Editor's Letter The soul cannot thrive in the absence of a garden,’ wrote Sir Thomas More, trusted Chancellor of Henry VIII (trusted, that is, until his unceremonious decapitation in 1535). And if that’s the case, space-starved Londoners must be a soulless lot. Well, north Londoners anyway, because here in South East we’re blessed with many gardens and plenty of parkland. Not sure what to do with your own small plot? May is the perfect month to get inspired, thanks to so many green-fingered locals who are throwing open their gates to the public in aid of the National Gardens Scheme. There are literally hundreds of beautiful, usually private, gardens in our area for you to visit but turn to p.53 to find out which six we’ll be heading to in the coming weeks. Our lead interview this month is with a man who certainly appreciates a good garden. Alex Monroe’s jewellery is whimsical,
beautiful and wildly popular, much like his new memoir, Two Turtle Doves. I chat to the Camberwell local on p.18 about what it took to write a book, run a business and have a family all at the same time. He also gives me some stellar cycling advice (he’s done Land’s End to John O’Groats, I can barely manage from my front door to the end of my street). And for those of you who, like me, want to get back into cycling after years out of the saddle, turn to p.25 for our local cycling special. Whatever you do this May though, head outside, if not for the good of your soul, then at least for the good of your suntan. Enjoy!

OPENHOME Juliana Cavaliero and Debra Finn of art & design consultancy Cavaliero Finn, have been taking part in the Dulwich Festival’s Artists’ Open House since it began eleven years ago. Here they tell Absolutely what they love about an open house and what they’ll be bringing to this year’s festival
F
or two weekends in May each year, the Dulwich Festival’s Artists’ Open House arts trail sees literally hundreds of artists and designermakers in and around Dulwich throw open their front doors and invite the public inside to see their work. It is one of our favourite parts of the Dulwich Festival. After many years of visiting exhibitions in the sterile, white cube spaces favoured by much of the art world, it became our aim to create a more familiar and less intimidating environment for people to see artists’ and designers’ work. We hope that our home-cum-gallery, which we open for the Dulwich Festival and in December each year, provides just that informal environment because for us, there’s no better way to experience art and design. When you’re invited into someone’s home to see an exhibition, there’s a real sense of intimacy and exclusivity that you don’t often get in a traditional gallery set up. In most cases you also get the chance to meet the artists, which can give you a wonderful insight into their works. For the festival this year we are curating two shows, one at our home-cum-gallery in Herne Hill and the other at the newly refurbished Belair House, in the heart of Dulwich. At both of our shows we’ll be hosting ‘Meet
the Maker’ sessions with some of our more established artists. These include a session with landscape painter and Threadneedle Prize nominee Gill Rocca, and a talk by ceramicist and sculptor Daniel Reynolds, ahead of his forthcoming show at the Museum of Arts and Design (MAD) in New York. Apart from the rich variety of work you get to see while on the arts trail, from paintings, prints, sculpture, photography and video, to ceramics, glassware, textiles, furniture and jewellery, the Artists’ Open House experience also offers interiors addicts the perfect excuse to have a nosey around other people’s homes. For this, Dulwich has much to offer as there are so many inspiring spaces in and around the village. We find it amazing to see how different people use and design their living spaces and we regularly come away brimming with ideas. This is also true for one of our clients Jordan Cluroe, finalist of the BBC’s Great Interior Design Challenge, who loves this aspect of the Festival. And, if like us, you are equally interested in design and interiors, you might like to know that Jordan and his partner Russell Whitehead of local interior design company 2 Lovely Gays, will be giving a talk at Belair House on Sunday, 11 May from 2-3pm. The talk is free to attend and you can see our exhibition at the same time. This year the Artists’ Open House looks set to be the best yet. SOUL JOE BROTHWELL TALKS TO FLIP-FLOP ENTREPRENEURS ROB & PAUL FORKAN ABOUT GANDYS, THE ETHICAL FOOTWEAR BRAND THAT THEY STARTED FROM THEIR BRIXTON FLAT
T
he story of Gandys flip-flops has all the makings of a Hollywood blockbuster. Tragic yet triumphant, the tale of two brothers Rob and Paul Forkan’s foray into footwear is nothing short of astounding. When Paul was just 11 and Rob 13, their parents, Kevin and Sandra, took them out of secondary school to travel the world. The Forkans swapped humdrum life in Croydon for the unknown. What followed was a nomadic childhood, which saw the family immerse themselves in different cultures. There was no grand plan; Kevin and Sandra simply wanted their children to see what life was like for other youngsters their age across the globe. Their first stop? India, where they helped in orphanages, distributing food and medicine. Yet this idyllic upbringing wasn’t to last. On Boxing Day in 2004 Kevin and Sandra Forkan were tragically killed when the Tsunami hit Sri Lanka. ‘People can’t quite believe that we made it 200km to the airport with no shoes, no money and no passports, having just lost our parents. But we’d been bought up differently,’ says Rob about the aftermath of the disaster. Channeling their grief, once back at home, the brothers threw themselves into humanitarian work. Following a heavy night at a music festival, Rob woke up with ‘a mouth like Gandhi’s flip-flop’. With that flippant comment, 'Gandys flip-flops' were born.
Back in their one-bedroom flat in Brixton – where Paul was relegated to the sofa – the brothers started taking baby steps to making their sandal dream a reality. They wanted the brand to be a fitting tribute to both parents, whilst somehow helping combat the poverty they’d encountered during their travels. Still, with little experience and limited resources, it took hard graft to get the business up and running. ‘Until a year ago, it was just me and Paul doing all the work. We were in charge of all of the product design and development. We started off with
a natural hemp product made in India, but we decided we needed something more durable and fashionable,’ Rob tells me. They went back to the drawing board and sought inspiration from their home away from home, India. ‘The rope strap is inspired by all the time we spent in India and the passport stamp nods to our travels,’ he explains. The duo decided to give 10%

They’re also aiming to build a children’s home in India over the course of 2014, the 10 year anniversary of the Tsunami. As the product evolved, interest in the brand grew, and the boys’ incredible story spread. The flip-flops hit the shops and sold out instantly in Topman. Paul was finally able to have his own bedroom. ‘At one point, we had staff members working in our

philanthropy
kitchen, but last summer we outgrew it. We decided to move our offices to Southfields because you get some really great spaces and it has a good atmosphere,’ says Rob. Paul has been seduced by the area’s epicurean offerings. ‘I’ve become really obsessed with Chanteroy, this little French shop. It's such good quality meats, cheeses and bread for such a good price.'
‘Getting to walk down Downing Street in flip-flops to meet David Cameron was a 2013 highlight’ Not that they have much time to enjoy the area. The brothers are constantly on the move, exploring new and exciting ways to expand Gandys. ‘Last year we did a lot of travelling. One of our biggest trips was going to India to see the kids we've helped so far. We love travelling – that's one of the main reasons we set up a flipflop brand,’ says Rob. Between endless meetings and flights the duo have also found time to woo big stores to
stock their brand. Billionaire businessman, Richard Branson, was the first international stockist of Gandys. Thankfully though, you don’t have to schlep to Necker Island to pick up a pair; Gandys have now teamed up with Accessorize, which means the flipflops will be available on the high street. Rob and Paul clearly had an incredible 2013, so when I ask what their highlight was, they have trouble picking just one. ‘The top three would have to be: working with Sir Richard Branson last summer, winning the WGSN Global Fashion award in November, and getting to walk down Downing Street in flip-flops to meet David Cameron,’ they enthuse. But not only has Gandys been recognised for its philanthropic work, it has also been heralded by the fashion industry. Last year, Gandys won the Footwear and Accessories category at the WGSN Global Fashion Awards, indicating it is so much more than the product of a charity concept – it's bang on trend. ‘We really didn't expect it so it was a great surprise for us. It felt awesome
to be recognised as a top fashion brand. Last year Cambridge Satchel won the award and we really admire them so we were very happy to be following in their footsteps,’ the brothers chorus. This recognition hasn’t gone unnoticed by fashionistas, with the style elite falling over themselves to step into the brand’s shoes; Jessica Alba, Jessie J and One Direction’s Niall have all been spotted sporting a pair. ‘Back when we were starting off in our one bedroom flat in Brixton, we made up a big poster that we called 'Famous Feet'. It was our target of all the celebrities we hoped would one day eventually wear Gandys. We would still love to see Catherine, the Duchess of Cambridge wearing a pair. She's the nation's sweetheart and we admire her for all the great charity work she does.’ Somehow, this doesn’t seem like a farfetched idea. If anyone can get the Duchess into a pair of Gandys – it’s this pair. gandysflipflops.com

OUT FOXED Hello, my name is Ilana and I’m addicted to East Dulwich. It’s chronic – to the extent that I feel uneasy outside of SE22. Yep, I get the shakes when I leave the confines of our neighbourhood.
I
’ll admit it: I’ve never really been an outdoorsy kind of person. Despite saying that I like ‘long strolls in the countryside’ like I’m a walking, talking dating advert, the truth is that I kind of don’t. I mean I do – in theory – but the reality is that I’d much prefer to be at home watching a Mad Men boxset. I like fresh air, spring flowers and clear blue skies as much as the next person but if I’m going for a walk I’d like it to be to an actual place; I’ve never much seen the point of an aimless ramble. Of course, I know I may not be in the majority. When my friends suggest we go for a saunter on Peckham Rye after a Sunday lunch in the pub, I feel my heart sink. I understand the logic of wanting to burn off a few calories but when we’re out on a walk and debating if it’s ‘crocuses’ or ‘croci’, I yearn for other stimuluses or stimuli - such as the Sunday papers, alcohol, and perhaps a game of Scrabble. I like simple, indoor pleasures. I can’t help it. Things recently came to a head when I arranged to meet a friend last weekend. He was getting the Overground and I was to find him near Honor Oak station. ‘Shall we meet at a bar?’ I asked. He said no. ‘A cafe?’ I suggested. He said no again. ‘I want to meet at the WW1 gun emplacement on top of One Tree Hill,’ he declared. Because he lives in East London and doesn’t see trees very often, I begrudgingly agreed. And as I embarked upon that almighty nightmare of a trek up the hill I began to feel guilty as well as breathless: I get to go to woods every day if I want to, whereas our non-SE22 friends don’t have the same luck. ‘This is brilliant,’ my friend said as he gazed down at the city through the clearing. ‘It’s great to be outside.’ I murmured my agreement but my mind and gaze were elsewhere. For, partially hidden under some trees (sycamore and ash, apparently), was a couple who were enjoying the great outdoors in a different kind of way. As they began to moan, my friend and I began to laugh, and I realised that the great outdoors isn’t so boring after all. Especially when it comes to stimuli like that.

Treasure Alexandra Jones meets jeweller and Camberwell local Alex Monroe to talk nature, memoir and the art of making Photography: David Stockings
T
he day that I meet Alex Monroe is one of those that makes you really rather glad to be in London. One of those hazy sunny days in spring that is crispy but not too cold, where rays follow you from behind buildings and your shadow wobbles long over cobbled streets. We bump into each other outside Alex Monroe HQ, a pretty, oddly shaped, rabbit den of a building that houses the shop (think: glinting trove of loveliness, stacked with display cases of gold and silver jewellery), a workshop, various small offices, a meeting room and a roof terrace. He is locking up his bike and I am running late thanks to a delayed overground train. During the course of our chat he explains that it is the only way he travels, brushing off my jitteriness: ‘you just have to be careful, you know? Don’t do stupid things like ride with earphones, people who do that shouldn’t be allowed on the road.’ And assures me that when you cycle regularly you realise ‘how seldom it rains. Actually I prefer cycling in the rain,’ he adds conspiratorially. ‘All the other buggers stay at home.’ Much taller than I’d imagined (in my head I had pictured a delicate jeweller stooped at a workbench, squinting through a monocle: a miniature man, working in miniature), Monroe is gregarious, loquacious and expansive in his compliments of his staff. And despite being a
creative, an artist, he talks about most things as about cycling, with a blithe practicality. He explains, for example, that he became a jeweller because when he tried to be ‘arty’ and to get work into galleries, he realised it would never make him any money. ‘I made some earrings and I sold them to a shop. They gave me sixty quid; I remember it was a cheque. I cashed it, went to the pub and had a few pints and some curry sauce and chips. I drank and ate that night and I thought, well this isn’t rocket science, I can make stuff and sell it.’ It is fitting then, that his memoir, a wonderfully readable 240 pages entitled Two Turtle Doves: A Memoir of Making Things was never really meant to be anything so fanciful as a memoir. Rather, it was meant to be an exploration of the thought processes of a maker, taking the reader through the rich webs of inspiration, from those first intangible sparks, through layers of design and re-work, to the final shiny product. ‘I’ve read books that have transported me to the world of a sailor or a sportsman or a housewife or a gardener or a chef,’ explains Monroe. ‘I love Nigel Slater’s Toast, that really let me into the mind of a foodie, of someone who lives through food. But I’ve never read a book that transported me into the world of a maker. The bits of memoir were just supposed to…support that.’ On both counts the book is a huge success. And no, I’m not being unnecessarily complimentary when I say this. On the one

We find out, for example, how the bee necklace – now wildly popular, Monroe’s calling card, even – was carved from a solid silver rod, how he added textures, how he soldered on the legs and delicate wings. On the other hand, the reader is given a glimpse into the whys of each object’s creation, through anecdotes from his own past as well as family history. The fact that his past – growing-up in an ‘un-parented’, ramshackle household, semi-wild in Suffolk – is particularly book-worthy certainly helps. All is described with great lucidity and the two modes (making and memoir) run together seamlessly to create a finished product that has that rare quality which makes you desperate to keep reading on, despite telling yourself that ‘no, you must go to bed at the end of this chapter.’ When I ask how it feels to have the book so well received (I read him a quote from The Spectator’s review: ‘a highly-wrought achievement...it’s difficult to think of a text that better describes the way in which lived experience is translated by high craftsmanship into art’) Monroe bristles happily. ‘It’s really, just, well, it’s brilliant. The thing is, it’s so much bloody work, writing a book!’ Monroe’s regular writing hours were between 9pm and 2 or 3am each night, after which he would wake-up at 7am each morning to go to work. ‘I wrote ten times more than ever made it into the book,’ he admits. ‘It was exhausting.’ But he would write another one? ‘Oh yes, I have some ideas, maybe a fiction but still centred around the workshop, it’s all I know really.’

As well as another book, Monroe mentions that he’s thinking of getting a business qualification, a degree of some kind, to brush up on the nuts and bolts of managing a business, the bits that, he explains, don’t come so naturally to someone who, if you cut him in half, would be a maker through and through. Here again Monroe’s practical side is much in evidence. So too when he attributes his success as a jeweller to the fact that, when he was starting out, instead of making the highly conceptual, minimalist pieces that were in vogue in the late 80s and early 90s, he decided instead to make pretty, wearable, whimsical jewellery that he knew would be more widely popular. This made him a name in foreign markets, Japan in particular, but for a while not so much at home. And from reading his memoir you get the sense that, had his upbringing not been quite so poor, had this not made it necessary for Monroe to be quite so practical, his knack for keeping an eye on the commercials of the business might have been subsumed by the artist in him. And he is an artist. A fact that is never more obvious than when he talks about his relationship with nature, the obsession with which has been the driving force for so much of his work. ‘I think it’s in the blood. I cycled Land’s End to John O’Groats with a couple of mates a couple of years ago and they were driven to distraction: I would just stop every two minutes because I thought I’d heard a particular cricket or I’d be half in a hedgerow, picking leaves. I always, always press flowers, which isn’t a particularly macho thing to do! They kept going ‘oh mate, what’re you doing?!’ because there we were, three blokes on bikes and I’d be like ‘Oooh! There’s a primrose, let’s stop for it!’ ‘Some people love Glastonbury,’ he explains. ‘They get excited by the idea of ten million people, all sitting in a field. If I even see a photo of Glastonbury I start to break out in cold sweats. But if I see a photo of Northern Canada, where there isn’t a human being within a thousand miles, I just long to be there. There’s almost a need to be a part of that kind of boundless nature.’ Here, I think to myself, I have found the part of Monroe that is not even a bit practical. Here, I think, I have found the topic that best brings to the surface his artistic soul: the wilds of nature speak to his most creative self. ‘But then, the trouble is, you can’t have that and have a nice decaf latte, so when the weather’s like this,’ he gestures round ‘you can’t beat London, really.’ Or maybe not.

Absolutely: How did you become a director? Luke Sheppard: When I was a kid I did a bit of accidental acting. A few stage things, then fell into a bit of TV and quite enjoyed it, as a hobby. I got to my later teen years though and realised that I was pretty terrible at it. So I began exploring other ways of working in theatre. I did drama at uni and while I was there I began making shows. I didn’t really realise that it was directing at that point. In my last year I blagged myself some work experience at the National Theatre Studio, making tea really badly (seriously, on my first day I spilled a tray of about seventeen teas all over their newly polished floor). Anyway, while I was there, I sort of realised that you don’t need to be at the National Theatre Studio to make shows, so I went back and made a musical in my bedroom with a couple of writers. It did better than we expected and after Edinburgh it came to London. AB: What’s the musical? LS: It’s called Jet Set Go. It’s a musical about cabin crew, of all things! It’s not the sort of show that we’d necessarily choose to create now but it really opened us up to the world of London theatre, which we had no experience of. The journey since has been a balance between projects like In the Heights, which is just the most exciting thing and finding assisting opportunities like I’ve had on Matilda and Singing in the Rain.

AB: Do you have a favourite play or musical? LS: I’m not sure if I have a favourite but I think the most inspirational moment in my life was when I saw Oliver at the Palladium. I was eleven and it was like nothing I’d ever experienced. I remember walking in and being gobsmacked that a place like that could even exist. When we left I told my mum that I wanted to be a part of something like that. I was actually very lucky because I blagged my way through the audition a year later and ended up in the show. Though I was probably more interested in what was going on backstage. Actually I met Cameron Mackintosh [Oliver’s director] recently and I told him that, which was a nice full circle. AB: Where are you living now? LS: I live in Southwark, just off Tower Bridge Road. I love the area. We moved there a little while ago and rented for a long time, watching these rents escalating beyond anything we ever imagined. We luckily found a way into affordable housing, which has meant that we can live there. It’s an amazing area: you have the Southwark Playhouse, Young Vic Theatre, The Old Vic Theatre, The Union Theatre. There’s a

real brush up of cultures. What’s fascinating is watching it change and evolve around us, which is one of the things that drew me to this piece, and to Southwark Playhouse. AB: Speaking of the piece, it’s very New York: Washington Heights [where In the Heights is set] is a very famous area of New York, even MTV have done a show there. Are you transposing it in any way? LS: No. The piece is about an area in New York that has a very strong Latino and Hispanic contingent. And those terms have to be used very loosely because it’s a way of grouping a huge demographic...and the spirit of the piece absolutely belongs to them. The key for me, is that the themes that it deals with are universal. Washington Heights, while still belonging to that community, becomes a synecdoche that can be applied much wider. When I first heard it, the music took my breath away. Then, reading the story, I realised that the narrative has something that really touched a nerve with me, living in the area that I live in at the moment. Watching somewhere like Elephant and Castle, which is being transformed, it’s absolutely what the people in the piece are dealing with. They’re living in an area that’s going through a process of gentrification, rents are escalating, they’re looking at these businesses that they’ve formed and this economy that’s running away from them and it’s the process of adjusting to that. They look to each other as a community to find a way through. So we’re remaining completely true to the spirit of the piece but there’s a reason we’re producing it in London, in 2014.
LS: I think it’s success in America is down to the universal subject matter. There’s something for everyone in there, it works across generations. Musically, yes it appeals to the children of the 90s and 00s, it’s sound is very current and relevant, but there’s also this undercurrent of a salsa beat. It also represents a few generations: you have the younger generation who are frustrated by what’s happening around them. You’ve got the mid generation who are looking at what happened previously and learning from that. Then you’ve got the older generation, and these are the first generation immigrants in this Latino culture. I think audiences are able to tap into that representation across the age spectrum. I think that’s one of the reasons that it’s successful. I think also it took people by surprise. When people ask me to describe the show I say ‘well it uses a Latin Hip Hop style to explore a weekend in the lives of these people’, and they sort of go ‘right, that sounds...interesting.’ But I think if we get it right it should feel absolutely natural that people use this form to speak in, and I think that surprises people.

AB: What are your ambitions for the piece? LS: We want people to come and engage with it, take something from it, be inspired by that celebratory environment which it creates. We want to do it justice at Southwark Playhouse. AB: If someone didn’t know much about it, are there any reference points that you could give them? LS: It’s unique in many ways, so it’s quite hard to give one specific reference point. If you imagine a salsa, Latino world, that is meshed and mangled with a contemporary MTV generation. That melting pot along with a story that is, at it’s heart, about the journey of a community. There really is nothing else like it, certainly not in our vocabulary, here. AB: The musical has been incredibly successful, winning the Tony award for Best Musical. Do you feel any pressure? LS: There is a real pressure actually. A lot of people who know about musical theatre hold this piece quite close to their hearts and when we announced that we were bringing it over, Twitter exploded. We sort of feel like the custodians of it’s entry into London. AB: Why do you think it has been so successful?

Absolutely hung out at Camberwell’s newest cycle shop and café, Cycle PS
A
ccording to the 2011 census, the number of people commuting to work by bike has increased by 101% in the last ten years. So many of us have been getting on our bikes that cycle-safety has become a hot-button topic and political parties have clamoured to come up with the best bikefriendly policies in the hope of attracting the cycle vote. ‘The popularity is down to a few things, I guess,’ explains Harvey Brown (pictured), manager at Cycle PS in Camberwell. ‘Bradley Wiggins winning the Tour de France, the Olympics, people caring more about the environment and obviously, cycling’s cheap and no one has any money!’
As with most popular pastimes, more and more communities are springing up with cycling at their heart. And thanks to a crop of new cycle cafés and clubs, sharing a love of the saddle is getting easier. In Camberwell, Cycle PS opened in December last year, just six months after launching their first outpost in Kennington. A bike shop and bar where you can get a cup of proper coffee (or, if the mood takes you, some Brixton-brewed beer), play a game of pool or get a pizza while you wait for your repairs, their success is thanks in large part to the fact that they’ve created a place where socialising is just as important as cycling. Owned by husband and wife team Liane and Martin Evans and managed by Harvey,
the place is bright and, despite the fact that it’s the middle of a weekday when we visit, buzzing with people. ‘Cycling is more social now,’ explains Liane. ‘Cyclists want to meet up and show their bikes and talk about them with friends. And with the Tour de France becoming more popular, we wanted to be able to screen it in a bike environment, where people can really get into it.’ With monthly ‘Pscycle Analysis’ talks, where repair demos and safe cycling discussions are capped off with a guest speaker (photographers, touring cyclists, authors), as well as film nights and screenings of big cycling events, Cycle PS attracts seasoned enthusiasts and novices alike. ‘I’d like to think we appeal to most people,’ Liane tells me, ‘from roadies to hipsters on their fixies.’ For the uninitiated (i.e. us) roadies are people who ride road bikes, with gears, and who mostly wear sports clothing to ride in. Fixies are the single speed, fixed gear bikes favoured by trendy types and, as Liane said, hipsters. ‘It’s an interesting community, fixies and roadies, one can become quite opinionated about the other,’ laughs Liane. ‘I think I’d definitely fall into the roadie category, I’m not cool enough to be a hipster.’ Not that it seems to matter to the scores of cyclists who have already made Cycle PS their local. As London becomes more cycle friendly – Norman Foster’s plans for a ‘SkyCyle’ highway that would be built above existing railway lines are currently being mooted – places like Cycle PS, with it’s relaxed atmosphere, good coffee and better beers will undoubtedly become the haunts that we all head to for a quick one after work. competitive cyclists. If you are struggling to get a bike that fits you, you can have one custom-built. Talbot Frameworks based at our shop, for example, has made frames for very tall people.
Absolutely: I haven’t ridden a bike since I was a child, which bike should I pick? David Hibbs: The first thing to think about is how you are going to use the bike because what you should pick will vary according to use. Some bikes are specifically for going fast on roads, others are for dealing with rough, offroad tracks. Talk to a bike shop about your expected use and they should be able to advise on the best model for you. For many people, a good starting point is a hybrid bike which is a mix of mountain (off-road) and road bike. This will handle a wide range of uses but won’t work for people wanting speed or to tackle really tough terrains. AB: What size bike should I get? DH: There is some guidance online (e.g. the Dawes website) but we would always recommend that you test ride a bike and make sure it feels right. All bike shops should work with you to make sure that the bike is not only the right size but that it is also set-up correctly for you (adjusting saddle height, steering stem length etc.) and some can sell you a technical bike fitting, though this is more for
AB: I’ve heard of the ‘cycle to work scheme’ but what does this mean? DH: This is a scheme that gives employees access to tax-free bikes and associated equipment (e.g. locks and helmets). The employer signs-up to the programme, then the employee goes to a bike shop to get a quote for the bike of their choice (up to £1,000). The quote is then input into the employer’s chosen system and shortly afterwards, the employee will get a voucher to take to the shop to exchange for the bike. The employee pays for the use of the bike from their salary. AB: Isn’t riding a bike in London very dangerous? DH: It’s true, there are too many accidents involving cyclists. Having said this, there is work taking place to reduce the risks. Whilst each accident is a terrible thing, we need to keep in mind that there are also many risks associated with inactive lifestyles!

DH: 1) Keep it clean! Difficult in the winter but well worthwhile. Clean your bike and lubricate the chain and it will run much more smoothly. 2) Keep your tyres pumped up, this reduces the risk of punctures. 3) If you are unsure about DIY maintenance, book it into a bike shop. If you run with worn-out parts, you damage other bits of the bike and this can cost you more in the long term. AB: What are you favourite British brands? DH: My favourites have to be Talbot Frameworks and Talbot Wheelworks, our own-brand bikes and wheels made here, in Crystal Palace. I have a soft spot for Dawes as they built the bike I rode from Land’s End to John O’Groats. I also love some of the Pashley bikes made in the West Midlands, where I come from. Carradice luggage is practical and stylish and I like the way that the people who make the bags (in Nelson, Lancashire) sign their work. Hope Technology is tough and great looking (and also made in Lancashire). I could go on (Brooks, Eastway, Raleigh etc.) but I suppose you can only have so many favourites! AB: Which brands do you think are best value for money? DH: Dawes and Raleigh have some great value bikes for those who are on a budget. AB: What kind of price range should you be thinking of for a first bike? Does price really matter? DH: Whether for an adult or a child avoid the very cheapest bikes. They tend to be heavy and built with poor quality parts which don’t work properly. For an adult bike I would start at about £250 – £300 but if you are going to use it heavily (e.g. for commuting every day) £350 – £450 would be a sensible entry level. £500+ gets you a better bike which will be nicer to ride and more robust. As you go up the price range you get lighter and nicer bikes but you don’t need a full carbon road bike (at £2000+) to enjoy riding it! Beware of second hand bikes. hether weeding or wedding, carnival or W Bestival, wherever we are in the great outdoors you can bet that horrible pesky pests will be there too. Not only do we have to be careful at dusk, when biting bugs are at their blood sucking worse, daytime dank undergrowth can be equally dangerous, making a little gentle pruning a perilous activity. The jury is still out on what exactly attracts midges and mosquitoes, but movement and carbon monoxide in breath are known to be high on their radar, once spotted the chemistry of your skin will determine if you are a likely target or not. The American Mosquito Control Association has determined that this predilection to get bitten is 85% genetic. There are, however, things we can do to protect ourselves; one of these is to avoid sweet perfumes. Switch to eaux de Cologne in the summer, not only are these fresh and refreshing fragrances

much easier to wear in the heat, many contain the very natural ingredients that mosquitoes hate; lavender, rosemary, lemon and other citrus notes. Madrid based Alvarez Gòmez (3) have been mixing their own particular Mediterranean blend of marvellousness for over one hundred years. Spanish lemon, French lavender, eucalyptus, rosemary, thyme all finished off with a sparkle of sunny bergamot. My top tip is to keep your Cologne in the fridge for optimum cooling effect. Despite their names Colognes actually originated in Italy, where they had a very humble yet noble beginning. Distilled by monks from plants in the monastery gardens, they were tonic potions that were made to be imbibed by the unwell. Gradually the passion for drinking these fragrant herbal blends turned into a fashion for wearing them.

Farina 1709 (8) is the oldest Cologne still in production; it is full of zesty, fruit citrus notes, with a twist of floral at the centre and a heavenly herbal base. Wonderful in any weather Farina 1709 comes into its own outside in summer. ‘Hungary Water’ – although many companies have used the name – is actually a generic term for a cologne type fragrance made popular by Queen Elizabeth of Poland (1305 – 1380). Derived from a monastic recipe typically ‘Hungary Water’ contains rosemary, lavender, mint, sage, marjoram, orange blossom and lemon. Crabtree and Evelyn (6) recently released a version of this scent, although you might want to go back to source with Budapest based Omorovicza’s Queen of Hungary Mist (7). It might be indelicate to say so, but mosquitoes like the uric acid in perspiration so a facial spritz with this subtle orange blossom scented toner spray will help keep them at bay. Originally made by Carthusian monks on Capri, who made use of native flora, the Carthusia range of fragrances enjoy a loyal and celebrated fan base. This
includes a certain Mr Clooney, a gentleman who knows more than a little about sartorial elegance and cuts quite a fragrant dash with his preferred Mediterraneo. Just launched is Carthusia’s collection of summertime Colognes: Acqua di Carthusia Aloe Vera (1) has cooling top notes of aloe vera and luscious lavender, whilst Acqua di Carthusia Bergamot (2) is Capri sunshine in a bottle. Paris based duo Sylvie Ganter and Christophe Cervasel have pushed the genre envelope with their Atelier Cologne range of self-labelled ‘Cologne Absolue’. These are simple fresh scents, in parfum strength. Orange Sanguine (5) just shouts ‘summer’ and that is one noise I love to hear. The last word, however, has to go to Roullier White’s very own Unstung Hero (4 – well of course we like it!); a deliciously lemon tea scented eau de Cologne with a naturally occurring amino acid, it renders the wearer invisible to flying, biting insects, without the need for any hideous chemicals. Jay Middleton tells Absolutely what made her, a desk-bound marketing bod who had never really enjoyed exercising, flip her whole life around to become a personal trainer
S
o, spring is here, the sun’s out, the blossom’s in full bloom and you can’t wait to get your trainers on. Am I right? No? Rather have a glass of wine in the garden? Me too. This might seem a little strange, considering I’m a personal trainer. Here’s the thing, even though I feel better when I exercise (in fact, I feel much better when I exercise and who doesn’t want to feel better?) I have a slightly weird relationship with exercise (deep breath, confession time). Let me tell you how we met… A good few years ago, after some pretty significant stress in my personal life, I signed up for a no-frills, army-style, 4-day boot-camp. I was mentally exhausted and as strange as this may sound, I thought that physical exhaustion might bring some relief. In a way, I thought the balm of tired muscles would soothe the mental aches and strains of the previous months. I’d never done anything like that before and I loved it because who knew I could flip a tractor tyre! But it wasn’t actually the exercise that I enjoyed the most, it was the team spirit amongst all of us. I liked the camaraderie, I liked the fact that we were all in it together. When others were flagging, I seemed to be quite good at jollying them along and encouraging them to stick at it. I really liked doing the motivating bit and it seemed to work. This was noticed by the guys running the boot-camp and they asked me if I’d ever considered going into personal training. I laughed. I mean, I was 12 years into a career in marketing, working at a pretty senior level. I
had all the trappings that came along with the high status: high stress and high anxiety. The following summer, I did another similar fitness ‘holiday’ in the hope of finding that same restorative feeling I got from the first one. Again, similar comments were made: people seemed to respond well to me, had I considered doing this type of
thing for a job? I laughed again. I liked being fit and healthy but I was certainly no fitness fanatic. The idea seemed bonkers, but a chord had been struck and I started to think that maybe it was time to turn my back on the daily grind and do something completely different? So I did. I resigned and enrolled to retrain as a personal trainer. If I’m honest, I felt a bit fraudulent as I went back to college. I was sure I’d be surrounded by super-ripped, super-fit individuals who spend every waking hour in a gym. And I knew this wasn’t me. I loved how I felt after exercise, I loved the endorphins, I loved the sense of achievement but personal trainers sleep in their gym kits don’t they? And run marathons every other weekend? And do tuck-jumps whilst waiting for their broccoli to cook? Qualifying as a personal trainer was the most disorientating and terrifying thing I’ve ever done but, without a doubt, the most rewarding. I absolutely love my job. Helping people to feel better, to have more energy, to sleep more soundly, to lose weight, or to take their fitness up a gear is a privilege. And I’m good at it. And the reason that I’m good at it is because I understand that heading out for a run, or jumping around in the park, can be daunting and isn’t necessarily at the top of everyone’s list of desirable things to do. So, what are the morals of my story? Firstly, take every opportunity to try something new. You might love it. Having a job that’s all about supporting and motivating others was new to me but I’ve never been happier. Secondly, it’s spring time, a time for new beginnings and fresh starts so set yourself some new goals. A few years ago, I decided to become a personal trainer and it feels really good to finally be doing it. And thirdly, now the weather’s getting nicer, dust off your trainers and get outside. Everyone feels better when they do a bit of exercise and not all personal trainers are fitness-obsessed machines with a penchant for shouting. Some of us are smiley and approachable. So if you’re struggling with knowing where to start (and that glass of wine is still calling), find yourself a trainer to get you off the sofa. North Cross Road Where: Off Lordship Lane and Crystal Palace Road, SE22 When: Every Saturday Why: It’s right on our doorsteps and the selection of vintage makes us ashamed of our high street togs (we just can’t pull off the vintage thing, alright?). A jaunt through the market is like a big ol’ community hug, as everyone knows each other and if you go often enough they get to know you too. Our Pick: Rye Books. Because ‘a reader lives a thousand lives before he dies. The man who never reads lives only one’ (thank you, George. R. R. Martin). And because of ‘their funny little bookmobile’ (thank you, Ilana Fox).
Where: Railton Road, SE24 When: Every Sunday, 10am – 4pm Why: There’s a bit of a carnival atmosphere at Herne Hill (music, dancing, drinking, cooking demonstrations) which means that each Sunday people are as jolly as if it were a bank holiday. As well as fresh and freshly produced food, there are artsy things and crafty things including handmade home wares and antiques. You can also pick up some vintage and vintage-inspired fashions. Great all-rounder, and everything is made or grown within 100 miles. Our pick: Jumi Jam. Newcomers to the market, but we took home one of their bitter orange and cognac preserves a month ago and we haven’t been able to look at a regular, supermarket marmalade since.
Horniman Farmers’ Market Where: The Bandstand Terrace, Horniman Gardens, SE23 When: Every Saturday, 9am – 1.30pm Why: Even though this market has only been going since September 2013, and only got its permanent licence a few months ago, its popularity is undeniable. As with most farmers’ markets, you can get a local, organic, sustainably grown marrow quicker than you can say that sentence. The location, on the other hand, that’s something you’d have to go far and wide to replicate. We could harp on for days about the beauty of the Horniman Gardens but instead we’ll leave you with this image: it’s Saturday morning, the sun is shining, you’ve got a freshly brewed coffee in your hand and the whole of London is stretched out before you. Heaven. Our pick: Mean Green. Expertly flavoured vegetarian food.

• Plain flour • 1 pack readymade short crust pastry • Greaseproof paper • Dried beans or ceramic beans to weigh down the pastry • 1 small cauliflower broken into small florets • 4 rashers smoked bacon roughly chopped • 1 onion diced • 3 eggs beaten • 500ml crème fraiche • Small bunch chives chopped • 100g grated strong cheddar • Salt and pepper
WHAT TO DO: 1 Preheat the oven to 170°c, 325°f or gas mark 3. 2 On a floured surface roll the pastry to the thickness of a pound coin and line a 23cm loose-bottomed flan tin, gently pushing the pastry into corners. 3 Line the pastry with greaseproof paper and weight it down. Cook for 15 minutes then remove greaseproof paper and cook for a further 8 mins or until the pastry is pale golden. 4 In a pan of boiling water simmer the cauliflower for 5 minutes then drain. 5 In a frying pan cook the bacon until brown, then remove. Turn the heat down and gently cook the onion in the same pan for 3-4 minutes until soft. 6 Tip the cauliflower, bacon and onions into the pastry shell. 7 In a bowl combine the eggs, crème fraiche, chives and half the cheese and season. 8 Pour the egg mixture into the pastry case and top with the remaining cheese. Cook in the oven for 30 minutes until the top is golden brown. Serve warm or cold.

ight plant, right place is what I was taught. It is so easy to get swept up in the bright summer displays in garden centres and nurseries and tempting to plant impulse purchases in difficult and challenging spaces. Although hope over experience can get you so far, with conditions such as those of a shady border, it is much wiser to select your plants with planning and care. A shady border need never be dull. Texture is the key to adding interest, but before we consider plants we should evaluate the aspect. There is shade; gentle and dappled with shafts of bright light at different times of the day, and then there is shade; dry, dark and unforgiving. Needless to say if you have the conditions of the latter then that is rather unfortunate and establishing any planting will be a labour of love. Most often shady gardens are shady because of overhead tree cover, so they’re dry too. Preparing your ground is vital. Well rotted organic matter, pH appropriate to your site should be incorporated in and around the generous planting hole. Prior to planting deluge, use two or three full two gallon watering cans of water into each hole before you put

Some plants to consider for a successful partly shady border:
the plant in to soak the surrounding earth. Let the water drain away and then place the plant in the hole, backfill with the original soil mixed with new organic matter, top soil, fertiliser and compost and then a final water and a mulch over the top to prevent water loss through transpiration. While the plants are young, watering will be vital throughout the drier months. It is tempting to buy larger specimen plants to start a scheme, but in shady spaces starting small (2-3L) is more likely to produce better and quicker results than planting a mature shrub. Smaller plants establish better and will attune themselves to the location and conditions much more easily. Colours that work best in the shade are, not surprisingly, whites, pale blues and pinks. These light shades help to brighten a dull space and work well against the foliage shades of dark green supplied by most shade loving shrubs. In order for your shady area to be successful, the key is in the preparation and research. Prepare your ground well and choose plants that the RHS’s A-Z of Garden Plants states as shade tolerant, or for a more contemporary approach, websites such as crocus. co.uk and shootgardening.co.uk are extremely informative and provide excellent advice. Taking the time to plan your border means that a once difficult space could be transformed into a colourful border that provides interest throughout the seasons. I
taly might not seem the ideal destination for a traveller in search of the unexpected; after all, the entire world is aware of the glories of the Old Country, from ancient Roman architecture to the style and sophistication of modern Milan. Most of us have seen too many snaps of goofy tourists prodding the leaning tower of Pisa for its oddness to capture our imaginations, and a single afternoon in Florence is enough to show that, whatever the magnificence of its attractions, they’re anything but undiscovered. Casting your wondering gaze on the original Venus de Milo is all very well, but nothing robs the moment of its magic like a two-hour queue and an accompaniment of squawking schoolkids. Take heart, though, because there’s still one corner of Italy that can provoke a revelation or two. Puglia is a huge region in the heel of the Italian boot that’s as rich in history as it is poor in actual wealth. Long neglected in favour of sparklier cousins such as Tuscany and the Amalfi Coast, a series of recent investments have begun to open the area up to holidaymakers, who are discovering that what Puglia lacks in glitz it more than makes up for in scenic beauty, traditional charm and exquisite food. What Puglia also has is Borgo Egnazia, a truly startling luxury complex located 45 minutes from Bari airport. Hidden away along winding roads in the deep southern countryside, it brands itself ‘a new concept in hospitality’ – and to be fair, it does offer something remarkably different.
Puglia is a dry yet fertile region of low limestone hills and rolling plains dotted with grottos and sinkholes, and the design of Borgo Eznazia takes this landscape as its inspiration, melding traditional forms with contemporary craftsmanship in strange and striking ways. The intention was to create a classic Puglian village tailored to very modern mores, and the ten-year project (which began in 1996) saw the owners plough €150 million into its construction. The resulting estate is spectacular and utterly unique, feeling at once completely new and as if it has lain there undisturbed for centuries. Built from ‘tufo’, a local limestone, virtually every aspect of the architecture and interiors bears witness to the region’s history. Glass walls showcase agricultural produce such as almonds and wheat, while antique farmers’ keys and piles of old newspapers (formerly used by farm wives for kindling) testify to the subsistence lifestyles of rural days gone by. The complex’s main building is built in the style of a masseria, a fortified farmhouse specific to Puglia, while the guest accommodations echo other forms of local dwelling. There’s La Corte, the main house, elegant and tranquil; Il Borgo, a ‘village’ of stylish contemporary apartments; and Le Ville, an assortment of indulgent private villas complete with chefs and private pools. My partner and I stayed in Il Borgo, which was perfect for us: relaxed yet lively with no lack of luxuries. The overall vibe was poised somewhere between sleepy hill town and buzzing film set, with cobbled streets opening on to a charming piazza that hosts live

entertainment every night during peak season. Cinema screenings, markets and music are just a few of the treats on the menu, all of which gain from the beautiful landscaping and flowering bougainvillea that trail over every wall, rooftop and neatly placed rural relic. If it sounds like Disney World via Cinema Paradiso, that’s because it is – but the artificiality of the environment is so brilliantly (not to mention expensively) realised that it never feels wrong. Indeed, this is where Justin Timberlake married Jessica Biel: an A-list endorsement if ever there was one. As if the singular styling of Borgo Egnazia isn’t pleasant surprise enough, Puglian gastronomy provides another revelation. Lovers of all things fishy will be in heaven, and the olives are out of this world. With six restaurants and bars on site (though not all of them open in low season), the options available range from haute cuisine to rustic Italian comfort food. The chef in charge of it all is Mario Musoni, a Michelin-

Musoni believes in zero food miles, and most of the produce used on the complex comes from its own estate. The results are gorge-worthy. Of course, eating feels so much better when you’ve earned it, and another advantage of Borgo Egnazia’s completist approach is that a veritable mountain of activities is available to exercise body and mind, from bike riding and watersports on the estate’s private beach to ceramics classes; in that sense, it’s a great place for a family trip. A few days in and already fearful of our return flight, we made a bid
to take a slice of Italy home with us, signing up for a cookery class hosted by a real live farmer’s wife. Using the freshest of ingredients (the tomatoes were almost laughably red) we made a simple pasta dish that tasted about three million times better than anything you might find at home. Not that we could recreate it later; some of the magic of the surroundings must have leached into the sauce. Last but not least on our hit-list was a trip to the estate’s Vair Spa, which stays true to the aims of the hotel by offering only Italian products and a variety of traditional treatments. My massage, followed by a private soak in the Roman bath, was just the thing to ease away the last few cares of home, and put me in good shape for a few forays into the countryside around the complex. It’s tempting, of course, to stay in Borgo Egnazia (not to mention the spa itself ) for the entirety of your stay, but a short drive around the local area reveals stunning coastal scenery, romantic olive groves and several beautiful small towns – including the fishing village of Gallipoli and Ostuni, a hill town of stunning white buildings. Of course, the one road you want to avoid is the one back to Bari and the airport. Yet after a week in Borgo Egnazia, there’s at least one thing to reassure you as you wend your way back towards normal life – the fact that there are still amazing discoveries to be made, and that they aren’t always as far away as you might think. hat are our children doing online? Most of us have little idea and we succumb all too easily to the collective hysteria when we hear about the latest vulnerable teenager who has apparently fallen prey to the pressures of a toxic digital world. Social media, online gaming and pornography can all be easily accessed by children, yet remain alien to many parents, and what we don’t know or understand, we fear. The media doesn’t help. The coverage earlier this year of the suicide of private-school girl Tallulah Wilson – who was apparently addicted to photosharing on the Tumblr website – was a case in point. self-harm or suicide. The knee-jerk reaction to each of these stories is to impose censure or bans; we want to protect our children by prohibition. But a leading child psychologist says we’ve got it all wrong. Professor Tanya Bryon believes that the idea that we can ‘protect’ our children from the internet is unrealistic and unhelpful for them. ‘How are we going to teach children to be responsible digital citizens if we don’t engage with them?’ she says. Prof Byron, who specialises in work with children and adolescents says: ‘There is a moral panic around the internet, this idea that it’s going to hell in a handcart …. that is irritating and unhelpful.’ Rather than demonising the digital world, Prof Byron says we must work harder to understand it and communicate with our children about what they experience online. Speaking at a conference on the need to build ‘emotional resilience’ in today’s high-achieving teenagers,
held at King’s College School in Wimbledon, Professor Byron says that risk-taking is a natural part of child development and parents need to understand that for today’s young people much of this ‘would now take place online.’ She notes the perverse irony, particularly in middle class families where, ‘We’re telling children that it’s too scary to go outside. We don’t let them out of the door into a real community but we then ‘tech’ them up with a multi-media emporium at home and send them into a much bigger global online community that we don’t understand.’ Prof Byron thinks our teenagers get a very bad press and described the present younger generation as ‘awesome’, the most emotionally articulate and engaged ever seen. Part of this comes through their engagement with the wider world via the internet. ‘Through their connectivity, kids are incredibly aware, but that doesn’t always help them. Awareness without life experience can sometimes be very challenging – so it is our responsibility to bridge that gap.’ ‘Digital technology is an exciting place to be. We must equip our children to cope with the bad parts’, she says. And we can only do that by knowing where they go and what they do online. Every parent should visit the sites their children visit. See what they see and read what they read, and only then can they really provide the support and guidance many teenagers desperately need. Prof Byron told the assembled audience of heads, deputy heads and pastoral heads from many of the UK’s top independent schools that they needed to do more, too. Banning phones or web access – as Eton did with SnapChat earlier this year – would not solve the problem. Just like parents and schools needed to be addressing the underlying issues associated with social media and online gaming sooner rather than later. Leaving such discussions until Year 9 was ‘too late’. Many pupils will have smartphones from Year 5 onwards and schools need to be engaging with pupils about their use from then. And old-fashioned parenting still has a role. ‘We can set limits’, she says, ‘we can say it’s time get off the screen just like we can say it’s time to stop eating chocolate cake.’

s mortgage lending grew by 43% in February, there are a number of other features that are returning to the mortgage market as lenders and buyers grow more confident of the sustainability of the housing market. The number of 95% mortgages has doubled since a year ago and the number of homebuyers borrowing over four times their salary is at its highest levels since 2005. However mortgage borrowing is still 40% down on the boom years. Th is is partly due to lenders stricter criteria before offering mortgages which includes affordability checks and stress testing on the assumption of higher interest rates. Mortgage Market Review regulations became law on 26th April and borrowers, including re-mortgages will need to produce more evidence on their income and levels of expenditure to demonstrate that they can afford the mortgage. It is therefore important that you keep your paperwork up to date!

eople with experience of property sales will know that there are a number of ways that estate agents can market properties and, in order to stand out from a very competitive crowd, estate agents are becoming more and more creative with their methods. The internet and a little imagination can go a long way. One development has been the introduction of the practice of marketing property on the basis that the buyer is asked to pay an “introduction fee” in addition to the agreed price for the property. This is, of course, the opposite of the normal arrangement whereby the seller of the property is responsible for settlement of the agent’s commission account. On the face of it, this is a “win-win” for the seller, but it is worth exercising caution when considering the buyer’s position. There is a suggestion that, when the buyer’s solicitor notifies the transaction to the Revenue, then he/she is obliged to reveal the existence of the introduction fee payment in addition to

lways being sent outside the class for talking, it was at the age of 15 years that I realised I needed to have a career where meeting people and communicating was a big part of my role. I was desperate to gain experience and become independent, mainly because I had money on my mind and working was the only way I was going to pay for my driving lessons. My mother convinced me I should at least do a year at college so I studied the only course I thought would be beneficial as a school leaver who did not really know what sector of business she would be heading to next. I studied Administration. It was through work experience that I entered my first ever estate agent. The branch manager was an old neighbour of ours who was selling our family home at the time. The company took me under their wing for two weeks and I knew after day one that this was the job for me. This is where my working career begun at the age of 17. Having now worked in the industry throughout the past 7 years I can honestly say that handing over the keys to a purchasers’ new home is still exciting, even for me. Herne Hill Free Film Festival
T
he Herne Hill Free Film Festival is back for 2014 and this year is set to be the biggest yet. Activities will be taking place throughout May across a number of Herne Hill’s most renowned landmarks, kicking off with a screening of Buster Keaton’s silent classic Steamboat Bill
Jr., projected onto the front of Herne Hill Station, with a live piano accompaniment. Over the following 4 weeks further outdoor screenings will be taking place at the Herne Hill Velodrome, Brockwell Lido and Brockwell Park in addition to plenty of other events for filmgoers. These include a return of the Herne Hill 48-hour Film Competition where judging is being led by Oscar winning producer David Parfitt, a screening of Treacle Jr. on location at Steve’s Café where part of the film was shot, a 3-part series of documentaries and talks on food and drink and a night of shortfilms linked to Herne Hill.

You then exchange contracts and on the day you move in your roll top bath has been replaced with a plastic avocado suite, your Victorian radiators are nowhere to be seen and you no longer have a kitchen! What do you do? OK, so this is the extreme and in the 12 years I’ve been working as an estate agent I have luckily never had to deal with such a situation. Where do you stand legally if any of those precious fixtures and fittings that drew you to spending the largest amount of money you will ever spend are gone? So let’s go back to the beginning. You see your dream home, you make notes and take pictures, you agree a sale and instruct a solicitor and very soon after you will receive a fixtures and fittings form from the vendors’ solicitors stating exactly what they are taking and leaving. Make sure you check this list thoroughly and if there are any discrepancies take it up with your solicitor. If you have agreed to purchase any items from the seller make sure your solicitor is aware of this too. If you then move in and find anything missing that wasn’t stated on this list you have a legally binding document to refer back to and, if need be, would stand up in court. What do you do if the seller has left you a loft full of his unwanted treasures? First try to make contact through your agent. It may well be he has genuinely forgotten about it. If you have no joy this way, contact your solicitor and see if they will contact the seller’s solicitor for you. If you still find that you are getting nowhere you can have the items removed ‘at a reasonable cost’ and try to claim it back from the seller, or the council will remove most items free of charge as long as you leave them outside your property. Finally, most people know if you leave items outside your property with a note saying ‘Free – please take’, by the morning everything will probably be gone.
