or many, February is the bleakest month. We’re several months into winter and it feels as if there’s no respite in sight. All the dark mornings and afternoons, the relentless chill, the cruel grey skies. Any enthusiasm we felt for our winter wardrobes back in November has entirely evaporated. And to add insult to injury, it’s Valentine’s Day, a date that strikes fear into the heart of anyone single, even to those whose absence of coupledom feels fine on all the other 364 days of the year. Or should we make that 365? Because 2016 is a leap year, a confusing little quirk of time that makes the year feel a bit special. So, let’s cling onto that – and in this February issue we are celebrating all the best things the month has to offer, such as Eddie Redmayne’s new film The Danish Girl, which we discuss with

13 C&A_Feb15_EDS_LETTER.indd 13

the actor himself, who despite all his Hollywood success turns out to be one of the most modest men in the business. With the Oscars coming up this month, our money's certainly on him. Also in the issue we’re giving Valentine’s Day its due optimism with a page of gift ideas as well as a host of romantic fashion suggestions. If fleeing the country is the only thing that will bring you comfort, our Mykonos travel feature will offer both inspiration and impetus. Here’s to surviving February in style. I hope you enjoy the issue. Ciao! u

The rise & rise of

REDMAYNE Just when Eddie Redmayne’s star couldn’t burn any brighter, he aces another incredible performance in The Danish Girl. However, the London boy remains his own harshest critic Wo r d s K a r e n A n n e O v e r t o n

ne would expect Hollywood superstar Eddie Redmayne to be somewhat smug and brimming with confidence, considering his phenomenal success of late: an Oscar win for his scintillating portrayal of Stephen Hawking in The Theory of Everything; the stunning reviews for his latest role in The Danish Girl (for which he is hotly tipped to win a second statuette); and his upcoming turn in the Harry Potter spin-off Fantastic Beasts and Where to Find Them. But far from blowing his own trumpet, the Londoner is not only incredibly humble, but also, rather hard on himself. "I have to watch my films more than once because always the first time, I'm like 'aaahhhhhh, there I am'...and you see things that you maybe you're not happy with," he says. "I'm always self-critical, it's difficult to have a sense of objectivity with the first watch. You need to see it again to get over that." These traits are what sets Redmayne apart from his peers. He is the quintessential British gentleman: polite, softly spoken and preferring to let the

I GENUINELY BELIEVED Theory of Everything WAS IT FOR ME AND THAT nothing else WOULD COME CLOSE

work do the talking – with phenomenal results. From his first major movie role as Colin Clarke in My Week With Marilyn, in which the young and naïve film assistant becomes a confidante to the blonde bombshell during the making of 1957 The Prince and the Showgirl to the brazen revolutionary Marius Pontmercy in the film adaptation of Les Miserables, Redmayne has rarely put a foot wrong. Despite his success, he insists he still doesn’t get the pick of roles in Hollywood. “Let's just say, I am not in that league, or anywhere close. I'm not Brad Pitt, I'm not Will Smith, I get no choice, and nothing has really changed. It's about what scripts come my way and if you're lucky enough that they feel right, then you go with it.” All that is set to change though, with his stunning turn in The Danish Girl which tells the true story of Lili Elbe (born Einar Wegener) a Danish painter who was born male and became the first person ever to undergo gender reassignment surgery. The chance to play such an incredible character is a dream for any actor, but it was particularly special for Redmayne who believed his ‘once in a lifetime role had already come along. “I genuinely believed Theory of Everything

was it for me, nothing could ever come close. And then I get the opportunity to play a pioneer, another, someone just as extraordinary as Stephen Hawking. They’ve both been wonderful gifts I could never have expected and I'm so glad that they have been a part of my life.” Set in the blue-grey wonderland of 1920s Copenhagen, The Danish Girl is a sumptuous visual feast – from the sweeping shots of the ballet costume department to the gorgeous chiffon dresses and velvet hats worn by Swedish rising star Alicia Vikander who plays Gerda, Lili’s wife. The combination of raw emotion and heady, 20s glamour is simply spellbinding. It is also a love story, albeit an unusual one, between Lili and Gerda, and deals with the emotional implications of a married man realising he identifies more with being a woman, especially in a time when such a concept was unheard of. Ultimately the

message is that love transcends genders and even in our current climate where transgender people are widely accepted, it is still a courageous undertaking. Vikander, too, has been highly praised for her performance as the enduring and compassionate wife by critics and in particular her co-star. “Alicia is phenomenal. She is an eruption of talent. She is absolutely extraordinary and has such a heart and a strength and that was so evident from the first meeting,” enthuses Redmayne, “I remember we read one of our first scenes together, I was behind the camera and Alicia read and usually there's a snap of 'cut', but there was simply silence. And I turn around and Tom is in tears. He was so emotional because he, we, were astounded by her strength and purpose.” Next year will see Redmayne play Newt Scamander in the film adaptation of

MY DREAM was

to work as an actor, NOT TO WIN an Oscar. IT'S MORE than I can comprehend sometimes JK Rowling’s Magical Beasts and Where to Find Them and if there is anything that could tip Redmayne into megastardom it is certainly the lucrative world of Harry Potter. But even in that case, Redmayne would surely remain down to earth. After all his success he chooses to reside in London where he grew up, rather than relocating to Los Angeles. He has often spoken of his great love for the capital and after his stint as a Burberry model he is literally the Brit poster boy. But when asked if he ever imagined scaling such dizzy heights he is typically low key. “My dream was to get work as an actor, not to win an Oscar but the fact I've managed to achieve both, and the get the opportunity to play people like Lili and Stephen, it's more than I can comprehend sometimes. The dream was just to work and make a living.” With the Oscars on the horizon, the release of Magical Beasts and the recent announcement that he and wife of one year Hannah Bagshawe are expecting their first child, 2016 looks set to be another incredible year for Hollywood’s humblest star. u The Danish Girl is on general release

or the woman who wears lingerie for herself, not just to impress someone else, Fleur du Mal is the breakout luxury label fast becoming a staple in many a chest of drawers. It is a brand tailored to women who are empowered by their femininity, not defined by it, and features delicate designs that are tastefully sexy and elegantly cheeky. Meaning? Fleur du Mal is the ultimate gift. But is it any wonder, with Kiki de Montparnasse’s co-founder, Jennifer Zuccarini, behind the irresistible label. Since 2012 she’s been harnessing her years of experience helming one of the world’s most respected lingerie brands, and restoring the art of undressing one knicker at a time. Fleur du Mal’s latest line is a collaboration with Playboy and celebrates the adult entertainment brand’s hey-day when esteemed photographers Helmut Newton and Herb Ritts were contributors. This playful collection – illuminated in a members-only club themed campaign fronted by Scout Willis, Brandee Brown, Noot Seear and Chelsea Leyland – comprises vintage Playboy inspired looks that have been revamped for the 21st century mademoiselle. Whether Swarovski crystal bunny ears, tulle bunny tails or bow tie collar bodysuits take your fancy, Fleur du Mal is your little secret – and your secret weapon for Valentine’s Day. ◆ ● FLEUR DU MAL From £45; fleurdumal.com

ucked beneath East London’s coolest members club, Shoreditch House, is a haven of British beauty. The Cowshed Spa, which (unlike its neighbouring club) is open to one and all, has perfected the no frills pampering experience, with restored wooden counters, a large coffee machine (for guests only) and shelves of Soho House’s own beauty products (Cowshed) lining the walls. It’s not just Cowshed they manufacture, there’s also Cheeky, their top quality nail lacquers. The spa offers all the classic treatments, but treat yourself to a massage and (if you’re feeling flush) the pedicure. The Moody Massage is my preference - 90 minutes of pressure and classic massage treatment using their Moody Cow back oil that has been spiked with rose geranium, linden blossom and frankincense to help balance both body and mind. The Ultimate Cowshed Pedicure is a dream - 75 minutes of scraping, buffing, exfoliating, smoothing and massaging, before your toes are given a Cheeky lick of colour. What’s more, you’ll receive a heavenly shoulder and head massage while you wait. My new spa of choice, Cowshed is for those of you looking to get pampered but without any of the fluff or fuss. It takes beauty back to the basics, and we like it. ◆

But why, after 18 years since its conception in West Hollywood, is Barry’s still king of the it-gym? Perhaps it’s the loyal celebrity following that makes Barry’s so exciting – it gives us a chance to workout and compete against those who normally choose get sweaty in private. Sure enough, when I went to a class I found myself running next to Julien Macdonald. The signature class includes 25-30 minutes of interval treadmill routines and 25-30 strength training. The combination will improve your cardio and strength levels while revving up your metabolism so that you burn calories even after the class is done. With music pumping and disco lights shining, my first session was a shock to the system. The “light jog” we began with turned into a run before becoming an almost impossible sprint. A minute later, however, it was done and we moved to the floor. Here I was met buy two 8kg weights with which we lunged, squatted and planked with. Doing this x3 times, the short bursts of exercise style meant that you were kept on your toes and motivation kept high. Having – somehow – made it through the 60 minute class, i’m determined to return. ◆ 2 Worship Street, EC2A; barrysbootcamp.com

e live in a city fuelled by gin and prosecco. With temptation everywhere, the majority of us find ourselves finishing each stressful day with a glass of something intoxicating. Sometimes, however, you need to take a break and that’s why we love London’s very first dry bar, Redemption. Here, absolutely everything is sans alcohol, gluten and meat. Sceptical? I was, too. But honestly, you won’t leave feeling deprived. With non-alcoholic cocktails such as the zingy apple mockjito and sweet, earthy beetrootini to enjoy you’ll find yourself taking the time to actually taste what you’re drinking. Meanwhile, the food is on another level. We choose to start with a platter of quinoa, avocado and enoki mushroom maki rolls. Nutty, creamy and, due to the cucumber, fresh, the starchy white sushi rice isn’t missed at all. For the main course both my friend and I opt for something hot rather than raw so order the grilled aubergine and the baked pumpkin. The former comes covered in pomegranate seeds, pinenuts, micro basil and a generous dousing of tahini - a combination that is so comfortingly filling that I don't feel as though I am being too virtuous. My friend’s pumpkin feels more healthy, with avocado and cashew sauce used to complement the earthy taste. Finishing things up with a faux naughty dessert, a Madagascan vanilla and dark chocolate cashew and coconut cream cheesecake with hazelnut and medjool date base, we leave feeling very full but utterly angelic. ◆

Indian Kitchen Absolutely discovers a new master of spice in Shoreditch Wo r d s R o m y va n d e n B r o e k e

G

unpwoder is an Indian Kitchen from young entrepreneur Harneet Baweja and former Tamarind of Mayfair head chef, Nirmal Save. Online it’s been lauded the city’s most exciting Indian restaurant, however when walking down quiet White’s Row into the modest eatery I couldn’t help but breathe a sigh of relief at the lack of rowdy suit-clad City boys inside. We took our seats, ordered some wine, and let Baweja order our food. Our one request was to taste the spicy venison and vermicelli doughnut, and the saag with tandoori paneer. To begin, Baweja brought us two rasam ke bombs. An amuse bouche of sorts, that came with a spicy soup in a shot glass with a crispy bomb filled with curried potato balanced on top. The concept was to make it taste as much like a dosa as possible. It very nearly did. Then we tucked into some brilliant aloo chat, the spicy venison and vermicelli doughnut

(which was crisp on the outside with an impossibly tender spiced venison mince within). Before long out flew our mains: maa’s kashmiri lamb chops, which were tender and full of flavour; the whole baby chicken chargrilled with tandoori spices was very good. The saag with tandoori paneer was a flavoursome feat. Large, lightly spiced chunks of firm paneer came bathed in a green swamp of gently spiced spinach. The biggest surprise was the chargrilled broccoli. Order the whole thing because it really is that tasty, and expect a slightly blackened floret stuffed with chhana (the cheese you get before it turns into paneer) and mustard seeds. The combination of earthy and tangy flavours made it the showstopper of the whole meal and has secured a rebooking from me for next weekend. ◆

Numbers Game Singapore maths has had amazing results in the Far East, and now it’s working its magic here Wo r d s A M a n d a C o n s ta n c e

P

icture two different maths lessons: one in the UK, one in Singapore. One is noisy, full of children working in small groups, folding paper and playing. The other is quiet, regimented, a teacher standing at the front of the classroom and children chanting times tables. The noisy class is in England and the regimented class is Singapore, right? Wrong, actually. It was Singapore that introduced innovative maths teaching methods a few decades ago while the UK was still staring at the blackboard. But with Singapore coming second for maths in the Organisation for Economic Co-operation and Development’s most recent Progamme for International Student Assessment tests and the UK a paltry 26th, we have taken note and Singapore maths is now all the rage among our primary and secondary schools. Last summer brought the first proof that these methods are working. The report – which looked at the impact of the Singapore method of teaching on five- and six-year-olds in 90 primary schools and 11 and 12-year-olds in 50 secondary schools – was carried out by UCL Institute of Education and Cambridge University and showed that children taught the Singaporean ‘maths mastery’ approach learn faster than their classmates and make, on average, an extra month's worth of progress in a calendar year. So what exactly is Singapore maths? It is a radically different approach from traditional UK teaching methods. Pupils are taught to master fewer mathematical concepts but in greater detail and they learn these concepts through a three-step learning process. In the first step, students will engage in hands-on learning experiences using objects such

WE DON'T get our CHILDREN TO memorise TIMES TABLES as dice or paperclips. This is followed by drawing representations of mathematical concepts. Only then are students asked to solve mathematical problems in an abstract way by using numbers. Ling Yuan, head of maths at a school in Singapore, explains that there is a strong emphasis in Singapore maths “on gaining a good understanding of the basics before moving on. This provides a strong foundation,” she says. “Key to the programme is the insistence that children learn by sequence, first by manipulating objects in the real world, then by drawing pictorial representations before using the mathematical symbols. “The concrete, pictorial, abstract method is very powerful because it helps children to visualise number and proportion.” she says. “The children

53 CHIS_FEB16_Education.indd 53

form a mental picture and a deeper understanding using beans or pieces of pasta – then they might draw a box with green beans in it and for every 10 green beans you get a red one.” The simple task of folding paper can help children visualise division, she said, adding: “We don’t get our children to memorise times tables. We are not into rote learning.” The Department for Education introduced Singapore-style textbooks to 72 schools in England in January last year. And it’s funding the Maths Hubs programme, a network of 35 hubs created in the summer of 2014. The aims of the hubs is to bring together maths education professionals in a collaborative network to develop and spread best practice in teaching methods around the country. Hub schools have access to textbooks, receive extra teacher training and development and take part in exchanges with teachers from Shanghai. Each hub is led locally by an outstanding school or college. London Central and West, for example, is led by Fox Primary School in Notting Hill. Singapore maths is also revolutionising independent school teaching. Bernie Westacott, head of maths at Merchant Taylor’s Prep schools, says that after just a year of Singapore Maths, pupils are a year ahead. “Pupils focus intensely on a handful of ‘real maths’ topics, whereas in the UK the maths curriculum is a mile wide and an inch deep, making it difficult for students to master the most important skills. Rather than teaching pupils to memorise facts and routines, the focus is on maths concepts which are born out of practical experience.” “I have been teaching since 1973 and have never been happy with UK textbooks nor the way we have taught maths,” he says. “A few years ago I came across Singapore maths which seemed a perfect fit.” ◆

MYKONOS ROCKS Mykonos, longtime celebrity favourite, is tipped as the hottest destination for 2016. Teo van den Broeke reports from the fabulous Rocky Retreats, on page 58.

f the proof isn’t in the 17.9 per cent increase in tourism to the island in 2015, then it certainly is in the number of recent celebrity visitors. The Kardashian clan shipped over for a break back in the summer of 2015, while John Legend, Cristiano Ronaldo, Lindsay Lohan and Katy Perry (to mention a few) all paid visits in the same year. French Vogue also paid homage to the tiny island with an enormous Mario Testino-meets-Mykonos fashion shoot in its November issue. An island of contrasts - who’d have thought that a 33 square meter spit of rock with a Martian landscape would appeal to the world’s most discerning glamazons? - Mykonos is a sun-drenched, relatively under-developed holiday bolthole, and there’s never been a better time to visit.

My group of seven 20-something single friends were looking for a break at the end of a long, drizzly British summer and Mykonos seemed like the obvious choice. September, after all, is a great time to visit the island. By this point the bulk of the

THIS SPIT of rock APPEALS to the WORLD'S MOST discerning GLAMAZONS party hoards have shipped out, meaning that the beach bars have freed up a little space, the sun has decreased in intensity a bit and prices - naturally - are lower. Spurred on by the promise of glamorous (not to mention uncrowded)

parties, Cuprinol-coloured suntans and cheaper drinks than you’ll ever find in Ibiza, we hopped on a three-and-a-halfhour Easyjet flight (booked last minute for £200) and set a course for Rocky Retreat II, an enormous iceberg of a villa overlooking Agrari Beach, on the island’s south side. One thing to note about Mykonos is that it’s imperative you hire a car. Our villa, mercifully, came complete with a fantastic concierge called Viktor who was more than willing to pick up our shopping for us and to organise taxis for our evening jaunt - but for day-to-day bombing around the island, a car of your own is essential. The roads in Mykonos, you see, are as windy, narrow and unmade as they come. Loose rocks litter them, potholes dot them and goats frequently trot across them. Rocky Retreats, for instance,

TRAVEL / WANDERLUST be met with a queue, but the wait is worth it- the generous owners will provide free local rose wine and mineral water for your pains, and the views are incredible. After lunch, head down the narrow path next to the restaurant and visit the tiny beach to the left of Agios Sostis’ main drag. We went for a swim at sundown and witnessed a more beautiful sunset. It might have been the wine, but watching the giant moon rising into the dusty pink sky above the lilac millpond of the Agean was a pretty extraordinary experience. If you’re looking for something a little less rustic, head out to Nammos on

though only around three kilometers asthe-crow-flies from Mykonos airport, took at least 20 minutes to get to by car – and that was only because we managed to avoid the goats. But never has a tricky journey resulted in more glorious bounty. Perched on the edge of a rocky outcrop overlooking the azure-cum-cobalt sea, the villa is a glittering oasis in the prehistoric landscape. Complete with three double bedrooms in the main house, and an additional two double beds situated in the ample poolhouse beneath, the wide open spaces and thick igloo-esque walls were to be our home for the next week, and we couldn’t have been happier. Furnished with a perfect kidney-shaped infinity pool which bleeds its blues into the sky and sea beyond; an enormous dining terrace and bbq, and an expansive fridge (perfect for filling with ouzo and strong Greek beer) - in addition to a brilliantly thorough maid who visits daily - Rocky Retreats II was to be our partycum-relaxation bolthole in the sun. The Rocky portfolio's original property

is the Rocky Mansion, which has a more family-centered appeal. The pool, for instance, is bigger and squarer, meaning you can actually use it for laps as you look out over the Agean; the bbq terrace is set further away from the main house (which boasts a master bedroom on the first floor, a smaller double bedroom on the ground floor and a room with two sets of bunkbeds next door), while the pool house below plays host to a grotto of extra rooms including two doubles and one twin, ideal for extra guests. And there's lots to do. For impeccable octopus in vinegar and unmatched local seafood, head to Kiki’s Tavern. Perched just above Agios Sostis beach on the east side of the island, expect to

Offering perfect sushi and seafood for a fraction of the price you’d pay in that other famous beach restaurant, Ibiza’s Blue Marlin, the crowd is fun (and very Greek), the views spectacular, and the drinks, potent. THE MANOR

T

he Wilderness Reserve in Suffolk, a great Palladian estate dating back to the 18th century, now consists of 4,500 acres of land. A stay here is a bespoke, 5 star experience, whether it's exclusive use of the entire estate for a wedding, or a secluded romantic break in electricity-free Hex Cottage. Currently the estate comprises 50 bedrooms distributed across the manor house, cottages, stable blocks and clockhouses. Much of it was originally designed by Capability Brown, with his trademark lakes dotting an arcadian landscape. In keeping with his designs, a freshwater pool and hot tub are secreted away in a secluded hollow. Grade II listed Manor House Sibton Park has undergone a very sympathetic restoration project using materials such as local oak timber, creating luxuries such as an underground gym, cinema, games room and a soundproof entertaining area. ◆

side from the bucolic beauty and meditative peace of the estate, there are many activities that can be arranged; clay pigeon shooting, fishing, guided wilderness walks, dawn bird song tours, rowboats, hot air balloon rides, tennis, cycling, horse riding, and in-room spa treatments, but ultimately the aesthetics and quiet of the Reserve are most appealing draws. In keeping with the eco credentials of the project, over a million trees have been planted, lakes reinstated and acres of wild meadows replanted, with wildlife thriving as the balance of nature has been restored. A perfect place to relax and regroup before heading back to the city. ◆

his part of Suffolk is a fashionable foodie haven. There are countless quality restaurants, pubs and suppliers of artisan foods in the vicinity, many of which supply the estate. On hand to delight your palate is a two Michelin-starred chef and full waiting staff; and for those who love to cook, the cottages, barns and clockhouses are fully equipped with high tech kitchen appliances. Whatever your needs, estate manager Graham does his utmost to ensure your stay is everything you could wish for. ◆

HARRIETT MARKLEW

If it wasn’t for my interest in property, which started about nine years ago, I’d be broke! My love for shopping and gold would have made me bankrupt by now. With the industry continuing to grow and with the ever changing legislation, I learn something new every day and that’s what I enjoy most. ◆

My sales experience originated in the countryside where the commodity was racehorses. I then moved to Camden a little over three years ago. Having worked within the family property development business and studying engineering, I quickly came to love the job and area after relocating. ◆

SENIOR COORDINATOR (SALES & LETTINGS)

I stumbled into estate agency about 15 years ago, excited by the idea of driving around and looking at people’s houses. Camden Town is a fantastic place to work in this industry with a very diverse mix of people. I regularly run or cycle to work along Regent’s canal, it's a great way to commute. ◆

SENIOR SALES NEGOTIATOR

I HAVE RECENTLY EXCHANGED CONTRACTS FOR THE PURCHASE OF A BUY-TO-LET PROPERTY WHICH IS NOT DUE TO COMPLETE UNTIL SUMMER 2016. WILL I HAVE TO PAY STAMP DUTY AT THE NEW RATE? his will depend on how recently you exchanged contracts. If you exchanged contracts after the Chancellor’s autumn statement then you will have to pay stamp duty at the new rate. However, if you exchanged contracts before the autumn statement, you will be able to pay stamp duty at the old rate even if your completion date is after 1st April 2016. When the stamp duty is paid by your solicitors, they will need to notify HMRC that the exchange took place before the autumn statement on 25th November 2015. On the form that your solicitor has to complete when filing the stamp duty return, there is a provision for the date of exchange to be inserted, which will provide evidence that stamp duty can be paid at the old rate. The new rates can add a substantial amount of money to the stamp duty bill. For example, on a £350,000.00 buy-to-let or second home purchase, under the current regime, the stamp duty is £7,500.00 but under the new regime, it increases to £18,000.00. It is possible that there will be a buy-to-let boom between now and March 2016. u

t is often said that London is not a city, but a collection of villages in which we live, sleep and eat but rarely venture out of except to work and be entertained. There are over 50 of them ranging from a few streets (such as Barnes village) to much larger areas (like Hampstead village). And while size is easy to measure, provenance is harder to tie down. Many of London’s villages have been created both in antiquity and more recently by those hoping to make money from the ‘village’ moniker. “Villages are often created by the freehold owners of the buildings in the area with a view to raise the area’s profile because they have always been very popular with potential buyers,” says agent Christopher Sellwood, Central

North Director of Foxtons. “A sense of community and residential atmosphere, typical for a smaller town or a village, are sought-after by many, as well as access to a wide range of amenities right on the doorstep. “Previously, buyers would move out of London to fulfil that criteria, but with the increasing pace of life and longer working hours, ‘village’ areas in central London are a more desirable option for many families and professionals.” New homes developers have cottoned on to this recently. An example of this is to be found in East London. When developers wanted to give the myriad apartment blocks built within the Olympic site some appeal it therefore became a village. And Berkeley Homes is currently building the latest – what it calls Kidbrooke Village, one of four new residential districts in Greenwich.

There is also New River Village, a new residential area being built around a former Victorian pumping station in Hornsey. But some villages have more solid claims to the label. Battersea, for example, was a village until the mid-10th century when the railway arrived and the area expanded. In North London there’s also originals such as Highgate and Hampstead. Others are new villages created by communities. Zena Alkayat, author of the guidebook London Villages: Explore the City’s Best Local Neighbourhoods, believes it’s about the community taking ownership of its area, working together to provide public spaces that best serve the local people. “When that happens, you get a really appealing, fun and interesting place,” she recently told City AM. An interesting newish creation is Connaught Village in Bayswater, an area that clearly fascinates agent Christopher Sellwood. “Despite its central location and close proximity to Hyde Park, Connaught Street was perceived as an extension of Edgware Road, popular with Middle Eastern buyers, until Connaught Village was created 4-5 years ago, bringing with it a versatile range of high-profile amenities including art galleries, fashion boutiques and popular cafes and restaurants,” he says. So do you have to pay more to buy a home in one? London agent Kinleigh, Folkard and Hayward recently looked at village prices. According to the research, Hampstead village is the most expensive with an average house price of £1,525,109. The least expensive is Charlton in Greenwich where it’s £292,679. u

I

have been working in Muswell Hill as an Estate Agent for more than ten years, this is over half of my professional career. I can't quite believe where the time has gone since starting out in property. I feel very much at home in the area as it's where my grandparents and my parents grew up and worked. Looking back at my childhood, it is interesting to see how the area has changed – or more accurately hasn’t changed over the years. As new generations come in, the area reinvents itself but the overall character remains. Muswell Hill has always been a perfect place to live and bring up a family. The array of outstanding schools both primary and secondary are a magnet for families in the area. The charming open spaces and woodland areas including Queens Wood and Alexandra Palace, which opened in 1873, are perfect for exercising, walking the dog and or simply spending quality time with the family and the children. The variety of shops and businesses around the Broadway

offer a fascinating mix of local independents and multi- national names. They are all set within magnificent Edwardian architecture which adds to the overall character of the area. Although some of the residents and shop fronts have changed regularly over the last thirty to forty years, not much else has changed, until recently. There are currently a number of new homes being built and designed in various schemes next to or near the Broadway, which I’m sure will attract new residents to this already sought after area. These changes and developments will attract people who may not have thought of moving here before.

One of the new developments Martyn Gerrard are marketing is PINNACLE N10. This is the only new build scheme that has been available in the centre of Muswell Hill for over sixty years. The exciting development of luxury apartments and town houses has been an instant hit with buyers. Half of the apartments have sold off plan and this year we will see the release of six high specification townhouses with garages. Being born and bred here, Muswell Hill is in my blood and I can’t imagine working anywhere else. It is an area that I know very well having grown up on Creighton Avenue, while attending St James Primary school on Woodside Avenue. As a child, I was also involved in Cubs and Scouts in the hall on Birchwood Avenue and as I got a little bit older, I attended Highgate School. Having my own family now with two daughters, most of my spare time is spent in and around the area with family. I do enjoy a round of golf when I find the time around my family and working life. u

SKI IN, SKI OUT How much more for a ski-in, ski-out chalet? Wo r d s N I G E L L E W I S

I

f you have ever been on a budget chalet holiday then you’ll appreciate the phrase ‘ski-in, ski-out’. Feeling very pleased that you had nailed a reasonablypriced week of skiing, you arrive at your destination only to find you are nowhere near a bubble or lift. At first the walk looks like a pleasant stroll. But in the mornings, laden with heavy skis, walking in leg-breaking boots and nursing a hangover from the previous evening’s toffee vodka-fuelled exertions, it’s like a polar trek. This may be fine when you’re in your 20s, but as most skiers get older and have a little more money in their pocket, they’re prepared to pay extra for a chalet that offers the opportunity to ski in and ski out. And so it is in the French, Swiss and Austrian Alpine ski property markets. Buyers with relatively deep pockets are prepared to go that extra £300,000 to £1 million for a ski-in, ski-out chalet. But finding the right one requires very detailed knowledge of each resort and it’s when a local estate agent is absolutely indispensable. Most ski resorts that are dominated by the chalet market (rather than flats and hotels) such

THE GREATEST PREMIUMS ARE PAID FOR THE CHALETS THAT ARE FAR ENOUGH UP THE MOUNTAIN TO OFFER EYE-CATCHING VIEWS ACROSS THE VALLEY as Meribel are often criss-crossed with small residential roads and peppered with hidden lifts and paths to the pistes. All of which makes property valuation very difficult, particularly in the Alps. For example, in the UK large houses in the leafiest streets with the best transport links and schools are usually the most expensive and sought after in our cities and towns. But not so in ski resorts. Size does matter but it’s more about the luxury extra such as sun balconies, indoor swimming pools, outdoor Jacuzzis and mountain views. But trumping all these qualities is the proximity to a ski lift. What’s the point of paying £3 million for a lovely chalet if you have to drive back down to the resort’s central lifts every morning? Or walk to a lift that gets you just a quarter

he says. “Val d’Isere has seen premium restaurants and boutiques open. Popular with the UK market, there is strong rental potential with yields of approximately 3.5% gross achievable for top chalets. The Chamonix Valley continues to see demand led recovery and prices are now at or around the pre-crisis peak.”

AUSTRIA

“The Austrian Alpine resort market has remained strong on the back of a vibrant local economy, which has generated house price growth nationally of 41% since 2008. “Austria continues to offer excellent value for money compared to the more established French and Swiss resorts. Committed investment in resort infrastructure and investor appetite means there is still room for upward price movement.”

SWITZERLAND of the way up the mountain? The greatest premiums are paid for the chalets that are far enough up the mountain to offer eye-catching views across the valley but from which you can ski out and straight on to a lift that whisks you up to the major runs. And ideally these chalets need to be further enough down the valley so you can ski back home directly in the evening from your après drinks in one of the mid-level sun terraces. There is a downside, though. Jeremy Rollason of Alpine Homes in Association with Savills, says the hunt for a home that’s got the ideal position can mean you end up with a chalet that’s hard to get to by car and can be a long walk to the nearest bar. “In fact, walking distance to the

centre of a resort is considered to be equally important as ski-in, ski out by the majority of buyers,” he says. “However, the attraction of skiing to and from your chalet is hard to resist and values can be 10-20% higher for this privilege.” But which country or resort should you buy in at the moment, particularly if you want a ski in, ski out property? Jeremy Rollason reviews the main skiing markets.

91 B&C_Feb16_NIGEL_Ski_DPS_USE.indd 91

“The number of people buying in Swiss resorts cooled in 2015 with foreign buyers, particularly important to the top end of the market, put off by the strong Swiss franc. But despite limited supply of second homes, investment in infrastructure continues and the cache of Swiss resorts remains. “Grimentz gained a new lift in the 2014/2015 season linking to neighbouring Zinal and new apartment schemes have followed. La Tzoumaz is also set for revival thanks to a planned lift upgrade, improving connectivity with neighbouring Verbier. “Villars, a year round resort with high quality international schools, has seen high levels of new supply in recent years and has suffered from poor snowfall. This has had some impact on pricing and, for those who shop around, there are deals to be done.” u

t’s not unusual to hear estate agents say that after New York, London is one of the costliest places on the planet to rent a home. This will not surprise most Londoners, many of whom already pay an average weekly rental of £340. But what many won’t realise is that rents in central London have soared in recent years, so much so that some properties in Mayfair and Knightsbridge are now rented for up to 100 times the London average. “To rent a large house in Knightsbridge, Belgravia or Mayfair can cost up to £30,000 a week, and for short lets this figure can

hit £40,000 for the largest six or seven bedroom houses with a gym, pool and off-street parking,” says Nicole Ratzker of lettings agent Aston Chase. “There was a house on Brick Street in Mayfair recently that rented for £25,000 a week, but there aren’t that many properties in the area which can command that sort of money; our average is around £2,000 a week. “Homes to rent for up to £5,000 are usually corporate lets; over £5,000 and the renters become more independently wealthy, for example, Russian and Middle Eastern families.” What does the market expect for £30,000 a week? In the

BELOW CADOGAN SQUARE, SW1X; £4,500 PER WEEK

most expensive areas, Mayfair and Marylebone, you’ll get a house with a swimming pool, a gym, at least six or seven bedrooms, underground or off-street parking and a size of approximately 10,000 sq ft. But despite being a preferred place to live for millionaires and billionaires, “The prime central London rental market is intrinsically linked to the recruitment policies and relocation plans of these large corporate entities in the city,” says Peter Hermon-Taylor of lettings agent Maskells. “Overall, both demand for properties and prices dipped in the second half of 2015. There’s a lot of nervousness within banks about the economy and we’ve seen the banks scaling back spending plans, recruitment and therefore relocation. Because it’s such a wealthy group of people who will only live in a handful of London’s postcodes, according to Nicole it’s “never going to be the same as the normal market.” It is not difficult to see, therefore, why London has won its reputation for high rental prices among the world’s wealthy business people. But, apparently this is the price they have to pay to live in a global hub for the banking and IT industries. ◆
