W
riting an editors letter can sometimes leave you stumped, which often leads me to wonder what the people reading it might be up to. Perhaps somebody is flicking through my magazine for the first time, admiring this months floral fashion shoot directed by our talented fashion editor, Charlotte Adsett. Or maybe someone is sitting in their local salon reading our interesting feature on farming in the city and getting inspired to separate the curds from the whey and make some cheese at home. Some may already be familiar with our magazines, so could be flicking forward to our monthly regulars, which are crammed with fashion, beauty and interior news and trends. GAME CHANGER Game of Thrones star Kit Harington gives us the scoop on swapping the sword for a gun Wo r d s F E R G U S E W B A N k

Bridging the gap between swordsman and spy is a supporting role in James Kent’s Testament of Youth, a movie based on the memoirs of legendary pacifist Vera Britain. In the film, Harington plays her first love, Roland Leighton, a poet and scholar who dies at just 20 years old on the battlefields. Young and naïve with short-cropped hair, his character is almost unrecognisable from real-life Harington who, for now, must wear his Jon Snow mane out of strict contractual obligation. While his hair remains long, his lips must stay sealed. Bound to secrecy by the producers, discussing Game of Thrones in any detail is dangerous territory. “It’s a hell of a thing to talk about when you’re trying to excite people about it but not give anything away,” he says, rubbing his temples wearily as he labours over what must be an oft-repeated disclaimer. “We’ve been sat down by HBO and warned what we can and cannot say, which really leaves a very small window. It’s literally terrifying!” Remaining tight-lipped is a price worth paying for what the role has brought him. It’s undeniable that, despite his significant acting chops, the other role Harington has taken on is that of heartthrob.

Whether you’re a fan who’s (SPOILER ALERT) still in mourning over Ygritte’s untimely demise or someone who will kill the next person to utter the phrase ‘You know nothing, Jon Snow’, there’s no denying it’s a phenomenon. Like Breaking Bad and Orange is the New Black, Game of Thrones has joined a legion of shows with an incredibly vocal and dedicated fanbase that has launched their stars to stratospheric fame. Kit Harington is one such star, whose life has been changed dramatically by George R. R. Martin’s fantasy behemoth and to the softly spoken, Worcester-bred actor, the whole thing has come as a bit of a shock. Roles have flooded in since his small screen debut in 2011, with a small part in the yet to be released Seventh Son, opposite Jeff Bridges and Julianne Moore and the lead in the epic Pompeii, which covered some familiar ground for Harington who looks at home with a sword in his hand. Keen to shed this image, however, the young actor’s most recent film role is set in World War I and there isn’t a sword in sight.

As a fantasy film, the actor’s place in Seventh Son poses the risk of a certain typecastcasting the actor is eager to avoid: the sword that has sat so comfortably in his hand throughout Game of Thrones has become a doubleedged one for the actor. “People see you in these parts and they say ‘he’s doing well in this, he’d therefore be good in my period piece’,” he admits. “As good as some of these movies were, I didn’t want to be that person. “The industry still sees me now as something I’d never have predicted – as an action hero, in the Jon Snow mould. That gave me a huge insight into who these people were. “I've been to the war graves in Northern France twice and you only have to walk around to see the majority who died were 20 or 21. I even came across a grave of a 15-year-old. That never escaped me, their youth. It is poignant, how innocent these young men were.” Testament of Youth does a fine job of highlighting the sense of misplacement that existed during the war in a country so driven by notions of the greater good and the need for national heroism. Swept up in the romanticism of being a hero, Harington’s character becomes committed to a cause that, ultimately, he begins to disbelieve. This may sound like familiar territory to those who have been following Jon Snow’s journey this season and yet, the two performances remain entirely separate from one another. At no point do you expect a White Walker to appear on the fields of the Somme. Though, for some audiences, the sword may look more natural than the gun, Harington’s role in Testament of Youth, as well as the more contemporary Spooks, points to an actor more than capable of leaving Westeros behind. Its the rest of the world that may have a little more trouble letting go...u

Why the only shoes you should be wearing right now is a pair of solid, sporty sneakers
T
he current mood in menswear is one inspired by the increasing prevalence of sportswear both on and off the runways. Season after season the designers are moving further and further away from the trussedup three piece suit and tie look, which was championed in the hit TV series Mad Men, favouring instead a softer approach. In the place of super slim cut trousers now come baggy double and triple pleated slacks cut from fabrics more commonly associated with sporting pursuits, such as Jersey and pique. Tailored jackets are deconstructed and soft in the shoulder, closer resembling cardigans. In place of shirts and ties, T-shirts and
grandad collared shirts in seersucker and silk are being worn. What’s surprising is the brands which are spearheading this move toward softness. Italian tailoring heavyweights Giorgio Armani, Ermenegildo Zegna and Brunello Cucinelli are all championing a slouchier, more comfort-focused approach. The most obvious example of this shift is the menswear industry’s wholehearted embrace of the sneaker. There’s not one brand who, this season or last, didn’t send out a suit or separates combo teamed with a souped-up running trainer, a tennis shoe or a slip on skate shoe. From Raf Simons’ minimalist take on Adidas’ iconic Stan Smith, to Lanvin’s effortlessly chic slip ons, right now it’s all about sneakers. Here’s my pick of the best. u

‘I WILL NEVER BUY SHOES ANYWHERE ELSE AGAIN’ Recruitment manager Andrea Mahn had so much foot pain she could barely walk.
T
his fit and active 40-yearold had been suffering from Plantar Fasciitis – a painful inflammation of the tissue on the sole of the foot. “I was treated by an osteopath, a physiotherapist and a sports therapist but nothing really eased the pain,” explained Andrea. As her job involves a lot of standing and walking, life was becoming unbearable. She was also unable to partake in her favourite hobby, running. ity cycling during the summer is a joyous thing: whether it’s cruising along Venice Beach in Los Angeles, meandering through Amsterdam’s side streets or zipping through Kreuzberg in Berlin, off the cuff cycling is the best way to discover any city. Despite having experienced numerous cities on two wheels (the above included), I had actually done very little cycling in London, the city I live in. So I decided to change that, hopped on my newly acquired Gazelle bike and explored long stretches of canal, cycled through lush parks and stopped off at some of my favourite spots in West London. Here is my guide to a perfect, but albeit packed, day out with all the al fresco activities you need keep you entertained for the day, but most importantly to get you on yer bike!

he grouse season hints that autumn isn’t too far away, and with this bird’s trademark delicate but gamey flavour a lighter, earthy red is the best bet. Chic & Simple Absolutely discovers a slice of Scandinavia in Kew
own recipes. We try the prawn toast “Skagen”, pickled herrings, and Linnea’s signature twist on gravlax, a marinated “gravad” beef. The herrings cured in allspice, cinnamon and juniper pack an almighty punch, and are artfully undercut with a rich, soothing egg yolk emulsion. Our prawn toast is a delicate riot of flavour, and the gravad beef, whilst an innovative twist, lacks weight in comparison. Mains take a British turn, with fairly standard risotto, salmon, chicken, steak and cod offerings. Our salmon, poached to perfection, is let down by its sauce verte and damp cauliflower. Chicken with mange tout, lardons and girolle mushrooms is again expertly cooked, but not much more. Swedish touches make a welcome return for dessert, with a sumptuous Daim bar cake leading the charge. Moist in texture thanks to layers of butter cream and almond caramel, with a surprisingly dense cocoa tone, it’s satisfying rather than stupefying. All of this said, Linnea’s garden setting, Jonas’ attentive team and a mouth-watering Fathoms Sauvignon Blanc meant we were well and truly wooed by Kew’s Scandinavian corner, an ideal spot for a hazy summer’s eve. ◆

Owner Jonas Karlsson – former head chef at Harvey Nichols’ Fifth Floor Restaurant – and wife Elia have worked hard to create a welcoming dining experience. In fact, so modestly polished is Linnea that I walked right past, twice, before realising it was
what I had previously assumed was a well decorated family home. Linnea is clearly a passion project for Swede Jonas, who spent six months renovating the space. The restaurant’s philosophy is simple: a rotating monthly menu of five starters, five mains, and five desserts. A well curated, New Worldleaning wine list strengthens the sense that Jonas knows what he’s doing. His roots shine through the Scandiheavy starters, each beautifully presented and executed. Getting around this problem with innovation and determination, Sam Cox designed and built the two-storey ‘GrowUp’ box, which is now kept on Roof East in central London. As the brainchild of sustainability enthusiasts Kate Hofman and Tom Webster, the up-cycled shipping container uses aquaponic technology to circulate water from the fish tank on the ground floor, through the plants in the greenhouse upstairs before draining it back into the tank below. Relying upon the nutrient dense excretions of 150 tilapia fish, this is a fully sustainable system that uses nothing but vegetarian fish food for fuel.

barnesandwebb.com hen Chris Barnes and Paul Webb built a hive on their rooftop they had no idea where their new hobby would take them. In two years, they’ve gone from amateurs to professionals with an urban apiary of over 35 hives and an estimated two million bees. Loaning Londoners colonies of busy but gentle Buckfast bees, the boys will look after your drones in exchange for a cut of the honey; of which they can produce half a ton of each year. But what do you need to rent-a-bee? According to Barnes, not much. “In essence, no outdoor space is too small, I just need to be able to work around the hive. But, I’ve kept bees on balconies so anything is possible.” While some might say you need a sunny spot in partial shade, Barnes is quick to dismiss this. W

“You can’t really pin point what makes a good spot for bees. Last year we put a hive on a rooftop in Shoreditch and didn’t expect much from it. Then it produced 100 kilos of honey, which is the best we’ve had yet. They were technically in a ‘risky’

position but they really thrived.” But does super-local honey live up to the hype? “It’s so much better!” Barnes exclaims. “You can really tell the difference between the boroughs. Our hives on Putney Hill produce a richer, more toffee-like honey than that in Clapton which is malty with a hint of plum.” These notes can be detected in the honey because, unlike the squeezy supermarket stuff, this is unpasteurised and unprocessed. “All we do is harvest, sieve and jar. Nothing is changed or added. This is pure London honey.” ◆

It’s best that way.” Forgoing pesticides in favour of natural fertiliser, everything grown at Petersham is ultra organic. “Rather than the quantity or the variety of plants, we’re more excited about the quality. The Italians grow so much and their different varieties do interest us but we want to make sure what we’ve got is great.” It’s this attention to quality that makes something as simple as a salad an incredible treat at Petersham. Picked fresh every morning, the garden’s slightly bitter Italian Chicoria leaves are paired with sweet radishes, Pecorino Sardo Canestrato, salad onions, beetroots and a homemade light herb oil to create Boyd’s favourite dish. “We want to bring the garden onto the plate, enhancing the natural flavours rather than masking them.” Those wanting to bring a little piece of Petersham home can buy seed packets, tea and even a fetching range of copper trowels, weeders and forks from the nusery to kickstart their own gardening efforts. ◆

CHILL & THRILL There is adventure to be had on the island of Mauritius Wo r d s c at h e r i n e h a l e s
T
he thoughts that go through your mind while standing on a swaying bridge over a ravine, staring at your feet to judge your next step, are many and varied. ‘Why am I doing this?’, ‘If I fall will the safety wire hold?’ And, finally, ‘Did I leave my hair straighteners on?’ That last one I attribute to hysteria and the willingness to worry about anything other than plunging downwards into the river below. I was in Casela Nature Park, a reserve in the western part of Mauritius, home to a profusion of wildlife that offers several different activities, including quad biking, canyon swinging and ziplining. My driving skills aren’t up to much and, frankly, canyon swinging sounds petrifying, so ziplining it was. That was how I found myself, dressed incredibly impractically in a dress and leggings, midbridge and practically mid-panic attack. For many, Mauritius represents the epitome of beach holiday relaxation.
Miles of white coastline, crystal waters and blazing sun make it a tourist magnet, renowned for its luxury hotels. One such hotel is the Royal Palm Mauritius, located in the North near the town of Grand Baie, where I stayed for five days. Living up to it’s name, scores of swaying palm trees populate the charming and tranquil resort, whose stunning suites look out over the beach. My room was an Ocean Suite that came with a postcardperfect view of said palms and the sea beyond. The generous terrace (complete with table and chairs) was ideal for enormous room-service breakfasts and snoozing in the shade in the afternoons. Equipped with three restaurants, each serving a different type of cuisine, the temptation to stay in the resort is huge. Those seeking ultimate relaxation could easily wander down from their rooms, straight onto the beach and stretch out one of the loungers reserved for Royal Palm guests. If a thirst hits mid-morning, they could order a fresh coconut water,

TRAVEL / ISLAND LIFE ADVENTURE wasn’t A WORD I HAD previously ASSOCIATED with the ISLAND served in an enormous hollowed out coconut then for lunch, stroll down the beach to the discreetly positioned Le Bar Plage. This beautifully appointed restaurant’s menu comprises fish so fresh it’s practically wriggling, in addition to Western classics like steak tartare and Caesar salad. The afternoon can be spent in the Clarins spa, an oasis nestled in the secluded garden behind the hotel, trying out treatments (I recommend the full body massage) and being generally pampered. A host of watersports is also on offer for those after a more active afternoon; waterskiing and sailing are
particularly popular and the ocean is so warm that falling in is all part of the fun. Balmy evenings can be whiled away at the open-air bar on the main terrace, listening to the live band, before heading down to La Brezza, the hotel’s superb Italian restaurant, run by esteemed chef Alessandro Morino. My only advice? Eat a light lunch because Alessandro serves up a feast and you won’t want to leave a bite. As I mentioned before, Mauritius has luxury and leisure in spades. But what about adventure? It wasn’t a word I had previously associated with the island but, as I hung, hundreds of metres up, suspended from a wire, I decided I should rethink this. Ziplining aside, Mauritius has a vibrancy and vitality that it owes in part to its rich cultural heritage and diverse history. Originally colonised by the Dutch, it was then taken over by France who renamed it Isle de France before it was invaded by the British in 1810, who promptly changed the name back. It wasn’t until 1968 that Mauritius gained independence, although the French influence has remained strong. Locals, many of whose forbears came to the island from both Africa and Asia tend to speak French and English but generally converse in Mauritian Creole. Walking through both the small town of Grand Baie and the capital, Port Louis, there is much to see and, without generalising too much, an incredibly friendly populace to guide you through. On my day trip to Port Louis, I spent time roaming through the market, soaking up the sights

and smells and doing a little souvenir shopping – I was sorely tempted to purchase a rather fetching puffer fish lamp but resisted the urge. Though less fraught than the bazaar in Istanbul, the market is similarly home to some real treasures and, if properly investigated, could easily yield interior design gold (puffer fish lamps notwithstanding). It was, however in the smaller Grand Baie that I hit shopping paydirt with several shops selling bargain cashmere clothes and other textiles. In terms of food, fresh fish and seafood occupy every menu. For a casual lunch in Grand Baie, I would recommend the Beach House for its devilishly good battered shrimp and atmospheric live music, as well as its breezy beachside location. My experiences, both flying through the air in Casela Park and trawling through the markets in Port Louis, as well as soaking up the sun and sailing on the sea, ticked every box on the holiday agenda, with more still to be experienced. The terrain and climate of the island mean that the mountains are covered lush greenery, and are perfect for hiking and trekking. Those with a penchant for bathing in waterfalls can visit the Tamarind or Black River Falls or perhaps the brilliantly named Pamplemousses Botanical Garden. If you fancy a day trip off the island, catamarans go from Grand Baie to the small islands located north of the mainland. Positioned on the promenade, the hotel’s elegantly restored frontage has all the grandiosity you’d come to expect from a Regency spa town on the edge of the Cotswolds. But - never judge a hotel by its façade. Step inside No 131 and you’ll see that the considered interior is far more Brooklyn brownstone than Georgian townhouse – and we’re not talking Shoreditchified New Yorkstyle here either. The prices are high, but the food is delicious and cooked to perfection. The treacle tart with salted caramel ice cream sealed the deal, and after a few more Mint Juleps we flopped off to bed. u

STATE Versus PRIVATE he argument of state versus private education is T unending and inconclusive. It is perhaps simplest just to apply the idea that, ‘one size does not fit all’. Finances are often the driver in the decision of whether to place your child in a state or independent school. To privately educate a child from nursery through to university costs an average of £150,000. This exorbitant figure means it is an option available to few. As such, mixing and matching between state and private schools during the formative years, can provide a valuable balance. Supporting a child at state school with private tuition can also be a successful way of ensuring they have access to one-to-one teaching. In spite of much controversy, independent schools do have a higher success rate of pupils going on to higher education than the state sector. As such, if only an option for sixth form, going private at this stage could be hugely beneficial for your child. ◆

hen a friend bought Mandarin flash cards for her nanny to brandish in front of her dribbling toddler, I thought she was mad. But go onto the internet and you will see she is not alone; Mandarin flash cards, printable pdfs, downloadable apps – they are all there at the click of a button, every tool needed to turn your pre-school child into a world-beating Sinologue before their fifth birthday. The government announced last year that it’s putting Mandarin on the national curriculum and training 1,200 more teachers in the language by the end of the decade. Independent schools are ahead of the state sector, with many now including Mandarin either within the curriculum or offered as an extra-curricular activity. But Mandarin for toddlers? Do parents really want their infants mastering what is now the world’s most spoken language before they are out of nappies? The people behind the UK’s first bilingual Mandarin-English day nursery certainly think so. Hatching Dragons, housed in a church hall round the corner from the Barbican, opened in May. It is much like any other nursery except the staff are predominantly Chinese and they employ a 50:50 split between English and Mandarin when speaking to the children. Hatching Dragons is the brainchild of educational consultant Cennydd John. He had the idea for the nursery when he was looking for childcare for his young son. “I started thinking about what I would value in a nursery environment. I’d been to China, studied at a Chinese university but then I’d struggled with the language since. And so it dawned on me that having an immersion experience between the ages of nought and five would be a way for my son to pick up Mandarin immediately and naturally.”

Mandarin is not ‘taught’ at Hatching Dragons, there is no hot-housing or formal lessons, the idea is that the toddlers will simply pick it up through exposure at such a young age. This is nothing new, many nurseries in London offer the same experience with French or German. And well-heeled families have long hired nannies who speak a foreign language for their young families. Charles Bonas, founder of blue-chip educational consultancy Bonas MacFarlane says they are placing more and more Mandarin speaking nannies with families, particularly in Singapore and Hong Kong where the family’s mother tongue is English or Cantonese. The most obvious reason for Mandarin to be in vogue is that as Chinese reaches economic superpower status parents want to give their children the edge in a competitive world. Nearly 17% of the planet’s population are native Mandarin speakers, English speakers come in at 5%. Native French speakers? They barely scrape in at 1%. In many ways, the UK is behind the curve on offering English-Mandarin bilingual nurseries, there are already more than 180 in the US. ◆ hatching-dragons.com

f I seem familiar to some of you it may be from my appearance in Take That’s Babe video or, indeed, from the time I was spotted by a photographer on the King’s Road and persuaded to star on the front cover of Hair magazine as a Princess Diana-alike, pearl earrings and all. Not as easy as you might think for a committed punk! However, in reality, it is more likely that you have seen me trundling around on my bike or in the park with my gorgeous dogs, Lady and Red. I started my working life at Benton & Bowles before moving to Imagicians, where I actually did some work including working with Michael Aspel and the prepolitically aware John Stapleton on the SAS TV campaigns. I left to become a freelance video producer and got paid (well paid!) to travel the world and have fun (lots of fun!). I got married, had three fantastic kids and discovered Sri Lanka, which I loved so much I upped sticks and opened a B&B there. This idyllic existence came to an end when the tsunami hit. For the first time in five years, I had decided to spend Christmas in the UK. Had I not, there is a very large chance that my family and I would no

longer be here. To this day I feel very connected to this tragedy as whilst I lived, many friends of mine did not. Returning to live in the UK, I moved to Devon and bought and sold properties around Totnes until a local agent asked if I would consider coming to work for them… and so my path to Finlay Brewer began. My kids wanted to be in London, I wanted to be with them, and it wasn’t long before I joined Finlay Brewer to work in their newly opened Askew Road branch. Living just off the Askew Road, I already knew the area inside out including plenty of the people and, loving the fact that Finlay Brewer is all about being local, independent and deeply involved with the community, I was delighted to become a member of the team. The connections you make in this job are amazing (I recently had an applicant who it transpired had sold her house to my parents in Sussex). Buying a property can be an extraordinarily emotional experience and sometimes my role can be as much about listening to our clients’ worries and anxieties as the facts of the property deal. When should I appoint a solicitor when buying a property?

Conservative majority seems to have translated into property owners in Central London believing the value of their property has shot up 25% or more in just a few days. Sadly, not! Actually, I suspect that Prime Central London (PCL) values will have continued to fall as fewer overseas buyers look at London as offering value. Expect Q3 to offer up the same. High valuations from agents desperate to win stock will see disappointed vendors’ properties languishing in the market place as we enter the wintery months of Q4. PCL property is still in shock from the Stamp Duty hikes of last December. There are very few properties that fall under the £935K threshold (the point at which life became more expensive). Coupled with a strong pound relative to the euro, it will take a while yet before most buyers will think there is value to be had in PCL. Meanwhile, those savvy owners who bought in 2009-2012 will be taking huge gains when they do sell. With the prospect of higher capital gains taxes arising in the autumn statement, Q3

might well be the time to take the gains before the Chancellor wades in! Online or traditional agent? Save yourself some fees and lose in the value obtained for your property. I’d rather pay 2% to a good agent rather than lose 10-20% in capital value. It’s probably that simple! I have yet to see an online agent going to best or finals or telling stories of multiple bids from buyers! Pay peanuts, get monkeys! ◆

The Euro referendum, the situation in Greece, and instability in the Middle East create global nervousness and will continue to be a challenge, but London is seen as a safe haven with political stability. An ever-increasing challenge is time management. London needs to be open for business 24/7 to deal with its global audience and its constant need for communication. Everyone needs a work/life balance but customer care and providing an excellent service is key. With the economy and confidence in UK Plc growing, we anticipate growth in both the lettings and the sales markets, not only in London but also in the regions. In particular, we predict that the Crossrail effect will impact positively on property prices along the route. London is regenerating in many areas, including Stratford, Bermondsey, Kings Cross, Battersea, Victoria, and Earl’s Court. It is very fulfilling to be working on key schemes in these areas. We will be opening our Nine Elms office in August, which is the first new office in our imminent growth plans. ◆

s I write, I think that the high end market in Prime Central London is still taking stock following the surprise election result at the beginning of May. People were genuinely caught off guard and because of this, I don’t think people had planned for moves that they may now consider. As such, the market hasn’t quite come alive in the way we initially hoped it could have done. Transactions levels are up in the last few days but realistically anyone serious about selling must ensure that their asking price remains competitive. It’s still an undecided market – those that need to move are doing so – but many are continuing to adopt a ‘wait and see’ approach. Fulham is thriving and our office in SW6 did several deals last week between £1.5m and £2.5m. It’s a two-tier market and the tier above £2m is a little stickier. I think we’ll stay in a state of flux for the next three months until the September market when more people will have their plans in order to buy or sell. There are lots of capable buyers in the market place at the moment, but they are in no particular rush unless they are looking to secure a unique, trophy

That said, the properties we currently have on our books are exceedingly good – we probably have the best quality stock that we’ve ever had on the market right now. So those who are capable of moving should do so now before the next wave of competition in spring. We are predicting 3.5% growth in PCL throughout the rest of 2015 from May onwards, up from 0% from January to May before the election. In terms of challenges, there are huge demographic pressures in London with not enough quality prime new developments underway. International buyers are increasingly prepared to look outside of the ‘Golden’ postcodes and alter their view of where is acceptable to buy to find what they are looking for. Our London residential development team are already seeing the benefit of this. Flats remain the number one property of choice, but mews and character houses will always have cachet in the right locations. Every property is saleable, it just comes down to them being priced correctly. Time-poor buyers prefer immaculate, readyto-move into properties – those that are neither of these or are completely unmodernised are the hardest sales to achieve. ◆

But despite the recent dip, rental values in prime central London continue to climb and annual rental growth rose to 4.2% in May, the highest rate since December 2011. It compares to a decline of 1.4% this time last year and the positive upwards momentum over the last year has been driven by the recovering UK economy and the transfer of demand from the sales market ahead of the general election. As a key driver of demand, the health of the UK financial services sector remains an area of risk for the prime central London lettings market. Banks including HSBC are reviewing whether to remain domiciled in the UK against the background of an EU referendum by 2017 and a debate over whether Chancellor George Osborne should curb the bank levy. Financial markets received a boost in May with more than £50 billion added to the value of companies listed on the London Stock Exchange the day following the election and whilst prime central lettings is operating against an increasingly positive economic backdrop, it hasn’t fully hit its stride in 2015. However, the market is now starting to see increased activity over the summer A

he clear political outcome of the 8th May seems to have taken most by surprise, not expecting such a beneficial outcome for the property market. There was, of course, a sudden increase in activity immediately after the result, which soon settled to return to normal market conditions, although still with a layer of caution. The new homes market had a more delayed response, only picking up in the first week of June. We do expect a positive third quarter, with deferred demand flowing back into the market. Vendors who had hesitated are bringing their properties to the market with greater confidence, especially in Prime Central London with

the concern regarding a mansion tax removed from the market. With record low interest rates and mortgages, employment levels high and the FTSE in a good position; these suggest an opportune time to buy. Despite increased stock and activity, we do not anticipate a strong and sudden uptick in prices, which would be unsustainable. Rather, we expect to see an improvement in the turnover and volume of sales, assuming both vendor and purchaser expectations can be aligned. Well located and good quality properties will, as always, sell well. In the long term, the restored market confidence needs to be considered in light of the situation prior to the period of pre-election uncertainty. Prime London markets were looking much more fully priced than the rest of the UK, and now have to operate in a relatively high tax environment given the stamp duty increases in December last year, which will take time to be fully absorbed. Nonetheless, our Research department forecasts a strong market, with a price growth over the next five years in Prime Central London of 25.5 per cent. ◆
