Editor’s letter t's quite a fashiony issue for us this month. Not only do we meet designer Selina Blow to admire her quirky tailoring ( just don't call her eccentric) and take a look inside Ally Capellino's stylish house, but we conduct a thoroughly scientific investigation into the best denims and some research into the inspiration behind bikini design. Even our food story isn't immune, as we meet baker Charlotte White and admire cakes that are the edible equivalent of a burlesque show, tassels, glitter and all. We've been to some fashion parties and shopped at some great new boutiques too, because with spring finally here, it's time for a bit of a new look. So here's hoping some of you will find something to take your fancy in these pages.

TAKE A STAND
Todor Ostojic/NW10photography
Marc Lucero’s new one-man show is set to take the comedian from NW10 to Hollywood. Pendle Harte meets him
marc Lucero is known locally for his popular Scram comedy club at the Masons Arms in Harrow Road. He’s an unmissable figure in the area with his Einsteinesque mop of silver hair and trademark leopardskin shoes, and he’s been known on the comedy circuit for the last two decades. But since winning the Silver Stand Up Award at last year’s Leicester Festival he’s stepping up his act and this month he’s taking his inspired new show to Leicester Square. It’s a very personal show, based on Lucero’s own unusual story and laced with musical interludes and commentary on his favourite comic subjects (families, ageing, his wife’s organic lifestyle). But the bones of the show are the frankly tragic story of Lucero’s childhood. ‘I was a GI baby,’ he says. ‘I got adopted by my mother’s aunt and uncle and my mother went off as a very young girl to marry my father who got called back by the US
Air Force. Fearing that I might be taken back, my adoptive parents vanished and took me to a tiny village in Berkshire – the only lead I had was an aunt in Peckham who was sworn to secrecy, but sometimes I’d get snippets of information from California through her.’ Eventually, Lucero went off to Los Angeles to find his family. He discovered, among other things, that his parents had another son and named him Marc too – ‘when I go there now it’s quite confusing because we’re both called Marc Lucero’; and that his mother left his father for a Hells Angel – ‘and not just any Hells Angel but the one that murdered that guy at the Rolling Stones concert’. The story also takes in Ringo Star and George Carlin, who introduced Lucero to comedy and became his major inspiration. ‘George Carlin Saved My Life is the name of the show – it was a comedy epiphany the night I saw him. He died five years ago but he was huge, he was Seinfeld’s influence and everything.’ It was Carlin that inspired Lucero to try comedy himself. ‘The thing was, he was talking about everyday stuff like his car breaking down and losing his keys.’ And that resonated with him. ’So I decided to follow my dream and phoned the comedy café in Hoxton and they said I could try it. It went well enough for me to try it again.’ Though things were different then. ‘Now everybody wants to be a stand up now – it’s on mainstream TV and you can do it as a module at university. It’s a bit of an overkill – you’re getting hundreds of out-of-work actors and drama students flooding the circuit.’ Lucero gets a lot of laughs at the Masons for his routine about losing his reading glasses – ‘it goes down really well among the 40-plus audience, because they’re all doing it as well.’ Other subjects include becoming a father at 48 – ‘I was picking him up from school among what looked like kids picking up their kids’ as well as the challenges of the Facebook and Twitter age. The new show is playing for one night only this month; it will tour the country before it heads for Hollywood, where Lucero plans to take the screenplay back to its roots. Don’t miss it. P
ublic speaking is one of people’s greatest fears. Even the greatest minds can be overcome with nerves at the prospect of filling a large space with the sound of their own voice. At the regular 5x15 events, speakers (mostly writers) prepare 15-minute monologues on subjects of their choice. Photographer Emma Harpin was intrigued by the introvert/extrovert dynamic, the image of a writer alone in a room typing versus the confident persona on stage. So her project was to photograph the speakers in the moments before they go on stage in an attempt to capture their pre-performance mood. She calls it ‘a rare opportunity to see the faces behind the words’. veryone wears jeans. As the original democratic garment, jeans are an emblem of normality. Think David Cameron proving he’s a man of the people in his Levi’s. But that’s not the whole story and we’re not talking about those kinds of jeans. Because, for west London’s fashion-conscious women, there is no such thing as a simple ‘pair of jeans’; buying a denim trouser is a process fraught with decisions and insecurities. Coupled with the concept of jeans as an ‘investment purchase’ with a price tag easily exceeding the £200 mark, denim isn’t really all that democratic in these postcodes.

Take Kensington Church Street’s Trilogy. This is a boutique dedicated to denim and to the search for the perfect jean. But it doesn’t just offer rails of clothes. Here it’s all about the consultation appointment, a personal shopping service that’s designed to help you find the best pair (or pairs) for you, under the expert guidance of one of their highly trained staff. ‘We are honest with people because we want them to be happy. There is always a right shape for everyone,’ says the very eager Leila, who tells me straight off that she has 40 pairs of jeans at home and is planning a further purchase on Friday when new stock comes in. Our consultation happens in a secluded area at the back of the shop (where Kate Middleton came

THE SKINNY JEAN IS GOING TO RUN AND RUN. EVEN THE ‘BOYFRIEND’ JEAN WITH ITS LOOSER CUT IS MOST POPULAR IN ITS SKINNY VERSION for hers too). I am given a bottle of water; there is champagne in the fridge, an espresso machine on hand and cupcakes. This is a quest that needs fuel. To start, Leila outlines the options. ‘Most of our business is skinny jeans, and we have high, mid and low rises,’ she says helpfully, before going on to list the others. Straight, bootcut, boyfriend (slouchy boyfriend or tight boyfriend), cropped or flared. Then there are the washes. ‘Every wardrobe should have light, dark, black and grey,’ she asserts. And

the fabrics. New technological fabrics are designed to have ‘great recovery’ and American cult denim J Brand has launched what they are calling a ‘photo-ready’ range, designed to be most flattering for photography. ‘It actually slims you,’ says Leila earnestly. ‘You don’t need any retouching with these. And the recovery is amazing.’ The idea is for them to be super tight and super skinny, a look that we’re all very used to but which is here to stay, she predicts. ‘Skinny is going to run and run.’ Even the ‘boyfriend’ jean with its looser cut is most popular in its skinny version. But surely it’s not a look for everyone? ‘Some people would never think to try a bootcut, but might need it to balance their hips’ she admits. And that’s the point of the consultation. One of the main mistakes people make when buying jeans, says Leila, is to overestimate their size. Yes, overestimate. If you’re reaching for a size 27 and bemoaning the fact that your jeans are always too saggy,

you’re probably really a 25. And with sizes now going down to a tiny 23, most of us should be able to find a pair tight enough to win Leila’s approval. ‘They need to be as tight as possible when you buy them,’ advises Leila, confessing that she got all her jeans wrong before she had the Trilogy treatment. Most brands here are American, and some lines are exclusive to Trilogy. When the store first opened in King’s Road eight years ago, J Brand was unkown in the UK, and Trilogy has pioneered cult denim brands including Paige, Frame, Citizens of Humanity, Rag & Bone, Goldsign and Current Elliot. In all, there are over 200 different pairs of jeans here, along with a nice line of things to wear with jeans. And mine? Having exhausted myself trying on at least 50 pairs under Leila’s strict supervision, I’m mostly wearing Frame’s Le Garcon, in an Exmouth wash. They're lovely. Fashion designer Selina Blow has moved her headquarters from Chelsea to Westbourne Park. Pendle Harte visits her 'box in town' to admire the new collections

BLOWN AWAY
T
he epic Crossrail building site at Westbourne Park isn’t the easiest thing to love, but for Selina Blow it’s a thing of beauty. The fashion designer whose clothes are loved by women including Anjelica Huston, Joan Collins, Ruby Wax and Tracey Ullman has moved into a new space at Great Western Studios, (a ‘box in town’) and her view is all cranes and bulldozers in action. It might seem a long way from Chelsea, where she’s moved from, but she loves it. ‘I used to be in a basement in Ellis Street and here there’s daylight. It’s a mini studio and I love it here.’ It’s also handy, of course, for her home in Notting Hill, where she lives when she’s not at her other home in Gloucestershire,

MY FIRST COLLECTION WAS BASED ON IVAN THE TERRIBLE. WHEN I TOOK IT TO BERGDORF GOODMAN, THEY THREW ME OUT, SAYING THEY DON’T DRESS CARDINALS where she grew up. Selina Blow is Detmar Blow’s sister and infamous superstylist Isabella Blow, who died in 2007, was her sister-in-law. She’s got that very British eccentricity going on – though she says, ‘please don’t say eccentric – can you say creative? When you say eccentric people think oh, she’s going round with a flowerpot on her head. And some people deliberately set themselves up as some sort of Sebastian Flyte, while I’m so religiously down-to-earth about things. I run a farm and a business.’ But surely it is eccentric to be a fashion designer with a farm? ‘Well, ya, I suppose.’ I’m here to see pieces from her new collections, and she shows me around with great enthusiasm. For Blow, it’s all about tailoring and fabric. ‘Fashion to me is about beauty, craftsmanship, extraordinariness and timelessness, it’s not fluff. A piece should make you giggle, give you a pick-up and elevate the mood.’ She’s always been mostly interested in menswear and her women’s collections have a distinct whiff of masculinity with their tailored shapes and tweeds. ‘My first collection was based on Ivan the Terrible and when I took it to Bergdorf Goodman in New York, they threw me out saying they don’t dress cardinals,’ she laughs. Tailoring is her thing, though she can’t sew at all (‘I’d be very hesitant if I sewed a button on’) and she’s self-taught, with no formal training. ‘I was hopeless at school, I failed everything, I was totally illiterate and dyslexic, never went to fashion college, they just thought I was a weird joke who was vague. But I’m not vague. I was good at art and had a big imagination and I loved ecclesiastical fabrics, 18th century tailoring and sharp brocades. But I’m careful to keep away from anything theatre and pantomime-related because that makes it dated. I’m not a freak and I don’t make panto clothes, I’m very sensitive about that.’
B
low’s aesthetic is connected very stongly to her childhood home Hilles, ‘an extraordinary house in Gloucestershire built by my grandfather Detmar Blow, it was very dramatic, perched on a hill and full of beautiful things, suits of armour and arts and crafts stuff.’ The family, she says, was reclusive, and with her brothers away at prep school, she led quite a ‘private lonely life. It was a theatrical, extraordinary house, but we lived in quiet seclusion. It was a bit like getting married in a cathedral with two guests.’ Her Sri Lankan mother was ‘incredibly elegant, a product of the 70s in Bill Gibb, Ossie Clark and Thea Porter. She could wear a sari beautifully, all six metres of fabric’ – and she was 30 years younger than her husband, Selina’s father, a medieval historian who ‘thought of me like an Edwardian’.

E
ven though Blow’s fashion credentials are strong – she shared a studio with Alexander McQueen and Philip Treacy and opened a shop with Lulu Guinness, fashion was never her main interest. She always thought it was a bit pretentious. ‘Fashion is a really bad addiction of self-imagery. You want people to see themselves for what they are and enjoy it, not to have any elevation or insecurity.’ Instead, she loved textiles, as well as animations, 1950s films and her father’s musical tastes such as Al Jolson and Marlene Dietrich. ‘I like mixing grandiose with simplicity, humour and shyness, but never on a highfalutin level which could appear to be elevated because I have an intense hatred of snobbery, but I’ve got this great big grand voice which throws everything into confusion, it’s a real cooking pot of different thoughts and influences.’ But of course she's keen on ‘nice things’ and craftsmanship. ‘It’s a big investment, to get nice things, and I feel a lot of responsibility towards that. My things are timeless, they’re not about age. You can wear them from about 35 until you’re in your bath chair.’ So, to the collection. The fabrics are beautiful, substantial and lovingly crafted, everything made in the UK. There’s the Harris tweed, set with a brocade edging to the lining, Blow’s trademark touch of flamboyance. ‘You have to be careful with brocade. People put it everywhere and it gets silly. Better to hide it and offer a glimpse.’ There’s a beautiful swishy blue cape and coats that are cut in clever and stylish shapes, with more than a hint of theatricality about them, however much she protests. ‘I get a lot of ideas from films. I love the 39 Steps and Hitchcock, 30s tailoring and peplums.’ Even surrounded by a vast collection of pieces from her own collections, Blow seems a touch
YOU HAVE TO BE CAREFUL WITH BROCADE. PEOPLE PUT IT EVERYWHERE AND IT GETS SILLY. BETTER TO HIDE IT AND OFFER A GLIMPSE
insecure. Despite her imposing presence and easy conversation, there’s a nervousness and a constant self-deprecation that’s hard to miss. ‘You must think I’m mad. I’m ancient and behaving like a teenager in this Blade Runner setting,’ she laughs. And: ‘my children are constantly amused by their mother. They say, ‘mum why aren’t you worth 55 million?’' But she’s clearly delighted with her new space. ‘It’s quite a lot of things to come out of a box on the Westway isn’t it? I feel privileged that I’ve kept going and never let anyone down. I’m very chuffed when people buy my stuff.’ selinablow.com

HOME TRUTHS Absolutely is a fan of Ally Capellino’s Golborne Road store and her beautiful bags. Here we take a tour of the designer's stylish home
lly Capellino, who launched her first collection in 1980, is the designer of enduringly popular leather accessories and handbags toted by some of London’s most fashionforward trend-setters. She now resides with her two children in a bright and airy Victorian conversion. It was the ‘upsidedown’ layout of the flat – with the sitting room and kitchen on the upper ground floor and the bedrooms and bathrooms on the floor below – that first attracted her, along with the high ceilings and abundance of natural light. Capellino immediately set about making the space her
A
own, painting the doors and skirting boards black and laying wood floors throughout, which she also painted black in the sitting room and kitchen. ‘I wanted it to have a feeling of light and space, but at the same time be homely and comfortable,’ she says. ‘I’m not very good at chucking anything away, so inevitably it’s more messy than I’d like!’ Double glass doors were added at the rear of the kitchen overlooking the garden, along with a balcony so that she and the children could enjoy breakfast on the sunny terrace. The glass doors allow even more light to flood into the room, which also has floorto-ceiling windows at both ends. Well-known for her use

of durable yet beautiful materials in her bag designs, Capellino’s home reflects her simple, paredback aesthetic. A huge wooden table, which had a former life as a countertop in her Wardour Street shop, now has pride of place in the kitchen. ‘It slides around on some old Habitat trestles, but we can get up to about twenty people around it,’ she says. ‘It’s a lovely piece of very heavy oak.’ When Capellino first moved into the house, the lower ground floor had just two rooms, which she describes as ‘dreary’. To these she added en-suite bathrooms, creating restful bedroom suites for herself and the children that open out onto the large garden with its fruit trees and flowering shrubs. Her own bedroom is decorated simply, with an orange monk’s habit functioning as a colourful bedspread, while her bathroom is lined with bright yellow
tiles, both colours that feature heavily in her collections. ‘I’m a bit of a hippy, I suppose,’ she says, ‘and I love to be surrounded by things that I’ve picked up on travels, or that have been given to me and hold some nice memories.’ Ally describes her home as a work in progress. ‘I’m lucky enough to be in a job where visual stimulation is part of my research,’ she explains, ‘and so it is something that’s always feeding me.’
The most important thing to her when decorating is that the objects she brings home have meaning and are connected to the people and places she loves. ‘I don’t shop for anything, I’m a complete impulse buyer. I went shopping recently because all our cushions had fallen to pieces, but I didn’t see anything to connect with. Then my son and his girlfriend bought some wacko fabric in the market, and made up some cushions for my birthday. I don’t know how well they go, but they have a story and a link to something important, so they work.’

PATTERN PRINT CURTAINS Liberty of London has long led the way in printed textiles. A room can quickly become too busy with a heap of mismatching prints, so keep the patterns sparse in number and subtle in hue. The soft blue offers a calm contrast to the attentiongrabbing sofa and the delicate pattern frames the magnificent window. Asaka C Tana Lawn art print, £22 per metre; liberty.co.uk
MOROCCAN POUFFE Capellino’s wanderlust and eye for the exotic have resulted in a rich, organic aesthetic that runs throughout her home. An authentic Moroccan pouffe is a subtle, fun way to add a touch of spice to your living room. From £59.99; moroccanbazaar.co.uk
POP SOFA A retro-inspired sofa in a bright colour adds character while keeping things clean and contemporary. This Graham & Green model comes in a cotton or a luxurious velvet fabric, for an even softer and more bohemian feel. From £1,595; grahamandgreen.co.uk

REEL TABLE The theme of repurposed objects continues with Capellino’s large coffee table of upcycled wood, which started life as a giant cable reel. The reclaimed wood and markings give the piece a brilliantly authentic flavour. Cable Coffee Table by Salvation Furniture, £350; notonthehighstreet.com
Floor lamps of the Anglepoise variety add real character to a space, looking as they do like some lanky relative of Wall-E come to glow cheerily at your shoulder. There are many and varied alternatives to the classic design available these days, and they don’t have to break the bank. Antwerp Matt Stone Oversized Floorlamp, £275; heals.co.uk

WALK ON WATER AT THE CANALWAY CAVALCADE Our hidden, green waterways are bursting with nature and have a vibrant community all of their own. The yearly Canalway Cavalcade, which takes place over the May Day Bank Holiday, celebrates boating life with a threeday festival at Little Venice. There’s always tons going on for families, with events such as kayaking lessons, a chance to walk across the water in a giant plastic bubble, Punch and Judy shows and a Teddy Bear’s Picnic. Check out the Puppet Theatre Barge for tasters of their excellent shows. Also expect Morris Dancers, boats to look at and explore and an illuminated procession of barges at 9pm on the Sunday night. Time to mess about on the river (or, strictly speaking, the canal). waterways.org.uk (Extract taken from Little London: Childfriendly days out and things to do by Sunshine Jackson and kate Hodges, £12.99, Virgin Books)
RIBBON DA N C E Monsoon may have closed its doors in Westbourne Grove and the Acessorize store in Portobello Road – leaving Peter Simon no stores in the area he started out in – but the chain is still very much out there, with a georgous new children's collecion. BETTER THE DEVIL YOU KNOW A leading child psychologist says it’s time parents and schools engaged with what their children are experiencing online. Only then can we help them negotiate the ‘toxic digital world’, says Amanda Constance
hat are our children doing online? Most of us have little idea. But we succumb all too easily to the collective hysteria when we hear about the latest vulnerable teenager who has apparently fallen prey to the pressures of a toxic digital world. Social media, online gaming and pornography can all be easily accessed by children, yet remain alien to many parents, and what we don’t know or understand, we fear. The media doesn’t help. The coverage earlier this year of the suicide of schoolgirl Tallulah Wilson – who was apparently addicted to photo-sharing on the Tumblr website – was a case in point. Reams of newspaper print were given over to coverage of the telegenic teen with the papers quoting Wilson’s mother plea for other parents to “stop this poison
W
spreading” and calling for an industry ban on sites that promote self-harm or suicide. The knee-jerk reaction to each of these stories is to impose censure or bans; we want to protect our children by prohibition. But a leading child psychologist says we’ve got it all wrong. Professor Tanya Bryon believes that the idea that we can ‘protect’ our children from the internet is unrealistic and unhelpful for them. ‘How are we going to teach children to be responsible digital citizens if we don’t engage with them?’ she says. Prof Byron, who specialises in work with children and adolescents says: ‘There is a moral panic around the internet, this idea that it’s going to hell in a handcart …. that is irritating and unhelpful.’ Rather than demonising the digital world, Prof Byron says we must work harder to understand it
and communicate with our children about what they experience online. Speaking at a conference on the need to build ‘emotional resilience’ in today’s high-achieving teenagers, held at King’s College School in Wimbledon, Professor Byron says that risk-taking is a natural part of child development and parents need to understand ¬ that for today’s young people much of this ‘would now take place online.’ She notes the perverse irony, particularly in middle-class families where, ‘We’re telling children that it’s too scary to go outside. We don’t let them out of the door into a real community but we then ‘tech’ them up with a multi-media emporium at home and send them into a much bigger global online community that we don’t understand.’ Prof Byron thinks our teenagers get a very bad press and described the present younger generation as ‘awesome’, the most emotionally articulate and engaged ever seen. Part of this comes through their engagement with the wider world via the internet. ‘Through their connectivity, kids are incredibly aware, but that doesn’t always help them. Awareness without life experience can sometimes be very challenging – so it is our responsibility to bridge that gap.’ ‘Digital technology is an exciting place to be. We must equip our children to cope with the bad parts, ‘ she says. And we can only do that by knowing where they go and what they do online. Every parent should visit the sites their children visit. See what they see and read what they read, and only then can they really provide the support and guidance many teenagers desperately need. Prof Byron told the assembled audience of heads, deputy heads and pastoral heads from many of the UK’s top independent schools that they needed to do more, too. Banning phones or web access – as Eton did with SnapChat earlier this year – would not solve the problem. Just like parents, schools needed to be addressing the underlying issues associated with social media and online gaming sooner rather than later. Leaving such discussions until Year 9 was ‘too late’. Many pupils will have smartphones from Year 5 onwards and schools need to be engaging with pupils about their use from then. And old-fashioned parenting still has a role. ‘We can set limits’, she says, ‘we can say it’s time to get off the screen just like we can say it’s time to stop eating chocolate cake.’

Coming of age The Park Club promotes an active and healthy lifestyle in its fullest sense, involving nutritional, physical and mental wellbeing, plus prevention strategies at the in-house Medispa eeling happy with your appearance gives you greater confidence, and this in turn has positive effects on your personal and professional life. With amazing developments in the anti-aging and beauty industries, the procedures and products now available are more effective, safer, less invasive and require little or no down-time. As we grow older there are some inevitable changes that affect how we look and these limit the extent to which day-to-day beauty therapy treatments alone can help.

BONE ABSORPTION
As we age the bony skull shrinks resulting in the eyes and the nose sinking in those growing apertures. FAT R E D U C T I O N
The fat pads in the face shrink resulting in volume loss beneath the skin.
SHORTENING OF MUSCLES
As we age wrinkles and folds appear. THINNING OF THE SKIN
With age we lose hyaluronic acid, collagen and elastin (among many other substances) from the skin so it gets thinner and loose. Beyond pampering or grooming you can have result-driven treatments tailored for your specific concerns. Everything starts with an in-depth consultation with one of our beauty professionals or our in-house resident dermatologist, Dr Bela Horvath. Throughout this discussion an individualised care plan is made listing the choices of treatments answering your concerns and desires. Finally, when you understand all the benefits and possible side effects of the treatment options, you can make your choices and finalise your overall, holistic treatment plan. Both
our beauty and the medical department can be involved to give you the different tiers of treatments including facials, nonsurgical treatments are muscle relaxants and fillers, skin needling, Plasma Rich in Growth Factors (PRGF) therapy, Mesotherapy and medical grade peels as well as Well-woman and Wellman Clinics. ashes are the new brows. Or so the Spring Summer L catwalks decreed. After seasons of heavy-duty Cara worshipping, there was a new idol in town. A kind of modern Jane Birkin, a doe-eyed sex kitten, with tousled hair and lashings of lashes. Mascara in the noughties was top heavy, drawing the eyes upwards and outwards into a feline shape. The look for the twenty-tens is based upon placing equal emphasis on the lower lashes to widen the eyes. At the JeanPierre Braganza show, MAC make-up artist Terry Barber even placed individual lashes on the lower lash line creating a model lineup of Bambi-lookalikes. The key to starting this look is an eye palette like this Estee Lauder one – use the pale shade to sweep all over the eyelid, then a fine brush to line the eyes with the black shade and take it into the socket, using a softer eye brush to blend blend blend. Charlotte Tilbury’s clever Eye Cheat pencil is a modern take on the Twiggy white-pencil-in-the-waterline look. It is an instant eye brightener and essential for creating the rounded eye. Follow with a liquid liner along the top lashes, drawing out a soft flick and taking mid-way along the lower lash line. Then curl your lashes like you never have before and load on a volumising and truly black mascara, top and bottom. I love this Hourglass one. If you can manage it, a set of false eyelashes will set the seal on this look. Eylure are the original and best. I am never without a set of their 020 Naturals. Get a decent glue (the best is DUO, available at MAC and online) and cut the lashes to fit your eye before applying, always snipping at the inner corner. A pale peach on the cheeks and a nude lip are all that is required for the finishing touches. It’s a look that has stood the test of time because it is feminine, seemingly effortless and, above all, very sexy.

hen Tom’s closed down last September, Westbourne Grove just wasn’t the same. Tom Conran’s eponymous café/ deli had been there for 24 years and people missed it. Nobody could believe he’d gone. ‘It was mainly the rent,’ says Conran. ‘All I’ve ever really sold there is eggs and sandwiches and you can’t sell enough of those…’ What he means is, to justify the rent. Which is so frighteningly high, I can’t even repeat it. Westbourne Grove, as everybody knows, has seen an enormous (even by W11 standards) increase in retail rents over the past decades and remaining independent traders are few and far between,

especially if they’re selling everyday, pedestrian produce. Let’s just say that Tom’s rent had gone up by well over 600% and no amount of perfectly poached eggs can make up for that. Anyway, he’s giving it another go after people kept complaining. By popular demand, Tom’s is now New Tom’s, and there’s been a decluttering. Thankfully, they've kept the American sweets, but gone are the outsize lollies and counters overflowing with pastries and edible curiosities. ‘It's like your house,’ says Tom. ‘You just get more and more stuff and it piles up.’ Now, it’s all freshly painted and redecorated to look if not minimalist, then certainly a lot more like it. All the old paraphernalia has been banished to a barn in Somerset and the cleaner, stripped new look is all beautiful shades of blue and white. ‘My dad’s given me some art for the walls,’ says Tom modestly, by which he means that Sir Terence has donated works by Eduardo Paolozzi, David Hockney, Richard Smith and Patrick Caufield. ‘It was time to refresh the place. When we opened and started selling deli produce, nowhere else was doing it. Now you can buy all the things we were selling in supermarkets and we can’t compete. So we closed; but I underestimated how sentimental people would feel about it, when all I could see were the cracks.’ So he’s found a talented young chef, also called Tom – Tom Straker, whose credentials include the Dorchester, Heston Blumenthal’s Dinner and the Ledbury. The new menu’s true to its eggs-andsandwiches roots, but with a fresh vibe and lots of faddy juices for the

There are plans to open for dinner in due course, but at the moment its daytime only, Thursdays to Sundays. ‘It’s a local place for the new demographic,’ Tom explains. ‘We’ve done it all with a real sense of fun and hope that the neighbourhood takes it to its heart.’ NEW TOM’S 226 Westbourne Grove, W11 020 7221 7717

harlotte White is a self-confessed ‘cake nerd’. Though she doesn’t look very nerdy in her red Hollywood diva dress and heels, platinum Monroe hair and trademark red lipstick. Definitely more vamp than nerd. White’s new book Burlesque Baking combines her love of baking with her love of glamour and her cakes are far from twee with their feathers, sequins and glitter. She’s known locally for a series of baking masterclasses she led in Notting Hill recently, before appearing on The Great British Bake Off – and this month you’ll find her at the London Burlesque Festival, showing off her sparkly sponges. White arrives to meet me looking the part and bearing cupcakes (red velvet, decorated with restrained irridescent red sugar roses). So which came first, the baking or the look? ‘Baking, with my nan, but even before that I’d been watching old movies and I loved Marilyn Monroe, Jayne Russel, Vivien Leigh and Bette Davis. My mum was always beautifully turned out and when I grew up I was quite shocked to find that I wasn’t getting seamed stockings and all the

glamour,’ she laughs, confessing that she would never be seen in trainers. She always had a thing for cakes and surprised herself when a wedding cake she made for a friend turned out to be a huge success – she took a day off work to make a tower of 150 cupcakes (‘it was 2007, so obviously all about the cupcake’) and loved it. When she was made redundant from her job as a PA, cakes became her livelihood and bespoke wedding cakes her main speciality. ‘It’s the most wonderful job in the world,’ she enthuses. Learning how to make a wedding cake stand out – and not be dwarfed by a massive marquee – taught White some lessons that overlap with the rules of Burlesque. ‘Performers have a rule that if you can’t see it from 30 metres, it’s not worth wearing, and that’s a bit like my cakes.’ So it’s glitter and feathers, with a naughty, tongue-in-cheek flavour and unmissable proportions. Inspired? Try making one for yourself.
Miss Cherry Shakewell Cake nspired by the Lady of the Cake, Cherry Shakewell, this cake (pictured, right) is gorgeous, crowned with glittering cherries. I have used vanilla buttercream and white chocolate cigarellos on the outside to conceal the deep dark chocolate and black cherries within.
I
• a 20-cm Chocolate Mud Cake (see recipe below) • 150 g black cherry preserve • 1 quantity
Chocolate Buttercream and 1 quantity Vanilla Buttercream (see recipe below) • about 80
white chocolate cigarellos • 400 g fresh cherries • hologram red edible glitter Equipment: • a large serrated knife • a large palette knife • a side scraper • red organza ribbon Serves up to 20 1. Begin by levelling off your 2 cakes. Cakes rarely come out of the oven perfectly level so you will need to remove the peaks. Take your two cakes, still in their cake pans, lay a serrated knife across the top of your cake pan and, using this as a guide, carefully cut away any cake that has risen above the pan. Remove your cakes from their pans. 2. Spread the cut side of one cake with black cherry preserve and the cut side of the other cake with the Chocolate Buttercream. Sandwich your cakes together so that the preserve and buttercream are in the centre. 3. Dollop a friendly helping of Vanilla Buttercream onto the top of your cake and, using a large palette knife, spread the buttercream over the top and sides of the cake. Tidy up the edges of your cake by holding the side scraper flush against your work surface and slightly into the buttercream on the side of your cake. Slowly, pull the scraper towards you and you should see the excess buttercream being removed as you work around the cake. You will need to stop and clean off the scraper every now and then to create a smooth finish. Use your scraper to scrape the top edges of the cake in towards the centre to achieve a clean top edge. 4. Line up your chocolate cigarellos around the edge of your cake, one by one, pressing each cigarello lightly into the buttercream to secure. When you have completely covered the outside of your cake, carefully tie a ribbon around the middle of the cake; this makes the cake look pretty and also helps to keep the cigarellos secure. 5. Rinse your cherries under cold water, then pat dry with paper towels. Whilst still on the towel, take a hearty pinch of the red edible glitter and sprinkle this onto your cherries. Once you are content that they are sufficiently glistening, arrange them atop your cake like precious jewels.

4. Beat the eggs, oil and buttermilk together in a jug before tipping this mixture into the dry ingredients and stirring it into a thick paste. 5. Pour the melted chocolate and butter mixture on top of this paste and fold everything together with a wooden spoon until you have one glossy mixture in the bowl. 6. Divide your cake mixture between two prepared cake pans and bake in the preheated oven for about 40 minutes or until a skewer comes out clean (or with only a few tiny crumbs attached to it). Allow the cakes to cool completely in their pans.
Buttercream ll buttercreams begin in the same way. I have added a few basic flavour variations to allow you to use your buttercream to complement your cake. I like to beat my buttercream for a good 5 minutes to really fuse the sugar and butter together so that the end result is light, smooth and deliciously creamy.
A
• 250 g unsalted butter, softened • choice of flavourings: for vanilla
buttercream add 2 teaspoons vanilla extract or the seeds from 1 vanilla bean; for chocolate buttercream add 50 g cocoa powder • 350 g icing sugar
Equipment: 2 x 20-cm sandwich tins, lined and greased
Makes sufficient buttercream for 1 large cake 1. Roughly carve up the butter and beat in a freestanding mixer for 3 minutes until creamy. You can also do this by hand or using a handheld electric mixer and a large mixing bowl, although you may find that this takes longer. 2. Add your desired flavouring and beat in. 3. Once your flavour is fully incorporated, add 250 g of the icing sugar and beat for 1 minute. Check the consistency of your buttercream – you are aiming for the thickness of thick whipped cream – if your buttercream is too runny, add the remaining icing sugar. You will then need to beat the buttercream for a further 5 minutes, until the sugar is completely incorporated.
Makes 1 large cake 1. Preheat your oven to 160ºC (325ºF) Gas 3. 2. Melt the chocolate and the butter in a small saucepan with the instant coffee granules and 160 ml water. Keep the temperature low and stir the mixture occasionally; turn off the heat when only a few small lumps of chocolate remain – these will melt in the heat of the mixture and turning the heat off early prevents burning. 3. Sift the flours, cocoa powder, bicarbonate of soda and sugar into a bowl and add the salt. Make a small well in the centre and set aside.

Chocolate Mud Cake learned this recipe many years ago from my first cake teacher. The mixture is more like a liquid batter that needs to be poured into your cake pans. Trust me, this mix rises beautifully and the cake keeps really well... if you can bear to keep it!

ONE KENSINGTON Catherine Hales visits the newest addition to Kensington’s gastronomic landscape
W
ith the current trend of gourmet fast food, it feels like an age since I reviewed a restaurant that didn’t pride itself on its triple cooked fries; One Kensington, therefore, comes as a refreshing change of pace. Housed in the Grade II-listed building opposite Kensington Gardens that was built as a bank and then became high-end Indian restaurant Zaika, One Kensington has been given a complete revamp by award winning company B3 designers. It's an awkward space to transform into an intimate dining experience, but B3 have managed to create something singular by not battling the building’s original identity; instead, the bankishness is incorporated into the design by keeping the mouldings and high vaulted ceilings. The dining area is dominated by a riot of peacock blue and shiny chrome, a nod to industrial design, which avoids coldness with the addition of wooden panelling. My only criticism of the interior as the night draws on is the persistent and pervasive brightness that succeeds in sapping the atmosphere somewhat.
My guest and I were greeted warmly and lead to one of the banquettes at the rear where we were given over into the care of our jovial server Fabio, who immediately ingratiated himself by suggesting a glass of champagne. Our initial perusal of the menu was cut short by the offer of a chance to taste several dishes of the chef’s particular recommendation, rather than the standard three course deal. This is not an option usually on offer and the chance to try as much of executive chef Massimiliano Blasone’s (formerly of Nikita Malibu and Apsleys at The Lanesborough) menu as possible was too much to resist. Six courses followed, each accompanied by a glass of wine recommended by the perennially smiley sommelier. My editor had previously warned of the dangers of tasting menus, which she maintains more often than not leave you drunk and hungry. Happily, at One Kensington, this was not the case, with well-proportioned servings that left us thoroughly sated. Standouts from the meal included foie gras, deliciously smooth and creamy and served with lightly toasted brioche, and which whet our appetites for more and the gnocchi with tomato
‘San Marzano’ and salty ricotta was melt-in-your-mouth, avoiding the heavy doughiness that often plagues gnocchi dishes. I eyed the beef tartare with some trepidation, having never been brave enough to order it before, but it was a revelation, completely delicious and made even better by the addition of Grana Padano. Seafood salad, on the other hand, was rather uninspiring but still perfectly good and the scallops were incredibly fresh. Each wine was chosen thoughtfully by the sommelier and Fabio provided helpful commentary on our food as it came and went, even convincing us to try the assiette of desserts despite initial protests a decision I did not regret after tasting the black forest, kirsch and cherry diplomat. Not a casual experience, there is more of a formal, city feel to One Kensington but with its offering of well thought-out, genuinely good food and the abundance of burger joints and American diners springing up all over, this is no bad thing. Crown Amersham T H E R E S TAU R A N T
Abevy of charming, timber-clad pubs line Amersham’s pictureperfect High Street, though The Crown, (as its name suggests) sits head and shoulders above the competition . The thoroughfare is an architectural historian’s dream, spanning five centuries and everything from Elizabethan inns and Georgian mansions to cute Victorian cottages. Most of the buildings have been sympathetically turned to new purposes as dinky delis and inviting boutiques; it’s a contemporary Cranford, but in the best possible taste.
The restaurant is elegant enough for an evening out (as well as another lesson in interiors, thanks to its rustic industrial touches). The bar, too, is equally welcoming, with tasteful throws littering the timber benches. Moreover, the food is worth the trip alone: locally sourced ingredients from hand-picked suppliers are the key to the pub’s winning take on hearty, British classics. No stodge and nothing boring here: just the kind of grub to make rainy nights indoors feel like a blessing rather than a curse. The desserts are a real highlight – the peanut butter ice-cream is the stuff room-service heaven is made of.
THE ROOMS THE HOTEL The Crown is an olde worlde Elizabethan coaching inn that’s been tastefully rejigged to suit the mores of the modern guest. The hotel appeared in the film Four Weddings and a Funeral, and it’s clear why: a homely, antiquarian aesthetic is applied throughout, with the understated furnishings and old tones conjuring the kind of warmth set designers kill for. Despite the authenticity of the place, a make-over by interior designer Ilse Crawford (she of Soho House fame) has brought the hotel sharply up-todate without losing any of its charm.
Crawford’s design scheme tends toward the minimal, which means rooms which exemplify the building’s working roots. Clean lines and crisp linens are punctuated by the bright red of Roberts radios, while more traditional, spartan touches come in the form of sheepskin rugs and Jakobs wool blankets. Rooms vary in size, with larger ones in the main inn and family suites with four-poster beds facing the outer courtyard. These all come with rainforest showers and (luxuriously, if you like a wallow) a roll-top bath in the bedroom. The beautifully fragrant smellies are by The White Company. Rooms in the main inn start at £129 and include breakfast. 16 High Street, Amersham, HP7 0DH;

CROSSROADS
Helen Baron on the many faces of Turkey’s most exciting city
T
he travel writers of old generally came to Istanbul (or Constantinople, as it was formerly known) by sea, and began their accounts with rapturous descriptions of the view of the city from the water. Alas, the modern traveller is much more likely to arrive by air, and though the Sabiha Gokcen International Airport is by no means the worst in the world, the subsequent journey into town is a dispiriting one: miles of concrete sidings and choked motorway await. If you arrive, as my partner and I did, under an evening sky as heavy and dark as smoke, the effect can be forbidding. The key is not to allow yourself to feel too underwhelmed too quickly, for while Istanbul may not always prove easy (aesthetically or otherwise), it nonetheless turns
out to be a singular city, a place of incredible scale and unexpected collisions that leaves a lasting impression few other destinations can match. To stay here even for a few days is to have expectations bulldozed and fascinating new insights installed in their place. The first clue that Istanbul isn’t all cement and dreary shop signs comes as our car (a luxurious, chauffeurdriven Merc provided by our hotel) crawls off the crowded highway and into the northern fringe of Beyoglu. This section of the city lies on Istanbul’s European shore, divided from its Asian counterpart by the dark waters of the Bosphorus. General opinion holds that Beyoglu is the forward-thinking, cosmopolitan heart of the modern city, and it’s here that we’re staying, at the Marti Hotel, a dazzling high-rise set moments away from the famous Taksim Square. Hotels

of such size can sometimes lack charm, but the Marti’s dimensions serve an important purpose: it’s only from our corner suite on the ninth floor that we get a real measure of the scale of the city outside. The arid motorway is forgotten as we look out over a sprawl of glittering lights and jumbled buildings, the chaotic skyline parting here and there to reveal a moonlit minaret. The itch to explore sets in, but it’s late, so we decide to test the room service menu before venturing into the metropolis tomorrow. It’s a wise move: the food is fantastic, combining classic hotel comfort grub with fresh, flavoursome Turkish ingredients, and the vast bed and hammam shower are just what’s needed to refresh our traveldepleted complexions. Several hours of blissful beauty sleep later, and after a hearty buffet breakfast in the hotel’s elegant restaurant, we’re crossing the flagstones of Taksim Square en route to Beyoglu’s southern quarter, Galata. The city is bright and alive around us, and I’m struck with the notion that this is how London must seem to many foreign visitors – a huge, working city that welcomes tourists but is (refreshingly) too busy to pander to them. On every corner and in every backstreet, sitting at cafe tables, congregating at flower stalls, haggling over the price of electronics and groceries and sports shoes and spices, are the people of Istanbul, an indescribably various and vital bunch. We weave a path through and among them unnoticed,
THIS IS A CULTURAL, ECONOMIC AND GEOGRAPHICAL HUB THAT IS STILL, AFTER THOUSANDS OF YEARS, IN THE PROCESS OF BUILDING AND REBUILDING ITSELF
if not unseen. To be clear: it’s not that this is an unfriendly city – the service is routinely charming and attentive at every coffee house, cocktail bar, shop and restaurant we visit (as well as at our fivestar base camp, of course). But this is a cultural, economic and geographical hub that is still, after thousands of years, in the process of building and rebuilding itself, constantly revising itself upwards and outwards. There is an energy and industry here that seems to outstrip anything witnessed further west – and while tourism plays an important part in this process, this is no Paris or Rome, where every aspect of life in the city centre seems to cater to travellers and their wallets. Istanbul offers something more real and raw and unvarnished: a kind of unsentimental honesty, perhaps, that is seriously refreshing. Exploring on foot is the way to go. Many of the modern guidebooks suggest that the best way to see the city is by taxi, thanks to cheap fares and the sometimes punishing steepness of the hills on which the streets have long been laid. But alongside and perhaps even above the famous tourist landmarks, the best of Istanbul seems to crop up on forgotten side-streets and around unassuming corners. Our several rambles down through Beyoglu to

THE BEST OF ISTANBUL SEEMS TO CROP UP ON FORGOTTEN SIDE-STREETS AND AROUND UNASSUMING CORNERS
Galata reveal warrens of streets where antiquated workshops and modern, independent boutiques sit side by side, and where ancient, ivyclad towers stand crumbling above graffiti murals. By night, Galata is a buzzing hub for the city’s young and interesting, with bars and hotels like Litera (Yeniçarşi Caddesi - an avenue of foodie winners) and Büyük Londra (Mesrutiyet Caddesi) providing good food, great cocktails and a lively atmosphere. There are enticing restaurants in abundance on the side-streets surrounding the main shopping thoroughfare,İstiklâl Caddesi,
which even on a Tuesday evening was filled with friendly revellers. Further south lies the Golden Horn, another marine inlet, this one separating Galata from Sultanahmet, Istanbul’s famous Old Town. Cross the utilitarian immensity of the Galata Bridge, passing the hundreds of anglers lining its rails, and you find yourself in the shadow of the New Mosque. It’s one of the grandest of the nearly 3,000 that pepper the city, but it’s not the best of the bunch. Venture further into the winding streets of Sultanahmet, through the world-famous Spice Market with its array of colourful
wares; through the Grand Bazaar, home of Turkish products of every description, from art and jewellery to linens and carpets (not all of them impressive by any means), and eventually you’ll emerge at the city’s southernmost tip, where sit the Hagia Sophia (a former Greek Orthodox church and Muslim mosque, now a museum) and the Blue Mosque (a working 17th century mosque) like two stately grand-dames. The splendour of their assembled towers and gardens is difficult to describe – and the queues to enter can be off-putting – but even just wandering around the grounds reminds you of the impact such sights must have had on the travellers of yesteryear, unable to have imagined them beyond the odd painting or illustration in a book. It’s in Sultanahmet that the majesty of Istanbul’s long and colourful history is most keenly felt, not least in the Basilica Cistern, a vast underground chamber built by the Emperor Justinian in the 6th century and still standing today. A walk around its echoing, watery vaults is a must; it’s just a shame they’ve put a cafe at one end of it. Then again, perhaps Istanbul is better for such incongruities. While the city certainly contains a great many wonders (many on a breathtaking scale), the demanding business of everyday survival seems to prevent their dominating the life of the city overmuch. They are instead part of a much larger and more various living picture – one it’s essential you see for yourself.

n a failed attempt not to follow the predictable family route of heading into a career in property and in an effort to beat my own path, my fi rst job was a very brief fl irtation with fund management. However, this only served to confi rm my suspicions that I was not very good at being stuck behind a desk all day with only the slightest possible glimpse of daylight, where long lunches were a necessary function, yet the chances of meeting anyone outside the company was virtually nonexistent. The old clichés of estate agency proved too difficult to resist and on joining Strutt & Parker in January 1998, I soon discovered the tangible benefits gained from working in an industry where no two days are the same, where one is in constant contact with the ‘outside world’, where time spent behind a desk is kept to an absolute minimum, and where it is essential to meet new people every single day. Having initially worked in the country house department, the bright lights of central London drew me in and I soon craved the buzz of the London market and the thrill of working in a fast paced, exciting environment. The press continually reports on London as a place that is attracting huge levels of overseas investment, and it’s true that we do see a kaleidoscope of nationalities making offers to purchase, but Notting Hill is also a wonderful part of London which many domestic buyers continue to call home. It can be very easy to take for granted the fact that we are incredibly fortunate to operate in such a thriving market and not a depressed rural suburb. I have always been passionate about my job, the challenge which each transaction brings with it and the immense satisfaction at being thanked at the end of the process. There is nothing more rewarding than
a contented, impressed client or a purchaser who confesses, (usually through gritted teeth), that they assumed all estate agents were scoundrels and that they weren’t expecting to be shown such respect. In such a cynical world, it remains utterly satisfying when someone says thank you! Back in 1998, we were taught to look after clients in the manner which we would expect to be looked after, and that remains our yardstick today. However, whilst I continue to enjoy working where I do, operating in a geographical area which covers Notting Hill, Bayswater, Holland Park and part of North Kensington, the popularity of London seems to grow at an inexorable rate. Prime Central London appears to be expanding under our noses as demand remains very strong. I have friends who are bloodied by the competition trying to buy property in places such as Battersea, Clapham and Chiswick. We have seen Russian and Japanese investors buying houses in Fulham, which would have seemed extraordinary five to ten years ago. London just seems to keep on growing. It now has a population density of 12,331 people per square mile, more than Los Angeles, Frankfurt or Paris. It is Europe’s largest city, occupying over 620 square miles. I am greatly relieved that I found myself working as an estate agent in London. It is an ever-evolving business and, despite the constant competition from some very able local agents, I am passionate about my job and secretly thrilled that fund management wasn’t the career for me.

You may know us from walking your dog, local charity events or simply recognise a familiar face. Because many of our agents live where they work, they really understand what matters to buyers and sellers there. And because people know us, time and again we are able to sell and let properties more quickly and at a better price than anyone else.

ABSOLUTELY Property
Ask
the sales Experts Our panel of professionals give you the edge in the property market
1. Should I redecorate pre sale?
O
bviously this very much depends on the current condition, as to whether it really requires decorating. The most common question relating to this question is “Will I achieve a higher price or will I just enhance the saleability?” A good agent can advise there and then on the spot. It can also be yes to both! But generally a “freshen up” is always advisable in most cases unless it has been recently refurbished, then there is no need. In the extreme case of the property being totally ‘unmodernised’, just leave as is, as any minor works would never benefit the vendor as the purchaser will start over from the beginning.
2. Why hasn’t my property sold?
T
here are three answers to this question: either the price is too high, or you have the wrong agent, or both! It is an incredibly active sales market currently and motivated buyers, both domestic and international, are out in force. There is so much information about property values available today and most buyers looking in this area are incredibly well-researched, so make sure your property is correctly priced and those buyers will soon start performing for you.

ASK THE SALES EXPERT.indd 124
3. Where should I invest?
I
t is always a safe bet to invest in a prime location like Notting Hill as the appeal is guaranteed across a broad section of the market, including international buyers. It is also good to consider buying into areas where you can see re-generation taking place and where prices have had recent upturns at a sharper incline than most. Signs to look for are certain shops, cafes and restaurants popping up to cater for the increasing demand for these establishments in the area. Spend time in these locations to understand the demographic to decide whether this is a location that works for you.
4. How do Open House viewings work?
5. What common mistakes do sellers make?
S
ellers are not often prone to mistakes - for the most part they look to their estate agent for advice and guidance during the sale process. However, one common theme is that sellers are often too eager to take their properties to market before they are ready. If a seller has recently carried out works to their property prior to sale then the flat should be completely finished, tidy and clean before the first buyer steps over the threshold. First impressions are everything when selling a property but often the clamour from estate agents to get their ‘best buyers’ in can spoil what should be a proper and straightforward process of taking a flat to the market.
T
hey work for some agents but not for all. The idea is to gather everyone in at a set time, present the property at its best in the hope to drive volume to create competitive bidding. In my opinion, it is often done to impress the vendor, or perhaps when access to show the house is difficult. I think the best way to get a fantastic price is to let market forces dictate. Sometimes the best buyer can only come at 8pm on a Tuesday night or early on a Sunday morning.

for Landlords What is the tenancy deposit scheme?
T
he tenancy deposit scheme is a reassurance for tenants and landlords alike. All tenants are required to provide a security deposit, which is usually between four and six weeks. In the past there had been many difficulties (mostly when damage had been done to a property during a tenancy) regarding reclaiming costs fairly. As part of the Housing Act 2004 the government introduced the policy that properties let under an Assured Shorthold Tenancy agreement must have the deposit registered, this took effect from April 2007. The registration includes the tenant and landlord details, amount of deposit and tenancy dates. It is important that an inventory has been made and that a check in and check out is completed with the tenancy, in the event that a claim is proposed by a landlord at the end of a tenancy, without professional, written evidence, including photos, it can be very difficult to support any claim as the responsibility of a tenant and thus to reclaim any costs for damages, cleaning or unpaid bills during a tenancy.

Vendor Advice I’ve had a few valuations, but the prices vary significantly. How do I know which is the best to choose?
P
rice is significant when deciding which agent to choose, but how they justify why they arrived at this price is more important, as is how they believe they will achieve it for you and at what cost. Most agents believe vendors appoint on price, so the higher the price they quote the more chance they have of winning your business. Price alone should not be the reason you choose your agent. As long as you instruct an agent who will not bully you into accepting the first offer or advise you to take your property off the market as soon as one has been agreed, your home will find its true value. Interview them on what else they have sold in the local area, their property market predictions; ask what they know about the local schools, how well they are integrated in the community and how long they have worked in the area. You want to work with an agent who makes the market, not one that follows it.

any of London’s neighbourhoods claim to have a ‘villagey’ atmosphere, but few can compete with the genuine community feel of this picturesque corner of W11 and W14. The reason Holland Park remains one of the capital’s most popular locations is no secret to those who have wandered through its pretty, leafy streets. Clarendon Works, W11 charm has attracted a varied cross section of residents from all corners of the globe. The spring property market has been dominated by the sale of smaller one- and twobedroom flats in Holland Park. However, across the board, a scarcity of stock, coupled with high numbers of new buyers registering, has led to many properties selling via sealed bids and in turn, a sharp increase in prices. Indeed, our own price index shows a 16.3% rise in Holland Park when comparing average house prices in the first quarter of this year, with the same period a year earlier.

Ask
the lettings Experts Our panel of professionals give you the edge in the property market
1. Short or Long Term Tenants?
3. Best to Buy to let Investments?
hort lets are ideal for those who want flexibility; you can let for up to six months and dictate when you use the property yourself. On the flip side, they don’t provide guaranteed income, so although the rental levels are higher than long lets, you may be left with more void periods and a less reliable income over the year. Both are good options and it really just depends on the owner’s circumstances as to which type of let works best.
maller units remain in the highest demand and usually let quickly, mainly to young professionals and couples. But unusually we’re now seeing increasing numbers of professional sharers, so three bed properties are also in demand, but they must have at least two if not ideally 3 bathrooms. The popularity of new developments such as 375 Kensington High Street and Portobello Square is soaring. Tenants love the high spec and amenities while for landlords, they’re a secure, easy to maintain option. You can’t overestimate the importance of good transport links - a rental property should ideally be within a 10 minute walk of a tube station. So there is no simple answer to the ‘best’ buy to let, most important is to do your homework and ensure you use conservative figures so you have sufficient cover if anything goes wrong or interest rates go up.
S
2. Rental yields vs. Capital Gain?
T
he honest answer is that under current market conditions any investment landlord has to combine the two and look at the whole picture. Rental yields are historically low at the moment and potential capital growth spectacularly high, so add the two together and the real picture should emerge.

4. Furnished vs. Unfurnished
L
ike an experienced yoga teacher, in an ideal world landlords would be flexible when it comes to the question of furnished or unfurnished. Having said that,
this is not always possible and also applies more in certain cases than in others. With bigger properties, it is generally accepted that houses will be unfurnished as families tend to move with their own belongings. It is at the smaller end of the market with one and two bedroom flats or shared student properties where a degree of looking at the bigger picture could help a landlord to secure better tenants for a longer tenancy. As a rule of thumb, we advise people who have an empty property not to buy furniture unless a strong offer comes that is dependent on having some, as this keeps the flat open to both the furnished and unfurnished market. If you do have furniture, make sure it is in good condition; the government allows you a wear and tear allowance of 10% of net rent for furnished properties, so there is no need to keep cat clawed sofas and old sunken mattresses.
5. Should I use a Property Management Agent?
T
o avoid a midnight phone call followed by a frantic search for emergency plumbers - especially if you live abroad. And often it helps to rent a property more quickly if tenants know it is managed.

ndependent estate agents Mountgrange Heritage have announced a ground breaking new fee structure aimed at those planning to sell their property this year. If people in general feel that we agents are not providing good value when it comes to selling their property, why not turn things on their head and let people decide what they want to pay once their property has sold? That’s exactly what we’ve done at Mountgrange Heritage. We let our vendors decide what percentage of the property price they want to pay us once we’ve successfully sold their property. That way they can evaluate our service and our results and reward us accordingly. Since launching this at the end of 2013, we have had an extremely positive response, with all but one of our new vendors opting for this flexible structure. You could say that we’re asking vendors to value our service in more ways than one.

he market remains strong and as spring comes into full bloom buyers are out in force. Th is is especially true of the flat market and those looking for buy to let investments for their children need to get involved now as prices are forecast to hold even as supply increases. Communication is vital; stay in touch as not all of the properties we have make it onto the open market. On the vendor’s side, it is all about paperwork. If you have had building work done, make sure you have both your building regs signed off AND your completion certificate – you will often need to ask for the latter. If you own a leasehold property, make sure you have last year’s accounts and have checked the length of your lease as it may need extending before your property comes to market. Lack of preparation causes unnecessary delays, heightened blood pressure and in some cases can put your sale at risk; a situation no-one wants to fi nd themselves in.

How do you translate that into giving the best customer service? We pride ourselves on maintaining consistent high levels of service with clear lines of communication and transparency. Th is is a people business and our objective is to help make the buying and selling experience as smooth as possible, with a positive and professional approach. What properties are you most excited about having on your books? An impressive 5 bedroom house on Portland Road W11 which offers elegant period charm, spacious accommodation and a pretty rear garden on at £6,500,000. I expect that this fantastic property will gather strong interest very quickly as houses like this do not come along very often. What do you predict for the property market for 2014/5? The first quarter of 2014 has been incredibly busy with the shortage of stock continuing to drive the competition for individual properties up. I predict that this will continue throughout the year as the supply can never fully cater for the demand in Notting Hill. Best and final bids have become common place with many properties selling for record prices due to such strong competition.

ince I became manager of Abacus Estates’ Kensal Rise and West Hampstead branches in 2012, I’ve experienced the market going from strength-to-strength. The fi rst quarter of 2014 has been particularly strong, with our own sales income up 332% from the same period last year. With many buyers priced out of Notting Hill and Maida Vale, people are flocking to Kensal Rise in droves; families are snapping up the area’s more affordable period properties, enjoying the area’s good schools and proximity to Queen’s Park. Young professionals are lured by the increasing number of trendy boutiques and bars. And – although the area has long been considered “up-and-coming” – investors are transforming any remaining tired terraces into attractive urban living spaces for eager fi rst-time buyers. We’ve seen an influx of new buyers registrations this month as a result of the area’s growing popularity. To help us meet this demand with supply, we’re offering new sellers a discounted sales rate of 1% for 3 months only. Just give us a call and quote this article.

e’ve had a phenomenal fi rst quarter in 2014, with high tenant demand driven primarily by young professionals and couples looking for two bed properties. This exceptionally high number of applicants means properties
are letting very quickly and this in turn is leading to a shortage of some types of property, especially two bed period conversions. The roads leading off Hereford Road are in particularly high demand at the moment. The area’s most prestigious new development, Portobello Square, continues to attract tenants in droves. We have no stock available here at the moment and before the end of March we had already let all our available units in the next phase which launches in July. Current asking rentals are £400-£425pw for a one bed and £550-£575pw for a two bed apartment. With properties being snapped up so far in advance, we are actively looking for new instructions to keep pace with demand.
