on’t you just love the month of May? All those April showers bring forth May flowers and flowers are what make life the proverbial garden. The city certainly becomes a brighter place because of them. From humble hanging baskets to attractive little roof gardens, we Londoners really do make hay (or flowerbeds, as the case may be) while the sun shines. And this beauty does not, of course, go unnoticed by the fashion world: our shoot this month pays homage to fashion designers’ great floral tradition every spring (p20).

PROPERTY TV property expert Sarah Beeny on bricks and mortar, running websites… and motherhood

S

arah Beeny is a poster girl for today’s modern woman. With her head for business she flies the flag for working mums everywhere, building an enviable career in property development and becoming a household name in the process. Her CV is prodigious – and she’s achieved all this while raising four boys. Of course, Beeny is best known for presenting prime time Channel 4 show Property Ladder. Now in its sixth series, the programme’s success has spawned numerous spin-offs, including Streets Ahead and Britain’s Best Homes, both presented by Beeny.

delivery of a ‘home’ and the practicality of the building itself. A combination of all these things led me to my career.” I ask what it is about property that captured her imagination and fed her evident entrepreneurial flair. Her answer tallies with the clarity of vision we’ve come to know from her television shows: “I like control – you can control property. It is also terribly various, so it keeps my interest – I never stop learning new things and every property has something new about it.” It’s this confident, no-nonsense approach that has made Beeny such a success. Property Ladder is all the more popular for its showcasing of

our screens, in which she attempted to bring a near-derelict listed Georgian stately home – Rise Hall – back from the brink. The plan was to open it as a luxury events venue, but the going was tough. “This show has been the most challenging so far,” Beeny says now, “We covered much deeper issues than normal; there was the history of the building and its restoration to consider as well.” She also confesses that she found filming a little weird. “I’m a private person, so I wasn’t a fan of opening up our home to cameras. That said, Rise Hall is an important listed building and

SHE IS A POSTER GIRL FOR TODAY’S MODERN WOMAN Now she’s regularly recognised on the street, and people are always asking her advice. Over the course of the last decade, she’s become one of the nation’s leading property experts, and small wonder: her introduction to the game came early, through her architect father. Beeny was hooked on blueprints and buildings in childhood and started her own property development company with her brother and husband at the tender age of 24. “I was around building sites all through my childhood because of my father,” she says, “I guess I was very interested in buildings and building sites, how people live, the concept and

tensions between the presenter and those amateur developers who indulge their own whims against her expert advice. Budgets often spiral out of control as Beeny watches with a kind of calm resignation, always there to offer counsel but ultimately unable to force her wayward subjects to benefit from her wisdom. After years of overseeing other people’s projects – and following another show, Help! My House Is Falling Down, in which Beeny ‘rescued’ homes with serious structural problems – it made sense for the expert to turn the cameras on herself. In 2010, Beeny’s Restoration Nightmare hit

part of this country’s heritage, and as such both my husband Graham and I believed that finding a use for it and a solution that would enable its survival was really important.” Indeed, this was Beeny’s reason for agreeing to make the documentary in the first place, although she admits that “the local authority has been very difficult to deal with.” It’s a shame, because the project is clearly a labour of love – you can visit risehall.com to see how the restoration is getting on today. As if taking on a stately home was not enough, Beeny has also proven herself something of an internet entrepreneur, 13

INTERVIEW running two websites: tepilo.com, a platform for buying, selling or letting property, and mysinglefriend.com, an online dating service. The latter would seem to be a departure from her usual field of expertise, but Beeny insists that she’s always been a bit of a matchmaker. “I ran out of people to fix up,” she exclaims. “It’s madness that you have to describe yourself on a dating site – I came up with the idea that people could match-make on behalf of their friends!” Clearly there aren’t enough hours in the day for this wonder woman, though there is some respite for anyone feeling exhausted by her endeavours – she admits that she is an IT ‘moron’. In fact, it’s this that underpins her exploits on the worldwide web: “My sites are simple to use, very clear and do something useful to make your life quicker, easier, simpler, cheaper.” When all’s said and done, I can’t help but wonder how Sarah Beeny fits motherhood into her everyday equation: surely running around after four boys keeps her hands full? “It’s hard but I think you have to

“I CAME UP WITH THE IDEA THAT PEOPLE COULD MATCH-MAKE ON BEHALF OF THEIR FRIENDS” say no to lots of things – time with the children is key to my happiness and I believe, hopefully, a key factor in theirs.” She tells me that she always tries to take her children to and collect them from school, unless she’s filming – “in which case the aim is to be back for bath time.” The mind boggles at the energy and work ethic required to maintain such a balancing act – but Beeny isn’t flagging. She continues to grace the front covers of home and interiors magazines, while her reputation as a property guru has earned her numerous columns (most recently in The Sun). She continues to author books and last year presented Village SOS for the BBC – a series that followed the stories of six villages that were each given a substantial lottery grant to restore their community. It’s an inspiring story, but no more so than Beeny’s own. 30 YEARS ON The Barbican Centre celebrates with a wide-ranging cultural programme for 2012 WORDS: DANIEL AGNEW

D

ominating the skies with its brutalist triangular shaped towers, the Barbican Centre is the largest performing arts venue in Europe. A utopian complex designed to inject some badly needed artistic life into post-war Britain. Originally conceived as a means of repopulating the City of London after World War II, the venue has become one of the capital’s most iconic and distinctive landmarks. Designed as a concrete modern fortress, with the name from the Latin word barbecana, a fortified outpost or gateway, the Barbican remains a controversial development amongst the chattering classes. Opinions about the venue are colourful and diverse as their monthly arts programme. The young designers Chamberlin, Powell and Bon, who won a competition to develop the bomb site in 1952, certainly embraced post-war idealism and created a multi-dimensional arts venue for a new society. Concrete is forever associated with post-war austerity and unlike the Georgians and Victorians, who were able to design, plan and construct entire cities, modernist architects require fire, war or

dereliction to see their creative visions unfold. Chamberlin, Powell and Bon’s seminal design has created a pedestrian-friendly eco-town in the heart of London. Celebrated by culture aficionados as a mini-arts republic, the venue is also famous for commissioning some of the most innovative theatre, opera and dance productions in Europe. With the soaring grey towers mirroring

themselves on the artificial green lake, there is a touch of surrealism about any trip to the Barbican. Designed like a 1980s sci-fi movie, the venue’s brutalist maze may feel like a dystopian Philip K. Dick novel and from September 2012 onwards there will be further opportunities for cinephiles to sit indoors. The Barbican is celebrating its 30th anniversary with two new cinemas to be situated on the corner of Beech Street and Whitecross Street this autumn. The new digitally enhanced cinemas will seat 156. Barbican fans will fondly remember the old cinema halls, which were forced to close due to their proximity to the nearby Frobisher Crescent. Lost on the second floor of the brutalist maze, these quirky auditoria’s were popular if extremely hard to navigate. When did you set up Mitch Clothing? Did you feel that there was a gap in the market for a plus-size clothing store? Mitch Clothing officially opened in January 2012. Mail order catalogues do a marvellous job in stocking for the larger woman, but we felt that there are still a lot of customers who want to try on clothes first before buying - then there isn’t the chore of returning them if they’re not right.

‘MITCH’ SWEDE Founder and manager of Belsize Park’s new plus-size clothing store WE LIKED THIS AREA BECAUSE OF ALL THE COFFEE BARS AND RESTAURANTS AS WELL AS THE BEAUTICIANS, HAIRDRESSERS AND THERAPISTS ALONG ENGLAND’S LANE

The store is in Belsize Park, why did you decide to open there and what do you like about the area? We chose the boutique for the location as much as for the size, the store needed to have a large stockroom, spacious changing rooms and seating for partners and family. We also liked this area because of all the coffee bars and restaurants as well as the beauticians, hairdressers and therapists along England’s Lane. This area has a lovely village atmosphere; it’s so close to Primrose Hill too. What is your background in the fashion industry? I worked as a model in the late 60s and early 70s and have had an assortment of jobs in fashion. My last full- time retail position was with Louis Feraud as Manager/Buyer in Harrods. HANDS ON Gemma Billington is treated to a traditional Thai massage at Pho Thai

W

hen I lived in Brighton I adhered to a more bohemian lifestyle typical of the average resident, which included yoga classes and a regular Swedish massage. London life has changed this; long hours, commuting, liquid lunches and late nights are replacements for my once healthy habits. With all tried and tested assignments, I deliberately avoid doing too much background research, so that I approach with an objective mind. Upon mentioning Thai massage to friends, however, I was met with a few concerned looks and the phrase, “isn’t that supposed to really hurt!?” Nevertheless, my attitude remained enthusiastic: bring it on. Pho Thai is situated on Goswell Road just behind Angel tube station. Its bustling location contradicts with the calm ambiance once inside and the two-thousand year old therapies on offer, which can alleviate back pain, migraines and even help with ailments such as concentration and energy levels. Interestingly, all staff are trained at temples in Thailand, which adds a particularly authentic edge to the experience and assures me that I’m

(quite literally) in safe hands. My masseuse is friendly, attentive and wickedly funny, and assures me that, despite her miniscule frame, she is ‘very strong’. It turns out she isn’t kidding. Before conjuring-up comedic mental images of being elbowed and trodden on, however, it’s important to realise that although Thai massage can be an intense experience, the aim is to assist the client’s individual needs and gentler therapies can be applied and

adapted to suit accordingly. Sizing-up my requirements and durability, she applies a medium pressure throughout and concentrates on the painful knots in my left shoulder. Though this induces a few eye-watering moments, it feels like a procedure long overdue. The flow of the massage – which is literally from head-to-toe - feels at times relaxing, often stimulating, but always like it’s doing my muscles a world of good. Thai techniques encompass other practices including acupuncture

(through pressure, not pins), yoga and reflexology. My therapist spends a large amount of time on my legs and contorts them into yoga-esque positions, then stretches diagonally across my body, which induces fits of laughter at my incredibly inflexible body’s expense. The notion of being maneuvered and working with my masseuse is entirely new massage territory; it almost feels like a personal trainer session as she works through my body and identifies specific areas that require attention. Though her hands are freakishly strong, they’re sensitive and highly skilled too. It’s amazing how much we take our bodies for granted and, rather than seeking therapies once aches and pains set in, it’s essential to be in tune with and take care of your body from as early an age as possible. My appointment at Pho Thai served as a reminder of this, and I’m determined it will not be a one-off session. ONE BLENHEIM TERRACE WORDS: GARETH FITZGERALD

amed simply after its address, One Blenheim Terrace is just off Abbey Road (close to the Beatles’ Zebra crossing), a few minutes walk from St. John’s Wood or Maida Vale tube station. The Chef Patron, Ed Shaerf, has previously worked at The Ivy, Gordon Ramsay at Claridge’s and Heston Blumenthal’s The Fat Duck. The restaurant is an interesting space, with the odd nook and cranny and a separate bar area tucked away in a corner. It boasts a very attractive conservatory for outdoor dining and a cigar terrace. The dining area itself feels luxuriously spacious and the quality of the interior decor is outstanding with bold and warm paints throughout. As for the food, we particularly enjoyed the cheese and marmite and sage and onion bread combinations. The amuse bouche which followed was equally delicious and unexpectedly playful – crudités in the style of a

miniature vegetable patch, with very convincing looking ‘soil’ made of hazelnuts roasted in olive oil. It was artistry for the eyes as well as the palate, with a wonderful combination of textures between the vegetables, the top soil and the savoury custard beneath. Our starters and main courses were all presented beautifully, adding to the impression of cutting edge, modern dining. I enjoyed a ‘Cheese & Pickle’ starter; a Winterdale Shaw Cheddar with a “Branston pickle” puree, croutons and pickled vegetables. This was a very good example of the restaurant’s light-hearted twists on retro dishes, a perspective on food which they describe as “style with a bit of cheek and chic”. My companion’s beetrootcured salmon was a delightfully light and refreshing dish, which played with contrasting temperatures, with the “cold” provided by a very interesting vodka granite. My pan-roasted brill came with an excellent cucumber and sweetcorn porridge, a seaweed

foam and a lobster emulsion. The dish had a touch of the flair associated with Blumethal; clever, creative and delicious, but without being pretentious or overcomplicating the flavours. My compansion’s lamb five ways was a delicately presented plate full of rich flavours and a thoroughly wonderful hotpot potato that was the most refined example of traditional comfort food I’ve ever seen. For desserts, we had a prune crumble with a fantastic earl grey ice-cream and salted caramel sauce, and a lemon assiette which included some wonderful macaroons. We left feeling full and happy, and in agreement that One Blenheim Terrace is a major bonus for St. John’s Wood, an area not overly blessed with outstanding and innovative restaurants. FITNESS Rejuvenating the mind, body and spirit in Tulum, Mexico WORDS: HELEN BARON

I

’d made good on my new year fitness resolutions. Gone were the comfort foods but I still needed to step things up a gear. When a once-in-a-lifetime two-month trip to Los Angeles was confirmed, I saw it as the opportunity I needed to get seriously in shape. One tight, toned Hollywood body coming up... right? Not quite. Without the $1,000-a-session personal trainer, the yoga and running were not enough to get me where I wanted to be. My much hoped-for ‘hot bod’ remained decidedly un-Hollywood. So I did what a lot of women across the pond do when they want to turn up the heat: I went to Bikini Bootcamp.

concern to the locals – intent as they are on conserving natural ecosystems and keeping the waters crystal clear – and resort sizes are therefore limited. “It’s not the Four Seasons,” warns Bikini Bootcamp founder and owner Melissa Perlman on my first day. But then, who wants that? This trip is about the experience, about ridding myself of the pollution of everyday life in the big bad city. The word Amansala is a conjunction of two Sanskrit words meaning ‘peace’ and ‘water’. The small resort’s rooms are right on the beach, with the ocean at your doorstep and the riches of nature spread all around. From the moment I arrive, I can’t wait to get started.

THE GRIND

Amansala Bikini Bootcamp is based in Tulum, on Mexico’s tourist-friendly Yucatan peninsula. Tulum has some of the best-preserved beaches in the territory but is not without its modern luxuries so is a great base from which to explore what’s become known as the Mayan Riviera. A magnet for bohemians and fitness fanatics alike, there is no shortage of yoga holidays on this stretch of paradise. Eco-tourism is of paramount

Days start at 7am with a brisk walk or run along the beach (the hotel’s three affectionate Labrador retrievers lolloping alongside). A 15 minute ‘body blast’ is followed by a morning excursion or fitness class. After lunch, the afternoon sees you back on the beach – many bootcampers use this time to indulge in a daily massage. We then squeeze in another exercise class at 4pm and a restorative yoga class before dinner.

The schedule and mix of activities strikes a brilliant balance between physical, mental and spiritual rejuvenation. I know I said I wanted a Hollywood body, but I also know how futile it is to punish yourself beyond all enjoyment: you only end up quivering beneath the bed covers as another crack-of-dawn alarm call summons you back to a training regime you’ve come to dread. Fortunately, at Amansala the morning gong is a warm welcome to a positive day. The three daily meals, though simple, are nutritious, fuelling and healing our assorted bodies without pumping them full of nasties. Everything served is low in fat – the ‘desserts’ (one night we are treated to apple flan; on another, a healthier variant of banoffee pie) may be comically miniscule but they’re made all the more gratifying for the sense of shared achievement and camaraderie they help to foster. The attitude among the bootcampers is a kind of ‘we’re all in this together’ Blitz Spirit. The workouts themselves are a lot of fun. From African Grooves classes to Zumba and circuit training, the instructors are brimming with energy – personal trainer Kiya Knight is a 57

particular marvel, with energy levels that seem to know no bounds. Kiya specialises in exercises that focus on natural movement and use body-weight as resistance. There’s not a single ounce of fat on her and her motivation is infectious – it’s not about vanity or expectation, it’s about being bodyaware. And it’s not just me who’s feeling it: I’m impressed with the dedication of the other women in my group. Attendance is high for all classes, everyone sticks to the diet (I think it was just me that snuck off for ice-cream on the fourth day) and no one swallows a drop of alcohol before the celebratory drink on our final night.

THE GIRLS The ultimate key to Bikini Bootcamp’s success is the people. Although the camp welcomes men, it’s obviously more popular with women and, during my week is completely femaledominated. My camp buddies are an inspiring bunch of interesting women who have come in search of some much-needed downtime. Two best friends from Texas are here for a girly break where they ‘don’t drink so much we need a holiday from holiday’, while a mechanical engineer is looking for a chance to decompress from a hectic work schedule and the acrimonious end of a relationship. All of the girls are utterly welcoming and as a bit of a tomboy I’m reminded what great fun women’s company is. I’m left to wonder if this is the spiritual power of our

beautiful setting, the nurturing effects of yoga or the fact of everyone having left the quotidian social politics of their home lives at the door. It’s probably a little of all three.

THE RESULT This is the hardest I’ve ever worked in a week – a real benchmark. I’ve made a valiant dent in the bingo wings and I’ll be damned if I let them sneak up on me again. At a ‘closing circle’ to mark the end of our collective adventure, everyone says a few words and a few tears are shed. Even now, two months later, a travelling sisterhood bracelet (a gift from owner Melissa to one of the girls who had remarked how much she liked it) is doing the rounds, making its way to me back in Blighty. It was a blast - from flinging coconuts

on the beach and cycling alongside luscious jungles to watching the hotel’s dogs play gleefully in the surf and swimming in a clear-water cenote. In fact, the girls and I plunged into the cenote, no doubt surprising the man who had been enjoying a peaceful, solitary float, circling him like vultures, asking everything short of his address. He took it gracefully. And it’s that sense of easy-going intimacy that makes Bikini Bootcamp seem like something much more special than simply getting fit in the sun: all kinds of people from all kinds of places, forgetting their everyday worries and simply diving right in, together. TRAVEL WHY HURLEY? This exquisite hamlet is small but perfectly formed. THE ROOMS: Five buildings, including the main inn, a cottage and a barn, make up The Olde Bell. Designed by Isle Crawford (of Soho House New York fame), the room instantly scores highly on our aesthetic check-list, for it speaks of that rare, but wonderful thing: austere cosiness. There is nothing twee about the vast room, and likewise there is mercifully no token ‘artwork’ adorning the plain straw-coloured walls. Instead, there is a big bed, a roll-top bath, two comfortingly rickety mahogany chairs draped in shaggy throws, and Roberts digital radios provide musical accompaniment at bath time.

THE BATHROOM: The real winner is the roll-top bath, but for those who prefer to perform their ablutions in more private fashion, the bathroom is also excellently appointed with fluffy white towels, the usual array of luxury potions, and the tiled walls are of the modishly rectangular (think tube station) variety. A master class in chic simplicity.

Undoubtedly at The Olde Bell, which purports to be the oldest inn in the country (parts of the five-building operation date back to 1135). Indeed, the flawless service, hospitable welcome and inviting warmth (both literal and atmospheric) attest to centuries of innkeeping practice. As you walk in, the pub (a classic, unpretentious country watering hole with flagstones and an open fire) is immediately on the right, while the restaurant (slick, with booths and immaculate 2 AA-rosette winning food) is on the left – a dichotomy which serves the hotel fantastically well. As the ye olde spelling in its name demonstrates, this is an operation well aware of the advantages of its long legacy, but concurrently, exceptionally high contemporary standards are applied throughout. The antiquarian aesthetic is authentic, but there is nothing creaky, draughty or outmoded about anything here. It’s no surprise to learn that just days before us, Kate Moss checked in, similarly retreating from the city.

THE RESTAURANT: Everything you could wish for. The staff are always friendly and never obsequious, and the room is glamorous enough to indicate that you are in for a treat, but real enough to lack pretension (the side booths are intimate, while the rest is furnished with chunky wooden trestle tables). The food is served up by the talented Warren Geraghty, ingredients are locally sourced, and dishes are generously proportioned, beautifully presented and exquisite. Roast sea perch served with chorizo, sea beets, spaetzle and caper butter is a particular treat, washed down with a robust Douro red. The exemplar of hearty but inventive British cuisine.

Sophie Wurr followed her dream to open a local dog-grooming parlour. We find out how she did it... INSPIRATIONS

Why did you decide to go into doggrooming and how did you go about doing so? I recognised a gap in the market for stylish, quality dog products for my beloved mini schnauzer Mr Echo. After a trip to Berlin, where I discovered an amazing dog boutique quite different to anything I’d seen before, I was convinced the idea would be a success and six months of hard-graft later, Hair of the Dog London opened for business. North London was the perfect market for the shop – an artistic, stylish, dog-loving community! What is a typical day at work? Either I am in the office analysing web and shop stock reports, meeting suppliers, preparing for photo shoots or on a buying hunt for new and unique products that fit our ethos. If I am in the shop we have a flurry of regular customers coming in and out which provides a great opportunity to catch up and see our valued four-legged friends. Do you have a favourite breed of dog? Well of course I am biased and I adore my mini schnauzer, but I have fallen in love with the personalities of many of our regular customers across the different breeds. A few that spring to mind are

Italian Spinone, Great Dane and French Bulldog but I honestly just love how each and every dog has his/her own personality. On a personal level we recently fostered and helped rehome an ageing standard Poodle, Orla – she was so aristocratic! Why the emphasis on hand-made, recycled and organic products? I personally believe in looking after our planet and take advantage of a local organic box scheme myself. I have also found that hand-made, recycled and organic products are of much better quality and are on the whole hypoallergenic, which is essential for Mr Echo as he has allergies. Mass-produced products are usually bad quality and look that way too!

FAVOURITE DOG FILM: Growing up I adored Homeward Bound but I also love the bit in 101 Dalmatians where the human owners are compared to their dogs and all resemble one another! FAVOURITE RESTURANT IN THE LOCAL AREA: High Tea of Highgate for the most fabulous cake, scones and selection of interesting tea (almond is a particular favourite). The Red Lion & Sun is very dog-friendly. FAVOURITE BOOK: Antoine de Saint-Exupéry’s The Little Prince. THREE THINGS YOU CAN’T LIVE WITHOUT: Mr Echo’s long walks in the park, my weekly Abel & Cole fruit and veg box and a glass of Rioja at the end of a long day!

ow has 2012 been for you so far? It’s been a great start to the year. We had pin-pointed the first six months as extremely important, given the fact this part of London will be affected to some degree by the Olympics and Paralympics during the third quarter and we haven’t been disappointed.

Do you think that Shoreditch has bucked the trend in the market over the last year? It certainly has - we’ve been incredibly busy and have seen prices surpass the last supposed peak of 2007. It’s important to keep your stock levels up as there is a huge demand from buyers. Given our central location and proximity to the City, coupled with the perception that Shoreditch still has more room for growth, it’s easy to see why we’ve continued to thrive.

With Mortgage lenders starting to offer better deals to first time buyers, what effect will this have in the current market? With most buyers in this area generally having 50% or more to put down on a purchase, the problems associated with lending have not really affected us.

How long have you been based in Shoreditch and what makes this area so special within London? I’ve worked all over London and been in Shoreditch for approximately one year. We are starting to see a change in the demographic, with the traditional arty and creative types that started purchasing here in the late 90s now being replaced with brokers, bankers and traders as

What’s the typical property you have on your books at present? A typical property would be a 1000 square foot warehouse conversion with exposed brick, vaulted ceilings, loading doors and wooden floors. You would expect to pay in the region of £750,000, more if it has outside space.

With the rental market being so strong, how do you see the next 12 months and what advice do you have for those looking to rent and those looking to let their properties? With the recent surge in demand from people looking to buy, letting prices have actually softened slightly, opening up the lettings market to a slightly wider target audience. We still forecast a strong 2012 for lettings but would urge Landlords to be realistic with their asking price in order to get their property let quickly. With buyers outstripping demand for properties at the moment, what advice

do you have for buyers and sellers? Buyers need to make sure they are able to view within 24 hours notice. Many properties are being sold on the first open day with sealed bids becoming common place. In view of this, not only do buyers need to make sure they are readily available, they also need to ensure that finance is in place. They may need to be able to prove this at offer stage by way of an agreement in principle from their lender or proof of funds through a solicitor or bank statement. Are you optimistic for 2012? Very. We operate in a buoyant market which has established itself in recent years as one of the fastest growing within the London property scene. We have great transport links, recently improved with the East London Line extension and the City seems to be expanding. In an area with so many Estate Agents, what makes your agency different? We were the first Residential Estate Agent in Shoreditch and have operated here for 26 years. Can you highlight the benefits to us? There are a number of advantages for leaseholders to buy the freehold of their building. Generally, you collectively acquire the freehold interest of your building subject to the leases that are already in place. You therefore collectively become the landlord referred to in your leases and are responsible for carrying out the landlord’s obligations for example, to insure, repair and maintain the building. There is a lot to be said for leaseholders taking over the management of a building so as to protect what is usually their most valuable asset i.e. their flat. Often, a leaseholder’s biggest complaint is the choice of managing agent or unreasonable sums that are asked for under the terms of the lease. It follows that by collectively becoming your own landlord and taking over control of the management, there are reasonable chances of reducing costs. If a building is small then you may agree to overlook the day to day management to save on costs. That said, managing a building is a great responsibility and there is a lot of legislation that governs what a landlord should and should not do. Therefore you must make sure that this is taken into account and observed. In addition, it is well known that a leasehold property is as the year of the lease decrease effectively “a wasting asset”. By acquiring the freehold interest of your building, you can in your capacity as landlord agree to extend your leases and reduce the ground rent to a nominal sum. If the lease requires the consent of the landlord to sell your flat or undertake works you can all agree to deal with such requests more cost effectively and maybe open up the development potential, another advantage of acquiring the freehold of the building.
