hristmas to me is rather like an avalanche. It starts off with something innocuous and seemingly insignificant: a decorative box of biscuits appearing in the supermarket, say. Before you know it though the high street is awash with knitwear and, oh, is that Last Christmas I hear on the radio? From there it snowballs into a Christmas frenzy and instead of getting caught up in the magic of the season, like the family from a John Lewis advert, we stress about what to buy great-aunt Maude or a myriad of little things that still need to be organised. Just as an avalanche reaches its climax, leaving a trail of devastation in its wake, the climax of the festive season – i.e. the day itself – leaves a trail of traumatised bank accounts and shredded wrapping paper in its wake. But then, it’s worth it, isn’t it? What I mean is, we should just try to enjoy Christmas, rather than feeling flustered and snowed under (apologies for all the weather metaphors) by the stresses we inevitably succumb to. Enjoy the endless binge sessions instead of worrying about all those extra calories. Enjoy the fact that the family are stuck under one roof for the entire day in a state of forced camaraderie. Enjoy it because it’s all over jolly fast and, after all, it is only once a year. So what do we have lined up for you in terms of enjoyment this month? Well, if you’re sick of TV repeats and box sets, then settle down for our special end of 2013 quiz. Irrepressible actress Rula Lenska talks to Michael Wale on page 28, and I fi nally managed to pin down Chiswick’s very own subversive ceramicist (didn’t know we had one, did you?) Carrie Reichardt on page 59. And as if our many pages of glamorous gifts weren’t enough, fantastically named photographer Squiz Hamilton has shot a jaw-droppingly beautiful fashion spread for us inspired by fairy tales and fantasy heroines. Well, it just wouldn’t be Christmas without a bit of magic. I hope you like the issue and have yourself a merry little Christmas.

WHAT’S ON DECEMBER
FROZEN
IN CINEMAS 6 DECEMBER Hans Christian Anderson’s classic tale The Snow Queen gets the Walt Disney treatment with this new animated adaptation. Featuring an all star cast including Kristen Bell, Idina Menzel, Alan Tudyk and Jonathan Groff, Frozen tells the story of two princesses, one named Elsa (Menzel) who is heir to the throne and her younger sister Anna (Bell). Elsa has the power to create snow and ice at will but her powers are affected by her emotions and after going into hiding are triggered,
causing an eternal winter that freezes the kingdom of Arendelle. Seeing this as an opportunity to seize power, the evil Duke of Weselton (Tudyk) turns the people against her. Anna, accompanied by Kristoff the mountain man (Groff), his reindeer Sven and Olaf the Snowman (Josh Gad) must journey to find Elsa, now known as the Snow Queen, and put things right. The perfect Christmas cinematic experience for children and parents alike.

This month’s page-turners BRIDGET JONES: MAD ABOUT THE BOY
by Helen Fielding
Bridget Jones, everyone’s favourite singleton, is all grown up and minus one Mr. Darcy. The widowed Bridget has had five years of singlemotherhood (with infamous ex-boyfriend Daniel Cleaver, ironically enough, in the role of godfather) to cope with and is now back on the dating scene. The rules have changed since her thirties even if her chorus of loyal, slightly supercilious, friends have remained the same. Fans of Bridget may feel Mark’s absence, but Bridget’s larger than life antics more than make up for this. £16.99; Harper Collins
DAVID AND GOLIATH
by Malcolm Gladwell Have you ever wondered why, against all odds, underdogs often come out on top? Malcolm Gladwell’s new book seeks to alter our perceptions of advantage and disadvantage using stories of extraordinary underdogs, history, science and psychology. A fascinating read that challenges conventional thinking about strength and weakness and what it means to be powerful, Gladwell’s singular thought processes provide surprising and illuminating insight. £16.99; Allen Lane

INTO THE LIGHT Gemma Billington finds out what’s in store at Sandycombe Lodge, the home JMW Turner both designed and lived in
S
tanding in the unassuming living area of Sandycombe Lodge, the former home of painter JMW Turner, members of the press have gathered in the company of the immaculately dressed members of Turner’s House Trust. We’re here following the announcement that the recent application for Heritage Lottery Funding (First Round pass and development grant) was successful, and of the subsequent launch of the £2 million Bicentennial Appeal. The Trust now plans to work with a conservation architect and other specialists and raise at least £600,000 to secure the next phase of funding. To my shame, before my introduction to the Trust and my ensuing visit, I was completely ignorant of Sandycombe Lodge’s existence. But even long-standing Twickenham residents are unaware of this hidden gem, so I’m informed by the Trust members. It is a pretty but modest house; the only giveaway of its famous architect and one-time occupant is an English Heritage blue plaque on the outside, but even this is partially obscured by foliage. It is a surprisingly quaint dwelling for one of England’s most prolific and revered artists – known as ‘the painter of light’ – but is altogether quite charming. Twickenham played an important part in Turner’s life and it was here that he purchased a plot of land and built his country retreat in 1813, sharing it with his elderly father. It’s no secret that Turner took inspiration from his friend, the architect John Soane, who is
perhaps most famous for designing the Bank of England. Soane’s Neo-Classical style and penchant for arches are incorporated in the house, which has distinct curved edges. In recent years the lodge was owned by Professor Harold Livermore, who bequeathed it to the trust upon his death in 2010. The Grade II* listed lodge is habitable but in dire need of restoration. The torrential rain over summer 2012 caused serious damage, and it is now on English Heritage’s Buildings at Risk register. The main objective of the project is to restore the house to its original glory, as it was when Turner lived there and, in the words of Professor Livermore, ‘preserve it as a monument to Turner in Twickenham’. The house still lives and breathes its famous former owner, and it’s enthralling to walk the halls and rooms as he once did. The Trust are doing
a wonderful job of keeping its spirit alive and encouraging the local community to enjoy it, organising events for children and adults to use the house as a source of inspiration and studio to paint in as Turner once did. The restoration work that now needs to be undertaken is of a particularly specialist nature. A preliminary paint scrape, for example, has indicated that marbled walls may have been used originally, but they’re hidden under delicate layers of Anaglypta wallpaper. Once the second stage of Lottery funding is in place, the Trust estimates that work on the house will be completed by 2016. Turner once said that, if he could have his life again, he would have been an architect. For his legions of fans, it’s a good thing he stuck with the day job, but we owe it to his legacy to restore this beautiful and fascinating building back to its former glory. turnerintwickenham.org.uk. END OF 2013 QUIZ Have you been paying attention to the news this year? Test your knowledge with our special end of 2013 quiz 1. During the summer’s unprecedented heat wave, the sun’s rays reflecting from a distinctively shaped London skyscraper were so powerful that they partially melted a Jag parked nearby. What is the nickname of the building in question? 2. Prince George Alexander Louis was born on 22 July. The youngster has seven godparents, but only one is a member of the royal family. Who is it? 3. The Tate Modern held a major retrospective earlier this year on which influential American artist? 4. Bridget Jones: Mad About the Boy, the new novel by Helen Fielding, was published this year to lukewarm reviews. Before this, what year had we last seen Miss Jones in second book The Edge of Reason? 5. Margaret Thatcher passed away in April this year. Which irreverent comedian wrote a piece in The Guardian about an unusual encounter with her in the gardens of Temple, which was described as a moment that ‘inspired only curiosity, a pale phantom, dumbly filling her day.’? 6. Voice artist Marcia Wallace sadly passed away in October. Which perennial, cynical character did she play in The Simpsons? 7. Willy Wonka style innovators Bompas & Parr created a major installation at Kew Gardens as part of their IncrEdibles Festival this year. Which tropical fruit was at the centre of it? 8. Which famous and very old UK attraction is set to open a new visitors’ centre on 18 December? 9. British actor Charlie Hunnam has pulled out of his role as Christian Grey in the highlyanticipated film adaptation of Fifty Shades of Grey. Which little known actor has replaced him? 10. Chiswick House & Gardens held a special two month festival earlier this year in honour of which flower?

KIDS&EDUCATION
O
n What was a mere twinkle in Michael Gove’s eye a few years ago has given birth to an education revolution. Since the Education Secretary gave the fi rst free schools the green light in September 2011, their number has grown to 174 nationwide with many more approved to open in the next academic year. Many of these are already attracting more pupils than they have room for. In a recent survey by the Department of Education, some reported as many as ten applications for every place. It’s a familiar story in London, where there is a critical lack of places at both primary and secondary stages, in both the independent and state sectors. Parents are queuing at the gates of the capital’s free schools, not simply because they don’t have other options. Free schools are just that, and the freedom for parents and educators to set their own curriculum has ushered in some innovative approaches that would have been unthinkable just a few years ago. Maria Evans is the vice-chair of governors at Gladstone Free School, a secondary free school in north-west London that will open its doors to students next September. Previously the director of education at the Royal Shakespeare Company, Evans has more than 25 years experience in art and education and fi rst looked into establishing
FREE
THINKING Many of London’s free schools are daring to be different and prospective parents are all for it. Amanda Constance looks at what some have to offer.
a school at the behest of other local parents. ‘We’re setting up something enormously ambitious,’ Evans explains, adding that the teaching at GFS won’t deviate much from the national curriculum. ‘It’s not about changing the curriculum but about teaching it in a different and innovative way. We are looking at how we deliver teaching.’ GFS will be a small school, no more than 800 pupils, a luxury in inner London state education. It will have a mandatory extended day, with classes ending at 5.30 except on Fridays. ‘Enrichment’ or extracurricular activities will be hugely encouraged and progressive teaching practices, such as moving around the room, experiential learning and lessons
outside the classroom, will all form part of the core ethos. And before you imagine this will be an enclave for every Milo and Tallulah in north-west London, think again. GFS will be nonselective and teach mixed ability classes, with pupils drawn from the immediate catchment area. The team behind GFS took inspiration from Greenwich Free School, a secondary on the other side of London that now teaches years seven and eight and aims to have only 700 pupils when it is at capacity. It has a ‘high expectation, no excuses, no shortcuts ethos’, says its head, Lee Faith. The school runs an extended day from 7.45am to 5.30pm and enrichment activities in the
afternoon include Latin and debating. It is already seven times oversubscribed. The Judith Kerr Primary School, in Herne Hill, south London, offers something entirely different. It is the country’s first bilingual state school, with teaching in German and English. It began taking pupils, from the age of four, at the start of this autumn term. Another bilingual free school, The Marco Polo Academy, will be the first English-Chinese bilingual primary school in the UK when it opens in Barnet in September 2014. ‘The emergence of bilingual schools is a good example of how free schools are responding to the demands of local parents and driving innovation in schools,’ says Natalie Evans, the director of the New Schools Network, the charity set up to help people planning free schools. And it isn’t just new schools that are taking up the free school baton. Established schools such as the much-admired Burlington Danes Academy and goldstandard Marylebone Girls are extending their franchise with free schools. BDA will open a primary free school on its 10acre site next September and Marylebone Boys will open to year seven boys at the same time. What marks out many of the free schools, however, is a return to tradition and academic rigour. When Fulham Boys, a new free school in south-west London held its first open day, 650 people attended. The secondary school is due to open in a temporary home in Fulham next autumn. Built on ‘Christian principles and values’, its website looks like that of a public school. Governors include Barrister Caroline Grieve, wife of Attorney General Dominic Grieve, and Elizabeth Phillips, headteacher at St Marylebone CofE School. This ‘old ways are the best ways’ approach has done well for the West London Free School. The headline-grabbing school is self-consciously traditional; Classics and Latin are compulsory, discipline is strict and competition is encouraged. Two years after opening, it remains hugely oversubscribed. They are controversial and not without their troubles but, whatever your political stripes, no one can deny that free schools are having their moment.

I’M A BELIEVER
It’s inevitable but sad nonetheless when the reality of Christmas dawns upon children (in particular discovering that the department store’s ‘Santa’ is just a bloke in a dodgy fake beard), and the wonder of the season begins to fade. Ealing-based writer Andrew Szlachetko addresses this awkward stage – what he coins the ‘age of not believing’ – in his fi rst illustrated novel for children; a clever and beautifully illustrated story that reclaims the innocence and magic of a child at Christmas. Acting up
From walks in Chiswick House Gardens to conservation work in China - iconic actress Rula Lenska is still leading a colourful life, discovers Michael Wale
I
t is typical of Rula Lenska that she should give me a detailed description of herself in case I did not recognise her when we met at Carluccio’s for coffee. And suddenly there she was: the woman who has starred for a lifetime on television, in the theatre, and at moments towards the end of her gradually debilitating 16 years with fellow actor Dennis Waterman, in the tabloid press. Her hair is as wonderfully, and naturally, red as it always was. She
remains trim and fit despite a recent shoulder operation. How could anyone not recognise this elegant woman in green? Her recently published autobiography, My Colourful Life, is packed with historic photographs and I wondered what effect looking at them again had had on her? ‘The whole process of writing the book caused me all sorts of emotion.’ she admits, ‘a third of the book was about loss, my parents, my marriages. My priority was to be balanced, not
vitriolic over all that’s been done.’ Indeed, her life has known dramatic changes from the moment she was born in an army camp in East Anglia to then penniless Polish immigrants who had known a better life. Her father a Count and soldier, her mother who survived time in a German concentration camp. Her rise as an actress with iconic shows like Rock Follies. An American experience modelling her hair for Alberto VO5, and that ultimately stormy 16 years, much of it

My father, with me and Gaba, ‘The Beat Girls’, at the annual Polish Immigration Ball. married, with fellow actor and star of the Sweeney, Minder, and more latterly New Tricks, Dennis Waterman, who latterly confessed to treating her violently. She admits: ‘I moved to Chiswick when everything fell apart in Bucks. I have to say if you have to be in London then Chiswick is one of the few delightful areas. I have Jo Blu, a wonderful hairdresser, then I have a fantastic chiropractor, and wonderful shopping on the High Road. Then there is Chiswick House

park, where I take my little grandson on walks. I go regularly on public transport, the 27 bus to Baker Street. Lovely neighbours, very caring. It’s lovely to be accepted as part of the community.’ ‘I lived in London before Dennis and I moved to Bucks. We lived there for 16 years. It was a hard wrench moving back into town.’ It is the shadow of Dennis that under shadows her book. As we discuss him in passing, it is as if he is suddenly in the room. Rather belatedly he has confessed to abusing her physically. But as their sixteen years together melded they became one of the first celebrity couples. Sometimes even appearing professionally together, at other times stars in their own right. It was the moment for me to confess that I had met Dennis recently while he was filming an episode of his latest TV hit New Tricks. Well, not exactly latest because like everything else he has starred in on TV it has been running for over ten years and still gets amazing viewing figures on BBC1. Rula said that if she had known before that I was going to meet him she might have sent him a message. But no, actually she withdrew that idea. However, she was interested in how he was right now. I spoke polite platitudes. She understood, and got the real meaning. It was time to turn back to her own career and what might be happening right now. On the very day we met she sealed a deal that will take her around Britain for more than three months next year in Shaw’s Pygmalion. ‘I love Shaw, and it is very exciting, because I’ve always loved the theatre. It’s a complete commitment between yourself and the theatre compared with TV. You have a decent amount of rehearsal time. Every single night is your responsibility. In TV and film the ultimate responsibility is down to the producer and the editor. I like touring, new things happen all the time and you must not endanger your fellow actors.’ She had a year off last year because her daughter Lara had a difficult birth having her first child, and she had been troubled with a painful shoulder caused by a fall off stage in Rock Follies, which resulted in an operation a few months ago. Rula is so trim I wondered aloud how she maintained this and what exercise programme, or diet she used. She had already refused a croissant or any other accompaniment to her coffee and now confessed ‘I’m a natural. Rather boyish, no hips, no bum. I walk quite a lot I swim a bit, but not since the operation. I’ve never been into taking part in any sport. If there was any sport I’d like to be good at it would be tennis. It’s the only thing I like watching on TV. I like walking through 29

the grounds of Chiswick House, where I take my grandson. Along the river, Richmond Park.’ Returning to her book, I wondered if there was anything left out that she would have liked to be included. She says that there could have been more about her travels combining her interest in conservation. The subject does get plenty of space in the book but she admits that if there was anymore ‘the editor said it would be more like a travelogue.’ So we talk about this, her favourite subject: ‘I’m deeply involved in the conservation organisation Animals Asia. A wonderful woman called Jill Robinson has started two rehab centres in China and Vietnam rescuing bears from bear farms, where they are milked for their bile, which is sold at a huge price, and the bears are just left to suffer and die”. She goes on to say that her real love, however, are elephants: ‘I’m involved with the Born Free Foundation. Virginia McKenna is a very good friend. Before it was called Born Free we did a project together about releasing dolphins back into the wild. That was when Windsor Park and Brighton both had dolphins in captivity on show.’ Has she a pet of her own? She smiled and said: ‘Yes, I have a little cat, that I got from the Cat Rescue people. She is called Chicu, and is black and white. She is a very little cat and was discovered by Lara’s neighbour. She had had a litter of five kittens in a garden shed. I didn’t take a kitten. I took the mother.’ Before she leaves we discuss various people we both know including Michael Palin. She says that a dream that, we both admit, will probably stay a dream, would be to do a TV programme about conservation with him. What a journey Rula Lenska’s life has been since she was born in an army camp of refugee parents in East Anglia. Something to marvel at. Rula. My Colourful Life (Robson Press.)
Photographs and albums make unique and meaningful Christmas gifts, says Catherine Lister, managing director of Fingertips. But how do you make the most out of your snaps?
W
ith 300 million photos added to Facebook every day, are picture gifts the last thing people want for Christmas? Not a bit of it – there are few things as precious as photos; we just need to be selective and turn our best shots into something special. There are dozens of companies on the Internet and high street who will turn your photos into Christmas presents like mugs, t-shirts, mouse mats and phone covers. But perhaps the best medium for pictures is still paper: a simple photo book makes a great family gift and a personalised Christmas card will be cherished long after Twelfth Night. The trick is to improve your shots before you hand them over. The easiest way is with a good computer programme such as Apple’s iPhoto or Picasa. Th is lets you crop, straighten, remove red-eye, adjust the exposure and add effects – you’ll be amazed at how great your pictures look. Of course it’s not just this year’s holiday snaps that can be turned into gifts. If you have boxes of old photos under the bed, now’s the time to have them scanned (before they fade). Imagine the delight of reliving the 20th century with your family this Christmas. A word of advice: once you’ve done all the hard work, don’t pick the cheapest company to print your mug shots. It’s a competitive market and you’ll get what you pay for. Lastly, don’t wait until the December rush to start. Give yourself time to sort out your photos and check you are happy with the printed gifts.
If you need help sorting and editing your digital photos – or scanning in your old prints - the team at Fingertips can help. 020 8994 7773; fingertipslondon.com

Sarah Brown, Chiswick resident and founder of Pai Skincare answers common beauty queries Serums, oils, moisturisers – what order should I use my products in? ‘I’d recommend applying a serum in the morning before a moisturiser to help protect your skin against dehydration and environmental stress. Facial oils are best used before bed, as they help support your skin’s natural overnight regeneration process. Incorporating some simple facial massage techniques into your evening routine will also help to plump and firm the skin.’ paiskincare.com

ABSOLUTELY PROMOTION
DO YOU HAVE THE MOTIVATION TO EXERCISE THIS WINTER? Group Wellness Manager for The Hogarth and Park Club, Terry Rodham, gives Absolutely his expert advice on getting fit for life If you do what you’ve always done - you’ll always get what you’ve always got? Now there’s food for thought when it comes to many things in life, but lets try to put this into why you aim to include exercise as a regular part of your lifestyle and behaviour. We all have our very own personal reasons and goals as to why we exercise: health reasons, vanity, weight loss, to tone up, rehabilitation/post surgery, social or time spent with friends, training for an event, charity, stress management, preparing for a holiday, a wedding, to build confidence and self esteem… The list is endless but what is very important is the fact that each reason is a personal one and therefore an important one to us all. Some of you may well be self motivated and self sufficient when it comes to exercise being well established as part of your regular behaviour patterns (which is great) but many people out there can and do often struggle with such behaviour with legitimate reason too. A few golden questions that have probably echoed around many of our minds are: I know I need to change but how? If I do change my behaviour can I maintain it? Can anyone help me change and where do I go for help? Are you familiar with Brief Motivational Interviewing (BMI) ? Brief Motivational Interviewing is a well researched and developed method that involves certain strategies and techniques that help people work through ambivalence about behaviour change. It helps to identify readiness to change, motivation to change. Here at The Hogarth and The Park Club we often use Brief Motivational Interviewing during our Wellness consultations, emphasising the importance of sessions being personalised and member lead. Building a professional and trusting relationship with your Personal Trainer/Mentor is a vital ingredient to your enjoyment and success at our clubs! As mentioned, there are many different reasons as to why we use these techniques, but these will certainly be specific towards you as an individual. Some of these methods will involve evoking change talk, exploring importance and motivation, discussing and identifying realistic goals (short and long term), talking through a typical day. Such methods encourage asking open-ended questions which require ‘reflective listening’. What we have certainly learnt from BMI is that it is how information is presented that affects how it is received. This, believe it or not, is crucial to building success and that trust that I’ve previously mentioned. When relevant, new information is to be presented in a natural, non-judgemental and sensitive manner. You (our members) are empowered to make more informed, realistic decisions about your own potential behaviour change.
“
‘If you’ve not got a “why”, how can you be committed to a “how”?’
”
What I’d like to leave you with is a phrase that I personally believe sums up the ‘DNA’ of The Hogarth and Park Club and our belief and reasons behind BMI being a crucial part of what we do: ‘If you’ve not got a “why”, how can you be committed to a “how”?’ Keep moving Terry Rodham For further info, please call The Hogarth Health Club on 020 8994 0500 or The Park Club on 020 8743 4321; thehogarth. co.uk, theparkclub.co.uk

Why do I need an interior designer? Do you really need to splash out on an interior designer? Andrea Pavarini continues his monthly column for Absolutely I know that sometimes people think that our profession is merely a matter of ‘putting together some colour and some fabric’, but that perception is completely wrong. There is much more going on behind the interior design façade. One of the first skills required is the ability to listen to clients – their need and their dreams. It’s about understanding the personality and lifestyle of the client. Redesigning a home is not just about ‘putting things in’, but about creating a special feeling when you open the door of your home. It’s a long process about understanding each other, and the practical choices will happen in time. Confronting each other is very important in the design process, because sometimes the client doesn’t quite know what he wants, especially when you are dealing with a family or a couple; when different people have conflicting opinions and they have to end up compromising. Th is is the time when the interior designer, with his expertise and knowledge in every aspect of a renovation project, will help the client to understand what is important and what choices have to be prioritised. See you new month. andreapavarini.com

‘I
’ve always been on the periphery of urban street art.’ So activist and ceramic artist Carrie Reichardt tells me as we sip tea from Mad in England branded mugs in her living room. ‘I know all of those (east London) street artists, I’m kind of included, but I’m always the outsider. Whether it’s ceramics or the art world, I don’t quite fit in the box.’ When I read back on our transcript, I find that this quote perfectly reflects the aesthetic of Reichardt’s home which, in a quiet Chiswick street lined with grand three-storey houses, sticks out like the proverbial sore thumb. Almost every external surface is covered in bright mural-style mosaic. And it’s not your standard design of birds and butterflies and pretty patterns, but an arresting narrative made up of skulls, eerie doll faces, naked women, Che Guevara, political slogans and quotes from (amongst others) Bill Hicks, Ghandi and Martin Luther King. There’s also a recently completed version of the famous Hokusai Wave engulfing London landmarks in a statement of global warming awareness. But despite this barrage of alarming imagery, you can’t help but appreciate just how pretty it all is. ‘I think if my house was painted in the same way, people would have really come down hard on me. People just appreciate craft.’ She points out. ‘Street art made the art world much more democratic.’ She continues, ‘what Banksy did was show that everyone loved art - you didn’t need a degree in art history to appreciate it.’ Reichardt’s repartee is articulate and brilliant - her mind runs at a hundred miles an hour down a myriad of pathways - which can make conversation tangential in the extreme. It’s sometimes hard to keep up with her, but afterwards I forge a theory: Reichardt’s art is full of contradiction. It’s unashamedly in-your-face, yet the whole picture is made up of so many subtle images that it requires several visits to take it all in. It’s inspired by uncomfortable, ugly issues, yet the overall aesthetic is undeniably beautiful. Ceramics and textiles have never been revered in fine art circles, but attitudes are changing. In 2003, transvestite potter Grayson Perry was the surprise winner of
the Turner Prize for his classically shaped pots depicting images of child abuse and consumer culture. In the same year, the writer Betsy Greer put a name to this unusual movement which married subversive content with traditional, rather twee mediums like knitting and embroidery: Craftivism. The word might be new, but the ethos is not. As Reichardt points out, William Morris is fondly remembered for his beautiful textiles and prints, but he was also an important figure in the emergence of socialism in Britain, founding the Socialist League in 1884. During the American Civil War, female slaves made exquisite embroidered quilts that told their stories. The word craft itself is derived from ‘crafty’ – trickery – and it has a rich history of hidden messages. Reichardt was more of a feminist in her university days (she has a First class degree in sculpture) but it wasn’t until she started writing to death row inmates that her art took a more political stance. Reichardt unwittingly became a part of the Craftivism movement before the term existed when, inspired by these prisoners, she started to mosaic her house in 2000. Encouraged by her father to tile around the front door, the mosaic grew organically (and in scale) from there. The back walls are now a poetic shrine to some of her death row correspondents; the victims of a particularly American (or perhaps, Texan) enthusiasm for capital punishment. There is surprising philanthropy behind her art and Reichardt is increasingly involved with community projects (‘I’m making public art, it can’t be sold and can’t be bought and it’s for the people.’) but the meticulous, methodical
nature of mosaic suits her temperament. She admits to finding the process ‘meditative’, saying: ‘it’s slow, repetitive… you get lost in the material. Mosaic is about taking broken parts to make a whole. That’s why people love it.’ Speaking to Reichardt is a fascinating insight into a little known and underreported artistic movement and it’s intriguing to discover the mind behind the mosaic. However, I feel that the most important question to ask is what on earth do her neighbours think of it all? ‘They like it,’ she replies nonchalantly, ‘I’ve sat out here for months and months and installed all this and in all that time I’ve had only three people be negative to me.’ When she first began the ‘project’, Reichardt was convinced the Council would come knocking at her door, but there are no restrictions on tiling the outside of a house so long as it’s outside of a conservation area. Early plans to circulate a petition by one disgruntled neighbour never took off due to a lack of people wanting to sign it. ‘Most people say “I love it, it’s great” she says of reactions to her house, ‘Chiswick is known for being a bit eccentric,’ she adds, ‘there has been a tradition of it being cultured and quite accommodating. This was probably one of the best places to have a mosaic house because there’s a high appreciation of that sort of thing.’ It’s a slightly backhanded compliment, but seeing how Reichardt’s star is on such a stratospheric rise (she’s even part of a top secret exhibition at the V&A next year), it’s one we should take with open arms. carriereichardt.com

THE
ITALIAN JOB
Mamma Mia
459 Upper Richmond Road, East Sheen, SW14 020 8878 6725 | mammamiarestaurantlondon.co.uk
Gemma Billington discovers East Sheen’s long-standing Italian eatery Mamma Mia, and owner Leonardo Giannini’s recipe for success
E
ast Sheen was once a village - at one point (pre Waitrose days) it comprised of six butchers and four fish shops, so I’m told by restaurateur Leonardo Giannini. Though, much like every other part of London, the area has changed practically beyond recognition over the years, one thing remains steadfast: Mamma Mia. The quaint Italian restaurant opened in 1976 and it still stands proudly on Upper Richmond Road nearly 40 years later, alongside the neighbouring deli and wine bar both owned by Leo. Originally from Puglia (the picturesque ‘heel’ of Italy), Leo has worked in the catering industry all his life and was drawn to the village like qualities of south west London. His brother and sister followed suit, and both help him out in the kitchen and restaurant floor. My companion and I have arrive for a leisurely lunch, and as it’s a pleasantly mild, sunny day, we’re sat by the window to take full advantage of it. Leonardo never sits still; greeting customers with a smile, holding the door open for them and rushing to answer the phone. ‘They (the customers) came when we first opened and they’re still coming,’ he says of his regulars. ‘It’s really nice’.
But there must be another reason for Mamma Mia’s longevity beyond the affable nature of its owner. Why do the people who first discovered it back in 1976 still come 37 years later? Why are the walls lined with Mamma Mia’s celebrity fans, including Boris Johnson, Zac Goldsmith and actor Tom Hardy? Well, the answer is simple: the food. Like the restaurant itself, which is laid-back and charmingly rustic in decor, the menu is authentic and wholly unpretentious. However, there isn’t a margherita pizza in sight - instead the options are pleasantly surprising in
diversity. Changing seasonally, (look out for dishes like panettone and pheasant over Christmas), the selection of meats are quite adventurous (veal, pigeon, duck and even calf’s liver) and there are plenty of vegetarian and seafood options. On the advice of Leo, my companion and I opt for today’s special (and Leo’s personal favourite): lobster linguine. After polishing off a simple tricolore dish for starters (avocado, mozzarella and tomato with plenty of punchy rocket), I tuck into the lobster with gusto - snapping off claws and gleefully getting stuck in with a napkin tucked into my top like a child protecting their Sunday best clothing. The meal is accompanied by a delectable Minaia Gavi 2012 white wine, which goes down a little too well for a weekday lunch. Though we’re positively bursting at this point, there’s somehow room for a slither of panettone cheesecake (absolutely delicious) plus a shot of rocket fuel espresso and a refreshing tipple of limoncello. Well, it would be rude not to. A simple yet authentic approach and excellent customer service is what is at the heart of Mamma Mia’s continuing success. I have a feeling that, no matter what changes East Sheen faces in the coming years, Leo and Mamma Mia will still be here to see it all.

Chris Baldacci cooks up a storm with Tapas Revolution founder Omar Allibhoy
I
would like to start by saying that this is a wonderful way to spend a Saturday. Learning to cook with Spanish master chef Omar Allibhoy was a fast-paced tour de force of top culinary techniques and tricks of the trade. The one-off four hour class at Leiths started like all good things should; by making a large jug of sangria. After chopping up the requisite fruits, adding just the right amount of spice, throwing them all in a pot to boil and infusing for a very short while, we were shown one of Omar’s favorite recipes, the easiest blackberry cheesecake you’ll ever make. Omar, the head chef and creative force behind the Tapas Revolution chain, is a wonder. His simple, understated delivery of what he had in store for our class of enthusiastic amateurs was comforting as we were handed a bunch of vegetables and told to make watermelon gazpacho. I am no slouch when it comes to the kitchen, but it was nice to know that this course catered to all skill levels. We were also greatly assisted throughout the class by the staff at Leiths, who are friendly, welcoming and extremely patient with silly questions. After the gazpacho, Omar gave us a masterclass in garlic. He explained, in his light but focused way, why garlic is probably the most important ingredient ever. There were several cloves in everything we made that day (apart from the sangria, thankfully) and I hate to imagine the garlic-breath I infl icted on my fellow passengers on the train home. Next we started work on the main course; bacalco en salsa
verde – or cod with peas and parsley for those of us none too cursive in the Spanish language. The recipe started with what could be conservatively called a bucket of olive oil and then the addition of four cloves of finely sliced garlic to the cold oil so it infused with flavor when heated. Then came flour and white wine and we left it all to simmer. That bit needed a few minutes to cook, so in the meantime we went about preparing the next dish on the menu; gambas al ajillo, or prawns with – you guessed it – garlic. As this course cost £140 per person, the quality of ingredients was top notch as one might expect. The prawns were a great example of this; none of your limp, pink and tiny prawns as you might be used to using, these things were huge and still in the shell. All we were told to do with these impressive crustaceans was to fry them in a little oil and add as much or as little chilli as desired. Then it was back to the hob to add the fat, delicious looking cod fi llet to the oil, garlic, flour and wine, also adding peas and a whole bunch of coarsely chopped parsley. Once all the cooking was done, we sat and ate the fruits of our labour right there in the kitchen, all washed down with the home-made sangria from earlier and rounded off with the delightfully light and flavorsome cheesecake. It was a glorious end to a great day. As we were eating, Omar toured the tables chatting away to everyone and we talked about his growing chain of restaurants, which have been a runaway success. Of his future plans, Omar said he was ’trying to grow Tapas Revolution as far as quality will allow’, meaning that he will not sacrifice the quality of his food to make a fast buck. In this day and age that’s a commendable quality, but judging by the calibre of both his cooking and teaching, I wouldn’t expect anything less. For more information on upcoming classes, see leiths.com 73

Linnea is the first venture of the Swedish born chef-owner Jonas Karlsson. Jonas will be concentrating on a modern European seasonal menu, with Swedish influences and monthly changes. The perfect “neighbourhood” restaurant is located on Kew Green, opposite Kew Gardens and just a stones throws away from the River Thames and Kew Bridge. Linnea is on the former site of Wine and Mousaka, which has undergone a total refurbishment and renovation in the last six months. The result being a new modern kitchen and elegant dining area. The restaurants interior has been designed by Elia Karlsson (Jonas’s wife). Linnea is the name of the national flower of Sweden, also known as the twin flower and its botanical name Linnaea Borealis. As we are located so close to Kew Gardens, it was also a very appropriate name. Linnea was also the name of Jonas’s grandmother who so inspired him with food and cooking throughout his childhood in Sweden.

PAINSWICK COURT GLOUCESTERSHIRE
THE HOUSE
THE AREA
Once the court house for the local area, Painswick Court has a wonderfully rich history. Take a nightcap in front of the roaring fire in the oak-pannelled Court Room, with it’s magnificent fireplace and hidden door up to the games room, or stay in the bedroom where King Charles I was once a guest during the Siege of Gloucester in 1643 – his ghost is still believed to haunt the area. Hosts Linda and Peter Lloyd provide a warm welcome to their typical Cotswold country house home, complete with lavender-lined entrance and rustic wooden doors. Yet the house is just as stunning on in the inside as it is on the outside, with it’s neutral contemporary interiors offsetting the original period features. Views stretch across the rolling countryside and the garden provides both a relaxing natural heaven and another great entertaining space, complete with dining area, hot tub and private cinema room. It really is the perfect place to host a party. We recommend hiring local chef James ‘Bob’ Parkinson, the man behind Made by Bob in Cirencester. Providing bespoke catering, his food is exquisite.
Known as ‘The Queen of the Cotswolds’, Painswick is everything you’d expect from a quaint Gloucestershire village – pretty, picturesque stone cottages, a beautiful church dating back to the 14th century and a cosy traditional pub, The Falcon, serving seasonal, quintessentially British food.
THE ACTIVITIES
Gloucestershire is renowned for being the very smartest part of the Cotswolds, so it’s no surprise to find the surrounding area littered with polo clubs, making it a perfect destination for horse lovers. To get involved, head to Edgeworth Polo Club for a relaxed lesson in the clubs gorgeous grounds or try Barton Stables for a peaceful hack through the beautiful Cotswolds countryside.
THE DAMAGE One week exclusive rental of Painswick Court costs from £13,000 (£925 per person) based on 14 guests sharing. Short stays start from £3,125 (£220 per person) per night based on 14 guests sharing. Minimum stay of 2 nights. Abercrombie & Kent Villas, 0845 618 2205; akvillas.com 75

A
s I carefully pick my way down the sheer face of a monstrous mountain masquerading as a black run, a blur of neon whooshes past me. What appears to be a medieval jester on skis is in hot pursuit. Apparently it’s not vertigoinduced lunacy but just another morning on the slopes of Laax, the very coolest of the ski resort in Graubünden, Switzerland. Having recently undergone a reinvention to become the freestyle capital of Europe, Laax is now full of neon-clad, powderjunkie, youthful energy. You probably won’t have heard of it. The region of Flims–Laax is still relatively unknown, despite its reputation for being one of the most snow sure destinations in the Alps. At just 1hour 40minutes from Zurich, it’s close enough to make childladen transfers bearable, yet slopes are surprisingly uncrowded. Plus with an almost perfect split between the levels of difficulty of the pistes, it’s a practical choice for families with varying levels of ability amongst them. When we visited in January, conditions were perfect and the slopes were all but deserted – a skier’s dream. But then, it’s not just the weather here that’s appealing; Laax boasts the largest halfpipe in Europe and snowparks to occupy avid snowboarders and skiers for days, so much so that the annual Burton European Open snowboarding championship is held here. We travelled with luxury holiday company Powder Byrne, who seem to have nailed the art of making family ski holidays enjoyable for all involved. Focussing on the idea of ‘bespoke experiences’, they’re very good at taking the stress out of skiing: personal travel consultants, private transfers (and fl ights, should you wish it) and a complementary ski guiding service for the duration of your stay too. Th is service is not just for the grown-ups; the Freezone Ski Guiding is specifically for teens who want to ski with friends but still need, ahem, adult supervision. These guides will take you down the best runs for the conditions, avoid those annoying bottlenecks and
secure the best tables for lunch. They also happen to mainly be made up of rather handsome men in their early twenties, which is guaranteed to put a smile on your teenage daughter’s face… Meanwhile, PB’s Yeti Club can keep pesky younger siblings entertained. Divided up into different programmes depending on age group, the club organises skiing during the day and activities in the evenings – from painting and sing-alongs for tots to bowling and ice-skating for tweens – so that parents can ski in peace. Alongside these programmes run more advanced ski courses such as the Freestyle Course, which teaches how to ride the half pipe, parks and rails, and develops technique for the snow park and freeskiing. Perfect for daredevil teens, classes take place both out on the slopes and in the Freestyle Academy at Laax Base Station. The Academy is Europe’s fi rst indoor freestyle hall, and is fi lled with trampolines and squidgy foam pits to let pupils practise big air tricks and jumps in safety before hitting the dedicated Fun Park on Crap Sogn Gion. Crap, incidentally, means rock in Romansh, one of the four national languages of Switzerland, and the local ‘Crap Bar’ in Laax will solicit a snigger out of even the most moody of teens. Further adding to Laax’s cool credentials is the resident Porsche chair lift. A sleek black beauty and world fi rst, it swivels to take you up the mountainside to Crap Masegn at a civilised 45 degree angle, allowing you to enjoy views of the Alps rather than the woman in far too tight salopettes in front of you. It also boasts solar-powered heating, making it one of the few ‘green’ ski lifts in the world, (alongside one powered by cow dung in Vermont, naturally). In fact, the whole resort shares the same sleek, designled feel as the chair lift, from the awardwinning rockresort accommodation to the loos at the Rock Bar on Crap Sogn Gion, where the one-way glass lets you admire the Alps and skiers walking past without them being able to see you. Whilst teens might love Laax, parents with more classical tastes will feel at home in adjoining Flims. Sat at the end of a sweeping tree-lined drive, the Waldhaus Flims

HEALTH&BEAUTY Mountain Resort & Spa sits on its own private estate bordering the village. Built at the turn of the 19th century, the hotel still maintains much of the grandeur of the era as it’s brimming with character. It’s an eccentric kind of place – there’s a dedicated hotel museum – and although some of the décor might be a little dated, it’s all part of the Waldhaus charm. The real draw though is the spa. With six saunas, a floating suite, a huge gym, an indoor swimming pool and an enormous range of beauty treatments, it’s a real beast of a place – which is just as well since the heated outdoor massage pool’s views across the mountains really draw in the visitors. Lazing amongst the bubbles as the steam blurs the alpine scenery, it really is the most fantastic way to soothe sore muscles after a long day of skiing. But if your muscles aren’t sore and the 220km of skiable terrain isn’t enough for you, it’s only just over an hour’s drive to Lenzerheide, a lesser-known resort popular with those looking for something off the beaten British-tourist track. Lenzerheide feels like something out of the 80s, filled with battered T-bar lifts and Germans in dodgy multi-coloured onesies, yet if you look past this you’ll find a relatively undiscovered gem which is set to be Switzerland’s hot new ski destination. Th is is thanks to a new ski lift that is set to open in 2014 linking Lenzerheide to its slicker neighbour, Arosa. Filled with wide, cruisey runs and fantastic hotels – the stunning Tshuggen Grand Hotel with its Michelin-starred restaurant and world-class spa being a prime example – it’s no wonder that Arosa got the royal seal of approval (Prince William was spotted skiing there earlier this year). Of course, that’s all great to know, but you’ll most likely have a hard time dragging your teens away from Laax for the day. Or home for that matter. Good luck with that. SWISS offers up to 19 daily flights from London Heathrow, London City, Birmingham and Manchester to Zurich. Fares start from £122 return, including all airport taxes. (Terms and conditions apply.) For reservations call 0845 601 0956 or visit swiss.com Prices from £2,787 per adult for 7 nights from 15th February 2014 or £2,562 per adult for 7 nights from 29th March 2014 for a Comfort Twin room at Waldhaus Flims Mountain Resort & Spa, Flims, Switzerland on B&B basis. SLOPE STARS Yearning for Glühwein and gondolas? Absolutely heads to the Swiss Alps to find the hottest hotels to yodel about this season
SPOTLIGHT ON: GSTAAD
E
legant palace hotels abound in Gstaad and the town has long been synonymous with belle époque glamour and escapism. Now with the arrival on an ultra-stylish new hotel, Le Grand Bellevue, Gstaad’s promenade is taking slopeside chic to a whole new level. Under its new owners, visionary couple Daniel and Davia Koetser, the communal areas of the hotel have a distinct rock ‘n’ roll elegance that bring Soho House’s international offerings to mind. ‘My wife and I have a great affinity with Gstaad,’ Daniel tells Absolutely. ‘We love it for its traditions and age-old institutions but feel there’s room for a dash of sassiness.’ Davia’s exquisite taste helps. A professional interior
designer by trade, she had much of the furniture custommade, including side-tables fashioned from antique Alpine walking sticks and a 17-metre Chesterfield sofa. Leonard’s, the main restaurant on the ground floor, serves bistro-style cuisine – think Braised Knuckle of veal saffron risotto, bouillabaisse marsellaise, baba limoncello and basil sorbet. For a more intimate experience, Le Petit Chalet nestled in the hotel’s grounds seats just 18. In the main house, there’s also a trendy Art Deco bar, cigar lounge, private cinema and 2,500sqm spa. All in all, it’s pretty special. Remember, you heard it here first.
SPOTLIGHT ON: ST MORITZ
S
t Moritz is an old favourite with the international upper class, and the newly refurbished Carlton Hotel is set to be this season’s haunt of choice. Now celebrating its centenary, the hotel was originally planned as a summer residence for Nicholas II, the last tsar of Russia, and still retains a decadent feel, albeit with a modern twist. Having been blitzed and bedazzled by the talented hand of Swiss interior designer Carlo Rampazzi, the hotel is characterised by playful creativity and colour, while key original features like the grand staircase remain. Each of the 60 lavishly decorated suites are south facing and overlook the famed lake, offering prime position for the array of eclectic activities St Moritz offers, such as greyhound racing, polo, ‘ice golf’ and cricket. An around the clock chauffer service delivers you directly to the ski lifts in just 3 minutes and upon your
return, a sumptuous selection of sensational teas and a first class spa await. If you have any remaining energy, the spa’s gym and pool will ensure your fitness levels reach their peak, but for the more sedate there’s also fantastic facials, massages and professional make-up sessions – perfect just before dinner. And when dinner is at Da Vittorio, the restaurant by three-star Michelin chefs Enrico and Roberto Cerea, you’ll want to look your best. Here you can expect a veritable Italian feast, but the elegant Romanoff restaurant on the historic Bel Etage also serves equally delicious classic fine dining. Carlton Hotel, St Moritz available from 800 Swiss Francs (approx. £555) per night on a half board basis, including butler service, minibar, access to the spa. Ski passes available for 25 Swiss Francs (approx. £17) per day when staying for two nights or more. For further information please visit carlton-stmoritz.ch

n Verbier, everything is haute couture and high velocity, so it’s no surprise that a brand new W Hotel (whotels.com) is opening there this December. The new W is a not only a big deal for the Verbier, it’s also a big deal for W hotels – this is the brand’s fi rst foray into the world of ski resorts. Featuring a ski-in, ski-out piazza and sunken spa, it has a great location right next to the Médran gondola, so you can be out of bed and on the slopes within minutes. What’s more, the hotel’s main restaurant will be a collaboration with two-Michelin-star Spanish Chef Sergi Arola, who is world-renowned for his inventive take on Spanish cuisine. Meanwhile, for something more sedate, Cordée des Alpes (hotelcordee.com) is a chic retreat at the other end of town. With 34 soft-lit suites brimming with cashmere throws and designer fi re places, there’s no smarter place to hang your fur boots. Did we mention it’s one of Prince Harry’s favourite haunts? Or if you don’t mind a mini-commute to the pistes, five miles from Verbier in the hilltop village of Commeire lies The Montagne Alternative (montagne-alternative. com), a collection of barns so beautifully
restored, you’d never know they were a hotel. Haybarn exteriors speak of a bygone era while interiors combine retro styling with floor-to-ceiling glass. The choices of faboulous digs are seemingly endless, but for real powder splendor, the Cabane du Mont Fort (cabanemontfort.ch) is a brilliant if adventurous choice. Clinging to the mountain at 2,457 metres above Verbier, it offers yodels of traditional Swiss charm at youth hotel prices. Access to the lodge is via a red run so you’ll need to ditch your suitcase and don a backpack for the duration of your stay, but waking up above the clouds and being the fi rst to lay tracks more than makes up for it. NEWS JUST IN: December will see the main Verbier ski area linked to Bruson by a new gondola running from Le Châble to Les Mayens de Bruson. With 44km of tree-lined pistes, the Bruson ski area is a great place to escape the crowds and try some 007-style skiing between tree trunks.

FOOD&TRAVEL THE HOTEL With the Folly, Matrushka have created a rural bolthole to make you wonder why cities were ever invented. Originally built in the 16th century, the cottage offers a chic, cosy and wonderfully indulgent take on country living, with all the crooked romance of exposed beams and old stone plus a ton of luxury touches to ensure your stay is defined by contemporary comfort rather than agrarian privation. There’s an elegant salon, a huge kitchen with Aga and butcher’s block, a dining area with a table for ten, a utility room, a cloakroom, a snug (with 50-inch plasma screen and Bose surround sound) and a vestibule with wood-burning stove - plus all the books, movies and welly boots anyone could ever need.
THE ROOM
The main house has four double bedrooms, while a separate garden studio contains another. That means bedspace for ten guests in total, and with each room brilliantly designed around its own theme, no one will feel they’ve drawn the short straw. The master suite is under the attic eaves and features an adjoining bathroom with spectacular copper bath, while the remaining rooms range from the soothing Provencal rusticana of the Dorothy to the colourful, child-friendly charm of the Toad (complete with antique rocking horse). The furnishings and decor betray a masterful magpie’s eye for everything vintage and unique – you’ll probably find yourselves talking about the many beautiful ornaments and objets d’art long into the cosy Cotswold night.

THE FOLLY
ESCAPE THE EVERYDAY WITH A TRIP TO THE FOLLY, A LUXURY COTSWOLDS COTTAGE EXQUISITELY RENOVATED BY NORTH LONDON INTERIORS SPECIALISTS MATRUSHKA a quiet lane on the fringe of the village of Didmarton. Within walking distance are a few neighbours, a teeny chapel and some lovely allotments teeming with raspberries and rhubarb. It’s all very Cotswolds in the best possible way, and the wider landscape continues the theme with its rolling pastures and grazing horses. The cottage is also just a few miles from Tetbury, which must be one of the nation’s best-preserved country towns – as well as being internationally renowned for its antiques shops and the rural seat of a certain Prince Charles.
THE GARDEN
Clamber from your car onto the sweeping gravel drive and the first thing you see is the grey stone and clinging ivy of the cottage itself; a few steps more and the garden is revealed. A lush lawn sweeps up to a near horizon shaded by a spectacular walnut tree complete with a swing, while a series of steps (plus a safely covered fishpond and cute hump bridge) lead down to a large paved terrace that’s perfect for entertaining. At the foot of the lawn is a full-sized tennis court and a couple of garden sheds, one of which contains tennis equipment, two mountain bikes and lots of stripy wooden deckchairs. By day, the garden is activity central; by night, it’s a sublime spot in which to sit and enjoy the stars.

Property I’d most like on my books and why... There are so many large family properties in Chiswick that I would love to have registered with my branch. Chiswick is a fantastic area for families, with easy access to the M4 and other convenient transport links as well as a great selection of schools available, such as the Belmont and Grove Park Primary Schools. Best place to invest... Devonshire Road is a great place to invest in, lined with beautiful terraced houses including many that have been refurbished into fantastic family homes as well as unique shops and cafés, it has a great community feeling about it where everybody knows each other. The most interesting property I have been involved in is... I once marketed a very old house in West Yorkshire, every time I visited the house it gave me chills. It looked like the owners had just vanished and left all their possessions where they had last used them, shoes and all. Finest property showcase... We have a charming three bedroom terraced house which sits a stones throw away from Devonshire Road on Glebe Street. The property is perfect for a young family or professional sharers, further offering a spacious, modern kitchen/ reception area with skylights, which gives the room plenty of natural light, two bathrooms and a private garden. £3,012 Per Month.

he demand for large family homes in Acton, W3 has increased quite dramatically over the last 18 months and Hamptons International are seeing more buyers from central London and further afield expressing a greater interest in the area. This is evidenced by sales such as this one; a substantial detached house on Perryn Road that went under offer at the asking price within just two days of first coming to the market and exchanged contracts four weeks later. “Having
sold a similar house in the area, we were confident in the values we were discussing with our client on this sale and of course Hamptons longevity in sales at this end of the market is one of our great strengths”, Matthew Gilbert commented. Hamptons International market
houses in W3 through both our Ealing and Chiswick offices, plus the rest of our extensive network, international and corporate relocation departments, ensuring the best possible marketing package available and the best chance of achieving strong prices.

he most thrilling thing about my position is that I never quite know what each day has in store; every new one brings different challenges and the energy here at Orchards of London is contagious! In my opinion, one of the most sought-after locations in Chiswick is Bedford Park. The properties have beautiful period features, and most homes are south facing. If I were buying a home, Priory Avenue in Bedford Park would be my first choice. For me, having plenty of entertaining space is vital as I tend to enjoy having guests on weekends. Lower ground floor conversions are becoming extremely popular in Chiswick, and I have noticed how more and more people are following this trend. Planning permissions are often difficult to obtain, so vendors have decided to build downwards instead of upwards. Some of the incredible conversions I have seen include private cinemas, indoor heated pools and fabulous entertainment spaces. We’ve had an incredible year at Orchards of London, and regularly get involved in so many meaningful charity events. We sponsor four local schools, Wasps FC and a local church – the lead up to Christmas is thrilling! It excites me to match the right client to the right property, getting involved with our local community, but more importantly, having a positive and lasting impact on Chiswick.
M
y career in estate agency began in 2008, and I have never looked back. As a people-person, I thrive in this environment as I get to interact with different people on a daily basis; this is one of the factors I have always found interesting as I constantly learn new things. The challenge to get what a client wants is invigorating. On a whole, Chiswick is an incredible place with a wide variety of hot properties. Devonshire Road is one of my personal favorites as it is ideally located near Turnham Green Station and has easy access into the West End. In my opinion, it is Chiswick’s equivalent to Portobello Road, and is peppered with small trendy boutiques, restaurants and bars. One of the current property trends in Chiswick are open plan kitchens and living spaces; a lot of refurbished homes have opted for these layouts due to the demand for spacious rooms, and families wanting to interact more with one another. Traditional rooms have taken a back seat as homeowners no longer want separated entertainment spaces. The London lifestyle can be very rushed at times, so properties that are easy to maintain are in high demand.

Vendor Advice Taking on a second home
I
t is important, when buying investment property, to fully consider all implications, particularly if buying a flat. Service charges will obviously erode yield, and on some developments the service charge can be £3000 - £5000pa. Additionally, there are buildings whereby you will need freeholder consent to rent the property out, and there are a still a few buildings where renting is “off limits”. Financing is also a critical part of buying a second home. If you are renting out a property, you will need lenders consent. This is straightforward if you are purchasing with a “buy to let” mortgage, however, if you choose to rent out your main residence and move into another property, your existing mortgage may not be appropriate for rental purposes. Many corporates looking to rent property require evidence that the landlord’s lender approves that the property is being rented out. Buy to let mortgages are readily available in the market for up to 75% of the purchase price. When doing the maths, it is sensible to factor in a 4-6 week void every year and do not forget - you will still need to pay tax on the income generated. We continually advise investors on the suitability of property for the rental market, likely income and how to present the property for best rental return. Thereafter, we offer a full lettings and management service and the company is a full member of ARLA.

THE BEST OF
BROOK GREEN VILLAGE
Annual price increase: 8% | Average house price: £564,211 (Zoopla)
KFH in conjunction with Zoopla.co.uk has compiled a selection of London village guides and found that living in or near to a village in London can typically command a premium in the region of 51%. Each month we’ll feature one of those villages, and this month we’re focusing on Brook Green village.
£2,850,000 F/H STERNDALE ROAD, W14 An extraordinary family home offering unique features and unbelievable potential to update and modernise throughout. Located along one of Brook Green’s most sought after roads, this property boasts five double bedrooms, a large reception and a beautiful eat in kitchen, in addition it also features a private garage, large stained glass conservatory to the rear which offers a unique entertaining space along with a balcony and top floor roof terrace with fantastic views.
Brook Green is a green and affluent oasis surrounded by some of London’s liveliest areas and is just five miles from Central London. During the 19th Century the historian Thomas Faulkner described the area as a ‘pleasant village’ and it remains just as popular and pretty, surrounded by Victorian and Edwardian terraces, mansion buildings and pretty cottages. The Green is the focal point and the village boundaries are made by Hammersmith Road, Shepherd’s Bush Road and Sinclair Road. Blythe Road is its heart where young profes-
sionals and families meet to enjoy all it has to offer, and with gastro pubs, rows of independents shops, well established restaurants and even its own annual literary festival, Brook Green has a fantastic, well supported community.
Interesting Fact : Brook Green Village holds 3 English Heritage blue plaques, for the artist Sir Frank Short, the composer Gustav Holst and the most influential textile design studios, Silver Studio.

providing property services across all sectors: sales, lettings, property management, new homes, affordable homes and commercial. We’re equally proud of the reputation for professionalism, reliability and integrity that we’ve earned over those years. No wonder our recent 30th birthday celebrations were a fullon fireworks affair. Thank you West London for the trust that you’ve placed in us since 1983. Long may it continue! rolfe-east.com
DOMESTIC BUYERS ARE THRIVING WITH RIVERSIDE QUARTER
“
Despite being an international developer, we are passionate about building homes that are designed to appeal to the local market and creating both high quality properties and a thriving community. With such strong demand for homes in London where there is also a chronic shortage of housing, we are proud to be providing homes for those in the UK. 75% of sales at Riverside Quarter have been sold to UK purchasers and this clearly demonstrates that new build developments can be successful when developers build a good product, designed for the local market. All too often developers in London have

Luxurious Lettings Lettings Advice Landlord Responsibilities
A
ll landlords should have cover in place for damage to buildings, appropriate contents and third party liability. It may not be necessary to take out new insurance products as many properties, such as flats and apartments, along with certain houses set within a private “estate” may well have existing insurance cover in place via the freeholder or managing agent, which could potentially be duplicated. Beyond buildings and contents there exists landlord and tenant products to cover a wide range of risks, which extends to cover damage and breakdown to household appliances, complete plumbing, electrical and central heating installations, rent guarantee, legal fees, non-performance and various forms of accidental damage. In an increasingly litigious society cover for legal fees is almost de rigueur. Assumptions are often made that a current household insurance policy will extend to provide insurance when the family home is let – it does not, unless the insurance company is advised, whereupon there may well be a variation in the terms of the policy. Such variations frequently include restrictions on cover to be provided when the property is vacant. Whatever the restrictions these must be incorporated within tenancy documentation so the tenant is fully aware of his or her obligations to avoid vitiation of the landlords’ insurance. Robust tenant referencing procedures undertaken by a suitably qualified letting agent may avoid the necessity to take out rent guarantee insurance, such insurances may be limited in their cover. Like all insurance products, speak with a specialist and read the policy before signing.

ABSOLUTELY Property
Ask the Sales Experts Our panel of professionals give you the edge in the property market
I
would recommend you ask your agent to assess your property and advise the appropriate steps to freshen up your home before putting it on the market. A neutral pallet is a safe bet and creates a blank canvas that enables buyers to envisage their furniture in a room. Very dark or bright colours are not to everyone’s taste and dark colours can make the room look a lot smaller. Kitchens and bathrooms sell houses so pay particular attention to these areas, making them as enticing as your budget will allow.

Where should I invest?
he London residential property market has proven to be a ‘hedge’ throughout the recession and against the uncertainty over some European economies. This combined with fears over other traditional forms of investment has seen investors turning to property in search of both capital growth and yield. Chiswick offers both these essential elements to investors with strong demand for one and two bedroom flats throughout W4 and West London that are easy to rent out, and access to transport is very good, a key factor in ensuring a good yield.

When is the best time to sell?
ypically it was the spring and autumn market that were the best times of the year to sell. However, over the past four years this has evolved, and the first half of the year is now the most active time. Most people buying a property with a garden ideally want to be in before the end of the summer so will start actively looking for somewhere to buy early in the year.

What common mistakes do sellers make?
ack of preparation is the most common mistake and can often delay the sales process. It is important to be organised, with all necessary paperwork such as any relevant planning documentation for the property and title deeds. Disclosure is also extremely important and completing the property information forms accurately and quickly is paramount, so as to provide buyers with as much information relating to the property as possible. It is also a good idea to instruct a conveyancing solicitor early. Ask them to prepare a draft contract and apply for the title deeds, while you collect all the relevant paperwork on the property such as building certificates for any structural building works carried out, and any valid work guarantees for damp proofing, etc.
Why hasn’t my property sold?
isten to your agent, they are the ones getting the feedback from buyers. If there are common trends or themes that keep cropping up after viewing, deal with them at the time. Be proactive and remember you are selling for a reason.
