Editor’s Letter New Year January is a month for battening down the hatches and finding some all-important ‘me’ time. If you’re emerging from an eventful party season, you may be in need of a vitality boost – so take a look at our guide to the healthy eating options in the local area (page 40). Yes, people, it’s 2013 and they do exist! Dining out need not always be associated with extreme indulgence and over-eating, and we’re pointing the way towards a lighter, healthier year. We’ve also reviewed the daddy of all London sushi restaurants, Feng Sushi, on page 50. I was also lucky enough this month to interview Tamzin Outhwaite, who is about to return to the role of Di in Anna Mackim’s Di, Viv and Rose at the Hampstead Theatre. I talked to the ex-EastEnders star about life after the soap, acting parts for older women and how her acting career has come into its own. What struck me was how delighted Outhwaite seemed to be returning to the Hampstead Theatre – and who can blame her? The theatre’s programming is some of the most respected in the world, with up to ten new plays a year wowing critics and theatre-goers alike. As usual, our travel pages offer valuable inspiration for those who simply need to get away from it all (page 54). Fred Beckett hit the slopes to explore Europe’s top ski resorts. Acting Up Di, Viv & Rose is back by popular demand at the Hampstead Theatre. As Tamzin Outhwaite returns for the show’s second run, Absolutely finds out what it is the ex-EastEnder loves about the play
T
amzin Outhwaite is as affable an interviewee as a journalist can hope for, exuding the kind of confidence that can only come with being a woman in her professional prime. Now in her early forties, she’s easygoing and happy to talk about her travels round the world of show business. We start at the very beginning. Outhwaite started out as a dancer, and from a young age she knew she wanted to work on the stage. Acting came later, after some classes at school, and by 16 her focus was on drama. Outhwaite’s earlier, musical theatre credits are plentiful, as she notched up West End roles in shows like Grease, Carousel, Radio Times and Holiday. Meeting Alan Acykbourn on They’re Playing Our Song proved pivotal. ‘Alan asked me to audition for Absent Friends,’ she tells me. “I hadn’t done a straight play yet, apart from fringe theatre, so that was a big moment for me. Even though I had worked steadily, that was when I felt I could really call myself an actor.’ This strikes me as a humble coming from someone who had spent quite some time treading the boards already. But it was to be 1998 before Outhwaite was catapulted into the national limelight, when she won the role of Mel in EastEnders. For the next three-and-ahalf years, Outhwaite ‘lived and breathed’ the character – as such, Mel remains one of
the ‘big ones’ from EastEnders long and lively history. When she left the show, Outhwaite was open to going back one day – but she remains unsentimental about her exit. ‘A lot happened to Mel in a short time,’ she says. ‘I’m not sure what else I could have done with her.’ Outhwaite’s regard for her EastEnders days centres on her respect for the work itself, rather than the starry side-effects thereof. She may have met her husband, fellow actor Tom Ellis, on the EastEnders set, but when she talks to me, it’s the work ethic that defines the time.
‘I feel that everything I’ve done has served a different purpose. I did an improvised film for Dominic Savage called Out of Control. That was an achievement in a different way because I was very proud of the finished product. Red Cap was the first thing I did after EastEnders and I loved doing all the stunts.’ (Outhwaite played Sergeant Jo McDonagh, a member of the British Army’s elite Special Investigation branch.) She continues, ‘Sweet Charity was massive too. I played the lead role in the musical and loved it. But then I’ve just filmed a guest appearance on Foyle’s War and that was a ball!’ It’s a notably varied and commendable body of work, and there are many further television and theatre roles – as well as a Hollywood part in 7 Seconds, with Wesley Snipes – she hasn’t mentioned. I find myself wondering if she feels as much enthusiasm for all her projects, or if some have a special allure – whatever the case, Di, Viv and Rose, the Hampstead Theatre production in which Outhwaite is currently reprising the starring role that won her plaudits during the play’s first run in 2011, seems to have a particular hold on her: ‘It’s the third time I’ve worked with the director,’ she tells me. ‘I read the script on a weekend away with my husband for our anniversary. We were supposed to be going to dinner, but I couldn’t put the script down. When I finished, I was sat on the bed crying my eyes out. My husband said he’d never seen me so moved.’
‘A lot happened to Mel in a short time. I’m not sure what else I could have done with her.’ ‘I don’t miss Mel,’ she says. ‘I worked on Hotel Babylon for two years and for Red Cap I did a pilot and two series – but we had breaks between. So EastEnders was definitely the longest run I’ve done. My storylines were quite detailed so I worked hard on the show.’ Outhwaite’s sensibly detached and philosophical outlook might go some way to explaining why she isn’t too nostalgic about past roles. When I ask if there’s a project she’s enjoyed the most, it seems she hasn’t wasted too much time thinking about it.

The play centres on three 18-year-old girls who join forces at university. Together, they feel unassailable - and provide an inviting launchpad for the play’s fascinating study of female friendship through the years. Di, Viv and Rose was a sell-out success last year, downstairs at the Hampstead Theatre; now it has been upgraded to the main stage for a second run. An all-female cast sits happily alongside a female writer – Amelia Bullmore, whose 2005 debut Mammals won the Susan Smith Blackburn Prize – and a female director, the critically acclaimed Anna Mackim whose previous work includes much-praised productions of Hedda Gabler and The Real Thing. Outhwaite is emphatic when asked about the singular dynamic the allfemale team has managed to create. ‘The addition of a man would have made it completely different,’ she says. ‘There is something so nurturing about working with women.’ Last year, Outhwaite appeared alongside Nicola Walker and Claudia Blakely, telling me that ‘Every night on-stage, something magical happened – not necessarily at the same part, not necessarily all the way through, but there was always a point where you felt that something special had occurred.’ She goes on to explain that the director has ‘a great understanding of the human psyche’, and has enabled her to ‘dissect the female relationships in my own life - the value of friendship is probably what comes out of it.’
And new friendships look set to be on the horizon: at the time of writing, Outhwaite has yet to meet her new co-stars, Baftawinners Anna Maxwell Martin and Gina Mckee, and she’s undeniably excited to get stuck into rehearsals. ‘I can’t wait to experience a new dynamic with two very brilliant actresses,’ she says – and it’s not hard to see why: the cast is beyond stellar. Anna Maxwell Martin was superb
‘I could never dream of being anywhere else but North London – and local theatres need our support. What they’re doing at the Hampstead Theatre is brilliant; such strong programming.’ Before we part, I want to discuss with Outhwaite what it means to her to see more and more women making waves in the industry. ‘More parts are being written for women, by women, which can only be a good thing,’ she agrees, and though admitting that ‘there are definitely more roles for actresses in their twenties and thirties, but I’m not sure when you start being an ‘older’ woman? Does it start at 40?’ she still surmises that it is, in fact, a good time to be a woman. With that in mind, it will be interesting to see Tamzin Outhwaite’s next move. Having recently added a second daughter to her family, being a working mother is, as ever, a juggling act. ‘Sometimes doing theatre when you have kids feels like an extravagance, working unsociable hours every night when it’s not the most well paid work – but then you take on other work that allows you to carry on doing it. Theatre takes it out of you but you learn so much from it.’ It seems that the tiny dancer turned drama student still has her sights firmly set on the stage.
“There is something so nurturing about working with women” in the BBC’s incredible 2005 adaptation of Bleak House and wowed critics with her rendition of Lyra in the Royal National Theatre’s stage version of Philip Pullman’s His Dark Materials trilogy. Meanwhile, who can forget Gina McKee, star of (among many other things) classic ‘90s television drama Our Friends in the North, period masterpiece The Forsyte Saga and Richard Curtis’ Notting Hill. To call the line-up fantastic seems to understate things somewhat. And then there’s the location itself: the Hampstead Theatre is a local institution, and Outhwaite – a north Londoner herself – clearly has a lot of affection for both the theatre and the wider area.

Past Masters B The stylish world of Alfie’s Antiques Market ennie Gray opened Alfie’s in 1976, on the site of the Edwardian department store Jordan’s. The original building had fallen into disrepair, with shops boarded up and susceptible to vandalism; a careful and extensive renovation programme – including the addition of a four-storey extension in 1988 – was necessary to turn
the neglected pile into what it is today: a market complex covering 35,000 square feet over five floors, one of London’s largest indoor antiques markets. It even has an exotic waterfall staircase and newly re-opened rooftop kitchen. A Mecca for the antiques elite, loved by major collectors and disciples of all things vintage, Alfie’s is world-famous for its dazzling array of artefacts, among them examples of mid-century modern design,
19th-century furnishings, 18th-century watercolours, Art Deco glassware, African textiles, ceramics and a truly international collection of vintage jewellery and fashion. Dealers are supremely knowledgeable and items are priced competitively, ensuring that the institution remains the beating heart of commercial life on Church Street – which, incidentally, is home to 20 or so other independent dealers who started out with a stand at Alfie’s.

A few steps from Vincenzo Caffarella’s ground floor grotto is Tin Tin Collectables, another Alfie’s stalwart and the exhibitor (I note as I pass the market’s front windows, where Tin Tin Collectables proudly displays some of its wares) of some of the most desirable antique luggage I’ve ever seen. The store is home to all manner of exquisitely aged clothing, costumes and accessories – and as a result it’s a firm favourite of movie and TV types, celebrities and the fashion crowd. Billed as an ‘Edwardian Aladdin’s cave’, it’s a browser’s paradise, where every item is pretty much an objet d’art. tintincollectables.net
Vincenzo Caffarella
One of Alfie’s standout dealers is Vincenzo Caffarella, specialist in rare and unique lighting and art from the 1950s to 1970s. The ground floor showroom provides a dazzling glimpse of the treasures Mr Caffarella has unearthed during his frequent trips to the continent, but visitors should be wary of missing out: there’s another space upstairs with even more incredible furniture and lighting to peruse. On a regular day you’re likely to find the lovely Mrs Caffarella – Monica – keeping shop alongside her cute wire-haired dachsund. On my visit, I asked Monica what it was that had drawn her and her husband to Alfie’s, and she wasted no time in telling me what a prime spot the market has become for antique-hunters from across the globe. Alfie’s is a thriving community, Monica tells me, and she and her fellow traders support each other in creating a friendly, inviting atmosphere that benefits everyone involved – as well as the thousands of happy customers. The Caffarellas have been fixtures here for over 20 years, so when Monica speaks about the place she positively glows with pleasure though the effect is heightened by the stellar selection of lighting and art that encircles us. I’m immediately taken with a singular red coffee table hand-painted with silver sardines, leading me to ask if Monica ever finds it tough to part with her favourite pieces. ‘No, no!’ she laughs, ‘I love ‘50s Italian furniture, that’s my passion – the shapes and colours are so amazing. Better still, unlike a mechanical drill, the laser’s lack of heat, vibration and pressure really does make it all much smoother, calmer and less painful. Lasers have long been the gold standard for many medical and cosmetic procedures, and the Waterlase was approved for use in hard tissue treatments by the US Food and Drug Administration in 1998. Since then, it has been cleared for many additional dental procedures, and thousands of dentists around the world have used it millions of times with less
need for unpleasant shots, anaesthetics, drills and numb lips. Perhaps the best thing about Waterlase is that it removes the need for squeamishness about gum disease and the treatment thereof – which is important, because periodontitis can contribute to (and be caused by) a host of wider issues such as diabetes, heart disease and smoking. Many of us suffer without knowing why. It also helps that Pure Periodontics are experts in the field: my treatment was a walk in the park compared to experiences I’ve had in the past. I left the practice with a healthier, happier mouth to prove it – and I didn’t even need to be referred in order to benefit; I just called and booked an appointment. SUSHISAMBA BEST FOR: INVENTIVE CUISINE
This NY establishment has crossed the pond to open its first international outpost in our fair city. At last! The concept? A unique fusion of Japanese, Brazilian and Peruvian cuisine, music and design – a tri-cultural coalition, inspired by the mass migration of the Japanese to South America’s coffee plantations in the early 20th century. Sushisamba has achieved a culinary coup de maître, dishing up indigenous dishes as well as innovative combinations such as sashimi seviche and tuna tataki. Japanese is always a good bet for a healthy graze – a random sweep of the menu reveals such tantalising concoctions as yellowtail taquitos (lemongrass, avocado, aji panca miso, lime), heritage tomato and seaweed salad and wagu gyoza (courgette purée and su-shoyo dipping sauce). THE FOLLY
BEST FOR: CALORIE CONTROL
This botany-themed restaurant is really geared towards those on a health-kick. The tape measure symbol tagged to some of the items on the menu denotes meals under 500 calories, but don’t be put off: the food is uncompromisingly good. You can max out on flavour (but not calories) by ordering your burgers carb-free or sticking to one of the delicious skinny cocktails. The Folly is not about dieting; the menu is way too long and appetising for that – reading like a souped-up, particularly flavoursome diner. It’s almost impossible to choose between the likes of Maryland buttermilk chicken burger, tuna po-boy or a Californian hot smoked salmon salad. The schtick is that the option to eat healthily is there if you want it. Despite London’s most cultivated culinary exploits, sometimes it’s way too hard to find a decent salad – finally some Cali-style health-freak ingredients in the capital. Salads are usually a menu after-thought: either overpriced and insubstantial or huge with an overbearing mishmash of incompatible ingredients, swimming in sauce. Thankfully, Ottolenghi redresses the balance with a dedicated, mouth-watering, taste-therainbow array of buffet salads, flaunting extensive and unusual ingredients all bursting with natural goodness. Red quinoa, sesame seed rice and mashed yellow split peas with Tunisian corn salsa are just some of the flavours on offer – putting over-cooked spinach and blanched lettuce leaves to shame. Much of the veg comes chargrilled or roasted with a generous helping of nuts. The Ottolenghi book Plenty has become something of a modern kitchen bible; the follow-up, Jerusalem, looks set to achieve the same ubiquity. The abundant use of different vegetables means you’ll get a good stab at your five-aday at The Gate. The owners of the legendary Hammersmith restaurant (frequently lauded as London’s best) brought their own brand of nutritious dishes to Islington last year and the menu reads like a health-foodie’s heaven – expect high-energy ingredients and some wham-bam combos (courgette flowers, wasabi potato cake, confit artichoke salad, aubergine teriyaki). There are also vegan and gluten-free options as well as brunch and mezze menus if you’re looking for a lighter lunch. On a roll Gareth Fitzgerald discovers a raw steal at Hampstead’s favourite sushi bar

ollar Grills and Martinis presides over a busy corner of Exmouth Market, a foodie-favoured part of Clerkenwell perfectly situated between the hipster hotbed of East London and the West End. The restaurant itself is all Vegas bling, brimming with sumptuous velvet reds, gleaming golds and glossy blacks. The lighting is splendidly moody, the chandeliers casting a dim glow over the Americana on the walls. The 1964 Audrey Hepburn vehicle Paris When It Sizzles plays discreetly in the background, and the overall effect is a fun, relaxed atmosphere with a buzzy clientele comprised of everything from pretty young guys and dolls to families and curious tourists. But what about the chow? Well, as its name suggests, Dollar is all grill… so think meat, meat, meat. Vegetarians are catered for – but they’re not the target audience. Burgers are your best bet and there’s a fine selection on offer, from classics involving bacon and cheese to the more adventurous Lucy Lucy, which comes with quince jelly, or the Bellagio, which features Parma ham, spinach, mozzarella and chilli jam. All are served on a rich, glazed brioche bun. I plumped for the Wagyu burger, a classy cut of cattle served with Monterey Jack cheese
and white truffled mushrooms. My companion decided to sample a 20oz fillet steak - both were fantastic. The meat on offer is grain-fed USDAcertified prime beef hailing from Nebraska, and because of the open kitchen you can watch the steaks and patties sizzling and smoking from the comfort of your table. Cocktails are central to the dining experience, with Dollar proving once again that beef and booze make perfect bedfellows. There’s something for every taste, from wise guy and dame to average Joe, and friendly staff are on hand to guide you through the beguiling menu. Every beverage we sampled was delicious, but we were particularly fond of the signature Porn Star Martini - as well as the more classic Sazerac. A downstairs bar is home to a team of mixologists charged with creating these concoctions - and is a great place to continue the party after dinner. London and the burger seem to be well and truly smitten with each other at the moment, and a growing host of eateries are trying to carve out a niche for themselves in what’s obviously a crowded market. By outclassing cheesy chains and short-lived pop-ups alike, Dollar rises above the rabble – and provides a perfect night out.
right, airy and modern, West Hampstead’s Feng Sushi restaurant is a warming antidote to a cold and rainy Thursday night, the calming glimmer of its aquarium – not to mention the restorative effects of its sparkling sake – ensuring the atmosphere is cheery and welcoming. My companion and I are no strangers to the brand, having attended a Feng Sushi sushi-making class in the spring. Now was our chance to sit back, relax and sample a broad range of what Feng Sushi has to offer. The salads and edamame dishes are worth remarking upon – with the x-ray salad serving as a fine example of the restaurant’s flair for blending unusual combinations of marvellously fresh ingredients - think peppers, pomegranate, edamame, avocado and a spicy sauce with chives. The miso edamame, meanwhile, give new meaning to the term ‘moreish’, and the tender sashimi is cut wonderfully thick. There is no scrimping where portions are concerned – Feng Sushi really does represent excellent value for money in comparison to the scanty amounts that some other quality Japanese restaurants provide (at twice the price). And the food is great: our scallop and chilli kicked like a mule and the tempura were excellent, with the rock shrimp being the pick of the bunch. There are also lots of special dishes on the menu, which work well for sharing and through which we were guided with enthusiasm and expertise by our waiter. All the fish is sustainably sourced, and the intimate surroundings are more than conducive to conversation. My companion and I stayed late into the evening, enjoying the sake a little too much, perhaps – but eventually stepping out into the night full of healthy and invigorating food. 1 Adelaide Road, NW3; fengsushi.co.uk

Tell us about Luna & Curious; what’s the company’s background? Luna & Curious was established in 2006 as a collectively run store where a group of designers could sell their own work. We now sell over forty different designers and specialise in British manufacture. The store is run by ceramic designers Polly George, Kaoru Parry of welovekaoru and jewellery designer Rheanna Lingham. The trio now work on joint design projects. Where do you source the ‘curios’ that make up the shop? In many different places; we sell designers that don’t sell anywhere else and produce work as a hobby. We have many people approach us, but we explore exhibitions and scour blogs to find exciting products. What, in your opinion, constitutes ‘good design’? Something that has been fully thought through from beginning to end. Where the product is made is extremely important, that the product is made in a place that is highly skilled, not just the cheapest. Good design is elusive, not one thing; it comes together when every small part is right. How important to you was having a gallery space in the boutique? It was a really fun way to create a buzz and introduce more people to our store on Calvert Avenue. We thrive on collaboration and we now have a full time resident in our gallery, Barry the
Barber. Barry has a beautiful old-fashioned space, offering traditional barber services. Who designed the shop floor? It was a collaborative process; we did all the work ourselves with great help from husbands, parents and friends. The fittings were generally found or donated and the space has grown out of this ethos. The umbrella light fittings were the brainchild of our art director friend Rob Nichols. What are your bestselling products? Our Mermaid Tail Sleeping Bag by The Miniature Knit Shop, Tower Bridge Monumini by Another Studio, Beetle Wing Necklace by Rheanna Lingham. Also our Londow Willow plate by welovekaoru, Salt & Pepper Pigs Trotters by Luna & Curious, Cresshead by Polly George and Gold Handcuffed Bear by Momocreatura.

Why did you choose the Shoreditch location? We set up on Brick Lane as we all lived in the area. We needed bigger premises and as soon as we set our eyes on the beautiful Arnold Circus location, we knew we had found our new home. It is a magical part of East London. How did the collaboration with the Sanderson Boutique come about... The Sanderson invited us to open a boutique in the hotel after a staff member wandered into

Legal force Marilyn Stowe is one of the country’s leading divorce lawyers, and she’s a television personality too. Absolutely catches up with her to discuss justice, families and The Archers
Most divorce lawyers don’t end up on television. How did your stint on This Morning come about? I enjoy public speaking and have debated marriage at the Oxford Union. I have regularly appeared on provincial radio and TV over the years; but I’ve also done Richard and Judy and other national talk shows on TV. Sometimes the brief is tricky; I debated cohabitation with Baroness Deech on Radio 4 and the outcome of a Supreme Court case on BBC Breakfast. I’ve also handled PR as a solicitor on behalf of the Law Commission for reports on family law. ITV were looking for a very experienced family lawyer but also someone who was unafraid of the media who could explain things in a straightforward way. They called me out of the blue and interviewed me, and things went from there. Do you enjoy being on television? Yes I do, handling people’s problems is what I’m used to but I’ve very much enjoyed being in the studio and meeting celebrities and the people who run This Morning - who wouldn’t?! It’s a very professional outfit. You have also been involved in storylines for The Archers. Tell us about that. I was recommended to the scriptwriters of the series and asked to devise the nastiest divorce scenario I could think of for one
of the characters. So I had him running a private partnership with his girlfriend and hiving off business to it from his company, so depleting the company profits to reduce the payout to the wife. Then the girlfriend turned on him! I’ve also advised the scriptwriters on Coronation Street when they ran a storyline about Peter Barlow, who was an alcoholic father and the grandfather turned up to obtain custody of the child. I suggested it would be a good idea for them to reach agreement about the child, to demonstrate settling is better than litigating and they took my advice. You are known to have a strong sense of justice. When did you first notice it? Even before I qualified. I used to do voluntary work for the local CAB. In fact, that’s where I first spoke to my husband who I’d seen around the courts. He had gone along to do a voluntary session too. I worked in partnership with him for many years and we ran free legal clinics at all our offices. When I set up my own firm I continued this and I offer free legal advice on my blog, marilynstowe.co.uk which is currently getting over 32,000 visits per month. I also acted for Sally Clark on a pro bono basis and obtained the medical report that freed her from her imprisonment when she was wrongly convicted of the double murder of her baby sons.
Most divorce lawyers are male, but many clients are female. Is this an issue? I think there was a problem – not with clients but with the lawyers; they found me a bit too hot to handle! Today I would say there are easily as many women as men lawyers. How does working in family law impact on your own family? How do you find enough time for them? I always put my family first and still do so I was always around when my son was little and it was hard. However, now my son is a lawyer himself I am thinking of my firm first and growing and expanding it for posterity. You have been married yourself for 30 years. What advice can you give people on making marriage work? My husband and I are tolerant of each other and respectful of each other’s careers. We don’t compete; we have grown and developed together for our mutual benefit. We are also always able to laugh together. Architecture is fashion – form over function? As a North London estate agent for 40 years, and a follower of fashion, here’s my personal insight into our changing tastes in domestic architecture. Back in the 60’s the most fashionable and expensive homes were those in the new post war modernist ‘Contemporary’ style followed closely by the traditionally styled 1920’s homes – which we agents still referred to as ‘modern’ back then. Anyone of any standing of course had to be seen to be living in a Georgian house, if you could afford one – stylish but not the most functional. Meanwhile the large Edwardian houses of the London suburbs were only good for ‘bedsits’ – Ronnie Barker’s fictional Norman Stanley Fletcher lived in a bedsit in Muswell Hill, when not doing Porridge that is. The Rent Acts played a part in emptying these mansions thereby providing the market with wonderful spaces at almost half the price. Locally these remain the most expensive London homes on a square foot basis but the new Contemporary is not far behind – functional form. y business partner (Sharron Nachoom) and I joined forces in 2006 launching Property Divas April 2007. In our previous lives (was there such a thing before Property Divas? I scarcely recall it!) Sharron had a successful career in The City having graduated from Oxford before running her own property management company, whilst I, having graduated from UCC and trained as a building society manager, went on to enjoy a career on the West End stage as a professional singer for a number of years before deciding it was time to get a proper job in real estate! Our paths crossed in 2005 whilst both working in NW3 and we realized we had much in common, would enjoy working together, had diverse but complimentary skill sets and saw it as an opportunity to launch something very special. The name Property Divas came to us in an instant – as something people would remember – and we were both confident of aspiring to sufficient heights of “divadom” if we put our minds to it... As we grew, we brought on board other experienced divas (and divos it should be noted) who shared our ethic for excellence. Through this, we have been able to offer a spectrum of services for our customers thereby developing the diva brand in lettings, sales, bespoke property management, a specialist property finder service, and most recently refurbishments, international boutique holiday retreats, mortgages, insurance and foreign exchange.
So... 5 years on as I sit here with my early morning cup of steaming black coffee – a must have start to every working day- and reflect on where we are at after 5 years, I consider that 2013 is to be a fresh start. The first five years of evolution and growth have brought us thus far and now we embark on the next 5, equipped to deal with the market place we work in and what the client requires of us. Having both directors on site allows flexibility and us to react and evolve our business depending on consumer demands. We constantly ask; “What is it you want from us”? You told us. We have listened. The pre 2007 market is now a stuck record and the key to growth in the market we are presented with is honest advice, not supposition. am moving out of London and I am buying a property in the countryside. In light of recent flooding that the country has suffered what can I do to check whether the property I am buying is at risk from flooding? There are a few things that can be done at the pre-exchange stage of the conveyancing process to ascertain whether the property you are buying is at risk from flooding. Firstly, the seller’s solicitors will send your solicitor a form completed by the seller called a Property Information Form. In this form there is a question which specifically asks whether the property has suffered from flooding. The sellers need to answer this question truthfully otherwise they could be sued for a possible misrepresentation for which you could claim damages. Secondly, it is likely that your solicitor will request a set of searches via a company using web base facilities. Once the post code of the property is inputted, the search company may issue a “search alert” which will indicate whether a property is in an
