Community Bilingual Fundraising Pub Quiz aspire takes part in first ever Bilingual Fundraising Pub Quiz

and it is now hoped that it will become an annual event. Resources at the top of the of the Bilingual Teaching Team’s ‘Wish List’ were much needed books and audio equipment, but funds will also be used for sports equipment and school trips. A silent auction and raffle were also held at the event and included prizes ranging from a holiday in Barbados, half term in Norfolk and a term of ballet lessons to dinner at Gauthier Soho and tickets to an international cricket match at Lords. One of the organisers comments; “As well as getting together and hopefully all having a fun evening, we raised an amazing figure of over £5,000 (probably nearer £6,000 but we are still counting what is coming in!), with which we will buy both French and English books and audio books and equipment for each year group equally across the Bilingual section.” A teacher adds; “We were completely overwhelmed by the incredible support parents, friends and local enterprises showed at the quiz. It was such fun and all the staff feel very lucky to have such a supportive community – thank you!”

Monopoly in the Capital! aspire to take part in real life game of Monopoly in the Capital

Lady Margaret Music School aspire pledges support to Lady Margaret Music School in Parsons Green

A

s part of an ongoing programme of support for local Lady Margaret School – a dynamic music school running on Saturdays in Parsons Green – Fulham’s aspire office will be contributing to a Music’all Open Day to be held on Saturday 17th May. Taking place at the school between 9.30am and 3pm, the day is an opportunity for those interested in enrolling their child to visit and see first-hand how classes are run and register interest for 2014/2015. Music’all provides a holistic approach to the teaching of music with the aim of giving all children a variety of musical experiences, be it performing themselves, attending concerts or developing general musical knowledge. It employs 28 music teachers and offers individual tuition on 14 different instruments for all pupils from age 6 as well as musical classes for younger pupils age 4-6. Principal, Natalie Lindsay asserts, “We believe that children thriving in music requires not only mastering an instrument, but also the experience of making music communally through choirs, ensembles and orchestras. At Music’all we wish to be able to provide a musical experience to as many children in the borough as we can, and in particular attract students from more disadvantaged backgrounds who would not otherwise be able to access or afford music tuition.” aspire is also hoping to offer a bursary to a child interested in taking part and who requires financial assistance and this will help towards instrument rental and ensemble participation as well as lessons. Tom Ward observes, “Music has a big part to play in children’s education and can give them a great sense of achievement as well as an understanding of teamwork and discipline. We are always keen to support local organisations and we believe Lady Margaret School is a very worthy cause and will benefit local children enormously.”

mployees from the various aspire offices will be one of 7 teams participating in ‘The London Monopoly Challenge’ - a real life Monopoly game - to raise much needed funds for the Environmental Justice Foundation (EJF). The teams, each comprised of 11 participants, will be acting as pieces by navigating a pedibus along a real life Monopoly Board spanning a 25 mile route, which includes the historical Old Kent Road and the glamorous streets of Mayfair. This fantastic initiative will unite firms from the London property sector, all in aid of EJF’s ‘No Place Like Home’ Campaign. EJF is a UK-based non-profit organisation working internationally to tackle grassroots issues that are ‘off the radar’, working in remote and difficult locations and in post-conflict areas where environmental issues and associated human rights problems are neglected. The London Monopoly Challenge is not only a celebration of the capital city, but is designed also to gain support of EJF’s call for legal recognition and protection for communities and individuals worldwide who have lost their homes as a result of extreme weather events. All teams will follow the same route, but they will only be able to stop at squares denoted by a roll of the dice. Using Monopoly money, unowned squares will be available for purchase but any square already owned by an opposing team will result in the payment of rent! At the end of the game the team with the most accrued property and wealth will be declared the winner and receive the London Monopoly Challenge Trophy. aspire’s Mark Howell comments, “We are delighted to be taking part in such an interesting event and one which we hope will generate funds and raise awareness of the EJF’s mission of protecting and supporting climate refugees. Mark Howell talks about his love of sport, people and property

irector of aspire’s Battersea office, Mark Howell’s first love was for sport. Although a good student, his real passion was on the pitch which almost led him down a path towards professional football, following in the footsteps of his father. His childhood centred round his passion for sport, his favourite obviously being football, and he played regularly both in and out of school – “I even carried a football round school with me and clutched it in class, much to the annoyance of my teachers!” For a while, during those formative years, Mark played for Reading Town youth team but once he embarked on serious studying, his football playing began to take a back seat. After graduating with a degree in Economics and Marketing, with the working world beckoning, he spent a short time at an investment bank but soon knew the world of banking was not for him. However, he comments; “It gave me the space and time to realise that I wanted to pursue a career which played to my strengths - of dealing with people and negotiating sales.” In fact, his aptitude for sales started whilst at college, when doing a holiday job working in a men’s clothes shop. His skills were soon recognised having broken their previous daily sales record, which he achieved in the space of two hours! His passion for selling and the drive to succeed were further evident when working part time for his local supermarket where he introduced a reduced items sale at the end of each day. This was deemed such a success that his manager implemented it and it was subsequently rolled out to all their other local stores. Armed with a desire to do well and a genuine liking for dealing with clients, Mark started his estate agency career as a junior lettings negotiator for a medium sized independent and, within six months, was managing the office. Winning top negotiator for 6 months in succession, at the age of 21, “was a terrific boost and confirmation I knew I had found my niche” plus a real interest in property had been awakened. “I love dealing with people and was surprised at how much I enjoyed property – it is an ideal mix providing a diversity that I don’t think I would get in other jobs. You see a different property each time and come across interesting people – making the job all the more rewarding.” Mark then

moved to a smaller independent where he was tasked with setting up a brand new office and headed up the lettings side of the business too, before gaining crucial experience in a large corporate agency as head of Riverside, covering a significant area between the Wandsworth and Tower Bridge. Furnished with good skills and experience, the attraction of doing his own thing beckoned Mark to invest in and become a director at aspire. “I was ready to make my own mark and play an active role in growing a business.” Since joining the company 16 months ago, turnover at his Battersea office has grown significantly leading to a large increase in market share in the area. Mark enjoys a more strategic business role and being part of a number of initiatives - from a new company magazine to a referral scheme helping to grow the business across all its offices and build brand reputation in its SW London patch. “Growing the business has been enormously satisfying - our Battersea office has just received the aspire quarterly award for the first time. Our office is now an integral part of the community – I regularly bump into people I know when I am out and about in Battersea.” It is an area that he has grown very fond of; “It has a real ‘villagey’ atmosphere and although it is close to central London, Battersea is very green and pleasant with its own neighbourly community.” Whilst hard work and long hours are part and parcel of his days, Mark enjoys spending spare time with his family and taking his two year old daughter to Dad’s ‘messy play’ sessions at the weekend, or on trips to the local park or nearby farm. He has taken up another interest - playing bass or acoustic guitar in a band and at the occasional live gig. What advice would you give to buy to let investors in Balham? Choosing the right property is key to a profitable investment. Before you start looking, it is best to talk to a lettings professional as they are able to advise on rental demand in your chosen area. Prospective landlords often make the mistake of focusing on the price of the property or in getting a bargain, but in order to get the best rental yield and long term investment, do your research wisely and listen to the professionals. 

There are some key points prospective landlords looking for a good buy to let in London need to be aware of: Location, location, location! Tenants are looking for convenience and will pay more for a property that is 5 to 10 minutes away from local amenities such as supermarkets, shops and restaurants. The majority want to live and enjoy the vibrant, busy London life and not have to walk for miles for a meal out or to carry bags full of shopping.

Stay focussed: Remember this is an investment and not a place where you are going to live, so keep personal touches to a minimum and keep your eye on your prospective tenant needs and wants. If they are students, it needs to be easy to clean and comfortable, but not luxurious. If they are young professionals it should be modern and
