SIME DARBY IDEA HOUSE, DENAI ALAM The Sime Darby Idea House is a socially, economically and environmentally responsive prototype dwelling that will provide an insight into future tropical living. Conceived as the first carbon neutral residence in Southeast Asia, this is a prototype sustainable architecture that is a result of multi-disciplinary collaboration of architects, engineers, landscape designers, urbanists,
contractors and suppliers that will hopefully become a precedent for Malaysian living for the 21st century. The Idea House is highly adaptable to the needs of the expansion and contraction of the family nucleus over time. Void spaces can be filled to create further living or sleeping spaces as the family expands, or can be removed in the future as the children grow up and leave home. Open plan living
allows for a more flexible lifestyle, promoting internal / external adaptation of spaces to be changed to suit the families live / work / play requirements. Sime Darby Property will systematically adopt particular strategies in the house in part or in entirety for future projects, demonstrating its commitment in furthering the cause of creating sustainable futures.

Modularisation and Ease of Construction
The house is orientated to minimise heat gain and lower cooling loads. Its deep overhangs provide shade and weather protection, reducing reliance on mechanical ventilation, cooling systems and its associated costs. The house will have photovoltaic cell technology to harness the sun’s rays as a renewable energy source with as much as 21% in power surplus which will eventually be fed back into the grid.
Modern construction methods using prefabrication and modularisation are excellent benefits to the industry. Faster, easier and more cost-effective, they allow for structures to be demounted if necessary, to preserve the terrain for future generations and development. The construction system reduces dependency on manual labour and creates opportunity for higher value jobs. Up to 60% of the house is demountable and the house is 100% recyclable.

Flexible Internal Layout
Rainwater harvesting accounts as the primary source of recycled water while grey water from showers and basins form the secondary source. By using smart aerating, the water faucets and showers will save up to 50% of water consumption.
The house is a fully adaptable dwelling for the family. It can create more space as the family expands and adjust when the children leave the nest. Open plan living provides a more flexible lifestyle, promoting adaptation of spaces to suit the family’s living, working and recreational needs. The house can be configured to over 120 different configuration possibilities.

Landscape The Idea House is positioned as a pavilion within the landscape, with its curvilinear forms inspired by and blending in with the site’s topographical contours. Both house and landscape are integrated via a landscape scheme divided into garden sections for health, wellbeing, healing, recreation and permaculture. Over 10 indigenous species of plants will allow for the localized cooling of between 1 – 4 degrees Celsius.
Building Form The house is inspired by the traditional Malay Kampung architecture in its socioenvironmental responsiveness, providing opportunities for social interaction in the anjung and serambi verandah spaces. Open, permeable and flexible interior spaces with higher roof volumes allow for social and spatial flexibility, made comfortable by cross ventilation.

Environmental Analysis
The close interaction between architect, landscape architect, infrastructural and civil engineers led to the ideal positioning of the house within the site. It responds to the contours of the site’s topography, minimising the cutting and filling of the landscape and preserving the site as much as possible for future generations.
The house provides excellent daylight penetration to the habitable areas, reducing the need for artificial lighting during the day and into early evening. The spaces allow for free flow of air with little obstruction.

The collaboration system that follows the principle of Modern Methods of Construction has allowed significant improvement in the decision-making process and project delivery time. The Idea House has achieved a 60% improvement in delivery time compared to our standard products.
The open plan nature of the house, with sliding external and internal walls, capitalises on its ability to be cross ventilated. Orientating the living spaces in a southwesterly direction harnesses the prevailing southwest wind and reduces the need for artificial ventilation. Internal temperature and humidity levels were also lowered by 10% to 15%.

Electricity generation is associated with the emission of green house gasses (CO2) through the burning of fossil fuel. Idea House was designed to consume less energy than what it can passively generate. These surplus are then exported as ‘carbon free’ energy back into the electricity grid.

The Idea House has a target of achieving net zero energy consumption. This implies that over the course of a year, the house will have generated at least as much energy as it consumes. This energy is produced by the 128 m2 of polycrystalline photovoltaic panels installed on the roof of the house, and it is fed into the electrical grid as a source of renewable and earth-friendly power. It is estimated that Idea House’s 90 panels of solar panel modules are able to generate up to 15.3kW peak. It is estimated that the total annual energy consumption in Idea House is 16,271 kWh/yr while the annual electricity energy generated by solar panel is 20,542 kWh/yr which is translated to a carbon emission reduction of 2870 tonnes of CO2*. This means that the annual energy consumption of Idea House is not only being totally offset by the solar panel-generated electricity, there is an excess of 20% which will be fed back into the national grid. *estimates of 1kWh of energy is equivalent to 0.672kg of CO2 based on CDM 2008 (Clean Development Mechanism) by PTM ( Pusat Tenaga Malaysia).

The Safety and Security system in Idea House adopts an ‘open’ approach by integrating with other systems, such as the Unified Communication. This heightens situational awareness and empowers occupants to make personal safety and security decisions. Moving forward, enhancements could include informative pre-recorded broadcasts through the IP phones, motion triggered pop-ups of video surveillance feed to display panels/touch kiosks, dual-purpose motion sensors for controlling lights and detecting intruders and so on.

Energy Efficient CFL and LED Lighting
Idea House hybrid lighting solution Lighting is a basic necessity, therefore, the use of Energy Saving Lamps is considered to be the quickest and simplest option for reaching the state of carbon neutral. In general, energy saving lamps can generate the same level of lumen with 20% of electricity, compared to incandescent counterparts. Idea house is able to accommodate a hybrid lighting solution which adapts both CFL (Compact Fluorescent lighting) and LED (Light Emitting Diod) to reduce energy usage for lighting by 85% compared to conventional incandescent lights. Moreover, this lighting solution emits much less heat, reduces energy consumption from air-conditioning and further reduces CO2 emission that causes global warming.

FSC Certified Engineered Timber Flooring With production facilities in Indonesia, “MyZwood” offers an extensive assortment of product choices, timber species and product designs. “MyZwood” Woodline Parquetry uses Hevea (Rubberwood) as the core material in combination with precise construction standards, thus ensuring an extremely durable and stable timber floor. Its 3-plied engineered timber flooring consists of precious hardwood top layer, a cross-laminated core layer of Hevea and a Plantation Pine back veneer. The top layer could be made of Temperate Wood species (Oak, Ash, Beech, Maple), African Wood (Iroko, Doussie, Wenge etc), Tropical Wood (Merbau, Kempas, Nyatoh etc) or even Australian species (Blackbutt, Jarrah, Tasmanian Oak etc). Meanwhile, the Hevea wood in the core layer is well known for its outstanding physical and mechanical qualities. Having the same density as oak, it contributes to greater dimensional and structural stability. Hevea and Plantation Pine represent 75% of each parquet plank component. All wood materials are acquired from sustainably managed, reputable and legally harvested sources. “MyZwood” Woodline Parquetry production standards and specifications meet and exceed the required European EN standards for parquet. It also comes with a limited warranty against manufacturing defects, which offers peace of mind for the final consumer.
