EDITOR’S letter
T
his month, I’ve had the lyrics from Westside Story constantly in my head: I like to be in America! You see, June is our American Special and as annoying as that song might be, this month’s issue can’t fail to give you some stateside inspiration. For example, we’ve picked out three destinations to profile which we feel represent the best of the US: Las Vegas, Wyoming, Miami. Showcasing a country as diverse as it is diverting, these stories are bound to whet your appetite for life across the pond. In fact, we’re so confident about this that we decided to pre-empt your hunger pangs with a round up of the best burgers in southwest London. Going south of the border, I tracked down Thomasina Miers, the mistress of all things Mexican, who is opening another branch of Wahaca in Wimbledon. She tells us why she’s decided to leave Mexico behind and spread her culinary wings in her new book Chilli Notes. We’ve also got a few of her fab new recipes from it, too. If you’ve decided to stay closer to home this summer, chances are you’ve either got a wedding or some racing on the cards. If so, don’t miss our ‘Meet the Milliners’ profile piece on p. 18, introducing some of the best local names in headwear guaranteed to help you stand out from the sartorial crowd. So whether it’s the Wild West or the southwest, have a wonderful June.

ased on the Tony Awardwinning musical of the same name comes the film of Jersey Boys, the story of Frankie Valli and the Four Seasons’ meteoric rise to fame. At the height of their success, The Four Seasons’ popularity was on a par with that of their musical descendants, The Beatles; they had discovered a new sound and Frankie Valli’s instantly recognisable falsetto could be heard blasting from every radio speaker in America. It begins, unsurprisingly, at the beginning, telling the story of how the band (in its most famous incarnation) was formed, with each member taking a turn in telling their side of the story. The name ‘Jersey Boys’ is apposite as it is the relationships between the musicians, characterised by the code of honour and loyalty bred into them by their New Jersey upbringing that often takes centre stage. It is this bond that sustains them through gambling debts, Mafia threats and family disasters. Directed by acclaimed filmmaker and actor Clint Eastwood, this seems a somewhat unlikely choice for the gritty director, whose canon includes such light-hearted fare as Million Dollar Baby, J. Edgar and Gran Torino. However, conversations with chairs aside, Eastwood has shown himself to be a highly talented director and with any luck his involvement will help to produce a musical that even haters of the genre will want to watch. Personally, we can’t wait to see if the acclaimed musical can crack the silver screen. Not literally, of course.

or 68 years, Cowdray Park has played host to the Veuve Clicquot Gold Cup, the highlight of the British Polo season. Polo has always retained a unique position in the sporting calendar as a glamorous and social pursuit that requires very little working knowledge of the game itself. The Gold Cup is the absolute pinnacle of this, with guests in outfits that put Ascot’s Ladies Day to shame, celebrities spilling out of Pimms tents and a stunning backdrop, courtesy of Viscount Cowdray’s 16,500-acre estate. On her first day, her boss – a commanding woman in her sixties who has been there for three decades – gives her a stern talk about someone named ‘Jerry’. She is never to give out Jerry’s address or phone number, or talk to reporters about Jerry, or to call him with questions. It is only then she notices an entire wall of books containing myriad editions of the works of J. D. Salinger. Oh, she thinks. That Jerry. This is a compelling coming-of-age story as well as an insight into a forgotten world of publishing.

High Society Gemma Billington meets Vicky Good, the owner of local events venue Warren House and author of its secret social history
I
never set out to write a book,’ admits Vicky Good, as we sit in a cosy meeting room in Warren House over two pots of tea. What started life as a ‘hobby’, as something to do while her two children were at school, resulted in three and a half years of research and writing and a publishing contract. The Warren House Tales is the finished product of this labour of love. When we meet, Vicky is armed with photographs and portfolios, components of her exhaustive research, and we thumb through a wealth of newspaper clippings, old postcards, illustrations, photographs and paintings. Most significant of all is one particular black and white photograph that is hung up on the walls of the house. One evening, a friend of Vicky’s father recognised and began to name the people in the formal portrait, all of whom turned out to be wellknown figures of Edwardian society. ‘He knew who they were, what relevance to society they had and how important they were, and this really bugged me,’ laughs Vicky. ‘It bugged me that somebody else knew more about Warren House than I did.’ Intrigued by these new names, Vicky, with her husband away and the kids in bed, found herself on a late night eBay search. And despite it being the first time she had ever used the site, she struck gold. Searching Warren House, she found an original sales agreement for the house.
WARREN HOUSE IS LIKE A LIVING, BREATHING MUSEUM OF HISTORY The agreement was between a once wealthy City stockbroker named George Cawston and American heiress Lady Mary ‘Minnie’ Paget. ‘I started to think, “Who was Mary Paget?” and “If this is on eBay then what else is?” It really started the ball rolling,’ she explains. Several months of research later, Vicky realised she had a book on her hands. Clearly much-loved, Warren House is impeccably maintained, and I tell Vicky that I’m quite astonished that it took so long to establish a concrete structure. ‘I think one of the reasons [the history] was so muddled is that unlike a lot of the big country that are perhaps owned by the National Trust or English Heritage, Warren House wasn’t owned by one family [for long], it has been owned by six different families.’ Having passed through several hands, the house has seen many changes and alterations. Beneath the formalities of its usage today, Warren House is like a living, breathing museum of history. It is made up of winding corridors, picture perfect wisteria climbing the walls, secret balconies and a typically Victorian amalgamation of ostentatious architectural styles; from a room based on the Halls of Mirrors in Versailles to an ornate Persian fireplace and doorway. Each of the book’s chapters has a whimsical title and is sequenced according to events, starting with
‘The Tale of the Army Agent and the Duke’, the story of the original owner, Hugh Hammersley, who built Warren House in 1860 on 16 acres of land leased from the Duke of Cambridge. From Hugh Hammersley’s widow, the house went to George Grenfell Glyn, the chief whip to William Gladstone. As a result, the Prime Minister himself, as well as several influential members of parliament, passed through the doors of Warren House. When the glamorous Mary Paget took over in 1907 she introduced a legion of nouveaux riches American ‘dollar princesses’ to impoverished British aristocrats, and entertained royalty, diplomats, soldiers and politicians, who all attended her soirées. Her
daughter, Leila Paget, who inherited the house, was in comparison a mildmannered humanitarian who took in Serbian refugees at Warren House. ‘The book is more than just a list of people who came here, the things they did or charities they supported,’ explains Vicky, ‘It is the story of what was happening in England at the time. It’s a nation’s story, I suppose.’ From the reform of the British army, through two World Wars and six sovereigns, Warren House has seen it all. And all this time, it has been right on our doorstep. WHAT IS THE BEST GIFT TO GIVE A CHILD? NumberWorks’nWords Wimbledon: Helping children to be the best they can be
T
his may seem like a difficult question to answer in the 21st century. We have many gadgets and gizmos that have become a must for the contemporary child. They allow young people to stay permanently in their bedrooms, incessantly nodding their headphone-framed heads to some sound inaudible to the rest of the world. And so these young people do not speak – they simply tweet or message on facebook or BBM. We as parents, or caring relatives, have sacrificed to pay for these ‘gifts’ with money we find hard to justify. As parents, we struggle to provide the best for our children. But what will be the needs of the child born in the last decade? We cannot see the future but we suspect that the most important gifts are those which will last a lifetime. Give the gift of your unconditional love and give your child the best education possible. These gifts, once given, can never be taken away. However, a child can always add value to a good solid education and will always have suitable self-esteem because of your foresight. Teach your child to read as early as possible. There is nothing wrong with reading to children everyday. 'Too busy!' I hear you say. Yes, you are! So ask the child to read to you
DOES YOUR CHILD NEED TUITION? IS YOUR child in the best set they can be in at school?
IS YOUR son or daughter happy and confident with homework?
IS YOUR child the best she/he can be?
If your answer is 'no' then Numberworks’nWords can help your children develop their true potential. NumberWorks’nWords are after-school tuition experts, bringing out the best in children by: TAILORING lessons according to each individual’s needs

while you are preparing dinner. Then you read to them while they clear the dishes. Set goals for spelling and tables each week. Give rewards when the goals are achieved. Reward with a special dessert and a big hug not simply a visit to the nearest gadget and gizmo shop. Does all of this sound rather old fashioned? Well it is a traditional method. But as the saying goes, if it isn’t broken... NumberWorks’nWords Wimbledon is here to help you,
as busy parents, give your child a gift that will last a lifetime – the gift of education! As ex-headteachers and teacher educators, we believe in solid education that will prepare your children for the all important SATS tests, GCSE exams, 11+ and scholarship exams. Secret to choosing the perfect hat? Visualise the whole outfit you are planning to wear, not just the dress which is what most people tend to do. 4. Who would you most love to design a hat for? The Duchess of Cambridge. In fact, I already have an idea of what I would do for her. But then which milliner wouldn’t want to design a hat for her? She has been a great ambassador for the millinery world. bawmillinery.com Victoria Mann

Edwina Ibbotson 1. Describe your SS14 collection. It’s a wonderful combination of dramatic shapes and feminine colours which are beautiful from all angles. Several of my new pieces are bold statements for the confident woman, others are soft flowery cocktail pieces with a romantic feel. 2. Your most unusual commission? Years ago, I made a hat with a lobster on it for a bride who was marrying someone who worked in the fishing industry. Luckily she didn’t ask for it to be a real lobster! 3. What’s the secret to choosing the perfect hat? Choose something that is comfortable to wear with good balance and perfect proportions. 4. Who would you most love to design a hat for? Charlize Theron, because I think she is a great actress. Not enough of the movie stars wear hats, but I think she would wear a hat well. 5. Your style in 3 words… Feminine. Stylish. newcomer to Battersea, So Me on St John’s Road has only been open for three months but my goodness, have they landed with a bang. The place is absolutely huge – three stories of rooms offering pretty much every beauty treatment you could possibly imagine. Hair, nails, facials, spray tans, waxing, massage, brows, lashes, threading, microdemabrasion, IPL, teeth-whitening, fillers – the treatment menu reads like an A-Z of beauty and wellness. This place really is a one-stop shop for all your aesthetic needs and, even better, it’s located just a few minutes from the station by the shops of Northcote Road, making it an excellent pitstop mid retail therapy. The salon itself is a clean, efficient oasis of black and aqua blue – even the staff ’s get-up matches the interiors. On the ground floor you’ll find the hair and nails where I trialled a whistle-stop manicure. Choosing from an immense range of colours prettily displayed in gilded picture frames, all the top brands are on offer (think Essie, OPI, Shellac and CND). I opt for a pretty cherry red by OPI and settle down for the treatment. I’m not sat there for long. My nails are filed to a perfect sq-oval in the blink of an eye, my cuticles are tidied and the polish neatly applied. I’m in and out the door in 30 minutes, with minimal fuss and maximum results – my nails remain immaculate for a good six days. A great option for the time-poor looking for dependable, reasonably priced results. By Georgie LaneGodfrey

For Good M E A S U R E At fit8, each body journey begins with metabolic profiling, body stat testing and biomechanics screening. Why not begin yours now? n a nutshell, metabolic profiling analyses your oxygen uptake against your carbon dioxide output, showing how many calories you can eat to maintain, lose or gain weight. In addition to this, it reveals how to train effectively and maximise the number of calories you burn. The results? You turn into an efficient fat burner – even at rest! The way we eat and exercise has a massive impact on our metabolic rate and the way our bodies use energy. So many of us eat too much and exercise too little – or, just as unhealthily, eat too little and exercise too much. One of our members, Melanie, has always been slim, but her weight yo-yoed. Her resting metabolic rate was only 800 calories per day and if she ate more than that, she put on weight.

After training with us for just six months, her resting metabolic rate rose to over 2,000 calories. Now Melanie can eat normally and actually enjoy her food – not fear the consequences of it. However, biomechanical assessments are also available too. These look at how your body moves and functions so that we can prescribe any necessary corrective and mobility exercises to get your body working as it should. Combine this with detailed body stat testing and metabolic profiling and you’ll be achieving your fitness goals in no time.

ops of bright orange were all over the Spring/Summer '14 catwalks. Although it appears dangerously bold, it is in fact one of the most versatile and flattering shades. Easier to wear than pink, or even certain reds, orange balances greyness (which is why you might find your under-eye concealer has a slight apricot hue). There’s no reason not to apply this theory to the rest of the face, banishing tired and dry skin with bright flashes of orange. The aim is skin that looks fresh, dewy and strokably youthful. Start by massaging Decleor’s Aromessence Mandarine Serum into your face, focusing on highlight areas such as the tops of cheekbones, temples and the bridge of your nose. For light coverage, YSL’s BB cream is my go-to ‘natural glow’ product. Use the tips of your fingers to blend quickly into your skin. The Prabal Gurung show (pictured) gave a wonderful demonstration of the uplifting power of an orange lip. Make-up artist Charlotte Tilbury lined the lips in MAC’s lip pencil 'What a Blast!' then filled in with the zingy 'Morange'. As MAC Senior Artist Cher Web says, 'the advantage of wearing a bright lip is that you can keep your other makeup minimal. Pair it up with lashings of mascara for a perfectly balanced combo.' If you need to lift your complexion a little, then an orange or coral blusher is the way to go. Pink will confuse the look. The Bobbi Brown Pot Rouge in 'Hibiscus' is a blendable and buildable cream blush that can also be used on the lips for a more toned-down orange pout.

LINGUAL BRACES FROM £2,500
EVERYTHING YOU NEED TO KNOW ABOUT LINGUAL BRACES
ingual braces provide an effective way of straightening your teeth without that mouth full of unsightly metal. A perfect smile isn’t only about pearl white teeth. Most of us have little imperfections that can be straightened up by a dental brace. And a nice smile can go a long way to making you feel confident. Celebrities know it. You don’t often see someone on television nowadays who doesn’t have nice, well-aligned teeth.
L
WHAT ARE LINGUAL BRACES?
Lingual braces offer a totally invisible solution and can treat severe cases very quickly. If you don’t want to suffer a mouth of wires, a Lingual brace could provide the answer. It operates as any normal brace to slowly move your teeth into line over several months but because it fits behind the teeth and is largely hidden from view, you don’t have to worry about being embarrassed by a mouth full of metal. The brace will be invisible.
HOW CAN YOU GET LINGUAL BRACES?
You first need to book a free consultation at our clinic in Putney, London. After receiving your individual quote and choosing your ideal payment plan, a dentist will perform a dental check-up to insure your teeth and gums are healthy. He will then take impressions of your teeth which will be sent to a laboratory where customised brackets for each tooth will be made. On your second visit
to the clinic, the dentist will cement the brace to the back of your teeth and then attach arch wires which will provide the gentle tension that, over time, will ease your teeth into place.
ARE LINGUAL BRACES PAINFUL?
Having something fitted into your mouth will always cause a change in the way you speak. Some fi nd it gives them a slight lisp or that they struggle with particular words. This is simply a matter of adjusting to the brace and learning how to speak properly with it in.
HOW OFTEN WILL YOU NEED TO VISIT THE DENTIST?
You will need to visit your dentist every 3 - 4 weeks for adjustments. At ILoveStraightTeeth, we understand that you might have a busy schedule, so we offer late evenings and weekend appointments. The brace is attached to the back of your teeth and food can get trapped that you might miss with normal brushing. Making regular appointments with your dentist or hygienist can help keep you on top of your oral hygiene.
To book your free consultation with our London clinic to see if you are suitable and learn more about this revolutionary treatment call our friendly team on 020 3322 812. 226a Upper Richmond Road, Putney, SW15 6TG; ilovestraightteeth.co.uk

opened my practice in 1963 because I felt that there was a lack of well-designed modern furniture in London. I decided to open a little showroom on King’s Road, just down the street from Terence Conran’s first shop. It was an exciting time.
The industry has really changed over the last half century. Now there’s a younger generation of promising designers who choose to pair up with one workshop in particular. As a result, you start seeing some interesting examples of locally manufactured designs. To celebrate Aram’s 50th anniversary, we're creating a library. We asked some colleagues and friends to nominate or suggest a book which was important for them either professionally or personally. We put the note they wrote about why they’d chosen it in the book, and at the end of the anniversary year we’re going to nominate a design school or an architecture college to donate it to as a whole. There will be conditions though; it’s a wonderful collection and mustn’t be split up.
YOU MUSN'T MISTAKE THE IDEA THAT IF THERE ARE TEN DESIGNERS SOMEWHERE, IT'S HOT. THEY COULD BE TEN VERY BORING DESIGNERS! 41

I moved to southwest London when I came to England in 1957. As a student I used to work during the holidays at M&S on Putney High Street. It has changed a lot, I can tell you. When you choose furniture, don’t go by fashion. Go by what you like. Rely on your comfort. It’s a duality: use and vision, look and purpose. If you like it and it’s well made, it will give you good service. Maybe someone will say it will be out of fashion in five years. Who cares? Don’t look for names either. Why should you? Eileen Gray, for example, was a brilliant designer and architect and she was forgotten by the world. It’s nice to know that this painting is a Hockney, but one has to have a certain vocabulary of artists. If not, it’s a waste of time. Working with Eileen Gray is something I’m really proud of. We were able to show something which was not available hitherto. She was getting exhibitions, but all the people who were her

contemporaries had become big names and she’d been left behind. We got to know each other too. You couldn’t say she’d got used to disappointment, but she coped with being forgotten. She asked if I was serious three times when I first got in touch.
Wimbledon is trying to achieve its own art scene but it’s difficult. It’s hard to compete with the art scene that is on your doorstep in Central London. Yes, there are some great galleries, and Anthony Wilkinson does the music festival every year, which is wonderful. We always support it, but even so, you have an enormous magnet in town to compete with.
I don’t have a proudest moment. Every day is a proud moment for me, walking in through the showroom. I’m very proud to have established a name, a reputation and to become what we are now, all from that first little showroom. But that’s not exactly a moment, that’s 50 years. There’s no design hotspot in London. There are several concentrations, but you mustn’t mistake the idea that if there are ten designers somewhere, it’s hot. It could be ten boring designers and one hot one. It’s not the same thing.

notes
FOREST PANSY he Forest Pansy, Cercis canadensis, is a small specimen tree with striking dark purple foliage, which can be grown as a shrub with some annual pruning. The heart-shaped purple leaves grow up to 12cm in diameter, and although it is mainly grown for its stunning foliage, it also blooms with masses of pea-shaped flowers in a pretty pink which cover the tree’s branches in spring. June is a perfect time to plant a Forest Pansy; they like to grow in welldrained soil in sun and partial shade and grow up to 8-12 meters high. I am a big fan of this particular Cercis as it provides interest throughout the year – a delightful addition to any garden.

Garden designer Oliver Borrow explains how you can achieve your dream garden
ardens and exterior spaces can often be neglected, viewed as the poor relation to internal space. All too often you see houses that have spent hundreds of thousands of pounds on fabulous kitchens and beautifully tiled bathrooms, but not a penny on the garden. What's the point in paying for lovely doors if the view through them is of a poorly thought-out expanse of lawn or some cheap paving slabs? If you have the home you want, you should have the garden you want to match – this is where a good garden designer can come in useful. When you extend your house, an architect can help you make the most of the space. Here are a few ways a garden designer could help you with your exterior landscape project.
PLANTS AND FLOWERS Horticultural knowhow is a must. If the right plant is not in the right place it won’t flourish and you will end up with a lack-lustre border. A garden

designer will draw you a planting plan based on the theme of the new space, incorporating the colours and styles that you like most.
GETTING THE MOST FROM YOUR SPACE It may seem obvious, but have you stopped and thought what you actually want to use the space for? Having a professional designer to ask you the right questions and then translate them into a layout that works for your garden can be invaluable.
STYLE AND FEEL Having the right look for the garden is important. It should reflect both you and your personal tastes, as well as your house and its overall style of the interior decoration.
Planting Plan
This plan shows where each plant will go and gives an overall impression of how the planting will look and feel. It also contains a planting schedule listing all the Latin names and varieties. Here swaths of grasses and flowers were used to create drifts and waves, subtly adding to the coastal vibe of the space.
Finished Product
The finished garden looks like the 3D design, with a few adjustments along the way. This garden is newly created but soon the plants will fill the borders and soften the space.

CAPRI
Georgie Lane-Godfrey heads to the Village for a taste of Italy’s most enchanting isle
‘C
apri, queen of rocks, in your amaranth and lily-coloured dress I lived developing the happiness and the pain, the vineyard full of splendid bunches that I conquered on the earth,’ wrote Pablo Neruda, the Nobel Prize-winning Chilean poet who spent several months on the island during his exile. Luckily, the island’s namesake in the Village provides a similar sense of la dolce vita. This unassuming restaurant only opened a few months ago, but when we visited it was already busy and buzzing – probably a result of that ‘holidayfeeling’ it gives you. Here, the stone walls have been white-washed, the woodwork painted cobalt and the linens alternate between crisp white and bright aqua blue. You can see that a lot of thought has gone into capturing that Mediterranean vibe – even the napkin rings are pretty seashells. The marine focus continues on the menu. The food here is rustic, letting the flavour of the high quality ingredients speak for itself. After an amuse bouche – a nice touch – we started with the creamy burratina, accompanied by Parma ham and rocket leaves drizzled in virgin olive
oil and seasoned with black pepper. A simple dish, yet deliciously fresh, capturing the flavours of Italy perfectly. It’s this authenticity which really distinguishes the restaurants from its rivals – the staff, for example, are all friendly natives of the Tyrrhenian island, and their speedy service comes with a warm smile. For main, we tried two of the pasta dishes: the tagliatelle ai fungi porcini and the seafood linguine. Both excellent, the buttery tagliatelle left my companion so delighted that he declared it to be ‘the best tagliatelle he’d ever had’. Granted, that may have been the Tuscan wine talking, but nevertheless, the linguine’s seafood was exceptionally fresh, served with lashings of parmesan over a compelling tomato sauce – so good it made you want to lick the plate. As tempting as they looked, our stomachs forced us to skip the list of traditional Italian desserts – a chocolate and almond ‘torta caprese’, tiramisu, gelato – and settle for a good strong Italian coffee instead. Add a little sunshine and we reckon Capri is destined be a firm favourite for summer. Capri 28 Ridgway Village, SW19;
LOOK The Swan is everything you’d want from a good ol’ fashioned British pub – oversized lanterns, a five-pump-strong wooden bar, comfy leather sofas – but with the added bonus of great outdoor space. Don’t worry about the cold as the friendly bar staff provide blankets so that you can still enjoy the chilly springtime sunshine.
VIBE Laid back and family-friendly, the Swan is eager to please. Big TV screens show the major games and Thursday night is quiz night, but if you just fancy a quiet pint, that’s fine too.
FOOD Pub staples such as Fish & Chips and Sausage & Mash, accompanied by some more gourmet specials – think ox cheek pie or wild boar burgers. The roast beef is particularly good here.
DRINK The list of real ales changes each month, with an impressive array of beers from across the UK. Look out for our favourite, the locally brewed Sambrook’s Wandle.
VERDICT New manager Kelsy Petrie has made a fair few changes and we’re suitably impressed. Perfect for unpretentious Sunday lunches with the kids.

GIUSEPPE TURI explores Primitivo From Crljenak Kastelanski to Zinfandel: The Long Journey of this Beguiling Grape
rimitivo wines are truly delicious: rich, robust, full-bodied reds with soft tannins which can achieve complexity and elegance from old vines In California, Zinfandel has long been considered ‘America’s vine and wine’ and covers 11% of vineyards in the region. However, as ‘vitis vinifera’ was not native to that continent, it was proven in 1975, that this grape variety was identical to the Primitivo grape found in Puglia. This ancient vine is rooted in Puglia’s history since it was brought over from Croatia by the Benedictine monks in the Middle Ages. However, it was much later, at the end of the 18th century that a
P
priest Don Francesco Filippo Indellicati in Gioia Del Colle recognised its unusual characteristics of late-flowering and early-ripening and named it ‘primativo’ meaning ‘the early one’ in dialect. Primitivo then spread south to Manduria thanks to the dowry of a beautiful princess. In Croatia, from a group of grape varieties genetically related to Primitivo, it was initially believed that the Croatian variety Plavac Mali was its precursor. In 2001, however, after DNA analysis of a number of these grapes, it was proven beyond doubt that Primitivo was from another variety, Crljenak Kastelanski, of which only nine vines had survived.

HOT… Some like it
MasterChef winner and Mexican food fanatic Thomasina Miers may have just opened another Wahaca restaurant in Wimbledon, but when it comes to her latest book, she’s decided to spread her wings. Here, she tells Georgie Lane-Godfrey why.
I
t’s a story which has been done to death. Inspired by a gap year living in Mexico and a cookery course in Ireland, Thomasina Miers auditions to be a part of the BBC’s newly rebooted MasterChef. Dazzling judges Gregg Wallace and John Torode with her ‘bold and sometimes eccentric cooking style’, she wins and goes on to become ‘Mrs Mexico’, setting up the Wahaca chain of hugely successful Mexican street food restaurants.
And yet, despite its countless repetition, despite all the interviews and inane questions about how she became so passionate about Mexican cuisine, Thomasina Miers (or Tommi to her friends), still manages to remain inexhaustibly enthusiastic about the country and cuisine with which her name has become synonymous. But surely, surely, even she must struggle to remain so excited about Mexico all the time? ‘Well, during my second pregnancy I really went off Mexican food altogether,’ admits the motherof-two. ‘We were developing a lot of dishes for our South Bank menu which has lots of specials and I had really bad morning sickness. I found

FOOD & TRAVEL the process just exhausting. And funnily enough, the book I’ve just written has very little Mexican food in it.’ The new book is Chilli Notes, a collection of chilli-inspired recipes from around the globe. It proved liberating, letting Miers delve into other cuisines that she couldn’t access before. ‘I submitted a recipe recently to an editor and she replied saying, ‘Hmm, that’s a bit Yotam [Ottolenghi]. Can you do something else?’ I remember thinking, ‘Oh my god, he’s just corned the whole of the Middle East!’ I suppose you can’t be greedy though, and he is Israeli after all!’ Chilli Notes may have given Miers that much needed creative release from her restrictive Mexican shackles, but it took its toll in other ways. ‘I basically wrote it on my maternity leave, which was a real killer. My husband told me, ‘If you ever do that to me again, I will divorce you,’’ she says casually. ‘But you kind of need that creative space to write a book and it was a real labour of love. I did actually enjoy the whole process, even though my husband obviously didn’t!’ she laughs. Now, however, she’s back at work with a renewed passion for all things Mexican. ‘I always find post maternity a really exciting phase as you come back with loads of fresh ideas. It’s an amazing time
Roasted Red Pepper & Goat’s Cheese Tart his is one of those incredibly simple recipes that I always turn to in the summer when I want to make something out of nothing. to reassess.’ One of these new ideas includes opening another branch of Wahaca in Wimbledon, a place to which she feels ‘a real affinity’: ‘My best friend from uni grew up in Wimbledon so I used to spend a lot of my university holidays hanging out at his house. It was like a kind of idyll,’ she explains nostalgically. ‘As a new mother as well, I quite like

FEEDS 4 • 230g ready-made all-butter puff pastry • 150g roasted red peppers (jarred to make it easy), cut into strips • ½ red onion, finely sliced • 12 cherry tomatoes, halved • 25g pine nuts • 80g goat’s cheese, crumbled • ½ tsp Turkish chilli flakes or a pinch of sweet smoked paprika FOR THE TAPENADE • 1 garlic clove • Zest and juice of ½ lemon • 1 tbsp of capers, washed in cold water • 110g black olives • A good handful of basil leaves, roughly chopped • 1 large fresh red chilli, roughly chopped • 6 tbsp extra virgin olive oil 1. Preheat the oven to 220°C/430°F/gas 7. 2. To make the tapenade, whizz all the ingredients apart from the olive oil in a food processor until roughly combined, then add the olive oil. 3. Roll the pastry, place on a lined or buttered baking sheet and chill for 20 minutes. Lightly smear the base of the tart with the tapenade, making sure you leave a border of pastry, 1cm wide, all the way around. 4. Scatter the base with the strips of pepper, onion, tomatoes, pine nuts and cheese. Brush the edges of the pastry with a beaten egg and bake in the oven for 15 minutes or until the pastry has risen and is golden and crisp and the tomatoes and onion are cooked. Sprinkle with the chilli flakes and serve.
TIP Break a couple of eggs on top before baking if you want to make the tart a little more substantial. © Thomasina Miers 2014. Recipe taken from Chilli Notes by Thomasina Miers published by Hodder & Stoughton (£25) Photos: © Tara Fisher.

FOOD & TRAVEL Little Lime Possets with Chilli Tamarind curd hese indulgent pots have an ethereal lightness and an addictiveness that I put down to the classic Mexican flavour combination of sour tamarind and hot chilli. The silky, slightly spicy tartness of the curd contrasts beautifully with the creamy underneath. What is more, you can make everything the day before.
T
FEEDS 6 • 500ml double cream • Juice and zest of 5 large limes • 150g golden caster sugar • 1 tsp vanilla essence FOR THE CURD • 1 medium egg plus 3 medium yolks • Finely grated zest and juice of 3 limes • 4 tbsp tamarind paste • 130g caster sugar • ½ tsp dried chilli flakes • 150g unsalted butter, cut into small cubes
CHILLIES ACTUALLY SPEED UP YOUR METABOLISM... AND I EAT A LOT OF CHILLIES! the family aspect to the area. One of the things I’m working on at the moment is our kids menu, which I don’t think is very good. Now that my eldest daughter is nearly three, as a parent you really start to notice these things.’ Gangly and gap-toothed, Miers is easy company and immensely likeable. She also happens to be exceptionally successful; the most successful in fact of all the MasterChef alumni. With two daughters, two books, three TV series and a restaurant chain, her tick list appears to be almost complete. So, what’s next on the cards? Gourmet Mexican food perhaps? ‘I think about it all the time,’ she tells me. ‘When I first came back from Mexico I wanted to do a Mexican version of The River Café, but it’s so ingredient led; it’s
all about the terroir. For example, there are 200 varieties of chillies in Mexico and the dough for the tortillas is made from fresh corn. It’s that fresh produce which just doesn’t exist here. You’d have to fly over those fresh ingredients which goes against the grain of it, for me anyway, so I’ve never really squared that circle.’ She does, however, get her gourmet fi xes elsewhere, eating out in London to check up on what her contemporaries are cooking. She recommends Medler on the King’s Road to me, and Marianne and Assagi’s in Notting Hill, as well as Clarke’s ‘because it’s always wonderfully seasonal.’ The list goes on, which is surprising when you look at her; Miers is a beanpole. So much for never trusting a skinny cook then. ‘You can’t discriminate against someone for having a fast metabolism,’ she says crossly. ‘When you’re surrounded by food all the time, the novelty wears off. Besides, chillies actually speed up your metabolism and I eat a lot of chillies, so I sometimes I think that must be one of the reasons!’ Looks like I’d best get watering my chilli plant then. And maybe buying a certain book, too.
1. To make the posset, put the cream, lime zest, caster sugar and vanilla essence in a pan and bring to the boil, stirring occasionally to dissolve the sugar. Lower the heat and leave to bubble for a few minutes, stirring from time to time. Whisk in the lime juice then remove from the heat. Sieve the hot cream into 6–8 glasses and chill in the fridge.
Chilli Notes by Thomasina Miers is published by Hodder & Stoughton (£25) and is out on 8th May.
2. To make the curd, whisk the eggs, lime, tamarind, sugar and chilli together in a saucepan over a low heat, then add the butter, one cube at a time. Let the curd cook for 10–15 minutes, stirring regularly, until it is thick and custard-like, but at the first sign of the mixture erupting with a ‘plop’ remove from the heat. 3. Strain the curd through a sieve into a clean bowl and allow to cool. Spoon a layer of the curd over each of the set possets, return to the fridge and leave to set overnight. I love to serve these with almond biscotti and a glass of pudding wine or aged tequila.
TIP This batch of curd is a little big for the recipe, so eat the leftovers on toast. Or double the recipe so that you have plenty: it’s great with vanilla ice cream and will keep for a week in the fridge in a sealed container. © Thomasina Miers 2014. perfect emblem of where we’ve arrived; Sin City itself, Las Vegas. After 10 minutes of trudging our cases aimlessly through the desert heat we give up and take a taxi to the Mandarin Oriental, which is situated almost slap-bang in the middle of the Strip. If Excalibur, The Bellagio, Caesars Palace and Paris are among the icons of the Strip, then the Mandarin Oriental is the very antithesis of it; an oasis of tranquility and sophistication. You won’t find a single slot machine here, nor a sprawling seafood buffet. That’s not to say that you’re cutoff from the Vegas experience, only the sleaze and chaos of it. Ostensibly it’s an

FOOD & TRAVEL unusual addition to the Strip, in that its discretion contrasts with the other dominating, humungous hotel-cum-casinos. But its design, which incorporates the brand’s oriental roots and aesthetics, makes the 5-star hotel both subtle and spectacular. With girlish excitement my friend and I boarded the one-stop lift to the Sky Lobby located on the 23rd floor to check in. The floors are elegant black marble and the sumptuous tea room situated next to the reception is festooned with enormous, Japanese-lantern style lights and an intricate blue and red carpet. The bar, with fabulous views of the Strip, stands temptingly around the corner. Our room is impressive but sedate, with the ubiquitous enormous bed plus remote controlled curtains that reveal a spectacular vista. It is here on the 19th floor, before we’ve even set foot in a casino, that I begin to develop a fondness for Vegas. It’s really quite beautiful in an urban and completely bonkers way. Traffic is six lanes wide either side (it’s near impossible to walk anywhere) and animated billboards pop up like mushrooms – all vying aggressively for your attention. The blue canvas sky is never blemished by clouds, and it means that you can watch Las Vegas come to life, once the sun begins to set, for miles and miles – beyond the Strip and all the way to the barren desert and mountains. Slowly everything begins to light up – even the road markings are made up of bulbs – from the famous ‘Eiffel Tower’ to the twinkling Planet Hollywood hotel sign. Once the sun has set and Vegas is ablaze, it’s impossible to resist its debauchery.
U
nless you’re planning an excursion to the Grand Canyon, which is doable but only really if you’re staying for longer than 2-3 nights, then I wouldn’t really stray far from the hotel during the day. For one thing, the glittering decadence of the night before will reveal itself to be smoke-tinged and garish the morning after. Indulge the inevitable hangover with a lavish breakfast and hang out by one of MO's two pools on the 23rd floor, with views of Monte Carlo casino from one end and ‘New York’ on the other.
ONCE THE SUN HAS SET AND VEGAS IS ABLAZE, IT'S IMPOSSIBLE TO RESIST ITS DEBAUCHERY
I
t’s worth having a vague plan of where to go at night, baring in mind that it really is difficult to walk anywhere (even when everything looks so close) as the footpaths are suddenly cut off by malls that you have no choice but to walk through. There are endless live shows, casinos, buffets and every kind of Vegas ‘must do’ experience, and even for a gambling dunce such as myself, you can’t help but get into the spirit. Waitresses will (slowly) serve you free drinks at slot machines (you have to tip them amply, of course) and you can ease yourself into the gambling scene with machines that charge no more than 40 cents a pop. We took a cab to Freemont Street, which is home to the famous Golden Nugget casino and a less pretentious and more affordable night out than the Strip. But even after two nights here, we had barely scratched the surface of Vegas. However, the hangover we endured during that wearisome coach ride back to LA felt like the ultimate badge of honour from a weekend in Vegas and, in the end, totally worth it. Until next time.
Rates at Mandarin Oriental, Las Vegas start from £150 per night on a B&B basis. For further information and bookings please call +1 (702) 590 8888 or visit www.mandarinoriental.com/lasvegas

Michael Kallenbach gets back in the saddle to explore the breath-taking wilderness of Wyoming
I
t’s not easy to find the Bitterroot Ranch. The drive here from Jackson Hole airport takes about three hours, and then there’s a gravel road to travel along for the final 18 miles. There are no passers-by who might just pop in for a cup of tea, a casual conversation or perhaps
even to chew a bit of tobacco. The signpost to the ranch is barely visible. This is Wyoming, the territory that John Wayne and Butch Cassidy inhabited, in the heart of the Rockies – there is little else but breathtaking scenery all the way. The nearest town is the distant Dubois and if you miss Bitterroot, you are plunged into the wilderness of the six million acre Shoshone National Forest. The place is legendary and tales about the bank robber Butch Cassidy abound – the cabin used by Cassidy as a hiding place was discovered here some years ago. There’s also one spot which has been named ‘360’ for the unhindered views for hundreds of miles in every
I YEARNED TO BE ALONE: JUST ME, MY HORSE AND THAT INCREDIBLE SENSE OF FREEDOM direction. Today, this is all part of one of the regular trail rides. I am here for five days on horseback, taking the panoramas of the magnificent landscape that can only be experienced from the saddle. The views just above the Bitterroot look down onto the fork of the Wind River, which curls around the ranch. The nearby 73

place names are evocative: Buffalo Draw and Bone Lake. Although I am riding in a small group, I yearn to be alone: just me, my horse, and that extraordinary sense of freedom and exhilaration that a riding holiday like this provides. The ranch is run by husbandand-wife team Bayard and Mel Fox and now, after more than 40 years of being at the helm, their son Richard and his wife are involved too. But despite Bayard clocking up 84 years, there’s no talk of retirement. Having travelled the world, this former CIA agent tells me he’s happiest living in the United States. ‘This is the place where the politics are the least complicated,’ he maintains.
THIS IS THE PLACE WHERE THE POLITICS ARE THE LEAST COMPLICATED But never mind the politics, no one wants to talk about that on holiday. What is worth talking about is the riding. One morning, Mel arranged for me to take part in a mini cross-country ride with about 40 jumps — on a more familiar English saddle, of course. There was also a chance to herd up some cattle. They moved stubbornly from one area to the next and the wranglers did most of the work. I
have to admit, it wasn’t exactly my idea of fun, but on the way back to base, Richard stopped and picked some wild strawberries for us – a sweet taste of Wyoming. One night at dinner, one of the guests shouted out, rather ironically, ‘Where’s the spa?’ Her muscles and joints were aching and she longed for a hot bubbly bath to soak in. There is, of course, no spa here. This is a working cattle ranch and the accommodation is comfortable rather than luxurious. What you will get though is a good horse, wholesome home cooking and views to lose yourself in.
Ride World Wide
(01837 82544; rideworldwide.com) offers week-long stays at the Bitterroot Ranch between May and September. The price for seven nights full board accommodation with all riding included is from £1,355 per adult. The nearest airport to Bitterroot is Jackson Hole - flights from the UK (e.g. from London via Houston and Denver to Jackson Hole) start at £750 return.

t’s the run-up to Art Basel Miami Beach, where collectors, gallery owners, artists and celebrities congregate to admire pop-up art installations and swap digits at swanky private parties, and I’m here to get a taste of what Miami has to offer the layman. I’m told more private jets land in Miami on December 3rd than anywhere else in the world – and that the incoming crowd are dropping more than $1m a night on works of art. In other words ‘it’s great fun; eight days of intense debauchery,’ says Philip Hoffman, CEO of the UK’s Fine Art Fund. ‘Make sure you take sunglasses.’ The thing is, I’m early to the party. Art season spans December to March (peaking in December) and it’s November – but nonetheless there’s a palpable sense of excitement in the air. At my hotel, The James Royal Palm, the staff are gearing up to host a cocktail-cum-spa-lounge conceived by ex-Ralph Lauren creative Mark Cunningham. But before I dive into the art scene, I need to get my bearings. This is my first trip to Miami and I’m keen to explore my surroundings of South Beach. I start by booking an architectural bike tour with Dragonfly Tours. A couple of hours later I descend to the lobby and pray the tattooed man sitting in the corner isn’t my guide. He’s in surf shorts, mismatching Converse and has a braided beard. He springs up and introduces himself as John, my guide. He’ll be showing me all of
HE USED TO TOUR WITH NINE INCH NAILS BUT GAVE IT ALL UP BECAUSE THE CREW LACKED HYGIENE
‘God’s Waiting Room’, when kooky retirement settlements prevailed. Today it’s a breezy coastal paradise populated by hip outdoorsy types who skateboard to work. During our bike ride, we visit glorious art deco buildings including the Lincoln Theatre (now an H&M), the Jackie Gleason Fillmore Theatre and the Betsy Hotel. The tour is an education; new words start to enter my vocabulary like
Miami’s architectural wonders – and really he’s a wonder in himself. It turns out he used to tour with Nine Inch Nails but gave it all up because the crew lacked hygiene. Anyway, showing tourists around suits him and with John by my side, I begin to feel uncharacteristically ‘street’. Miami is grit, glamour and gorgeous buildings. Freewheeling down Collins Avenue with the sun on my handlebars, I’m quickly seduced. Lined with low-rise pastel buildings decorated with coral from the Everglades, the traffic-free boulevards are dotted with palm trees, giving a laid-back campuslike feel to the area. South Beach reminds me of Westwood, a village-y suburb of Los Angeles known for its 1950s cinemas, grassy sidewalks and good-looking undergrads. John describes the architecture as ‘tropical deco’. I’m not sure if he’s made it up, but it’s apt either way. The city has certainly come a long way. In the seventies it was the cocaine capital of the world, notorious for cars blowing up by the side of the road and daylight shootings. Later came a spell as
‘eyebrow ledges’ and ‘ziggurats’ (the trademark stepped effect found on many an art deco rooftop). Along the way I consume my first-ever pastrami sandwich at Jerry’s Deli, an establishment that has remained unchanged since 1939 – booths, columns, chandeliers and all. We finish up on Ocean Drive outside the beleaguered Versace mansion. Recently acquired by the owners of the neighbouring property Hotel Victor, plans are in motion to convert the late fashion designer’s home into a jazzy ocean-facing restaurant. FOOD & TRAVEL
Crab, MeatMarket and Catch (an outpost of the glamorous NY eaterie) are all hotspots well worth a visit. While the architecture is worth the airfare in itself, I’m actually here for the art. Home to an array of internationally renowned galleries including MoCA, Noma and the new fabulous Pérez Museum designed by Swiss duo Herzog & de Meuron, I’m keen to see something truly unique to Miami. So I hail a cab to the Wynwood district. A short hop across the Julia Tuttle causeway and we pull up outside Wynwood Walls, a small, gated area devoted to street art and graffiti. It’s here that street artists such as Retna, an LA-based artist who counts Hermès and Louis Vuitton among his clients, flock to leave their mark. The result is an explosive mix of bold and distinctive murals. But there’s much more. The Walls lie at the heart of a wider ten-block area boasting great swathes of spray art, op-art and roll art – sometimes covering whole buildings – as well as more than 50 art galleries. A formerly stagnant area of vacant warehouses, Wynwood now sparkles with the kind of intrinsic attitude you find in New York’s
Soho and London’s Shoreditch – but with a much more vivid colour palette thanks to the year-round Floridian sunshine. You can wander around solo or join a guided walking tour (these take place every other Saturday), and when your eyes need a rest, make a pitstop at Wynwood Kitchen and Bar, an al fresco Venezuelan café that does an excellent line in chicken empañadas. Of the galleries, the Rubell Family Collection, one of the largest private displays of modern art in the world, is a must-visit, and for emerging talent, try the Bakehouse Art Complex, a former bakery now home to 65 studios occupied by budding young artists. Here, you can buy something to take home or commission something original that won’t break the bank. What’s remarkable is that Wynwood’s ascension from down-and-out to downright cool has all happened in the last ten years – stimulated in large part by the Miami Basel Art Fair. Offshoots of the fair now take place in Wynwood, generating a lot of speculation and hype, so it will be interesting to see how the area continues to evolve.
Tanked up on art and architecture, I head back to the comparatively historic district of South Beach for some much needed R ‘n’ R. Most of the hotels on this 8.5-mile stretch of soft yellow sand have private beach clubs attached to them, and The James is no exception. Horizontal on a sunlounger admiring the breaking waves and buff bodies this town is famous for, I feel incredibly content. The Atlantic breeze mercifully muffles squeals from a nearby ‘bachelorette’ party and as a male model in brightorange shorts brings me a hamper of fruit and Fiji water, I smile as I remember an earlier encounter with one of Miami’s most eminent gallery curators. Conrad de la Torre of Gary Nader Fine Art, who lives and works in Miami, told me: ‘Miami is the gateway to the American art world. If you want to do well, you have to come here… Where else can you hang out in five-star hotels and buy milliondollar pieces of art in shorts and sandals?’ And that pretty much sums up Miami. It’s very cool. Even for art novices like me.
Virgin Holidays (virginholidays.co.uk) offers five nights room-only at The James Royal Palm (jameshotels.com) for £1,499 per person including flights with Virgin Atlantic from Heathrow and car hire. For more information about Miami, visit miamiandbeaches.com. Art Basel 2015 runs from December 4-7 (artbasel.com/miami).

EDUCATION
BETTER THE DEVIL YOU KNOW
A leading child psychologist says it’s time parents and schools engaged with what their children are experiencing online. Only then can we help them negotiate the ‘toxic digital world’, says Amanda Constance ILLUSTRATION PHIL COUZENS
W
hat are our children doing online? Most of us have little idea and we succumb all too easily to the collective hysteria when we hear about the latest vulnerable teenager who has apparently fallen prey to the pressures of a toxic digital world. Social media, online gaming and pornography can all be easily accessed by children yet remain alien to many parents, and what we don’t know or understand, we fear. The media doesn’t help. The coverage earlier this year of the suicide of private-school girl Tallulah Wilson – who was apparently addicted to photo-sharing on Tumblr – was a case in point. Reams of newspaper print were given over to coverage of the telegenic teen with the papers quoting Wilson’s mother’s plea for other parents to ‘stop this poison spreading’ and calling for an industry ban on sites that promote self-harm or suicide. The knee-jerk reaction to each of these stories is to impose censure or bans; we want to protect our children by prohibition. But a leading child psychologist says we’ve got it all wrong. Professor Tanya Byron believes that the idea that we can ‘protect’ our children from the internet is unrealistic and unhelpful for them.
HOW ARE WE GOING TO TEACH CHILDREN TO BE RESPONSIBLE DIGITAL CITIZENS IF WE DON’T ENGAGE WITH THEM?
‘How are we going to teach children to be responsible digital citizens if we don’t engage with them?’ she says. Prof Byron, who specialises in work with children and adolescents says: ‘There is a moral panic around the internet, this idea that it’s going to hell in a handcart …. that is irritating and unhelpful.’ Rather than demonising the digital world, Prof Byron says we must work harder to understand it and communicate with our children about what they experience online. Speaking at a conference on the need to build ‘emotional resilience’ in today’s high-achieving teenagers, held at King’s College School in
Wimbledon, Professor Byron says that risk-taking is a natural part of child development and parents need to understand that for today’s young people much of this ‘would now take place online.’ She notes the perverse irony, particularly in middle-class families where, ‘We’re telling children that it’s too scary to go outside. We don’t let them out of the door into a real community but we then ‘tech’ them up with a multi-media emporium at home and send them into a much bigger global online community that we don’t understand.’ Prof Byron thinks our teenagers get a very bad press and described the present younger generation as ‘awesome’, the most emotionally articulate and engaged ever seen. Part of this comes through their engagement with the wider world via the internet. ‘Through their connectivity, kids are incredibly aware, but that doesn’t always help them. Awareness without life experience can sometimes be very challenging, so it is our responsibility to bridge that gap.’ ‘Digital technology is an exciting place to be. We must equip our children to cope with the bad parts,’ she says. And we can only do that by knowing where they go and what they do online. Every parent should visit the sites their children visit. See what they see and read what they read, and only then can they really provide the support and guidance many teenagers desperately need. Prof Byron told the assembled audience of heads, deputy heads and pastoral heads from many of the UK’s top independent schools that they needed to do more, too. Banning phones or web access – as Eton did with SnapChat earlier this year – would not solve the problem. Just like parents, schools need to be addressing the underlying issues associated with social media and online gaming sooner rather than later. Leaving such discussions until Year 9 was ‘too late’. Many pupils will have smartphones from Year 5 onwards and schools need to be engaging with pupils about their use from then. And old-fashioned parenting still has a role. ‘We can set limits’, she says, ‘we can say it’s time get off the screen just like we can say it’s time to stop eating chocolate cake.’

IN THEIR OWN
WORDS PATRICK RAMPTON & JOEL BASELEY Directors of Rampton Baseley Photography: Rebecca Noonan here are three kinds of lies; Lies, damn lies and statistics – so said Mark Twain when paraphrasing Benjamin Disraeli. In our business, lies are really quite common, damned lies less common and statistics really very common. And the existence of all three to a lesser or greater degree perhaps gives our industry the slightly iffy reputation it has (or certainly historically had). I can’t really expound further on the first two types of untruth (the libel laws in this country are widely revered as the finest in the world). However, I can certainly write at some length on the last of this Unholy Trinity. We, as far as I know, were the first agent to publish customer satisfaction stats – 98.5% of our clients would recommend us to a friend etc (all buyers and sellers are sent an email upon the day of exchange). Within in weeks, conspicuously analogous statistics, no doubt rigorously researched by our competitors, started appearing in local magazines – they all hovered around the 98 - 99% level of customer satisfaction…… We then did a percentage of asking price achieved – similar reaction from The Herd. We then did one saying that 100% of people who used us (who were able to make a comparison) said we were better than out multioffice, multinational competitors. Silence. We then did a bit of our own research using figures obtained from Rightmove. According to which last year we sold over 40% of all houses between the commons – next nearest competitor 11.5%. Early days, but so far silence. Incidentally we thought that you had to be a multi-office, multinational to achieve these sorts of figures – especially if you wanted to sell to the new Chelsea/International Northcote buyer – but no, there’s something called the internet stoopid. I recently followed a leading multi’s manager
T
into a valuation beauty parade. Things concluded with a discussion on buyer profile. “X has just said that 40% of his buyers are from over the river or overseas, due to his multiple offices across London and his international network”. “Well” I replied “of all the deals we’ve agreed this year, 45% have been to just those people”. More; 97% of our deals go through, against a national average of roughly 75%. Where are we going with this? Well, what I’m saying is that the internet has levelled the playing field. We’ve all got (largely) the same marketing tools. Here we’re selling to families (albeit largely foreign and RBK&C ones now – local buyers down from 85% to 45% in 4 years – more stats) not Oligarchs (for the moment) and they use the internet. If someone wants to buy a house between the commons, they don’t generally walk down to their local branch of a multi-office corporate in South Ken, they go on the internet whilst watching telly at home, or pay a search agent to do the same. And they (buyers and search agents) generally end up registering with the companies with the most properties. So the company that has the most properties, will get the most buyers, the most interest and therefore the best price for their client. So, a virtuous circle perhaps, explaining how a one office outfit achieves market dominance over the big boys? Yes, that combined with having excellent staff and the directors sitting amongst the sales team every day... but that’s another article. So in conclusion it would seem that the Multis super-saturation, Sainsbury’s Local attitude to the London property market is not working round here. After all, we’re not selling baked beans are we? 020 7228 5111; ramptonbaseley.com

T
he Wimbledon market has experienced shortage of property that has affected the wider London market; under the rules of supply and demand we all know that this means that buyers have to pay more to secure a property. Within the market there have been different rates of growth with flats and houses experiencing the highest growth rate, and houses over 2 million experiencing better demand than last year but a slower rate of capital growth. As an International Agent we have had a growth in buyers from China and the Middle East this year, many of whom are cash buyers. Some vendors are considering a sale due to uncertainty in property taxation. The future for Wimbledon is strong party due to its International appeal. Hampton “and sons” found that affluent people wanted to live here 100 years ago, we are now ‘International’, but buyers still want to live here today and there is no reason why they will not want to live here in another 100 years’ time.

or those among you that love the feel of calculator buttons beneath your fingertips, here’s a nice stat for you... John Thorogood has just achieved its second local sale at £1000 per square foot or above (and no, it wasn’t a flat), reinforcing our reputation for achieving quality not quantity. These days it’s all too easy to become nothing more than just a number (no pun intended) to some agents. Rather than focusing too much
energy on market share, we hope to provide a refreshing approach. Our strategy is tailored to suit your needs; our focus is always to obtain the best price; our experienced, forward-thinking approach delivers outstanding results. To discuss the best approach to successfully sell or let your property, or for details of the specific properties above, please contact Austin Thorogood on 020 7228 7474 or email austin@ john-thorogood.co.uk Or to just find out the boring old local “average” go to Zoopla...

OOPS... WE DID IT AGAIN!
HOUSE HUNTING Most satisfying transaction I’ve had... Probably the sale of large family home on the ‘Toast Rack’ (the grid of roads between Wandsworth Common and Trinity Road so called because of its shape). The sellers took our advice with regards to the guide price and it sold within two months, whilst other houses on the street are failing to sell.
James Weston Sales Manager at John D Wood & Co., Wandsworth ornate tiles around the range cooker. The exterior is equally unusual with sea shell clad walls, butterfly tiles set in the path and lots of other wonderful things. I never thought I’d see... A market quite as it is now. In Wandsworth prices are beyond the previous peak of 2007 and are rising on a month-by-month basis.
Most interesting property I’ve been involved with ... We’re currently selling a house on Ellerton Road, where the owner was an antiques dealer and some of the fixtures and fittings are just fabulous.
W
The property I’d most like on our books is... There is an incredible house on Magdalen Road with a wonderful modern loft extension, substantial gates and driveway but which still retains its period charm, all in all a wonderful property. Most unusual interior... The Ellerton Road house again, as it has different wallpaper in every room and

and Registry figures recently published show that the value of properties sold in D&G land in 2013 hit £11.2 billion - a record and 30% up on the 2012 figure. The number of properties sold in the year was also up by 15.3% and the highest since 2007. The market therefore entered 2014 with considerable momentum behind it and once again, commentators’ predictions for the year as a whole are already looking modest. In Prime Central London, capital values moved ahead strongly in the quarter by an average of 7.1%, lifting the annual rate to 14.2%. The improvement in rents continues with a 2.1% on average increase during the quarter, taking the annual rate of increase to 7.3% - the highest rate of growth since 2011. In the Emerging Prime area, capital growth has been strong, although not quite the same level as PCL, with a rise of 6.7% in the quarter, taking the annual rate up to 22.4%. Rental values added on average 1.9% but there has been no growth in this market over the last twelve months. In fact, a small decline of just under 1%.

e all know that moving home can be one of life’s most stressful experiences. But preparation is key. Begin by clearing the approach to your home as this is where first impressions are made – and before anyone has stepped through the front door. By tapping into the good weather and using the additional daylight hours to work on tidying up the front garden, you can bring some sunshine into your home and maximize your selling potential.

lapham is continuing to show strong growth not just in pricing but as an area of choice. Prices have increased by around 20% already this year and demand continues to outpace supply. It is easy to see the area’s appeal; The wide open spaces of Clapham Common, excellent private and state schools, and transport links into Central London and beyond. Abbeville village itself is an eclectic mix of restaurants, bistros and bars, and has a wonderful family feel. This makes it a very attractive area to potential buyers who are also keen to take advantage of the low interest rates and secure themselves a wonderful family home. With Open Days, preparation for sale and marketing, we are finding that offers in excess of the asking price are becoming the norm.

The theatre closed in 1980 and became a bingo club, before being transformed into a collection of fifty nine apartments by developers Henley Homes. One of the spacious open plan 1 bed flats with

s with every year, the Spring has brought a much needed boost to the property market South of the River. We’re seeing far more properties for sale compared to the beginning of the year, most notably between the £500,000-£750,000 mark. This remains the most dominant area of our market, largely explained by the continued strong demand from first time buyers. We’re also noticing a growing number of savvy, central London buyers registering with us - they want to invest in the area as property is more affordable, whilst also being a strong investment. Indeed, average property prices in Clapham have risen by 25% in the last year, and we’re agreeing an ever increasing number of sales in excess of £1 million.

Should I sell or continue letting?
W
ith what’s happening in the current property market, I’m certain this question has been on many landlords minds lately and it’s one of great importance when you’re thinking of investment and what to act upon. We’ve had quite a few landlords in the last few months wondering what they could now get for their property... the answer is “a lot more than you think you would get!” With this in mind, you have to think about what it actually is that you want to achieve in the end. Do I need to free up some capital? Do I just want to add to my portfolio? If you do just need the capital, then yes, I feel now would be a great time to sell, but if you just want to sell and/or re-invest in another buy to let, chances are you will be paying well above the odds for it and therefore your yield will be much lower than what is considered good. With predictions of house prices and interest rates only increasing in the next few years, this option may not be all that viable for most landlords and it would make sense to keep hold of your current tenants paying good rent unless you need to free up some capital.

lthough in many ways they shouldn’t vary, valuations will naturally differ from estate agent to estate agent, however there are number of ways to tackle this. Most sellers opt to get around three different estate agents in for a valuation, which ensures that you achieve a varied opinion. Try including an established, local estate agent in your round up; someone who has worked in your area for a long period and has a good understanding of the local market. In addition, a large agent which has the support, experience and additional branch network can also be an advantage. Once you have settled on an accurate valuation, act immediately. Place your property on the market as soon as you can, as the current market is moving very quickly and your valuation could easily become out-dated. In addition, although demand is still outstripping supply with property prices rising at a high rate, you shouldn’t try to chase the market. Waiting for a higher price in a few months won’t always equal success, nor will over valuating a property, as many buyers are still incredibly price conscious and in my experience, a property which is realistically priced will always sell quicker and often at a better price than one which isn’t.

Ask the Experts
Our panel of professionals give you the edge in the property market 1. Should I redecorate pre-sale?
T
his advice clearly changes from property to property. I mean, if your home is already at the zenith of taste and sophistication and very well maintained then just start getting those buyers through the door! If, however, your home is starting to look a bit tired or you have been taking design tips from Liberace’s dressing room then there are definitely a few things that should be done before the property hits the market. However, these needn’t be expensive, steam clean the carpet, a fresh coat of paint in muted tones, de-clutter and de-personalise surfaces, mow the lawn etc. General maintenance and tidiness cannot be underestimated and costs far less than a full on redecoration.
2. Where should I invest?
L
ook at anywhere that may be undergoing regeneration, such as Nine Elms and Kennington, as prices here are always going to increase as changes take place. If these are already too expensive, look at areas which are on the edge of expensive locations. For example if you want to live in Clapham or Battersea but can’t afford to, look slightly further out to Earlsfield or Tooting, which are

more affordable and likely to increase in value as more people move outwards. If possible, invest in a property that is close to transport links, as these will always be in high demand and maintain value.
quieter – but even so, many deals are still done during these months. The rule of thumb for the country is March onwards, or when the bulbs begin to show. Even in London, properties with the bigger gardens might be advised to wait until March, as outside space comes into its own at that time of year, and the price achieved may be better, especially after the winter we experienced.
5. Why hasn’t my property sold?
I 3. What common mistakes do sellers make?
T
he seven most common mistakes that sellers make are:
• Putting their property on the market at the wrong price • Failing to prepare their home for sale properly • Mistaking lookers for buyers • Not taking the first offer seriously • Not knowing your rights and obligations • Limiting the home’s exposure • Choosing the wrong Estate Agent.
4. When is the best time to sell?
D
ifferent timescales for town and country. The London market never stops and anytime time is a good month to sell – August and December are a tad

t has to be the wrong agent or price surely! Of course, if a property has been "languishing" on the market then the guide price is a key factor but what is the advice if the property might have received numerous viewings and still not have sold? Interestingly, since Battersea has witnessed the huge increase in property prices, we have advised clients with empty properties and those that might be former rental investments that some light decorating such as repainting can work wonders. For larger properties, using a professional stage company to dress principal rooms has resulted in us receiving competitive bids with the uplift far exceeding the cost of hiring furniture.
6. Should I use a Financial Advisor?
A
bsolutely, using a financial advisor is a good idea. Much like using a good solicitor to do your conveyancing, using a good financial advisor will ensure your purchase is smooth and quick from start to finish. Not only will they do the leg work on finding the best mortgage for your needs, which in the long term will save you money, but they will be a point of contact for the agent managing the sale if you are busy. Having competent professionals in place to cover all aspects of your purchase also puts you in a stronger position when making initial offers on properties.
