I think the most important thing a woman can have~next to her talent of course, is her hairdresser. Jo Blu
I
felt as if there was a big haired lady trapped inside me~with hair extensions she’s come out to play, and she’s fabulous! I quickly got use to the extensions ~they are easy to care for and add instant glamour. Forget Botox~hair extensions are the thing! Jo Blu make them look so realistic,no one would ever know. I can choose the colour, texture and length of my hair ,so I started off quite short just adding volume to my fine hair. Now it’s really long, my own hair would never grow to this length, so it’s been great to experience having these beautiful locks...I feel feminine with them, it’s improved my confidence and I have found myself a new boyfriendall good! I’ve become slightly addicted and I have no intention of going back!’ Helen Batten.Writer

London is home to some of the world’s greatest and most revered art galleries. Not an art fan, you say? Nonsense! Who doesn’t love going to see something brilliantly bonkers at the Tate Modern? How can you not be seduced by a whole day spent at the V&A, barely scratching the surface after several hours of wandering? Did you take a selfie amongst Martin Creed’s sea of white balloons? Whilst we in this particular corner of west London may not have the big name galleries directly on our doorstep, behind closed doors there’s a wealth of artistic talent. In June, over 50 local residences and studios will be open to the public in the annual Artists At Home festival. One open house pro is Ben Johnson, an artist who blurs the lines between art and architecture in his stunning photorealistic paintings. Th is month I got to meet the artist at his home and studio for a preview of his incredible new show at the Alan Cristea Gallery. Entitled Time Past, Time Present the exhibition is a ‘history of destruction’ focusing on buildings that have been through turmoil and the scars that are subsequently left behind. Turn to page 29 for a look behind the scenes and a nose into the home of a truly great artist. Not to mention a true gent (he bakes a mean croissant). As well as Ben and the Artists At Home set, we have an exclusive extract from Chiswick author Sadie Jones’ new book, Fallout;; a complex tale of love and lost souls set amongst 1970s theatreland. For food fans and Wahaca regulars, Georgie Lane-Godfrey catches up with Thomasina Miers, who reveals details of her hot new book, Chilli Notes.. She’s even shared a couple of recipes with us from the book, which are guaranteed to spice up your… supper. As always, I hope you enjoy the issue. See you next month.

12 JUNE
VUE CINEMA
A riotous exposure of entrepreneurial greed by Olivier Award-winning playwright Alan Ayckbourn, A Small Family Business returns to the National Theatre for the fi rst time since 1987. Jack McCracken is a man of principle in a corrupt world. But not for long. Moments after taking over his father-in-law’s business he’s approached by a private detective armed with some compromising information. Rampant self-interest takes over and comic hysteria builds to a macabre climax. Shepherd’s Bush Green, W12; myvue.com

In a real life volte face, the band have since completed a tour to rapturous response, which in turn has inspired a second spate of UK dates, hence proving that good music does actually have a chance. Organised by St Michael and All Angels Church, the Bedford Park Festival has established itself as one of the best local events of the summer and this year looks to be no different. Two weeks of arts and social events, including the opening Green Days weekend, will be taking place to raise money for charity and generally to celebrate the brilliant local community of Chiswick. One highlight this year will be the fi fth annual Marmalade Making Competition, which will now have free entry and has expanded to include three new categories: Seville Orange; any other single or combination of fruits, and Best Dressed Jar in Show. Well, you know what they say about the future, after all… bedfordparkfestival.org

JERSEY BOYS
IN CINEMAS 20 JUNE Based on the Tony Award-winning musical of the same name comes the story of Frankie Valli and the Four Seasons’ meteoric rise to fame. At the height of their success, The Four Season’s popularity was on a par with that of their musical descendants, The Beatles. They had discovered a new sound and Frankie Valli’s instantly recognisable falsetto could be heard blasting from every radio speaker in America. It is their humble beginnings, however, that are the main focus of the film as well as the relationships between the musicians, characterised by the code of honour and loyalty bred into them by their New Jersey upbringing. It is this bond that sustains them through gambling debts, Mafia threats and family disasters. Directed by Clint Eastwood and featuring a fantastic soundtrack (obviously) we can’t wait to see if the acclaimed musical can crack the silver screen. Not literally, of course.

MY SALINGER YEAR BY JOANNA RAKOFF
1996. Joanna Rakoff takes a job – her first – at one of New York's oldest literary agencies. On her first day, her boss – a commanding woman in her sixties who has been there for three decades – gives her a stern talk about someone named 'Jerry'. She is never to give out Jerry's address or phone number, or talk to reporters about Jerry, or to call him with questions. It is only then she notices an entire wall of books containing myriad editions of the works of J. D. Salinger that she realises it's that Jerry. This is a compelling coming-ofage story as well as an insight into a lost world of publishing. £16.99; Bloomsbury

This is an unsettling psychological thriller from the author of Alys, Always which does not turn out the way you might have expected. Two women, two different worlds. Emma is a struggling mother who has put everything on hold. Nina is sophisticated, independent and entirely in control. When the pair meet, Nina generously draws Emma into her life. But this isn't the first time the women's paths have crossed. Nina remembers Emma and she remembers what Emma did. But what exactly does Nina want from her? And how far will she go in pursuit of it? £12.99; Orion
ELIZABETH IS MISSING BY EMMA HEALEY
The lead character in this warm, engaging novel is an 80-yearold grandmother with dementia. However, this is a brilliantly written mystery as well as a thought provoking story of loss, of memory and identity. The story is told through Maud's unforgettable voice and she really is a very sweet and loveable person who you feel for and who will make you stop and think. Healey’s wonderful prose as the mystery unfolds humanises a condition most of us find incomprehensible and frustrating. £12.99; Penguin

Q&A
REEL DEAL As the Met Film School expands their summer youth courses, Absolutely catches up with Met Chief Executive and independent film producer, Jonny Persey
Absolutely: You studied Psychology at Cambridge, how did you come to be involved in the film industry? Jonny Persey: Whilst I was studying I was doing a lot of youth work in formal education outside the school system. Through a series of events I ended up landing a project in Zimbabwe and got very interested at the time (1993) in the issue of kids being orphaned by aids. I tried developing a project that would bridge what was then my background in education with my future (I’d been accepted to medical school and wanted to be a doctor) and I became very interested in how society dealt with the impact of HIV. I ended up making a feature film (Everyone’s Child, 1996) about children being orphaned by aids. It was a fictional story with an educational
JP: I think there are several things that make people come to Met Film School. One is it represents what we stand for – we are in the industry, it wasn’t an accident that we came here (to Ealing Studios). On the one hand you can’t learn to make films without making films, and similarly you can’t learn to make films professionally without making films in a professional context. It’s the same reason we have industry based tutors and masterclasses with people from the industry. We also have a production company and a post production facility integrated into the company. You’re being educated by people who are making films. This is the birthplace of British cinema and one of the heartbeats of the industry now. AB: What do you think of the British film industry today, do you think we’ve had our hey day? JP: I think we’re having a hey day. At the moment the industry is on a high because the tax credit system is working well and the government is fully supportive of it. Here’s an
goal. That film was seen massively within the African continent and I decided to stay in film after going to medical school for just two weeks! Ten or so years later I bought my then production company, APT, into Met Film, which was at the time three years old and had about 20 students. AB: Has Met Film School always taught a young age bracket? JP: From the beginning we were teaching a 3-week summer course and we found that there was a high number of students who did that course who then went on to apply for our BA programme and it was always getting very strong feedback. We decided to increase the activity and run the residential camp last year, which was the first time we did it residentially. By living and breathing the programme 24 hours a day – in terms of social education – it’s much more substantive. We’re also doing an acting course in parallel, so in summer you can either do the film making course or the acting course and the two will be integrated. AB: Do you think people are drawn to the school because of Ealing Studio’s famous history?
amazing statistic: creative industries are worth more to the UK economy than the finance industries. We talk about film with a small ‘f’ – for me the big ‘F’ is cinema – but actually that’s not the reality of people’s viewing experiences any more. Cinema is strong, it’s not got any weaker but, 15

A VERY SHORT HISTORY OF EALING STUDIOS
as the digital revolution has changed, the reality is that what our graduates will end up doing has shifted. Our graduates will work in TV, in digital media, corporate video productions etc. There’s a massive growth in that whole area. Film with a small ‘f’ is massively more significant now than it ever has been because of the accessibility to both the means of production, the means of distribution and the way that the use of video has changed. AB: Would you say that preparing students for life after graduation is a big part of all Met Film courses? JP: Yes, totally. A big part of Met Film is MetGO, which stands for Graduate Opportunities. It’s an incubator stage where we support students with entrepreneurial ideas. It’s all about supporting their way in, giving them tools and then tracking
“Ealing is the birthplace of British cinema and one of the heartbeats of the industry now” aling Studios was the only name in British cinema for a period in the early-tomid 20th century. It was one of the first companies in the country that created films that took the popular low-budget productions of the time and added some flair and money so as to rival the spectacle of Hollywood. Formed in 1902 by Will Barker but rising to fame under Michael Balcon, Ealing Studios are most famous for their comedies of the post-war years such as Passport to Pimlico and The Ladykillers. Famous names associated with this most august studio are the likes of Alfred Hitchcock and actors Alec Guinness and Stanley Holloway. More recently Ealing Studios has been the home of some first-rate modern British cinema such as the cult classic Shaun of the Dead and the revival of St Trinians, which was one of the highest grossing independent British films to date, taking £12 million at the box office. and supporting them throughout. Upwards of 80% of graduates from our BA and MA programmes end up working within the creative industries. We don’t see education finishing when you finish school. I think that’s unique and really important to us. AB: What kind of films do you enjoy? JP: What I love are films which have the power to move. I don’t think you can make a film without an agenda, without a change that you’re trying to affect. For some people that could be pure entertainment, for some that can be pure message. However, my life at the moment is dictated by my three small children! I have to say, two phenomenal animations that have come out recently are Frozen and Mr Peabody & Sherman. Frozen is Disney doing what they used to do best and just doing it better than anyone else can. For more info see metfilmschool.co.uk

He sprang the padlock with a piece of bent wire, a skill maintained despite grammar school’s refining influence. He brought her some clothes stuffed into his school satchel: a woollen scarf – worried, absurdly, that she would hang herself with it – a cardigan with daisies at the neck and an old coat. He had a pair of wellingtons for her. He had wanted to bring real shoes, ladies’ shoes, but he had not been able to find any. It was possible his father had thrown them all away but that seemed such a decisive step Luke did not think his slow and inward father would have taken it. They stood together by the road as finches hopped and darted in the hedge. Luke saw that his mother was frightened. She stood quite still, hugging herself, small inside her cardigan. ‘We can catch the bus,’ he said, as if everything were normal, but his thirteen-year-old voice was breaking and nothing sounded normal. ‘Maman? Let’s go.’ Looking into her eyes he saw the chasm. People were scared of the insane and thought it was because of what they might do, but Luke knew really they were scared of that gap behind their eyes. Luke wasn’t frightened; it was she who had to live there. He would have done anything to save her. And he still prayed for her, even though his arguments disproving God’s existence were louder these days than the prayers. He prayed, and couldn’t help believing that if he did something right – perfectly right – she might get better. ‘Maman? On y va?’ She glanced at him and smiled. Her skin had a pinkness, the flush of sunlight, as if the blood had begun to flow, and Luke felt the power of rescue. They crossed the road to the bus stop. When the bus came they climbed onto it and sat in silence as it took them away. Three days before, they had sat together on Seston Asylum’s bare patchy lawn in their splintering
“The grounds of the asylum were large; they would not be missed for a while”
chairs among the dandelions, with the tangle of pipes crawling down the walls behind them and the chimneys crowded on the Victorian Gothic roofs above. Hélène had given him one of her most assured looks and said, ‘I read in The Times that the National Gallery in London is to make an exhibition of French painting. Cézannes. Renoir. J’aimerais te le montrer, Luc.’ Luke’s first thought was that to see paintings if you wanted to, to read books, listen to music, was the very minimum for a tolerable life. Even his father listened to music. Later, when they said goodbye and she left him to go back to the dayroom and do whatever it was she did when he was not there, he said quietly, ‘Shall we go to Lincoln? Look at pictures in a gallery?’ But his mother was a Parisienne and a snob. ‘Lincoln? So provincial.’ She leaned close to his ear. ‘Londres.’ ‘Londres?’ Luke could not help halflaughing; bested by a woman, and a feeble one at that. ‘Chut!’ Her hair was absurdly messy. She was standing in her slippers
on the lino by Rose Ward, her candlewick dressing gown gaping and scorch-marked bruises on her temples from the electroshock therapy. Soft slippered footfalls defined the patients at Seston. The nurses, orderlies, doctors, all had shoes in which they might leave, that tapped or slapped the lino. The patients’ feet were all but silent. Their voices might be loud – sometimes they were very loud – but they were not grounded, and could not be heard. ‘En train ce n’est pas très loin.’ She was right, by train it was not far at all. The nurses at the reception desk did not look up as he left through the mesh cage at the entrance, or as the door banged behind him and the catches locked. He had been visiting his mother at Seston since he was five years old, he came and went as he pleased.

Under Construction Ben Johnson’s new exhibition explores buildings that have been through war and devastation, and the scars that are subsequently left behind. Gemma Billington gets a look behind the scenes at Ben’s west London studio and home Photography by Leanne Dixon

he first question you will ask when standing in front of Ben Johnson’s paintings at his new exhibition will not be about the places they depict. You will not initially wonder where these buildings are or why they were chosen, you will not even question the complete absence of people inhabiting the rooms or walking the painted corridors. I guarantee the first thing you will say, either aloud or to yourself, will be along the lines of: “Is that really a painting?” I’m in a large studio with Ben, his wife Sheila and a couple of assistants, where they’re currently finishing off the last of six new paintings for his second solo exhibition at the Alan Cristea gallery. He’s on deadline but also ‘on target’ for his show, entitled Time Past Time Present, and seemingly unfazed by the gargantuan task at hand. I’m privileged to be 23

building in Mexico where the man that led the revolution was assassinated in front of his family.’ Ben tells me, and if you look closely you will see 47 bullet holes - black, corrosive and angry pockmarking the wall. There are no people in the painting, but certainly an eerie sense that there should be or, rather, that there were. ‘This show will be rather different in that I’m not celebrating an individual piece of architecture but I’m pointing out what might lie behind and the history of the building.’ Ben explains. ‘They’re about the way a building has been inhabited and that people leave scars. These buildings were so badly damaged by man’s ignorance.’ Berlin’s Neues Museum has been a big source of inspiration for the exhibition. In two separate paintings Ben has depicted the room of the Niobids, once during a period of reconstruction and the other showing the results some eight years
later. In Niobids I the room is under construction, the ceiling is unfinished, the walls are scuffed. But it’s not just the aesthetics that set the tone; the gloom that fills the space hints at the trauma of the war, when it was blown to pieces. In Niobids II, the room is bright and vibrant, filled with light, and richly decorated in gold; it has come back to life. Ben explains: ‘It’s not about the architecture, it’s about the human presence within a building’. Earlier I had been so focused on the breathtaking photorealism of Ben’s paintings that I had been confused by the way he insisted on them not being ‘real’. ‘They’re based on real spaces but they are only paintings.’ He reiterates. ‘I know I’m stating the obvious and I’m not being pedantic but to me it’s important. I’m creating the illusion of a space, which might have a reference to the outside world, but it’s just as abstract as any of those people that I chose not to join in
getting a look behind the scenes at Ben’s west London studio and a sneak peek of the soon-to-be-unveiled artworks. I’d seen some of them on a computer screen and printed out from the press release beforehand, but in real life Ben’s paintings are bona fide masterpieces. Their creation is an arduous process that begins with months of photographs and drawings. The paintings are constructed – like excruciatingly detailed jigsaws – section by section, using a team of assistants and laser printed stencils. Sheila is, according to Ben, the ‘master’; a compliment she artfully detracts with a roll of the eye. ‘She comes along with a brush at the end and [fine] tunes the paintings. She corrects my mistakes.’ Ben adds, with a smile. My attention is drawn particularly to the (at the time) unfinished painting of a living room with two threadbare chairs and an ornate but shattered gold mirror at the centre. Room of the Revolutionary (pictured, right) appears to be a setting for a formal portrait, but this painting is the one that perhaps captures and expresses the show’s theme most explicitly. ‘It’s a 24

“I’m not celebrating an individual piece of architecture, I’m pointing out what might lie behind” three-storey house in St Peter’s Wharf just off Chiswick Mall may have the facade of a ‘1960s eyesore’ (his words, I hasten to add), but for a man whose obsession with architecture and being drawn to the perfect space within a building has directed his career for over 40 years, his home is nothing short of serendipitous. We’re politely asked to take our shoes off when we walk through the front door, but this is the only formality in Ben’s exquisite home. He cheerfully implores us (myself and Leanne, the photographer) to snoop around, move anything we wish and to photograph without constraint. This is after he’s offered us a glass of orange juice and freshly baked croissants straight from the oven. The house simply oozes sophistication and good taste, and though I’m careful not to litter the elegant

the ‘60s who made purely abstract paintings.’ Johnson grew up in Llandudno, North Wales, and left school at the age of 14. He enrolled at the Royal College of Art at 18 and began his artistic career soon afterwards. Originally inspired by German Expressionism, Johnson had his artistic ‘epiphany’ after moving to New York for several months for a solo exhibition in his early twenties. ‘It was the first time I was really exposed to contemporary architecture’ he explains, ‘and that had a very big influence because I was looking for new subject matter and a new direction but I wanted to remain figurative. Really I’ve remained loyal to that inspiration since I was about 23.’ Johnson’s work has evolved over the years but his loyalty to, and passion for, architecture – something he feels a ‘servant to’ – has remained a constant. In fact he’s the only painter to have been made an Honorary Fellow of the Royal Institute of British Architects (RIBA) in recognition of his understanding of contemporary architecture. So it is a treat that not only do I get a behind-the-scenes look at Ben’s studio but also his home. The
dining table with croissant crumbs, the house isn’t a ‘look but don’t’ touch’ kind of environment. Ben and his St Peter’s Wharf neighbours are part of an incredible and uniquely west London slice of art history. The houses were owned by influential printmaker Julian Trevelyan, who lived and worked at the adjoining Durham Wharf with his artist wife Mary Fedden. To save St Peter’s Wharf from being turned into a block of flats, he purchased it for around £40,000 in 1935. Determined to uphold the local artistic spirit, Trevelyan gave the six houses away to friends, for free, on the condition that they use them as studios and only sell them to working artists. This rule is still endorsed by the Trevelyan Arts Trust, of which Ben is the Chairman and Sheila the Treasurer. Some would deem such a rule absurd or archaic, but in Chiswick it just makes sense. With a rich history of art, Ben and around 60 properties in the local area open their doors for the annual Artists At Home open studios weekend. Ben and Sheila have been in the house for 18 years and, from arriving in the capital as wide-eyed teenagers, the pair have built up an impressive monopoly of houses and studios in the west London area. ‘There’s a wonderful, rich tradition of Hammersmith and Chiswick making 25

art, buying art and appreciating where you live,’ he says, ‘I think it’s one of the things that makes Chiswick rather special for a lot of people because it is a very small community.’ When people talk about Chiswick they very often refer to its village qualities and that it feels like a completely separate entity to London. On the top floor mezzanine and studio of Ben’s house (which he admits is mainly used at weekends and for Sheila to do paperwork) I feel completely detached from the chaos of work and the city. The river is still and a handful of rowers glide elegantly across it, a patch of mid-morning light emerges through the fog. ‘This is pure Turner.’ Ben comments on the scene, adding that the famous landscape artist did in fact live in the area, though where exactly is still debated. ‘The one thing that I’m working towards is the one split second that made me stand there rather than there, and that’s the bit that’s so hard to define.’ He says: ‘It’s an innate instinct. I just happen to have a compass that brings me to the
right places at the right time. I don’t know why, I don’t know how but I have an instinct for space and geography.’ When I leave after a morning of great company and conversation I find myself wondering about this internal compass and what it is that draws people to places. Why are we attracted to particular buildings, to rooms, to a certain view? There’s no definitive answer but where Ben stands – in life, in his career, with his wife in their home overlooking the river, on the cusp of a brand new exhibition – I’ve no doubt that he is exactly where he’s meant to be. ashes are the new brows. Or so the Spring Summer catwalks decreed. After seasons of heavy-duty Cara worshipping, there was a new idol in town. A kind of modern Jane Birkin, a doe-eyed sex kitten, with tousled hair and lashings of lashes. Mascara in the noughties was top heavy, drawing the eyes upwards and outwards into a feline shape. The look for the twenty-tens is based upon placing equal emphasis on the lower lashes to widen the eyes. At the JeanPierre Braganza show, MAC make-up artist Terry Barber even placed individual lashes on the lower lash line creating a model line-up of Bambi-lookalikes. The key to starting this look is an eye palette like this Estee Lauder one – use the pale shade to sweep all over the eyelid, then a fine brush to line the eyes with the black shade and take it into the socket, using a softer eye brush to blend, blend, blend. Charlotte Tilbury’s clever Eye Cheat pencil is a modern take on the Twiggy white-pencilin-the-waterline look. It is an instant eye brightener and essential for creating the rounded eye. Follow with a liquid liner along the top lashes, drawing out a soft flick and taking mid-way along the lower lash line. Then curl your lashes like you never have before and load on a volumising and truly black mascara, top and bottom. I love this Hourglass one. If you can manage it, a set of false eyelashes will set the seal on this look. Eylure are the original and best. I am never without a set of their 020 Naturals. Get a decent glue (the best is DUO, available at MAC and online) and cut the lashes to fit your eye before applying, always snipping at the inner corner. A pale peach on the cheeks and a nude lip are all that is required for the finishing touches. It’s a look that has stood the test of time because it is feminine, seemingly effortless and, above all, very sexy.

eling happy with your appearance gives you greater confidence, and this in turn has positive effects on your personal and professional life. With amazing developments in the antiaging and beauty industries, the procedures and products now available are more effective, safer, less invasive and require little or no down-time. As we grow older there are some inevitable changes that affect how we look and these limit the extent to which day-today beauty therapy treatments alone can help. BONE ABSORPTION As we age the bony skull shrinks resulting in the eyes and the nose sinking in those growing apertures. FAT REDUCTION The fat pads in the face shrink resulting in volume loss beneath the skin.
SHORTENING OF MUSCLES As we age wrinkles and folds appear. THINNING OF THE SKIN With age we lose hyaluronic acid, collagen and elastin (among many other substances) from the skin so it gets thinner and loose. Beyond pampering or grooming you can have result-driven treatments tailored for your specific concerns. Everything starts with an in-depth consultation with one of our beauty professionals or our in-house resident dermatologist, Dr Bela Horvath. Throughout this discussion an individualised care plan is made listing the choices of treatments answering your concerns and desires. Finally, when you understand all the benefits and possible side effects of the treatment options, you can make your choices and finalise your overall, holistic treatment plan. Both our beauty and the medical department can
be involved to give you the different tiers of treatments including facials, non-surgical treatments are muscle relaxants and fillers, skin needling, Plasma Rich in Growth Factors (PRGF) therapy, Mesotherapy and medical grade peels as well as Well-woman and Wellman Clinics. Who says you can’t bring a funfair into your living room? Brother and sister entrepreneurs Ben and Rebecca Reynolds tell Gemma Billington the illuminating story of Carousel Lights
Bright T Sparks
rends are funny things. As soon as you’re even vaguely aware of one, you suddenly see it everywhere. After a morning spent upstairs at High Road House with brother and sister business partners Ben and Rebecca Reynolds, I’m suddenly seeing examples of the kind of work they do everywhere. Lighting is their business, specifically, ‘carnival’ inspired signs and neon in every colour twisted into varying shapes, names and words. Artist Tracey Emin’s expletive-ridden works of art in neon handwriting could be credited with kick-starting the trend but then again every shop window I passed that afternoon, every bar, restaurant and store in London seemed to have their name in lights. And Ben and Rebecca are the bright sparks behind Carousel Lights, a company that brings this kind of design to a client’s venue of choice be it wedding receptions or living rooms. ‘Carousel Lights is fairground inspired lighting.’ Ben explains, simply. ‘My initial background is in engineering and I then worked in marketing. I’ve always wanted to do something that connects the two.’ The company launched just over a year ago, but the idea for it, it transpires, had been there all along. The Boston May Fair in Lincolnshire, where the siblings grew up, is an annual street fair that can trace its roots back to the 11th century. A nostalgic feast for the senses, its a riot of colour, noise, bumper cars, whizzing waltzers and merry-gorounds. On a visit a couple of years ago, Ben explains: ‘We were walking around and I thought, “actually, we could put these lights into people’s homes and offices in a unique way”. That’s where the idea came from.’ Ben splits Carousel Lights’ products into
55
Interiors Main.indd 55

four distinct categories: the main, ‘off the shelf’ range, vintage lights, custom lights and artist collaborations. He also acknowledges that clients are becoming more adventurous with their requests, which is something both he and Rebecca are embracing with open arms. The Chiswickbased siblings certainly have a hands-on approach, designing everything themselves and flitting between clients and specialists across the UK. They pride themselves on working with the very best and most experienced, as well as the fact that everything is made in England. ‘We regularly talk to the electricians (and others) to keep ourselves up-to-date, we want to be able to do the latest thing.’ Rebecca, whose background is in marketing, explains: ‘I never,
ever thought I’d know this much about bulbs,’ she adds with something between a sigh and a laugh. Ben’s engineering background has come round full circle and he takes me through the inner workings of a traditional cabochon bulb (the large, colourful ones that make up traditional carnival rides) with the same enthusiasm he has when discussing Victorian funfairs. And though Carousel Lights stick rigidly to the aesthetics of fairground rides (there’s a detailed description on the company website of each style and the origins of the ride on which it is based), the advent of new, alternative lighting is unavoidable and something that they employ with gusto. LED lights are an energy

efficient alternative and neon, the siblings reveal, is increasingly desirable. ‘Neon is very fashionable at the moment’, agrees Rebecca, ‘originally I imagined it would be very bright but you can set it at a level you want, so it works in every space. You can replicate handwriting in neon: Initials are great for weddings. You can send us a scan of a signature and we can replicate it in neon.’ People’s inherent love of nostalgia coupled with a growing trend for personalisation is where Carousel Lights have found their niche. The villagey qualities of Chiswick has meant that word of mouth alone has been powerful enough to secure business. An early commission was the American diner style sign in Turnham Green delicatessens Hack & Veldt. ‘The owner has had lots of comments about it.’ Ben tells me, ‘If that was in Shoreditch it probably wouldn’t have stood out as much.’ But word of mouth, like a trend, is also a funny thing. Words spread like wildfire – even, it turns out, to the other side of the
world. ‘We’ve had quite a few quotes from Australia for some reason’ Ben says, ‘which has really surprised us. It’s all for neon too, but to fly it safely is more expensive than the product. In terms of a problem
we haven’t quite solved, it’s the fragility of neon.’ I suggest that the obvious solution is to open an Australian office, which is met with laughter and knowing looks. Apparently Rebecca has already volunteered to co-ordinate the Melbourne branch of Carousel Lights. But whether the company’s future lies in Chiswick or Down Under, it is, undeniably, looking bright. carousellights.com

Going Underground Basement conversions once had a bad reputation but for Londoners short on living space they’re now an attractive alternative to moving home. Absolutely catches up with MoreSpace Basements Director James Quinn to talk about this growing trend What is your background and how did you come to work at MoreSpace Basements? Prior to joining the company, I obtained my bachelor’s degree in Engineering. My family had always been involved in construction and a chance meeting with Adrian Newman (MoreSpace, Managing Director) back in 2006 saw me join the MoreSpace team. Originally I started as a project manager for loft conversions and ground floor extensions. During my time at the company, I was offered the opportunity of undertaking my Masters degree which I completed in 2008. In 2012 I was offered to join MoreSpace Basements as a Director. Can you explain what exactly MoreSpace Basements does? We started completing basements in the early 2000s but only a few at a time, generally when asked by repeat clients. We found many clients were only being offered a few providers, who virtually held the market to ransom with high prices. Our aim is to provide additional living space to growing families at a fair and fixed cost. Since then, our company has grown from strength to strength. MoreSpace is a family run business with nearly five decades completing London extensions (established in 1966). MoreSpace Basements was started following the success of the loft and extension business
combinations and permutations are endless. The vast majority of basements are completed with little or no fuss to the adjoining owner and the foundations are also improved.
Do you think that a lack of space in the home is a problem that is specific to Londoners? Yes, with property values rising by almost 18% in London and only 5% in the rest of the country and with the cost of moving in London always ever rising there hasn’t been a better time to invest into your property. Basement average pricing is from £300 - £400 per square foot. With current house property values exceeding the price of a basement by twice the amount on average, in London. In some cases meaning for every £1 you invest into your basement, £3 £4 is added to your property value. What are the benefits of a basement conversion? A basement can transform a house to provide more living space that no other type of conversion can. As the footprint is normally the replica of the existing ground floor, the
Would you say that more people are opting to convert their basements instead of attics and/or extensions? With our experience, loft and extensions are usually used to add an extra room or bathroom to the house. While basements are more for leisure, entertainment and family spaces, for example, we fit: gyms, cinemas, libraries, wine cellars etc. However, with the price value rising in London, basements represents a much better value. This means in areas that traditionally did not have any basements being undertaken, more and more are being excavated. What are some of the more memorable basements that you’ve worked on? We have completed many ‘magazine’ type basements which give a great ‘wow’ factor, including a 120 m₂ basement in Ealing which became a completely new lower ground floor in the house complete with a full size cinema. Recently we converted two basements sideby-side in Twickenham. The extra space we created for the family meant that they are now in a position that they do not need to move (only once the kids move out!). ineedmorespace.co.uk

R E C I P E In an extract from her new book, trEATs, Shepherd’s Bush baking blogger April Carter shares a recipe for Absolutely’s current sweet obsession, salted caramel sauce. SALTED CARAMEL SAUCE This intensely sweet, salty and buttery caramel takes a bit of practice, but it is well worth mastering. MAKES X1 500G JAR • 250 g (9 oz/1 cup) caster (superfine) sugar • 50 g (2 oz) butter, melted • 300 ml (10 fl oz) double cream, warmed • 1–2 teaspoons flaky sea salt Heat the sugar in a large saucepan (a silver-coloured saucepan is best as you need to check the colour of the sugar as it melts) over a medium heat. Once the sugar starts to melt, swirl and push the sugar into the liquid areas of the pan using a wooden spoon but without stirring. After about 10 minutes, or once the sugar is completely melted and dark amber in colour, remove the saucepan from the heat. Whisk in the melted butter followed by the warmed cream (be careful, as the mixture can splash up). If the sugar solidifies, return the pan to a medium heat until the mixture is liquid again. Stir in the salt. Pour the mixture through a sieve to remove any lumps of sugar into a heatproof bowl, and leave to cool before covering and chilling. Keep for up to a week in the fridge. trEATs by April Carter, Hardie Grant, £12.99.

RESTAURANT REVIEW
Northern Lights Chris Baldacci dines out Scandinavian-style at Linnea in Kew
S
ome might describe Linnea as a boutique restaurant, small but well formed. When you walk through the door the first impression is class – acres of cream leather and crystal shades on the wall-mounted lights, the walls bare of clutter, artwork and photographs. The decor is sleek and modern in every way. The waiter on duty that Tuesday night emanated genuine concern that you have a good experience in his restaurant, unobtrusive but always on hand to refill a glass or change the cutlery. You may be thinking that his attentive behavior was due to the review but at the end of the meal when I told him of our purpose there he showed unfeigned surprise. This is one of the best signs when it comes to a restaurant, knowing you are not dealing with an establishment just trying to receive good publicity. Now on to the important bit, the food. The menu is a refreshingly straightforward affair – set prices for either two or three courses – and a good selection of wines. To start my companion and I had the ‘gravad’ of beef with horseradish and green beans. The dish was served ice cold and the beef was sliced so thin as to be translucent, with the green beans crisp and the horseradish, ground into a fine powder, formed little piles dotted around the plate. Refreshing and light before we moved onto the more hearty fare. For the main I ordered the roasted Guinea fowl with Skånsk potatoes and confit leg salad and my friend had Icelandic cod with beetroot lentils, pulled pork and cauliflower. The Guinea fowl breast was perfect, great size and flavor and very tender. Skånsk potatoes are new to me but they turned out to be little fried cubes in a creamy sauce that were delightful. The same can be said for the confit leg salad – a lovely light accompaniment to the rich potatoes and Guinea fowl. My companion’s
Icelandic cod was the most interesting dish of the evening, who would have thought that pulled pork worked with cod? But it did, really rather well. To round off the evening a bit of indulgence in the nicely varied dessert menu was in order. I had the cheese selection which was a trio of tiny slices, served with apricot and walnut bread and a wonderful rhubarb chutney. My companion’s hazelnut cake with vanilla ice cream really stole the show for this course. Luscious, moreish and packed
with hazelnuts, it was one fine cake. The ice cream was pretty good too. Linnea is in a great location, just on the outskirts of the Royal Botanical Gardens, and has a fantastic pub just next door for pre-and-post dinner drinks if you wish. This restaurant would makes a great place for a swift lunch or a relaxed dinner. Interesting, locally sourced food cooked well with a Scandinavian flair. Wonderful for those looking for something a bit different. linneakew.co.uk

H O T… MasterChef winner and Mexican food fanatic Thomasina Miers has spread her wings in her new book, a dedication to her favourite ingredient: chili. Here, she tells Georgie Lane-Godfrey why
I
t’s a story which has been done to death. Inspired by a gap year living in Mexico and a cookery course in Ireland, Thomasina Miers auditions to be a part of the BBC’s newly rebooted MasterChef. Dazzling judges Gregg Wallace and John Torode with her ‘bold and sometimes eccentric cooking style’, she wins and goes on to become ‘Mrs Mexico’, setting up the Wahaca chain of hugely successful Mexican street food restaurants. And yet, despite it’s countless repetition, despite all the interviews and inane questions about how she
became so passionate about Mexican cuisine, Thomasina Miers (or Tommi to her friends), still manages to remain inexhaustibly enthusiastic about the country and cuisine with which her name has become synonymous. But surely, surely, even she must struggle to remain so excited about Mexico all the time? ‘Well, during my second pregnancy I really went off Mexican food altogether,’ admits the motherof-two. ‘We were developing a lot of dishes for our South Bank menu which has lots of specials and I had really bad morning sickness. I found the process just exhausting. And funnily enough, the book I’ve just written has very little Mexican food in it.’

The new book is Chilli Notes, a collection of chilli-inspired recipes from around the globe. It proved liberating, letting Miers delve into other cuisines that she couldn’t access before. ‘I submitted a recipe recently to an editor and she replied saying, ‘Hmm, that’s a bit Yotam [Ottolenghi]. Can you do something else?’ I remember thinking, “Oh my god, he’s just cornered the whole of the Middle East!” I suppose you can’t be greedy though, and he is Israeli after all!’ It may have given Miers that much needed creative release from her restrictive Mexican shackles, but it took its toll in other ways. ‘I basically wrote it on my maternity leave, which was a real killer. My husband told me, “If you ever do that to me again, I will divorce you,’’’ she says casually. ‘But you kind of need that creative space to write a book and it was a real labour of love. I did actually enjoy the whole process, even though my husband obviously didn’t!’ She laughs. Now, however, she’s back at work with a renewed passion for all things Mexican. ‘I always find post maternity a really exciting phase as you come back with loads of fresh ideas. It’s an amazing time to reassess.’ Gangly and gap-toothed, Miers is easy company and immensely likeable. She also happens to be exceptionally successful; the most successful in

• 1 garlic clove • zest and juice of ½ lemon • 1 tbsp of capers, washed in cold water • 110g black olives • A good handful of basil leaves, roughly chopped • 1 large fresh red chilli, roughly chopped • 6 tbsp extra virgin olive oil 1. Preheat the oven to 220°C/430°F/gas 7. 2. To make the tapenade, whizz all the ingredients apart from the olive oil in a food processor until roughly combined, then add the olive oil. 3. Roll the pastry, place on a lined or buttered baking sheet and chill for 20 minutes. Lightly smear the base of the tart with the tapenade, making sure you leave a border of pastry, 1cm wide, all the way around. 4. Scatter the base with the strips of pepper, onion, tomatoes, pine nuts and cheese. Brush the edges of the pastry with a beaten egg and bake in the oven for 15 minutes or until the pastry has risen and is golden and crisp and the tomatoes and onion are cooked. Sprinkle with the chilli flakes and serve.

LITTLE LIME POSSETS WITH CHILLI-TAMARIND CURD hese indulgent pots have an ethereal lightness and an addictiveness that I put down to the classic Mexican flavour combination of sour tamarind and hot chilli. “Chillies speed up your metabolism and I eat a lot of chillies!” Café, but it’s so ingredient led; it’s all about the terroir. For example, there are 200 varieties of chillies in Mexico and the dough for the tortillas is made from fresh corn. It’s that fresh produce which just doesn’t exist here. You’d have to fly over those fresh ingredients which goes against the grain of it, for me anyway, so I’ve never really squared that circle.’ She does, however, get her gourmet fixes elsewhere, eating out in London to check up on what her contemporaries are cooking. She
recommends Medler on the King’s Road to me, and Marianne and Assagi’s in Notting Hill, as well as Clarke’s ‘because it’s always wonderfully seasonal.’ The list goes on, which is surprising when you look at her; Miers is a beanpole. So much for never trusting a skinny cook then. ‘You can’t discriminate against someone for having a fast metabolism,’ she says crossly. ‘When you’re surrounded by food all the time, the novelty wears off. Besides, chillies actually speed up your metabolism and I eat a lot of chillies, so sometimes I think that must be one of the reasons!’ Looks like I’d best get watering my chilli plant then. And maybe buying a certain book, too.

1. To make the posset, put the cream, lime zest, caster sugar and vanilla essence in a pan and bring to the boil, stirring occasionally to dissolve the sugar. Lower the heat and leave to bubble for a few minutes, stirring from time to time. Whisk in the lime juice then remove from the heat. Sieve the hot cream into 6–8 glasses and chill in the fridge. 2. To make the curd, whisk the eggs, lime, tamarind, sugar and chilli together in a saucepan over a low heat, then add the butter, one cube at a time. Let the curd cook for 10–15 minutes, stirring regularly, until it is thick and custard-like, but at the first sign of the mixture erupting with a ‘plop’ remove from the heat. 3. Strain the curd through a sieve into a clean bowl and allow to cool. Spoon a layer of the curd over each of the set possets, return to the fridge and leave to set overnight. I love to serve these with an almond biscotti and a glass of pudding wine or aged tequila.

ROAD
I
Michael Kallenbach gets back in the saddle to explore the breath-taking wilderness of Wyoming
t’s not easy to find the Bitterroot Ranch. The drive here from Jackson Hole airport takes about three hours, and then there’s a gravel road to travel along for the final 18 miles. There are no passers-by who might just pop in for a cup of tea, a casual conversation or perhaps even to chew a bit of tobacco.
The signpost to the ranch is barely visible. This is Wyoming, the territory that John Wayne and Butch Cassidy inhabited, in the heart of the Rockies – there is little else but breathtaking scenery all the way. The nearest town is the distant Dubois and if you miss Bitterroot, you are plunged into the wilderness of the six million acre Shoshone National Forest. Their place is legendary and tales about the bank robber Butch Cassidy abound – the cabin used by Cassidy as a hiding place was discovered here some years ago. There’s also one spot which has been named ‘360’ for the unhindered views for hundreds of miles in every direction. Today, this is all part of one of the regular trail rides.
“I yearn to be alone: just me, my horse and that incredible sense of freedom” I am here for five days on horseback, taking the panoramas of the magnificent landscape that can only be experienced from the saddle. The views just above the Bitterroot look down on to the fork of the Wind River which curls around the ranch. The nearby place names are evocative: 75

Buffalo Draw and Bone Lake. Although I am riding in a small group, I yearn to be alone: just me, my horse, and that extraordinary sense of freedom and exhilaration that a riding holiday like this provides. The ranch is run by husbandand-wife team Bayard and Mel Fox and now, after more than 40 years of being at the helm, their son Richard and his wife are involved too. But despite Bayard clocking up a mere 84 years, there’s no talk of retirement. Having travelled the world, this former CIA agent tells me he’s happiest living in the United States. ‘This is the place where the politics is the least complicated,’ he maintains. But never mind the
“Richard stopped and picked some wild strawberries for us” politics, no one wants to talk about that on this holiday. What is worth talking about is the riding. One morning, Mel arranged for me to take part in a mini cross-country ride, with about 40 jumps — on a more familiar English saddle of course. There was also a chance to herd up some cattle. They moved
stubbornly from one area to the next and the wranglers did most of the work. I have to admit, it wasn’t exactly my idea of fun, but on the way back to base, Richard stopped and picked some wild strawberries for us – a sweet taste of Wyoming. One night at dinner, one of the guests shouted out, rather ironically, ‘where’s the spa?’ Her muscles and joints were aching and she longed for a hot bubbly bath to soak in. There is, of course, no spa here. This is a working cattle ranch and the accommodation is comfortable rather than luxurious. What you will get though is a good horse, wholesome home cooking and views to lose yourself in.
Ride World Wide (01837 82544; rideworldwide.com) offers week-long stays at the Bitterroot Ranch between May and September. The price for seven nights’ full board accommodation with all riding included is from £1,355 per adult. The nearest airport to Bitterroot is Jackson Hole - flights from the UK (e.g. from London via Houston and Denver to Jackson Hole) start at £750 return.

Excalibur Hotel & Casino is Disneyland meets Saint Basil’s Cathedral with a dash of tacky faux medieval fare thrown in for good measure. Well, that’s what you get for a $25 return from Downtown Los Angeles. It’s an awful building but the perfect emblem of where we’ve arrived; Sin City itself, Las Vegas. After 10 minutes of trudging our cases aimlessly through the desert heat we give up and take a taxi to the Mandarin Oriental, which is situated almost slapbang in the middle of the Strip. If Excalibur, The Bellagio, Caesars Palace and Paris are among the icons of the Strip, then the Mandarin Oriental (MO) is the very antithesis of it; an oasis of tranquility and sophistication. You won’t find a single slot

machine here, nor a sprawling seafood buffet. That’s not to say that you’re cut-off from the Vegas experience, only the sleaze and chaos of it. Ostensibly it’s an unusual addition to the Strip (and much younger than the others, having only opened in 2009), in that its discretion contrasts with the dominating, humungous hotel-cumcasinos. But its design, which incorporates the brand’s oriental roots and aesthetics, makes the 5-star hotel both subtle and spectacular. With girlish excitement my friend and I boarded the one-stop lift to the Sky Lobby located on the 23rd floor to check in. The floors are elegant black marble and the sumptuous tea room situated next to the reception is festooned with enormous, Japanese-lantern style lights and an intricate blue, red and gold carpet. Our room is impressive but sedate, with an enormous bed, plus remote controlled curtains that reveal a spectacular vista. It is here on the 19th floor, before we’ve even set foot in a casino, that I begin to develop a fondness for Vegas. It’s really quite beautiful in an urban and completely bonkers way. Traffic is six lanes wide either side (it’s near impossible to walk anywhere) and animated billboards pop up like mushroom – all vying aggressively for your attention. The blue canvas sky is never blemished by clouds, and it means that you can watch Las Vegas come to life, once the sun begins to set, for miles and miles – beyond the Strip and all the way to the barren desert and mountains. Slowly everything begins to light up (even the road markings are made up of bulbs), from the famous ‘Eiffel Tower’ to the twinkling Planet Hollywood hotel sign. Once the sun has set and Vegas is ablaze, its impossible to resist its debauchery.

“Once the sun has set and vegas is ablaze, its impossible to resist its debauchery” weekend, then I wouldn’t stray far from the hotel during the day. For one thing, the glittering decadence of the night before will reveal itself to be smoke-tinged and garish the morning after. Indulge the inevitable hangover with a lavish breakfast as only the Americans can do, and then hang out by the pool in the glorious sunshine. The MO has two pools, with views of Monte Carlo casino from one end and ‘New York’ on the other. It’s also on the same floor as the incredible spa, which I implore you to visit. It’s worth having a vague plan of where to go at night, baring in mind that it really is difficult to walk anywhere (even when everything looks so close) as the footpaths are suddenly cut off by malls that you have no choice but to walk through. There are endless live shows, casinos, buffets and every kind of Vegas ‘must do’, and even for a gambling dunce such as myself, you can’t help but get into the spirit. Waitresses will (slowly) serve you free drinks at slot machines (you have to tip them amply, of course) and you can ease yourself into the gambling scene with machines that charge no more
than 40 cents a pop. On our second night out we took a cab to Freemont Street, which is home to the famous Golden Nugget casino and is a less pretentious and more affordable night out than the Strip. Despite some preconceived scepticism (read: snobbery) I found myself keen to return to Vegas, and after two nights we had barely scratched the surface. However, the hangover we endured on that wearisome coach ride back to LA was the expected yet ultimate badge of honour of a Vegas weekend and, in the end, totally worth it. Until next time.

Style STREET
Colourful and cultural, Leo Bear explores the gateway to the American art world: Miami
I
t’s the run-up to Art Basel Miami Beach, where collectors, gallery owners, artists and celebrities congregate to admire pop-up art installations and swap digits at swanky private parties, and I’m here to get a taste of what Miami has to offer the layman. I’m told more private jets land in Miami on December 3rd than anywhere else in the world – and that the incoming crowd are dropping more than $1m a night on works of art. In other words, ‘it’s great fun; eight days of intense debauchery,’ says Philip Hoffman, CEO of the UK’s Fine Art Fund. ‘Make sure you take sunglasses.’ The thing is, I’m early to the party. Art season spans December to March (peaking in December) and it’s November – but nonetheless there’s a palpable sense of excitement in the air. At my hotel, The James Royal Palm, the staff are gearing up
to host a cocktail-cum-spa-lounge conceived by ex-Ralph Lauren creative Mark Cunningham. But before I dive into the art scene, I need to get my bearings. This is my first trip to Miami and I’m keen to explore my surroundings of South Beach. I start by booking an architectural bike tour with Dragonfly Tours. A couple of hours later I descend to the lobby and pray the tattooed man sitting in the corner isn’t my guide. He’s in surf shorts, mismatching Converse and has a braided beard. He springs over and introduces himself as John, my guide. He’ll be showing me all of Miami’s architectural wonders – and really he’s a wonder in himself. It turns out he used to tour with Nine Inch Nails but gave it all up because the crew lacked hygiene. Anyway, showing tourists around suits him and with John by my side, I begin to feel uncharacteristically ‘street’. Miami is grit, glamour and gorgeous buildings. Freewheeling
down Collins Avenue with the sun on my handlebars, I’m quickly seduced. Lined with low-rise pastel buildings decorated with coral from the Everglades, the traffic-free boulevards are dotted with palm trees, giving a laid-back campus-like feel to the area. South Beach reminds me of Westwood, a village-y suburb of Los Angeles known for its 1950s cinemas, grassy sidewalks and goodlooking undergrads. John describes the architecture as ‘tropical deco’. I’m not sure if he’s made it up, but it’s apt either way. The city has certainly come a long way. In the seventies it was the cocaine capital of the world, notorious for cars blowing up by the side of the road and daylight shootings. Later came a spell as ‘God’s Waiting Room’, when kooky retirement settlements prevailed. Today it’s a breezy coastal paradise populated by hip outdoorsy types who skateboard to work.

During our bike ride, we visit glorious art deco buildings including the Lincoln Theatre (now an H&M), the Jackie Gleason Fillmore Theatre and the Betsy Hotel. The tour is an education; new words start to enter my vocabulary like ‘eyebrow ledges’ and ‘ziggurats’ (the trademark stepped effect found on many an art deco rooftop). Along the way I consume my first-ever pastrami sandwich at Jerry’s Deli, an establishment that has remained unchanged since 1939 – booths, columns, chandeliers and all. We finish up on Ocean Drive outside the beleaguered Versace mansion. Recently acquired by the owners of the neighbouring property Hotel Victor, plans are in motion to convert the late fashion designer’s home into a jazzy ocean-facing restaurant. Not that Miami is short on great places to eat: Joe’s Stone Crab, MeatMarket and Catch (an outpost of the glamorous NY eaterie) are all hotspots well worth a visit. While the architecture is worth the airfare in itself, I’m actually here for the art. Home to an array of internationally renowned galleries including MoCA, Noma and the new fabulous Pérez Museum designed by Swiss duo Herzog & de Meuron, I’m keen to see something truly unique to Miami. So I hail a cab to the Wynwood district. A short hop across the Julia Tuttle causeway and we pull up outside Wynwood Walls, a small, gated area devoted to street art and graffiti. It’s here that street artists such as Retna, an LA-based artist who counts Hermès and Louis Vuitton among his clients, flock to leave their mark. The result is an explosive mix of bold and distinctive murals. But there’s much more. The Walls lie at the heart of a wider ten-block area boasting great swathes of spray art, op-art and roll art – sometimes covering whole buildings – as well as more than 50 art galleries. A formerly stagnant area of vacant warehouses, Wynwood now sparkles with the kind of intrinsic attitude you find in New York’s Soho and London’s Shoreditch – but with a much more vivid colour palette thanks to the year-round Floridian sunshine. You can wander around solo or join a guided walking tour (these take place every other Saturday), and when your eyes need a rest, make a pitstop at Wynwood Kitchen and Bar, an al fresco Venezuelan café that does an excellent line in chicken empanadas. Of the galleries, the Rubell Family Collection, one of the largest private
displays of modern art in the world, is a must-visit, and for emerging talent, try the Bakehouse Art Complex, a former bakery now home to 65 studios occupied by budding young artists. Here, you can buy something to take home or commission something original that won’t break the bank. What’s remarkable is that Wynwood’s ascension from down-and-out to downright cool has all happened in the last ten years – stimulated in large part by the Miami Basel Art Fair. Offshoots of the fair now take place in Wynwood, generating a lot of speculation and hype, so it will be interesting to see how the area continues to evolve. Tanked up on art and architecture, I head back to the comparatively historic district of South Beach for
some much needed R ‘n’ R. Most of the hotels on this 8.5-mile stretch of soft yellow sand have private beach clubs attached to them, and The James is no exception. Horizontal on a sunlounger admiring the breaking waves and buff bodies this town is famous for, I feel incredibly content. The Atlantic breeze mercifully muffles squeals from a nearby ‘bachelorette’ party and as a male model in bright-orange shorts brings me a hamper of fruit and Fiji water, I smile as I remember an earlier encounter with one of Miami’s most eminent gallery curators. Conrad de la Torre of Gary Nader Fine Art, who lives and works in Miami, told me: ‘Miami is the gateway to the American art world. If you want to do well, you have to come here… Where else can you hang out in five-star hotels and buy million-dollar pieces of art in shorts and sandals?’ And that pretty much sums up Miami. It’s very cool. Even for art novices like me.

our child is bright but you are broke, or at least you think you are. Does this mean a private education is out of your reach? Not necessarily. The good news is that private schools are offering more assistance with fees than ever before. The difficulty is in trying to work out if you qualify for any help. Susan Hamyln, Director of the Good Schools Guide Advice Service, says that, in the past few years, she has seen such an ‘explosion in demand’ from parents investigating bursaries that the GSG has now set up a dedicated Scholarship and Bursaries Service to help parents navigate a confusing system. One of the first questions she is always asked is: ‘Do we qualify for help?’ The answer, frustratingly, is that it depends. ‘What qualifies you for a bursary in London is different from the rest of the country,’ says Hamlyn. ‘Broke in London is far richer than broke in Yorkshire.’ Bursaries are certainly more plentiful than they were. The recent census from the Independent Schools Council (ISC) trumpeted that more than one third of private school pupils now receive assistance with fees, the amount of relief rising by 5.6% in the last year. This is partly because schools are bending over backwards to justify their charitable status with the Charities Commission. As Barnaby Lenon, former head of Harrow and now chairman of the ISC explains, there has been a drift away from providing scholarships to bright children to providing bursaries for the less well-off. So what about Londoners; do the capital’s day schools offer decent bursaries, too? Hamlyn says the general rule is that the richer the school the better the bursary, which is why the older public schools can seem extremely generous. Hamlyn established the Scholarships and Bursaries Service following a talk by Tony Little, headmaster of Eton, about making public school education open to the most disadvantaged children. Most schools make it clear that bursary applications are treated on a case-by case-basis. It’s not simply income that affects fees assistance but the value of your house, car, investments, even holidays. In collating what information is available into a central

Numbers game
Schools are bending over backwards to offer bursaries to the bright but broke. But, as Amanda Constance discovers, finding out if this means you is an altogether trickier question resource, the GSG has uncovered a huge disparity in provision. If you want a bursary at City of London School, for example, don’t bother applying if your gross household income is more than £45,000. Ditto Lady Eleanor Holles, where an income in excess of £50,000 is unlikely to qualify for assistance. In contrast, Godolphin and Laytmer, once proud of its assisted-places scheme but now popular with the offspring of oligarchs, declares its threshold for bursary applications is £100,000. Most schools, such as Latymer, St Paul’s Girls, Dulwich College, King’s College School and UCS state that bursaries are offered on the basis of a student’s performance in entrance exams and interviews. And there’s
the rub with bursaries. Applications for fee assistance can only be made after your child has been through the rigorous academic selection process. Only the most academically able will be offered a bursary, as schools can cherry-pick the best and competition in London is especially fierce. Hamlyn cautions that she frequently deals with the parents of a bright child who contact her with a view to getting a bursary but whose income renders them ineligible. Nevertheless, they put their children through the entrance exams for academically selective schools, only to find they don’t qualify for a bursary, can’t afford the fees, and the process has been in vain. ‘That’s an awful position to put a child in,’ Hamlyn says. ‘If you do look
“As a general rule, the richer the school the better the bursary”
at high-flying academic independent schools with your eye on a bursary, you must be very clear with your child that you are taking a chance and you need a good state school as a backup,’ Hamlyn adds. ‘Be realistic about your child. Just because he or she is in the top 10% at their state primary, doesn’t mean they will cut it in some of the most selective academic independents.’ This can be squeamish territory for the middle classes. We might joke over dinner about how rich, or poor, we are but we rarely like to lay bare the numbers. Our hopes, fears, pride and status are all tied up in where our kids go to school. But with independent education beyond most salaries, there is less of a stigma now on asking for help. And, who knows, you might be able to get your child the very best education money can buy. he room is long and white with a glass panelled ceiling that lets light flood down into the space. Inside there is a bizarre stillness though, because up all four walls, in concentrated clusters, are swarms of giant bugs. ‘It is a bit odd,’ says Kathryn uncertainly as we loiter in the doorway of the first room on the ground floor. She is, after all, responsible for this trip to the Saatchi Gallery, in the old barracks off the Kings Road. Sidling over to the left hand wall, Nick peers carefully and then pulls a face. Close up, each insect is made of two knobbly ends with twigs bound on from centre to make up weird spindly legs. Glancing round there appears to be no written information about the artist anywhere, and groups of tourists are merrily taking pictures. At the far end, two Chinese girls are taking turns to snap each other highfiving the installation. Nick whips out his phone and gets onto Google. ‘They’re ants,’ he says. ‘The bloke is Colombian and has put these on loads of public buildings around the world. The bodies are made from two human skull casts.’ ‘Okay, well, I didn’t know what was on,’ says Kathryn, immediately defensive. Inside her head she is having a horrible flashback to the time she dragged Nick along to an experimental play at the Royal Court. On that occasion members of the audience were made to wear compulsory supermarket bibs as part of the performance. ‘It says here the artist is trying to summon death in life,’ Nick continues. ‘Well, I did tell you this place has some varied stuff,’ says Kathryn, clearly nettled. ‘It is just interesting to see what gets exhibited.’ As we wander round ‘Panagea: New Art from Africa and Latin America’ in a dazed fashion, it turns out this statement couldn’t be more true. One room is draped in sacking from Ghana – this can be viewed at ground level, or from a platform above. There are stacks of glass and spray paint from Peru, whilst numerous other pictures and structural assemblies line the floors and walls across all three levels of the gallery. ‘It all seems very popular… or it could just be that it is a Saturday and this place is free,’ says Nick. The place is indeed packed. There are people chattering on the staircases, tourists taking photos of themselves – and the art – from every imaginable angle. One offensively loud group of Americans even seem to be following us round, discussing the merits of various pieces. It is a strangely exhausting experience. After 20-minutes or so we burst back into the sunshine and make our way gratefully over to the Partridges Food Market in Duke of York Square. ‘Shall we see if they have any exciting cheeses?’ says Kathryn with enthusiasm. ‘Most definitely!’ agrees Nick with a grin.

he appeal of Ealing has increased greatly over the last few years and this cultural hub is now proving popular among a wide range of buyers from trendy, single professionals to affluent families. The construction of the Crossrail has been a key catalyst for the area and the effects are now starting to be felt even though completion of this Western section is only scheduled for 2019. Travel times are to be significantly cut and residents will be able to access stations such as Paddington, Bond Street, Tottenham Court Road, Liverpool Street, Canary Wharf and Stratford in just minutes. Many buy to let investors and owner occupiers are subsequently realising the investment potential that this area offers with price increases expected to be substantial over the next few years.

ammersmith is popular among professionals who favour its close proximity to Central London and it also appeals to families who enjoy the lovely green open spaces like Ravenscourt Park. We’ve seen consistently high levels of purchasers, with buyer registrations up 44% year on year, and there are noticeably lower levels of stock which has resulted in fierce competition and rapid price increases. Prices have risen by around 20% year on year, with the surge in cash rich buyers largely responsible, as they feel property offers a better return on their savings than money sitting in the bank, earning little or no interest. Many buy to let investors have discerned that even relatively low rental yields are better than nothing and the potential for capital growth is very appealing.

he appeal of Chiswick has increased greatly over the last few years, but in particular we’ve seen huge levels of interest from international buyers of late. Europeans, Chinese and even Russian purchasers are realising all that the area has to offer, from beautiful period homes to the range of shops and great transport links. These buyers would usually favour more central areas of London, however with prices rising rapidly, many have also been priced out and are therefore looking further afield. They tend to have access to liquid cash, and as a result, are often prepared to pay asking price or above to secure the property they like. Subsequently, we’ve seen the number of buyers and viewings shoot up in comparison to last year and as we enter the busy spring market, this looks likely to continue.

n and around Brook Green and West Kensington, demand for homes has been extremely high and we have subsequently seen prices rise by as much as 20% year on year, with many buyers migrating from other West London locations such as Notting Hill, Holland Park and Bayswater. Competition is especially fierce among buy to let investors and fi rst time buyers, who are constantly on the lookout for studios and one bedroom flats priced between £300,000 and £600,000. Recently, we’ve seen a rise in young families registering with our branch, in particular many of whom are French and Italian buyers who work in the City. They typically look for two/ three bedroom, two bathroom garden flats priced at around £1 to £1.5million, to larger five bedroom terraced period houses in the region of £2.5million.

IN THEIR OWN
WORDS ANDREW NUNN
Director of Andrew Nunn & Associates Photography: Rebecca Noonan
G
rowing up in Warwickshire seems a distant memory having moved to Chiswick in 1985. My passion for property stemmed from my godfather, who was heavily involved in property. He was around at the time in the late 70’s when the government sold off ex Ministry of Defence housing estates. He acquired them and redeveloped them for the private market. However, the pivotal moment came at 18 when, having played county cricket from the age of 12 at Edgbaston, I had to choose between attempting to become a professional cricketer and getting a job. I started life in property straight from school, joining a leading general practice firm in Leamington Spa and for five years experienced the sales, commercial, surveying and management disciplines. London then beckoned in 1985 and I headed to Chiswick to work for Whitman Porter. So 29 years later I believe I have sold property in most Chiswick roads and have an informative overview of market trends having worked through several “peaks and troughs”. Andrew Nunn & Associates has now been trading for over 10 years and I have managed to retain the passion for property and my sporting interests in cricket and golf. The market has been questionably strong since 2009 as every buyer
from all over the planet perceives London bricks and mortar as a safe place for their money. Multiple offers, best and final offers, and offers over asking price have all been common features of the market for a couple of years and now best practice seems to be quoting price “guides” and letting the market set its own level… somewhere in excess of the guide. It appears that the market will settle down in Spring/Summer of 2014 with a seasonal uplift in the number of properties coming to the market, mortgage funds becoming harder to secure with the new MMR policy being introduced on 26th April and the strengthening of the pound making it slightly less attractive for overseas money. I would like to see a gradual slowing of price inflation to 4%-5%pa, which does appear to be happening, however, with the media reporting “bubbles” and “10% growth per annum for the next 5 years” it would seem they are hell bent on talking the market into a crash… possibly when, inevitably, interest rates start to increase. Quality homes will always sell well and at a good price, but I do see a problem when lesser properties in fringe areas are selling for what can only be described as “silly money” – we have been there before in the late 1980’s.

Property I’d most like on my books and why… Choosing a specific property I would like to have on my books is a big ask, given that we’re talking about Chiswick. Would it be overlooking the River Thames on Chiswick Mall or Strand on the Green or in the Bedford Park Conservation area? All of the above! Best place to invest… Having worked in Chiswick for the past 25 years, this area has always proved to be a great place to invest in. Chiswick has a very diverse employment base, great transport links and a good mix of architectural styles to suit most tastes. The most interesting property I’ve been involved in is… One of the most interesting properties I have dealt with and in fact sold

twice is “The Hidden Cottage”. By virtue of its name it is a detached coach house with surrounding gardens hidden from the view behind a separate two bedroom modern residence with off street parking. The toughest sale and why… One of the toughest sales we dealt with fortunately concluded last week. The sale was agreed last November, but due to a lack of building and fi re regulations and a retiring District Surveyor, there were numerous hoops to jump through. It was further hampered by a faulty water meter that indicated the residents were having the equivalent of 84 showers a day, despite the property being empty. Finest property showcase… We are currently selling an amazingly elegant four storey semi-detached period house in Grove Park Terrace (pictured above) with an asking price of £1,950,000. It is beautifully presented and provides a master suite, four further double bedrooms, two further bathrooms, two reception rooms, bespoke kitchen/breakfast room and a secluded west facing landscaped garden.

Mr Suthakaran believes that RAM has more to offer than most agencies, saying: “We’re tuned in to what Londoners want. Buyers, sellers, landlords and tenants tell us that they value our friendliness, efficiency and in-depth knowledge of the local property market. We also reflect the diversity and needs of Londoners – our team speaks a total of 20 languages between them, which further enhances the quality of our service.” The Chiswick office opened just a few weeks ago and has already attracted many enquiries, such as a stunning three bedroom mews property, on the market for £850,000. MINUTES WITH...
John Rigg Director of London Estates
How long have you been in the area? I have been in Hammersmith for 47 years, and over the last 18 years working in property I have experienced the highs and lows of all aspects of the property market, from crashes to dizzy heights, nothing surprises me anymore.
 020 8741 8485; london-estates.net
What is your company ethos? What makes you the go-to-agent in the area? London Estates has been established for over 30 years, and trading from its current office in Dalling Road for 16 years. Th is amount of time in our area has helped us understand the local market exceptionally well. We have witnessed the ever changing landscape from the new office developments to the large multi unit residential development sites centred around Hammersmith Broadway and the impact that this has had on house prices and the local demographic.
Having started my career as a developer of studios and one bed flats, I slowly progressed to larger developments, but as the climate for sales changed, I ended up becoming a Landlord with multiple units. This experience of buying, selling, renting and managing my own properties has stood me in excellent stead, as I have experienced the process from all sides. This experience has helped both myself and my staff understand the emotions involved and we always supply the necessary support and understanding to
guide our clients through all aspects of property buying, selling and renting.
What can we expect for the market in the Spring/Summer? In all honesty, it’s crazy out there. If we listened to financiers and politicians we would probably hide under our duvets, and when the house price index shows that the average seller asking price in London is £572,384 and other southern regions are at record highs. It concerns me that stock levels will continue to be strangled, with fewer people selling and few people being able to buy, the stock levels will remain low. That said, we have achieved some amazing results for our clients and have been asked out on more valuations in the last few weeks, which may indicate a slight increase in stock… but let’s wait and see.

F
inally spring is here and the market is beginning to rocket in Acton. The market is going from strength to strength with Halifax reporting that almost two thirds of homeowners believe that the next 12 months is the right time to sell! Luckily for us here in West London, 60% of buyers believe that now is the best time to buy. Th is attitude to our market has created an explosive result with record numbers of people entering into sealed bids to secure properties.
CHISWICK HOUSE PRICES UP BY 15% YEAR ON YEAR Nikki Mention -Dennis

suggests:
W
e all know that moving home can be one of life’s most stressful experiences. But preparation is key. Begin by clearing the approach to your home, as this is where fi rst impressions are made – and before anyone has stepped through the front door. By tapping into the good weather and using the additional daylight hours to work on tidying up the front garden, you can bring some sunshine into your home and maximize your selling potential.
T
he sales market in Chiswick is currently booming, there is lots of demand coming through and we do not foresee the market changing for some time. According to the most recent House Price Index report (28th March 14), house prices in Chiswick are up by 15% year on year, which is fantastic news for present and future vendors. There is also an abundance of corporate and private demand for quality lettings properties. 2013 was a wakeup call for many landlords. Many rental values dropped last year, some by a massive 10%. 2014 however, has seen a welcome return for the sought-after corporate market. With many of the rental terms for lucrative corporate deals on average at 2+ years, this has had a positive impact on rental values in Chiswick and the surrounding area.

for Landlords Maintenance costs: How can they be kept to a minimum?
M
aintenance costs can be a real issue for many landlords, but especially those that own older, period homes, and often these can be time consuming to remedy. For this reason, we find that many of our landlords prefer to employ agents to manage their properties on their behalf. An established agent will have vetted contractor’s already in place along with knowledge of the prices they charge, eliminating the risk of overpaying. Regular inspections at the property, which are done on a routine basis by the agent, will also help keep maintenance issues to a minimum as any problems can be identified early to avoid them become more serious in time. A good option for those very worried about costs spiralling is specialist landlord insurance, which ensures most maintenance issues arising are covered for a set premium per month.

Th is, in turn, is putting some downward pressure on rental values, as prospective tenants become more discerning in the properties they choose to occupy. The average tenancy now lasts in excess of two years and Orchards of London are in no doubt that landlords need to adjust their approach slightly in order to maximise the investment value of their rented properties. Tenants are now seeking well maintained and well managed properties and anything that falls short of this will fail to maximise its rental value in today’s market. ow that we are fi rmly in the spring market there has been a defi nite increase of new stock coming to the market as people decide that now is the best time to sell, with prices strong and demand still so high. However, I feel that demand will continue to outstrip supply over the coming months and, as a result, we will continue to see an increase in prices in Richmond as more than one party continues to offer on each property.

Ask
the Sales Experts Our panel of professionals give you the edge in the property market
Should I redecorate pre sale?
When is the best time to sell?
In order to maximise a property’s value I would recommend touching up where needed, fi rst impressions are everything.
Spring has traditionally been the time that buyers start their search, as the warmer weather and brighter evenings awaken buyers from their winter hibernation. Families often plan to move during the summer holidays and Easter has always been a ‘watershed’ period for the larger Chiswick family houses. Recently however, we have noticed that the buying and selling ‘season’ has been extended with the traditional peaks and troughs becoming less prominent as buyers register their interest from early January right through to December.
“THE BUYING AND SELLING ‘SEASON’ HAS BEEN EXTENDED WITH THE TRADITIONAL PEAKS AND TROUGHS BECOMING LESS PROMINENT”
What common mistakes do sellers make? Instructing the agent that quotes the lowest fees and highest price. Th is would typically mean that they do not know the pricing point and will offer a very poor service on the whole. Agents of long standing, like ourselves at Kerr and Co, know the local market inside and out and offer a professional dedicated service and when we say a price we genuinely believe it to be correct and will do everything in our power to achieve it!
i
Why hasn’t my property sold?
market and buyers wonder what might be wrong with it? Poor marketing collateral such as unprofessional photographs and details will not efficiently market the property and lead to a lack of interest from buyers.
Should I use a Financial Advisor? Yes, it will speed the process up dramatically. An independent mortgage broker can offer buyers non-mainstream organisations such as private and investment banks. With so many different lenders on offer, approaching a dozen different companies can be time-consuming and frustrating for buyers. A mortgage broker takes this hassle away and will already have established relationships with a variety of lenders in place. Subsequently, all options can be considered and tailor-made to the individual’s needs and circumstances. As a result, the best possible mortgage will be found.
If a property is languishing on the market, chances are the price is a deterrent. It is usually the reason that buyers will avoid a property especially if it is more expensive than similar properties in the area. If the property is tenanted or the agent has restricted access for viewings, this can inhibit the sale of a property. If the property is on with too many agents it can flood the
