What’s not to love about December? There will always be cynics and nonbelievers, those who see Christmas as a time of false pretences and stupefying consumerist sprees, but to them I say, ‘Bah, humbug.’ Christmas doesn’t have to be all about buying and booze. In fact, if planned properly it doesn’t have to be stressful at all. My advice is to avoid the crowds by getting your shopping done early and (very important this) making good use of our glorious pull-out-and-keep gift guides. This edition of Absolutely is full of inspired ideas: for her, for him, for kids, for foodies and even for four-legged friends. Our lead profile this month is BBC Radio 1 DJ Annie Mac, who has just revealed her latest project, a collaboration with London’s W Hotel. The Vinyl Collection has seen Mac curate a range of records for guests to borrow during their stay at the Leicester Square establishment, so we caught up with her to speak about her stellar broadcasting career and how to compile the perfect playlist. SHUNGA: SEX AND PLEASURE IN JAPANESE ART THROUGHOUT DECEMBER

The first exhibition of its kind in the UK, Shunga shines a light on sexually explicit works by some of Japan’s greatest artists, including Utamaro and Hokusai. Featuring work made between 1600 and 1900, the exhibition explores the social and cultural implications of the Shunga phenomenon and offers a striking insight into the artform’s historical importance. First, I want to ask if there was some kind of big break moment on your road to becoming a DJ?

I suppose the biggest moment for me was getting my Radio 1 show. That afforded me the profile to go out and DJ. I used to DJ before then, in a Saturday night club in Camden - I got paid £70 for doing two hours. But it wasn’t until I got a Radio 1 show that I was getting booked to play gigs. Has life at the BBC changed since you first started working there?

When I started we were in this slightly ramshackle building called Yalding House; it was just Radio 1 that lived there and 1Xtra when that started, so it felt like we were our own little thing away from the rest of the BBC. It was old and lived-in – a bit messy - but it was charismatic and there was lots of history there. Then earlier this year we moved to the brand new refurbished Broadcasting House. We’re in the penthouse there and it feels like Radio 1 is this glossy, international radio station that means business. In the old place you’d worry about these massive stars coming in because the toilets

would smell and the vending machine would be broken and it was all a bit shabby. Now it looks like somewhere you can be proud of. Radio 1 is sometimes accused of pandering to a younger and perhaps less discerning market. Do you think there’s any truth in that?

Well, it has to, that’s its remit! With the BBC every station has a remit; you pay your licence fee to be served by the BBC and the BBC has to serve everyone in that bracket. Hopefully there’s a station to cater for everyone. Radio 1’s target market is 15-24 year-olds, but what it tries to do is cater for people younger than that, so that they can grow into Radio 1 and not just start liking it when they’re 20 and grow out of it four years later. There’s a lot that Radio 1 does that other stations in the BBC don’t do, in terms of their commitment to breaking new talent do you think that there’s a balance struck between inspiring and entertaining?

That’s what the BBC offers above and beyond

commercial radio stations. In the evenings after seven o’clock we have this weird and wonderful time of specialist DJs and documentaries and a talk-show about music. Every corner of alternative music is represented by experts and if you like new music we’ve got every angle covered. Then during the day we play more mainstream music - though if you put a BBC playlist next to, say, a Galaxy playlist or even a Capital playlist, it’s still really alternative compared to those commercial stations. We really do champion new acts. You recently curated a 200-strong record collection for W Hotels. Could you give a brief overview of the project and how you got involved?

Well, they asked me [laughs]. They asked me and I really liked the idea - which is that you can call down to reception and order up vinyl and a record player from a booklet. I liked the idea of providing musical moments for people in hotel rooms. I spend loads of time in hotels when I’m on tour and it’s quite lonely sometimes, so it’s nice to provide a little bit of musical solace, I suppose. It was a

nice trip down memory lane for me, because I got to go through all my old vinyl and pick out my favourite records and think about the vinyl I didn’t have that I wanted [laughs]. I kind of wanted someone to source all the ones I didn’t have and send them to me! You also released an Annie Mac Presents record earlier this year – what was the thinking behind that?

The comps are a way to get something out there that represents me and everything I’m about, something people can get their hands on. Radio shows are lovely but they’re transient, it’s nice to have something that people can keep and own. It’s also about saying ‘this is what I think are the greatest songs of this year’, or the songs of this year that will stand the test of time. Do you think the digital revolution is a good or bad thing for artists?

Well, of course it’s a bad thing for artists because it costs money to make music and they’re not getting back the money they are spending making it, I suppose. But it’s weird, I feel like it’s undeniable what’s happening. I don’t feel that the music industry has caught up. I mean, they’re obviously doing their best and things like Spotify are genius. But I just think you can’t fight it. You have to fi nd a way to work with it, which is why I really admire Spotify and also the BBC’s new tool, Playlister [which allows users to export custom playlists of songs heard

on any BBC radio or television show to Spotify or Youtube]. Stuff like that is a good example of the BBC learning to work with a new generation of music consumers. What was it like presenting a show with Nick Grimshaw? You seemed to have really good chemistry. Did you predict that he was going to be a such a big success?

Well, I met him out once in Camden years ago. I was doing a show at the time and we were looking for someone to come in and - not cohost at that point, but to come in as a guest and be a fun contributor. I suggested Grimmy and he came in and won everyone over pretty much immediately. And then it wasn’t long before he was co-hosting. The friendship with Grimmy is 100% genuine, I think he’s amazing and I think he is so right for that breakfast show. He genuinely loves music as well, and champions really good music. Doing the show with him was fun, it never felt like work.

What has been the craziest or most fun party you’ve ever played?

There was a night in Miami two years ago at the Ultra Music Festival; I had my own stage and by the end of the set everyone I knew at the festival was on stage with me. We all ended up at a party at P Diddy’s house. It was one of the most epic, fun nights. I did four gigs in seven hours and then watched the sun coming up over P Diddy’s swimming pool. Has everything calmed down a bit since you had your baby?

I haven’t really got back into the swing of proper touring since the baby. I’ve done bits and pieces, but it’s weird that you mention it because today I’ve been thinking about how my American tour next year will be possible as a mother. I’m really lucky in that both me and my partner have really enthusiastic parents who are happy to look after our kid, so there’ll be periods where I’ll be away for a week or so and he’ll be looked after really well. wlondon.co.uk, You can listen to Annie’s show on BBC Radio 1 every Friday from 7pm and Sundays from 10pm

My favourite DJ of all time would be DJ Mehdi, a French DJ who passed away a few years ago. He was the most incredible DJ and he always played with a massive smile on his face. Favourite gig in north or northwest London? I know it’s pretty specific…

KOKO in Camden, that’s probably the best; every second month I do a gig at KOKO and we have real fun times there. My favourite line-up there was The Streets, Joker feat. Jessie Ware, Disclosure and me.

’ve always had a fascination with jewellery and decoration, and was very pleased to discover I could convert my childhood passion into a career. After studying at Edinburgh College of Art, I knew that I wanted to maximise my design ideas and making jewellery at the bench in a traditional way was not the best means of doing so. Entering the world of fashion jewellery allowed me to design endlessly and produce my ideas with speed and efficiency. After many years of designing for high street retailers, initially in the US and then in the UK, I decided I wanted to explore my love of travel and adornment and create my own collection, Sweetlime. Sweetlime is a collection of jewellery that includes items I have discovered, limited ranges and unique pieces made from little treasures collected over many years of travel. I wanted to create a global collection, combining antique and tribal elements, semi-precious beads, glass, natural materials and fabrics while mixing religious and cultural symbols in new and exciting ways. Inspiration comes from far and wide: the colours of India, the flowers of Bali, the traditions of the Miao people and the souks of Morocco (to name but a few). Making and designing jewellery is not just a job; I can’t imagine not doing it. Constantly collecting and searching for interesting pieces, each new find is suggestive of yet another creation. WHY ARE SO MANY OF OUR LEADING PRIVATE SCHOOLS DROPPING A-LEVELS FOR INTERNATIONAL ALTERNATIVES? AMANDA CONSTANCE INVESTIGATES

t wasn’t a good summer for Michael Gove. The Education Secretary has already faced a surge of criticism over his reforms, but now some of our most elite private schools are dumping A-levels for an international alternative in protest at the changes. During the summer, members of the Headmaster’s and Headmistress’s Conference (HMC) – which represents top private schools such as Eton, Harrow and Winchester – spoke out against the ‘huge gamble’ Gove was taking with A-level reform. From 2015, AS-levels are to be separated from full A-levels to form a qualification in their own right. In England, new linear A-levels where all assessment takes place at the end of two-year courses will replace the modular system, in an effort to end the constant treadmill of exams and to generate a ‘revival of the art of deep thought’. But many don’t agree. Andrew Grant, a former HMC chair and head of St Albans School, Hertfordshire, said he was concerned that Mr Gove was ‘throwing the baby out with the bath water’ by de-coupling AS and A levels, and said he was looking for alternatives for his school. ‘We at St Albans School are looking very, very seriously at International A-levels because we feel there is a tremendous value in the feedback provided by AS levels at the halfway point.’

In total ,72 schools entered pupils for International A-levels this summer, but it is believed numbers could soar in coming years. However, it isn’t just the international A-levels that are being used by private schools.

More pupils are taking the Cambridge Pre-U, which is seen as a return to traditional, rigorous A-level study, and the International Baccalaureate diploma is increasingly popular. Ninety-nine British schools have

pupils taking the Pre-U this year and 188 offer the IB. And it isn’t just A-levels. Last month it was revealed that almost 2,700 secondary schools now offer the International GCSE amid fears over falling standards and questionable reforms planned for 2015. This huge shift towards IGCSEs follows a Coalition decision to scrap rules imposed under Labour that effectively barred state schools in England from offering them as an alternative qualification. Today, it is believed that around six in every ten state and private schools across the UK are teaching the course in at least one subject. Other independent schools such as Sevenoaks in Kent and Bedales in Hampshire are going a step further by devising their own in-house alternatives to GCSEs. So are private schools just opting out of Gove’s reforms? Despite the Coalition’s insistence that it is addressing major concerns over standards, Ed Elliott, head of The Perse School, Cambridge, said many schools were unwilling to wait for the reforms or risk them being reversed by a future Labour administration. ‘The Perse does not want to be part of a game of political pingpong which will destabilise the exam system to the disadvantage of students,’ he explains. ‘By sitting international qualifications we can take a “wait and see” approach to UK exam reform, whilst ensuring our pupils benefit from studying proven and internationally recognised qualifications free from political interference.’

That said, this is not the hardcore, pain-inducing type of massage you’d get in the mother country (though you can ask for that). It’s a gentler, deliciously more restorative version. CONQUER W

hat goes into the decisionmaking process when you buy a bar of chocolate? Cost? Calories? Cocoa content? Do you always go for Cadbury? It may be that you don’t think of any of these things, as chocolate is, after all, a product with its own innate desirability. You want it just because, and to hell with the other stuff. For Sophi Tranchell those decisions, your chocolate decisions, have come to form the basis of her entire working life. And as exhausting as that may seem, she’s managed to boil it down to one crucial factor which supercedes all others: taste. During the course of our interview at the London Bridge headquarters, she uses the word ‘taste’ no less than 17 times. That’s just over two ‘tastes’ a minute. ‘Well, you can make chocolate taste pretty ropey,’ she laughs. The thing is, in Britain we are particularly loyal to our brands. We see them as an extension of ourselves and, for any new company in this kind of environment, it’s easy for the product to get lost in brand jargon. So just for the record, from one chocolate lover to (I’m guessing) another, the Divine product really does taste good. But while that has always been the case, it’s been an uphill struggle. ‘There was a lot of scepticism at first. Probably

because we seemed like a little group of people who were doing something that sounded deeply implausible.’ Though the company was started in 1998, the Divine story actually began five years before that when a co-operative called Kuapa Kokoo was founded in Ghana. Run by farmers, for farmers, Kuapa Kokoo was a democratic organisation that aimed to assist small-scale cocoa farmers who in the past had been cut out of the cocoaselling process. In 1993, 22 member villages made up the co-operative, with each village electing two representatives to act on its behalf at the Kuapa Kokoo AGM. ‘At the AGMs they discussed what they were doing, what their priorities were, how

So here we are: a farmer-owned chocolate company, delivering Fair Trade chocolate in the mainstream market.’ I can tell that it’s a story Sophi is passionate about. Because despite the fact that the product, the chocolate itself, is delicious enough to stand up under even the most intense of scrutiny (their Dark Chocolate After Dinner Ginger Thins and 70% Dark Chocolate with Chilli and Orange have both been awarded stars by the Guild of Fine Food at this year’s Great Taste Awards) the Divine story – the backbone of its brand, its USP – is what can really sell it.

CHOCOLATE HAZELNUT PUDDINGS WITH ORANGE PRALINE For the Puddings

‘ For a long time people didn’t fully understand that the farmers own 45% of the company, that they sit on the board and they get a percentage of the profit. Even now, you can say it everywhere, I mean, apart from having it tattooed on my forehead, I feel like I’ve said it solidly for 14 years. I’m amazed at how many people I talk to, people I’ve talked to before, who suddenly go, “What, the farmers own it?” and I go, “Yeah! That’s what I’ve been saying the whole time!”’ It’s a story that continues to grow in significance each year as our awareness of Fair Trade increases and as more and more brands begin to carry the Fair Trade mark. ‘When we started, only around 7% of people knew what Fair Trade was and the demographic, the people who were aware of it, were older than 55. One of the fantastic things about chocolate is that because everybody loves it, we’ve had the opportunity to change that demographic and make so many more people aware. So over these 14 years the awareness of Fair Trade has increased to around 80%, that is, 80% of people when stopped in the street would recognise the Fair Trade mark. And an impressive proportion of those people would actually be able to say that it’s about developing countries. I think we’ve helped achieve that.’ It’s a fair assumption, given that when they started out in 1999 only Divine and Green & Blacks were ‘doing’ Fair Trade chocolate. Since then, Divine’s success has encouraged Cadbury, Nestle and Mars Inc to follow in its footsteps, widening the Fair Trade niche that Divine once occupied, almost unrivalled, and making it a much more difficult market for a small-fish company. It could be argued that Divine still has something of an upper hand in that it can trace every one of the cocoa beans used in its chocolate back to a Fair Trade farm, something which many of the bigger companies cannot do. Sophi, however, is quick to point out that Divine was never just a Fair Trade brand. ‘We were always about fantastic chocolate, with a lovely brand which farmers owned attached.’ And so it comes back to taste. ‘My personal motivation in doing Divine is to prove that you can make a difference. I don’t want people in Britain to watch the news and think they can’t do anything about it. I want them to recognise that this is a linked up world and in this linked up world the things you do and the decisions you make, can make a difference to people everywhere; you can make a difference.’ Factor that thought in next time you make a chocolate decision. 4 Gainsford Street SE1; divinechocolate.com

100g Divine dark chocolate (70% cocoa solids) 6 free-range eggs 180g butter, at room temperature 150g Fair Trade caster sugar, (for the butter) 60g Fair Trade caster sugar (for the egg whites) 75g Fair Trade cocoa powder 125g ground hazelnuts 3 tblsp boiling water

For the Praline 60g Fair Trade caster sugar 50g hazelnuts, whole and toasted Zest of two oranges

To serve Crème fraiche The puddings are a three-bowl operation, so get ready. Butter and flour eight 3-1/2cm ramekins and keep in the fridge, and pre-heat oven to 150C. Break the chocolate into small pieces and melt either in the microwave or in a bowl over a pan of steaming water. Once melted leave until cool. Separate the eggs into two separate bowls – small one for the yolks and a big one for the whites, big enough to whisk them in. In your third bowl, cream the butter and the caster sugar. Add the egg yolks one by one beating well. Stir in melted chocolate, boiling water cocoa powder and hazelnuts until well blended. Whisk the egg whites until firm, then add the sugar and whisk a bit more to firm peaks. Fold the egg whites into the mix in three loads, making sure that each one is thoroughly incorporated before adding the next one. Load the mix into the ramekins gently, allowing space for them to rise – about two centimetres from the top. Put the ramekins in a roasting tray and fill with water from the kettle until it comes half way up the ramekins, topping up from the hot tap if necessary. Cook for 45 mins, then leave to stand for five minutes before running a knife round and turning them out. Whilst the puddings are cooking, make the praline: put the sugar in a small saucepan with a thick bottom and wet it with a tablespoon of water. Leave for a couple of minutes to soak in. Lightly oil a sheet of greaseproof paper and lay on a baking tray. Heat the sugar on a high heat – do not stir… just swirl the pan a bit if you see the edges are darkening. Keep cooking until golden brown caramel and then throw in the hazelnuts and zest. Roll and coat all the nuts in the caramel and then turn out onto the oiled greaseproof. Leave to cool, then roughly chop. Serve the puds with a hefty sprinkling of the praline and a splodge of crème fraiche.

FABULOUSLY DIVINE BROWNIES

RICH AND FUDGEYBROWNIES STUDDED WITH JUICY RASPBERRIES, NUTS AND WHITE CHOCOLATE PIECES – A TRIPLE CHOCOLATE TREAT

Makes 24 pieces 2 x 100g bars Divine dark chocolate 100g unsalted butter, room temperature 200g caster sugar 4 large free-range eggs, at room temperature 1 teaspoon vanilla extract 60g plain flour 60g Divine cocoa powder 50g pecan nuts chopped 1 x 100g bar Divine white chocolate chopped 150g fresh raspberries Prepare a 28 x 18cm x 2.5cm deep brownie tin or baking tin. Grease the tin and line with greaseproof paper. Preheat the oven to 180C, 350F, Gas 4, fan 160C. Break up the dark chocolate into squares and put into a heatproof bowl, set over a pan of hot (but not boiling) water, making sure the base of the bowl does not touch the water. Leave to melt, stirring occasionally. Remove the bowl from the pan. Whisk the butter and sugar together in a bowl using an electric whisk until light and fluff y. Gradually add the eggs, beating well after each addition. Add vanilla extract and melted chocolate, and stir in gently using a spatula. Sieve the flour and cocoa in to the bowl, add the nuts and chocolate pieces and then fold in carefully until the mixture is evenly blended. Spoon half of the mixture into the prepared tin and spread evenly. Scatter the raspberries over the top of the brownie mixture, top with remaining mixture and spread evenly. Bake for 30 to 40 minutes until the mixture feels firm when pressed. Remove from the oven and cool in the tin on a wire rack. When cold, cut the brownie into 24 squares. Brownies improve on keeping.

A. This is a question that arises very regularly.

Q. Should I redecorate pre sale? A. If you’re trying to secure the best price possible for your property, then yes, I would certainly advise redecorating before you sell. First impressions are always the most important and there are many things you can do to improve a property’s appearance with a relatively small budget. Having a seamlessly presented property means that buyers are less likely to reduce their offer and will also encourage interest among a variety of buyers. Vendors should opt for neutral decor which is fresh and brightens up the rooms, and often undertaking things like re-carpeting and painting is enough to add an extra £10,000 to the sale price. The end result of redecorating your home before putting it up for sale, if done correctly, is that it should appeal to as many buyers as possible, which in turn should lead to you maximizing the price of your property.

Q. Why should I use a property management agent? A. A property management agent will take care of everything from collecting rent to organising repairs. They should also have thorough knowledge of lettings regulations (I’m a qualified lawyer so this is my area of expertise), ensuring you avoid fi nes for unwittingly breaking the law. An agent will also chase late payments and have experienced contractors to carry out maintenance and emergency repairs. If you live overseas like 61% of our landlords do, it’s helpful to have an agent who has an office in your timezone. We have found that having international offices simplifies communication and landlords value having face-to-face contact. It’s also important that your agent has an office near your property so they can solve problems quickly. Landlords hoping to attract a corporate tenant should also know that 95% of companies will only let their executives rent professionally managed properties. There’s more to property management than meets the eye and not having an experienced agent on board can be more costly in the long run.

Once leaseholders collectively buy the freehold interest of their block of flats (or building that has been converted into flats) they believe that their leases have come to an end or that nothing further needs to be done in respect of their lease because they now own a share of the freehold. This is not the case. When leaseholders collectively acquire the freehold, they buy the freehold subject to the leases of their flats. This means that the leases remain after the freehold has been bought. You each own the leasehold interest of your flats and you collectively own the freehold interest of the building. Owing to the fact that you have a “short” lease, the incoming Buyer’s solicitor probably does not wish to rely on the others to grant a lease term extension to the Buyer after the flat has been bought or it may be a requirement of the Buyer’s Lender that the lease be extended before the Lender is willing to lend to the Buyer etc. Before the freehold is acquired and generally at the outset of a freehold acquisition, you should agree if whether or not it is your intention to extend leases and if so, on what terms. (You may have entered into an agreement in respect of such issues). For example, having just paid to acquire the freehold, you presumably will not wish to charge each other a premium to extend leases to say 999 years and reduce any ground rent to a nominal amount. Whilst there is an assumption that you will grant to yourselves new long leases without payment, please do bear in mind that if there is a time lapse between acquiring the freehold and granting the new leases, there may be disquiet amongst the leaseholders to not agree to charge nil premium when extending the lease.

f you go down to the woods today… well, together we did many a time over the last 30 years because my sons Nick and Philip were both born in a house just a few yards up the road from here in Wood Lane. Queens Woods are also at the centre of the family’s business, right in the centre actually. The first Mr. Ellis to partner the last Mr Prickett built his own office at the top of the Lane, next door to the Woodman pub where generations of Ellis’s must have greeted clients in horse drawn and later horseless, carriages as they exited the railway station next door. One stop north on the underground is our East Finchley office, to the west the Highgate Village office, to the south is the Crouch End branch and to the east are our Muswell Hill offices. Contrary to expectations, I am an estate agent by accident, not by design – I was living and working in Kuwait when I heard that dad was retiring to Snowdonia. It was 1973, the housing market had collapsed and the Iraqis invaded Kuwait – well only a little bit that time but fortunately they soon went home, so I did too. I then took over a tiny office at the foot of Muswell Hill while my father continued in the Highgate Village office for another fifteen years. As the fourth generation of Ellis in Prickett & Ellis, I think estate agency must be in my genes, which is probably why our style and attitude is so different to that of our competitors. I have enjoyed 40 years on the front line, so for day to day satisfaction and with future generations in mind I have always put service standards first and foremost. As a result, we have some of the best, most wonderful and longest serving sales personnel in the business. It is all about being there for our clients, living

and socialising locally in the area we all know and love. We are about quality not quantity, which means job satisfaction and success. Nick and Philip are the fifth generation and fortunately have a more modern view on the business. Philip manages our IT and Nick looks after design and marketing, and their skills are the future. Our presentation and our innovative team agent software are constantly being developed to improve the house buying experience for buyers and sellers alike, not to mention the sales team. While people may believe properties sell themselves you only have to be a fly on the wall at one of our offices to realise how important the estate agent and his or her people skills are in getting the results our clients expect. And this is as true now with the shortage of stock that is causing the rise in prices as it is when the reverse is the case. The best source for property advice is always going to be your active local estate agent. The media is full of advice and predictions on the property market but if you want a true up to the minute view on your street, you can’t do better than your local estate agent. All the big agencies and mortgage lenders have recently made headlines with their revised projections and forecasts, but the busy experienced agent on the corner will always be ahead of the game locally. If you ask me, I can’t see much change in the market while interest rates remain so low – but my advice is don’t bank on them staying there.
