“Soprano Laser Hair Removal Technology Is Truly Painless & Amazing Results” Soprano laser has its penetration depth set to the ‘elite depth’ to make it both safe and effective at treating both shallow (facial) and deep (hormonal) hair growth.
FREE PATCH TEST & SKIN ANALYSIS
FDA APPROVED FOR ALL SKIN TYPES
Unlike most other lasers and IPL devices, it allows gentle heating of the hair follicle which gives a pain-free sensation, and causes no damage to the surrounding skin. This permanently reduces the hair growth in the area treated. These comfort and efficiency features make it the ‘Best Choice’ for Bikini lines and facial hair removal.
“Take a picture of me with your smart phone using a QR app for extra info” Discount is only availble on Soprano laser hair removal packages (6 & 8). This is a limited period offer can be withdrawn at anytime

EDITOR’S
LETTER September 2013
‘Have you heard? Victoria Beckham is house-hunting in Battersea, just round the corner from where Gordon Ramsay is opening his new restaurant.’
O
ne whispered rumour. That’s all it took for the ‘fash pack’ to finally sit up and take note of our long-overlooked neighbourhood. Now that VB has joined the likes of Vivienne Westwood and Philip Treacy across the river, it would seem that southwest London has finally earned its sartorial stripes. Not that we ever doubted its fashion credentials for one minute! But to prove it to those doubters, this month we wanted a September issue which celebrates just how stylish southwest London truly is. Leading the way is Paul Costelloe, Irish fashion designer and Putney resident for over 13 years. In my interview with him, he tells me about the highs and lows of his 30 year career and why it pays to have a fashionable family. Meanwhile, Catherine Hales rounds up the very best designer talent to watch out for in the local area, and Richard Dewhurst, Jenny Packham’s interior designer of choice, talks us through his latest project in Balham. What’s more, if you’re looking for pointers for the coming season, this month our shoot showcases the top trends of AW13, whilst our travel pages round up the hottest hotels for stylish stays. Throw in an interview with Lily Simpson, founder of fashionista favourite The Detox Kitchen, and you’ve got everything you need for the very chicest of months. Enjoy the issue,

WHAT’S ON
In the Cinema
BLUE JASMINE Directed by WOODY ALLEN Starring CATE BLANCHETT, ALEC BALDWIN, SALLY HAWKINS
W
oody Allen returns with one of his most critically acclaimed films since Vicky Cristina Barcelona and Midnight in Paris, turning his hand to darker material with the regal Cate Blanchett giving a sophisticated performance as New York socialite Jasmine. After her marriage to wealthy businessman Hal falls apart, Jasmine finds herself alone and jobless, seeking refuge at her sister Ginger’s modest home in San Francisco whilst she gradually pieces her life together again. Initially snobbish and unimpressed with her sister’s lifestyle and living
situation, Ginger proves to be the sole lifeline for the emotionally unstable Jasmine. Getting by on a cocktail of anti-depressants and self-indulgent outbursts, she finds it increasingly difficult to let go of the past. Allen creates an affecting portrayal of a character who is avoiding facing reality at any cost, a feat which he achieves without becoming mawkish or overly sentimental. The legendary director’s talent for intelligent humour resurfaces in this excellent return to form and Blanchett’s sterling performance already has her tipped for an Oscar nomination later this year. 27 September

ABSOLUTELY PROMOTION
AN ARTIST
ABROAD Stafford Gallery is set to host an exhibition of celebrated Scottish artist Charles Jamieson this month
J
udy Stafford of Stafford Gallery, in association with Wimbledon Fine Art, is proud and delighted to announce the opening of Charles Jamieson’s first solo exhibition in Wimbledon Village, An Artist Abroad. An award-winning Scottish painter, Charles Jamieson’s painting career has taken him on many journeys and adventures, from Mexico to Maine and the world inhabited by Fairfield Porter, to Cuba, Greece, South of France, Italy and Venice and the locations inspired by his many painting heroes. Travelling with his sketchbook and camera, he captures images from which he will create paintings of his initial moment of inspiration. His search is to find beauty in the simplest of moments. Charles’s paintings are minimal and coherent, underpinned by traditional perspective and drawing. They reveal a balanced love of colour, medium and visual reality, and offer a wonderfully fresh and personal viewpoint. Described in The Scottish Herald as one of ‘Scotland’s 50 Most Collectable Artists’, his paintings have attracted the
attention of notable art collectors around the world: Biggart Bailie, Harry Enfield, John Le Carré, Keeley Hawes, Lord and Lady Macfarlane and the Kuwait Royal Family are just a few. Jamieson is a tireless supporter of the arts and together with entrepreneur and singer-songwriter Mike Marlin, founded the Aspect Prize in 2003. From 2006 to 2009 he was President of Paisley Art Institute and a book of his photographs of Glasgow was published in 2009. The solo exhibition is a return for Charles to Wimbledon. From the mid-seventies he pursued a career as an actor and starred at Wimbledon Theatre as Toad in Toad of Toad Hall. Six years in Take the High Road made him a well-known face north of the border, alonside other TV appearances including River City, Taggart and Blake’s 7. ZOË BOOMER
Born and bred in Northern Ireland, Zoë’s love of fashion and design brought her to the capital to study at the London School of Fashion. In 2006, she launched her own label that has garnered an impressive celebrity following: Natasha Bedingfield, Leigh Arnold and Madonna herself are all fans. TRADEMARK STYLE: Zoë’s designs revel in simplicity: clean, feminine lines and shapes in luxury fabrics which make them versatile and easy to wear whilst retaining an air of elegance. WHY WE LOVE HER: Not only are her pieces gorgeous, they also have ethical merit. Due to her stance against human trafficking, Zoë ensures that all her clothes are manufactured exclusively in the UK and in 2011 she was invited to headline Fashioned for FREEDOM, an event to raise awareness and prompt a change in the fashion industry in regards to slavery.

AMANDA MARCUCCI
Amanda’s travels have taken her all over the globe and provide the inspiration for her designs. Despite living in Austin, Milan and Paris, it was her holiday to St. Tropez which inspired her range of beach jewellery – a line so popular that people approached her on the beach to buy them! TRADEMARK STYLE: A bright colour palette that creates eye-catching statement pieces. WHY WE LOVE HER: The bold colours guarantee that Amanda’s necklaces and bracelets stand out from the crowd, making them the perfect beach accessory.
TRADEMARK STYLE: The melding of glamour and practicality, her lengthened sleeves, lowered waists and doubled layers create smooth lines and flattering shapes to bring out the best in a woman’s figure. WHY WE LOVE HER: Her new collection is designed to be easily transported and requires minimum maintenance, so no more worrying about creases or dry cleaning bills. Plus her specially designed ‘Weekend On A Roll’ travel bag means you can simply unroll your clothes and hang them up immediately – ideal for the working woman. ZOE BOOMER

Gail’s stunning and singular designs incorporate the personal touch; her work has always involved an element of the bespoke. An understanding of the demands of the busy professional woman is also apparent in her designs and plays an important part in the philosophy behind the Gail Berry brand.

MENA RYAN
Mena established her label Ingenue over two years ago after recognising a desire amongst many women for fashionable clothes that weren’t conforming to any particular statement trend of the moment. To quote Mena herself, ‘Busy women want great and affordable dresses that work for day through to evening, don’t crease, machine wash and look amazing on. We focus on timeless elegance and have dresses for all ages from 20 to 60 years old.’ TRADEMARK STYLE: Clothes that work for real women without sacrificing style. Striking patterns and prints in particular are a constant theme throughout Ingenue’s collections.

WHY WE LOVE HER: These clothes flatter a range of figures and age groups without style compromises; the AW13 Collection incorporates punk polka dots and heritage tweed, two of the hottest trends for this season.
TABITHA WEBB
An established designer for over ten years, Tabitha has a client roster plucked straight from the Hollywood A List, including Miranda Kerr, Katherine Heigl and Emmy Rossum, as well as British stars Saoirse Ronan, Ellie Kemper and Pippa Middleton. Alongside her eponymous label, recent pursuits include her brainchild Project D London, a collaboration with Aussie singer Dannii Minogue. TRADEMARK STYLE: Feminine shapes and luxury ready-to-wear pieces, it’s no wonder that her AW13 collection is inspired by Hitchcock’s Heroines. The old Hollywood glamour aesthetic perfectly characterises her style: classic, unfussy and opulent.

FAMILY
AFFAIR GEORGIE LANE-GODFREY TALKS TO PUTNEY RESIDENT & BAD GRANDAD OF FASHION, PAUL COSTELLOE
I
t would be a fair assumption that when you arrange to interview Paul Costelloe, you expect to interview, well, Paul Costelloe. You don’t anticipate being party to a Costelloe family gathering. Yet here I am, sat in Starbucks with not only Paul but his daughter Jessica and son William too on one of the hottest days of the year (Paul is hungry and wants to do the interview over lunch). We talk as he eats, and his children fill in for him between mouthfuls – joking with each other, explaining any details he’s missed and moderating some of his less media-friendly comments. Paul is something of a loveable rogue and often comes out with opinions which seem purposely provocative; when I congratulate him on becoming a grandfather, he replies sardonically: ‘Oh yes. I’m really excited. At least she’s a girl.’ You see, the thing you need to know about the Costelloes is that there’s a veritable army of them – seven children to be precise, of which six are boys. ‘Anne, my mother, is the eldest of seven. Dad’s the youngest of seven,’ Jessica explains. ‘Seven is the lucky number!’ William puts in. This can’t have been coincidence. ‘I’m a competitive person,’ Paul admits. ‘Having seven was to meet my father’s figure.’ Owning a raincoat factory in Dublin,
Costelloe’s father was also in fashion, although he swears this didn’t influence his career choice; creativity simply runs in the blood. Jessica is an opera singer, sons William and Nicholas artists, and Paul also paints on the side, selling his fashion drawings in a gallery in Dublin. An arty family, you might say, and an exceptionally tall one. All of the children, including Jessica, reach the 6ft mark and are of model proportions. It’s a great marketing tool, Paul admits, and one which
he hasn’t failed to exploit; his sons have all showcased his designs on the catwalk and are heading out to Dublin in the next few weeks to represent the brand again. ‘It’s because we’re cheap,’ laughs William, ‘very cheap, actually, since we’re free!’ ‘Oh whatever! They have a great time,’ his sister interjects, waving her hand dismissively. There’s an easy friendship between the siblings and their father; they bounce off each other, banter flying between them as they talk over each other at break-neck speed. It’s hard to keep up and, quite frankly, a nightmare to transcribe, but it’s portrait of Costelloe as both a father and a fashion designer. Consequently, the label itself is well and truly a family enterprise, and every answer Paul gives me seems to link back to one or more of his children. It’s not annoying, it’s just a part of the brand. And, of course, part of being Irish. Yet Costelloe has something of a tempestuous relationship with his native land, having found himself in hot water a few years ago when he declared that Irish women ‘wouldn’t know style if it tottered up to them in 10-inch heels.’ He groans when I bring it up. ‘I do get myself into trouble. You have to be very careful, the Irish are very sensitive. If you say anything it’ll end up in the paper immediately. Ireland is a village, but once you realise that then you’re fine.’ So the Irish do have some style then? ‘Yes, but fashion doesn’t really come into Irish
38

style, it’s their charm and how they wear their clothes which sets them apart. Jessica, for example, reflects Irish style perfectly.’ A designer for well over 30 years, Costelloe can afford to speak with such authority. During the past three decades, he opened LFW for 13 years consecutively, designed the uniform for BA and Aer Lingus and even dressed Princess Diana – ‘the high point of his career’. Now he’s reinventing his ladies wear line after the company producing it went into administration a few years ago, throwing the label into chaos. The experience proved a learning curve and taught Costelloe ‘that you have to diversify. If you don’t, it can bring the whole company down’. Today, the label includes homewares, menswear and accessories, but it’s the women’s wear which is demanding most of his attention. So, what can we expect next year from this reinvention? ‘You know, I was looking at AW14 fabrics. No different to AW13 fabrics, if you
ask me,’ he snorts. It’s rumoured Kate Middleton has been buying up his collection – is there anyone in particular he’d like to see in his new designs? ‘Dolly Parton,’ he answers straight-faced. ‘We’re big Dolly fans,’ laughs William. ‘No, I wouldn’t mind dressing Gwyneth Paltrow, but to be honest I’d be just as delighted if you wore something of mine as anybody else.’ Very charming, but false gallantry I suspect. Surely he’s seen his clothes on someone at one point and been utterly distraught? ‘Oh god yes. But you know what? I just think of the money!’ he says, before all three of them erupt into peels of laughter. Next on the agenda for the Costelloe brand is a move into the Chinese market with his men’s collection. ‘Chinese style for men is
very formal, very tailored, expensive,’ Paul tells me. ‘My son, Robert, lives in Beijing actually,’ he continues, bringing it back again to his favourite topic. ‘How old are you?’ he demands suddenly. ‘25,’ I answer, slightly taken aback. ‘Oh Robert is 25, we’ll have to set you up.’ ‘He’s cute,’ pipes up Jessica. ‘A cool, red head,’ offers William. ‘We’re having a party…’ ‘A garden party,’ interjects Jessica. ‘You should come!’ ‘We’d love to have you,’ says Paul. ‘Wait,’ says Jessica, ‘are you even single?’ Erm, no, I stammer, a little embarrassed, and once again they all burst out laughing. Our hour’s up, but it’s a fitting conclusion to what feels like the most impossible of tasks – keeping up with the Costelloes.

For You,
FOREVER ALICE MILNER DISCOVERS THAT DIAMONDS REALLY ARE A GIRL’S BEST FRIEND WITH DE BEERS’ BESPOKE ENGAGEMENT RING DESIGN SERVICE
L
egend has it that in the 1400s, the first ever diamond engagement ring was presented to Mary, Duchess of Burgandy, by her suitor the Holy Roman Emperor Maximilian I. Ever since, the diamond engagement ring has been a powerful symbol of romance and majesty. Traditional romantics believed that the vena amoris (Latin for ‘Vein of Love’) ran directly from the fourth left hand finger straight to the heart. Even today, a ring-encircled fourth finger remains a powerful representation of love and devotion between two people. A timeless treasure, the ring itself should sit proudly and comfortably on your hand. But which shape diamond is the best and how many? Should one have a white, yellow, rose gold or platinum band? And what size should it be? It’s not an easy choice to make, and a nervous proposer may find themselves swamped with options.
Enter De Beers. In October this year, the exquisite jewellers are set to launch their exceptional For You, Forever bespoke service. This expert in-store service invites a couple or just the man (if he’s feeling brave) to individually craft a De Beers engagement ring, helped by highly-trained Brand Ambassadors, on hand to help select your unique diamonds and their desired setting. Fascinated by this process, I decided to visit the De Beers store in Westfield, to observe how the special For You, Forever process works from start to finish. ‘Each story begins with a personal consultation,’ I am told. ‘During this, your requirements are established and De Beers shares with you their original drawings and inspirations for your design.’ Whether it’s a classic Round Brilliant, an elegant Emerald or a contemporary Princess Cut, you then select your diamond and setting – it’s designed so you find what is perfect for you. ‘For You, Forever pieces are a
43
De_Beers.indd 43
12/08/2013 12:34
true statement of self – not only in the choice of style but also in the opportunity it affords a client to be very precise about their requirements.’ As I peer into the pristine display cabinets, I’m bedazzled by their stunning portfolio of designs and ask how they source their comprehensive range of diamonds. I discover that each year De Beers inspects over 25,000 diamonds in their quest
LIGHT THE HEART WITH UNMATCHED FIRE, LIFE & BRILLIANCE
to find the highest quality jewels for their clients. They qualify the rarity of the diamond through their special ‘4Cs’ criteria, which rates the diamond according to its carat, cut, clarity and colour. The selected few are then microscopically branded with the De Beers Marque, which reassures clients that every diamond is ‘natural, untreated, conflict-free and responsibly sourced and crafted.’
For De Beers, the diamond selection is more than just the ‘4Cs’ and a gemmological report; two diamonds can be identical on paper yet one can have true brilliance that the other lacks. Drawing on 125 years of diamond expertise, De Beers hand-pick their diamonds to ensure they outshine all others. Their aim is to source diamonds that ‘light the heart with unmatched fire, life and brilliance.’ Next I am shown their pioneering diamond scanning technology – the De Beers Iris. This further enhances the For You, Forever experience, for the sparkling ‘fire, life and brilliance’ of each diamond can be seen through an iPad in-store tool. Slowing down what the naked eye sees in an instant, the De Beers Iris replicates different light conditions in a series of live, moving images. I can clearly see how the perfection of the diamond’s cut causes all eight facets to illuminate simultaneously and symmetrically. It’s truly mesmerising. With what I have viewed today, the De Beers promise to ‘honour the light of your love’ makes perfect sense. As I watch a kaleidoscope of sparkling shapes bounce off each diamond, it takes my breath away and I’m even tempted to propose to myself! Salon of the Month
UFFIZI BATTERSEA
aving been in the same spot for 18 years, it’s no surprise that Uffizi has garnered a phenomenally loyal following. In fact, as he sits me down to start my trim after a conditioning hair mask treatment, owner Biagio informs me that his longest standing client has been coming to him for over 20 years. Excited to see the skills which have inspired such loyalty, I give Biagio free rein over my
H
hair, simply informing him that I’m after something low maintenance. As he snips and chops, I’m regaled with local gossip, from celebrities moving into the area to fundraising projects for local charities. Biagio, it would seem, knows everyone and his salon is something of a hub for the local community. That’s what makes it so special – here you receive that wonderfully personalised service so often lacking in chains, where it’s more like coming for a chat with a friend than paying a stranger to cut your hair. And what a cut it is! Yes, my hair has been blow-dried into soft, wavy curls but it’s perfectly low key, and Biagio tells me that when
I leave it to dry naturally, the cut means that it won’t look dissimilar, so this lazy customer leaves delighted… By Georgie Lane-Godfrey 47 Parkgate Road, SW11, 020 7924 3400; uffizi.co.uk

VICTORIAN
REVIVAL LOCAL INTERIOR ARCHITECT RICHARD DEWHURST TELLS ABSOLUTELY ABOUT HIS LATEST PROJECT IN BALHAM’S HEAVER ESTATE
A
s an interior architect, I’ve been lucky enough to have a career that has taken me all across the globe. Over the years, I’ve worked on both residential and commercial projects, from reinventing magnificent homes to collaborating with the fashion designer Jenny Packham, designing her stores and showrooms worldwide. Yet it has been wonderful to finally design a project closer to home, near my house in Wandsworth. I love the borough as it’s one of those places where as soon as you scratch beneath the surface, you uncover not only a fascinating history, but also an amazing array of property. This project was on a gorgeous house located on the Heaver Estate in Balham, where the roads are lined with large Victorian red brick houses brimming with original features. With three lovely young girls running around the house, my clients
realised it was time to adapt the home to suit their changing lifestyle, so I decided that a total refurbishment, including a large rear extension, was the order of the day. I wanted to enhance the Victorian heritage of the house by creating a marble shelved pantry entered via a stained glass door, which was originally the old back door to the house. A guest cloakroom was carved out of the existing dining room

and was appointed with a custommade floor tile design, coupled with a stunning Thomas Crapper suite, adding a nice talking point. I also continued the original tiled hallway through to the new extension, forming a seamless link between old and new.
I was very keen to avoid creating the ubiquitous ‘trophy’ white cube with skylights, which seem to have become the mainstay of many extensions in the area, so a different approach was needed. The emphasis for my design was on interesting materials, such as charcoal brickwork and limewashed sawn timber rafters. This was inspired by the Jenny Packham showroom I designed in New York’s Meat Packing District, where exposed brick walls and industrial features abound. I matched this with an oiled parquet floor and antique bronze switch plates, a
contemporary version of the style found in old Parisian apartments. Being a family of serious foodies, it was important that after a hard day trawling around Northcote Road for ingredients, the kitchen would come into its own. Based around a fabulous red Lacanche cooker, I made sure that every element was thoughtfully considered to create a relaxed cooking environment (including a cleverly concealed door leading to a utility room neatly hidden behind the shelving units). The overall look was complemented by oversized stainless steel work surfaces, grey satin lacquered cabinets and unusual overhead lights that I designed especially for the project. I scoured my contacts for a large refectory table, a set of unique thonet chairs, reclaimed light fittings and Danish seating. Finally, I suggested that instead of having a flat screen TV on the wall, the focal point of the room should be a woodburning stove to create a sense of warmth and conviviality, which is so important in modern family life. My clients are now happily re-established in their house and enjoying a space tailored to the way they want to live.

RENOVATION D I A R I E S GEORGIE COLERIDGE COLE TAKES ABSOLUTELY ON HER JOURNEY AS SHE REFURBISHES HER WANDSWORTH HOME DOORS
T
he Monday after we complete we meet our builder Nick Jepp at the house to talk electrics. There are a couple of labourers already there. ‘Just three of you?’ I ask, surprised not to see half a dozen of them kicking around drinking tea. ‘Nick only ever uses two labourers on a job,’ one of them tells me, ‘so there’s no slacking off.’ I can see that. They arrived at 8.30am and by 9.30am they have filled a skip and made a massive dent in the garden that is a jungle. Impressive stuff. Within a week, walls are down and the house is being held up by some terrifyingly thin temporary steels. Within two, we are ready to take measurements for the bifold doors that will go along the back of the kitchen, giving it masses of light and really opening it up to make the garden an extension of the living space. Whether you’re doing a side return or just looking to update your kitchen, they are a must. There are a lot of companies supplying them but I start with Cedar because I’ve seen them in a property magazine and like the look of their brand and photos. Plus their website suggest their lead-time is better than most and they are local. I visit their showroom off Garrett Lane and as I see how smart the doors look in the flesh, I make an easy decision that they are the company to use. I choose aluminium over wood for a contemporary look, quite a pale shade of grey and four doors over three.
FLOORING
I
’m fed up with spending a fortune on carpet cleaning so downstairs will be carpet free but other than that I haven’t got much of a clue – until I go to see some friends who have moved out of London. When I comment on my friend’s smart new floor and she tells me it’s Karndean, it’s the first time I’ve heard of it. ‘It’s like Amtico,’ she says, ‘but a better price. It looks like wood and lasts up to 20 years but needs no maintenance and is easy to clean. Oh, and you can trot around in heels without marking it’. (She is wearing hers). I love it and am straight on to the Karndean website the minute we get home. When the Van Gogh Ebony sample – a contemporary dark grey wood colour that is one of the ninety seven wood choices – arrives the next day, it is stunning. When I discover that two other local friends have it in their kitchen and I thought it was wood, I am sold. After some research I conclude that it’s vital to have Karndean laid properly; the subfloor must be prepped to within an inch of its life and latexed or it won’t last. So I do some research and find a Karndean registered fitter on Cavendish Road in Balham called Carpet Base (020 8675 2232) that coincidentally my builder has recommended for anything floor-related. I can now recommend them too after they were incredibly helpful, quoted competitively, revisited to go over things 67

several times and put up with my endless requests for different samples and then samples in different sizes. Meanwhile, Sophie from Child Stewart Design tells me that deep pile carpets are back so the textured look I thought I was going for is out and I am soon pouring over luxe silky carpets. With silky comes a hefty price tag so I’m over the moon when Carpet Base comes up with Lano Satine, which is a satin not a silk but feels fabulous and gives the same look for a third of the price.

he house as it came had some hideous built-in cupboards between the chimney breasts in the sitting room and nothing the other side of them, so the current ones are ripped out in the third week. Having grown up in Wandsworth, I’ve known about local firm The London Alcove Company for years and have been waiting patiently for the opportunity to use them. They make quite honestly
ypically, our new house is about the only one on the road without shutters but they are up there with doors as a bit of an essential, or at least an expectation, in most terraced houses these days, and there are some fairly well known brands offering them. I soon learn that whilst most of these brands use the same factory, the service varies enormously. They can also take up to 10 weeks so this is definitely something I need to order now. The London Alcove Copany are fastidious about quality and they recommend a company called Capella Shutters who I later find out doesn’t use the same factories as everyone else. Set up by an ex-marketing director of Claridges, Capella’s mission is to fill the gap in the market for a superior product with excellent service: all of their shutters are made of wood (as opposed to MDF) and each job is entirely bespoke. Plus they can do them in 20 days – faster than most – so I need not have panicked. I go ahead and order café style (half shutters) for my sitting room and bedroom. I am having curtains too (more on them another time) so putting them in is really a privacy and aesthetic thing. But then, when isn’t it the latter?!
the smartest bookcases, alcove units, wardrobes and radiator covers you will find. You see, unless you have beautiful mahogany heirlooms, in London houses it generally looks better to build as opposed to buy – that way you can fill gaps for an exact fit, colour match them to your scheme and include lighting to make them a real feature. That’s what I’m doing with The LonCedar: cedarbifoldcompany.com don Alcove Company. A richer soil can be made poorer by adding some gravel to it, which makes for a more lavenderfriendly planting medium and potentially prolongs the life of the bush. COCKTAIL of the month
Barts is our secret speakeasy bar hidden away somewhere in Chelsea that’s sometimes referred to as ‘London’s worst kept secret’. We recently celebrated our 4th birthday and each year we’ve tried to be increasingly experimental with our cocktail menu. For summer, Bar Manager Vincenzo Sibilia created a fantastic cocktail known as the ‘Basil Fawlty’ using basil grown in our garden. It has become one of our best sellers, especially during the hot weather.
Ingredients • 4/5 leaves of basil • 50ml Tanqueray gin • 40ml pineapple juice • A dash of sugar syrup • Half a fresh lemon METHOD Muddle the basil and mix with pineapple juice, gin, sugar and freshly squeezed lemon. Shake with ice and double strain in to a chilled martini glass. Garnish with a sprig of basil. Charlie owns and runs several venues in southwest London; inception-group.com

I
tend to avoid ‘detox bunnies’ – those bright-eyed, bushy tailed individuals who eat only the very healthiest of meals, who exercise every day and are perkier that a Columbian coffee in the mornings (read Gwyneth Paltrow). I find their company terribly depressing, holding up a mirror to my own resplendent inadequacy. So interviewing Lily Simpson, founder of high-end diet delivery service The Detox Kitchen, was going to be a challenge. As she walks in, all clear pale skin, big dark eyes and thick glossy brown mane, I can’t help thinking that Lily wouldn’t be amiss playing Snow White in a pantomime. She also makes a great poster girl for the detox lifestyle. It doesn’t take long for her to launch into an explanation of the company – a food delivery service based on three key points of glutenfree, dairy-free and sugar-free food. Subscribers receive three fresh meals a day, along with two snacks, delivered to their doorsteps every morning before 7am. At 1500 calories a day, it’s not too strenuous and most clients lose between 3-6lbs in the average five-day programme. ‘Naturally you start eating healthier and your palate is cleansed so it stays off,’ Lily explains. ‘It’s all about clean food. I hate to sound snobby but if I eat anything very sugary, oily or fried, it affects me so badly. My eyes feel like they’re popping out of my head – horrible.’ It would seem that there are many who would agree: Elle Macpherson, Pixie Geldof,
Henry Holland, Jasmine Guiness and, of course, Gwyneth Paltrow are all tried-and-tested fans of the service. Indeed such was the success of the brand that it now has an outposting in Harvey Nicholls and is soon to launch a DIY home detox kit, complete with recipe card and quality ingredients so that clients can continue the regime at a more affordable price. So far, so Gwynie. But surely it can’t be that much fun never eating sugar? Or gluten? ‘Well, I mostly eat my own food but I am obsessed with chocolate so I still eat that,’ she concedes. The pressure to be healthy must be tough, I suggest, when you’re running a business like The Detox Kitchen. ‘Yes!’ she bursts unexpectedly, ‘there’s so much pressure. It’s horrible!’ I point out that she looks pretty good considering, but she just shakes her head. ‘When I first started I ran myself into the ground. I looked awful, with big bags under my eyes and I’d lost so much weight because I’d been running around like a complete maniac. So I’d turn up to meetings as this really skinny, pop-eyed, spotty, tired girl. People were like, ‘Really? You run THIS company?!’’ Not that it got any easier after things slowed down; Lily suffers from polycystic ovaries which often affects her skin. ‘I’m a very emotional person,’ she confides, ‘so my skin tends to flare up when I have an
important meeting. I have to tell them, ‘It’s not my diet, it’s the ovaries!’’ she laughs. Having learned to control her symptoms with her diet, Lily is now helping others do the same – a project which has inspired her latest adventure: trekking across the Alps to help raise money for Trekstock, a charity which supports young people with cancer. ‘They’re amazing,’
real sense of community here,’ she tells me. ‘Take the Scotch Egg Challenge at The Ship in Wandsworth, for example. So many great chefs enter, such as…’ She suddenly trails off and looks slightly queasy. Just as I’m worrying that she’s going to be sick, she explains: ‘This is going to sound really weird. I had a dream last night that my mum was going out with Michel
she tells me, ‘because they offer support in a really interactive, interesting way. They also help people with their diets, which is something we do too.’ So how is the training going, I ask? ‘It’s so hot, I think I might actually die!’ she wails. ‘On the kit list it says ‘trekking boots, best worn in over three years’. Try three days! But tonight I’m walking home from Battersea.’ She moves on to tell me that as a ‘foodie hub’, Battersea was an obvious choice as a base for the kitchen. ‘There’s a
Roux. They were…Ergh no! I’m not going to go into that!’ Weird indeed, I agree, not entirely sure I want to go into that either. Back to the scotch eggs, is she going to enter herself next year? ‘I guess I could do a quinoa encrusted scotch egg. Maybe I will next year…’ See you there, I say. ‘See you there!’ she laughs, as she pretends to wave at me. And funnily enough, I find myself waving back. Perhaps she’s not too ‘detox bunny’ after all... detoxkitchen.co.uk

RED POCKET GEORGIE LANE-GODFREY TRIES HOTEL VERTA’S SLICK NEW CHINESE RESTAURANT
S
o, let’s face it, you aren’t likely to stumble across Red Pocket. Hidden at the back of the somewhat sterile Hotel Verta on Battersea’s riverside, it’s a fair trek from Clapham Junction, making it well and truly off the beaten track. That is unless, of course, you arrive by helicopter as the hotel sits next to the London Heliport. Handy. Once you’ve finally located it (we resorted to a taxi) and got past the hotel’s rather characterless lobby, you’ll find Red Pocket overlooking the river, with glorious views along the Thames. The restaurant itself is a mixture of red, gold and black interiors, all encased in the glass walls of the hotel – a nice touch, but not one that makes the building feel any less corporate. Luckily, the food well and truly makes up for the lacking surroundings. Executive chef Weng Kong Wong of Hakkasan fame serves up the most beautifully presented food, ensuring each dish packs a visual punch. We started by sharing the organic pork ribs fragranced with jasmine tea – sticky, sweet and delicious – before moving on to the grilled Chilean sea bass in a honey sauce and wok fried beef fillet, with a side of Singapore noodles. The beef was tender and
succulent and my date, who happened to have lived in Singapore, informed me that the noodles were first rate by any standard. Whilst the sea bass itself was slightly overcooked, the sauce it came in was sublime, balancing out the saltiness of the fish with its delicious honeyed sweetness. To finish, we shared the trio of desserts: a saccharine selection of lime cheesecake, a chocolate mousse and a fruity pastry concoction. Although a guaranteed crowd pleaser (particularly the light fluffly mousse), it did feel as though the chef was playing it safe after the splendour of the main dishes. What are exceptional here though are the cocktails – the Shanghai, a playful twist on a Screwdriver made with Grey Goose Orange Vodka, Mandarin Napoleon, Mandarin juice and lime, comes highly recommended. A special mention also goes to the very sweet waiter who served us so diligently and bowed so low when he backed away that he almost took a tumble – exceptional service indeed!

LOOK Just what an English pub should be – traditional, cosy and warm.
VIBE Steeped in history, The Green Man dates back to the 1700s and stands on an old duelling ground. Often the refuge for contestants after battle, it is also rumoured that infamous highwayman Dick Turpin once stashed his guns in one of the bedrooms. Today, there’s no guns, but there is a wonderful beer garden.
FOOD There might be several veggie options on the menu but here meat reigns supreme. Expect a manly feast of meat and beer combinations – think beer battered haddock, steak and ale pie or a sausage sharing board. For the full carnivorous experience, start with a chicken liver pâté, followed by pork and apple bangers and mash, and finish with a decadent chocolate puddle pudding. Heaven.
DRINK Beer, beer and oh, erm, beer.
VERDICT A real community pub, we love the soughtafter snug inside and the cute country cottage setting. Just as good for a pint whilst reading the paper as for Sunday lunch.

Lying discreetly on Piccadilly is the familyrun London hotel, The Athenaeum. Famed for its exterior living wall – a vertical garden designed to mirror the wondrous Green Park across the road – it’s situated but minutes from the luxury retail Mecca that is Bond Street. Inside, you’ll find a bevy of helpful staff only too willing to help you those heavy shopping bags after a fruitful visit.
THE SPA
Tired shoppers will love the hour-long deep tissue muscle massage using a combination of essential oils to release stress and muscle tension. Otherwise try the Aroma Stone Therapy, which targets key energy points, or the Moroccan Rose Ritual REN Bespoke Facial, which includes a scrub (not at all painful like it sounds) and heavenly massage. There’s also a gym and several hot tubs too.

THE RESTAURANT
THE PENTHOUSE SUITE Including three double bedrooms, two bathrooms and six plasma screen TVs, the Penthouse House Suite is the crème de la crème of rooms. Decorated in stylish whites, creams and beige (designed by Martin Hulbert of Fox Linton Associates), you can practically do laps in the bathtubs and will find you get lost in the enormous, cloud-like beds. We loved the outside balcony boasting one of the best views of the city – to stay in this Penthouse Suite is to be spoiled rotten.
On the ground floor lies the hotel’s scrumptious restaurant. Quality ingredients and presentation are buzzwords here. Triple cooked chunky chips are a must (regardless of what you order) though the Tiger Prawn Caesar Salad makes for a nutritious yet filling healthy option. The wine list is extensive, and if you happen to have a birthday during your stay, a mini cake with candles will find its way to your table upon request. Best of all, the restaurant is situated next to the slick Whisky Bar, which serves up a choice of 270 whiskies and numerous cocktails should you feel like a nightcap to help you digest.

Having just undergone a $60 million refurbishment by master architect and designer Lauren Rottet, The Surrey has reinvented itself to become the darling hangout of New York’s elite. And when you take into consideration that it’s just off Central Park and only a ten second totter in clacking heels to Madison Avenue, it’s easy to see why. Walk inside this Beaux Art townhouse hotel on 76th Street and you’ll be greeted by a Chuck Close tapestry of supermodel Kate Moss in the lobby – part of the hotels 31-piece strong contemporary art collection and confirmation of The Surrey’s sartorial credentials. Upstairs, rooms are a chic palette of grey, cream

Head to the 17th floor and you’ll find a private roof-top garden from where you can enjoy equally spectacular views. Meanwhile, the glamorous Bar Pleiades downstairs plays homage to the hotel’s 1920’s heritage and is inspired by fashion pioneer Coco Chanel. With black and white lacquered finishes, french doors and quilted walls, it’s much like being locked inside a classic Chanel handbag – with exceptionally good cocktails to complement the food at Café Boulud next door. Here, renowned chef Daniel Boulud merges French cuisine with American ingredients to Michelin star-winning effect. There’s a reason this restaurant is such a popular pitstop for shoppers. t may look like just a sweet, local boulangerie from the outside but inside, in the words of Ab Fab’s Edie, ‘It’s Lacroix, sweetie! Lacroix!’ Decorated by the eccentric French designer, the interiors are pretty fruity to say the least. Each of the hotel’s 17 rooms is unique, filled with an eclectic mix of punchy patterns, clashing colours and opulent fabrics. Striking doesn’t quite cover it – think polka dot carpets in the corridors, baroque mirrors in the bathrooms, Flemish frescoes in the bedroom and 60s furniture throughout. There’s also an abundance of original sketches by Christian Lacroix himself, just in case you were in any danger of forgetting that this remarkable hotel is his creation. Only breakfast is served in the hotel’s vintage bistro (complete with its own zinc bar which becomes a guest-only watering hole at night), but when you’re situated in the very heart of Paris’s fashionable Marais district, why wouldn’t you venture outside? Jewish-quarter-come-gay-quarter, Le Marais is home to countless stylish French boutiques – think The Kooples, Sandro, Zadig & Voltaire – and ‘frip’ shops filled with vintage treasures. Simply put, it’s the most fashionable place to shop in Paris.
eet are an important part of the body,’ said Salvatore Ferragamo. ‘They tell a story about the character of the person to which they belong.’ But then, surely a hotel does too? Florence’s Hotel Continentale is one of three boutique hotels owned by the Ferragamos, the royal family of footwear. Set in a beautiful medieval building in the historical city centre, don’t be fooled by the hotel’s charming exterior. Inside, Hotel Continentale is all slick white interiors and pared back wood – a modern take on Italian chic – with just a sprinkling of 50s style in the form of black and white photographs and hot pink chairs. Climb the hotel’s stairs and you’ll find its undisputed highlight, the La Terraza rooftop bar. Sat on top of the medieval Consorti Tower, the view from here is something of an architectural tour of Florence, encompassing Brunelleschi’s dome, Giotto’s bell and the Ponte Vecchio over the River Arno. A stay here will get you free entry into the Salvatore Ferragamo museum, but the stylish staff can arrange priority access to all of Florence’s top attractions too. Meanwhile, closer to home, the hotel’s White Iris Beauty by Daniela Steiner spa sits in the Medieval Tower. Don’t miss the spa’s signature treatment which, in true Ferragamo style, is a Sublime Feet Pedicure, an indulgent experience which transforms tootsies into feet worthy of a fetish.

eenagers are lazy, right? Wrong. According to a growing body of research they just have a different body clock from the rest of us and if schools would wake up to this evidence and let teens start their day later, scientists believe they would see great gains in both the health of their students and academic results. Some schools are taking note. When the UCL Academy in Swiss Cottage, north-west London, starts the new term this September, it will
have been a year since it became the first London school to allow teens to ‘sleep in’. When the academy, which is sponsored by University College London, opened in September 2012, its students were allowed to start at 10am and leave at 5.30pm. Headmistress Geraldine Davies argues that the school is already seeing positive results. ‘Youngsters are turning up alert and ready to learn and are focused and engaged in lessons,’ she says. ‘We have no hard data on exam results yet… but pupil and teacher surveys have so far been positive.’ Scientists say there is now biological evidence underpinning the argument that schools should start later. It
was in the US in the 1990s that researchers first identified an ‘adolescent time shift’ in the sleep pattern of teenagers and in the past two decades, a number of US schools have adopted later start times. In the UK, Professor Russell Foster, a professor of circadian neuroscience at Oxford, has been at the forefront of work on teenage sleep patterns and their effect on
A NEW ACADEMY IN LONDON IS THE FIRST IN THE CITY TO LET ITS STUDENTS START LATER. AMANDA CONSTANCE REPORTS ON THE TEEN SLEEP DEBATE
performance at school. He explains: ‘The biology of human sleep timing changes as we age. As puberty begins, bedtimes and waking times get later. This trend continues until 19.5 years in women and 21 in men. Then it reverses. At 55 we wake at about the time we woke prior to puberty. On average this is two hours earlier than adolescents. This means that for a teenager, a 7am alarm call is the equivalent of a 5am start for a person in their 50s.’ Prof. Foster observed a UK school in Liverpool where many students were getting just 5 hours a night; unsurprisingly, teachers reported students falling asleep in class. He says a lack of sleep increases stress and is associated with a loss of humour, lack of empathy and low mood. It also greatly impairs blood-glucose regulation in young men, with research showing that their insulin levels are comparable to the early stages of diabetes. But it isn’t just a biological problem. Society isn’t very conducive to a good night’s sleep due to more relaxed parental attitudes to bedtimes and access to TVs, PCs, gaming devices and mobile phones, all of which promote alertness that doesn’t aid healthy sleep. Prof Foster has become so persuaded of the need for schools to adjust their start times that in 2009, he
instigated a 10am start for 800 students at Monkseaton High School in North Tyneside, the first British school to do so. After observing the students, Foster says that the outcomes were clear: ‘The Monkseaton experiment shows, frankly, that if you start at 10am, grades go up.’ There are doubters, however. One issue is a perceived negative impact on after-school activities, particularly competitive sports, although schools in the US have reported that this hasn’t been a problem. But a greater issue here and in Australia is union objections to longer working hours for teachers and support staff. Prof Foster, however, remains convinced that there is an ‘overwhelming case’ for shifting the times of a school day: ‘It will reduce their sleep deprivation, their learning will improve and, crucially, it will help to protect their physical and mental health.’

footballer, a pilot, and a farmer – these were the childhood dreams of three aspire branch directors in south west London. Clifford Harvey sadly had his dream of being an RAF pilot thwarted due to his colour blindness, but still pursues aviation as a hobby. Mark Howell of the Battersea branch was an avid sportsman in his youth and trained diligently. Alas, it was not to be, he himself acknowledges it was just a dream: ‘What boy doesn’t want to be a footballer when they grow up?’. David Kirkup grew up on a farm, and while surrounded by livestock, horses and chickens, imagined that he would be toiling in the fields for a living. It’s funny how real life has a habit of eventually catching up with you; none of these men envisaged themselves becoming estate agents! However, the loss of the RAF, premier league, and rural community is very much aspire’s gain. Harvey, Howell and Kirkup came to be estate agents by chance, each of them fell into roles in the industry and once they had realised they loved the job, quickly rose through the ranks to become directors at aspire. You don’t get to the top without dedication in any line of work, and that is certainly Clifford Harvey’s ethos: ‘I try to make sure moving house is as simple as possible for my clients. I don’t mind taking calls at extraordinary hours because I understand that my clients are going through a life-changing upheaval, and that they really appreciate an estate agent who is willing to go the extra mile.’
Clifford believes that putting the needs of the client first is what differentiates aspire from the competition, that’s why he gets up at 5.30am and never leaves the office before 7pm. David recognises that ‘regular communication with clients is key to developing a successful relationship. Property transactions can be stressful, and being sensitive to each customer’s individual needs can help make that process smoother and more relaxed.’ All three directors were impressed by aspire’s vision and client-facing, friendly attitude, and have consequently progressed in the local markets over the years. aspire’s offices are given a high degree of autonomy; each office has a small business feel but the directors are able to comply with the individual demands and requirements of its specific area. Mark Howell comments, ‘We work on an independent basis – with each director treating it as his own concern. However, one of the bonuses is that we can work together too. We can pass on properties and buyers, referring to each other in order to give the highest possible level of service.’ With their combined experience and local knowledge, the customer service they are able to offer is second to none. If you want to work with estate agents that are serious about property, look no further than aspire. aspire.co.uk

Most satisfying transaction I’ve had... I have agreed a sale and then exchange on the same day a couple of times – which is extremely satisfying. It also makes one realise how needlessly drawn out many of these transactions are. Most interesting property I’ve been involved with... The people are generally more interesting than the properties. We occasionally come across the odd historic building or unusual space but it’s the journalists, the blitz survivors, actors, inventers, builders, captains of industry, the odd prostitute and politicians (not necessarily together) that make the job fascinating. The area is still diverse despite its homogenous first impression…
The property I’d most like on our books... Choosing one instruction over the others may appear biased and that would be unprofessional – however, a friend of mine has recently bought a house in Wandsworth (we jokingly call it the Manor). It gives me pangs of jealousy. I never thought I’d see... Tony’s Café close.
Most unusual interior... I recently saw an occupied house that had no floor joists (i.e. dirt on the ground) a partially collapsed first floor and a tree growing out of the roof - unbelievable...

ow many first time buyers are stuck in the rental market, often paying more than a mortgage on a property would cost, but wanting to buy? How many of them are living at home with mum and dad, even in their early thirties, whilst trying to save up the deposit on a property? The answer, according to a Sunday Times report, is hundreds of thousands of potential homeowners. Could help finally be at hand? The second phase of the Government Help to Buy scheme is scheduled to start in January 2014 and will apply to existing homes as well as new build properties. The Government’s aim is to underwrite up to £130 billion of loans to purchasers with small deposits. Buyers must have a 5% deposit on a purchase price up to £600,000. A bank or building society will provide a 95% mortgage. The Government

n outstanding four bedroom, three bathroom Edwardian property with an absolutely stunning interior, having been re-designed, extended and renovated to an exceptional standard and with enormous flair, by the present owners (who themselves run a leading construction company). The house now offers a really beautiful, contemporary space, with clean lines,
will provide insurance cover to the bank or building society up to 14.25% of the loan so that the risk to the lender is about 80% of the mortgage. The idea is that with the bank or building society only taking an 80% risk on a property, they will offer cheaper interest rates to a buyer. The Help to Buy scheme will not be available to buy-to-let buyers or buyers thinking of buying a second home. Do not think that the credit checking criteria will be easier; far from it. Each mortgage application will be “stress tested” to ensure that the mortgage payments can be met if interest rates rise. Loans can only be on a repayment basis as opposed to interest only. The first bank to opt into this scheme is Lloyds but expect others to do so in the next month or so. The Help to Buy Equity scheme was launched in April 2013, but concentrated on new build properties. Buyers must contribute a 5% deposit and the Government provides a top up loan up to 20% of the purchase price and a bank or building society provide the rest. The Government loan is interest free for up to five years. Since April about five hundred buyers a week have been signing up to the scheme, so its been a success to date. Some property experts have suggested that this form of Government investment in the private property market using tax payers

money is a risk and could lead to a “boom and bust” in house prices. Sean Purtill, MD of Ellisons says “It is unlikely to do so as long as the relevant ‘stress checks’ on affordability of a mortgage are continued and stringent. Believe it or not, good estate agents that have been through the boom and bust years of the 80’s, 90’s and noughties do not want prices to rocket and go beyond affordability. The housing market is a key barometer of the nation’s health. At the moment there is a revival across the country with certain pockets such as London seeing demand outstrip supply. This is not unusual for a capital city renowned throughout the world as a great place to live. With low interest rates on the horizon potentially until 2016 the market requires more stock to meet this demand. One idea which will assist the fluidity of the property market is to reduce onerous stamp duty tax, which makes moving in London so expensive compared to the rest of the country. Lets hope the Government listen to that idea!”

BATTERSEA
Notes from
Battersea Battersea’s past, present and future.
Junction Philip Bullman Director at Bullman Booth 020 7924 1469; bullmanbooth.co.uk
E Victoria Farrar Director of Currell Residential, Battersea 020 3668 1000; currell.com
Victoria Farrar gives Absolutely an insider’s guide to the regeneration of Battersea. You may be aware of the regeneration that is currently underway in Vauxhall, Nine Elms and Battersea. This is just a short guide on the facts and figures to give you a handy overview on what is taking place.
Ed Mead Director of Douglas and Gordon 020 7225 1225; douglasandgordon.com
BATTERSEA is the new Chelsea it seems. Over the years developments in Battersea, like the school conversions that sold well over a decade ago, attracted those who felt they were being a tiny bit bohemian without having to admit they actually couldn’t afford what they wanted across the River Thames. But back then, ordinary people could afford to live in Chelsea, now they can’t and the new breed of Battersea development, bludgeoned into public consciousness by The Power Station, is attracting those who would, ten years ago, have lived in Chelsea. Upscale stuff is now approaching £1500 per sq ft plus and “ordinary” houses are regularly getting over £1k psf, itself reckoned a lot in Chelsea, close to the previous ’07 price peak. So where does that leave Battersea residents? Probably
VNEB: The 3rd largest Regeneration Zone
in the UK ever. Battersea Power Station: Battersea Power Station is the largest brick building in Britain and plans are to spend £4 billion on the project. A self- sustaining urban village will be created which will hold 10 restaurants, fresh convenience stores, dry cleaners, merchandise shops, art galleries, crèches, independent coffee shops, boutique theatres, 15,000 sq. ft. gym, pool & health spa.
Nine Elms: • 30,000 new residents • 25,000 jobs created • 1000 apprenticships for local young people • 16,000 new homes • 3,400 apartments constructed • 3.5 million square foot of office space.
Location: • Fantastic new transport links • Great location for example: - 0.74 miles from Chelsea - 0.88 miles from Victoria - 1.29 miles from Houses of Parliament • New 6 acre riverside park • 400 metres of new Thames path • A remarkable network of new public space feeling like Chelsea ones did 6 years ago, that a new breed of rich invader, often foreign, is living in the property they would have liked. The many benefits of living in Battersea are now coming apparent- with great transport links and the Kings Road only a ten minute walk away, Battersea is a prime spot for those wanting to pop into central London. As for the bohemians, where will they now go to sate their wanderlust? Maybe that’s the area to be seeking out.
ver wondered why a station in the heart of Battersea is called Clapham Junction? Or what powered the industrial revolution in Wandsworth? The Wandsworth borough has many hidden treasures and a very colourful past that has shaped the area. 150 years ago, almost to the day, Clapham Junction was created. I doubt then they had any idea that it would later become the busiest non-terminus station in Europe. But why the name? Well, back in 1863, Battersea wasn’t exactly smart and Clapham was with many a grand pillared entrance stucco-fronted property around the common area, so Clapham Junction it became. However, over the years Battersea has been gentrified with many smart roads boasting properties worth well over a million pounds. I remember purchasing my first Wandsworth property in 1990, a four storey house in Geraldine Road just off East Hill. It was a bit shabby but with great potential and I paid £145,000 for it. Yes, you read it right. Not long after, the Evening Standard reported that buyers in Battersea where faced with having to pay £250,000 for a three bedroom house! Shock horror. I’m surprised they haven’t followed that up with the fact it’s a struggle to find a one bedroom flat for that price now! Time and prices do move on and Clapham Junction has been fundamental to the success and population of this area. The Borough is in the midst of a redevelopment not seen since the Victorian times. Battersea Power Station is possibly the most publicised, but the riverside from Nine Elms all the way to Wandsworth is packed with developments. Next up will be the Ram Brewery site in Wandsworth Town with some 900 units of residential and commercial space changing the face of the area forever. This will be of no concern to many and Battersea with its unique sectors will be looking forward to the Lavender Hill and Northcote Road summer festivals. The St John’s Hill Festival will be held on 8th September; this was a huge success last year with several thousand people attending, and I bet it’s going to be bigger and better this year.

Mark Howell of aspire’s Battersea office talks to a vendor about the outside terrace and stunning views from his apartment at Lumiere. How long have you lived in the property? We have lived at the property for two and half years and in the Battersea area for approximately four years. What do you like most about living in St Johns Hill? It is so central and convenient. We have seen so many wonderful changes in the St Johns Hill area especially and the restaurants and shops are only a few minutes walk away.
Where did you draw inspiration from for the design/interior of the property? Inspiration came from the stunning view and the amazing natural light the apartment has. The design is a mix of natural woods from designers such as Linley contrasting with high tech lighting from Kartell and vibrant art from New York based artists. We really wanted to make this space feel very light and airy and where the views take centre stage.
Did you install any special features in the property? As the property was brand new and we were the fi rst occupants, there was little to do. In saying that, we added additional lighting, upgraded appliances and improved the large outdoor deck.

ASPIRE_ADV_SEPT.indd 2
12/08/2013 16:59
Are there any further changes or developments you would have made had you stayed in the property? No, it’s pretty perfect! What was your favourite room in the house? It has to be the outside terrace! There is a great deck that runs the entire length of the apartment. The views are outstanding, you can see from Heathrow to the London eye and the deck itself is very private. There are
separate areas for dining and lounging and as it is very sheltered you can be on the deck for most of the year. What will you miss the most when you move? The 45 second walk to the train station and being in central London in seven minutes. What’s your favourite memory at your house? There are many, we have had a lot of laughs and fun times here.

hen selling your house, ensure that all viewings are conducted by a fully trained member of the sales team who will be familiar with your home, its features and the surrounding area. Agents should be very aware of what prospective buyers are looking for and make the viewings as relevant as possible to each individual. How often you have viewings depends largely on what the demand is for that type of property and what interest the agent has generated amongst potential buyers through marketing. Some sellers prefer an Open House approach, with multiple viewings on the same day, whilst others prefer a steady flow of viewings over a few weeks. Agents will create the interest and then work with the seller to achieve the best result. When an open house takes place, agents will usually arrive a few minutes before the viewing to ‘open’ the house and ensure that everything is in order and ready for the viewing. Agents should advise you of any potential viewings beforehand and ensure you receive prompt feedback afterwards. Once the Seller is satisfied the Buyer has the ability to buy, they may take the property off the market. However, it is their decision and if they want to have a back-up or reserve interest, then the property will remain on the market and available to view.

Lowdown for Landlords Albert Bridge Road, SW11, £3,650 Per Week
Landlord Responsibilities
T
he areas in which landlords like to save money on, but are invaluable, usually involve professional cleans and employing an Inventory Clerk who will benchmark the start and end of a tenancy. Ensuring that these are done will make it easier dealing with your tenant at the end of a tenancy and will guarantee a swift deposit return. Naturally, if the clean and check-in were covered by the landlord it should be the responsibilityof the tenant to return the property in the same manner and pay for the check-out. If there is a managing agent they can certainly assist in arranging these on behalf of either party and they will aim to use the same companies for consistency. Again, this usually warrants a straightforward return at the end of a tenancy. Other responsibilities of a landlord will include providing a Gas Safety Certificate as well as an Energy Performance Certificate, ensuring smoke and carbon monoxide detectors are installed and, most importantly, they must register the tenants’ deposit with a government run deposit scheme to avoid penalties that can be up to three times as much the actual deposit. Providing these few steps are followed properly from the outset, letting your property can be very easy and hassle free.

Property News “The rule is, jam tomorrow and jam yesterdaybut never jam today!” On Saturday 6th July Wonderland came to Swaffield Primary School in Earlsfield, as a Mad Hatter’s themed tea party took place. Alice, the Mad Hatter, the Queen of Hearts and The White Rabbit were all present, as well as a whole host of wonderful hat creations made by the pupils. There were numerous stalls, a Tea cup Ride and Punch and Judy Show. Unsurprisingly due to the weather, the Pimms stand sold out - perhaps more surprising was seeing a 6 foot white rabbit taking part in a Zumba class! The day’s event raised over £5000 for the local PTA and a good time was had by all. 020 8871 3033; johndwood.co.uk

 Lettings Consultant, Chamberland Residential 020 8704 1313; chamberlandres.co.uk
What attracted you to Chamberland Residential? The fact it’s a smaller, independent company. I knew I could benefit and learn from Nicole’s extensive experience and knowledge of the industry. Furthermore, the fact that it’s already won two awards in the last two years shows that the agency is rapidly growing and improving.
Why did you choose to go into the lettings business? I knew I wanted to do a job were I worked closely with people, and I then did my work experience as at estate Agents in York, and thoroughly enjoyed it. I soon realised in the lettings business no day is the same, and that being a lettings negotiator certainly wasn’t a 9-5 office job - that was something that really appealed. What do you like about Putney? I like the fact you have everything you need – shops, restaurants, bars, and, of course, The Fez Club! There’s always something to do in Putney, and it’s all right on your doorstep. I also have friends in Kingston and Fulham, so it’s great in terms of visiting them.
Where were you before? I was living and studying in Oxford. As much as Oxford is a beautiful city, I was definitely ready to move to London. What are you most looking forward to in your new role? Every day I am increasing my knowledge of the lettings industry, learning new techniques and improving my communication skills. And that’s probably what I look forward to carrying on with. I look forward to becoming more confident with skills such as negotiation, dealing with clients and progressing offers. I have learnt a lot so far at Chamberland Residential, and I’m set to learn a lot more in the future.

ABSOLUTELY Property Winners announced in SW London schools’ art competition judged by Daily Mail cartoonist - Mac

J
udging of the annual SW London schools’ art competition took place in early July by the well-known and highly popular cartoonist Mac, who has been drawing cartoons for the Daily Mail since 1970. Run by aspire estate agents and considered a resounding success, Matthew Dabell, director of aspire, comments: “Year Two children were asked to design their dream home under the title of ‘My Home is my Castle’ and it is perhaps not that well known that within most of Mac’s cartoons he includes a discreet portrait of his wife and so he was looking for fun and interesting ideas that the children may have included!” The many wonderful entries were initially reduced to three to four top choices per school and the final shortlist was compared and
contrasted before deciding upon the top five schools and then choosing the final three winners. aspire are therefore pleased to announce the following results: SCHOOL WINNERS: Penwortham Primary School – George Thomas’s Fulham – Isobel Hillbrook Primary School – Omari Thomas’s Battersea – Charlotte Henry Cavendish - Zac OVERALL WINNERS: 1st Charlotte – Thomas’s Battersea 2nd Isobel – Thomas’s Fulham 3rd Omari – Hillbrook Primary School The winning schools received significant contributions to their art department and the children also received a framed certificate and cash prize to spend on art equipment for themselves. The overall winner, Charlotte from Thomas’s Battersea - in a lovely gesture from someone so young - requested that the school prize be donated to a school less well off than their own. Aspire look forward to the competition growing further next year and hope to include even more schools. aspire, Fulham 020 7381 7381; aspire.co.uk
Headlines have recently been filled with horror stories of people losing out on their ideal property as a result of a nationwide surveyor shortage, resulting in significant delays to homebuyer surveys. This has been an extremely frustrating time for London homebuyers (and the brokers who look after their interests!). Whereas historically, we had been able to book in a homebuyer survey within three days, sometimes even on the same day, this can now
take up to two weeks to arrange. It is likely to take even longer if you are working directly with your mortgage lender or if going it alone. We have noticed that some postcodes have been hit harder than others and unfortunately, Putney and South West London features among one of the areas worst hit. Anyone who has bought a London property knows full well how fierce competition is among buyers in the market at present, therefore going directly to your lender to organise a survey will leave you vulnerable to delays which you cannot afford while competition remains high. Having someone on your side with all the contacts in the industry to get your application to the front of the queue is vital if you are to avoid being continually disappointed in London’s current housing market.
BOOMING BATTERSEA MARKET
T
he lettings market in Battersea has remained exceptionally competitive throughout 2013. We’ve seen an influx of buy-to-let landlords along with a marked increase in the number of owner occupier landlords who, despite needing to move, have kept hold of their property and rented it out. As a result, there has been a significant rise in the number of good quality properties available. However, with a high level of tenant activity and a greater choice available to them, prices have stagnated somewhat. We’ve therefore noticed a slight fall in prices in the region of around 5% with many tenants viewing far more properties before eventually committing.

BRIXTON IS BUZZING The Clapham and Brixton areas continue to go from strength to strength in the current market. We consistently have a large number of buyers registering with us, and this, coupled with low stock availability across the market, is driving prices to new highs. We have had great success of late, with a number of properties achieving well in excess of the asking price following an initial launch day. Brixton in particular has seen the highest increases in value this year and is showing no sign of slowing down. The area continues to develop and is a particularly attractive option for young professionals with its relatively affordable period properties and buzzing nightlife.
