elcome to the fourth edition of the WM. Overall, Winkworth had a good year in 2018 and we remain optimistic for continued success. It’s been an interesting time with Brexit causing noticeable ripples in the property market and with many sellers adopting a ‘wait and see’ approach. However, a steady sales market prevailed last year and we have every confidence in a boost in transactions later this year. In the meantime, there are plenty of active buyers who continue to move the market for those in a position to sell. The rental sector has been consistent, with prices remaining broadly flat last year - you can read more about it on page 28. Landlords and tenants can expect to see some changes in the rental market this year due to legislative changes, so never has it been more important to get a good letting agent. Both landlords and tenants will need someone they can trust to guide them through. On page 34 you’ll find an impressive timeline that follows Winkworth from its infancy to where it is now. Since opening in 1835, much has changed but our moral values remain the same. After opening six new offices in 2018, we expect to grow the network further, investing in our people and working on our digital development to ensure we always offer the best service. or many newlyweds and twenty-somethings starting out in their careers, London is the obvious place to put down roots. Then, having established successful careers and made the most of the capital, they’ll migrate from city to country a decade or so later, no doubt in search of pastures greener, less stress and larger homes for expanding families. Data from the Office for National Statistics shows that 106,607 people have migrated from London to other parts of the UK since 2011. What’s interesting is that now, a significant chunk of that figure is made up of the younger generation heading for the hills too. This is likely down to a number of factors including convenient transport links countrywide and remote working becoming all the more prevalent. London house prices play a major part in it too. Last year, the average price of property in London came in at £729,105, pretty much double that in nearby Kent (£361,670), Essex (£359,066) and Surrey (£541,117). However, where parts of the London sales market have felt the effects of Brexit, many areas outside of the capital often have their own microclimate and will buck the trend when others face a plateau. According to Donna Pearson, Director of Winkworth Canterbury, the housing market in Canterbury continues to do well. “We predicted we would come back to a quiet January, but the pre-Brexit lull didn’t happen and we were kept busy for the whole month,” she says. This

was predominantly sales of middle to higher range properties by people with the money to spend. “Going forward, we are predicting that the second half of the year will be much more active,” Donna says. Like Canterbury, many areas along Britain’s irresistibly rugged coastline are doing well to deflect influence from the country’s political and economical climates, with more and more people acting out longheld dreams of moving to the coast. In fact, Brighton and Hove were among the most popular destinations - only after Birmingham - with people moving out of London within England. That being said, Steve Magee of Winkworth Worthing has noticed an influx of people moving from these popular areas into Worthing, enticed by its more affordable property. “I believe that as an area, Worthing is still viewed as having affordable houses and a stable market. Buyers have generally moved from areas like Brighton, Hove and Guildford where comparable homes are 20-30% more,” he says. These buyers will sell their current homes to buy a similar sized property for less money

in Worthing, where they can still facilitate working in those areas and have good access to London. “It could well be that Brexit is fuelling this as they are generally downsizing and are therefore happy to pay the prices here,” Steve says, “More than 80% of the transactions we had in the last six months were cash.” It’s refreshing to discover that there are some areas benefiting from Brexit, and in fact, as an office, Winkworth Worthing had its best year yet in 2018, fuelled by cash buyers in the later half of the year generally buying property worth £600k+. That being said, Steve has experienced fewer buyers registering and the ones that do, generally struggling to sell their own homes. These homes could be in various parts of the country and subject to individual regional markets where activity is not so buoyant. Elsewhere, the appeal of beautiful estuary town, Dartmouth, persists whatever the market. Its housing stock is varied and lots of the activities that surround the town are water-based, attracting a variety of buyers from London and across the UK. According to Director of Winkworth Dartmouth, Richard Blake, “Conditions and prices have remained steady over the last 12 months.” An overall sense of buoyancy seems to have been established across the UK sales market. While microclimates across coast and country have reacted differently to whatever has been thrown at them, with all things considered, you can’t ignore the market’s remarkable resilience.

hough Brexit has certainly cast a cloud of uncertainity over the country’s property market, it’s by no means all doom and gloom. A blanket wait-and-see approach seems to have been applied to the sales market, with buyers holding off until Britain’s political affairs prove themselves a little less complicated. However the lettings market seems to be faring better as a drop in sales boosts the demand for rental property. According to the Royal Institute of Chartered Surveys (RICS), tenant demand across the country rose - albeit modestly - in the three months to January 2019 and picked up in each of the last three quarters. A recent study commissioned by Winkworth showed that one in five English households are now in the private rental sector, up from one in eight a decade go. In 2017-18, this accounted for 4.5 million households in the country. It’s interesting timing though, as 31 January was the first time landlords had to file their self-assessment tax returns to include a 25% reduction in tax relief on their buy-to-let mortgages. It’s also the first time that this reduction will have resulted in a bigger tax bill to pay. But it’s not just landlords feeling the crunch. Rental values are expected to rise by roughly 2% over the next 12 months.

According to Claire Millward, Lettings Manager at Winkworth Northampton, certain areas of the town have already seen an average increase of 4% per year. What’s more, previous over-demand in the private rental sector in Northamptonshire meant that tenants had little choice when looking to acquire a long-term rental. With demand at its peak, many tenants felt pressured into taking a property as soon as it became available, as they knew that otherwise the property would be let within the week. Over the past 12 months, demand has become more in line with supply. This is not such a bad thing for landlords as they are now aware that they face increasing competition from good quality, high standard properties that are being marketed alongside theirs. Other areas across the country continue to do well. Somewhere like Basingstoke, which offers easy commuting into London and is under an hour’s drive from the coast, will always be popular. Anna Collier of Winkworth Basingstoke says that the area’s lettings market continues to grow with yields still coming out higher than most major neighbouring towns and cities. “The number of developments ongoing in Basingstoke, both residential and commercial, adds to the positive market, which we hope will assist in a steady market for 2019,” she says. Likewise, the coastal lettings market remains relatively buoyant; a try-before-you-buy approach is

often the norm in coastal areas among homeowners looking for a change in lifestyle. Worthing, for example, with its leafy terraces, wide open seafront and happy blend of contemporary and classic, has been revitalised by a new crowd of renters seeking the seaside lifestyle without the hefty price tag of neighbouring Brighton. According to Steve Magee of Winkworth Worthing, the lettings market is dominated by apartments with a good deal of enthusiasm for two bedrooms below £1,000 per calender month. “Mid-sized family homes rarely come to market but we could let them all day long with far more families looking to rent before buying,” he says. As the UK continues to adapt to ongoing political uncertainty and tax implications, the lettings market looks set to remain relatively resilient as more people than ever before look to enter into rental properties.

nly 30 minutes from London by train and with excellent transport links, Reading is a hub of commercial activity and home to a sizeable chunk of the capital’s commuters. The town centre is dominated by thriving shops and a £900 million railway station, soon to be the western terminal for London’s Elizabeth Line, while the University of Reading to the east gives the area a

distinctive buzz. With major international companies headquartered here, including Microsoft and pharmaceutical company Bayer, plus a large shopping and leisure centre, the Oracle, the town has a sturdy local economy. But it’s not all business. Straddling two rivers, the Thames and the Kennet, Reading is the hub of many watersports such as canoeing and rowing. A number of green spaces and quiet pubs can be found dotted along the riverfront, providing a quiet escape from the hectic town centre. Every year Reading Festival returns to the area, which, having started in 1971, has established itself as one of England’s biggest music festivals. The town also has a strong arts community with poetry, music and theatre performances held regularly at the Reading International Solidarity Centre (RISC) and the South Street Arts Centre. This fantastic economy and strong London links come with rapidly rising property prices. estled in a curve of the River Nene and home to more hectares of parkland than most of its Middle England counterparts, Northampton is one of the greenest towns in the country. My first day in estate agency was 13 March 2006 . I was 16 years old and it was my first full time job. I had just left a bricklaying course and a part-time job at Pizza Hut. What drives you to do a brilliant job?

I just genuinely love what I do. I think when you enjoy going to work everyday, it brings the best out of you and in turn you do a brilliant job. What has been your most memorable transaction?

Whiteford Cottage, a property in Stoke Holy Cross sold in the summer last year. This is memorable because of what the vendor said to me on the day of completion. She came in with her keys and said to me that I had changed her life. She never believed that she would be in a financial position to buy a detached bungalow because she never thought she would achieve the price we valued her home for – we did, and we did it within five days!

What advice would you give to someone moving here for the first time?

Make sure you discover the scenic walks Poringland and the neighbouring villages offer. What are the best-kept local secrets?

Definitely the farmers market and the food in the Railway Tavern. Why should a vendor or landlord instruct your office?

We love what we do and that reflects in the service we offer. We always go above and beyond for every client. Our proactive marketing supersedes our competitors and the results show. Fun fact about the area?

In December the streets of Poringland come together for the annual Santa run in aid of EACH childrens charity. The route is flooded with members of the community dressed up in Santa suits. We were the proud sponsors this year. What is the most common mistake people make when buying or selling, and how can others avoid it?

Often I see people fall in love with a property but they can’t get themselves in a position quick enough to be able to go for it. My advice would be to market their home and secure a buyer first, in order to make their position to buy much stronger.

M: Lucy and I were involved in helping a famous Hollywood film star sell off his Bath properties. If money were no object, where would you live and why?

L: I would buy one of the townhouses within either one of Bath’s famous crescents or The Circus. I love classic Georgian architecture and Bath has some of the finest examples in the UK. What do you love about the area?

M: Bath is the UK’s only UNESCO World Heritage City but it feels more like a village. It

uying a property overseas is a lifelong dream for many. Nothing is more exciting than selecting a lifestyle and a country that suits your needs. But as with any property purchase, there are a number of things to consider before you take the plunge, not least location. You’ll want somewhere that is convenient for transport links and doesn’t cost a fortune to get to. France, Spain and Portugal are among the most popular destinations for Brits setting up sticks in sunnier climes; Spain hosts the largest group of British expats in the EU at an estimated 309,000. Spain’s Costa del Sol is 100 pleasurable miles of cosmopolitan golden sands and a constant favourite with British property hunters. It averages 2,900 hours of sunshine each year compared to Brighton with 1,570. What’s more, it’s a real international melting pot comprising 137 nationalities, according to the last census. This means you’ll have no problem finding an English-speaking lawyer, surveyor or any other property professionals you might need. In France too, the process of buying is straightforward since the British have been buying homes there for so long. It’s also worth noting the range of environments to choose from with ski slopes, seaside and everything in between - because it all boils down to lifestyle in the end. You could go for a flat in Paris, with no garden but a terrace, lending itself perfectly to lock up and leave or rent out on Airbnb. On the other hand, a second home in the south of France will more easily afford a beautiful garden, swimming pool and easy access to the sea. In which case, you might fly to Nice where you can rent a car at the airport to get you from beach to bakery and back again. Property maintenance is another point to consider; a little Parisian flat should be fairly low-maintenance, whereas a larger farmhouse with land in the Lot region or a poolside villa in Nice will need more attention. If it’s beaches you want, you can’t go wrong with following the 49,000 Brits currently living in Portugal.

The Algarve - with Faro as its pseudo-capital - offers the promise of playing golf all year in the sunshine, while Lisbon appeals to expats and retirees for whom the Algarve is too sleepy or seasonal. Faro airport is well serviced with frequent flights and is an easy half-hour drive from popular spots on the central Algarve. It’s worth bearing in mind that if you plan to stay in Portugal for more than three months, you must register at your local Câmara Municipal (town hall) within four months of arrival. Here, you will be granted a residency certificate for five years or however long you intend to stay. Registering will allow you to access services like social security, healthcare and education. Just as there would be if you were buying a property in the UK, there will be a range of other costs besides the purchase price when buying overseas. You may need to consider bank transfer fees, furniture shipping, taxation and insurance costs. Above all, what’s crucial is that you take the time to have a good look around your chosen region first, and where possible, try before you buy.
