elcome to the fourth edition of the WM. Overall, Winkworth had a good year in 2018 and we remain optimistic for continued success. It’s been an interesting time with Brexit causing noticeable ripples in the property market and with many sellers adopting a ‘wait and see’ approach. However, a steady sales market prevailed last year and we have every confidence in a boost in transactions later this year. In the meantime, there are plenty of active buyers who continue to move the market for those in a position to sell. The rental sector has been consistent, with prices remaining broadly flat last year - you can read more about it on page 28. Landlords and tenants can expect to see some changes in the rental market this year due to legislative changes, so never has it been more important to get a good letting agent. Both landlords and tenants will need someone they can trust to guide them through. On page 34 you’ll find an impressive timeline that follows Winkworth from its infancy to where it is now. Since opening in 1835, much has changed but our moral values remain the same. After opening six new offices in 2018, we expect to grow the network further, investing in our people and working on our digital development to ensure we always offer the best service. t’s not all about Brexit. London has experienced one of the most disrupted 10-year property cycles on record, set in motion by the financial crash of 2008. House prices certainly bounced back between 2010 and 2014 as global wealth flooded the capital, but tax changes, two general elections in close succession, the EU referendum and Brexit-related job uncertainty came together to shake things up again. You could even go as far as to say that Britain’s break up with the EU has merely cast a cloud over what was already a rocky landscape. Never has correct pricing been more crucial. But with all things considered, many markets across the capital have proved themselves to be rather resilient. According to Charles Mitchell, Head of Sales at Winkworth Tooting, the market in the south London neighbourhood has remained fairly robust over the last 12 months. “Prices have stayed flat across the board, however asking prices are having to be much more in line with the actual selling price,” he says. With stamp duty relief and first-time buyer ISAs, Charles observes that the largest demand comes from first-time buyers under £500,000. This coupled with low interest rates and a lot of choice makes for the perfect buyer’s market in his area. The same can be said for New Cross, where according to director Sean Doyle, the buying demographic is predominantly first-time buyers, followed by developers and investors. The south

London postcode has an unrelenting energy and a buzz that stems from Goldsmiths University. Serviced by two Zone 2 stations, New Cross and New Cross Gate, the area is further gaining popularity with city commuters. Pair this with its position sandwiched between popular Peckham, Deptford and Brockley, its two conservation areas and its selection of Ofsted-rated Outstanding schools, SE14 is an area prepared for regeneration. While the relentless Brexit discussions continue and the UK’s future appears momentarily blurred, property buyers are grabbing this opportunity to purchase in New Cross. North of the river, many areas saw prices contract during the last year but have since stabilised. Hamish Allan is Associate Director of Winkworth offices in Islington, Highbury, Hackney and Shoreditch. He says that price restrictions and a lack of supply has come about from buyers realising there is unlikely to be any sort of capital increase in the near future. However, the height of the reduction came at what would naturally be a quieter market anyway - the winter

months - so it’s nothing to worry about. “For me it’s a positive sign,” Hamish says, “This restriction in supply has most certainly stabilised prices. In the middle and tale end of last year, purchasers had a huge amount of choice but despite the supply, we see a lot more commitment, lower fall through rates and we are able to guide and push people up a bit further.” He believes that this is because the buyers entering the market are doing so with a very clear outlook as to where it stands now and are keen to take advantage of it. It was overinflated and has come down quickly. Similarly, prices in Barnet contracted slightly last year but remain stable, with lack of supply being a major market theme. Paul Grover of Winkworth Barnet says that although we are in a buyer’s market, a lack of confidence is driven by the uncertainty surrounding Brexit. Nevertheless, Winkworth Barnet enjoyed a busy year with many families moving into the area for its clutch of extremely well-regarded schools (some of the best in the country), green spaces and significant number of characterful properties. What’s evident is that there are a number of buyers sitting on the fence at the moment, wanting to give themselves a bit of space between taking the plunge with a property and whatever happens politically. But Brexit or no Brexit, it’s unlikely that we’ll see massive changes either way. Price restriction & supply isn’t necessarily being led by those awaiting the fall-out from Brexit before entering the market.

ondon’s rental property market proves itself to be pretty resilient amidst a rocky political and economic landscape. The eye-watering deposits needed to buy a house, the burden of stamp duty costs and the uncertainty of Brexit all mean that many people are struggling, or choosing not to get on the ladder, and will instead continue to rent. In fact, the rental sector is set to play a more important economic role than ever before as it provides flexibility and value to both renters and landlords. That said, the market isn’t as it used to be, due mainly to changes in taxation (from 31 January landlords had to file their self-assessment tax returns to include a 25% reduction in tax relief on buy-to-let mortgages), increases in property licencing and the impending tenant fees ban. With these costs impacting landlords, it’s predicted that rents too may be affected. So far, lower levels of immigration across the capital have guarded the market in some areas against any increase and according to Carl Burgess of Winkworth Shepherd’s Bush, rents in the area have been broadly flat or lower than normal in the last 12 months. However, with the new crunch on landlords, Carl anticipates a rental increase of 7-8% in the next few years. Lucinda Richardson is a Director at Winkworth Notting Hill. strong activity in January and February, which consequently has balanced out supply and demand. “We’re now letting around 40 properties a month which is the same sort of level we saw in the good old days, when the rental market was very strong,” Lucinda says. What this means for landlords is that properties are renting more quickly; they’re not hanging around empty for months. “What has definitely changed over the past year is that people actually leave it very late to look for a property - because they can.” Provided things are priced sensibly, landlords can expect to let a property in the last four weeks of a tenancy being seen out. Lucinda explains, “We tell landlords not to panic; they don’t need to put it on too early because it can end up sitting around for ages.” Winkworth has reported a 40% increase in applicants looking for a new home to rent so far this year. Certainly in Kingsbury the number of applicants is high, with demand outstripping supply in the current market. According to Ajay Bathija of Winkworth Kingsbury, changes to mortgage relief mean that there are less buy-to-let investors entering the market resulting in a larger supply of tenants per property. “Prices have now stabilised and, for now at least, there is a larger number of tenants than available properties,” Ajay says. Nevertheless, the landlords who are letting are

appreciative of the longer tenancies afforded by families, so there are a number of properties still taking slightly longer to let. The other side of the coin shows an emerging trend of renters adopting a buyer’s outlook, taking longer to find the right property and even refurbishing properties to improve the standard before taking up tenancy. One interesting feature to come to light in this changing outlook has been the difference in rents between properties that are presented in excellent condition and those that are perhaps in just a more average condition. Carl explains, “Two flats that are exactly the same with the exception being that one was recently refurbished and the other was in average condition were let within weeks of each other. The former benefited from a 4% rent increase and was empty between tenancies for only three days, while the latter suffered a 10% decrease in rent with a 24day gap.”

hought to be the beating heart of London, the West End is unlike any other neighbourhood in the capital. Here you’ll find many of London’s best bars and restaurants jostling for position among shops (both boutique and chain) and reputable galleries. It also boasts a clutch of worldrenowned theatres and most of the city’s major tourist attractions, making it London’s main commercial and

entertainment centre and home to one of the largest business districts in the UK. Soho especially, with its tiny, cobbled streets and reputation for being one of London’s more buzzing areas, is densely packed with trendy eateries and promises a brilliant night out. Much has changed in 25 years and there's a lot to be said now for the justification of the West End as a residential area. Some streets are better than others; the best in Covent Garden are Henrietta Street and King Street. Areas like Neal’s Yard and Chelston Street are also very popular. In the eyes of 20142015, prices were high at around £2,200 per square foot in Covent Garden. In today’s market, prices are pitched anywhere between £1,400 and £1,600 per square foot. But prices vary considerably between Covent Garden and Soho, depending on where you are in those areas; one major amenity - a theatre, art gallery or nightclub, can drastically change the price of property from one street to the next. Property types vary greatly. Currently underway is the sale of a £1.9 million pad with one of the best roof terraces in Covent Garden, but one beds are perhaps most plentiful, the average selling for around £650,000. In the last proper crash of the late 80s and early 90s, the West End’s property market was one of the least affected and was the first to bounce back. What also keeps the market fairly balanced is that it’s not governed by family change or lending, but instead is popular for second homes and foreign investment. A

n attractive alternative to nearby and popular Clapham, Balham and Brixton, Streatham’s reputation as a residential hotspot is on the rise. Just five miles from central London, the neighbourhood is exceptionally wellconnected and serviced by three train stations. On its doorstep and also easily reached are Peckham, Croydon and Dulwich. Streatham is portioned by the A23 which is one of London’s major A roads, running down as far as Brighton and dating back to Roman times. Initially known as The Roman Road, it has been a prominent feature ever since, shaping the area’s development. Throughout the 18th century, Streatham remained largely unchanged but gained popularity for its natural springs, known as the Streatham Wells, which were extolled for their health benefits. The reputation of the spa and vastly improved roads attracted wealthy people from the City of London, many of whom chose to build their country residences in the area. The popularity of Streatham continued long after the First World War when a number of prominent amenities

such as the Streatham Hill Theatre and the Streatham Ice Rink incited a reputation for the town as the West End of south London. In the last 10 years, a growing high street, excellent schools and modern apartment housing have given SW16 a new lease of life. Millions of pounds have been spent regenerating the area, making south London an area of rich pickings for homeowners. Property in the area varies greatly; from lateVictorian to fabulous Edwardian and Art Deco houses. The High Road is home to a number of mansion blocks which are among the more elegant properties in the area. Last year, most of the properties sold in Streatham were flats, selling for £413,914 on average. Terraced properties sold for an average price of £605,560, while semi-detached properties fetched £808,162. During the last year, sold prices in Streatham were similar to the previous year and 8% up on 2016 when the average house price was £484,185. How long have you worked in property?

I joined Winkworth in Chiswick 35 years ago and have worked under its umbrella ever since. My sister Nicola joined Winkworth in Beckenham 30 years ago and my brother Guy joined Winkworth in Battersea 28 years ago. Winkworth opened in Blackheath 45 years ago and is one of its longest established agents. In fact, Nicola worked there prior to us taking over. My wife and I took over the franchise in 1993. What drives you to do a brilliant job?

How long have you worked in property?

I’ve been working in this office since I was 17. I don’t like to admit it, but that’s nearly 30 years… What has been your most memorable transaction?

One that sticks out is a four link chain. The top two were selling through us and another property relied on a buy-to-let mortgage. It was already a complicated transaction with various buying agents and strongwilled solicitors. After months of negotiations the lender on the buy-to-let, who had already provided a mortgage offer, said they would not release the funds until there was a signed tenancy agreement in place. Our office personally rented the flat for six months to allow the buyers to proceed. We were able to exchange and everyone breathed a sigh of relief! If money were no object, where would you live and why?

I don’t think I could ever leave Putney, though it would be lovely to have six months of the year on the silver coast in Portugal just outside of Lisbon.

Get to grips with the different areas. Putney has a lot to offer once you stray from the beaten track. Why should a vendor or landlord instruct your office?

We’ve been established in Putney for 40 years, longer than any other Putney agent. We have a dynamic and enthusiastic team who always go the extra mile. Fun fact about the area?

The Green Man pub dates back to 1700 and used to be a popular spot for duelling; even the Prime Minister at the time, William Pitt, fought with a fellow MP there. Luckily they both survived and enjoyed a nice pint afterwards. Now the garden in the summer is a lovely spot for a drink after a walk in Putney Heath. What is the most common mistake people make when buying or selling, and how can others avoid it?

uying a property overseas is a lifelong dream for many. Nothing is more exciting than selecting a lifestyle and a country that suits your needs. But as with any property purchase, there are a number of things to consider before you take the plunge, not least location. You’ll want somewhere that is convenient for transport links and doesn’t cost a fortune to get to. France, Spain and Portugal are among the most popular destinations for Brits setting up sticks in sunnier climes; Spain hosts the largest group of British expats in the EU at an estimated 309,000. Spain’s Costa del Sol is 100 pleasurable miles of cosmopolitan golden sands and a constant favourite with British property hunters. It averages 2,900 hours of sunshine each year compared to Brighton with 1,570. What’s more, it’s a real international melting pot comprising 137 nationalities, according to the last census. This means you’ll have no problem finding an English-speaking lawyer, surveyor or any other property professionals you might need. In France too, the process of buying is straightforward since the British have been buying homes there for so long. It’s also worth noting the range of environments to choose from with ski slopes, seaside and everything in between - because it all boils down to lifestyle in the end. You could go for a flat in Paris, with no garden but a terrace, lending itself perfectly to lock up and leave or rent out on Airbnb. On the other hand, a second home in the south of France will more easily afford a beautiful garden, swimming pool and easy access to the sea. In which case, you might fly to Nice where you can rent a car at the airport to get you from beach to bakery and back again. Property maintenance is another point to consider; a little Parisian flat should be fairly low-maintenance, whereas a larger farmhouse with land in the Lot region or a poolside villa in Nice will need more attention. If it’s beaches you want, you can’t go wrong with following the 49,000 Brits currently living in Portugal.

The Algarve - with Faro as its pseudo-capital - offers the promise of playing golf all year in the sunshine, while Lisbon appeals to expats and retirees for whom the Algarve is too sleepy or seasonal. Faro airport is well serviced with frequent flights and is an easy half-hour drive from popular spots on the central Algarve. It’s worth bearing in mind that if you plan to stay in Portugal for more than three months, you must register at your local Câmara Municipal (town hall) within four months of arrival. Here, you will be granted a residency certificate for five years or however long you intend to stay. Registering will allow you to access services like social security, healthcare and education. Just as there would be if you were buying a property in the UK, there will be a range of other costs besides the purchase price when buying overseas. You may need to consider bank transfer fees, furniture shipping, taxation and insurance costs. Above all, what’s crucial is that you take the time to have a good look around your chosen region first, and where possible, try before you buy.
