The supply and demand of property in Pretoria East’s housing sector remains well-balanced, however, an upcoming increase in stock levels could result in a more favourable market for home buyers. The property market in Pretoria East currently strikes a fair balance between the supply and demand for both sectional title and freehold property. However, according to Gerhard van der Linde, Seeff’s Principal for Pretoria East, the market is heading towards an increase in stock levels which could potentially result in a buyers’ market. Whilst there is a higher demand for sectional title than for freehold property in Pretoria East, freehold properties are still popular. According to van der Linde, the Seeff Pretoria East branch is only experiencing vacant full title properties in instances where those properties are overpriced. The price range of properties that home buyers are showing the most interest in, range from R800 000 to R2 million. There is also a fair amount of activity evident in luxurious estates such as Mooikloof, Silver Lakes and Woodhill, as well as areas such as Waterkloof, where property is often priced upwards of R20 million. Where rentals are concerned, all types of properties are in demand, from one bedroom units to large homes in golf estates, but the greatest demand is for rental properties priced at R10 000 and below. In the eastern suburbs, some two bedroom units are priced from as little as R5500 per month for stack units, but at the same time corporate rentals in guarded estates can fetch upwards of R60 000 per month. Waterkloof has traditionally been a suburb of large properties, where the average rental price of a standard 4-bedroom family home, with a pool and three entertainment areas costs between R25 000 and R35 000 per month.


There is a great amount of commercial development evident in the areas surrounding Menlyn Mall, also inclusive of the Menlyn Main development which includes a casino. As a result, all suburbs in the proximity of Menlyn like Garsfontein, Menlo Park, Alphen Park, Newlands, Constantia Park and Ashlea Gardens are in high demand due to the job opportunities created here. Menlyn Main is also geared towards becoming Africa’s first green city. The development of Menyln Main will include commercial space, retail space, shopping space, a gym, residential apartments, a hotel, an entertainment complex and scenic parklands. In addition, a great number of suburbs in Pretoria East are being revamped with a complete make-over due to the Gautrain and the new Rapid Bus Transit system which is believed to create an increase in demand for residential property. Accommodation in areas like Garsfontein, Moreleta Park, Faerie Glen, Brooklyn and the Lynnwood's remain popular and in demand. For properties within these areas which are priced correctly, well presented and in a good condition, it is likely to be sold within the first 21 days, as seen in a large number of cases.

The overall pricing of homes in general for Pretoria East have increased modestly between 5% and 7%, but according to van der Linde, sellers’ expectations are still too high.

A basic understanding of interest rates and its economic influences is essential when applying for a home loan. Here’s everything you need to know about the cost of borrowing to pay for a home. Interest rates affect most people and the financial decisions they make. Very few of us are able to make large purchases without the assistance of a bank that is willing to lend us capital. This is especially so, when buying a home, purchasing a car or having to make an unexpected large payment. In the case of purchasing a home, one of the key considerations for many who require a home loan is the rate of interest they will be charged. Securing the lowest interest rate possible is an essential factor for many as it determines the amount that needs to be paid back. For this reason, it is essential for all borrowers to understand the basics of interest rates and the role it plays in your decision to borrow money.

Interest rates defined: In simple terms, interest rates refer to the cost of borrowing money. When a bank lends you money, they charge you a percentage of that loan, which is payable monthly. This percentage is the interest rate – a term that represents the individual rates charged in the lending and borrowing process. There are various types of interest rates that exist, all of which are expressed as an annual percentage rate (APR) of the total amount borrowed.


South African Reserve Bank (SARB): The main type of interest is the national interest rate which is determined and controlled by the country’s central bank, known as the South African Reserve Bank (SARB).

SARB is regarded as the most important financial institution and its control over the national interest rate has a direct effect on the repo rate.

What are repo rates? The repo rate, also known as the repurchase rate, is a term used to describe the rate at which SARB lends money to South Africa’s private banks, such as Standard Bank, ABSA, Nedbank and First National Bank. An increase in the repo rate results in an increase in the bank’s prime lending rate which has a huge effect on anyone who has taken a loan and is owing the bank money. This is because the amount of interest that they are required to pay over and above their loan repayment also increases.

What are prime lending rates? Banks add additional interest onto the repo rate in order to create the prime lending rate which is the cost at which they are willing to loan money to the public. The prime lending rate is determined by the repo rate which again, fluctuates in accordance to the national interest rate. If banks have to pay more to borrow, they raise the prime lending rate. If their cost of borrowing money from SARB drops, then their prime lending rate decreases accordingly.

Why do South Africa’s interest rates change? Interest rates fluctuate in accordance to the supply and demand for funds. Should the demand for funds be high and the supply of funds low, the interest rate will be higher in comparison to when the demand for funds is low and available supply is high. Interest rates constantly change in order to manage inflation and/or to reduce the supply of money in the economy.


Having a large supply of money generally enables more personal spending. Individuals also have a better chance of attaining bank loans which, as a result increases consumer debt and has negative repercussions for the economy. For this reason, it is imperative that SARB works towards maintaining a healthy economy by adjusting the interest rate accordingly in order to control the flow of capital in the economy. An increase in the interest rate means an increase in the cost of borrowing, which essentially makes a person’s debt cost more. As a result, individuals are likely to spend less due to the additional amount of pressure added to their budget. Fluctuating interest rates are essentially a way to protect the overall financial well-being of the country.

Types of home loans: Every home loan has two parts: principal and interest. The principal is the amount you borrow, and the interest is what you pay in order to borrow the money. Different types of home loans offer choices on how to structure your interest payments in order to meet your specific financial needs.

Home loan interest rate options: • Fixed

rate:

Choosing a fixed interest rate is an option that home loan applicants can choose to set a specified interest rate for a stipulated period of time, which will remain the same regardless of prevailing economic conditions.

Advantages:

The benefit of choosing this type of option is that, even if interest rates rise, yours won’t, and you will continue to pay the same installment every month. This also means you can budget more effectively. However, once the set chosen period expires, your interest rate will automatically revert to the standard option until a new fixed term period is requested.


Disadvantages:

The downside to a fixed interest rate is that it may be costlier in the long run. Banks have to hedge their own risk by allowing individuals to fix their rate, which is why a fixed rate is always higher than the variable rate. Clients are also locked in for the full term of the contract. This means, should the interest rate come down during your fixed term period, you could lose out on the benefit of paying a much lower interest rate.

• Variable interest rate: A variable interest rate is the standard interest rate option. When you enter into a home loan agreement with a bank or mortgage lender, you pay the bank according to a variable interest rate which varies in line with movements of the prime lending rate. When this rate changes, so does your home loan interest rate. This means that your monthly installment for your home loan will also change, either decreasing or increasing depending on which way the interest rates go.

Advantages:

The benefit of this option is that if the interest rates goes down, so will the interest rate on your home loan. This means that homeowners will be able to pay less on their repayments each month. An additional benefit of this option is that in the event of interest rates being at risk, the ability to switch to a fixed-rate contract is always available.

Disadvantages:

The disadvantage of this option is that it ultimately effects your monthly cash flow. Sharp increases in interest rates essentially results in an increase in your monthly home loan installments. For homeowners who are on a tight budget, this could become problematic and may result in you being unable to meet the higher payment required. The interest rate that banks charge you (how its determined): For home loans in particular, the bank takes the principal sum (the amount you need to borrow) and determines the cost of your loan repayment in accordance to the current interest rate and the term period of your home loan. What is important to note in a reducing balance calculation is the interest component of your equated monthly installments keeps changing, from a high initial amount in the early part of your loan, to a nominal figure as the loan comes to an end.


Additional factors that determine the interest rate that banks charge: Interest on your home loan is also calculated in accordance to the outstanding balance. For instance, if you were to deposit a lump sum of money into your home loan account; the outstanding amount on your home loan will decrease, which will in turn lower the amount of interest that you will pay on your home loan going forward. •

The term period of your home loan also has an effect on the cost of borrowing. The longer the term of your home loan, the longer the term of interest payable. There are also the additional risks of extending your loan term – such as the impact of inflation, as well as the risks associated with fluctuating interest rates.

Risk is another factor taken into consideration by lenders when calculating interest rates. Most banks are often concerned about the borrower’s ability to repay a loan. In the event of a borrower having a higher risk of default or a poor credit rating, the interest rate is then increased accordingly.

Inflation also plays a role in determining the interest rate that banks charge. If inflation is expected to be high, the buying power of borrowed funds declines rapidly. In the event of expected inflation, banks demand a higher interest rate in order to financially protect themselves against the negative repercussions of inflation.

Although homeowners do not have control over which way the interest rates go, they do however have control over the choices they make when deciding to borrow or invest money.

It is essential for home owners to conduct sufficient research and speak to a professional financial consultant before borrowing from the bank, to ensure that the interest rate they will be charged will work in their favour.

Who and what is the Rental Housing Act and Tribunal, and how can they help me? The South African residential rental industry is comprehensively governed by a set of laws designed to protect the rights of landlords and tenants. These laws are known as the Rental Housing Act, and should be familiar to all professionals in the industry. Of course, not all landlords are rental professionals, and very few tenants have much experience in rental law, which is why disputes over rights and responsibilities occur with unfortunate frequency. “The most common disagreements between tenants and landlords arise from the incorrect interpretation or application of the laws presented in the Rental Housing Act,” says Jacqui Savage, the National Business Development Manager for Rawson Rentals. “In other industries, this kind of situation would most likely require private mediation services or legal action, which can be very expensive for everyone involved. Luckily for South African landlords and tenants, the government has provided a free legal support system for the residential rental industry in the form of the provincial Rental Housing Tribunal.” These tribunals (previously known as the Rent Board) are autonomous in each province, and have several functions, including promoting stability in their local residential rental sector, investigating and facilitating dispute resolution, and educating interested parties on fair and lawful rental practices. Their services can be contracted by any South African citizen or legal resident, free of charge. “Having access to this kind of facility is invaluable for both landlords and tenants,” says Savage, “because it provides an objective third party – with expert relevant knowledge – to advise and mediate when tenant-landlord relationships breaks down.” According to Savage, the most common issues taken to the tribunals by tenants include illegal eviction, invasion of privacy, unlawful changes to a lease, inadequate property maintenance and interruptions to municipal services. Landlords typically approach the tribunals for help with tenants who are in breach of their lease, refuse to comply with a legal notice to vacate the premises, or have damaged a property beyond the scope of the security deposit. “The process for lodging a complaint with the Rental Housing Tribunal is quite simple,” says Savage. “You just need to fill out a form, which is usually available on your provincial tribunal’s website, or from their local offices. Once this has been submitted, the tribunal conducts an investigation to decide whether unfair or unlawful practices are taking place, and if so, they will arrange formal or informal mediation to try to resolve the issues without resorting to court.” If no resolution is reached during the tribunal’s mediation process, the case will be handed over for a formal hearing in the Tribunal Court. This does not, however, mean a decision reached by the tribunal mediators isn’t legally binding. “Agreements reached during mediation conducted by the Rental Housing Tribunal carry just as much weight as a ruling made after a formal hearing,” says Savage. “Failure to comply with tribunal decisions can result in a fine or even jail time, which makes it extremely important that all parties take the proceedings seriously, and negotiate in good faith.” Not all Rental Housing Tribunal duties involve mediation or arbitration, however; their contact centres are also a great source of advice if you’re unsure of good residential rental practices as either a landlord or a tenant. by Juan du Toit We decided to start a WATER WISE CAMPAIGN with advice and tips on how to save water, seeing as water has become a scarce resource in SA and we need to use it sparingly. We made a list of 12 WATER SAVING TIPS to take care of your lawn during this dry spell  Remove no more than 1/3 the height of the grass for any one mowing. Keeping the grass slightly higher will increase shade on the soil, encourage deeper rooting and reduce evaporation. The added height shades the ground, slowing evaporation. Mowing shorter not only provides less protection for the ground, but it also allows quicker uptakes of water into the atmosphere.  Mow in the morning or early evening and not midday - to avoid burning grass.  Try mulching, even if you do not have a mulching mower. Let clippings remain on the lawn. Lawns tend to lose more water and nutrients through evaporation when clippings are removed.  Water thoroughly but infrequently to encourage deeper rooting, increase soil moisture reservoir and to reduce the number of weeds. Letting the grass be "thirsty" encourages deeper rooting.  Water early in the morning to reduce evaporation; it can reduce water usage up to 40%.  Fertilise only twice a year; mid-October and late February. Always use a slow release organic fertiliser. Lush lawns look great, but heavily fertilised lawns use more water and are more susceptible to drought stress.  Water only every 5 - 7 days (if no rain). A soaking rain can extend that period up to 10 -14 days. Most people apply double the amount of water needed.  Do not water lawn on windy days; it increases transpiration and evaporation rates.  If you did not aerate your lawn in spring, consider doing so in the fall. Aeration creates small holes in the ground that allow water to soak deeper into the ground and help promote root growth.  If possible, use soak irrigation lines instead of pop-up heads. These can reduce water consumption up to 60%. If using pop-up heads, align heads to avoid paved surfaces or other non-targeted objects. Regularly check for leaks and install a rain gauge to prevent activation of the system during and just after a rainfall.  Increase organic matter; while this comes naturally to most organic gardeners, many don't realise the benefits of building humus in the soil. Organic matter absorbs many times its weight in water, which is then available for plant growth. It provides many advantages: clay soils with added organic matter will accept water more quickly, and organically amended sandy soils hold water longer and don't need to be watered as frequently. One of the easiest ways to build organic matter is to add Grass Factory & Eco Organic Compost that breaks down to humus. This has an incredible potential to hold moisture, nutrients and build soil health.  Keep the lawn mower blade sharp to make cleaner cuts that cause less water loss than cuts from dull mower blades.

The latest crime statistics released for the 2015/2016 financial year indicates that 20,820 home robberies took place between April 2015 and March 2016. Although targeted interventions by SAPS have done a lot in curbing the rate at which these incidents increase, it is still a reality that South Africans have to live with: Common robberies in our homes are now almost twice as prevalent as they were 10 years ago. There is only so much you can do to keep yourself, family and belongings safe. There are the basics that we all know about, like remaining vigilant, keeping doors and windows locked, reporting suspicious people‌the list goes on. You can be forgiven, though, for assuming that if you have installed a top-of-the-range, complete electronic alarm system, over and above the safety and security basics, that you have done all you can to ensure the safety of your family. Would you still feel this way if you knew that some neighbourhood security companies are installing alarm systems without accreditation from the industry watchdog? The South African Intruder Detection Services Association (SAIDSA) currently has 228 registered members. Cheryl Ogle, general secretary of SAIDSA, says that there are not currently any statistics available on the number of providers operating across the country without SAIDSA membership.


Is your installer accredited? We did, however, do a quick search on the SAIDSA database to see if our local neighbourhood watch, which does alarm installations, is a registered member and found this specific company is, in fact, not. “SAIDSA is a voluntary association and will only give accreditation to a company that complies with our minimum specifications as prescribed in our bylaws,” explains Ogle.

This means that, although your installer is not legally required to become a SAIDSA member, it is not subject to the same stringent standards enforced by SAIDSA if it elects to not be accredited by the association. The association ensures on-going compliance with regards to control rooms, installations, and reaction times’ standards -all aspects a consumer would want complete confidence in when it comes to you and your property’s safety. Ogle says that it is very easy to check if your provider is indeed accredited. “Simply visit our website where you will find a complete database of all members, per province. We provide consumers with the name, contact details and even information on what exactly the specific member is accredited for.” Check your provider’s membership here. Ideally a consumer would use the database to find an accredited provider from the get-go. This would also give the consumer recourse when complaints arise. “We receive complaints daily, either through an email or the complaints form which is available on our website,” explains Ogle. “It doesn’t help if an installer is not a member; we can’t do anything then.” If a complaint is lodged against a SAIDSA member the executive committee of SAIDSA investigates it and if not satisfactorily resolved the member could be removed from the register.

What do insurers think about SAIDSA membership?

Dawie Loots, CEO of MUA Insurance Acceptances, says that whether or not insurers require that an alarm is installed by a certified installer will differ from each company. It is therefore vital that you check with your insurer and make sure you understand what their stance is on this particular matter.

Robert Blackburn, general manager (technical) at Stallion Security, says that a good alarm installation company (whether SAIDSA accredited or not) should be able to assess your unique situation and tell you exactly what electronic system will be your most effective solution. According to Blackburn though, there are some basics that every security-conscious South African should have. “A good personal security system is like an onion, with different layers until you reach the centre layer – the last thing protecting you and your loved one’s safety,” says Blackburn.

“People forget that entry can be gained through the roof,” he cautions. “So at night while the family is sleeping, once the burglar is inside the home there is very little protecting them from potential danger, even if they have the best internal perimeter security installed.” The third layer refers to the internal perimeter. These are the magnetic contact strips on windows and doors that activate when armed and someone tries to gain entry through these areas. These systems can also be tailored to suit each person’s requirements, so no need to exclude it because you have a small animal needing the patio sliding door open or need your bedroom window cracked open for fresh air. Blackburn emphasises that a good alarm installation company will go through these details with you and suggest a solution that will work. The fourth layer refers to outdoor beams. This acts as an early-warning system if you are in your home when someone gains entry. It provides opportunity to react, move family to safety and call for help – a vital component for the safety of homeowners and their loved ones. The final layer of your “onion” or component of an effective security system refers to methods securing the outside perimeter of the property, such as electric fences, and acts as a chief deterrent for criminals if maintained properly. Even if you get the best advice and purchase the most impressive electronic alarm system it all comes down to correct installation and maintenance. Relying on a company to install your system, and provide your reaction services, who does not have to adhere to stringent industry standards could potentially leave you exposed to not only insurance risk, but the personal safety of you and your loved ones.

How To Stay Cool & Green During a Heat wave

STAY OUT OF THE SUN AND LIMIT OUTDOOR ACTIVITIES Avoid outdoor activity, especially between 10:00 and 15:00. If you must be outside during the heat of the day remember to take frequent breaks in a shaded area, preferably under a tree.

DRINK LOTS OF WATER Drinking water will keep you hydrated and help regulate body temperature. Adding some mint, apple or lemon will make it even more refreshing! Invest in a reusable glass water bottle to keep hydrated, in this way you are taking care of the environment by reducing demand for single-use plastic water bottles and reducing plastic waste.

AVOID CAFFEINE AND ALCOHOL Ingesting any beverages with caffeine and/or alcohol leads to dehydration; this includes energy and sports drinks!

ACTIVATE YOUR INTERNAL COOLING SYSTEM Enjoy a hot cup of caffeine-free tea, this will activate the nerve receptors in your tongue which send a heat signal to your brain, which activates the internal cooling system i.e. sweating. Eating spicy food will also induce perspiration which cools the body as it evaporates.


WINDOWS, DOORS AND CURTAINS Keep cool air inside during unbearable hot days by closing all the windows and curtains to prevent hot air from entering the area. Open up all the curtains, windows and doors after sunset, for as long as possible, so that fresh and cool air can flow back inside.

CLOTHING Wear light coloured (reflect heat instead of absorbing it), loose fitting, natural fabrics like organic cotton and hemp – avoid synthetics, silk and wool. If possible, remove neckties, wear open shoes and for those with long hair, rock a ponytail!

COOL BY THE POOL If you don`t have any means to cool off in a dam, ocean or swimming pool, run a bit of cold water in the bath so you can quickly jump in for a few minutes to cool off. Leave the water in so you can return multiple times without having to run a new bath each time you need to take a dip. If you only have shower facilities, remember to keep it short!

SPRITZ, FAN OR DAB Use a spray bottle with water as a spritz and a hand fan to bring instant relief. The body radiates heat from the face, ears, hands and feet – soaking your feet in cold water will significantly bring your temperature down. You can also use a wet facecloth to dab your neck, forehead, wrists and feet.

HIT THE FLOOR Warm air rises therefore it will be cooler the lower you go. Basements and ground floors with a cool tiled or cement floor will make for a perfect siesta – if you have pets they will love it too.

COOKING AND DIET Avoid using the stove or oven as it will add more heat to the situation. Stay away from large, protein-rich meals and rather opt for a fresh salad with some fruit and ice cream for desert.

PET NUTRITION REVISITED

So much has changed in the last 50 odd years. We’ve seen racial segregation, political and traditional family structures erode and evolve under the influence of civil rights, women’s liberation, the sexual revolution, financial deregulation, and creation of the Internet. Faced with the devastating consequences blind pillaging of our natural resources brought, we are slowly exploring sustainable alternatives. Why do things change? Because someone starts questioning why we do what we do. The time has come to question why we feed our pets the way we do.

So we end up with a bowl of dehydrated, starch based, processed non-food, but are assured that it provides everything our pets need – scientifically speaking ‘nogal.’

Historically we’ve been conditioned to accept processed pet non-food (kibble) as the norm. More recent efforts to improve the offering were entirely focused on supplements – with marketing drives punting ‘balance’ and ‘complete meal’. For whose benefit are these statements made?

Let’s consider human food for a moment. We now know that processed, fast food don’t do us any good, nutritionally speaking. Why would this be different for animals? A thought that must have occurred to more and more people, culminating into the cage rattling Biologically Appropriate Raw Food (“BARF”) diet debate in the early 2000’s.


Founded by Australian veterinary surgeon, Dr Ian Billinghurst, the BARF diet finally presented an approach that made sense. (And thank goodness he’s a vet.) At its core, BARF purports a species appropriate diet for dogs and especially cats, based on meat combined with the appropriate veg & fruit ratio – no grains, preservatives, or flavourings. The food is fed raw to ensure no nutrients and living enzymes (aiding digestion) are killed during the manufacturing process; optimizing absorption of these nutrients by the body. Understandably this idea upsets the kibble applecart and pro lobbyists are adamant in their objections, citing the ‘scientific’, ‘hygienic’ and ‘balanced/complete meal’ properties dry pet food annexed. For us it’s a simple test of logic: On the one hand, we have dehydrated, grain based, biologically inappropriate, processed pellets containing supplements, flavourants and preservatives. On the other, a fresh meal made with real meat and veg/fruit, bursting with nutrients in a form that the body can easily process and absorb.

It’s certainly not rocket science. As with anything, however, we need to be discerning in the consumer choices we make. Do your own research around BARF principles, the importance of raw, meaty bones and fasting (for dogs). When choosing a raw food brand, carefully scrutinize ingredients, including meat source and meat/veg/fruit ratios.

Feed your pets real food and watch them thrive!
