2020 was a national record-setting year for mortgage transactions. And hence a busy one for De Hypotheker’s Thomas van Splunteren. But for first-time buyers, now is actually an interesting time to buy, as the transfer tax is fixed at 0% until 1 April. After that, this rate will apply only to houses up to €400k. ‘Getting informed by a mortgage broker beforehand is very important’, stresses Van Splunteren. ‘To stand a chance among everyone making offers, you have to make sure your file is 80% complete. That allows you to move quickly, making you a serious and interesting candidate for the seller.’
Extra step Even before you start viewing properties, it’s sensible to find out what is and isn’t within your means. Van Splunteren has noticed that online calculators tend to fall wide of the mark. In his experience, these models are too limited to get an accurate picture of one’s personal situation. ‘So, if you’re serious, come straight to us. We go that extra mile and not only take a look at your mortgage costs but also your insurance policies, levies and municipal taxes. After that the fun part begins: finding your dream home!’
