PRINCIPAL-IN-CHARGE COMMERCIAL ARCHITECTURE PRACTICE AREA LEADER SUMMARY After tenures with several successful architectural practices, Jim joined Ziegler Cooper in 2004. Adding to an already extensive list of commercial, institutional, residential and hospitality project experience, Jim has played significant roles since joining ZCA on a wide variety of multi-faceted, complex projects. These include highrise and mid-rise urban residential, as well as high density mixed-use and commercial developments. As Practice Area Leader, Jim is dedicated to commercial and corporate facility architecture, mixed-use, and commercial redevelopment projects, as well as to providing a valuable link between the Commercial and Residential Practice Area teams within the Urban Architecture Studio. Jim’s significant project and financial management skills, as well as technical expertise, programming and design experience, is invaluable to his teams and his clients on complicated projects.

SENIOR PROJECT MANAGER ASSOCIATE PRINCIPAL COMMERCIAL ARCHITECTURE SUMMARY A graduate of the University of Houston with a Bachelor’s in Architecture, Alison joined Ziegler Cooper in 2016, as Project Architect. Prior to joining ZCA she was Project Architect and Project Manager at Gensler, and Project Assistant for Newberry Campa Architects, both in Houston, Texas. With extensive architectural expertise, Alison now serves as Project Manager for Urban Architecture. She is experienced in a variety of project types, including urban residential, office, retail and hospitality, and is skilled at managing schedule and budget with an emphasis on technical review. Alison is the primary project contact and is responsible to the Client for overall direction and communication; review and coordination of all project stakeholders, and general project administration. Alison is a valuable member of ZCA’s highly collaborative and multi-faceted Urban Architecture Studio, where she plays an important role in both the Commercial Practice and Residential Practice Areas. When not at work, Alison gives back to the community through her work with CoreNet and loves spending time with her family.

After many years in the industry, Charles is incredibly well versed preparing all the specifications for ZCA’s project manuals. This allows for impeccable sustainable design practices in all technical aspects of getting a project built. Charles Middlebrooks is a Senior Project Architect and serves as the firm’s Waterproofing and Building Envelope expert. Over the years, Charles has strengthened his specialization in all forms of moisture control in building construction, applicable to roofing, waterproofing and curtain walls. Program Ziegler Cooper designed the recently completed Westchase Park II, a 300,000-square-foot second office phase and separate amenity building on the 15.2acre commercial office campus. PMRG developed Westchase Park II and is leasing both buildings for Clarion Partners. The six-story, energy efficient building features 50,000-square-foot floor plates and shares an amenity facility with Westchase Park I. The large floor plate was designed for flexibility, and can accommodate a large single 50,000-square-foot tenant or be easily divided in half for a more typical office size. The office park is easily accessible and visible from the adjacent Beltway, with a distinguishing water feature with a sculpture by Texas artist George Schroeder. Westchase Park II is designed to achieve LEED Gold certification.

Program Research Forest Lakeside 4, a 12-story, 297,827 square foot office building, is the second of 8 new buildings to be built in the 77-acre mixed-use development located on Lake Woodlands. The building is oriented with its south facing façade toward the water’s eastern edge, offering unobstructed views of Lake Woodlands. Sunshades above each floor serve both to prevent solar gain and to bounce natural light deep into the office spaces. Building 5, an 8-story commercial office building, is situated adjacent to Building 4. A waterfront motif carries subtle echoes into both buildings’ lobbies with the use of sail-like geometric inlays of granite and limestone flooring. A geometric architectural lobby ceiling provided an opportunity to visually guide tenants toward the elevator lobby. A common “halo” pedestrian walkway and vehicular drop off connects Buildings 4 and 5. These comemrcial office buildings were completed by ZC+O, a strategic association between Ziegler Cooper and Odell.

Program The first of eight new office buildings completed on the Research Forest Lakeside campus, Building 2 is a 67,896 square foot, three-story Class A building featuring lakeside vehicular access, offering tenants and visitors the opportunity to enjoy the site’s natural beauty. The designer’s use of full-height glass and punched windows affords views of forest preserves and native lakeside landscaping. The building’s floor plates utilize highly efficient column free corners. In keeping with the commitment of both owner and architect to incorporate responsible environmental design into every aspect of the development; Building 2 attained a LEED Silver Certification. At ground breaking in 2011, it was the only Class A speculative office built in The Woodlands area and only one of three in the Houston metropolitan area. Research Forest Lakeside 2 was completed by ZC+O, a strategic association between Ziegler Cooper and Odell.

Program Located on the corner of San Felipe and Spann is a seventeen-story, Class A office building. This boutique office building nestled within the River Oaks area is designed to fit within its surroundings and maintain the quality and character of the prestigious neighborhood. The warmth of natural stone and bronze metalwork greet pedestrians as they enter the building. As the building rises above the tree canopies, it emerges with an elegant rhythm of vertical details of stone, metal and glass creating a timeless and distinctive urban form as it is viewed from the distance. Balconies at the top of the building will offer tenants views of the lush neighborhood below and stunning views of the city beyond.

Program Ziegler Cooper was engaged by Triten Real Estate Partners to design Lockton Place, an eight-story office building and six-story garage which broke ground March 2016 in the Westchase district of Houston. The development features energyefficient, sustainable design and enhanced landscaping with refined outdoor gathering spaces. The building will house an array of amenities, including cafe, fitness center and conference room, as well as an eighth-floor penthouse featuring 10-foot ceilings and an outdoor terrace.

Program Ziegler Cooper recently designed a new 74,000-square-foot, 3-story office building with 274 parking spaces to integrate with the Bridgeland Village Green master plan. The new office building will consist of a pre-cast facade, with regional brick and stone elements integrated throughout. This new commercial office building is due to open in 2019.

Program Everson Developments engaged Ziegler Cooper Architects to design the Vision Park Medical Building, a 58,000-squarefoot medical office and surgery center at 121 Vision Park Boulevard in Shenandoah, Texas. The three-story building will be clad in a crisp combination of glass and precast facade, with the north-facing side of the building featuring floor-to-ceiling glass windows, as well as a generous and welcoming covered drop off area. The exterior of the building will feature enhanced landscaping to help the structure more seamlessly blend with the surrounding natural greenery of Shenandoah. The interior common areas will feature a warm modernist design aesthetic to foster a hospitality-oriented feel to all those who enter the building. This new development is due to be completed in late 2018.

Program The new corporate headquarters for Chicago Bridge & Iron, an international energy infrastructure company, located in the Woodlands, Texas, is a second facility for the campus. The two-building complex, located on the shores of Lake Woodlands, creates a wooded campus environment that maximizes lake views and provides large and flexible floor plates for multiple office types. The new building features an extensive conferencing center overlooking the lake, with state of the art technology, flexibility, and breakout spaces. Special landscape design creates outdoor spaces for small gatherings to large events. A two-story clear glass colonnade seamlessly integrates the new building with existing. High-performance glass, a highly efficient mechanical system, and careful consideration of the sensitive natural environment help contribute to the sustainability of the project.

Program Ziegler Cooper was selected to design a corporate headquarters for one of the largest, privately-held exploration and production companies in the United States. Located in Houston’s Central Business District on a 65,000 square foot full city block, the new 22-story office tower will feature a podium style design with one level of parking below grade and 8 levels above grade. The additional 14 levels of office space total approximately 460,000 GSF over the garage and feature 22,000 square foot floor plates. The pedestrian-friendly design features an extended curtain wall at street level to conceal the parking garage. Additionally, the building footprint was reduced to allow for extensive landscaping at the street level which will also include over 9,500 GSF of retail space. The amenity floor, located on level nine, contains the main reception area, multiple conference rooms, a large town hall-style meeting room, rooftop garden, a fitness center and a commons Starbucks style barista area. State of the art technology will be integrated and A/V walls in the lobby and tunnel areas will be incorporated. Interior finishes consist of a pallet of stone and wood. Escalators and elevators will connect the main lobby to the tunnel system.

Program CGG is a fully integrated Geoscience company providing leading geological, geophysical and reservoir capabilities to its broad base of customers primarily from the global oil and gas industry. In 2000, CGG sought to unite disparate corporate functions previously spread throughout Houston, Texas in four separate locations. Ziegler Cooper´s design team created a master plan for the 18.5 acre corporate campus with a 20-30 year forecast for growth. The first phase consisted of two 3-story, 162,500 square foot office buildings and an interconnecting warehouse/shop building. Arranged in a “C” shape, the buildings are clustered around a generous, landscaped courtyard which promotes interaction and enhanced connectivity. Eight years later an additional 91,500 SF office building incorporated along with a 5,500 SF dining facility. The most recent addition, currently under construction, is an additional 106,992 SF office building and 4-story, 192,696 SF parking garage to connect to the existing campus. A bright and contemporary two-story lobby features floor to ceiling windows, limestone floors and walls and soft seating areas offset by inset carpet. A large reception desk is centrally located and branded with LED lit corporate signage.

Program When Dress for Success Houston (DFSH), a not-for-profit organization promoting the economic independence of disadvantaged women, grew out of their facilities, Ziegler Cooper provided design services for a new 16,600 square foot office, warehouse and clothing store, addressing the organization’s future needs. A portion of the design services were provided probono.The design concept blends elements of sustainable design with DFSH´s desire for a corporate setting. Abundant natural light, low water usage, high efficient mechanical systems and a green roof. The corporate setting is achieved through the use of large expanses of glass with horizontal sun shading devices, a two-story entrance lobby and flexible work spaces. The project is currently seeking LEED Certification.

Program Pioneer Natural Resources, a large, independent oil and gas exploration and production company, contracted Ziegler Cooper Architects in early 2012 to design a new 6 story, 272,000 square foot office building is located in Midland, Texas and occupies a 41,600 square foot footprint. A state-of-the-art fitness center and locker rooms are housed in the basement. The building seeks LEED Certification, with special attention given to sustainable water use practices, in a region where water scarcity is the norm. A high-performance envelope increases energy efficiency, while recycled and regional materials reduce the carbon footprint.

The Consulate building faรงade is made up of a dressed limestone, clear glass and an intricately patterned glass curtain wall. The clear glass wall on the lower portion of the building creates the sense that the building hovers above the ground, while revealing a portion of the interior. The main entrance to the Consulate building faces a uniquely designed courtyard with water features throughout and a vehicular drop-off entry. The ZC+O team has integrated multiple sustainability strategies into the Saudi Arabian Consulate design to achieve a LEED Gold design.

Program This confidential client is a leading provider of basic and intermediate chemicals and fertilizer products to industries throughout the USA, Canada, Mexico, Central America, South America and the Caribbean. They also operate their own Research and Technology Center in Sugar Land (Houston), Texas, a state-of-the-art petrochemical research facility, which enables it to stay at the cutting edge of scientific advances in the industry. The client engaged Ziegler Cooper Architects to consolidate the company’s North America’s Functions of R&D, Technical Support and Material Applications to the existing 25-acre site in Sugar Land, Texas. The scope of the new campus includes a new research development and office building for 350 employees, 282,000 SF of Applications Laboratories and utilities in a separate building that contain approximately 3000 square feet of labs, and supporting parking.

Program Located at the intersection of I-45 and Rayford Road – the first exit north of Houston that serves The Woodlands and the new Exxon campus, this mixed-use project is significant to the area’s development. The 3.8-acre master-planned site comprises a 127,000-SF office building, a 700car parking garage,17,000 SF of retail, a 13,000-SF entertainment venue, restaurant and a 140-key hotel. The small, urban-scaled site and visibility provide the opportunity for creating a destination location. Seamless mixing of the seven restaurants, upscale food market, hotel, entertainment venue and office offers a 24-hour environment. The project has two levels of plazas tied together with overlooks, stairs and escalators. A shade structure, lushly landscaped outdoor seating and water features create an oasis from suburban traffic. The center will generate programs, concerts and social activities, with the central entertainment venue serving as a focal point for events and create energy and activity within the development.

Program The latest Research Forest Lakeside campus addition will be Building 9, a steel-framed, six-story building comprising 135,921 square feet of office and common space. A covered walkway connects the office building to a 4-story garage which has parking for 610 cars. Guided by a consistent master planned mandate for LEED, Building 9 will seek LEED Silver Certification. Adjacent to the parking and office are four retail buildings that present numerous dining choices and convenience retail benefiting both tenants and neighboring commercial developments, due to its easy access to Research Forest Drive. As during all phases of this development, the client’s astute business acumen and the successful relationship with the development team, ensured the successful brokerage of an enviable mix of retail and restaurant tenants.

Program Alabama Row is a new mixed-use development comprising 19,500 SF of retail and restaurants located at the intersection of Alabama and Mandell Streets on the southwest side of Houston, adjacent to the popular management districts of Montrose and Upper Kirby. This project adopts an urban, streetside approach by integrating outdoor cafe seating to activate the street, while situating the parking area on the other side of the building away from the pedestrian zone. Tenants of this modern retail development include BuffBurger, new Vietnamese restaurant LĂşa Viet Kitchen, and Lovett Dental. An easy walk to several museums and universities, this project creates an authentic addition to an established, walkable neighborhood.
