns • ½ teaspoon cayenne pepper • 1 star anise • ¼ teaspoon ground cloves

pomegranate juice, simmered and reduced to 2 tablespoons (find pomegranate molasses at thespiceshop.co.uk, or buy Al Rabih pomegranate molasses from Sainsbury’s and Middle Eastern shops) • 1 tablespoon red wine vinegar • 50ml rapeseed oil • 2 tablespoons natural Greek yoghurt

Put all the ingredients into a pestle and mortar or a spice grinder and grind to a fine

1

Prehe at the oven to 200°c/fan 180°c/gas 6. Place the chicken in a large roasting tray. Mix the garlic with the ras el hanout and combine with the softened butter. Push some of the butter mix under the skin of the chicken, being careful not to tear the skin, and smooth out with your fingers across the breast. Rub the rest of the bird with the remaining butter and season generously with salt and pepper. Push half the unpeeled orange into the cavity.

2

Slide the chicken into the oven. After 15 minutes, turn the oven down to 180°c/fan 160°c/gas 4 and cook for a further hour, basting with the juices every so often until cooked.

3

While the chicken is cooking, cook the couscous. Bring a pan of water to the boil and add the giant couscous. Simmer for 7–10 minutes, or until tender. Drain and rinse under cold water. Set aside.

4

When the juices of the chicken run clear, remove the bird from the oven, transfer to a carving board and leave to rest for 15 minutes, covered with foil and a tea towel. Drain off any juices from the chicken and reserve for drizzling over the salad with the dressing. Slice up the chicken and set aside.

5

For the dressing, mix the pomegranate molasses or reduced pomegranate juice and red wine vinegar together. Slowly whisk in the rapeseed oil until the dressing emulsifies, then stir in the yoghurt. Season well with salt and pepper to taste.

6

Assemble the leaves, parsley, giant couscous and remaining sliced orange in a large shallow salad bowl and top with the spiced chicken. Drizzle over the dressing liberally, along with the reserved chicken juices, and top with the pumpkin seeds. u The Recipe Wheel by Rosie Ramsden (Ebury Press, £18.99 hardback)

M

ost likely built as a royal hunting lodge in 1550, Great Fosters has enjoyed a legion of noteworthy owners, including Judge Doderidge (Solicitor General to James I) and Sir Robert Foster (Charles II’s Lord Chief Justice of the King’s Bench and Common Pleas). In the early 20th century it was passed to Queen Alexandra’s lady-in-waiting Baroness Halkett, and then to the Earl of Dudley, and Gerald Montagu, before current custodians, the Sutcliffe family, acquired it in the 1930s. It was they who converted it into a 43-room hotel, which has been (and continues to be) enjoyed by a host of Hollywood stars. Best of all, for those about to embark on their honeymoon, the hotel is a stone’s throw from Heathrow. ◆

hose looking for a wedding venue, it’s useful to know Great Fosters have 50 acres of beautiful parkland, and since the hotel is licensed to hold civil ceremonies both indoors and on the lawn, it really does sell itself as a strong contender for the perfect Surrey wedding. The gardens were re-designed in 1918 by architect W.H. Romaine-Walker to convert them back to their former Elizabethan glory. Clipped yew hedges, a knot garden and the ‘Drake sundial’ (allegedly donated by Sir Francis Drake) means there is much to see and discover on a leisurely wander round. Important to note: the gardens allow four-legged friends but the hotel has a strict no dogs policy. ◆

tay in The Italian room (not pictured!) allegedly the one Emma Thompson requests when she visits. Overlooking the front of the hotel, this deeply rich red room boasts a four-poster bed with an ornately decorated en suite, including a truly mammoth bath (seriously, you can swim in it). A desk for writing, lots of cupboard space, Italianate furniture and quattrocento doors, make it a wonderfully romantic haven for a night or two. ◆

fternoon tea is served in the Bar room, a space not as in tune (décorwise) with the building’s history, but comfortable nonetheless. All the usual – finger sandwiches, scones – are served up with delicious teas, and a few hours later, you can return for a punchy cocktail. Dinner is served in the Tudor Room, where gravadlax is carved at the table and Dover sole served on the bone. Breakfast can be eaten downstairs, but why not have it in bed? ◆

The Riviera for

KIDS

With its sophisticated grown-up glamour and glittering turquoise sea, The French Riviera never gets old. But it’s also great for little ones. Rowena Carr-Allinson uncovers the child-friendly offerings in Nice, St Tropez and even Monaco, too.

MARVELLOUS MONACO See & do

M

onte Carlo exudes old world glamour, in large part thanks to its royal family, the Grimaldis, and the most dazzling of them, the legendary Grace Kelly. Visiting The Rock or le Rocher as it’s known to locals, is the most obvious place to start for children. With its impressive castle and daily changing of the guard, it brings the fairytale alive. Take a stroll through the gardens following the Grace Kelly Trail, past the cathedral where she tied the knot and down to the Musée Oceanographique for great panoramic views, seagull encounters and traffic-free leg stretching. The museum is a sight in itself, a marble temple to the sea, and home to a fabulous aquarium, including a shark lagoon, octopus, corals, turtles and angel-fish as well as an outdoor yellow submarine, which my toddler loved. Even better, Monaco’s petit train departs right outside the museum. A great hit with the kids, it’s the perfect way to sightsee without struggling up the steep hills. The train takes you past the harbour, around the Condamine district where the morning market is also a must (as well as its playground) and

onto Monte Carlo’s casino. Travelling with boys who like cars? Then it’s worth taking a peek outside the famous Café de Paris and going to see Prince Rainier III’s amazing collection of 83 luxury vintage automobiles in the Antique Automobile museum. Eat & sleep o spend the night in style, the T Hotel Metropole is located in Monte Carlo’s heart. Little ones are well taken care of, with adorable Petit Prince bathing products as well as mini robe and slippers and a muchappreciated soft rabbit for company. Mum and Dad will also love the fact that in addition to the luxurious rooms and stunning Lagerfeld-designed pool deck area, the hotel has three Joel Robuchon restaurants, including the Michelin starred Asian-inspired Yoshi. But what they’ll love most of all is the colourful, jungle theme club kids’ club facility, the K Club, which is not only brand spanking new, but also complimentary. For Sunday brunch, walk over to the 7th floor Horizon Deck at the Fairmont Hotel where children under six can eat for free and make the most of the games room, while mum and dad take in the gorgeous views.

ST TROPEZ TO NICE

See & do in Nice urprisingly kid-friendly, Nice offers a host of activities to keep youngsters entertained – from its pebbled beach to the gigantic Jardin Albert 1er, with its beautiful greenery, quaint carousel, sculptures and fountains. Another must? The old harbour, where the huge cruise-ships dock and the Colline du Chateau gardens offer a playground with fantastic coastline views. Kids don’t want to walk? Hop on the tourist train or hire a ‘velo-taxi’ for a quick tour – always fun for the little ones. On a rainy day, head out to the Parc Phoenix near the airport, with its giant tropical greenhouse housing exotic gardens from Louisiana to Thailand, a jungle of butterflies, animals and aviaries. Looking for something more relaxed? Take a ferry ride over to the peaceful, pedestrian Lerins islands, a great picnic day out for the entire family, away from the hustle and bustle. A few kilometers away from Nice is the legendary Marineland in Antibes, renowned for its spectacular killer whale shows. The park also offers a shark tunnel, giant turtle aquarium, rides and playgrounds – not to mention the neighbouring Aqualand for those in search of

S

soaking and adrenaline. Expect dancing dolphins and huge orcas performing in exchange for few sardines. The kids were bowled over. Sleep & self-cater great base from which to A explore the coast is Les Issambres, nestled between the Maures and Esterel massifs near St Maxime. Handily located between St Tropez and Nice and only a 10-minute drive from the beach, the local Pierre & Vacances village offers familyfriendly apartments spread over 49 acres. It’s nice to have your own little home-from-home, especially when it comes with a choice of three pools (one with spectacular views in La Corniche) as well as a playground, tennis courts and basketball court to hand. Alongside the Kids' Club, in season there are a host of activities on offer, from circus training to the (apparently) very popular ‘secret spy’ courses. Teens will also probably quite like the fact that the village center has a table football, bar and disco, though my two-year-old wasn’t too fussed. See & do in St Tropez nstead of driving into I St Tropez and being stuck in its infamous traffic (there is only one road in and out), head to Les Issambres port and take a ‘navette’ ferry which whisks you over the water, bypassing the

97 NH_Aug_Riviera For Kids._v2.indd 97

45-minute drive and dropping you off neatly in St Tropez harbour. Tuesdays and Fridays are market days, when the famous Places des Lices is covered in stalls selling all sorts of goodies for all ages, from mini saucissons to kaftans, jewellery and a dizzying array of sweets. Luckily they have thought about placing a merry-go-round in the very centre of the fray, ideal for toddlers and patient daddies. If you are driving however, make a detour to the beaches of Pampelonne. The beautiful, vast beaches are lined with private restaurants and clubs, including the famous Club 55 and Nikki Beach. After all, if all else fails, a bucket and spade might just do the trick… u

VENICE FILM FESTIVAL The city becomes a living film set for more than 2000 films this month Absolutely celebrates Wo r d s E M M A J PAG E

GET A TASTE

The Palazzo del Cinema on the Lido esplanade hosts several screenings and a limited number of tickets are available to the public the day before – head to the office of La Biennale, the festival organizers, to secure some hot seats (labiennale.org). Don’t worry if you miss out on tickets – the city itself is the star of the show, a living film set for more than 2000 films. Get a sense of its cinematic history by booking a tailor-made tour courtesy of Belmond Hotel Cipriani. Escorted by a private guide, a gondola ride transports you to St Mark’s Square where scenes from Orson Welles’ Othello were filmed, before moving on to Caffe Florian, the historic coffee bar setting

of Anthony Minghella’s The Talented Mr Ripley. Other stops include the church of San Nicolo dei Mendicoli, featured in cult film Don’t Look Now, plus the Aceademia Bridge and 15th century Palazzo Contarini, part of the iconic backdrop to The Merchant of Venice.

WHAT TO SEE

The list of attractions is endless, from the awe-inspiring Doge’s Palace and St Mark’s Basilica to the sumptuous art of the Gallerie dell’Accademia and the Modernist treasures at the Peggy Guggenheim Collection. It can feel overwhelming; every palazzo, bridge and narrow street of Venice’s six districts has a rich history. But this is a walkable city, studded with pretty waterways, and it’s easy to head off the beaten track in search of less obvious treasures. Stop at the Rialto Market early on a Saturday morning to watch the locals barter over the catch of the day before exploring the quieter streets surrounding Castello, housing the ancient Basilica di San Giovanni.

WHERE TO EAT

For classic Venetian cooking, head to one of the simple trattorias and traditional bacari (bars) where you’ll find the locals grazing from a selection

ondon house prices have rarely been out of the media but as you well know, the capital is made up of micro markets. With three offices in the distribution area of Absolutely Notting Hill and Kensington we know the property market in Ladbroke Grove is not the same as neighbouring Holland Park, just a short walk away, and likewise the property market in Notting Hill and Kensington is different still. Broad generalisations help neither sellers nor buyers. Instead, you need advice on what is going on in your local micro market. At John D Wood & Co. we are always happy to speak to you about the market and our quarterly indices are available on our website to show the intricacies within it. You cannot gather all the facts from house hunting online. Whilst images and floor plans give a very good indication of a property, this is not the whole picture and it is unwise to dismiss a potential home without contacting an agent to discuss it further. This year we have had a higher number of transactions than 2013 and realistically priced properties are selling well. Motivated and committed sellers who have found an onward purchase, whether downsizing or upsizing, who have priced their property sensibly, are seeing competing interest and asking prices achieved. More specifically in Kensington, the house market has slightly softened since the start of 2014, when some asking prices were not realistic and there were more opportunistic sellers in the market looking to sell for record-breaking prices. In Notting Hill houses hit new highs in the first

ABSOLUTELY MAGAZINES

ITOW.indd 2

quarter of 2014, as did flats in both Kensington and Holland Park, where we have noticed we are selling to parents investing in properties for their children and downsizers. Our Ladbroke Grove office is going from strength to strength and has this summer had great success with The Ladbroke Grove, a new development of 133 new apartments opposite Dock Kitchen and Innocent Drink’s ‘Fruit Towers’, in a fast regenerating part of W10. This has proven an appetite for well considered and spacious apartments here, with the added lifestyle benefits of communal courtyards and an on-site concierge. Period houses and flats are also selling quickly. Both buyers and sellers now need a great deal of patience as the conveyancing process is now much more drawn out than in previous years when cash was king. The introduction of the Mortgage Market Review in April, lenders insisting that numerous solicitors are involved in drafting the sales contract and lengthening chains are all contributing factors. Nonetheless our professional and dedicated sales teams are doing an excellent job in driving through sales for our clients. This September John D Wood & Co. is sponsoring two local musical events, the Quartet of Peace, a special concert hosted by David Dimbleby on 17th September at St Peter’s Church in Kensington Park Road and the Blenheim Elgin Opera, which is on 20th September. We hope you will be able to join us. Do call in to your local office for further information.

HOUSE HUNTING

with... JAMES KERMAN Director of North Kensington, Winkworth 020 7792 5000; winkworth.co.uk

Property I’d most like on my books and why... It would have to be David Camerons house in North Kensington. Negotiating a sale with the Prime Minister would be an interesting story to tell my children.

The most interesting property I have been involved in is... A converted brothel in Ladbroke Grove. I won’t say where exactly but it has a very chequered history as do lots of the buildings in W10.

Best place to invest... Kensal Town at the northern end of Ladbroke Grove. The northernmost outpost of Kensington and Chelsea has plenty to offer with the Grand Union, Portobello Dock and plenty of new developments planned for the next 5-10 years.

The toughest sale and why... We once exchanged on a house where the seller died before completion. This was one of the most difficult situations I’ve had to deal with during my time in this job.

year, The Muse at Portobello Road. They are also planning a week of events The KPH on Ladbroke Grove and one off shows at the Tabernacle. Over 600 films will be shown at the festival, long hailed as one of the best celebrations of independent film-making, with over half of the new films coming from London. As ever, all events are free and Mountgrange Heritage will be producing a daily highlights guide throughout the festival to help people decide which events to attend.

The series of 16 portraits celebrate the characters that live and work in the area, the local figures that make Bayswater a pleasant place to be. In an age of digital expansion David is using a film camera built in 1972 to portray the people of contemporary Bayswater. =With skilled lighting and spontaneous composition David captures decisive moments in the lives of the local heroes. The images have a surreal quality, a casual intensity reminiscent of the old masters of portraiture. The Gallery at The Tabernacle, Powis Square, W11, 15th to 21st September 2014 bective.co.uk

Stock shortage equals fierce competition PAUL HYMAN

Sales Manager at KFH,Bayswater 020 7724 1222; kfh.co.uk

T

he sales market in Bayswater is still attracting large numbers of buyers, and with prices remaining strong, combined with a lack of available stock, we’ve seen many properties achieve above asking price. We’ve seen a consistent level of Chinese buyers seeking properties of varying styles, including period houses or purpose built

properties in good condition, either to let or use for their families or children. High on the list of desired properties are two bedroom flats, however they so rarely become available that competition amongst buyers is incredibly fierce. Properties with access to garden squares are ever popular, with Cleveland Square, Queens Gardens, Princes Square, Kensington Gardens Square and Leinster Square, all well positioned for one of the numerous tube stations in the area - Queensway, Bayswater and Lancaster Gate. Continued improvements in Bayswater have also helped to maintain the area’s sought after charm. Currently there are plans in place to pedestrianise a small part of Queensway shopping street running up towards Westbourne Grove. In addition, the anticipation of the Crossrail station in Paddington has also added to the growing level of demand in the area.

125 NEWS.V3.indd 3

Why this area? In my opinion, Kensington & Chelsea must be the most diverse, interesting, challenging and expensive area I have worked in. The location of our offices means we can be effective all over the Royal Borough. What is your company ethos? Every agent is different, what I instil in my staff is complete professionalism from start to finish. Every detail of a sale or letting of a property is crystal clear and transparent. We are pro-active NOT reactive like a lot of other agents. Being independent gives us a great advantage over customer service. Exciting properties? We have been very fortunate of late due to the sale & acquisition of several houses all over Kensington ranging from Princess Gate Mews to Grosvenor Crescent Mews and subsequently letting them out. Property market predictions? The current sales market has definitely slowed, as one client said “ the froth is off the cappuccino." It has cooled but not collapsed, as some journalists have predicted! I feel that the summer may be one that sees offers being accepted below asking prices.

PROPERTY | PRIME PURCHASE

Prime Purchase VENDOR ADVICE

How long will it take to get my property onto the market?

O

nce a client has instructed us to sell their property, the process of starting the marketing can happen very quickly. However, it's not as straightforward as simply putting a property on a website and waiting for the in-coming calls to start. We will formulate a considered marketing strategy, created specifically for the target market. This includes the best quality photography, a detailed floor plan, a creatively written description, an advertising schedule, the potential for PR angles and how else we might reach out to the best buyers, who may not already be on our database. Once this is ready, usually within 24-hours, we will launch the property formally. In most cases, we will have already contacted our existing network of buyers, registered with all the local, relevant offices and will have started booking viewings. With seven offices in the Royal Borough, and 3,500 active buyers, it’s more than likely that we'll already have the perfect buyer.

f you have passed along Great Western Road since June, you will no doubt have noticed a bright new look for Westways, the leading W9 estate agent which has occupied the site on the corner of Fermoy Road since 1958. We enlisted the help of Cool Square to redesign the iconic W logo and introduce a bold new colour scheme. The website westways.co.uk and our office have all undergone facelifts with new branding and the response from our clients and the local community has been overwhelmingly positive. As an independent agent we know that we need to play to our strengths in this competitive market. At Westways we do that by setting the very highest standards for customer service, transparency and continuity that comes from our staff ’s decades of experience in selling and managing properties in this area. Our aim is to disrupt the trend of large multi branch agencies which dominate the high street without real understanding of their local market and community.

he market in the past month has seen a sharp rise in activity in lettings as the national press continues to report a cooling of the sales market across London and the UK. Landlords are now enjoying healthy rental rises and more activity as more applicants look to rent than buy in the current climate where lending is becoming increasingly difficult. Notting Hill still remains one of the prime rental spots in London, offering large period houses on garden squares along with smaller two and three bed apartments for professional sharers.

PROPERTY | ASK THE EXPERT

Ask the Letting Experts

Our panel of PROFESSIONALS give you the edge in the property market

1.What are the best buy to let bargains in west London?

3.How can I achieve the best possible rent?

he best locations for Buy to Let would be around Earls Court/Hammersmith/ Shepherds Bush region for central West as it will have the biggest capital growth over the next 10 years due to the extensive regeneration of the area and the ease of transport links. Further West, the upcoming areas would be Ealing, Acton and Hounslow, all are undergoing a development revival, changing the look and feel of the area as a whole. With an ever increasing demand for affordable housing and good transport links you will see a healthy year on year growth in both income and capital.

n the current challenging rental market, which involves an excess of stock and a dearth of applicants, it can be difficult to attract those sought-after corporate or professional tenants. When achieved prices have dropped or have remained static it is easy to justify holding off on improvements and maintenance with a view to upgrading a property once market conditions have improved. This is a self defeating cycle, however, since tenants’ expectations, particularly in Prime Central London, remain high even though they may be paying lower rents than those previously achieved. Therefore, it is absolutely vital to ensure that the general condition of a property is kept high, particularly after long term tenancies (3+ years), by outlaying on paintwork and carpets at a minimum and to consider upgrading the areas which are most important to tenants if necessary, those areas being the kitchen and the bathroom(s). With a glut of stock on the market, tenants are able to pick and choose, with the result that the properties most successfully letting, and at the best prices, are those offered in newly or very recently refurbished order.

T

2.How often should my property be inspected?

A

pproximately every 6 months is a good balance, so as not to disturb your tenant’s quiet enjoyment but also ensure there aren’t any maintenance issues that might have been overlooked by your tenant.

I

4.How can I reduce void periods?

I

believe that the best way to overcome void periods is for landlords to be knowledgeable about their local rental market, as that way they can price their property competitively according to the market conditions. In addition, choosing the right agent is paramount; opt for someone that is local to your area and experienced with selling your type of property, as a landlord you will also want good photography taken of your property to highlight its best features. Finally, timing is very important; if a tenant does not want to renew their tenancy, we start advertising the property at least two months before the agreement comes to an end.

5.How will I receive my rental income?

W

ith Camerons Stiff ’s Managed Service, the hassle and worry of securing monthly payments becomes the agents’ responsibility. Your tenants pay us directly and with a statement every month we ensure your rental income is being paid in a timely fashion.

Will property inspections be carried out?

A

t Strutt & Parker we carry out property visits on all of our managed properties contractually once every six months, whereby we produce a full report for the Landlord detailing the condition of the property. We also endeavour to visit the property the day before the tenants move in, within the first few weeks following their move in, at three months, six months and then again before the tenancy check out. For a year-long tenancy this usually works out as four visits per year as a minimum.

What insurance do I need for my property while letting it out?

A

s a landlord it is important to ensure that you have maximum protection for yourself and your property. Your building insurance, possibly the most important cover you will have, should include third party cover and you must check that this is not invalidated by renting out your property. This means at as well as insuring the fabric of your property, if a slate falls off the roof and hits someone you are covered as well.
