Whether loved-up or single, there’s a sense of being allowed to treat yourself; the days are still cold and spring isn’t quite in our sights just yet. With this in mind, we’ve injected a little romance into all our usual editorial pages this month, along with a fantastic spread on the best gifts, beauty treatments and restaurants in town. ohn Swannell was born in the wrong era, he admits. The photographer learnt the ropes from David Bailey, and has taken shots of international stars and royalty alike; but it is the romantic artistry of the Pre-Raphaelites and their bounteous beatific muses that really capture his imagination. “I should have been Rossetti”, he says, “ten years ago I took lots of Pre-Raphaelite inspired photographs, I did a show and they were the only ones that didn’t really sell so I drifted away from that, but I am a romantic”. He’s modest and honest to boot.

As I am ushered up the portrait-lined staircase of his wonderful Highgate bolt hole, it becomes apparent just how deep this appreciation of all things beautiful runs. Immaculate photographs of David Bowie and Sixties twiglets adorn the

From shooting the Queen, the Queen mother, Prince Charles and Prince William in only ten minutes; to travelling all over the world to exotic locations with David Bailey - Swannell has done it all. “They were good years with Bailey, he taught me a lot and he has become a good friend. He still calls me”, John says. It makes sense that the pair are still close, after all they were part of a scene that made history. Swannell recalls a time when Mick Jagger lived with David Bailey. The inside of the house was painted entirely in gloss black, and when Jagger saw this one red door he was inspired to write the classic Stones hit, Paint it Black.

Black Although he has travelled the globe, Swannell makes his home in Highgate - and has done so for forty years. He was brought up down the road in Ferme Park, near Finsbury Park and Crouch End. “My childhood was fantastic” John reminisces, “my father worked in a factory all his life, got up at six and got home at six. He had never been on the dole his whole life and thought people that scrounge off the government are terrible. My two brothers and I have always worked for ourselves, so he did us proud really”. The tie Swannell feels to North London is evident in his recent work. One of John’s favourite places to shoot is in Highgate Cemetery, where he has recently shot a series of photographs for a coffee table book. The photographer says, “The nicest time is when there is nobody there. I went there the other day, it was completely deserted and I photographed two foxes. They just stood and froze. It was nice observing and taking the odd picture, being at one with nature.” John is a true connoisseur of beauty; celebrating and finding inspiration in the moments that he snaps with his camera. Whether a woman in a ‘wonderful dress’ swans into a party, or foxes trot across his path in a cemetery, John Swannell lives for the moment.

T

ake a wrong turn off Gracechurch Street, and one could be forgiven for thinking they have stepped into quite a different part of London. Amongst the towering masses of steel and glass framing EC3 lays one of London’s unique hidden gems.

Leadenhall Market dates back to the 1400s and the evolution of the site from its acquisition by Mayor Richard “Dick” Whittington in 1411. Periods as the sole location for vendors of leather and cutlery preceded the great fire; the effect of which meant a total rebuilding was required, with beef and herbs being sold from the newly covered structure.

The current architecture of Leadenhall Market can firstly be attributed to the total rebuilding under Sir Horace Jones, who had built his reputation with the redevelopment of

DID YOU KNOW? In the 18th Century, a goose later known as ‘Old Tom’, escaped a slaughter of a reported 34,000.

Living to the age of 38, Old Tom became a favourite in Leadenhall Market and spent his days being fed by the local inn keepers.

When he died in 1835, he was laid in state and buried in the marketplace.

Billingsgate and Smithfield markets, and subsequently to extensive restoration work in 1991. The result is a marvellous site; the wrought iron and glass roof encapsulating the near permanent twilight glow of the lights, and carrying on into the design of the buildings, the rich red, green and beige colour scheme portraying a simultaneously historical and luxurious ambiance.

But Leadenhall is not merely a triumph of style over substance. At any given time of the day, one can wander through and find life and vibrancy throughout its ginnels. In the morning, crowds flock to the canny butchers, with its extensive breakfast menu, for their motivation for the day ahead, or contemplate over their coffee and pastry in the timeless decor of the M Bar.

Come lunchtime, the market really comes to life. City workers flock to the many restaurants. From the four corners of the main square for tapas at Ortega’s or fine dining at Luc’s Brasserie, to the regulars devotedly returning to the homely atmosphere and unparalleled sandwiches of the Regis Snack Bar. Tourists co-mingle; dining and shopping in one of the many high-end clothing or jewellery stores, or simply taking pictures and soaking up their surroundings. Leadenhall Market’s instant familiarity can be partially attributed to it being the backdrop to several film scenes. Harry Potter fans

know it as an area near Diagon Alley, and Terry Gilliam used its aura in The Imaginarium of Doctor Parnassus.

The afternoon is also the time to find a thriving outdoor food market, a brass band playing or even just the curio of traditional shoe shiners available for convenience.

Come evening, the hordes arrive from Lloyds of London and the Gherkin to spend their evening at The Lamb or The New Moon pubs, making Thursday evenings especially a quite remarkable sight; the area teeming with suited city workers letting their hair down in and around two proudly traditional pubs within a few metres of each other.

As a place to shop, dine, drink or simply admire the sights, Leadenhall Market is like no other. Amongst London’s many hidden gems, it shines brighter than most.

Run to the beat of your feet, not your heart For some people the prospect of running for fitness is fraught with the fear of the aches and pains that they suffered the last time they ran, or indeed the aches and pains that they might expect if they were to run!

I

t’s said that some people are ‘built’ for running and others not so, but it’s a saying that describes those people that can run far and fast, it doesn’t mean that other body types can’t run for fun and fitness.

When we’re asked, as physiotherapists, whether or not someone should run or not and if it would be bad for their knees for example, the immediate and simple answer might very well be no, but a more considered answer is usually yes.

Confused?

When we’re looking after someone with knee pain, we probably would say no in the short term. Most knee pain is usually caused by pressure travelling through the knee that has been excessive and uncontrolled in some way.

In the long term though, we would

expect that with a little bit of awareness, the pressure travelling through the knee could be controlled sufficiently to reduce the pain in the knee, and so we would say yes...but we wouldn’t say to run to your heart’s content! Not yet anyway.

It might come as a shock to say that most people have a better cardiovascular capacity than they might expect, particularly if they do some indoor cardio at the gym. It’s actually the muscular endurance of their legs that won’t be on par when running outdoors and this is the discrepancy that gets people in trouble with their knees when they start running.

Typically someone starting out at running, or returning to it after a long break, will run until they’re huffing and puffing, start to reach their cardiovascular limits, then they’ll stop and walk a bit before setting off again at a run. By this stage they have usually sailed past the muscular endurance of their legs and their core with reckless abandon to burn those calories and tick off the miles, all to the detriment of their knees. This is what you’d call running to the beat of your heart, and it’s not a great way to start.

The safest way to get into running is to run to the beat of your feet. For your first few runs, don’t run with headphones blaring in your ears but listen to your feet instead. They should be quiet and soft. As soon as they start to get loud and ‘slap’ the pavement that’s when

you need to stop and walk. This will be well before you’re properly huffing and puffing. Walk for just a couple of minutes then get back into a ‘quiet’ run again until you get noisy once more.

When your feet are nice and quiet, the muscles of your legs are working well to absorb the shock of each step and protect your joints. Once your feet are ‘loud’ then the pressure is going to be excessive in your knees and other joints and that’s when you’re likely to experience pain. The trick then is to gradually build up your running time and distance based not on your level of cardiovascular fatigue - huffing and puffing - but more the quality of your steps, as judged by the sound of your feet.

How did the three of you come together to create Shine?

Carla: After opening Shine on Church Street, I knew that expansion was going to require help. Choosing Steph and Sandro was about finding people with a similar work and life ethic.

Steph: I have years of hairdressing experience and a diploma in Shiatsu so I developed and managed the health side of the business. Expansion in Newington Green was a case of finding a third person sympathetic to and excited by the brand. We were happy to find Sandro!

Sandro: It was a bit of a risk to go into business with people I hardly knew, but it was clear that the Shine concept was the challenge I was looking for! Nearly four years later, I can safely say that I was right to go for AMICI MIEI it. I couldn’t

Carla: Our passion for people. We select our team very carefully.

Steph: Carla and I spoke in 2003 about creating a centre of excellence. That has underpinned our philosophy ever since and shapes who we attract. We believe if you set high standards, people will strive towards them. The health centre was the unique selling point and has continued to develop into an incredibly multidisciplinary practice.

Sandro: I think what really makes us stand out is our passion for what we do and the constant attention to detail.

We also have a very strict training programme.

You have a lot of treatments available, how did you come to find such a wide

selection of practitioners?

Carla: Both Stephanie and I have a background in complementary health.

Stephanie is constantly searching for practitioners who are at the top of their fields.

Steph: It’s a dynamic and organic process. Sometimes we pro-actively seek, sometimes we are approached by people wanting to join the team.

Dr John Outhwaite, orthopaedic medicine physician at The London Orthopaedic Clinic answers your questions on back pain I’m in my 50s and have developed a pain down one side of my leg and my buttock. I’m not sure if it’s an old sporting injury or a new problem – what’s your opinion?

I think it would be unwise to attribute new pain and discomfort to an old injury.

Rather, your symptoms do seem to correlate with sciatica – a common form of back pain that affects the lower half of the body. The condition is usually caused by compression of the main sciatic nerve in the leg and alongside pain, you may also experience numbness, tingling and muscle weakness. If this is the case, you’ll need an accurate diagnosis in order for treatment to be prescribed such as painkillers, anti-inflammatory medicine and physiotherapy.

I’ve had severe back pain for years, but have been told that surgery is not an option. Is it worth me seeking any further treatment, or is it just a case of taking pain killers and putting up with it?

Even in longstanding cases of back pain it is usually possible to improve the situation with a programme of exercise and pain control. This may include a combination of physiotherapy, gentle cardiovascular exercise, occupational therapy to help conserve muscle energy, cognitive psychological support and additional pain control through relaxation techniques. Your general practitioner will be able to advise you on your nearest specialist clinic.

There seems to be confl icting advice about coping with back pain – bed rest versus exercise. What’s your advice on this?

In acute back pain which is often very sore due to either facet joint locking or a disc injury, it may be too painful to get out of bed on the initial day. However, it is important to treat the pain aggressively so that you can move or the back will remain much the same. Scientific papers show that gentle, ‘graded’ exercises are probably the best way of getting an acute injury to heal. So, afer a week of taking it easy, you can increase core stability exercises very gently, alongside physiotherapy. The trick is finding the right balance between exercise, rest and pain control.

f there’s one thing that’s always bothered me about my appearance it’s my teeth, specifically their colour; an unattractive shade of yellow-green.

It seems that no matter what I try or the quality of my diet, they stay the same off-white hue. It’s easy to feel self-conscious when faced with the camera’s lens or in the company of a friend with perfect pegs, but on the other hand, a purely aesthetic procedure seems an unnecessary expense. As anyone who has succumbed to low self-esteem will know, however, it’s the little changes that make a tremendous difference.

‘Look good, feel good’ may be a cliché, but it’s one that rings true and even in times of austerity, there’s no reason why you shouldn’t invest a little in yourself.

On the day of my appointment, Dr Tim and his assistant take an impression and I sit back in the chair with Erin Brockovich playing on a pair of high-tech goggles (perhaps I’m subconsciously coveting a Julia Roberts mega-watt smile).

Once they’re popped on, it’s difficult to tell exactly what’s going on, but my mouth is wedged open and the gel is applied over each tooth and a strong light beams on my teeth.

After 20 minutes it’s washed off and reapplied and this happens four times over the course of the treatment. It’s surreal and at times slightly uncomfortable, but the whole thing goes very quickly. With a final rinse and, blinking from the removal of the goggles, I’m given a hand-held mirror to admire the results. They’re

incredible. I find myself doing a double-take, not recognising the grin staring back at me. Gleaming and white, I can hardly believe they’re mine. Cosmetic procedures are all about the results and the before and after shots really speak for themselves; the difference is astounding.

The laser whitening is the first part of my perfect smile quest and I’ll soon be having an Inman Aligner retainer fitted. I’m already extremely impressed and, judging by what’s been achieved so far, I’ll have plenty of reason to smile this year.

lissfully unassuming and with soft candlelight filtering from its large sash windows, The House is an elegant and highly welcoming restaurant. In what at first appears to be an old family home is actually one of the most innovative pub and dining rooms of recent years. Serving rustic British cuisine by Michelin star chefs, The House has become a metaphor for a social change in the area. With its inter-war charm and red brick character, the Islington venue dates back to the early 1930s and many locals will remember its former existence as the ‘Belinda Castle’.

A notorious favourite of local gangsters, the previous owner may have had the best of intentions, but he all too often found himself locked in the cellar at the behest of a violent cabal. So rough that even the pool table had a tattoo on its leg; something had to change. And change it did when

FOOD & DRINK Barnaby Meredith purchased the venue in 2000. Operating radical open-heart surgery and re-branding as ‘The House’, the Meredith Group are one of the key pioneers behind the gastro pub movement of the early Noughties.

While the gastro pub label clearly irks Barnaby, who proudly describes The House as a “pub and dining room”, the visionary behind The House has exceptional credentials; learning his trade at Le Manoir aux Quat’ Saisons in Switzerland before working for Marco Pierre White at Quo Vadis. Taking one day off in seven years prior to his Islington venture, Barnaby‘s vision for his restaurant is explicitly clear.

After frequently attending supercilious restaurants and leaving disappointed, Barnaby wanted the reverse at The House. Guests should come with modest expectations and leave feeling overjoyed by the quality of the cuisine and service.

Surrounded by twisted maple trees and less than a ten minute walk from Essex Road Station, Canonbury and Highbury & Islington, there is certainly no shortage of customers in this suburban manor. The House has surpassed all expectations since its official launch in 2002. Barnaby’s core mission has been to get local residents to feel at home as - back in the early Noughties - he felt the majority of North Londoners “preferred to dine in the West End than stay in Islington”. While the area today may appear wealthy, with rising house prices and excellent amenities, Canonbury and particularly the nearby Marquess Estate had a rather grim reputation at the turn of the century.

Barnaby realised that “where the

women are, the men will follow” and The House has proved to be a safe, attractive and highly desirable destination for women to unwind at the weekends. With an expanding wine list offering a refined and eclectic range of old and new world wines, it is an excellent place to go on a first date.

Both sexes are highly recommended to order Barnaby’s favourite dish, the decadent Shepherds’ pie, which is beautifully composed of elegant chunks of braised lamb shank and served with mash and fresh vegetables. The meat is bursting with flavour and captures the essence of their desire to serve the best of British with exceptionally high quality ingredients.

The House offer a popular twofor-one pizza night on Mondays and Tuesdays, however, Barnaby has chosen to maintain last year’s prices and steadfastly refused to compromise on The House’s reputation for quality.

With the front bar expertly commanded by general manager Blair, there is an explicit understanding from the staff that Barnaby “doesn’t pay their wages, the customer does”, determined to attract more customers than ever before.

RECIPE Fresh Crab & Ginger Spring Rolls, Red Pepper, Spring Onion & Balsamic Makes 6 portions (12 spring rolls) • 500g white crab meat • 30g chopped chives • 10g grated ginger • Zest of 1 lemon • Spring roll sheets (from any Chinese Food Store) • 3 roasted red peppers roughly chopped and cooled • Bunch of Spring onions finely sliced Mix the crab meat, chives, ginger and lemon zest in a bowl.

Spoon the mixture onto the spring roll sheets, fold the ends in and roll up.

Brush with egg white to seal the flap.

Deep fry in hot oil for one minute.

To serve press the roasted red pepper into a circular cutter, remove the cutter and place the cooked spring rolls on top then sprinkle with spring onions, add a drizzle of Balsamic Vinegar around the plate to garnish.

When did you set up Fraher Architects? Was starting your own company always the ultimate goal?

We set up the practice in 2009, originally as a sole trader company with (fellow Director) Joe Fraher at the helm. Starting the company was always a goal of Joe’s in particular, but not something that I had considered.

With the economy nose diving and the construction industry being in a particularly bad way, most architects had been made redundant at some point, we were just lucky to have enough private work to establish ourselves. It was, and still is, a huge risk. However, whilst we are young and ambitious we made a go of it.

Where did you study architecture, have you always wanted to be an architect?

Myself and Joe both studied architecture at The University of Nottingham, which is where we met.

We continue to teach at the University, running 6th year design studios on a weekly basis, helping us to keep abreast of the latest research and innovation. I think people often don’t grow up wanting to be an architect, unless there is one in the family. A vet, or professional sportswoman seemed far more appealing to me! I have an arts background which is why I was attracted to the Nottingham course, whilst Joe has more of an engineering background - Nottingham offers a very practical and balanced course.

What kind of projects have you had the opportunity to work on?

We currently specialise in the private and commercial residential market. We have clients that are both home owners and large residential developers. We work on a daily basis with established client bodies as well as the smaller private client, which keeps the importance of the individual at the forefront of our design work.

We are currently working on a large commercial residential project of 30 new homes within a new sustainable neighbourhood, as well as a number of private houses and contemporary extensions across London. The briefing process for us is particularly important, ideas start flowing the moment we visit site and discuss requirements with our clients.

What are the biggest challenges in running a small practice?

Time off and switching off! A challenge for us is always the misconception that just because a practice is small, it doesn’t mean that it isn’t the practice for larger scale complex work. A business is only as good as the people it employs, being small means we can control the ‘good eggs.’

The industry has a reputation as being a very male dominated one. Do you find this to be the case?

Yes very much so, and the latest issue of the Architect’s Journal (featuring a survey on women in architecture) certainly highlights this! It can be intimidating being the only female on a building site, and you have to be careful not to over assert yourself in order to compete. I find it’s about having confidence in my abilities as well as using a female approach communication and problem solving!

One of the reasons why I joined Fraher Architects was because it would enable me to have children at some point and work from a home office on a more flexible basis. If I was working for someone else, the pressure to return to work with the associated long hours would make family life more challenging.

What do you think of the quality and variety of architecture in London today?

I love London and its architectural highlights, but more and more I realise that they are historic gems and not the new buildings popping up that I love. I

particularly like restoration combined with new build, my favourites are the Tate Modern, the Medieval and Renaissance galleries at the V&A, The Soane Musem and Raven Row Gallery.

At the start of my career I worked for Julian Harrap Architects and I believe this encouraged a love of historic architecture mixed with the highest quality contemporary design. I think there are many poor new projects being built as well as some great ones, however, it is so hard to tell whether the poor quality is down to the design team or work constraints e.g brief, authorities and money!

What architects or practices inspire you and do you have a favourite building?

New practices that are being set up by young architects inspire me; it’s good to see people taking risks as we are. I find the work that Bjarke Ingels Group does is fantastic and he is such an inspirational speaker. Sverre Fehn, Zumthor, Scarpa and Hertzberger are architects that I always refer to when working. As for a favourite building, I don’t really have one in particular. To be self indulgent, I am thrilled with how our Jewel Box Project has worked out and we are really excited about releasing the images of the Wildflower Barn shortly.

What do you like about the area you work in? Architecturally, what kind of developments are happening in the local area?

Our offices are situated in Barbican and I love being across the road from Smithfields and the Barbican Centre, we really feel like we are in the middle of a design quarter. Working in Islington has been great for us and we have found Islington Borough Council to be very supportive of good quality contemporary design with sensitive planning contexts.

With the recession and job shortages for recent graduates, would you say that it is a difficult time for architects and small practices in particular?

Very difficult indeed as there is such a limited amount of work out there. We have worked hard to build our built portfolio, which is ultimately how we are judged and find new jobs. It takes a lot for a client to trust you with a significant amount of money, which is usually the largest investment that they will ever make. However, with relatively low overheads, grit and determination, maybe it is the time for younger practices to advance and really highlight the benefits of working with small, motivated and committed new practices.

DECADENT DUBAI Jessica Batten visits the Desert Palm Resort

A

s a Dubai virgin, I was initially sceptical when my other half suggested it as our mini-break destination. The farreaching, homogenous shopping malls and overstated 1,000-room hotels full of holiday-makers did not appeal to me.

But the Desert Palm is one of the few real boutique hotels in Dubai with just 38 suites and a handful of apartments.

Situated on the outskirts of the city (around 20 minutes from the Central Business District), it offers an ‘alternative luxury experience’, so I agreed to Dubai on the proviso that we would stay there.

Home to a world class polo club, overlooking beautiful grounds, the Desert Palm sports an equestrian interiors theme - horse motifs and statues are used throughout. Hotel owner Ali Albwardy is an avid polo fan and built the hotel in order to house visiting guests for polo events.

Our standard room was about the size of my entire London flat and boasted gadgets and toiletries by Reidel, Bang & Olufsen, Bose, Voss, Ren and Apple. A seating area overlooked the main polo field and Dubai skyline. The bathroom was particularly impressive with an oversized shower room, separate WC, two sinks and a central freestanding roll top bath.

Shortly after our arrival we were invited to take afternoon tea while watching some polo. We had missed the Royal Salute Desert UAE Nations Cup, captained by the world’s number one polo player, Adolfo Cambiaso, by just one day, but the hotel hosts several tournaments so it’s worth checking out when these are on.

THE CITY Dubai is a grown-up Disneyland crossed with Las Vegas. Our first trip was to the The Palm Atlantis where we wandered the Lost Chambers, followed by the spectacular Dubai fountains via the huge Dubai Mall. My personal highlight was visiting the top of the Burj Khalifa where we sipped champagne at Atmosphere bar and listened to some live music - a great alternative way to experience the spectacular views. The next day we visited The Walk at Jumeira Beach Residents - adjacent to the beach, there’s a range of restaurants, clothing stores, boutiques, department stores, cafés and gyms to check out. We followed this with a slightly more authentic Dubai experience - walking the streets of the tranquil, restored Bastakia area and the multicultural Karama.

Our final evening saw us back at Desert Palm at steak restaurant Rare, where we enjoyed a full modern international grill. As a vegetarian I was slightly worried there might not be

anything for me to eat, but I was well catered for. My partner started with lobster bisque while I sipped on garlic and potato soup. Next up, mains, and I always feel slightly disappointed when I see the vegetarian option is a Wild Mushroom Risotto, it seems like rather a safe bet. However, I quite literally ate my words upon tasting it; delicious! My partner’s dish also did not disappoint; Ribeye steak with truffle foam and honey glazed carrots. For all meat lovers out there, I am assured that the steak alone makes the trip worthwhile! We finished the meal off with deconstructed cheesecake and a vanilla bean crème brûlée. After undoing our top button we waddled back to our rooms and at the touch of a button, the blinds were down, the lights dimmed, and we were out for the count.

The Desert Palm offers a luxurious mix of relaxation and activity – there’s plenty of peace and quiet but it’s not too isolated – it is the ideal hotel from which to enjoy guaranteed winter sun, and is only an easy seven hour flight away.

We paid £66 to hire a car for 4 days through Dollar, although there are several other car rental options at Dubai Airport.

Flights from London to Dubai range from £335- £465 in February depending on the airline.

What is your background in art and when did you join Hoxton Art Gallery?

I helped launch Hoxton Art Gallery with the director Matthew Nickerson last year. Before that I worked at the Whitechapel Gallery where I did an internship in the curatorial department.

As a curator I was doing pop up shows in East London, which is a great way to promote artists and your curatorial work. I have worked in galleries since I was 18 and studied Art History at university so my path has been a predicable one but also a lot of hard work!

Did you always want to be involved in the art-world and work as a curator?

I was drawn to art from an early age.

After completing a fine art degree I did work temporarily in the fashion industry as a photographer but I soon realised I wanted to continue working in the art world. I also realised that my passion and interest was in orchestrating exhibitions and acting as a facilitator for artists and creative practitioners, so curating just seemed natural.

What is it about contemporary art that interests you?

Contemporary art is a language that manifests societal issues as well as being a platform for individuals to present ideas. I believe contemporary art is a vehicle that can advocate change and lateral thinking in people and consequently I love taking part in disseminating it to an audience.

What are your favourite art movements and artists?

Every art movement has its own value but the arts and crafts movement has always been a favourite. I don’t have one favourite artist, as in my profession that would be almost immoral!

What is a typical day like in the gallery?

Hectic! The assumption is that gallery life is a rather cushy number but we are constantly busy with organising projects, installations and our exhibition programme.

What do you think of the art scene in London, do you think it is difficult for up and coming artists to succeed professionally, especially given the current financial climate?

The London art scene is one of the best in the world. It is a difficult time for artists but I don’t think that is a good enough excuse to give up. Some of the best art has been created in hard times and my advice to any artists or creatives is to keep persevering!

Who have you got to work with recently and what are your up-coming projects?

Recently I got to work with the artist Alice Cunningham, an Associate of the Royal British Sculpture Society.

We installed her Suits Cubed sculpture in a corporate foyer on Old Street. It was a lot of fun and there has been a wave of interest and conversation about her work since then and I have

really enjoyed hearing of stimulated conversation about the project, especially from individuals who have confessed they would not normally be interested in art. This year we are launching several solo shows for our signed artists, including Ha Young Kim, Katie Sims and Mathew Tom. They have all received a lot of recognition in London with various prestigious art awards, nominations and shows. All three are also painters, which I think is a great statement about painting being a forerunning medium in contemporary art again.

What establishes Hoxton Art Gallery amongst your contemporaries?

Our artists show the key difference, they express an aesthetic value and a degree of technical skill that seems to have been lost in recent years. 2011 was really successful for us, with our City lettings office experiencing an unprecedented rental requirement.

During our quieter period in December, we let 12 flats in just a few days which illustrates the strength of local demand.

We now have tenants waiting for properties and are constantly looking for new property instructions to keep pace.

How long have you been based in the City and what makes this area so special within London?

I’ve been working in City property for 12 years - it’s incredible to see how the area has grown in popularity.

Developments are shooting up around the fringes and there are even some skyscrapers with residential apartments.

We are a long way from becoming Manhattan, but watch this space!

The City is steeped in history, offers good shopping, great restaurants and nightlife and is only a short Tube journey from central London.

What’s the typical property you have on your books at present?

Most of our properties are in modern developments, plus a few converted Victorian apartment buildings just north of the City near Old Street. Property sizes range but are mainly studios to two and three bed apartments and penthouses.

With the rental market so strong, how do you see the next 12 months? What advice do you have for those looking to rent and those looking to let their properties?

I expect demand to continue to exceed supply. We currently have 10 applicants for every available property.

We recommend tenants research the market to see what they can get for their budget. Register early as we have waiting lists and update registered applicants first when new instructions come in. Tenants should act quickly when they see a property they like. For investors, although yields can be lower than in some areas due to high property prices, void periods are minimal.

Ensure your property is well presented.

Listen to your agent’s advice regarding asking rental.

Are you optimistic for 2012?

2012 looks set to be a strong year for the private rentals market. Many professionals will continue to rent as credit remains restricted. Our Short Lets department is inundated with bookings for the Olympics. Demand should also remain high from professionals and students relocating to London.

In an area with so many lettings agents, what makes your agency different?

I would like to build a small extension to the side of my ground floor flat but I am not sure whether I own this area.

Where can I find out?

The first thing to do would be to check your Lease. In the Lease will be a plan and the extent of your property will probably be shown with some red edging. If the area over which you wish to build an extension is not included in this red edging you will need to contact your freeholder with a view to having this area included. This can be done by you and your freeholder entering into a relatively straight forward Deed of Variation which will incorporate a plan showing the extended area. You will also need to obtain the freeholder’s consent to do the work which may be provided by way of a simple letter, or possibly a more formal Licence for Alterations for which you would have to pay the freeholder’s solicitor’s legal fees. You may also need planning permission for the work and building regulation approval. Of course, if the area you are not sure about is included within the red edging in your Lease plan, then, subject to the approvals above, you will be able to build on it without the need for any further action. On a practical level, I would also strongly advise you to make sure you retain all of the documentation connected with this including the freeholder’s consent, Deed of Variation, the planning permission, and the building regulation Certificate of Completion, as this will certainly make your life easier when you come to sell the property.
