Welcome to the first edition of Couture, our new magazine that seeks to highlight the very best in lifestyle and property matters in and around West London. n the five years since Joseph Murphy and I set up Orchards of London, our commitment to generating great results and delivering fantastic service has enabled us to grow and expand our operations to a staffing level of around 50 and we will be opening our 4th branch and new head office in Shepherds Bush later this year. During this time we have won a national Sunday Times award for our corporate social responsibility and this magazine is a further example of how we look to engage with our local communities. In addition, we have won two Sunday Times awards for our training and as best small letting agent in London. Our philosophy is simple: we believe in putting our customers and clients at the heart of everything we do. 2009 despite being in the depths of recession, Paul Connolly and Joseph Murphy started the Orchards of London business from Paul’s front room in Acton. Our first transaction was letting a property in Drayton Gardens, Ealing.
2010 saw us open our first office in Ealing in the January. Our 25 liveried Fiat 500’s cars become part of the local street scene.

2013 saw us win two Sunday Times Estate Agency silver awards for training and best small lettings agent in London, as well as launching our third office in Acton.
2012 saw us win the gold national Sunday Times Estate Agency award for corporate social responsibility as well as the complete rejuvenation of the Orchards of London brand.
2014 will see us celebrate our 5th anniversary by opening our 4th office, a new flagship showroom and head office in Shepherds Bush.

SETTING SALE Joseph Murphy – Business Development Director at Orchards of London gives us the scoop on west London sales and lettings
in more than four years. It measured a 1.4% increase in the month of December alone - its best performance since August 2009 - leaving annual growth in the year to December at 8.4%. We can only see this continuing in 2014 but we still need to see more stock coming to the market, this has been boosted by a lack of supply in the market place
Q: Why buy in west London? A: I believe west London is a fantastic area to buy for many reasons, transport links, independant high streets, green open spaces, schools, the river Thames, direct routes into central London, the list goes on! It also has many different postcodes, each appealing to different demographic of people. Q: Best area to keep an eye on? A: Acton is one of the capital’s most connected areas, with its seven railway stations - four on the Tube network - and fast trains reaching Paddington in just under 10 minutes. With a new station in the pipeline as part of Crossrail’s high-speed network, poised to provide an additional eight trains an hour into the heart of the West End and the City. This west London suburb is one to watch and buy-to-let investors are paying attention. Q: Your opinion on 5% Help to Buy?

A: Last year house prices in the UK rose by the biggest amount
A: The most commonly asked question is, do you think there are any improvements we should make to our home before we put it on the market? This is a broad question but the same answer would apply to everyone: declutter your home wherever you can and try to present it as a show home, one that people can visualise as their own and can see the space that the property has to offer rather than busy cluttered rooms. Q: What are the benefits of Cross selling?
A: In the current market, vendors who uses an agent, with multiple offices in close proximity to each other really see the benefit as the current stock levels in the market means that buyers are now more driven by the right property as opposed to the area that they buy in. We have three (soon to be four) offices in surrounding postcodes which makes it easy for us to match buyers with properties that meets their requirements in alternative areas.

SWEETS FOR THE SWEET Dazzle guests at tea-time with this fabulous heart themed meringue cake and if that doesn’t win them over, a sip of a masterfully mixed bramble cocktail will do the trick!
PASSION FRUIT MERINGUE CAKE with green tea cream gainst the high sweetness of meringue, the intriguing flavour of bitter green tea and exotic passion fruit flesh triumph in a romantically pretty cake. The meringue should be soft in the centre but some like theirs a little more crisp and caramelised. Bake for an extra 20 minutes if so.

EQUIPMENT 2 baking sheets lined with baking parchment Piping bag – or use a plastic bag with a hole snipped off the corner as a makeshift piping bag INGREDIENTS (Serves 4) 3 egg whites 90g/31/4oz caster sugar 90g/31/4oz sifted icing sugar FOR THE CREAM: 2 teaspoons green tea powder 2 tablespoons sugar 225ml/8fl oz double cream, whipped 2 passion fruit, split in half Edible rose petals or fresh mint leaves, to decorate (optional)
METHOD Preheat the oven to 100°C/200°F/less than Gas mark 1/4, and prepare the tin. Put the egg whites in a mixing bowl/ stand mixer and whisk until soft peaks of white foam form. Gradually sprinkle in the caster sugar, as you whisk, and then continue to whisk for a few minutes until the egg whites are firm and stiff. Add the sifted icing sugar and continue to whisk – the mixture should eventually become very shiny and stiff. Scoop the mixture into the piping bag and pipe a heart shape on to each of the baking sheets. Bake for 1 hour and 45 minutes, then turn off the oven and leave the door open. When cool, remove the meringues from the oven. While the meringues becomes completely cold, combine the green tea, sugar and cream. Spread on the surface of one meringue, then scoop small amounts of the passion fruit in evenly spaced little blobs, on to the cream. Place the second meringue on top and then decorate with rose petals or mint leaves. Recipe from The Pocket Bakery by Rose Prince, published in hardback by Weidenfeld & Nicolson at £18.99
BRAMBLE INGREDIENTS 40 ml/11⁄3 oz. tanqueray gin 20 ml/ 2⁄3 oz. fresh lemon juice 10 ml/1⁄3 oz. sugar syrup (see below) 15 ml/1⁄2 oz. creme de mure blackberries (or raspberries), to garnish METHOD Build the first three ingredients over crushed ice in a chilled rocks glass, then pour the crème de mure over the top so that it ‘bleeds’ down through the ice. his year looks set to be another strong one in the Chiswick Property market. Prices rose at an incredible rate last year and we have seen record prices on streets being set every week. There is still a huge shortage of stock available, which is continuing to drive the prices up due to the unprecedented demand for homes in the area. Other factors are overseas buyers looking for a safe investment for their money as well as low interest rates with lenders. 6.45am I receive a phone call from a regular client of mine to tell me he has found a property he wants to make an offer on. Timing is crucial here and my own efficiency is paramount; the property market is so brisk at the moment that there could well be another offer on the table and it’s my job to secure a survey for my client first. Although I won’t be at my desk till 9am, no call is too early for a dedicated mortgage broker! 8am I arrive at the office. I was right about my timeframe – we are in a survey race with another buyer. I pull out all the stops, work my magic and my client’s survey is instructed by 9am. A great start to the day! 10am I’ve got a face to face appointment with a new client: he’s a first time buyer and has no idea what to expect. Meeting in person is a great way to assure my clients that their finances are in safe, trustworthy hands. At Paul Alexander we also help with insurance requirements it’s all very well getting a mortgage, but I want to ensure my clients will be able to continue to pay for it. 11am Time for me to find my first time buyer a mortgage in principle. This is a complimentary service we offer to all our clients. I thoroughly search my database
to source the best option for him and - drumroll - the lender has agreed a mortgage in principle! This will put him way ahead of the competition as well as speeding up the process when he comes to making an offer on a property. It is one of the most rewarding parts of my job. 1pm I work closely with Orchards of London estate agents throughout the day. When someone registers with Orchards of London, they are immediately given the option to speak to me. No information the client gives me will be compromised or relayed to the estate agents. It’s not mandatory for them to find their mortgage through me but if they do, it will put them in a strong position, along with the agents who will be able to liaise with me for updates until completion, therefore keeping their vendors assured and reduce the likelihood of the sale falling through. 3pm I receive a call from a client who has just been gazumped. Luckily the mortgage offer I found them is still valid, but unfortunately they have to look for a new property. I put them in touch with an estate agent. 5pm A client I got an agreement in principle for last month has had an

The lender has issued her a full mortgage offer which means my work is complete, but I’ll still be available to guide her through to completion. She’s very grateful and appreciative, and it makes the job all the more worthwhile, although the box of chocolates she gives me doesn’t hurt either!!
UNJUMBLE THE JARGON MORTGAGE IN PRINCIPLE: A certificate from a chosen lender which based on the information provided states they are happy to lend you a certain amount of money, dependent upon a satisfactory survey of your chosen property. SURVEY: Whether or not the lender will offer you a mortgage is dependent on the survey. It is a detailed valuation of the property to see if it is worth the asking amount and to check there are no problems such as structural issues. GAZUMPED: Gazumping is when a homeowner accepts an offer from a buyer and then accepts a higher offer from someone else. This can happen until the parties exchange contracts, by which time the buyer could have incurred expenses such as instructing a survey and initial legal costs. FULL MORTGAGE OFFER: Once a lender has received a valuation report on the property, they will give a full mortgage offer which indicates a willingness to lend subject to the legal formalities being completed.

ictorian houses come in a variety of architectural styles but one thing that they all share is a solid construction that has generally stood the test of time. However, there are a number of common defects to look out for when considering buying a Victorian property. Not all are immediately obvious, which is why a building survey is advisable.

ROOFS: Original slates are usually fastened with copper nails that are much less resilient to the weather. Eventually they will rust, splitting the slates causing the tiles to split. DAMP: Typically Victorian damp proof courses were made from slate. Unfortunately they were often too close to the ground and liable to be covered by earth and paving, making them ineffective. Victorian bricks can be fairly porous so, if rain is followed by a frost, the water absorbed by the bricks freezes and expands and can cause the brick face to break away.
ROTTING TIMBER: In cases where timber beams are part of the wall structure, there is a danger that the wood will rot, causing the wall to sag, or bow. Because the Victorians generally built floor joists into the walls, the ends of the timber are more likely to rot as the walls become damp. WIRING: Electrical wiring systems may not have been part of the original building but they will have been installed at any time in the past 90 years. Checking their age and condition is therefore essential. SERVICE PIPES: Lead was originally chosen for underground pipes because of its corrosive-resistant properties. However, it was later discovered that lead deposits in the water can damage health. Lead pipes also wear out and begin to leak. Any lead pipes should be replaced immediately. CRACKING AROUND BAY WINDOWS: Bay windows suffer from having weaker foundations to the rest of the house so that they settle at a different rate, causing them to drop. The problem can be made worse by nearby trees drawing water from the soil. DECORATIVE FEATURES: Where larger Victorian homes have been converted into flats, architectural details such as decorative bargeboards and mouldings are often poorly maintained. These are expensive to replicate or replace. DECORATIVE FLOOR TILES: These floor tiles were meant to be seen and, as they don’t have a damp proof membrane, they cannot be covered by carpet or underlay as any damp will be trapped, leading to problems.
Buying property without a survey is like playing Russian roulette. Says Finnegan Associate’s Managing Director Damien Finnegan MRICS or most people, buying a house is the biggest investment they will ever make. Yet so many potential home-owners fail to have a comprehensive Building Survey undertaken that would show them the true condition of the property before completing the deal. In many cases, and particularly with older properties, not having a survey can be a very costly mistake, leading to thousands of pounds in unexpected bills to repair structural defects and many unseen faults. It’s like playing Russian roulette with your most valuable asset. A survey among 1,000 homebuyers by the Royal Institution of Chartered Surveyors (RICS) paints a stark picture of the dangers. It revealed that, although 94% admitted that commissioning a building survey was important, nearly a third failed to do so. Crucially, a fifth of those who did not bother with a survey ended up with a house they regretted buying and which would cost an average of £5,750 to put right while 17% of new owners had to fork out more than £12,000 to make their homes fit to live in.

ICONIC ARCHITECT:
CHRISTOPHER WREN A brief history of the man who rebuilt London
ir Christopher Michael Wren, to give him his full name, was born in 1632 and grew up to be one of the most eminent English Architects in history. Most know him as the man responsible for St. Paul’s Cathedral, that point of London’s skyline so synonymous with the capital, but this was by no means his only contribution. As it stands, Wren is credited with rebuilding 52 churches in the City after the Great Fire of London in 1666 as well as the construction of the Royal Naval College in Greenwich and the south front of Hampton Court Palace. Wren’s skills were not limited to architecture alone, the Latineducated innovator was also a highly esteemed astronomer, geometer and mathematicianphysicist who founded the Royal Society and who counted Sir Isaac Newton and Blaise Pascal amongst his admirers. Sir Christopher Wren’s tomb in St. Paul’s is an understated affair that seems to sum up the brilliance of a man who shaped London and bears the epitaph: “Si monumentum requires, circumspice.” Simply translated it reads: “If you seek his monument, look around.” An elegant and moving sentiment from one of England’s most honoured sons and worthy of the splendour of all he bequeathed us.
