EDITOR’S letter

often wonder if I could live in another city. Berlin or New York, or maybe even Paris? I’m always quick to claim that I would move at the drop of a hat, but it set me wondering if I actually could. I’d miss family and friends, but with Skype, whatsapp and rapid transport links between most cities, the concept of missing someone seems less of a concern, particularly when you’re continually sending selfies to one another on your morning commute. Really, the more I began to think about it the more I realised that London, the city itself, is what I’d really miss. The continual flow of restaurant openings, acclaimed theatre and the possibility of going to a drag pool party on a Sunday night completely by accident makes London, for me, the best city in the world, and I don’t think I could give it up for anything. Feeling particularly patriotic, this month’s issue highlights just how great London is. First off we manage

to sit down with Tom Hardy in the wake of his recent film release, Legend, which tells the story of East London gangsters the Krays, on page 14. We also have our usual round up of the best local happenings from page 10 onwards. ot a man of half measures, Tom Hardy is already gathering Oscar nominee buzz for his duel part as identical twins Reginald and Ronald Kray in Legend, this autumn’s crime thriller directed by Brian Helgeland. Following in the tradition of Hardy’s other best work, Lawless, The Dark Knight Rises, and Mad Max: Fury Road, Legend delves deep into the psyche of the alpha male - or in this case, males. The film follows the gangster brothers Ronnie and Reggie Kray as they monopolise the underworld of organised crime in a turbulent 50s and 60s London. Perhaps the original EastEnders, the Kray brothers roamed the Whitechapel streets with their gang, The Firm, which

People shouldn’t CONFUSE ME with my CHARACTERS or who I was in THE PAST was infamously linked to murders, missing people, armed robberies, arson and countless more illegal activities. Yet while the identical twins inspired fear in most, they were also popular cult figures, mixing with politicians and entertainers including Frank Sinatra and Judy Garland; at once menacing and charming, by all accounts they were the most notorious nightclub owners around. Legend sees Hardy grapple with the task of portraying two identical but very

individual characters on screen, but his performance is complemented by more than just a generic film set. 1960s London is a star in its own right. Both Hardy and his real-life muses are London through and through: the actor still lives in the capital with his wife, Charlotte Riley who he first met on the set of Wuthering Heights. Hardy grew up in East Sheen and the actor’s high-paying roles have seen him buy property there too. While his work may take him far and wide - Mad Max: Fury Road required filming scenes in Australia and the Namibian desert, for instance - Hardy acknowledges that, just like the Krays, London is his ultimate stomping ground. He may have a place in Provence to which to whisk away his family, but the movie star still chooses London for an ultimate weekender, frequently saying “there’s so much to see

Funnily enough, turn the clock back to the 60s and you’d likely find the Kray twins treading a similar beat – although that is where the similarities between Hardy and his on-screen alter egos end. His occasionally chequered past is nothing compared to that of the gangster twins. The actor has previously opened up about his cocaine addiction, calling himself “a shameful suburban statistic.” At just 11, young Hardy was introduced to sniffing glue, and by 13, the middle class schoolboy was familiar with the police. He was expelled from his Surrey boarding school for stealing, before sliding into an alcohol and substance abuse, subsequently getting arrested for joyriding in a Mercedes with a gun. It was after waking in a pool of blood and vomit on Old Compton Street 12 years ago that Hardy vowed to turn his life around for the better. Happily, after a stint in rehab, he’s been clean ever since. Studying method acting at Drama Centre London helped Hardy find his way onto the screen via TV dramas and he’s been on a steady career trajectory ever since. Since becoming a star in his 20s, the unabashed Hardy hasn’t gone to great lengths to hide his past - either criminal or cringeworthy. Footage from a modelling contest he entered and won for Channel 4’s The Big Breakfast aged 19 has circled the web, while photos from his teenage MySpace account – something most adults would be loathe to revisit – recently went viral too. Not that Hardy cares. “I’ve got no shame about my MySpace

YOU'VE GOT to be an ABSOLUTE NUTCASE TO pursue a career IN ACTING photos, especially the one of me in my underpants, which is a glorious photo of a man in his natural habitat,” Hardy told Sky News, referencing what he himself calls his ‘tighty-whitey budgie smugglers’. “In America, they say, ‘You should be ashamed of this,’ but I’m actually not remotely ashamed.” He’s an actor who seems to ooze confidence, and being self-assured has proven to be a huge advantage in the fraught game of Hollywood power plays. “I’m an addict,” he explains, “which means if you tell me I can’t do something I’ll do it. If I tell myself I want to do something, however hard or gruelling it might be, I’ll do it. Even if it terrifies

me. You’ve got to be an absolute f**king nutcase to pursue a career in acting. Either that or you need to really believe in what you’re doing. Everyone who said I’d never make it made me believe in myself even more. It made we want it badly.” The famously muscular actor is well aware of his reputation as Hollywood’s ‘bad boy done good’ - but it’s not exactly something he’s proud of. “I’m not really looking for those kinds of roles but obviously directors see that I’m capable of playing those characters,” Hardy admits. “For a while I played at being pretty rough and tough when I was younger but I’m not like that anymore. Fear and anger are still a part of who I am but I live very calmly. I’m a father, I’m married, it’s all pretty f**ing normal for me!” Outside of his work, Hardy is adamant the most important thing to him right now is his family. “Being a father to Louis has given me the kind of purpose that makes you think more carefully about how you live your life. I made a lot of mistakes and I put my mum and dad through a lot because they were so worried for me,” he remembers. “I take great pride in being a father and making sure I’m there for him and help him as he makes his way in the world.” His wife Charlotte also revealed that she is pregnant with the couple’s first child at the recent Legend premiere. With his perspective on life firmly in place, Hardy isn’t one to glamorise his hellraising days. “I ended up in a lot of trouble ... I made a lot of mistakes in my life. I’m very lucky to be alive” - but the now clean living actor could not pass up the chance to take on the decadent Krays. “This was the biggest challenge I’ve ever faced as an actor,” he says. “It’s normally hard to play one character, but having to play two characters in the same film and build the relationship between them is about as hard as anything you could imagine.” So while Hardy and the Kray brothers share a shed load of ambition, a love for London and the philosophy that family comes first, happily, that’s where the connection ends. Of his newfound Hollywood status, Hardy says: “I just go and do my job with whatever skills I have and not mess around. I take my work seriously and I’m very lucky to be an actor who is working regularly when so few actors even get to make a living doing this.” u

Yet East London’s Moniker Art Fair does not shy away from such an undertaking, with its contemporary art showcase filled with pieces that question the norm. For 2015, this progressive event will be the world’s first international art fair to accept Bitcoin payments, selling works from influential artists Banksy, Peter Blake, Nick Walker and Ben Eine in addition to those from 20 UK and international galleries. Included in this esteemed list is the Bristol-based Smithson Gallery. We sat down with its most recent exhibitor, Jono Boyle, to talk cultural debris, uncovering life truths and rebellion through collage.

paints. Adam Koukoudakis was top of my wish list for artists to work with and thankfully he said yes. SK: Can you tell us a little about it? JB: We both worked on, or from 'cultural debris;' stuff that either personally or culturally was important but has been discarded as time and fashion moved on. The results are quite different, with some obvious references and some personal ones that are a little more buried.

SK: Is it accurate to say your work always seems to be playful, but with a consistent theme of subversion underlying it? JB: The subversion thing is quite interesting, I can see it's definitely there, but I honestly don't know where it comes from. I think I have always been quite political and I definitely have a healthy disrespect for my 'betters'. I guess this comes through in my work, though I try very hard not to be 'preachy.' Most of my work – or certainly, recent work – is about hinting there are 'other

ways;' that the viewer can make their own mind up about how they live, what they hold to be true, etc. SK: Why do you choose pop art and vintage prints to communicate your artistic message? JB: I am drawn to popular culture as I think it's a huge part of our lives, certainly way more than high art is. As an artist I am trying to get at some sort of truths about the world, and I think by looking into something that is such a part of our lives, yet so readily discarded, it's a great tool to do this. SK: Your works hang in museums worldwide. How do you like being back in the UK to exhibit at Moniker Art Fair? JB: It is brilliant to be exhibiting at Moniker again, particularly following on from the Cultural Debris show. Moniker is a great art fair, very vibrant, and it always features work that is amazing. I am really looking forward to showing new work, it's all quite colourful and very playful, with lots of text and some new cultural references. STEPHANIE KING: Cultural Debris is the name of your latest exhibition – how did it come about? JONO BOYLE: Anna (of Smithson Gallery) asked if I would like to do a solo show. I said I'd love to, but I really wanted to do a two man show. I really like the dynamic this provides and I wanted to do lots of smaller collages [see above], so I knew they'd work well with another artist who primarily

As she leans forward to offer me one of her Nutty Butter & Seed Cookies, it was perhaps, a daring choice. Then again that’s Mackintosh. Brave enough to try things she’s never done before, the savvy businesswoman has just released her first book, MADE, which is a lifestyle guide-cum-style bible featuring tips from industry experts; “people who make you look and feel good.” But what it really is, is further affirmation of Mackintosh’s status as a fashion, fitness and food guru. With her website and one million Instagram followers giving GOOP – and the woman behind it – a run for its money, the entrepreneur continues to prove she’s so much more than a former reality TV star. Where to now for Mackintosh? “I’d love to expand [the label], add shoes at some point; I’d love to do bags and hats... I’m potentially working on an exclusive line with other brands I work with, it’s really, really exciting.” While in the past Mackintosh has had to defend her career success, there’s no denying that now, she’s MADE it. ◆

Opened by established hair stylist Tim Pateman and photographer Leo Cackett, the building has dual functionality, with a salon sitting upstairs and a working gallery in the basement. Due to their collaboration with interior architect Rich Ryan, the space is a mix of polished metals, untreated woods and on trend copper pipes and exposed brickwork. There are also illustrations penned by artist Will Broom all over the walls. Every detail has been thought of: from top-quality hair-

I visited the salon with the intention of getting rid of my summer ombre for autumn and so booked a slot with technician Luke and stylist Sam. Full of sound advice, Luke mixed me a shade of warm mahogany to work with my pale complexion, while Sam shaped my hair to complement my oval face. Friendly, efficient and, above all, talented, the staff at The Lion and the Fox make sure you leave the salon properly pampered and happy. ◆

we ordered our small plates. Out flew two portions of char siu buns, spinach balls with prawns and cuttlefish, prawn and beancurd cheung fun (a type of steamed rice noodle cannelloni) and venison puffs. Each dish was as beautiful as expected, and while we savoured the buttery venison puff and mused over the incredible char siu buns, it was actually the prawn and bean curd cheung fun that grabbed our attention. The combination of delicate rice noodle, crispy beancurd and prawn was sublime. To follow we tucked into a quarter peking duck; crispy, succulent strands of bird with a sweet plum sauce, and a portion of the spicy aubergine, sato bean, okra and french bean bowl. Excellent. Yau, you’ve got it right, again. u

travelled to Skiathos in Greece for the first time when I was 18. It was on this holiday that I fell in love with Greek food. I remember my first experience of eating a gyros (a kebab type thing), which we ate on a beach overlooking the Aegean. It was a thing of beauty: chunks of tender, earthy lamb, coated in tzatziki and encased in a pillowy pita. Simple, but brilliant. I have since struggled to find Grecian food quite like it in the capital, until now. Admittedly, I’ve not explored Greek areas of London, like Palmer’s Green, where I’m sure the food is on point. But Zone 1’s Greek showing has long been poor. The Hungry Donkey in Shoreditch opened last month. The man behind it, Markos Tsimikalis, wanted to bring authentic Grecian fare, like mousakka and spanakopita, to central London. The signature dish is souvlaki; choose from Robata grilled pork, chicken, lamb or vegetables. Other classics include courgette fritters and tiropita. The flavour combinations in each dish are finely tuned, with citrus and oregano notes keeping things fresh in much of the food. All of the wines and beers are sourced from Greece as a way of both promoting the great produce from the country, and supporting independent producers during a pretty harsh economic climate. While Greek food may be having a moment, it is restaurants like this that will keep Greek food on London’s culinary map for years to come. u

utside the realms of China Town, my preferred Chinese restaurant has long been Yauatcha in Soho. I actually challenge you to find better char siu buns than the ones the serve here: fluffy, sweet, porcine bites of pure heaven. Sigh. So, when I heard that renowned restaurateur Alan Yau had taken his Soho eatery to Broadway Circle in the City, I had to go. First off, the new restaurant is nicer than the Soho branch. I remember my first visit to Broadwick Street and the embarrasment of struggling to fit my 34-inch legs under the very low tables. Well, here in the city, the tables have leg room. The food sings from the same hymn sheet as its central London equivalent, serving everything from steamed dim sum to peking duck. To start, after a glass of Taittinger,

I

’ve only been to the Caribbean twice in my life. The first time was when I was 12; my family decided to hop aboard my dad’s Boeing 747 (he was a long-standing pilot for British Airways) and fly to Barbados for a week in the sun, while the second happened more than 15 years later. There was something really magical about my first experience of the Caribbean. Perhaps it was my parents' mutual adoration for this small mound of paradise in the Lesser Antilles (they spent many summers here, including their honeymoon, prior to the arrival of me and my brother) or that it was my first experience of the Caribbean. Or perhaps it was just how perfect it all was. Crystal azure seas, barbecued jumbo prawns, me with braided hair closed with multicoloured beads, body boarding, sitting up front in the cockpit as my dad brought the plane into land – every last bit of the holiday was a dream. Which is possibly why I’ve not been back, for fear of spoiling my memory of it. Until now. The invitation landed in my inbox towards the end of last year: a five-day trip to Virgin Gorda, a small isle in the British Virgin Islands. Richard Branson has a couple of islands in this neck of the woods (Necker and Moskito), Google’s Larry Page owns a neighbouring island, while Morgan Freeman has a home on Virgin Gorda, which only furthered my desire to go. I was in. The trip would take us to the ‘ultimate Caribbean retreat’ otherwise known as Valley Trunk, a private estate on Virgin Gorda, the third largest island in the BVIs. Virgin Gorda was discovered by Christopher Columbus on his famous voyage to the Americas. He spotted the undulating isle from afar and, after likening it to a pregnant woman reclining on her side, christened it Virgin Gorda, which when translated means 'the fat virgin'. Charming. The island itself is verdant, lush and

Some of the main tourist attractions − aside from the white sand beaches, turquoise waters and warm weather − are the prehistoric granite boulders, evidence of the island’s volcanic origin, that scatter the coastline and form bathing grottoes that fill with warm water from the sea. Valley Trunk, a 19-acre coastal estate owned by the prominent Wildenstein family, has been private since the 1980s, but since opening last year has become a key destination for those with enough spare cash to holiday in this part of the Caribbean. The Wildenstein family, who made their hefty fortune in art and horseracing, decided that while they would still use the home on occasion, they needed to keep it alive and working and so opened it up to the public. This might usually imply financial woes, but instead the rental income goes straight back into the family’s black rhino conservation farm, Ol Jogi, in Kenya. The gardens are a thing of beauty: paths are lined with palm trees and vivid borders hold explosions of hot pink and fuchsia bougainvillea. The lagoon-shaped pool is retro, but works in its environment, while the interior decor is smart 70s – though nice and clean, it could have done with a slight update. That said, there is something about the bamboo furniture, pink-and-green bathrooms and mirrored walls that works. Away from the bedrooms (of which there are eight) a couple of essential updates have taken place, the best being the newly added screening room with an HD projector and a library of films. Although exploring the 19 acres of gardens and beach is not too much of an ask to do by foot (there’s a nice jungle walk down to the beach) the resort actually has a troop of golf buggies for you to race around

CONSERVATION FARM IN KENYA the estate in. A short drive down to the beach brings you to the Bali House, which is set back from the beach and raised up on bamboo stilts. The Bali House offers great vistas out over your very own private beach, perfect for a lunch to escape the midday sun or a late night dinner before strolling on to the beach for a bonfire. There are a couple of treatment rooms below deck, but I’d recommend being super lazy and ordering a massage (or some other treatment) to enjoy in the comfort of your own room. The beach is probably one of the highlights of the estate; a long stretch of pure white sand hemmed by crystal clear Caribbean-cum-North Atlantic sea. The Valley Trunk Bay is perfect: Jurassic Park

style boulders are perched along the coast, which remains shallow until there’s a sudden dip in the seabed. I could have swapped between sun lounger and shallow bathing for the full five days, but activities were a must, and so came an afternoon of paddle-boarding, canoeing and snorkeling, enhanced by a few bottles of Carib beer. We were reluctantly torn away from our lazy beach days for a full-day excursion out on a boat. The boat wasn’t anything too snazzy, but comfortable nevertheless, and had a nice nostalgic feel in keeping with the rest of our stay. While my travel companions were more than happy to sunbathe on the bow, catch glimpses of Branson’s islands and jump into the cerulean sea, for me the offer of scuba diving was too good to pass up, particularly as I’ve never done it before. I had the chance to practice in our pool earlier that day, but being strapped and hooked up in all the apparatus, standing precariously on the side of a boat, was a different state of affairs. Not thinking too much about what lay beneath, I hurled myself off the side of the boat and into the clear water. Before long I was floating through the warm waters of the BVIs with my instructor, who had told me that we would explore for no longer than 20 minutes. Nearly an hour later, we rose for air. Diving is something I have always wanted to try. The beautiful coral, electric blue fish and (planned) diversion via an underwater plane wreck had me breathless. Back on dry land, we experienced one of the estate’s famous beach bonfires: the night began in the Bali House where we were treated to a feast of barbecued wahoo, yellowtail, grouper and red snapper; with fresh salads of rice, okra and saltfish; and some signature British Virgin Island green soup, Kallaloo, all washed down with excellent wines and a myriad of cocktails. After dinner we were escorted to the beach, where we lounged as locals played folk songs in a type of ‘scratch band’ famously associated with the British Virgin Islands. The five days flew, and while the journey home wasn’t as quick (or exciting) as the one-stop flight from Barbados with my dad, it was far smoother than expected. A swift change in St Maarten and a quick turnaround in Paris meant we were back in London 13 hours later. Barbados, Antigua and the like may be slightly more convenient to visit, but I recommend taking the extra flight – you’ll discover a whole new world somewhere as beautiful and relatively untouched as this. u Rates start from £3,850 per night based on 1-4 people. hough hardly an undiscovered area, Clerkenwell’s charm feels somewhat hidden in plain sight. Crammed with acclaimed eateries and quirky museums, there is plenty to fill a weekend. For those looking for a little retail therapy, the Clerkenwell Vintage Fashion Fair in The Old Finsbury Town Hall on Rosebery Avenue will have you feverishly rifling through racks of stunning clothes (despite not intending to buy anything, I came away with a 1980s Burberry trench coat and rather fetching deerstalker). For cocktails in the evening, there's nowhere with more character than Zetter Townhouse but before you settle in for the night, make sure to take a wander through Exmouth Market to discover its abundant and multicultural restaurants. On Sunday, fans of literature should make sure to pay a visit to the Charles Dickens Museum before settling in for a hearty pub lunch. u

rom 14-17 October, London plays host to one of the world’s biggest international contemporary art fairs, Frieze Festival. It all happens in Regent’s Park, where the world’s most relevant and talented artists gather to showcase their newest and most inspiring artworks. While Frieze found itself a stateside home just three years ago in Randalls Island, New York (where it now pops up every May), its true home is, and always will be, London, where it made its debut 13 years ago. The fair has become a fixture on all artists' and art-appreciators' calendars because it attracts the best and brightest talent from the global art scene. The four-day fair attracts many different visitors, including serious collectors, esteemed galleries and artists and passionate students and art-appreciators from all over the world. For the myriad talents hoping to show at the fair, the selection process is rigorous and the competition stiff, but this process ensures that Frieze brings the best of the best to the fore and defends its reputation as the best contemporary art fair in the world.

This year sees more than 160 leading and emerging artists and galleries presenting their work. The line-up includes Cheim & Read (New York), Galerie Kamel Mennour (Paris) and Lee Gallery (London). The fair, while celebrating internationally acclaimed artists, works to champion fresh and underrepresented talent too. This is highlighted at Focus, a strand of the fair that pulls together young galleries, including Antenna Space (Shanghai) and Hopkinson Mossman (Auckland).

This section of the festival is curated by Raphael Gygax of Migros Museum in Zurich and Jacob Proctor of Neubauer Collegium for Culture and Society at the University of Chicago. Another facet to the festival is Live, which launched for the first time last year, pulling together six emerging artists to present their performance or interactive works. Alongside the usual timetable of talks and exhibits − which has been carefully curated by the editors of frieze magazine − Frieze London will host a series of Frieze Projects, a non-profit curated programme

of artist commissions supported by the LUMA Foundation, who work to support contemporary artists and other similar creatives. One of the most anticipated presentations will be from American conceptual artist Lutz Bacher, as he plans to transform the fair’s entrance corridor into an enigmatic environment using found objects from film sets. Additionally, winner of the 2015 Frieze Artist Award Rachel Rose will be creating a scalemodel of the fair’s layout, complete with lighting and sound designed to simulate the sonic and visual senses of the many different animals living in Regent’s Park. In 2007, when the programme first launched, they also introduced Frieze Films. This programme selects artists and commissions them to create a series of films to be exhibited. This year, acclaimed British curator Nicola Lees is heading up the project with the help of Channel 4’s Random Acts. Participating artists include Charles Atlas with Rashaun Mitchell and Silas Riener, Xavier Cha, Gery Georgieva and Thirteen

Black Cats. The latter is a research and production collective, who plan to tell a story using a 56-part moving image work inspired by Chilean author Roberto Bolaño’s 2002 novel Antwerp. Alongside Frieze London, another highly influential event will be taking place: Frieze Masters offers “a contemporary lens on a historic art.” The fair is in its fourth year and unites over 120 of the world’s leading galleries, from ancient to contemporary, giving guests the chance to explore some of the most spectacular historial artworks. Simultaneously, both events offer people the opportunity to experience and purchase art. Be sure to take note of the other talks taking place during the festival; Jennifer Allen (writer and editor), Nana Oforiatta-Ayim (writer, filmmaker and cultural historian) and Adam Szymczyk (director and curator) who will explore the English language and its influence, good and bad, as the universal language of the art world. I OWN A FLAT AND I AM NOT HAPPY WITH MY LANDLORD. CAN I BUY THE FREEHOLD?

T

o forcefully acquire the freehold you need to go through Collective Enfranchisement. To qualify, there must be two or more flats in your building and your lease must be granted for more that 21 years. If your building contains commercial premises, these must form less than 25% of the total floor area for you to proceed. Firstly, you need to speak with your neighbours to find out who would like to join you in purchasing the freehold. At least half (51%) will need to participate for a valid claim. If there are only two flats in your building, all leaseholders will have to join in. Next, talk to a specialist surveyor who can advise you on the price you should pay the landlord. They will provide you with a best and worst case scenario. You will also have to decide how you wish to hold the freehold. This could be in the individual names of the leaseholders (a maximum of four) or you could set up a company with each leaseholder having a share in it. Once these preliminary issues have been dealt with, your solicitor will serve a notice setting out your offer to your landlord. Please note that if the landlord is a resident in the building then the above procedure may not be available to you. very morning, as I head to the office, I feel fortunate to not only work in Primrose Hill but live here too. I have lived in many areas in and around London but the moment I moved into my house on Chalcot Road I knew I’d stay here. Primrose Hill has a rare quality, one that is highly sought after in so many modern cities: it has true community spirit. feel so privileged to have found two. Prior to being an estate agent for Knight Frank I was a professional rugby player. As a proud Londoner, I love seeing the capital feature so prominently on the world stage and, in my current job, I get to see this city thrive as a leader in the property market. With the recent turmoil following China’s stock crash and the Eurozone banking crisis, the UK has become even more of a safe haven for international property investors. All signs are pointing to a very busy autumn market and it’s widely acknowledged that this will be the same across all prime areas in central London. I often get asked if I miss playing rugby but I work in such a vibrant and successful property market I still feel very much in the game – minus the countless bruises and broken bones. When work allows, I will, of course, be glued to the screens with the rest of the capital. Here’s hoping the host nation can keep hold of that silverware. u

o you remember 1996? Boy band Take That split up, Prince Charles granted Diana a divorce, the BSE beef crisis was in full swing, and Glen Hoddle took over from Terry Venables as the England football team manager. But what only a handful of estate agents might remember is that 1996 was the year in which the first house sold for £5m+ in London. The property in question is a semi-detached stucco-fronted villa in The Boltons, Chelsea; the road that the Daily Telegraph recently revealed to be the UK’s most

expensive street. At £8m, the house was the first in London to break through the £5m barrier, followed soon after by a house in Upper Phillimore Gardens, and then a property in Roland Gardens, both at £5.5m. London’s property market blossomed from then on in (aside from a quiet 1997 in which the Labour party swiped political control from the Conservatives). Indeed, half a dozen £5m+ properties were sold in 2000 while last year some 250 were purchased, collectively worth £2.09 billion. During the late Noughties the first tranche were north of Fulham Road and around Kensington, in particular, Holland Park. But

and prices that have increased. There are currently just under 500 houses for sale over £5m in London – most of which are in Chelsea, Kensington, Mayfair, Belgravia, Knightsbridge, Holland Park, Notting Hill – with a smattering just north of the Bayswater Road. There are also hotspots in St John’s Wood and Hampstead. You might also be surprised to hear that Totteridge, in the capital’s northern suburbs, also features the occasional £5m+ house, as does Wimbledon, Richmond and the areas on the corridor along the Upper Richmond Road. One fascinating aspect of the £5m+ market is the extraordinary acceleration in price that this elite market has enjoyed since the late 1990s. The first property I mentioned at the beginning of this article, in The Boltons, is now valued at around £40m – based on the fact that a similar house on the street sold for £54m two years ago. It’s crazy that just nine years later, £5m seems like a relatively small amount of money. ◆
